To get you ruminating about it, the Canadian Mortgage and Housing Corp. has some good questions on its website (cmhc.ca). These will help you get a better picture of the condo you’d like to buy. For instance: SIZE How many bedrooms and bathrooms do you need? Do you need space for a home office? What kind of parking facilities do you require?
FEATURES Do you want air conditioning? Do you want storage or hobby space? Is a fireplace or a swimming pool high on your list? LIFESTYLE/STAGES Do you plan to have children? Do you have teenagers who will be moving away soon? Are you close to retirement? Will you need a home that can accommodate different stages of life?
While you may not get every little thing you want in your new condo, make sure you do get what you need. And ensure your home is flexible enough to change with your requirements in the future.

It’s the great housing debate: whether it’s smarter to buy or rent the place you call home. While for most people, owning is the ultimate goal and dream, the financial obligations can seem daunting — especially for first time buyers. In this issue, New Condo Guide caught up with Hani Lammam, vice president of Cressey Developments, to get his take on this important decision. Q It’s well known that Metro Vancouver is one of Canada’s priciest areas when it comes to real estate. Which side do you take in the debate on home ownership versus renting? A In the long run, history has clearly demonstrated that owning a home is advantageous. And I’m a firm believer it’s important to get your foot in the door as early as you can. To purchase my own first home, I had to use my RSPs and borrow from my parents, but I’ve benefited from the growth in equity every time I’ve moved since. Q There’s a perception a mortgage is far more expensive than paying rent. Is this accurate? A First of all, it’s important to ensure you’re making a fair comparison. Let’s start with the example of a $400,000, one-bedroom at Meccanica in Southeast False Creek. With a 25 per cent down payment, your monthly mortgage based on a five-year term, three per cent interest, and a 25-year amortization would be approximately $1900 per month. If you

rented a similar suite in James just down the street, you’d probably be paying $1,700 per month to rent. So, while you could undoubtedly rent a basement suite in a less desirable neighbourhood for less, in this case you could argue that, yes, you’re paying about $200 more each month in order to buy. That said, however, you also need to remember when you’re renting, you’re actually spending every penny of that monthly expenditure. On the other hand, with a mortgage, part of each month’s payment goes to reducing your principal — so it’s like putting money into your own savings account rather than someone else’s. Q Wouldn’t it be simpler to just put the money into a savings account or other secure investment? a The real beauty of real estate is that leverages your return on investment. Let’s go back to the $400,000 apartment. A 25 per cent down payment would equate to an actual investment of $100,000. Now let’s suppose the value of your property escalates by just five per cent — $20,000 in other words. If you’d invested your original $100,000 into stocks, they would have had to appreciate by 20 per cent to get the same return — and that’s hard to do.

Plus, you can’t lose sight of the fact people will always need a roof over their heads. So the choice becomes whether you want to give yourself the investment return or give it to your landlord. Q What’s your advice to people, especially first-time buyers, who really want to get into the market but are concerned about the stories suggesting the market is about to tank? a Buy a home you’d be happy to live in for five years and one that doesn’t over-extend your budget. Sure, economists love to make predictions, but it’s really not very complicated. Historically, over the past 10 to 15 years, prices in the Vancouver region have not been subject to huge market fluctuations. Yes, there have been a few times when prices have decreased dramatically, but it’s really more like a six or seven month blip before prices recover. For me, there’s nothing worse than seeing people sit on the sidelines, trying to second guess the market while their money languishes in a low interest bank account or, worse yet, under their mattress. Find a good product, from a quality builder, in a good neighbourhood, then make the decision and don’t hesitate.

If it doesn’t work in your home, it’s not a deal. “Stylish” means that the items you choose blend in with your existing home and don’t look out of place or cluttered. If not, opt for the battery-operated lights – you don’t want to see any wires hanging down. Next, take some decorative ribbon that matches your décor and wind it loosely through the garland. Add candles, pinecones and glass ornaments to finish off the garland. Remember to stick with your theme and coordinate the mantel with your tree or your banister. The mantle is a place where you can add those very special home décor pieces that may be a little more fragile. You may even consider adding a star-burst decorative mirror over the mantel in place of your year-round décor. The hearth is another place that will require some attention. Consider a nativity scene or tall standing figures such as angels or a snowman. Just remember not to clutter things up too much. The key is to remove your year-round décor and replace it with your favorite Christmas pieces. s the year draws to a close, many people are wondering what can be expected in the year ahead for Metro Vancouver’s real estate market. Throughout 2012 we’ve seen the conditions shift from a seller’s market, to a balanced market, to more of a buyer’s market. So what can we expect for 2013? The strength of the real estate market is closely linked to the overall economy and, as we know, we have some good fundamentals working in our favour. For 2013, Western Canada is expected to dominate growth compared to other provincial forecasts (RBC Economics Research, 2012). The stabilization of the European financial markets, predicted Chinese reacceleration and a strengthening U.S. economy will all assist in increasing the strength of the global economy as well as our local market. Real GDP is expected to grow in 2013 for British Columbia, with the job market showing further improvement due to decreasing unemployment, and new major capital projects with Seaspan Marine and Rio Tinto Alcan beginning next year. Increasing strength in the economy leads to increasing consumer confidence as well, and retail sales are at their highest levels in the last two years. With inflation and interest rates predicted to remain low for the

Throughout 2012 we’ve seen the conditions shift from a seller’s market, to a balanced market, to more of a buyer’s market immediate future, this means the borrowing costs associated with housing are also expected to remain low and therefore there are many exciting opportunities for homebuyers in the short- to mid-term. Net migration is an important factor to consider in the Lower Mainland as well when analyzing the real estate market. Housing starts and increasing net migration will continue to be a factor that drives the Lower Mainland real estate market due to the highly livable nature of the region. When we look at the statistics from 2011, the overall the number of home sales is recently down just over 15 per cent and the average price is down about two per cent but still more than 10 per cent higher on a three- and five-year comparison. With sales to active listings ratios increasing to about 11 per cent, homebuyers have the luxury of making thoughtful purchasing decisions. This is great news for homebuyers as this means more product choice, and flexible offerings. With prices expected to remain relatively flat or with nominal increases, there’s ample opportunity for many to enter one of North America’s strongest real estate markets. According to CMHC, Canada’s new home market is expected to be quite stable with no major shifts in early 2013. Sales are expected to increase due to less upward pressure on pricing, with prices expected to hold stable. Based on the real estate cycles of recent years and our positive fundamentals, I anticipate now is a good time to buy with prices likely to end up higher in a year from now in most multifamily markets than today. Some great new communities are expected to be available in the spring, so review your financing options with your preferred financial institution today and be in a position to make an offer as soon as you find the home that best suits your needs. You may not particularly enjoy drawing up a budget, but simply setting objectives, such as purchasing a house or condo and saving for your children’s education if planning to have a family, will motivate you to draw up your budget and, more importantly, to stick to it.

Canadians don’t mind paying for the perks of
condo living Attracted to the urban lifestyle,
three-quarters of Canadian condo buyers say condo maintenance/strata fees are worth the extra monthly expense to enjoy the benefits of living in a condominium. The TD Canada Trust 2012 Condo Poll surveyed urban Canadians who recently bought or intend to buy a condo and found they are drawn to condos because they require less maintenance (60 per cent), are more affordable (45 per cent), and offer more amenities (25 per cent) than a house. “Managing your housing expenses is about prioritizing your needs and budgeting accordingly. It’s clear that the convenience of condo living is important to many Canadians, and they are willing to pay the monthly fees that come with owning a condo,” says Farhaneh Haque, director of mortgage advice, TD Canada Trust. The poll found that one-third of condo buyers (35 per cent) are willing to pay up to $200 per month in condo fees, 44 per cent would pay up to $400 and 17 per cent would pay up to $800. Across all cities, Torontonians are willing to pay the highest fees; 38 per cent are willing to pay more than $400 and 16 per cent more than $600. Even though they’ve set these limits, many condo buyers understand that monthly fees can increase at any time and have a plan: 29 per cent have a buffer in their budget and 34 per cent say they could cut back in the event of an increase.
“The possibility of a fee increase can be a little unnerving,” says Haque. “While there’s no way to ‘lock-in’ to a monthly fee like you can with a mortgage, you can prepare for a fee increase by building a buffer into your monthly housing budget, as some Canadians have wisely done. That way if fees go up, it won’t be a major shock to your cash flow. If they don’t increase, you have extra money to put aside in savings or towards your mortgage.” According to the poll, condo buyers think the most important features when deciding on a condo to buy are: » Good building security (94 per cent) and low fees (94 per cent) » Energy-efficient building features (92 per cent) and attractive interior design (92 per cent) » A balcony (90 per cent) » Parking for their car (87 per cent) » Close to public transit (84 per cent) Women are more likely than men to look for a building with a balcony (92 per cent versus 87 per cent of men) and environmentally-friendly features (86 per cent versus 79 per cent of men), while men are more likely to say finding a brand new condo – not a resale (56 per cent versus 46 per cent of women) – is important to them. Many condo buyers see condos as an affordable alternative to renting: 29 per cent say owning a condo is cheaper than paying rent. But, one-quarter say paying condo fees still feels like paying rent so
they are saving up to buy another place where they won’t pay monthly fees. Almost one-third of condo buyers say the main reason for their condo purchase is that it is a good investment. Recent housing forecasts do not seem to have fazed most Canadians. Only one-third of the general Canadian population say recent forecasts have made them less likely to buy a condo. “Recent housing forecasts have predicted that an over-supply of condos will cause a drop in prices. How this affects your decision to purchase a condo comes down to your goals at that time,” says Haque. “If you are buying a condo and see it as a source of rental income that you’ll move into when you are ready to downsize, this drop in value will likely not have a big effect. On the other hand, if you see a condo purchase as a way to build equity as you save up to buy a home, you need to consider the potential effect of a decreased price when you sell on the money you will have towards a down payment on a house.” Of those who are buying condos that will not be their primary residence, 46 per cent think they are a good investment to buy and sell at a profit when prices have gone up. Almost an equal number see them as a long-term source of rental income, and 38 per cent see them as a source of rental income for now that they will move into later..

Follow these steps to see if you’ll qualify for a mortgage on your dream condo 01 Calculate the combined monthly before-tax income of you and your spouse. 02 Divide by three. This figure is the monthly payment you can afford to make on your condo. 03 Take the total price of the condo and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes. 07 If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream condo.
Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
