The Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially
good tool to have in hot markets. Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place. So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least. The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

Trying to visualize floor plans and sorting through feature sheets can be a little bit mentally taxing. Not only is it difficult for most people to visualize a blueprint as an actual three-dimensional space, trying to imagine what that space will look like finished and decorated is even harder. Savvy condo developers have attempted to make it easier on potential purchasers by offering room vignettes and model suites. These are often designer-decorated with luxurious furniture and many upgrades. It’s hard not to fall in love with the models. Done to their best advantage, they’re meant to show you the full potential of the space. But when you’re shopping, try not to have an emotional reaction when you see one that appeals
directly to your sense of style and taste. You’re not buying the actual space, just the footprint. Keep an objective eye. Often vignettes have no fourth wall, or the ceiling isn’t to actual height – these elements can make the space feel much larger and brighter than it would be in the actual condo. Figure out which features are upgrades and which are standard – the addition of upgrades will affect the price and may make the difference when you’re choosing between different communities. Model suites are great for gleaning decorating ideas and getting a sense of the space and finishes, but base your final decision on the community and the floorplan that works best for you.

BMO report shows safety, quiet street and good neighbours are top priorities for homebuyers
WHILE THERE ARE A NUMBER OF FACTORS TO CONSIDER
when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey. The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home. “Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a home. Buyers should make a list of needs versus wants and prioritize them in order of highest to lowest importance.”
The poll also revealed that significant differences become apparent when comparing the national averages to firsttime homebuyers. For instance: • Having a short commute to work is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent) • Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for first-timers than repeat buyers However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers Parsons encourages buyers and sellers to be aware of any changing conditions on the local level. “If planning to buy or sell a property, consider working with an expert

Often outspoken and long known as a man who loves to tackle the tough questions with a unique, dry wit built solidly on a foundation of hard facts, Bob Rennie once again packed the house at Vancouver’s Hyatt Regency for his annual address to the Urban Development Institute (UDI). This year’s speech was titled simply “Reset.” But the content was, as anticipated, both complex and meticulously researched as Rennie laid out some of the reasons he believes it’s time to reset the way we view the Greater Vancouver real estate market.

A self-confessed statistics junkie, Rennie’s speech was peppered with dozens of them. Greater Vancouver is the third largest region in Canada after Toronto and Montreal, but Vancouver proper is only the eighth largest Canadian city — even Winnipeg is bigger. While only 4.9 per cent of BC’s population earn more
than $100,000 annually and a mere 0.6 per cent earn over $250,000, a 65 per cent majority earn under $50,000 per year — and these people are still purchasing homes especially in Vancouver’s burgeoning condominium market. “We are not the most expensive city in the world,” Rennie stated emphatically. “The real speculation in the housing market comes not from investors and homebuyers, but from economists and media continually trying to predict where, when, and how far our market will fall. A lot of people, myself included, are made to feel very uncomfortable when we say anything good about today’s market.” And Rennie had no hesitation sharing specifics to support his belief that Vancouver’s housing market is not only unique but, in fact, vibrant and far from being on the verge of collapse. “Last year, there were 16,500 condo sales in Greater Vancouver. Units averaged $415,000 — which would require an annual household income of $61,000 based on a 25 per cent down payment.” These figures, he said, are misleading because they are unfairly skewed by the top 20 per cent that rake in a whopping average price of $862,000 per

unit. Remove these sales from the equation, and the average cost for a condominium home drops to $303,000 which requires only a $46,000 annual income — a number manageable by many of the 65 per cent majority. The Lowdown on Mortgages
With persistent rumours that interest rates are about to rise, Rennie also delved deeper into the question on many consumers’ minds — what happens when it’s time to renew their mortgage? Noting that Statistics Canada says income levels are increasing by 2.2 per cent per year while the labour force suggests a 2.4 per cent annual increase, he used the more conservative number to look at a household’s actual tolerance for a rise in interest rates. The reset results are positive news for many. Based on intensive, collaborative research with David Baxter of Urban Futures, Rennie said a household renewing their five-year, fixed interest mortgage would feel no impact in their debt to service ratio unless rates went up more than 2.5 per cent. If the original term was three years, interest could rise by up to 1.5 per cent with no impact. The reasons are three-fold. There’s the obvious reduction in amortization period and total amount meaning more dollars out of each payment are applied directly toward paying down the principle. But Rennie also believes there’s a third factor at work: a factor he call the culture of a household. “When you know you might have a mortgage increase, you start making small changes ahead of time. You tend to eat at home more, you might quit smoking, dry clean less — but knowing that in three to five years your household is still going to be okay is important.”

is sold out, while at MC2 across the street, 400 of the 443 units are now sold. And although the fourth project, Bluetree Homes at Marine and Cambie, likely won’t come to market until next year, he noted it’s another example of the orderly release of inventory that helps Vancouver to continue to defy the doomsayers who have unsuccessfully been predicting “a bloodbath of foreclosures” for almost half a decade. Everything is Going to Be Alright
In closing, Rennie shared new twist on a proverb found in the Rennie Marketing Systems’ office handbook. “We survive on our similarities, however in the end we will only be known for our differences. The reset version is: we will ‘barely’ survive on our similarities, and we will still only be known for our differences. So don’t be afraid to ask the tough questions, and I still love our industry.”
Downtown and Density
As higher density continues to push outward from the downtown core, Rennie believes the development industry must find innovative, new ways to educate people in neighbourhoods that will feel this change most. He even proposed the name for a blog to do it: simply change the semi-famous acronym BANANA (Build Absolutely Nothing Anywhere Near Anyone) to BANANAS – Build Any Nice Affordable New Address Soon. And building new addresses we are. Last year saw 431 completions in downtown Vancouver, significantly off the 2,900 averaged throughout 2007/08/09. This year should see 729 completions, followed by another dip to 429 completions in 2014. Interesting to note, however, is that of the 680 completions currently scheduled for 2015 and beyond, almost 80 per cent are already presold. Outside the downtown core, Rennie said Vancouver inventory can also be expected to remain tight. Of the 2,000 completions scheduled for 2015 and beyond, approximately 1,890 are split between only four developments. The first phase at Shannon Wall Centre in Kerrisdale is already selling briskly at just over $850/sq. ft. and the project’s heritage homes are breaking $1,300/ sq. ft. Farther south, Marine Gateway at Marine and Cambie

British Columbia growth to outpace Canada’s by 2014 as U.S. demand picks up Major housing markets in correction mode, while forestry industry set to drive export growth as U.S. housing market continues to strengthen B.C. GROWTH WILL LIKELY HOLD STEADY THIS YEAR at 1.7 per cent and reach 2.5 per cent in 2014, according to the BMO Blue Book released today by BMO Capital Markets Economics and BMO Commercial Banking. Much like the U.S. Federal Reserve’s Beige Book, the BMO Blue Book combines the expertise of BMO’s economists with information on current business conditions provided to BMO’s commercial bankers by local businesspeople. “Among the headwinds are a slowing domestic housing market and softer Asian export demand, though a resurgent U.S. housing market plus firmer momentum in China will likely support exports later in the year,” said Robert Kavcic, Senior Economist, BMO Capital Markets. Mr. Kavcic noted that housing market is in correction mode, particularly in Vancouver and Victoria where buyers now have more control. “Looking ahead, a strengthening U.S. housing market should lift U.S. economic growth above three per cent by the second half of the year, supporting exports, while growth should begin an upward trend. Adding to the optimism is that British Columbia’s forestry exports were up 11 per cent year-over-year in February.” B.C. businesses are showing caution in this environment, but some sectors are looking positive, according to Dean Kirkham, vice president, Commercial Banking, Greater
Vancouver, BMO Bank of Montreal. “Our agricultural clients represent a stand-out industry - particularly in the supply-managed areas of poultry, dairy and eggs. On the natural resources side, we’re seeing positive signs in the forestry industry. With U.S. housing starts trending up, we are hearing from our clients that they are securing more demand from south of the border. This is a positive sign for many Western Canadian suppliers. We’re looking for an improvement in demand from emerging markets to boost the BC commodities markets.”

It comes in all shades from soft pastels to dramatic electric. It’s as much a topic of conversation around boardroom tables as around dinner tables. And in the 21st century, there’s no question being Green has evolved from a trendy, ‘hippie thing’ into an achievement that’s aspired to and honoured on personal, municipal, local, national, and international levels. This issue, New Condo Guide talks with Norm Couttie, president of Adera, about some creative, practical ways developers and homeowners can — and are — embracing Green. Q Adera is well known for their commitment to environmental stewardship, and you’ve won numerous awards attesting to the success of that corporate philosophy. But when you build a condominium development, you’re dealing with many owners and not all of them might share that ideal. How do you make the condos you build Greener? A I like to say we use systems that make people Green in spite of themselves, systems that are automatic and virtually foolproof. A great example is the wastewater heat recovery system we installed first at seven35 in North Vancouver and we’re now installing at Sail on the UBC campus. This system recovers 75 per cent of the heat from regular, everyday wastewater like your shower or washing machine. It works away quietly in the background 24/7, so you never have to think about it. It’s hooked directly into the Internet, and if something does go wrong, it sends a text to the on-call technician who can often fix the problem remotely.

Q What other new technologies do you find particularly exciting? A Programmable thermostats have been on the market for years, but the latest innovation allows your thermostat to learn and adapt to the way you live. Let’s say you get up at six every morning during the week but like to sleep late on the weekends. This thermostat identifies your lifestyle patterns and works with them. I also believe LED lighting is finally well on its way to becoming a viable alternative to compact fluorescent lights. Until recently, LED technology was too expensive, only came in blue, and simply wasn’t very good. Today’s LEDs are still expensive but the quality is phenomenal, and as more people use them, the price will drop. We’re already offering an LED upgrade package that’s becoming more and more popular.

Q What about things that don’t require special technology or equipment? A They aren’t sexy, but the “Big Three” are insulation, windows, and airtightness. The first two are all about quality. Proper insulation gives you a huge return on investment — which is why we spend a lot of money on it. The same thing with windows — a quality product will create better efficiencies. Airtightness is about quality control. A very small gap can allow a tremendous amount of heat to escape which costs homeowners money. It’s something that’s simple to fix before drywall but very expensive after, so we monitor each home we build multiple times throughout the building process. Q Condo living is becoming almost synonymous with proximity to transit and reduced reliance on the automobile. Adera embraced the concept of incorporating onsite, car share programs very early and now they’re a standard in every condo community you build. Where does this driving alternative fit in today’s Greener lifestyle? A More and more couples, even families, are choosing to own just one vehicle rather than two. If they live in a highly urban area, they may even choose to have no car at all and rely on a combination of transit, bikes, walking, and car co-ops. Co-ops are a smart alternative,

especially when you realize they aren’t all just about Smart Cars — they’re about offering a variety of vehicles to meet different needs. MoDo has minivans for when you want to go skiing at Whistler with half a dozen of your friends, trucks for when you need to pick up a new sofa at IKEA, and yes, Smart Cars for when you just need to make a quick run across town and it’s raining. Sure, it’s tempting to think a van isn’t energy efficient, but if you consider that being able to access one on an “as needed” basis could mean half a dozen or more cars are taken off the road year round, it puts a different spin on things. What’s your advice to people who want to get serious about going Green? Recognize that not everything Green is great, and you need to watch out for unintended consequences. For example, one project we built a number of years ago used high-efficiency windows with a reflective coating. You might ask how it would be possible to go wrong with stateof-the-art, high-efficiency windows. But because of the way the building was located on the site, the sunlight reflected onto the building next door and began melting the vinyl siding. It was a very odd, completely unpredictable consequence. Be aware that small things add up. Installing motion detector lighting in your bathroom will give you a minor saving in energy consumption. Installing motion detector lighting in a condominium’s underground parking will yield some significant savings. And when you’re dealing with new technologies, two keys are to change only one thing at a time and to be on the leading edge not the bleeding edge. Seven35’s wastewater heat recovery system was a first-of-its-kind in North America but it’s a technology that’s been used successfully in China for some time so we knew it was well tested and reliable. straining finances to support boomerang kids: TD poll TD Canada Trust partners with family relationship expert Gary Direnfeld with advice on applying tough financial love. Many parents feel the need to give financial support to their grown children well into adulthood, from welcoming them back home after graduation day to helping them pay off their credit card. In fact, one-in-five Boomers (19 per cent) admit they would consider putting their own security and financial future at risk to help support their adult children. New research from TD Canada Trust shows the majority of Boomer parents have financially supported their adult children in some capacity. They have let them live at home rent free (43 per cent), subsidized big purchases like a new car or computer (29 per cent), contributed to monthly bills like groceries and rent (23 per cent), and helped pay off their credit card or other debt (20 per cent). John Tracy, a senior vice president at TD Canada Trust, warns too much financial support - coupled with mortgage payments, retirement savings, and even elder care - could put a serious strain on Boomers’ finances.
“Today’s high youth unemployment, increasing postsecondary education costs and high property prices means many young people are more likely to rely financially on their parents well into adulthood,” said Tracy. “As a parent, it’s natural to want to help when children struggle with finances, but it’s important this support does not compromise your own financial stability and retirement savings goals.” Family relationship expert and social worker Gary Direnfeld said a little tough love is essential to avoid a cycle of dependency and to maintain healthy family dynamics.
To make saving simpler, set up regular preauthorized transfers of a set amount into an RSP, and ideally, a TFSA for emergencies. “Some parents worry too much about being liked by their kids, but as parents it’s our job to teach our children financial independence so they learn how to cope with frustration, overcome adversity and appreciate the value of a dollar,” Direnfeld said. “Even if money is not an issue, setting boundaries and knowing when to say ‘no’ from the time kids are young will help develop responsible young people, so we don’t end up with a generation of dependent adults.” Additional advice from Tracy and Direnfeld on how boomer parents can practice tough love when it comes to family finances: 1. Have open and honest conversations
“Don’t assume that everyone is on the same page; be clear on what you are and are not willing to support financially,” said Tracy. For example, if grown children move back home, will they be responsible for paying rent or covering any household expenses, and what are the implications if downsizing is a future consideration? “If the support strains your finances, share those concerns and explain the basis for your decision to cut back or

Fifty-four percent of parents estimate that even though their adult children are not attending school, they provide between $100 and $300 each month in financial support. The research also found 18 per cent of parents have helped their children with the down payment on their first home. Regardless of how much support parents offer, Tracy says it’s crucial to budget for it. “Before helping with a down payment, speak with a financial planner and mortgage expert in tandem to understand the financial implications and, more importantly, to find out if all parties can truly afford to do it,” Tracy said. “If your child has saved a sizable down payment and proven they are ready to take on the responsibility of a mortgage, topping up their down payment could save them thousands of dollars in the long run if you have the means.” 4. Be a role model and teach financial literacy
Tracy and Direnfeld agree that teaching children about money from a very young age can help prevent a cycle of dependency. But, for parents who feel the strain of supporting adult children today, they recommend firm but measured action. “Parents should gradually shift their role from financial aid to financial coach, and help their kids establish a plan to get their expenses under control and pay down debts,” said Tracy. Direnfeld adds that grown children need to understand independence means owning their own consequences, and he says parents should let their children learn this lesson through experience rather than making a decision to support them out of guilt. “Being a role model is only as good as the example you set; let your children see that you hold them accountable for their own decisions,” said Direnfeld. may 31 - jun 14, 2013 metro vancouver new Condo Guide 71

oving homes can feel like an overwhelming task, with packing up all your belongings being the first major challenge. With a few deep breaths and these packing tips, though, you can conquer the move without losing your mind.
›› Before packing

You want to reserve your movers or moving company at least eight weeks prior to your move during busy periods to guarantee availability on moving day. Once you have your movers selected, you can start to pack up your belongings in anticipation of their arrival. Some moving companies will even pack for you, simplifying and streamlining the moving process.
Make sure to use packing paper or bubble wrap to protect fragile belongings – newsprint from newspapers used to wrap items can be messy to clean up. ›› Start packing Once you have determined your moving date, start packing. Box up belongings that you don’t use often and store them somewhere out of the way. Storage areas are usually good places to start because they are not high-traffic areas. If you have kitchen supplies, occasional dishware like fine china, or small appliances that go unused on a daily basis, carefully pack them away a few weeks before the move. Keep a record of what goes into which box so you can find what you need instantly when it comes time to unpack.

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
