You’ve agreed that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Visit an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices.
Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

Buying a condo is essentially buying a building with a lot of partners. Your responsibilities go beyond your suite walls. The common areas need upkeep, the building needs maintenance and different jobs need to be filled or contracted – from a concierge to a gardening service. The decisions need to be made – and paid for – and it’s all up to the residents. Of course, that’s the purpose of condo fees. But who makes the decisions? Who decides what’s important? Who selects what companies will get the building’s business? If changes need to be made or capital work needs to be done, who’s call is that? Who listens to resident complaints? And who will enforce the rules that govern the condominium and its residents?
There’s a condo board in every building, and it’s their job to make the decisions, enforce the policies and be accountable for the money being spent. The condo board doesn’t get to act alone. They hold regular meetings and get feedback for any proposed expenditures or actions. They are bound by the condominium act and guidelines set up when the building was developed. They need to answer to residents, so decisions and motions they carry need to be welldocumented and transparent. It keeps things fair and ensures that everyone gets a say in how things are done in their home. Getting on your condo’s board is a great way to help manage and maintain your home. A good, strong and interested condo board is in everyone’s best interest.

10%, 15%, 20%...? I am often asked for more information on what is considered a ‘standard’ deposit when purchasing pre-construction real estate. Most pre-construction homes require a total deposit between 15 to 20 per cent of the purchase price (usually excluding tax). However, some developers offer limited opportunities to buy with a lower deposit – sometimes as low as a five per cent deposit – particularly if the development is getting close to completion. The exact percentage a developer requires is often in direct correlation to the financing requirements from their bank, which is why they often can’t be more flexible at times.

A STANDARD DEPOSIT The total deposit will likely be paid in stages. A developer in BC can legally only collect 10 per cent of the purchase price prior to filing an Amendment to the Disclosure Statement notifying an issuance of a building permit. Once this amendment has been filed notifying you of the building permit, you will receive a copy of the amendment from the developer, and if your total deposit was more than 10 per cent, you will likely also receive a request for the remaining deposit funds. This will all be in accordance with your original Contract of Purchase and Sale and so it should not come as a surprise. Further deposits may also be due as per your Contract of Purchase and Sale and the timeframe for this will vary depending on when you purchase your home and terms agreed to. For instance, your deposits may all be due at time of offer, or it could be over the course of a year or more. Make sure you review this section with your sales representative and/or realtor to ensure you understand what your obligations will be and when deposit money will be due. You may need to speak with your bank about ensuring you can financially meet the estimated timeframes for deposit payments. Additionally, you should be aware that the deposit is typically based on the purchase price before any upgrades or options. If you included added upgrades or customizations for your home into the contract, the developer is allowed to ask for and collect a larger deposit for this added work. Some developers require 100 per cent of the upgrade/customization cost while others require only 30 per cent to 50 per cent of it prior to completion. Despite the variances, when looking to buy a presale home you should be prepared to pay at least a 10 per cent deposit at the time of purchase with the potential for more. Make sure you fully understand the deposit requirements with your sales representative, your realtor and your bank (if necessary) before purchasing a new home.

backdrop and the verdant Fraser River floodplain, it’s easy to see why an early BC settler by the name of H.J. Brewer named Surrey after the fabled, pastoral county in his native England. From Brewer’s perch in the newly minted provincial capital of New Westminster there lay a landscape of almost unimaginable potential, one that it’s finally reaching over 150 years later. Indeed, Surrey’s moment is now. Cultural diversity, affordable housing, and plenty of new businesses (Surrey has been voted ‘Best Place to Invest in British Columbia’ for four years in a row by Real Estate Investment Network) make Surrey appealing to a huge demographic of younger residents. Surrey is a young city – over 100,000 children are educated within the largest school district in the province. Its 3,000 square kilometre size – larger than Vancouver and Burnaby combined – is dwarfed by a complex number of seemingly independent neighbourhoods and communities. Indeed, not much seems to tie together seniors strolling the ocean boardwalk of Crescent Beach to farmers working the soil in the province’s largest farms and commuters lined up for Translink’s Skytrain station for the rapid commute from Surrey City Centre into downtown Vancouver. Right now, Surrey’s greatest challenge is managing Metro Vancouver’s most rapidly growing population (2010 population – 460,000, with 10,000 new residents

First identified as a Regional Town Centre in Metro Vancouver’s Livable Region Strategic Plan, Surrey City Centre is presently anchored by Surrey City Hall, Surrey Central Library and the Simon Fraser University campus, attended by over 10,000 students.

Expansion of Surrey General Hospital, a new headquarters for the RCMP and the School District, all of it anchored by the new Civic Plaza; an outstanding public space which will serve as a focal point for residents throughout the region. Many of the Lower Mainland’s top developers have signed on to provide residential and commercial development; one of those is Century Group’s 3 Civic Plaza. Sean Hodges, president of Century Group, says: “I don’t think there’s another site in the Lower Mainland where the urban, commercial, and accommodation component come together so well. The City Hall and Bing Thom-designed Library are two important components, and, as the name suggests, this will be the third. We felt that a hotel would be very important to the overall development and would add a feeling of security to the residences, as well.” Pre-sales are under way for both 3 Civic Plaza and several other notable projects in the area. In the same way that pioneer H.J. Brewer would never recognize Surrey now, in two decades’ time people may not realize what it once was like as they appreciate the significant, seamless collaboration between public infrastructure and private development.

“So many of today’s homebuyers, especially the younger ones, consider their neighbourhood an extension of their living room,” Tarynn says as if reading my mind. “But it’s been surprising how many people have told us they not only love the proximity to all the shops and services, they actually want to be able to see the street from inside their home.” And for those folks, Kensington has the perfect answer: upper floors that are stepped back from the ground-level retail. The result? Outstanding streetscape views as well as massive second-level, private decks that would most accurately be described as “awesome” in any vernacular. Sizzling style

The display home is a two-bedroom and den that feels even larger than the 978 sq. ft. Tarynn tells me is its footprint. The kitchen, always a first on my “must check out” list, is huge – tons of counter space, soft-close cabinets, built-in pantry, and top-of-the-line stainless steel appliances that all add up to “serious gourmet cooking” ambiance. And here’s a delightful and innovative bonus: LED lighting recessed invisibly under the cabinets – very cool, very different. Oh and by the way, be sure to look to your left immediately you enter because you’ll discover yet another simple yet rare feature: a decorative key ledge perfect for cell phones, wallets, purses, pens, and yes, even keys. As we continue our tour, Tarynn shows me yet more of the subtle details that put Kensington in a class of its own: nine-ft. ceilings, luxurious casings on all windows, and one of my favourites, a soap niche in the shower. Clearly, Kensington takes its commitment to luxurious appointments very seriously. Celebrate community
Before I head back to Vancouver, Tarynn and I take a stroll along Kensington’s already evolving high street. “Eventually there will be about 500 homes and more than 145,000 sq. ft. of retail and commercial/office space here,” she tells me. Tenants

oving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. The Professional Packer
Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much
jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced. The DIY Packer
Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
