If you’ve fantasized about buying a new home, here are a few tips that can help make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high-pressure sales tactics; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors like cost, neighbourhood, square footage and special features play a big role in your final decision. Determining which features your new condo absolutely must have, and which features you could live without, should be among your first steps in the home-buying process.

Everyone has different priorities when it comes to their homes. Some couldn’t live without their Sub-Zero appliances and Wolf range and couldn’t care less about the kitchen colour scheme or the tiles. Some people wish the kitchen was a closet with a table and a microwave to give them more room for their giant home theatre, and some people care about the style and design of their home above all functionality. I’d say that most homebuyers fall within these extremes, but do have a list of things they’d sacrifice to get what they really care about in a home. This goes for the high-end market (“Shall we go with a fountain in the portico, or the gold-plated bathroom fixtures?”) and equally for the more budget-concious, who may have to decide whether to put their money towards the perfect spa-like bathroom or that walk-in dream closet. With many builders offering upgrades on pre-sale homes, these decisions can be easier. With upgrade options from built-in entertainment centres and luxury appliances to finishings like floors and countertops, you can pick out your perfect look and then move in to your new customized home that was built with your needs and tastes in mind.

Westbank’s innovative “Gesamtkunstwerk” exhibit at the corner of Pacific and Howe is a celebration of Vancouverism, a term that describes architecture and building massing that reflects our historic planners’ vision for a healthy, liveable city. Gesamtkunstwerk translates as “a total work of art”. Indeed, everything about the residential condo tower at the heart of the project, “Vancouver House”, has been dialed to reflect one, thematic vision. But it’s also everything around the condo tower that Vancouverites can get excited about; mid-rise office towers will house jobs, amenities like a public gym and outdoor park create gathering spaces, and food trucks, fresh flower stands and stunning public art will animate what is presently a deadened space underneath the Granville Street bridge. For all its high-level dialogue from world–class architects and consultants, Vancouver House is ultimately a masterplanned community, and one that the whole city can be excited about. Masterplanned communities are misunderstood. That, and the term “masterplan” has been applied to everything from ancient Chinese cities built around the principles of feng shui, to gated, single-family home communities in the United States with nothing more than hundreds of cookie-cutter homes and winding roads ending in cul-de-sacs. While any real estate development involving multiple buildings that are envisioned all at once can be considered a masterplan, more recent principles of urban planning have elevated this dated notion resulting in truly awesome communities as of late. Vancouver’s Southeast False Creek (SEFC) neighbourhood is a prime example of a successful, masterplanned community. The City of Vancouver created a neighbourhood vision back in 2007; waterfront lands with primarily industrial uses were underserving the city. It was determined that SEFC would be a mixed used community, with a focus on residential use, developed at the highest density possible while meeting livability and sustainability objectives. Well-planned communities ensure goods and services for residents, within walking distance, and housing that is linked by transit and in proximity to local jobs. These urban design objectives resulted in the creation of a vibrant, sustainable and walkable neighbourhood, busy at all times of day, with well-used public amenities and thriving commercial uses. Farther south, Richmond’s very first masterplanned community, the Oval Village, is well underway. This mixed-use community, adjacent to the riverfront, will be anchored by the celebrated and well-used Richmond Olympic Oval. Businesses, parks, public art and a wide array of amenities will serve the influx of residents that will now call this walkable and sustainable community home. Masterplanned communities make our cities better, and there’s been no better time to engage in the dialogue around city planning.

hen people relocate, the possessions they take with them are a critical part of turning a new house or condo into a “home.” There is plenty of emotion attached to “stuff,” and with that in mind, moving companies take on an awesome responsibility when they transport your furnishings and accessories from one place to another. And you should be able to trust that your belongings, both big and small, are being treated with the care and respect they deserve. The Canadian Association of Movers recommends that when you shop for a mover, it is wise to conduct some research to increase your chances of finding a reputable company that will treat you with respect as well. At Two Men and a Truck, we agree!

At the very least, you should be able to expect honesty and integrity when it comes to your moving experience. This includes a thorough and reasonable estimate for your move, and then delivery on whatever promises are made. In your search for a mover, learn as much as possible about what services are offered. If the company representative is reluctant to answer your questions, move on. Every mover should be ready to educate customers on their services and on what they can do to help make the move go as smoothly as possible. The psychology of mortgage pre-approval BMO BANK OF MONTREAL HAS RELEASED A REPORT

on

the psychology of first-time home buyers getting pre-approved for a mortgage. The report shows that for first-time home buyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford. The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy

their first home plan to get pre-approved. “Seven out of ten first-time home buyers say when they walk into a home, they know right away if it’s the right house for them,” said Laura Parsons, Mortgage Expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”

The psychology report also showed the following for those that had gone through the pre-approval process:

With the right support and guidance from a financial advisor, stress can be significantly reduced and buyers are free to focus on choosing their perfect house.” The average first-time home buyer’s price range is $316,100. Price competition is heating up; one third of first-time buyers (35 per cent) are willing to enter a bidding war, and six in ten first-time buyers (57 per cent) feel it is impossible to find a home they

Too often, first-time buyers are shown several homes and the only one they desire happens to be thousands of dollars over budget. ›› Shop and negotiate with several financial institutions for the best mortgage interest rate, terms and conditions. You may be surprised at how competitive banks are for your mortgage business. ›› Set a formal plan to help save for your first home. Sit down, plan steps necessary to achieve your goals, and follow through. Goals can be achieved using three easy steps: discipline, discipline and more discipline. ›› Improve and maintain your credit rating by paying all your bills on time. A one-day-late payment is still considered late. This could influence your negotiating power for the best mortgage. ›› First-time homebuyers should make sure monthly mortgage payments are manageable and will continue to be so, even if interest rates rise in the next several years and payments increase. ›› Put down as much as possible to avoid taking out a high-ratio mortgage that incurs additional costs and interest. A five-per-cent down payment on your condo leaves little equity. Consider waiting until you have a larger down payment. ›› Set aside an additional two to three per cent of the purchase price of the condo for closing costs such as legal fees and disbursements, moving cost and other incidentals. An amount of $1,500 will not be sufficient for closing costs and you will have problems on closing day. Speak to a lawyer and he or she can give you the heads up on what to expect. ›› Take advantage of the first-time Home Buyers’ Plan. An individual and their spouse, provided they qualify, may withdraw up to $25,000 tax-free each from their RRSPs. You will have 15 years to repay the amounts to your RRSP, starting after the second year of your withdrawal. Follow the real estate market trends and buy when you are ready, not when the market is ready for you.

With its distinctive curving forms emulating the flow of the river through the land, the exterior of Delta Rise is an ode to Delta and the Fraser River Delta. The tower, which is encapsulated in a façade of gleaming blue-green glass, will incorporate concierge service and a modern coffee shop in the main lobby. Delta Rise is an exclusive collection of 317 concrete one to three bedroom plus den open-concept homes, which will feature 8’6”ceilings and expansive floor-toceiling windows to allow for plenty of bright natural light to stream in. “From most of our homes, there is nothing blocking the stunning views of the North Shore Mountains and Mount Baker,” says Sharma, adding more than 150 homes have been sold.

THERE’S MUCH MORE TO THE SCIENCE OF SLEEP than just picking a comfortable mattress. Your bedside accoutrements need to be ready to house a good book or two (and hide those glowing electronics) to give you peaceful slumber in style. However, there are many more options out there than the humble night stand. To put some variety in your nightlife, even when it’s spent at home, here’s my guide to all things bedside.

Table essentials: » A bedside table is typically 24 to 28 inches high – around the height of the mattress it accompanies (so you may want to go taller for a very high bed or shorter for a modern low style). » A lamp with a switch on the cord will be easier to flick on and off than a switch under the shade. For maximum ease you can instead have a switch wired into the wall, hidden behind the headboard or table for a clean look. » Dimmable lamps will adjust to the wide range of light levels desired, going from a restful glow to wide-awake bright. You can have a dimmer system built in during your condo’s construction, or find a dimming style after the fact. Just be sure to choose dimmable bulbs. Here are five bedside looks to inspire your design dreams:

LOOK 2 BIG AND SMALL

What Small table with large lamp; large chest with small lamp. Why A chest of drawers at table height will add more storage (great for smaller spaces), with the lighter lamp to help balance against the opposite side. How Large furniture stores will likely have a matching table and chest for easy coordination, or you can go with two styles in related materials (even in slightly different heights). Pick a stand-out lamp for the more petite table and balance it with a quieter style on the chest. Just check that the lamp shades will sit at the same level (add the table and lamp dimensions) for a polished finish. Also consider using a desk instead of the chest to create a miniature home office. My Pick Urban Barn’s “reflection” accent table and chest of drawers. LOOK 3 BEDTIME STORY

What Table with lamp; chair with floor lamp. Why Having a proper chair gives you a space to read or tie your shoes, but can also hold a book, electronics, or a tea tray just as a table would. How In a modern space I like a transparent or metal chair for an open and airy look, but you can also use a small upholstered wing chair for stylish comfort. Add a slim floor lamp for reading, or even a petite table for your coffee and tea. In a client’s bedroom I recently used a swing arm sconce over a clear plastic chair and added an antiqued mirror for a dramatic backdrop. LOOK 1 CLASSIC COUPLE

What Identical side tables with matching lamps. Why The consistency of a matching set leads to a sense of rhythm, and perfect symmetry can be calming. How I like using mirrored or marble side tables against an upholstered headboard to add some drama. Using the same material throughout can be too matchy-matchy. What Bar cart turned table. Why A bar cart is one of my favourite flexible furniture pieces, and not just for cocktail hour. It makes an unexpected side table, but the look is both trendy and practical. How Because bar carts are usually open and airy, choose one in a bright colour, sparkling metal or rich wood to balance a dark, heavy table. Fill the top and bottom with your most beautiful books and boxes, and leave space on top for a lamp. My Pick Moller Trolley wooden cart from Design Within Reach. LOOK 5 TRENDY TRAVELLER

What Stack of luggage as table. Why A jet-setter, trend-setter look, a suite of chic luggage you’ve invested in should be seen more often than just at the airport. How Pile the luggage to table height, and use it to store out-of-season clothes between trips. Perch a lamp on top or use a low floor lamp. Add a traditional metal fan or a globe for old-world charm. Honourable Mentions: Here are a few extra bedside ideas which I find inspiring: » Wooden ladder (hang books and accessories over the rungs and clamp a lamp) » Floating cantilevered table with stool (great for small spaces) » Log section (cut to length, sand/seal, and add a notch to tuck a book) » Floor lamp with built-in table (saving space while adding a sophisticated twist) » Antique rustic garbage can with lid (I didn’t believe it either until I saw it!) » Pair any of these looks with a classic one-drawer bedside table, or mix two together to totally defy expectations and make your private space suit you to a T! Or should that be, “to a zzz...”

sports a new era in fashion – wearing locally sourced high-end, low-end, classic labels and up-and-coming designers all at the same time. The secret Good says, is knowing where to shop. A great pair of Mavi jeans can be scored at JJ + Whiskey in Ocean Park (128th St. and 16th Ave. ), a Halston Heritage handbag or pair of Louis Vuitton wedges at REwind Consignment (152nd St. and 19th Ave.) and the sexy vegan leather jackets at Jack & Jill (Grandview Corners) can be worn guilt free. On Saturday around 7pm, the lineup at South Surrey’s newest hot spot, Famoso Neapolitan Pizzeria (15865 Croydon Ave.) is stretched around the corner and down the block. For those with the patience to wait almost an hour for a table, the dining room is abuzz with conversation and rich pizza

aromas. Owner Ken Mitchell suggests trying the Cavoletti, a pizza topped with oven roasted Brussels sprouts, gorgonzola cheese, dates, walnuts and a drizzle of honey. The kids at the adjacent table would rather spoon rich vanilla gelato in their mouths. Next door, My Shanti (“Peace” in Hindi), is anticipated to open any day by acclaimed restaurateur Vikram Vij, known for turning skeptics into lovers of Indian cuisine. While South Surrey’s hipsters may not mind queuing up for a lamb popsicle, local foodies know there’s delicious plates being served up along other unassuming streetscapes. The Seahorse Grill on Sullivan St. in Crescent Beach has that “feels like home atmosphere,” and is a destination on Sunday nights for its prime rib special. The

Sunflower Cafe on Beecher St. draws a loyal following for its real roast turkey sandwiches with cranberry sauce, and homemade soups, while Tap Restaurant in the Rosemary Heights neighbourhood is a high-end fusion of French cooking and West Coast ingredients. When the mood strikes for a basket of fish and chips, locals flock to Hooked Fish Bar at Crescent Beach or the Fish Boat along Marine Dr. in White Rock. Need an amazing homemade dessert in a pinch? Be forewarned: it’s near impossible to stop at just one slice of the chocolate ganache cake made at Michaels’s Artisan Bakery & Cafe. All this food talk may have you counting calories. High end is $4.5 million for an estate in the Elgin Chantrell neighbourhood, and best apartment price to be found is $140,000 around Sunnyside Park. Lots of new modern home projects underway — Adagio, Royce and Newport at West Beach, as well as townhome projects like On the Course, adjacent the Peace Arch Golf Course from the mid $300,000s. Duplex homes in the $659,000 ballpark are proving popular at Elevate at The Hamptons, a masterplanned community in Grandview Heights and beautiful single-family homes like Southbrooke on 10th Ave & 165th meet every luxurious whim for just over $1-million.

For those times when you just want to get away from it all and enjoy the solitude of nature, Kwomais Point Park is a local secret – a romantic place to watch the sunset – tucked away behind 128th St. in Ocean Park overlooking the bay to Tsawwassen and beyond to Vancouver

Island and the San Juan Islands. Barred owls have even known to be spotted in the forested trails that chicane through the park. Not far from here is 1001 Steps (end of 15A Ave off 126 A), a great alternative to the Stairmaster as you zigzag downwards, over and under the train tracks onto a rocky beach where crabs and starfish are plentiful and harbour seals are known to sunbathe. Those with kids will want to plug the coordinates of Redwood Park into their GPS - 17900 20 Ave., an enchanting park with picnic tables, large playground for kids big and small, nature trails filled with beautiful trees — look closely for the fairy doorways, and even a tree fort that’s opened on occasion for summer story time. Of course there’s a few secrets too sacred to be shared — like the amazing hairdresser who works from her South Surrey basement, or the fishing spot where seasonally you’re sure to reel in a wild coho salmon. But once you move here, you’re sure to discover a few gems of your own.

There’s also the joy of meeting like-minded residents right in the condo at the fitness centre, billiards room, theatre or other amenity areas. Today’s developers spend a lot of time designing attractive amenity spaces that offer both active and quiet atmospheres. These areas reflect the style of the building. Whether the surroundings are traditional, contemporary or sleek and modern, these amenities are as inviting as they are striking. And again, you decide when and how to use them. A library, for example, may appeal to suite owners who want to sit and read the paper or relax in a tranquil setting. A quiet nod and a brief hello may be all the interaction that person wants. Games, billiards and theatre areas, on the other hand, are often the scene of excited chatter and activity. he Fraser River: tugboats, colourful paddle wheelers and giant log booms, the beauty of a sunrise and the magic of a full moon shimmering across the water. No doubt about it, on the river is one of my favourite places to be. So I can’t wait for a tour of Port Royal’s recently released, two-level Glasshouse Lofts penthouses. These homes not only boast a one-of-a-kind setting adjacent to the river, they truly are something unique in the Lower Mainland.

Designed to Inspire “People often think waterfront living in Metro Vancouver is all about the ocean,” says Laurie Melo, sales manager. “But there’s always so much happening on a working river, and these homes are designed specifically to maximize your enjoyment of it — every second of every day.” On the main living level, the penthouses boast the same modern-industrial-chic aesthetic found in every Glasshouse Lofts home. DIVORCING OR SEPARATING?

Here are some of your options

T

his is not a fun topic nor is it a desirable situation, but the fact is that 41% of marriages end in divorce according to Statistics Canada. And about 10,000 of these occur right here in BC. That figure doesn’t include people living as Common-Law, but the four in ten average is likely similar to this group as well. Whether legally married or living common law, if you both have ownership of the home and are registered on the mortgage together this information applies.

It would be great if it was as easy as just cutting the home in half, but since you can’t, there are several options to consider when dividing your personal interest in the home. Here are the common options:

› Retain your original mortgage while one party resides in the home Many people without the proper guidance go this route due to the perceived ease of this transition, yet it has some potentially undesirable effects. › Issues to be aware of Both parties remain on the mortgage and on title, so both parties are liable to maintain the payments. If the occupier ceases to make payments or loses the ability to pay, then the former spouse is still on the hook financially to make these payments. This can lead to increased monthly costs and an undesirable foreclosure that could eventually cause damage to your credit. › Sell the home You could list and sell the home, using the proceeds to pay off the joint mortgage and possibly some of the joint consumer debt accounts, then divide the remaining proceeds as agreed and move on in your different directions.

If you have enough savings to pay your former spouse their half of the equity then you could simply buy them out.

› Things to consider There are several costs involved in selling the home; prepayment penalties owing to the lender by breaking the mortgage, Realtor fees, legal fees and closing costs associated with the transaction. You will have to carefully asses the current property value and existing equity remaining to accomplish the desired outcome. You must also requalify for your respective mortgages on your own if again pursuing homeownership. › Buy out your former Spouse, yet remain in the home If you have enough savings to pay your former spouse their half of the equity then you could simply buy them out. The mortgage and title will still need to be adjusted and some legal protection put in place.

The end goal for everyone is to obtain financial independence, maintain healthy credit and ensure that the division of assets is completed fairly and equitably as agreed upon. › Assume the mortgage The mortgage must be assumable and your lender must agree to this change. You will be required to qualify for the mortgage on your own merit and must maintain the current payments at the current interest rate and amortization. “Assuming” a mortgage is less costly than refinancing or selling, but there is no flexibility in terms of other changes to the existing contract › Refinance the home You can refinance to access the equity required to pay out your former spouse. This method may have more flexibility due to being able to renegotiate rate, term and amortization but will require legal fees and you may incur penalties for breaking the existing mortgage contract. The spouse leaving may want to obtain a “Deed of Trust to Secure Assumption” allowing them to take back the home if payments are missed and would want to be notified by the lender of any arrears should they occur. The party retaining the home may want to have the former spouse sign a “Quit Claim Deed” relinquishing any rights that they have to the home.

Do you know about Spousal Buy-Out Programs?

Many lenders and the mortgage insurers understand that a divorce is a costly and extensive life event. As such, spousal buy-outs are treated differently than normal refinances and lenders will allow up to 95% of the home’s value to be refinanced as opposed to the 80% limit imposed by today’s lending rules. Both parties are required to have been on current title and the refinance is structured as a purchase with a legal sales agreement and may require a mortgage insurance premium. Moving on!

Often overlooked during all of the chaos is how will you qualify for this or your next property? Whether looking to assume, refinance or purchase another home, many lenders will require a legally prepared separation agreement and may require proof of 3 months Alimony and/or Child Support payments received. This is especially important if you need to include these amounts as income to qualify and may cause a delay in homeownership for one or both parties. The end goal for everyone is to obtain financial independence, maintain healthy credit and ensure that the division of assets is completed fairly and equitably as agreed upon. It is highly recommended that you both seek independent legal advice and consult with a mortgage broker in order to help you navigate through this difficult situation.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
