As much as January felt like a very long month, it’s still a bit difficult to believe it’s February, with spring not so very far away. The early weeks of the new year were a great time to step back, evaluate and reflect on the homebuyer’s market in 2024, and make a plan for 2025.
If you are unfamiliar with what the housing landscape looked like last year, then turn to page 18. Probably the first step to buying a home, is figuring out if you can afford it. Creating a detailed budget is a concrete way to know how much money you take in, how much money goes out every month to pay for necessities and for luxuries, and how much is left over to save for a home. By following her advice, you will be able to track your earnings and spending, and see where you can save for your new home.

IS THE PERFECT TIME TO REVIEW YOUR
With higher interest rates, inflation, rising prices and economic challenges, many Canadians are feeling financial stress.
In the fall 2024 Canada Mortgage and Housing Corporation (CMHC)
Residential Mortgage Industry Report, it was found that:
• Renewal risk remains, as 1.2 million mortgages will come up for renewal this year. Most of these will experience higher interest rates than when their term began: 85 percent of those were contracted when the Bank of Canada rate was at or below one percent.
• The mortgage delinquency rate continued to rise in 2024 from historically low rates, reaching
0.19 percent in the second quarter, with delinquency rates on other credit products, and allowances for expected credit losses both suggesting it will continue to increase through 2025. However, this remains below pre-pandemic levels and well below averages since 1990.
• Mortgages with terms of three or more years but less than five years are the most popular, with more than half of new mortgages having
terms in this range. The traditional five-year, fixed-rate mortgage and variable rate mortgage both represent a small share of the newly extended loans.
• Overall mortgage debt increased to $2.2 trillion in July 2024, which exacerbates the vulnerability of elevated household debt. This growth (3.5 percent year-overyear) is below recent averages, but lower interest rates could accelerate the increase.
• Auto loans recorded a significant increase in delinquency rates in the second quarter of the year, reaching 2.42 percent. This follows a year-and-a-half of comparative stability (fluctuating between 2.02 percent and 2.11 percent from the fourth quarter of 2022 and the first quarter of 2024). Credit cards and lines of credit also recorded increases in their delinquency rate between the end of 2023 and the end of June 2024, increasing from 1.56 percent to 1.70 percent and from 0.72 percent to 0.84 percent, respectively.
The start of a new year is the best time to take control of your finances. One of the ways to understand where your money is going and where you can make changes, is by creating a monthly budget. Budgeting is a core ingredient that helps alleviate the stress associated with money issues.
The key is to create a realistic budget based on your situation and goals. Track your spending and make your dollars go further by sticking to your budget once it’s in place. Budgeting offers a step-bystep formula to figure out how your income is compared to your spending. It also helps you review all your costs and helps you make changes to either increase your monthly cash flow or just feel less stressed.
The following are steps that can help you get started.
When creating a budget, you need to know exactly how much money
you are bringing in each month. This amount should be what you bring home every month and what gets deposited into your account. If you use your net income before taxes, you will end up overspending.
Once you know how much money you are bringing in each month, you will need to review what your expenses are. Reviewing all your monthly bills will help you know where your money is going. It is important to put down in your budget every expense you have, including fixed and variable expenses. Fixed expenses are items such as mortgage payments or rent, loans, strata fees, childcare, etc. Your variable expenses would be groceries, gas, gifts, clothing, entertainment and eating out. Variable expenses are typically the costs you can cut back on. You can start by averaging your costs and keeping track of all your expenses. This will really help. (For example, keep receipts for a month and enter it into your budget.)

This is key. It is critical to determine what you can live without and where you can cut costs. Ideally, when doing a monthly budget, you can consider the 50/30/20 rule, which consists of:
• 50 percent of what you spend is for needs such as your rent, mortgage payments, insurance, utilities, car payments, groceries, gas.
• 30 percent of your income goes to wants such as gifts, entertainment, vacations, eating out.
• 20 percent of your income goes to savings such as an emergency fund, retirement, children’s education or paying down debt such as credit cards and loans.

Once you have your goals, you can plan to improve your monthly cash flow and have realistic spending limits for each of your categories. By looking at what is important and re-prioritizing, it can help you free up
some cash while at the same time, stop you from spending money on things you don’t really want or can do without.
5. ADJUST YOUR SPENDING
Once you know how much money you are bringing in each month and what you are spending it on, you can look at adjusting where you spend your money to ensure that you stay within your budget. This is a great time to also review your fixed expenses, such as your mortgage payments (for example, could you extend the amortization period or change the payment schedule?). Before considering this option, it is always best to talk to a mortgage expert to see what makes the most sense for you.
6. STAY ON TRACK
This exercise is not about doing your budget and forgetting about it. To be in a better financial position and feel less stressed, tracking your budget every month is important to catch any changes in your spending habits. It’s always a good idea to review your budget on a quarterly basis and notice any increases in expenses or wages that may require making a change in your original budget.

Burquitlam is an exciting, emerging and sought-after neighbourhood. Also dubbed West Coquitlam, it is situated along the western edge of Coquitlam bordering Burnaby to the west, Port Moody to the north and New Westminster to the south.

WHAT IS THE DIFFERENCE BETWEEN A NET-ZERO HOME AND A NET-ZERO READY HOME?
A net-zero home is one that generates as much energy as it consumes over the course of a year.

As 2025 begins, many people in Greater Vancouver and the Fraser Valley are reflecting on a 2024 real estate market that was defined by economic uncertainty, affordability challenges and evolving buyer
preferences. With pre-sale activity playing a leading role this year, let’s take a closer look at the key trends from last year and explore what lies ahead for 2025.
MACROECONOMICS: SLUGGISH GROWTH AND INFLATION’S BALANCING ACT
Canada’s economy in 2024 set a cautious tone for the housing market. GDP growth in the third quarter came
in at one percent, falling short of the Bank of Canada’s already lowered forecast of 1.5 percent. More notably, real GDP per capita dropped for the sixth consecutive quarter, down 0.4 percent, which means wages and purchasing power continued to lag behind rising living costs.
Inflation, while slowing early in the year, ticked back up to two percent by October. This limited the ability of the Bank of Canada to cut interest
rates aggressively, keeping borrowing costs high and confidence low. A temporary GST break in December offered some relief, but it wasn’t enough to offset rising expenses for many households.
Heading into 2025, the economic picture remains uncertain, with global factors and U.S. slowdowns adding to the mix. While hopes of rate cuts persist, many will remain cautious as they plan for what’s next.
Despite economic headwinds, the pre-sale market across Greater
Vancouver and the Fraser Valley showed resilience, with varying success by region and product type.

3. Top performing regions: Fraser Valley outpaced Greater Vancouver in both project launches and absorption rates.
More than 60 projects launched in the Fraser Valley last year, introducing nearly 6,500 units to the market. The majority were wood-frame homes and townhomes, which offered more accessible price points and practical living options for buyers.
Communities such as Surrey and South Surrey stood out, accounting for a significant portion of townhome launches. These areas appealed to those prioritizing value, livability, and community-centered amenities. By year-end, the region achieved absorption rates of more than 40 percent.
Pre-sale launches in Greater Vancouver faced slower absorption rates due to higher costs and fewer investors. Creative incentives— such as low deposit structures (five percent) and realtor bonuses—were used to engage buyers, but by yearend, absorption rates still hovered around 40 percent.
1. Affordability was key: With elevated borrowing costs, buyers focused on value-driven options. Wood-frame condos and townhomes, especially in the Fraser Valley, offered an attractive balance of affordability and functionality.
2. End users stepped up: As investors pulled back due to high interest rates and policy changes, enduser buyers—first-time buyers and downsizers—dominated the market. Projects emphasizing livable layouts, storage and lifestyle-focused amenities found the most traction.
3. Location and product preferences: Regions delivering affordability, accessibility and strong community appeal saw the most success. Smaller-scaled projects in the Fraser Valley stood out, while Greater Vancouver’s premium neighbourhoods remained desirable for those willing to pay a premium.
Last year tested adaptability in the real estate market, with economic challenges reshaping buyer preferences. Affordable, livable options shone brightest, particularly in the Fraser Valley, where buyers found balance in price and quality. In 2025, expect more of the same: Affordability, cautious optimism and opportunities for those ready to act. As developers adjust to shifting trends and interest rates show signs of easing, the market could create favourable conditions for buyers looking to make their move.

One of the many reasons homeownership is the dream of most Canadians is its contribution to wealth-building. At the end of October 2024, Statistics Canada released new results of the 2023 cycle of the Survey of Financial Security (SFS). Here are a few of the findings.
• Canadians aged 55 to 64 who own a principal residence and have an employer-sponsored pension plan had a median net worth of approximately $1.4 million more than those who have neither. Renters in that age group with no employer pension had a median net worth of just $11,900.
• Families who had an employer pension plan, but who did not own their principal residence, had a median net worth of $359,000. Those who owned their principal residence but did not have an employer-sponsored pension plan had a median net worth of $914,000. Quite a difference.
• Usually, families build up their assets and reduce debts during their working years, then use their assets during their retirement years. Those who have low net worth might need to work into their retirement
years, require more government support, or even have a greater risk of poverty.
• Even the youngest homeowners had a net worth measuring more than 10 times that of renters. The lowest net worth members of this group were those who did not have an employer pension or own a principal residence.
• For those who owned homes in 2023 where the highest income earner was 35 to 44 years of age, the median net worth was more than 10 times that of renters
($673,000 versus $61,200). Those between the ages of 45 and 54 had a median net worth of $972,200 versus $50,800 for renters.
• As so many young people are priced out of the homeownership market nowadays, they are looking around for other avenues to amassing wealth, such as RRSPs and Tax-Free Savings Accounts.
In addition to all of this, Canadians who purchase homes enable other opportunities that help them build wealth. For example, we have a GST/HST rebate for those who buy a new home. The Home Buyers’ Plan enables people to withdraw from their RRSPs to build or buy a qualifying home. The 2024 federal budget raised the limit from $35,000 to $60,000 (some conditions apply).
For many Canadians, owning a home is more than a potential wealth builder; it brings with it a sense of putting down roots, of belonging. It is also a tangible asset, as opposed to stocks and bonds, which are difficult to understand. People can touch, see and live in their homes. They understand the real estate practices of buying and selling. And when you consider appreciation over time, real estate ownership is historically lucrative.
Over the years, and for many generations, homeownership has been a big part of amassing assets that increase families’ and individuals’ net worth. When considering how to build wealth yourself, remember that owning a home(s) is investing in your future in more ways than one. So, stop dreaming and make it happen.

you to stop putting off your estate planning. Making a will is actually much easier and less complicated than it may seem when you work with an experienced lawyer.
With families now coming in so many different shapes and sizes, your lawyer can help your blended family answer important questions, such as reviewing your obligations to legal spouses, ex-spouses, separated
spouses and common law spouses. They can also advise you with respect to obligations for your children and stepchildren, which may help avoid future conflicts.
If you have loved ones with disabilities, it’s especially important to plan for their unique needs. As we plan for the future after we are gone, a critical issue is the appointment of those who will administer our
estates. Who will be in charge? The responsibility for distributing your assets in accordance with your wishes or administering the distribution of income and capital from a trust are serious considerations. Speak to your accountant and lawyer, and have open discussions with your family to achieve the best result.
Today, many people also have family and assets spread out in different jurisdictions around the world. Now is the time to plan what happens to your bank accounts or real estate holdings in other countries. Importantly for your beneficiaries, it’s also crucial to plan for tax burdens, as these vary significantly depending on the locations of the assets or beneficiaries. Tax planning to

recognize whether there is a Tax Treaty or not; whether there will be double taxation and other considerations, mean you need to consult with your professional advisors to figure this out in advance and not leave problems after you are gone.
Let us not forget that when you are having your will made, you also need powers of attorney (POA). What is this? A lot of people wrongly refer to them as living wills. What a POA does is put someone in charge, in case you are no longer capable of running your affairs or looking after yourself. We never know when something might happen. and then it’s too late to provide. This is very important to protect yourself and those you love from the insecurity of not knowing who has to make the hard choices.
Importantly, there are two POAs –one is for property of all kinds and the other for personal health. You need you bills paid and someone to make life decisions. Don’t wait.
As we enter 2025, we also need to keep an eye on interest rates. Many
Canadians are out of work and U.S. President Elect Trump is threatening crippling tariffs. This means interest rates should drop further to stimulate the economy. If you have the financial ability, start looking for the right opportunity to purchase a home, or even better, to get into the market at this time with a condo – that you always wanted. Pre-qualify for a mortgage, and as rates drop, keep getting reviewed; find the right agent and lawyer – and be prepared. Cheers to a healthy 2025.
