Buying a brand-new home or condo offers an opportunity to get the home you really want. It can be a dream come true and an investment for the future, but don’t forget, it’s also a legal transaction. The phrase “get it in writing” has never been more important in the case of the new-home or condo purchase, since it outlines everything your new place will have in, on and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a new condo or home is much more complicated than a resale transaction where the property likely already exists, there is no set Agreement

of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements so contracts can vary from one developer to another and from province to province. Before you sign a contract, review it carefully with the representative your buying from and ask questions to make sure you fully understand what’s in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.look forward to hearing from you.

There is, as always it seems, some debate about the rise and fall of the price of real estate in the Vancouver market. Although some see a recent lowering of prices as an indication that the bubble has burst in our market, many experts attribute the change to last year’s change in mortgage rules, which this issue’s BMO report on the first anniversary of the new mortgage rules points out includes “reducing the maximum amortization to 25 years from 30 years and lowering the amount of equity that can be borrowed against a home from 85 per cent to 80 per cent of the property’s value.” The majority seems to believe that this is a small blip in a generally positive turn. It seems, to me, undeniable that the need to build new

residential properties will continue to grow alongside Vancouver’s everincreasing population. Supply has by no means eclipsed demand in our city, and the developments that continue to contribute to our city are a boon to homebuyers, who have come to expect the very best. Developers are keenly aware of these expectations and continue to outdo themselves when in comes to the quality of design and the extent of luxury features attached to their projects. CHANGE THE SETTING If you can’t seem to get started when it comes to sorting through your piles of paper, gather them up in a box and take them outside. Choose a beautiful day, sit on your balcony, and go through them. Or take them to a friend’s house and keep each other company over a glass of iced tea as you each go over your paperwork. Changing the environment where you do your organizing may make it less of a chore. QUICK CLEAN-UP ROUTINE FOR THE WHOLE FAMILY Provide a personalized bin for each member of the family for things that don’t belong in the common rooms. Determine a regular time to do a quick tidy-up daily (perhaps just after dinner or before bed). Each person is responsible for picking up their own things and placing them in their bin. Once a week (or when the bin is full), each person empties his or her bin by returning things to their rightful home. When the job of keeping the home tidy is shared by all and spread throughout the week, it frees up family time on the weekend and everyone benefits. LISTEN TO SOME TUNES Listening to music makes tasks feel like less of a chore, relieving stress and increasing enjoyment. Put on your favourite high-energy tunes while you clean and organize. Some people even pay their bills while listening to music — they report it takes their mind off financial stress and makes the job less daunting. Challenge yourself to finish the task after a certain amount of songs to increase your efficiency and make it more fun. TAKE A WALK Getting outside in nature can be extremely relaxing. Going for a walk with a friend makes it even more beneficial to both our emotional and physical health and well-being. Rather than going out for lunch, consider going for a walk together instead. You’ll be nurturing your friendship and relieving stress at the same time. FRESHEN YOUR WARDROBE Now is a great time to evaluate last season’s wardrobe.

Were there any clothing items you didn’t wear? Why didn’t you wear them? If it was because they needed dry cleaning or repair, put them in your car right now and deliver them to the cleaners. If it was because they didn’t fit, didn’t work with your lifestyle or felt uncomfortable, take them to charity today. If you didn’t wear them last year, chances are you won’t wear them this year either. Weeding out your wardrobe now will make you feel lighter and create some breathing space for your summer clothes. 22

f you’re a first-time homebuyer, you’re hearing a lot of talk in the real estate market these days. Will prices go up? Will the market crash? Will I ever be able to afford a house? How will the new mortgage rule changes affect me? How will I ever pay off this debt? It’s easy to get caught up in all the noise, but harder to separate the fact from the fiction. As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and more — which got me thinking about the next wave of first-time homebuyers, and what pearls of wisdom I could bestow on them. I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed the story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25-year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty...” Here are a few things that I’ve learned about real estate 1 Real estate has peaks and valleys, but there has never been a future peak that is

lower than the past one. Just give it time.

2 Time is your ally. Time can turn any bad real estate decision into a good one. 3 Equity is your safety net. It can supplement a pension and give you financial

options in later years.

4 Your mortgage is a forced savings program.

Your house is worth more than the day you bought it — regardless of what happened during the years in between. 30


Your mortgage is paid off, and your house is worth more than the day you bought it — regardless of what happened during the years in between. So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things

›› I’m sure glad I bought that first house, or ›› I wish I had just bought something back in 2013 A lot of people are in this situation today and paralyzed by all the noise around them. And in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today? New mortgage rules

Yes, there are new mortgage rules that have been implemented over the past few years, but in some respects, this could be to your advantage. Many first-time homebuyers are unaware that you can still buy a home with as little as five per cent down. The main rule change that impacts your ability to afford a home is that you can no longer access a 30-year amortization. Your payments will now be determined based on you paying off that mortgage over a maximum 25-year period. Although this does make your payments a little higher in the beginning, it increases the amount of equity you build with each payment (remember your forced savings plan). In addition, the rule changes imposed by the government have had the exact effect they were hoping to accomplish, which was to slow what was becoming an overheated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within your range. Global uncertainty

There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options — your own employment future. The key to creating long-term wealth in real estate through equity is your ability to

afford your monthly mortgage payments and making them consistently over a long period of time — regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: ›› Y our mortgage is paid off, and ›› Your house is worth more than the day you bought it — regardless of what happened during the years in between. So if you’re a first-time homebuyer in 2013, here’s my advice to you: create a budget that you can afford and be comfortable with. Buy a home that does not put a strain on your budget. Focus on taking baby steps and don’t get overwhelmed by the big picture. Make the monthly payments into that forced savings program called a mortgage, and then let time be your friend and real estate will do what it has done for many generations before — eventually go up as your mortgage goes down — and that is what we call “creating equity.” And then maybe, just maybe, as you’re about to celebrate your first half century on this planet, you‘ll look back and say, “I’m glad I got started in 2013.”

hen new clients starts working with us, one of the first conversations we have is about their budget. It’s important that we know what the total allocated funds are for a project so priorities can be made and funds distributed accordingly. For projects large or small, there will always be a bottom line. With experience, I’ve learned a few ways to maximize budgets of all sizes, to deliver a finished room that helps my clients enhance their quality of life. The first way I help my clients maximize their budget is through defining their priorities. In one of our first conversations, I ask clients to name five things they want to see changed in their space, and to list them in sequential order. We do this at the very beginning to ensure we are making the best decisions with the funds available. Listing priorities forces clients to narrow their focus and ensure those five things are top quality. Even in the largest of budgets, unexpected situations can occur. Focusing on a limited list of “must-haves” for a project helps to ensure quality pieces can be acquired to serve the individual needs of the users. The second way I ensure my clients’ dollar is spent wisely is by working with experienced trades. Experienced trades will often point out ways to save my clients’ money. For example, when I design custom cabinetry or wall units, my millworker will advise small alterations that won’t impact the overall aesthetic, but will save the client money because it uses slightly less material and produces less waste. In


addition, experience has shown me that seasoned trades make fewer mistakes. It doesn’t mean they don’t make any mistakes — but experience is a great teacher. Another way I am able to ensure funds are spent in the best possible way for my clients is in the careful use of colour and pattern. For example, installing patterned wallpaper on a feature wall, while it may not seem like a cost-saving solution, will reduce the need for art or other pattern in the room. On a similar note, I wrap many of the small spaces I design in deep, saturated hues. I find that a bold colour choice makes such a strong statement that other elements used in the room can be more demure. Moreover, a technique I have used in spaces with more limited budgets is to emulate the look of wallpaper with paint. Stripes or stencils and a bit of sweat equity can yield stunning results. The final way I help clients get the most out of every purchase is through being resourceful and thinking outside the box in regard to materials. I’m currently working on a project where the budget would not allow for wallpaper, as window coverings were higher on the list of priorities. Working with a window covering specialist from Budget Blinds, we selected a patterned roller shade that provides the function needed for the large windows, and when pulled down, injects the pattern that is achieved with wallpaper. PABLO PICASSO HAS BEEN QUOTED AS SAYING “the purpose of art is to wash the dust of daily life off our souls.” Oscar Wilde considered art to be “the unique result of a unique temperament,” while for dancer Twyla Tharp art is “the only way to run away without leaving home.” However you choose to define its value, there’s little doubt we Vancouverites love our art. Neighbourhoods like South Main and The Drive where creatives congregate are enjoying a booming popularity, and ever more residential developments are incorporating onsite art into their buildings and landscapes. This issue, New Condo Guide chats with Payam Imani, president of Golden Globe Construction, about some of the many benefits this partnership between art and residential construction brings to all involved. Q Why do you believe it’s important to include art in our living spaces? A I love art, but for me it’s not so much about a tangible value as the fact art helps enrich both a culture and the individuals in that culture. Just look at all the different expressions of art. Initially people often think of art as being simply paintings, sculptures, or photography. But you can find art everywhere — even graffiti can be really cool. Q You’ve made a commitment to commission pieces from local artists and display them at Shine, the condominium project you’re building in South Main, even though you had no city-mandated requirement

to do so. Why did you choose to make this voluntary art program a priority? A During the approval process for Shine, we talked with many of the local residents and businesses. One of the concerns they expressed repeatedly was that some of our talented, well-established local artists feel they’re starting to get pushed out of the SoMa neighbourhood because they can no longer afford it. As developers, we don’t want to see that happen because these artists are part of what makes South Main such a desirable, eclectic neighbourhood — an area with it’s own vibe and micro-culture. Our goal is to help grassroots artists maintain a presence in their own neighbourhood. By purchasing these commissions, we’re able to support these artists financially 2


Q You’ve said you want to significantly expand this art program. What’s the long term vision? A We plan to have a different group of artists on display every three or four months. They will be very diverse, so people are going to be surprised each time they come into the presentation centre. Then once Shine is built, we’ll hang the art on a rotating basis throughout the building — meaning no matter what floor you live on, you’ll eventually see all of the pieces. We believe this approach will go a long way to engage the residents, to make a statement that Shine is more than just a condo, it’s a cool place to live. We’re also encouraging the strata to keep one of the ground-level commercial spaces as a dedicated artists’ space. Just think how amazing it would be for the owners to have a gallery right in their own building.

Any final comments? I hope this initiative will be the beginning of a trend that sees more developers step up and voluntarily respond to the unique culture and creativity of the neighbourhoods they go into. In the South Main neighbourhood, we’re supporting visual artists, although in another area it might be a totally different creative endeavour — perhaps fashion or computer design. And while our commissions probably won’t change the lives of these artists, if they make the community more aware of the artistic gems found right within their neighbourhoods, then I believe the program will have been successful. When visitors see these pieces, it makes them more mindful of the fact that within a radius of just several blocks there’s a wealth of exceptional, local art that can be purchased for a fraction of the cost of going through a gallery — and all the proceeds go directly to the artist.

Q Your first commission is a painting of the Shine building done by John Ferrie who has his studio just down the street. That canvas is now on display in the presentation centre and will ultimately be hung in the building itself. How did John come to be the first artist in your program? A I met John a few months ago at a spin class of all things. I fell in love with his art because it’s so whimsical that you just can’t help smiling whenever you see it. BMO: First Anniversary of New Mortgage Rules

Changes have not affected timeline for two-thirds of first-time buyers

Frances Hinojosa, mortgage expert, BMO Bank of Montreal, noted that choosing a shorter amortization is the most responsible approach to home financing: “It’s something we have been encouraging our customers to consider for years, as it means becoming debt-free sooner.” According to Doug Porter, chief economist, BMO Capital Markets, the new mortgage rules have helped contribute to a soft landing in the real estate market. “While Canadian home sales weakened markedly at the time of the mortgage changes a year ago, they have since stabilized and have even partially recovered in recent months,” said Porter. “For instance, Vancouver saw its home sales rise 12 per cent year over year in June.” The survey, conducted by Pollara, also revealed the following regional differences among first-time homebuyers across Canada:

the most recent changes to mortgage rules in Canada passes, a BMO Bank of Montreal report reveals how the new measures have affected first-time homebuyers. The rule changes for governmentinsured mortgages — which went into effect July 9, 2012 — include reducing the maximum amortization to 25 years from 30 years and lowering the amount of equity that can be borrowed against a home from 85 per cent to 80 per cent of the property’s value. According to the survey, 66 per cent of first-time buyers indicate that the recent changes have not affected their timeline for buying their first home. 19 per cent said the changes have prompted them to wait longer to buy, while 14 per cent will buy sooner.
