Although record growth is not predicted in the foreseeable future of the Canadian condo market, the latest Conference Board of Canada condo report released by Genworth Canada says the market is stabilizing.. “As condo starts near past averages and inventories edge closer to demand, we are seeing the condo market stabilize both in terms of the price of existing units and the volume of new construction,” said Robin Wiebe, Senior Economist at the Centre for Municipal Studies at The Conference Board of Canada. “Softer prices and positive economic factors continue to make condos an affordable way for Canadians to achieve homeownership.” In Vancouver, Montreal and Toronto, which have been of particular concern, the

Summer 2013 Metropolitan Condo Outlook says growth in population and employment along with a gradual rise in interest rates are all factors that support a demand for the current supply of inventory. “Whether it’s first-time homebuyers entering homeownership, empty-nesters looking to downsize or professionals seeking a shorter commute, condos appear to remain a popular option for urban Canadians,” said Brian Hurley, Chairman and CEO of Genworth Canada. While Vancouver still boasts having the most pricey housing market in the country, condos remain an affordable option. The report suggests that it will continue to be a buyer’s market in 2013, with sales and prices picking up in 2014.

I always try to find inspiration in new places, across our nation and the world over. During a media tour of western Canada, I stayed at a unique boutique: Vancouver’s Loden Hotel. The interior design created warm, inviting environments, in several different ways, and this got me thinking how much design for the homeaway-from-home can guide the design of your own home-sweet-home. Every stay in a new space is a chance to try out fresh ideas, discover unusual details, and live for a few days in the pages of a magazine. Next time you travel, make sure to bring a camera and take the time to notice what makes each space special. Until then, here are my tips to bring a touch of hotel-chic to your everyday.

First impressions › The Loden’s lobby makes a statement as soon as you enter: richly veined stone faces out the fireplace wall, inspiring a palette of sumptuous browns and airy creams. Balance dark furniture with light walls (try Benjamin Moore’s OC-23 Classic Gray) to get this luxe, spa-like look. › Because first impressions are important in any space, the onebedroom suites define a foyer with a modern geometric screen, separating this vestibule from the dining area (with a fully mirrored wall opposite to double the visual space). Even in a high-rise home, making space for your own small foyer gives you a much-needed place to decompress when you enter, as well as a beautiful greeting. (TIP) Fill in an existing half-wall or cut-out with wooden lattice or (as I recently did in a client’s home renovation) faux wrought-iron grating to turn an afterthought into its own design feature. In a more open plan add a freestanding screen with a bench in front to create a division.

The bedroom › One-bedroom suites at the Loden mirror the entire wall behind the headboard to expand the room, with art hanging overtop to break up the large panel. You can easily tile a wall at home with 12x12 or 24x24 mirrors - just notch a corner or two to leave drywall exposed where you want to hang art, creating this trendy layered look. › Rooms at the Loden generally stick to one signature colour to give the palette depth without appearing busy. You’ll find warm coral tones in sofa upholstery, accent pillows, glass lamps and other accoutrements — choosing one favourite colour and carrying it throughout in small doses is the easiest way to give even a small space a playful pop. Look to Benjamin Moore’s 2011-30 Hot Spice as an example hue for accessories or an accent wall. › As many homes do, some units in the Loden have structural columns running through them. They made this an architectural feature by fitting a kidney desk to the curve, hanging the television from the top of the post (freeing up window space) and letting the curtains stack behind the column when open. (TIP) Simply notching a desk (or choosing a curved shape) can let it fit tightly to a column, awkward corner or deep baseboard, creating a tidy look without wasting space.

jam in to Translink’s SeaBus terminal for the 12-minute ride from Vancouver’s Waterfront Station across to Lonsdale Quay. Locals will likely have their heads hunched over their smartphones, checking kids’ soccer schedules or texting spouses to see what they can pick up for dinner at the public market. Tourists, though, will be standing at the windows, mesmerized by the North Shore scenery. An impenetrablelooking curtain of forest-clad mountains dominates the skyline. Gleaming concrete towers with expansive decks and, no doubt, million-dollar views, rise from water’s edge. The indistinct murmur of many languages can be heard. Camera phones come out and instantly beam

Facebook and Instagram images around the world. After docking, everyone swiftly decamps down the ramp and out to Lonsdale Quay. Home to over seventy shops and services, the Quay’s merchants specialize in locally sourced produce, fish, meat, poultry and even floral bouquets. Indeed, the Lonsdale waterfront has always been a busy place — ever since North Vancouver’s incorporation in 1907. The new community became the centre of BC’s first major real estate speculation boom and nearby streets like Grand Boulevard feature gorgeously refurbished Victorianera homes, bounded by leafy boulevards and grassy parks. Lonsdale really took off during World War II, when tens of thousands of workers thronged to the Burrard, Wallace and Versatile shipyards to support a large scale war effort that ran twenty-four hours a day, seven days a week. Archived photos from the era show a Lonsdale street jammed with hard-hat workers waiting for buses and ferries at shift-change. Indeed, Shipbuilders’ Square is North Vancouver’s newest neighbourhood attraction — a walk back in time with several of the docks and buildings still in place. It’s also home to a summertime Night Market, and the outdoor square hosts a number of festivals throughout the year. Shipbuilders’ Square was just named the site of the new North Vancouver Museum and Archives. Anthem Properties is putting the finishing touches

on Local, a 20 storey high-rise high rise project which revitalizes midLonsdale’s commercial strip, and will provide future residents with views of the ski runs of Grouse Mountain. Right across the street are the new City of North Vancouver’s public library and municipal buildings. Near the Trans Canada Highway and across from the Centennial Theatre and the Harry Jerome rec centre, Polygon’s Anderson Walk adds both affordable and market-level housing in a five-storey walk-up designed with West Coast flair. Located on the site of a former elementary school, Anderson Walk features several suites designed for families with special needs kids. As part of a community amenity program, Intracorp has contributed to the Gordon Smith Gallery for Canadian Art, an accessible, kid-friendly space that is Canada’s first gallery aimed at attracting young people.

cmhc report: August housing starts Housing starts in Canada were trending at 187,416 units in July compared to 182,142 in June, according to Canada Mortgage and Housing Corp (CMHC). The trend is a sixmonth moving average of the monthly seasonally adjusted annual rates (SAAR)1 of housing starts. “The trend in total housing starts continued to be relatively stable in July, remaining within a narrow range of roughly 182,000 to 188,000 units since March 2013,” says Mathieu Laberge, deputy chief economist at CMHC. “For the past few months, total housing starts have followed the stabilizing trend observed in sales of existing homes earlier this year. As expected, the trends in the two market segments typically follow a similar pattern with the new home market lagging behind the existing home market by a few months.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. Analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite volatile from one month to the next. The standalone monthly SAAR was 192,853 units in July, relatively unchanged from 193,797 in June. The SAAR of urban starts decreased by 2.1 per cent in July to 173,042 units, mostly reflecting a decline in the single starts segments in July. Specifically, single urban starts decreased by 5.5 per cent to 58,731 units in July while the multiple urban starts segment held steady at 114,311 units. July’s seasonally adjusted annual rate of urban starts increased in British Columbia. Urban starts decreased in all other regions, including Atlantic Canada, the Prairies, Ontario and Quebec. Rural starts2 were estimated at a seasonally adjusted annual rate of 19,811 units. 1 All starts figures in this release, other than actual starts and the trend estimate, are seasonally adjusted annual rates (SAAR) — that is, monthly figures adjusted to remove normal seasonal variation and multiplied by 12 to reflect annual levels. By removing seasonal ups and downs, seasonal adjustment allows for a comparison from one season to the next and from one month to the next. Reporting monthly figures at annual rates indicates the annual level of starts that would be obtained if the monthly pace were maintained for 12 months. This facilitates comparison of the current pace of activity to annual forecasts as well as to historical annual levels. 2 CMHC estimates the level of starts in centres with a population of less than 10,000 for each of the three months of the quarter, at the beginning of each quarter. moving into a condo? eliminate clutter

W

hen you make the decision to buy a condo suite, the last thing you want to do is clutter it with unnecessary “stuff.” You know, the boxes of items you never use but have avoided getting rid of because you might need them someday, or because they hold sentimental value, or you only purchased because they were on sale. At Baker Real Estate Inc., we often hear from condominium purchasers who are moving from large family homes that they don’t know what to do with all of their belongings. And the larger the home, the more things they have amassed. The good news is that buying into a new condominium usually means you have quite a bit of time to organize and sort possessions before you move in. First, you need to measure up and figure out which

furniture items you own and wish to keep that will actually fit into your new space. You receive dimensions from your builder, and when you go for your Pre-Delivery Inspection, you can measure again to be sure. Then begin the purging process. Even for condo buyers who are keen to de-clutter and simplify their belongings, however, the task may seem overwhelming. One approach is the garage/yard sale — one of the oldest forms of recycling. Put the money you make toward closing costs or buying new items that fit with your convenient condo lifestyle. You may sell a large dining room set, for example, and purchase one of the modern coffee tables with a swing-up top that can serve as a dining table. There are several other ways to de-clutter, of course. People often give away possessions to their family and friends, which is another way to recycle. Heirlooms and cherished items can be welcome additions in the homes of those who mean a lot to you. Whether they are antiques, appliances, toys or household accessories, wouldn’t it be lovely to know that someone you love will be using and appreciating these items? Your cast-offs can also be donated to charity shops, which is also a great way to pass things along. And of course, there is the trash can for items that are beyond salvage — and who doesn’t have a few of those hanging around?

The good news is that buying into a new condominium usually means you have quite a bit of time to organize and sort possessions before you move in. I also know of many people who have hired a home organizer. Contrary to what you may think, an organizer will not try to force you to throw out items you really want to keep. In reality, these professionals have an eye for organization — for sorting piles and closets of things into categories, then guiding you through a process that helps you gradually weed out items. This is a wonderful time to designate heirlooms to go to family members without feeling rushed. The beds and dressers that you will not need in your new condo could solve a problem for an acquaintance with growing children. Remember the Internet? You can give items away on Freecycle.com — the deal is that the first person who responds who is willing to come and pick up the item gets it free. And there are other sites where you can sell things online. Ask your home organizer for suggestions. And remember that a neat, tidy, uncluttered house will sell more quickly than one that is packed full. One of the first things home stagers do is suggest decluttering. Move into your gorgeous new condo with enough stuff to keep you happy yet allow the design, features and finishes to shine.

One such person is Cheryl. A selfconfessed trendsetter and free-spirited personal chef, Cheryl is also one of the very first people who fell in love with the village ambiance of Kensington in Langley. “I like places that are trendy and happening,” she says with an enthusiastic smile. “This location is perfect. I’m close to three golf courses, it’s a 10-minute drive to Fort Langley, Costco is about four minutes away, and when I want to visit my friends in Yaletown, I can just zip down the highway and it will probably take me less time than from Newport Village in Port Moody where I live now.”

Culinary Delights Cheryl discovered her new Kensington home almost by accident — but she knew instantly this was it. “I’d just catered a dinner for my brother who lives down the street and thought I’d check it.” She laughs. “Everyone who knows me knows I’d never move anywhere unless it was totally walkable community — Kensington is.” Also high on Cheryl’s “must have” list was a kitchen that would stand up to her highly adventurous culinary spirit. She’s been a personal chef, catered aboard a private yacht, and now has plans to open a business that combines in-home cooking demonstrations and instruction with fine dining. “I’ll have twice as much cupboard space and a centre island,” she says. “I’m stoked about it.” Investment Savvy After paying $1,450 a month in rent for the past several years, Cheryl says she considers being able to purchase her 1,221-sq.ft., two-bedroom and den home for $360,000 “an astonishing value. ecently, a popular reality TV show called “Urban Suburban” came to Vancouver to film (hgtv.ca/urbansuburban). Homebuyers compared six homes with similar price tags, three in urban neighbourhoods and three in suburban areas. The show makes arguments for each lifestyle and ultimately demonstrates that the further you live from an urban core, the more house you’ll be able purchase. MAC Marketing Solutions markets and sells new homes all over Metro Vancouver, so we’re constantly analyzing the impact that “distance” plays on values. But the definition of distance is becoming less clear as metropolitan centres form throughout Metro Vancouver. And as technology and transportation infrastructure continue to improve, ideas 64

about where urban ends and where suburban starts are shifting. With the completion of the Evergreen Line in 2016, the entire Tri-city area (Port Moody, Coquitlam, Port Coquitlam) will realize shorter commute times and more connectivity to Vancouver than ever before. Coquitlam is also creating its own town centre, and the convenience of office space and commercial/retail space alongside residential towers give this area a distinct urban feel. Recent improvements to several highways and new bridges have also made areas like Maple Ridge, Abbotsford and Squamish more accessible than ever. Even Bowen Island is now being considered a suburb of Vancouver. Unlike the ‘50s, many new suburban communities are now being designed and approved based on excellent transit systems, so that suburban residents are not necessarily at the mercy of a vehicle. Owning, fuelling, parking, insuring and maintaining a vehicle will add a big cost for those who need to drive daily, not to mention the impact on the environment. When considering a suburban setting, be sure to find out more about the existing and planned transit in the neighbourhood. Not everyone needs or wants to work from the office anymore. Telecommuting has provided more flexibility to work from home with an internet connection and a laptop. For those of us who still need to commute daily, the cost of living further from your workplace needs to be considered when selecting a new home. What are the real costs of living further away? The reality of ever-rising fuel costs and population growth will continue into the foreseeable future. What are the differences in the annual property taxes and the costs to heat each home? What is your time worth? Ultimately, the tradeoff between more space for higher transportation costs and your time should be calculated out in detail. So, are you urban or suburban? If you are looking for a new home, talk to your realtor about the benefits of living closer to and further from town. Be sure to weigh all the pros and cons, and make the decision that works best for your budget and your lifestyle.

hen the experts say that you need an emergency fund, they’re suggesting that you set aside some money just in case something really big comes along to throw you off your well-laid financial path. We’re talking about a job loss. We’re talking about an illness that has you sidelined for a few months or longer. We’re talking about major unpredictable events. Over and over I meet people who are battered by emergencies. Their tires need to be replaced. Couldn’t see that coming, right? Their 15-year-old microwave gives up the ghost. Totally out of the blue, eh? The car needs winter tires. We live in Canada — snow isn’t a big surprise! Most of the emergencies people site are actually events that could be predicted and planned for, with a little insight and a willingness to set some money aside for a planned expense. Truth is, most people would rather spend the money now! So they close their eyes to the inevitable arrival of an “unforeseen expense,” and then claim it’s an emergency.

Then there are the folks who turn their little “emergencies” into big expenses. Your fridge isn’t working and you need a new one? Might as well upgrade if we are getting another one! But heading out to find a shiny stainless-steel job where a less expensive fridge would do without having the money set aside isn’t an emergency, it’s an excuse to go shopping on credit. Now you’ve turned your small need into a big ol’ want and you can’t wait to scratch your itch. People love new. And they love bigger too. They are loath to look for the less-expensive way to do things when the “emergency” has supplied them with the perfect excuse blow a wad of cash credit. When the air-conditioning in my

car went recently, I headed to my local car doctor to figure out the problem. He replaced my Freon, which promptly re-evaporated. He could replace the whole system or cap the sucker before the leak but I’d only have air in the front of the van. Cost difference? About $1,000. I said, “Cap the sucker!” Sometimes the fix makes more sense in the grander scheme of things. Yes, there are times why buying new is the right solution, but it isn’t in an “emergency,” it’s when you’ve made a plan to replace whatever it is you need, done your research and saved the money you’ll have to spend. It makes no sense to label every financial setback an “emergency” and then panic as you search for the quickest solution. Panic leads to irrational acts. Irrational acts are

expensive. It makes far more sense to look at your stuff and think about it in the context of when it will likely need to be replaced. I know I’ll need another car in about 150,000 or so kilometers. So I’ll make allowance for that in my planning. If it comes a little sooner than I expect, I’ll still be well on my way to my planned spending. If it comes a little later, all that extra time is gravy! If you find you just can’t get ahead of all the little “emergencies” that keep cropping up in your life, you need to build a “contingency” fund into your budget. This is a good alternative for people who just can’t seem to plan ahead. Hey, you are who you are and it’s better to accept your shortcomings as a planner and have an alternative than continue to be jolted by surprises. Setting aside some money to deal with the unexpected will not only give you the wiggle room in your budget, it’ll stop you tapping your emergency fund. Now you have a way to deal with all the unexpected expenses that keep cropping up in your life while you continue to build a safety net for the really big stuff that may come along. Your emergency fund is meant to hold you through the toughest of times, not scratch every replacement itch you get. Leave it alone so it can grow. In the mean time, take an inventory of what you have and when it’s likely to expire. Start planning to eliminate all the “emergencies” that have been draining your just-in-case fund.

No boom, no bust as condo market remains stable across the country Record growth is not in the foreseeable future

of the condo market, but it is also likely the sector will be able to avoid a major downturn, according to the latest Conference Board of Canada condo report released by Genworth Canada. While markets in major centres such as Vancouver, Montreal and Toronto have been of particular concern, The Summer 2013 Metropolitan Condo Outlook suggests population growth and employment gains will help maintain demand levels to absorb supply inventory. “Whether it’s first-time homebuyers entering homeownership, empty-nesters looking to downsize or professionals seeking a shorter commute, condos appear to remain a popular option for urban Canadians,” said Brian Hurley, Chairman and CEO of Genworth Canada. The Report notes economic factors affecting the housing market, such as employment, interest rates and population growth, will only undergo moderate changes. Employment is expected to rise modestly in the mediumterm and interest rates are expected to increase gradually, while population expansion and demographics will continue to support demand in regional markets. “As condo starts near past averages and inventories edge closer to demand, we are seeing the condo market stabilize both in terms of the price of existing units and the volume of new construction,” said Robin Wiebe, senior economist at the Centre for Municipal Studies at The Conference Board of Canada. “Softer prices and positive economic factors continue to make condos an affordable way for Canadians to achieve homeownership.”

Regional Highlights › Québec City’s condo starts will start to return to long-term average, with average resale prices expected to show a moderate rise of 1.1 per cent in 2013 and 1.9 per cent in 2014, which will allow demand to increase until 2016 as it catches up with supply. › Montréal’s steady economic growth and aging population will bolster unit sales, but volume growth is expected to be a modest 1.4 per cent per year from 2015 to 2017. › Ottawa’s regional economy is still feeling the effects of government spending cuts which weakened demand and slowed price increases, but economic growth expected in 2014 will help increase demand and unit sales by about 2.5 per cent per year from 2015 to 2017. › Toronto’s inventory of completed and unsold new condominiums was up in 2012, so builders are expected to pull back from the market in 2013 and 2014, but a stable economy and population growth are expected to bring builders and buyers back to the market by 2015.

Despite its mild climate and attractive surroundings, a high inventory of unsold new units and constrained demand due to a soft economy will continue to cause drag on the condo market in Victoria.
