Arbutus Ridge Reinventing a landmark // by Susan M Boyce It’s been an icon for more than half a century. Now, the Ridge Theatre and its adjacent bowling alley are about to begin an evolution that will transform them into a new landmark — a landmark that will carry this much loved piece of Vancouver history forward into the 21st century, and beyond.

We check out the master bedroom — a retreat so large that its king-sized bed appears to float in the space.

And although it’s going to be a while till Shine is complete and the couple can move into their new home, Martin says he and Karen have already enrolled their son, Alex, into the local preschool. “This is definitely going to be a move to the cool side of town — we can’t wait.”

Canadians continue to be

confident in housing market Despite cooling conditions in Canada’s housing

Report highlights

market, the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013.

In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the Greater Toronto Area (GTA) and Montreal have stayed steady over the same period.

Provincially, Atlantic Canada has seen the largest increase in buying intentions, jumping by 15 points since the fall.

The report also reveals that perceptions of mortgage affordability have improved since the fall, with a 10 point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments.

“The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and lnvestments, BMO Bank of Montreal.

Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability.

“The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.”

» Vancouver Intent Rises, Calgary Falls: Intentions to buy in Vancouver have increased by 5 points since the fall (58 per cent versus 53 per cent) while intent in the Greater Toronto Area and Montreal has held steady (59 per cent versus 57 per cent). Meanwhile, plans to buy have decreased in Calgary by 13 points since the fall (39 per cent versus 52 per cent). » Under 40 crowd moving on up: Close to half of all homeowners under 40 intend to purchase a larger home within the next five years (46 per cent), and are three times more likely to move to a more expensive rather than a less expensive neighbourhood (24 per cent versus eight per cent). » In Ontario, intentions to buy would not change as a result of a 5 per cent increase in prices. However, a 10 per cent swing would dampen plans to buy by 17 points. » The total percentage of mortgage holders needing to cut spending or dip into savings to make their mortgage payments has decreased by 10 points since last fall (45 per cent versus 55 per cent). » Specifically, the number of mortgage holders making cutbacks to spending on big-ticket purchases has decreased by 9 points in the same period (25 per cent versus 34 per cent). » One-in-five mortgage holders have reduced the amount they are saving in order to afford their mortgage, down from 27 per cent in the fall. » 15 per cent have dipped into their savings to make mortgage payments, down slightly from 17 per cent in the fall.

oving is right at the top of the list of most people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate:

1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck.

Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have

de-cluttering for a move been sitting in the basement or garage for several years after a move.

2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories.

3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your decluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.

4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in or disposed of in a way that doesn’t hurt the environment.

Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations).

5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the off-chance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it.

6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep.’ When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes.

7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

n the past two years, there has been a lot of talk about Transit Oriented Developments (TOD).

It is an initiative that cities have taken active strides in promoting for new developments located around transit. In TOD’s, municipal planning departments try to find the best ways to accommodate residential, retail and office facilities in dense, compact, mixed-use developments that champion pedestrian/cycle-friendly environments and transit ridership over private automobiles. With cities becoming increasingly more populated and showing positive growth in transit ridership, purchasing a home next to a transit hub is a smart move.

However this is only one piece of the overall package.

There are many more factors to consider than being located next to transit.

The home you purchase is likely your biggest and most valuable asset. Therefore, you want to ensure that the builder is reputable with a strong following and established name. Quality construction and smart design is vital both for your enjoyment of the home as well as the long-term investment.

Secondly, you must select a neighbourhood that meets your needs. Transit Oriented Developments are located in cities across Metro Vancouver from Downtown Vancouver, to Richmond and Surrey. Each city has many unique neighbourhood pockets. Typically these neighbourhoods tend to be more urban and usually walkable. For example, MThree in Coquitlam which will be located next to the future Evergreen Line is located in close proximity to Coquitlam Mall, local schools including Douglas College, City Hall, restaurants and parks including Town Centre Park with Lafarge Lake.

Last but not least, you must love the home you are purchasing. It should include the finishes, features and space you are looking for. You may need to compromise on a few items on your wish list (as most of us do) but overall it needs to work for how you live on a daily basis and ideally be a place you are excited to come home to everyday.

Transit Oriented Developments are becoming more and more prevalent in Metro Vancouver. They will create communities that are easily accessible and highly livable in high density areas that would typically just be known for traffic and congestion. This is definitely a positive plan for the future. However it is equally important to search for a home that has the entire package – location near transit, quality builder, great neighbourhood amenities and have the function you need.

With new Transit Oriented Developments being approved fairly regularly now, look at all your options and find the right home for you.

espite what you often hear, buying a home isn’t only about “location, location, location.”

True, this is the time-tested first rule of real estate, but there are other determining factors to consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate.

LOCATION First, what does that old adage really mean? Of course, we’d all love a high-end home in the best neighbourhood, but that’s not always possible. For your own enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately

INFORMATION Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corporation (CMHC), to the local market expertise of your Realtor, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

TIMING Though your home is your primary residence, it is also an investment.

Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be scared – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood.

So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Finding a new home builder you trust

Essential advice from Canada Mortgage and Housing Corp. specialize in particular types of homes or have certain distinctive expertise, such as adult lifestyle design or energy efficiency. And every company does business in its own unique way.

As you look at homes and communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions: » W ho are they? » Do they build a quality home? » What are they like to buy from? » What is their after-sales service like? » W hat’s their reputation, what do others say about them?

When you decide to buy a brand-new home or condo, choosing the right builder is as important as choosing your home. When you purchase a home, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations — for the home and for the buying experience.

What you want to know There are thousands of builders in Canada, ranging from small companies building a few houses a year to large builder-developers constructing thousands of homes annually.

Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods. Others may

Begin your search 01 Check the Homes section and ads in your newspaper [editor's note: And magazines like New Condo Guide!] to find out which companies are building in your area, the types of homes they offer and the prices you can expect.

02 Ask friends, family and coworkers for names of reputable builders they have dealt with.

03 Call or check the website of the Canadian Home Builders’ Association for the names of builders in your area.

04 Visit the websites of builders in your community.

05 Call builders to find out where they are building, or where you can see some of their homes.

06 Check the Yellow Pages.

07 Go to home shows to meet builders and to explore the latest in features and finishes.

08 Visit builders’ sales offices, model suites and communities. As you go through your home search, collect as much information as you can — pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a file of everything that interests you.

09 A lways carry a notebook with you and write down information about the builders and the homes that you see. If you don’t, it can be difficult later to remember the details of a particular home or discussion, or to recall which builder said what.

You may also want to bring a camera along.

When you keep track, it is easier to remember to collect the right information from every builder you visit. It also makes it much easier to compare the companies, their products, their selling process and their reputation, when you are ready to make a decision.

Previous buyers Builders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind you contacting them.

Before you call, make a list of questions you would like to ask, such as:

» In general, what was the builder like to buy from?

Was it a good experience?

» W hat particularly did they appreciate about the company?

What did they not like about it?

» Did they run into any problems, and if so, were the problems solved to their satisfaction?

» Was the home completed on time and on budget? If not, what were the circumstances?

» Were there missing or incomplete items at the time of possession, or items that had to be fixed?

» Were all of their colour selections, upgrades and extras done as requested?

» How was the company’s after-sales service? » Are they happy with their home? If not, why? » Would they buy from the company again? » Would they recommend the company?

You may also want to do a random check of past customers.

Visit communities on a Saturday morning and talk to people who may be outside doing chores, “I’m considering buying a home from such and such builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.

Who's who in home building?

The type of builder you will be looking for depends on the area you live in, and the home you want. Here is a general overview of different types of home-building companies. » Developers are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads, sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also construct the homes, or the lots may be sold to individual home building companies. » Large building companies specialize in building homes in bigger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is usually permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. » Medium-sized companies range from 10 to 50 homes a year, depending on your region. Medium-sized companies can be quite diverse — building in developments as well as on individual lots; constructing single-family dwellings as well as townhouses and other low-rise buildings.

Small-sized companies build under 10, and often less than five homes a year. » Custom builders build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. » Construction contractor is another term for builder.

Most commonly, it is used for companies who are contracted by purchasers to build a home on land they already own. » Manufactured housing builders construct homes in a factory and bring them to the building site as panels, modules or fully completed units. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.

David opens the door to the first suite and I step into… a different world. This home redefines open concept design. The effect is like nothing I’ve seen before. In an instant, the living space has practically doubled to include every square inch of both indoor space and the massive, ground floor patio. No cliché — this is something you really do have to experience to fully appreciate.

As we continue our tour, David points out more of the details that give these homes their character and charm — industrial-inspired barn doors on the closets, bathrooms with vanity mirrors that float against a pebbled frame, storage tucked into unexpected niches, and even gallery-style spot lighting in the kitchen. The main bedroom is an über-cool, semi-loft with more folding glass windows so you could have your sleeping space open to the living room and river views or keep it totally private and secluded. After all, you know choice is good — and so does Aragon.

Best of All Worlds Just when I think I’ve seen all Glasshouse Lofts’ surprises, David has one final innovation to show me — seven exclusive, two-storey penthouse homes. Once again there’s the glass wall to a generously sized balcony, this time looking north across one of Port Royal’s interior parks. “But take a look up here,” he suggests, leading to a set of stairs beside the master bedroom. Impressive enough is the open loft I find at the top of the stairs. Then I spot what appears to be yet another deck.

But closer inspection reveals this is far, far more than just another deck — it’s a private, south-facing, outdoor living room with gas fireplace, and room for eating, dining, and simply relaxing. And did I mention it also has views across the Fraser River?

“These homes really are the best of all worlds,” David says. “Views of the park and the river, skylights, exceptional finishings, plus proximity to transit, schools, and shopping.

It just doesn’t get any better than this.” Agreed.

This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and monthly property taxes.

07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.

Bear in mind that this is a rough estimate.

If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
