THE AGREEMENT OF PURCHASE AND SALE

Buying a brand-new home or condo offers an opportunity to get the home you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The phrase “get it in writing” has never been more important in the case of the new-home or condo purchase, since it outlines everything your new place will have in, on and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a new condo or home is much more complicated than a resale transaction where the property likely already exists, there is no set Agreement
of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements so contracts can vary from one developer to another and from province to province. Before you sign a contract, review it carefully with the representative your buying from and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.look forward to hearing from you.
BUBBLE BURSTING...
Or temporary adjustment to new mortgage rules?
DIANE DUFLOT
EDITOR
Wall2Wall Media Diane.Duflot@wall2wallmedia.com Follow me on Twitter at Twitter.com/DianeDuflotW2W
There is, as always it seems, some debate about the rise and fall of the price of real estate in the Vancouver market. Although some see a recent lowering of prices as an indication that the bubble has burst in our market, many experts attribute the change to last year’s change in mortgage rules, which this issue’s BMO report on the first anniversary of the new mortgage rules points out includes “reducing the maximum amortization to 25 years from 30 years and lowering the amount of equity that can be borrowed against a home from 85 per cent to 80 per cent of the property’s value.” The majority seems to believe that this is a small blip in a generally positive turn. It seems, to me, undeniable that the need to build new
10 METRO VANCOUVER NEW CONDO GUIDE JUL 26 - AUG 9, 2013
residential properties will continue to grow alongside Vancouver’s everincreasing population. Supply has by no means eclipsed demand in our city, and the developments that continue to contribute to our city are a boon to homebuyers, who have come to expect the very best. Developers are keenly aware of these expectations and continue to outdo themselves when in comes to the quality of design and the extent of luxury features attached to their projects. There really is something for everyone in Vancouver’s housing market, and at New Condo Guide we’re happy to set homebuyers off on the right foot, whether they are buying their first home or the home they plan on retiring in.

reconfigured with larger-than-average suites, this is one of the first condominiums to be built in the Dunbar neighbourhood for many years. A four-storey, mixed-used building offering one-, two- and three-bedrooms floorplans in addition to garden homes and penthouses, 5555 Dunbar’s upscale features include hardwood flooring, quartz counters, and nine-ft. ceilings. located in Gastown. Offering a total of 61 homes with floorplans ranging from one-bedroom to two and den, as well as a limited collection of loft-suites, InGastown is also surprisingly affordable. Prices start at $269,900 and more than 60 per cent of all suites are below $300,000. Even better, thanks to a strategic partnership with VanCity, all you need to secure a home is two per cent down — that’s $6,000 on a $300,000 home. The remaining three per cent down payment can be financed over the period till completion — typically $300 to $500 per month. COVER STORY
3 CIVIC PLAZA SURREY’S URBAN FUTURE // BY SUSAN M BOYCE
A further testament to homebuyers’ belief in the Surrey City Centre neighbourhood is seen in the numbers. All five penthouses were sold in less than three months — the largest of them commanding a recordbreaking price in the neighbourhood of $1.289 million. David is quick to add, however, that while all 3 Civic Plaza homes feature the same high level of quality, a diverse selection of sizes, and prices, are still available. “We have homes from the low $200,000s right to $1 million. “The range is astonishing — there truly is something for everyone.” At the Heart of a New Urban Centre 3 Civic Plaza’s list of sophisticated, urban attributes is an impressive one. Not only is it Surrey’s first luxury an elegance or refinement of living, rich and superior in quality. Also, 3 Civic Plaza in Surrey’s dynamic City Centre neighbourhood. “Our idea to offer premium hotel quality homes at this one-of-a-kind location has been validated by the overwhelming response to our initial release in May,” says David Laulainen, director of communications and business development with Century Group. “A recent purchaser survey showed 75 per cent of buyers are end users who plan to call 3 Civic Plaza their full-time home. Clearly the location combined with the quality and larger than average suites are resonating with people. One of our purchasers actually said it best: this is a fantastic opportunity to be part of the new Surrey.”
LUXURIOUS: (ADJ.) CONDUCIVE TO SUMPTUOUS LIVING,

hotel and residences, but at 52 storeys, 3 Civic Plaza also lays claim to being the tallest residential building south of the Fraser River— and throughout Metro Vancouver, only Shangri-La is higher — and an iconic, third anchor point for Surrey’s brand new Civic Plaza. It’s also the Metro Vancouver’s only luxury hotel resident directly on a SkyTrain line — true hop-on-hop-off convenience located quite literally at your front door. In a dramatic departure from tradition, 3 Civic Plaza’s lobby will be an open, flowing extension of the plaza itself — a space that invites visitors and homeowners alike to pause for a spontaneous coffee, meet friends for dinner and drinks, or simply hang out and enjoy being part of a community that celebrates diversity. Visually anchoring the entire building, this unabashedly grand space will be open, airy, and filled with natural light and activity. Celebrate Your Community Inside, 3 Civic Plaza is pure 21st Century upscale: sleek modernist finishings, lavish use of granite, nine-ft. ceilings, international hotel-inspired ensuites. In short, everything you’d expect from a world-class hotel. But make no mistake, there’s already an engaging sense of community. “We’ve seen families and groups of friends come into the presentation centre together,” David says. “Last weekend, there was a mother and father who purchased a suite for their son, and then decided to buy one for themselves.” He grins. “Mind you, they did buy their suite on a different floor.” The village style ambiance, too, is capturing hearts. “Buyers of all ages tell us they appreciate knowing that no matter what time they decide to go for a walk or a late night snack, there will be people out and about,” David says.
Amazing Value And here’s yet another cool bonus. Because Century Group will own and operate the hotel themselves, services like housekeeping, concierge and room service are already in place for the hotel component. Translation: everyone who lives here will be able to access them on a fee-for-service basis. “So if you have unexpected guests and simply don’t feel like cleaning or cooking, you don’t even have to walk outside — just pick up the phone, make a call, and it’s all taken care of,” David says. Plus it means that while homes here are big, strata fees are expected to be 30 to 35 per cent lower than other buildings in the area. Sweet. Experience for Yourself 3 Civic Plaza offers 353 premium residences located just south of 104th Ave. on City Parkway (next to the Surrey Central SkyTrain Station) in Surrey. The 5,000-sq.-ft. presentation centre with two fully furnished display homes are open 1 – 6 p.m. Monday through Thursday and weekends noon to 5 p.m. (closed Fridays) at 10277 King George Blvd. For more information, visit 3CivicPlaza.ca or call 604.951.3331. QUICK TIPS
// BY HELLEN BUTTIGIEG
ORGANIZE YOUR HOME THIS SUMMER
S
ummer is here — hurray! If you can learn to stay on top of cleaning and organizing your home, you’ll give yourself more time to enjoy the weather and your family and friends.
Hellen Buttigieg, CPO, is a Certified Professional Organizer, life coach, TV host and owner of We Organize U. Visit her website, WeOrganizeU.com, for a free e-Book on how to find more time, energy and inner peace. Contact Hellen at 905.829.2219 or info@WeOrganizeU.com
CHANGE THE SETTING If you can’t seem to get started when it comes to sorting through your piles of paper, gather them up in a box and take them outside. Choose a beautiful day, sit on your balcony, and go through them. Or take them to a friend’s house and keep each other company over a glass of iced tea as you each go over your paperwork. Changing the environment where you do your organizing may make it less of a chore. QUICK CLEAN-UP ROUTINE FOR THE WHOLE FAMILY Provide a personalized bin for each member of the family for things that don’t belong in the common rooms. Determine a regular time to do a quick tidy-up daily (perhaps just after dinner or before bed). Each person is responsible for picking up their own things and placing them in their bin. Once a week (or when the bin is full), each person empties his or her bin by returning things to their rightful home. When the job of keeping the home tidy is shared by all and spread throughout the week, it frees up family time on the weekend and everyone benefits. LISTEN TO SOME TUNES Listening to music makes tasks feel like less of a chore, relieving stress and increasing enjoyment. Put on your favourite high-energy tunes while you clean and organize. Some people even pay their bills while listening to music — they report it takes their mind off financial stress and makes the job less daunting. Challenge yourself to finish the task after a certain amount of songs to increase your efficiency and make it more fun. TAKE A WALK Getting outside in nature can be extremely relaxing. Going for a walk with a friend makes it even more beneficial to both our emotional and physical health and well-being. Rather than going out for lunch, consider going for a walk together instead. You’ll be nurturing your friendship and relieving stress at the same time. FRESHEN YOUR WARDROBE Now is a great time to evaluate last season’s wardrobe.
Were there any clothing items you didn’t wear? Why didn’t you wear them? If it was because they needed dry cleaning or repair, put them in your car right now and deliver them to the cleaners. If it was because they didn’t fit, didn’t work with your lifestyle or felt uncomfortable, take them to charity today. If you didn’t wear them last year, chances are you won’t wear them this year either. Weeding out your wardrobe now will make you feel lighter and create some breathing space for your summer clothes. 22

Mortgage smarts
separating fact from fiction for first-time buyers
I
Peter Kinch is an award-winning mortgage broker and best-selling author of The Canadian Real Estate Action Plan Visit peterkinch.com or contact him at peter@peterkinch.com
f you’re a first-time homebuyer, you’re hearing a lot of talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will the new mortgage rule changes affect me? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and more — which got me thinking about the next wave of first-time homebuyers, and what pearls of wisdom I could bestow on them. I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed the story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25-year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty...” Here are a few things that I’ve learned about real estate 1 Real estate has peaks and valleys, but there has never been a future peak that is
lower than the past one. Just give it time.
2 Time is your ally. Time can turn any bad real estate decision into a good one. 3 Equity is your safety net. It can supplement a pension and give you financial
options in later years.
4 Your mortgage is a forced savings program.
Your house is worth more than the day you bought it — regardless of what happened during the years in between. 30
Your mortgage is paid off, and your house is worth more than the day you bought it — regardless of what happened during the years in between. So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things
›› I’m sure glad I bought that first house, or ›› I wish I had just bought something back in 2013 A lot of people are in this situation today and paralyzed by all the noise around them. And in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today? New mortgage rules
Yes, there are new mortgage rules that have been implemented over the past few years, but in some respects, this could be to your advantage. Many first-time homebuyers are unaware that you can still buy a home with as little as five per cent down. The main rule change that impacts your ability to afford a home is that you can no longer access a 30-year amortization. Your payments will now be determined based on you paying off that mortgage over a maximum 25-year period. Although this does make your payments a little higher in the beginning, it increases the amount of equity you build with each payment (remember your forced savings plan). In addition, the rule changes imposed by the government have had the exact effect they were hoping to accomplish, which was to slow what was becoming an overheated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within your range. Global uncertainty
There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options — your own employment future. The key to creating long-term wealth in real estate through equity is your ability to
afford your monthly mortgage payments and making them consistently over a long period of time — regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: ›› Y our mortgage is paid off, and ›› Your house is worth more than the day you bought it — regardless of what happened during the years in between. So if you’re a first-time homebuyer in 2013, here’s my advice to you: create a budget that you can afford and be comfortable with. Buy a home that does not put a strain on your budget. Focus on taking baby steps and don’t get overwhelmed by the big picture. Make the monthly payments into that forced savings program called a mortgage, and then let time be your friend and real estate will do what it has done for many generations before — eventually go up as your mortgage goes down — and that is what we call “creating equity.” And then maybe, just maybe, as you’re about to celebrate your first half century on this planet, you‘ll look back and say, “I’m glad I got started in 2013.”

Another way I am able to ensure funds are spent in the best possible way for my clients is in the careful use of colour and pattern. hen new clients starts working with us, one of the first conversations we have is about their budget. It’s important that we know what the total allocated funds are for a project so priorities can be made and funds distributed accordingly. For projects large or small, there will always be a bottom line. With experience, I’ve learned a few ways to maximize budgets of all sizes, to deliver a finished room that helps my clients enhance their quality of life. The first way I help my clients maximize their budget is through defining their priorities. In one of our first conversations, I ask clients to name five things they want to see changed in their space, and to list them in sequential order. We do this at the very beginning to ensure we are making the best decisions with the funds available. Listing priorities forces clients to narrow their focus and ensure those five things are top quality. Even in the largest of budgets, unexpected situations can occur. Focusing on a limited list of “must-haves” for a project helps to ensure quality pieces can be acquired to serve the individual needs of the users. The second way I ensure my clients’ dollar is spent wisely is by working with experienced trades. Experienced trades will often point out ways to save my clients’ money. For example, when I design custom cabinetry or wall units, my millworker will advise small alterations that won’t impact the overall aesthetic, but will save the client money because it uses slightly less material and produces less waste. In
addition, experience has shown me that seasoned trades make fewer mistakes. It doesn’t mean they don’t make any mistakes — but experience is a great teacher. Another way I am able to ensure funds are spent in the best possible way for my clients is in the careful use of colour and pattern. For example, installing patterned wallpaper on a feature wall, while it may not seem like a cost-saving solution, will reduce the need for art or other pattern in the room. On a similar note, I wrap many of the small spaces I design in deep, saturated hues. I find that a bold colour choice makes such a strong statement that other elements used in the room can be more demure. Moreover, a technique I have used in spaces with more limited budgets is to emulate the look of wallpaper with paint. Stripes or stencils and a bit of sweat equity can yield stunning results. The final way I help clients get the most out of every purchase is through being resourceful and thinking outside the box in regard to materials. I’m currently working on a project where the budget would not allow for wallpaper, as window coverings were higher on the list of priorities. Working with a window covering specialist from Budget Blinds, we selected a patterned roller shade that provides the function needed for the large windows, and when pulled down, injects the pattern that is achieved with wallpaper. With the large expanse of windows I am dealing with in this situation, I get form and function in one purchase. jul 26 - aug 9, 2013 metro vancouver new Condo Guide 35

WHERE ART & HOME INTERSECT Q&A with Payam Imani // BY SUSAN M BOYCE John Ferrie’s whimsical interpretation of the Shine condominium is the first commissioned art piece in Golden Globe Construction’s local art program
1
2 Payam Imani, Golden Globe Construction president
PABLO PICASSO HAS BEEN QUOTED AS SAYING “the purpose of art is to wash the dust of daily life off our souls.” Oscar Wilde considered art to be “the unique result of a unique temperament,” while for dancer Twyla Tharp art is “the only way to run away without leaving home.” However you choose to define its value, there’s little doubt we Vancouverites love our art. Neighbourhoods like South Main and The Drive where creatives congregate are enjoying a booming popularity, and ever more residential developments are incorporating onsite art into their buildings and landscapes. This issue, New Condo Guide chats with Payam Imani, president of Golden Globe Construction, about some of the many benefits this partnership between art and residential construction brings to all involved. Q Why do you believe it’s important to include art in our living spaces? A I love art, but for me it’s not so much about a tangible value as the fact art helps enrich both a culture and the individuals in that culture. Just look at all the different expressions of art. Initially people often think of art as being simply paintings, sculptures, or photography. But you can find art everywhere — even graffiti can be really cool. Q You’ve made a commitment to commission pieces from local artists and display them at Shine, the condominium project you’re building in South Main, even though you had no city-mandated requirement
1
42 METRO VANCOUVER NEW CONDO GUIDE JUL 26 - AUG 9, 2013
to do so. Why did you choose to make this voluntary art program a priority? A During the approval process for Shine, we talked with many of the local residents and businesses. One of the concerns they expressed repeatedly was that some of our talented, well-established local artists feel they’re starting to get pushed out of the SoMa neighbourhood because they can no longer afford it. As developers, we don’t want to see that happen because these artists are part of what makes South Main such a desirable, eclectic neighbourhood — an area with it’s own vibe and micro-culture. Our goal is to help grassroots artists maintain a presence in their own neighbourhood. By purchasing these commissions, we’re able to support these artists financially 2
Q You’ve said you want to significantly expand this art program. What’s the long term vision? A We plan to have a different group of artists on display every three or four months. They will be very diverse, so people are going to be surprised each time they come into the presentation centre. Then once Shine is built, we’ll hang the art on a rotating basis throughout the building — meaning no matter what floor you live on, you’ll eventually see all of the pieces. We believe this approach will go a long way to engage the residents, to make a statement that Shine is more than just a condo, it’s a cool place to live. We’re also encouraging the strata to keep one of the ground-level commercial spaces as a dedicated artists’ space. Just think how amazing it would be for the owners to have a gallery right in their own building.
3
Any final comments? I hope this initiative will be the beginning of a trend that sees more developers step up and voluntarily respond to the unique culture and creativity of the neighbourhoods they go into. In the South Main neighbourhood, we’re supporting visual artists, although in another area it might be a totally different creative endeavour — perhaps fashion or computer design. And while our commissions probably won’t change the lives of these artists, if they make the community more aware of the artistic gems found right within their neighbourhoods, then I believe the program will have been successful. Q
A

as well as give them exposure to a broader audience. When visitors see these pieces, it makes them more mindful of the fact that within a radius of just several blocks there’s a wealth of exceptional, local art that can be purchased for a fraction of the cost of going through a gallery — and all the proceeds go directly to the artist.
The Shine presentation centre and art gallery are located at Main and Sixth Ave. in Vancouver. For more information, visit liveatshine.com or call 604.874.7478.

4
Q Your first commission is a painting of the Shine building done by John Ferrie who has his studio just down the street. That canvas is now on display in the presentation centre and will ultimately be hung in the building itself. How did John come to be the first artist in your program? A I met John a few months ago at a spin class of all things. I fell in love with his art because it’s so whimsical that you just can’t help smiling whenever you see it. But yes, we’ve also commissioned work from local photographer Roscoe Steve and will soon be working with a comic artist, Stephen Sadowski. JUL 26 - AUG 9, 2013 METRO VANCOUVER NEW CONDO GUIDE 43

BUYING PRESALE VS MOVE-IN READY
W
hen your heart is set on buying a brand new home with a certain budget, the next big question to answer is when to move in. In today’s market, a variety of new communities are complete and ready to welcome homeowners within the next week or few months. On the other hand, some new residential developments offer presale two to three years in advance of completion. Ultimately, this choice of timing depends on what works for you, your personal situation and preferences:
Advantages of buying presale Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm. Together with his experienced and dedicated team of sales, marketing and administration professionals, he has transacted more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.com or follow him on Twitter @mac_marketing
Early Selection. If you have specific preferences in home style (top floor, corner home, etc) or require modifications, buying a home before construction is usually the best way to go. During presales, buyers also have the choice of colour schemes and/or various options such as wood flooring. In some neighbourhoods, builders offer a menu of upgrades to customize your home right down to your appliances, plumbing fixtures, lighting and cabinetry. Delayed Mortgage. Presale will work best for you if you are planning to build up your finances over a few years to work towards your final downpayment. Not starting your mortgage right away also allows flexibility if you need to sell your existing home or hunt around for the best financing. Buying presale is also a great way to ease into homeownership, especially for first time buyers.
Advantages of move-in ready homes See What You Get. If visualizing a floorplan is difficult for you, touring the exact new home will give you certainty of the final layout, colour scheme, size, and views. You will also have a chance to experience the finished building and how the architecture, landscaping and amenities work together to create a new and livable community. Enjoy Your Home Immediately. Finding your new home is exciting, but even more exciting when you can enjoy it the very next day. This situation is very beneficial for growing families who need more space, or downsizers who require immediate one level living. Moreover, moving into a newly completed communities with retail stores gives you the benefit of having immediate conveniences at your doorstep.
In the Lower Mainland there are a number of options no matter what kind of timing is right for you. We have new communities where you can move in right away such as Vantage by Embassy in Brentwood, Avra by Epta Properties in White Rock, Pinnacle Living False Creek in Vancouver and a multitude of others. Additionally, if presale better suits your needs, you can find virtually any time frame. Modern by Amacon is scheduled for late 2014, Harmony by Townline Properties in Richmond is likely completing in the Fall of 2015 and if you are comfortable with even more time, MThree by Cressey in Coquitlam just started construction and is scheduled to be ready in the Winter of 2016, just to name a few. jul 26 - aug 9, 2013 metro vancouver new Condo Guide 45

The New Luxury Series at River Park Place Building community // By Diane Duflot
s
et amidst a completely redesigned waterfront with renewed riverfront parklands and paths and only minutes away from the Canada Line Richmond’s Oval Village neighbourhood — so named because it surrounds the Olympic Oval — is quickly become a thriving community. Shops, restaurants and other amenities are quickly springing up here and it is mere minutes away from the Canada Line, the airport and all the major thoroughfares that connect it to Vancouver and the Lower Mainland. River Park Place by Intracorp, a collection of condos ranging from one-to three-bedroom, as well as two-bedroom townhomes is ideally situated within this community. In order to further foster community and to showcase all that this project has to offer, River Park Place is hosting a series of summer events in their amenities spaces. Barrett Sprowson, director of sales, along with the River Park Place sales team, is excited for the opportunity to share this budding community’s lifestyle with potential buyers: “This project has so many amenities to offer future residents, and we are really looking forward to sharing these with the community.” “We held our second event this past weekend, on Saturday, July 20th,” he explains. “It was a series of three half-hour workshops with Ian Lai, urban agriculture consultant, on how to plant an edible garden on your own condo balcony or in a community garden plot. It was a great success!” This coming Saturday, July 27th, at noon, the Fireside Quintet will be playing and sharing tips on how to master the musician’s craft. “The building has a rehearsal space, 46 metro vancouver new Condo Guide jul 26 - aug 9, 2013
perfect for jam sessions if you’re in a band, or if you would rather that your kids weren’t practicing within earshot!” laughs Barrett. After this, on Saturday August 10th, there will be a Basketball Scrimmage at the River Park Place Sales Centre. Barrett points out that the development has the uncommon amenity of an indoor basketball court, which is sure to be a draw to local athletes who already spend plenty of time practising at the Richmond Oval. On Saturday, August 17th, at noon, a chef will be coming in to teach grilling techniques that are sure to come in handy for future residents when they want to entertain on their patio or balcony. The final event in the summer series, a daylight yoga session, will be held on Saturday, August 24th, at 1:00 p.m. “Bring a mat and join us for what is sure to be a relaxing finale to our summer events,” says Barrett, pointing out that “yoga aficionados will also have a place to work out at River Park Place in our dedicated Yoga Mezzanine.” River Park Place Sales Centre opens every day from noon – 5 p.m., except Fridays, at 7100 Elmbridge Way in Richmond. For more information or to register for any of these upcoming events visit www. riverparkplaceliving.ca, email riverparkplaceliving@intracorp.ca or phone 604.282.7838.

MThree by Cressey Above the rest

he sun shone and the mood was decidedly celebratory as Coquitlam’s Mayor Richard Stewart joined Cressey’s Hani Lammam, vice president, and Jason Turcotte, development manager, at the groundbreaking celebration for MThree. At 42 storeys and covering an entire city block, MThree will not only complete Cressey’s spectacular Metropolitan Residences master-planned community, but it will also become the city’s tallest tower — a distinction Mayor Stewart believes it will hold for many years. And there’s no question MThree resonates with a diverse range of savvy homebuyers. “The sales success for MOne and MTwo has been phenomenal,” Hani acknowledges. “MThree is clearly following that same trend. Well over 1,000 people have chosen to make Metropolitan Residences their home, and over 240 of the residences in MThree are already sold.”
Well over 1,000 people have chosen to make Metropolitan Residences their home. Hani Lammam Exceptional Living
Like many MThree homebuyers, Gloria and Joseph say they were impressed by the quality, intelligently designed floorplans, and, of course, the famous CresseyKitchen™. “The kitchen is… well it’s amazing,” Gloria says. “There’s so much storage space I’ll be able to keep everything I’m not using tucked away and out of sight. And with our eating bar, it feels so open that the kitchen really becomes part of the whole living space.” For Joseph, MThree’s location just across the street from Coquitlam Centre and
walking distance to hundreds of amenities, including the upcoming Evergreen Line, plus the Cressey reputation were high on his list of “oh wow” factors. “I’ve definitely heard lots of good things about Cressey,” he says, giving Gloria a smile filled with warmth and affection. “We’re starting a new life together, so having that peace of mind is even more important to us.” At the Top of Metro Vancouver
And here’s yet another special feature — MThree’s dazzling Summit Club. Located on the top two floors, this 9,000-sq.-ft. clubhouse is focused around a two-level atrium with soaring, 30-ft. ceiling and floor-to-ceiling, stained-glass art wall. Naturally, the Summit Club will have a state-of-the-art gym, but you’ll also find a yoga studio, table tennis and foosball here, plus a communal dining table and chef’s demonstration kitchen. And for music enthusiasts there’s a baby grand piano in the lounge and a soundproofed music room for practice, lessons or spontaneous jamming sessions. In other words, everything you need is truly just outside your door. The MThree presentation centre and display home are open noon to 5 p.m. daily except Fridays at 2992 Glen Dr. in Coquitlam. A selection of over 75 homes remains, including the exclusive Penthouse Collection, so be sure to visit soon. For more information visit liveatmthree.com or call 604.472.9555.

BMO: First Anniversary of New Mortgage Rules
Changes have not affected timeline for two-thirds of first-time buyers
Frances Hinojosa, mortgage expert, BMO Bank of Montreal, noted that choosing a shorter amortization is the most responsible approach to home financing: “It’s something we have been encouraging our customers to consider for years, as it means becoming debt-free sooner.” According to Doug Porter, chief economist, BMO Capital Markets, the new mortgage rules have helped contribute to a soft landing in the real estate market. “While Canadian home sales weakened markedly at the time of the mortgage changes a year ago, they have since stabilized and have even partially recovered in recent months,” said Porter. “For instance, Vancouver saw its home sales rise 12 per cent year over year in June.” The survey, conducted by Pollara, also revealed the following regional differences among first-time homebuyers across Canada:
the most recent changes to mortgage rules in Canada passes, a BMO Bank of Montreal report reveals how the new measures have affected first-time homebuyers. The rule changes for governmentinsured mortgages — which went into effect July 9, 2012 — include reducing the maximum amortization to 25 years from 30 years and lowering the amount of equity that can be borrowed against a home from 85 per cent to 80 per cent of the property’s value. According to the survey, 66 per cent of first-time buyers indicate that the recent changes have not affected their timeline for buying their first home. 19 per cent said the changes have prompted them to wait longer to buy, while 14 per cent will buy sooner. The report also noted the average amount first-time homebuyers plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent). As the one-year anniversary of

“First-time buyers should stress-test their mortgage to ensure they are well financially prepared for homeownership and a potential upswing in interest rates — not only to manage costs, but also to pay off their mortgage as soon as possible,” added Hinojosa. “Determining what your mortgage payments and overall costs of homeownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.” Hinojosa noted that first-time homebuyers can get a head start on planning by getting pre-approved for a mortgage before setting out to find the perfect home. 223 North
s
Hot location, cool homes // By Susan M Boyce
ophisticated and boasting an edgy, urban dynamic, 223 North is poised to change condominium living in downtown Maple Ridge. In other words, get set to be wowed big time because these homes are definitely something new and different. Interiors with Pizzazz
The surprises begin as soon as I step through the door into 223 North’s two-bedroom showhome. Large-format tiles create the impression of an elegant foyer that morphs seamlessly into an open-concept kitchen. But here’s the twist: they look so much like marble I actually have to touch them before I believe they’re easy-care porcelain. It’s no ordinary kitchen either. High-gloss acrylic cabinetry in a vertical striped pattern inspired by the exotic look of zebrawood creates a dramatic contrast to the spacious, white quartz counters and stainless steel appliances. I pull open a couple of drawers and, sure enough, they’re all soft close — bonus. Then there’s the living/dining room — a welcoming, sunny space with big windows, wide-plank laminate flooring and a generous balcony where even here on the second floor I get a peek-a-boo glimpse of the Fraser River. I’m betting the top floor views are amazing. The entire ambiance seems to say “sit down, put your feet up, relax.” Still, I’m eager to check out a couple of 223 North’s other floorplans. First stop is a junior one-bedroom with sliding glass doors around the sleeping area, tons of storage space and a balcony 60 metro vancouver new Condo Guide jul 26 - aug 9, 2013
almost as big as the two-bedroom I just left. The kitchen has a cleverly angled kitchen counter that maximizes functionality and keeps the flowing interconnectivity uninterrupted. And, finally, there’s a one and den with an intriguing curved glass wall in the bedroom and a huge walk-in closet in addition to the regular sliding-door version — smart design as well as good looks. In this home I find yet another twist on dramatic impact — high-gloss, white cabinetry in an abstract interpretation of vertical-grained oak. Very cool, very different. Grab One While You Can
“People are so excited now that they can actually experience these homes in real life,” says project marketer Courtenay Edwardes. “And with only 43 homes in total, interest has been skyrocketing.” The 223 North presentation centre and display home are now open at 22320 Lougheed Hwy. in Maple Ridge. When you visit, be sure to check out the community’s roof top deck with mountain and river views. Priced from just $149,900, meaning you can own for as little as $429/month. Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
62 metro vancouver new Condo Guide jul 26 - aug 9, 2013
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
