Think you can’t afford a home? It’s more affordable than you first thought
M
uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This winter, many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

High performance in lowrise Challenges notwithstanding, there’s no denying the strength of lowrise homes
N
o doubt you’ve heard the adage, “Buy land, they’re not making it anymore,” originally a quote from Mark Twain. Nowhere is such a sentiment more prophetic than in Metro Vancouver. In this market, more so than any other in Canada, land availability – or rather a lack of – causes home building activity to grow up more than out. There is no shortage of proof of how popular highrise homes have become. Builders – again, more here than elsewhere in the country – have perfected the art of maximizing land use, introducing a variety of creative multi-family home options. Statistics from home building associations across Canada illustrate to what degree condos are an increasingly favoured new home choice, due to price point, proximity to amenities and other reasons. Indeed, many cities are seeing a shift towards higher-density housing, while lowrise starts are seeing more concentration in surrounding communities. The challenge with lowrise homes is not weakening demand, but rather low levels of supply because of a lack of available land and other regulatory issues. The net result for lowrise homes is lower levels of supply and higher prices. Since such issues are not going to be resolved overnight, lowrise opportunities that do come available are usually snapped up by the market. For qualified buyers, this means continuing strong performance of this home type.

ow, be honest. When was the last time you savoured a fresh latté while kicking back on a sofa located half way up a 120-ft. grain elevator? You know, an elevator decked out with 15-ft. windows and then filled with the latest computer wizardry, a crisp white and tequila lime décor, plus a team of creative wizards with smiles that brighten even the rainiest West Coast afternoon? Okay, I’ve never done it either – until last week when I visited Abbotsford. This unlikely setting is precisely where WCI Media Studios works its magic imagining and creating cuttingedge architectural and commercial illustrations or designing marketing materials and branding campaigns used, not only across the Lower Mainland but as far away as Saudi Arabia and Europe. And I suspect I’m far from being the first visitor who can’t help smiling when I arrive at the front reception. The ambiance is irresistibly engaging – the perfect balance of contemporary edginess and a downright fun and funky attitude. Just around the corner, someone bursts into laughter – a sound that’s apparently part of daily life here. Cutting edge concepts Before we head to the boardroom, Jayson and Jeremy Noftle, WCI’s two principals,

make sure to introduce the entire eightperson team. Heads pop up from behind computers, people on the far side of the room wave, and without exception, there’s an irrepressible sense of joie de vivre, passion for the creative process, and respect for their fellow creatives. “We have experts with experience in every discipline from architecture and construction to illustration, graphic and web design and photography,” Jayson explains. “It’s a totally collaborative process that allows us all to stick primarily with the areas we excel in. The result has an integral cohesion and flow you don’t typically find when a marketing campaign is done piecemeal. It also streamlines the process for our clients, saving them time and money.”
Global reach Surprisingly, with more than a decade and a half of history, the WCI name has often flown under mainstream radar of awareness – even though most people who live in the Lower Mainland have seen plenty of examples of their work. Renderings for Wave and G3 in Surrey, Aquilini Developments’ Tsawwassen Shores, branding and marketing for Radius in Chilliwack, various projects for Diverse Properties plus dozens of real estate developments and consumer projects are just a few. Mind you, WCI’s reach extends much farther. Its many diverse projects include a Saudi Arabian private school complete with Olympic swimming pool and airconditioned soccer stadium, a private

residence in Taiwan, and prototype renderings for the Marriott and Hyatt hotel franchises. As part of its branding and packaging, the company has even created a collector’s presentation bottle with 3-D hologram-style “sculpture” inside the glass cap for Tavi Tequila. Today, though, the company’s extensive real estate illustration and branding portfolio is in the starring role. “Beginning a new project is always about finding its USP – unique selling proposition,” explains marketing director Terence Doucet. “You can’t just come up with a beautiful name – it has to have relevance. So the earlier we get involved, the more seamless the process will be.” Case in point is Radius, Spruceland Homes’ newest addition to Chilliwack’s much-honoured Garrison Crossing community. The team felt this condominium’s curved façade immediately suggested a circular logo with a cheeky pop-out section that echoes the architectural detailing. Then they got really playful. Jeremy hits a remote and as the latest version of the project’s website appears on a large-screen TV monitor, music fills the room. “Oh, and our other brother, Joel, just happens to be a composer, so we even
create original scores – this is one of them,” he says, grinning at my look of disbelief. He points out how the lively beat becomes slower and more tranquil as the presentation moves from showcasing the neighbourhood to the serenity of the suites themselves. The 3-D animation’s sense of reality is astonishing. It feels as if I could reach out and pick a leaf off one of the trees that line the streets. Windows “reflect” the surrounding neighbourhood, and when the flowered Fiat that is this development’s real world signature vehicle appears towing the “… Come Around” tagline, I’m practically ready to hop aboard. Yet another example of how WCI uses technology to create practical solutions, occurred only a few months ago. “A major builder had two unit plans that weren’t selling as well as the rest of the suites,” Jeremy says. “They were very affordable homes, so there was no apparent reason why people weren’t buying them. It turned out that potential buyers were simply having trouble visualizing how they could live in them because of the compact floorplans, so we created a fully furnished dollhouse rendering. Suddenly, people were saying yes, I can do more than just sleep here – I can cook here, I can relax, I can even entertain my friends here. Sales picked up dramatically.”
Looking ahead Pushing the boundaries of emerging technologies has always been an integral part of the WCI tradition, and Jayson says the next 12 months are going to be exciting. Over the next year, the company will be rolling out some dynamic new ideas that will change the way real estate imagery is presented to the public – ideas that will make it even more interactive, lively and engaging. To meet the steadily increasing demand, WCI’s core team is expanding, and this summer, clients will also be able to look forward to visiting WCI in a new, satellite office in downtown Vancouver. As always, though, originality will remain a fundamental WCI cornerstone. “When you’re a leader in a creative field, you have to watch the competition, and when they start to copy your ideas – which happens – you need to be ready to do something new,” Jayson says. Canadians struggle to address children’s education, aging parents and own retirement needs: RBC poll Canadians (aged 18 to 54) are concerned that their
ability to save for retirement will be impaired both by saving for their children’s education (48 per cent) and by taking care of their aging parents (36 per cent), according to the 23rd Annual RBC RRSP Poll. Despite the potential strain of these family priorities on their retirement savings, more than half (57 per cent) of Canadians aged 18 to 54 say their parents’ retirement experience has shaped their expectations of retirement. “While Canadians may see their parents’ retirement experience as a model for what to expect, the reality is that their retirement may not be the same, particularly if they are part of the sandwich generation with both aging parents and school age children,” says Amalia Costa, head, retirement strategies, RBC. “Canadians know that juggling competing financial priorities creates enormous strain on both time and money. A financial advisor can make it easier to develop a retirement plan to balance your financial commitments and family life.” Retirement will likely look different for the next generation of retirees, as employer-sponsored pension plans become more rare. The RBC poll found that one-quarter (26 per cent) of Canadians (aged 18 to 54) expect a pension income from an employer to be their primary source of income in retirement and, similarly, fewer than one-in-five (18 per cent) of them have a defined benefit pension plan. “The growing demands on time and money can make meeting retirement goals a challenge, but Canadians don’t have to do this on their own,” adds Costa. “Taking the time to meet with a financial advisor is one of the best investments you can make in your financial future. An advisor can help review your financial priorities; understand your income sources and your savings and investment options – all to help make your retirement goals a reality.”
Costa provides the following practical advice to help you live for today and save for tomorrow: » Show me the money: Look for hidden sources of contribution funds. If you have debt, take advantage of lower interest rates to reduce your overall borrowing costs and free up some of your monthly cash flow. For example, you can do this by consolidating higher interest credit card balances into a loan or home equity line with a lower interest rate. » Automate your savings habit: Get into the good savings habit of paying yourself first by setting up an automatic contribution plan to coincide with your payroll deposit. The funds will come off the top and are often not missed. » Start thinking about your retirement income plan: If you are within a few years of retirement, switch your focus to establishing your retirement income plan. Translate your vision for the lifestyle you want in your retirement into financial requirements and work with an advisor to learn about your new sources of retirement income and how these will fund your new lifestyle.

NATURE’S WALK Thinking ‘outside the box’ earns Langley townhome nomination for best display home by Janine Mackie

from within and is very personal, says interior designer Samantha Muller of Kleen Design as she admires the alphabet collage she recently installed in a Langley showhome. “Breaking the rules is big for 2013... to think outside of the box,” says Samantha. “This collage is a fresh take on the typical photo gallery wall. I used reclaimed and new letters sourced out from all over the continent. There’s vintage gas station letters, handmade moss, antique wood and even letters silk-screened on jute!” Samantha’s finesse for bringing showhomes to life is spurred from everyday moments – a trip to the market, an intimate dinner
party or a family walk through the forest. Her free spirit and strategies for maximizing small spaces has garnered her industry recognition for enthusing new-home buyers with attainable style. When the Canadian Home Builders’ Association of British Columbia (CHBA BC) recently announced this year’s Georgie Awards’ finalists, Samantha could hardly contain her excitement. Nature’s Walk, a new community of 83 townhomes in Langley’s fast-growing Willoughby neighbourhood, was nominated in five categories, including “Best Interior Design Display.” For Samantha, who worked alongside the developer Royale Properties from the onset with selecting finishes, specifications and styling the show-

The three-bedroom home has an easy-going charm and flow that’s as ideal for entertaining as for everyday living. From the lightfilled garage, with its charming potting table and leafy wall decals, to the nine-ft. ceilings on the main floor, laminate hardwood floors and the convenience of a two-piece powder room, the home has both purpose and panache. One bedroom was transformed into a cabin in the woods, while the other feels as dreamy as a cloud with its white coverlet, wrought iron bed and adorable owl motif. Changing the hardware and pulls on furniture is one of Sam’s little secrets for imparting personality into a space. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2012 as it’s ever been.

will want the first day you move into your new home, like favourite toys, books or stuffed animals. Have the movers pack these boxes last so they are the first things unloaded when you arrive. If you are moving a long distance, have each child pack another bag with items to keep them entertained during the trip. Form a moving team Creating roles for your older children so

financially. For example, perhaps you’ve graduated without any debts because you decided to remain living in your parent’s home. Now you’ve got a couple of part-time jobs and you’re looking to rent a place with a friend. Or maybe you have a lot of school debt, but you lucked out on a high-paying job and you rent a very expensive palace alone. For the first time, you’re in charge of your financial decisions – and that can be overwhelming. Sometimes it’s easier to relax your discipline, but then this can lead to bad habits that can leave you feeling very financially insecure in your thirties, forties and beyond. The experts at Desjardins Group have some great ideas on how to stay fi nancially disciplined through every age. TWENTY-SOMETHING Do you know where your money goes? Getting a handle on your spending now will benefit you in the long-term. The best way to do this is to create a simple and flexible budget. Make a list of your income and expenditures, such as rent, groceries, utilities, transportation, savings, fun and clothing. Also include a line for debt and for retirement savings. You might wonder why, since retirement is decades away. But if you leave the money alone in a high-interest account, your money will grow thanks to compounding interest. THIRTY-SOMETHING You have more purchasing power now that you’re established in your career. But that means it’s easy to pack on the debt, too. Perhaps you’ve leased a car, you’ve taken a couple vacations, and maybe you’ve just had a really big wedding and a baby or two. If
you were a diligent saver in your 20s, chances are you have a pile of cash put aside for that pile of bills on your desk. If the opposite is true, then it’s time to shut down the debt before it snowballs into your 40s. Try to pay off your credit cards each month, too. Or aim to pay more than the minimum. And always apply any new found money to your debt. During this decade also, try to put as much as you can afford into an RSP. You’ll really appreciate it in your 40s. FORTY-SOMETHING Now that your debt is under control, how are your savings? Did you put away as much as you could for retirement and for emergencies? If you have kids, did you consider starting an RESP for their postsecondary education? If you were too focused on reducing your debt in the last decade, there’s still some time to catch up. Speak with a financial advisor about setting up an education fund for your child and about the best strategies for building your retirement savings.

SET-UP 1. Gather all your paperwork. Create a file folder for each of the following: ›› Chequing accounts ›› Savings accounts ›› Retirement accounts ›› Investment accounts ›› Credit card accounts ›› Loans ›› Personal lines of credit ›› Mortgage ›› Insurance: life, disability, health, critical illness, home, car ›› Tax returns ›› Estate: wills and powers of attorney 2. Welcome to 21st century banking If you don’t already have it, set up telephone or Internet banking for your accounts. 3. Reduce fees by setting up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4. Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think. 5. Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A” beside these bills
and remember to deduct them from your spending journal at bill payment time each month. 6. Set up your in baskets Create an in basket with two bill folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and put the bill it in the appropriate folder. Recycle all the marketing crap in the envelope. Create a second in-basket with three folders labelled “bank statements”, “bills paid” and “tax receipts.” Weekly 7. Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule – you’ll need about 30 minutes – to pay your bills. Always pay your bills in one place – a place that you’ve equipped with the following: your bill paying system, a spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler, return address labels and a recycling bin. When you pay a bill, write the cheque or transaction number, amount paid and the date you paid it on the bill. Put the paid bill in your “Bills Paid” file. Deduct the amount you’ve

un’s shining and a light, ocean breeze whispers through the air. Overhead, an eagle soars, leaving four seagulls far below. by Hellen Buttigieg Everything around you has an impact on you
whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often, when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage

and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.
