What rules your new-home choice? Lifestyle increasingly influential for buyers
N
ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find is to find a home that suits your needs and lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet, plus the latest industry news and features about buying and owning a new home. Enjoy!

Tax time – embrace it
Preparing for this unsavoury topic earlier helps reduce the sting at deadline time
W
e’re approaching February already – a period we often associate with blahs, but also a month worth celebrating, given that it’s the shortest of the year, and March and spring soon follow. And while the deadline for 2012 Registered Retirement Savings Plan contributions isn’t until March 1, and April 30 for filing your 2012 income tax return, perhaps we need to start thinking of February in a different light altogether. Indeed, coming up in our two February issues is our Tax Matters content; the idea was to explore this topic in advance of filing deadlines, to help readers learn about opportunities to take advantage of while they still can. But, heeding the advice of experts, perhaps “tax time” should instead be a year-round task. From making regular RRSP contributions to comparing RRSPs and tax-free savings accounts to learning of the various credits available, tax planning for some is as necessary as the inevitable taxes themselves. Preparing as best you can throughout the year might help minimize the sting come deadline time – and help you learn to embrace the opportunities to save, not just fear what you have to pay.

Abbey Road CUSTOM HOME BUILDER AND LOCAL DEVELOPER TAKE QUALITY TO HEART IN SOUTH SURREY by JANINE MACKIE
“We build for a discerning client and strive to have each home perfect when homebuyers move into their new home. “ Brad Hughes, builder
“T
he symbol of quality,” is more than a marketing tagline for local home builder Brad Hughes of Park Ridge Homes, now building the exclusive Abbey Road development in partnership with Woodbridge Homes. Whether his seasoned team of professionals is building a $1-million custom home or a $400,000 townhome, attention to detail, superior building materials, quality control and attentive customer service are consistent. “For every one of our projects, it’s all plywood construction – floor, ceiling, roof and walls. Never particle board,” explains Hughes. “We build for a discerning client and strive to have each home perfect when homebuyers move in. We educate them how to look after their home, and offer attentive customer service two, five, even 10 years down the road.”

where landscaping and mature evergreens integrate for a private setting that’s also walking distance to the gym, grocery store and coffee shops. While it’s easy to get swept away by Abbey Road’s modern finishes, contemporary showhome and classic Georgian architecture, it’s the assurance of an honest work ethic and seeing the difference true quality makes, that is proving to be the real deciding factor for recent buyers. “When you’re buying a home you should always look for the best you can afford, and here buyers are getting that amazing combination of a great location, quality construction by a trusted builder, and finishes that are second-to-none,” says sales manager Tara Desmond. “Those that have shopped around see the difference right away – nicely cased doors, abundance of pot lights, sleek quartz countertops and a natural-gas range, that are all standard finishes.”
GEORGIAN ARCHITECTURE: BRICK FACADES, WINDOW BOXES, WROUGHT IRON GATES Actively involved from the early planning stages of South Surrey’s blossoming Morgan Heights and Grandview Heights neighbourhoods, Park Ridge Homes has built many of the single-family homes that now complement the area’s urban mix of amenities. With its location on 164th Street just behind 24th Avenue, homebuyers will be part of an already established neighbourhood,

BUY TODAY AND RECEIVE $10,000 IN UPGRADES Choosing between a two, three and four-bedroom townhome and two colour schemes, is just the beginning of exciting choices that await buyers who visit Abbey Road’s presentation centre, now located within the community’s clubhouse and billiards lounge. Priced from $379,900 including tax, seven floorplans ranging from 1,330 to 1,915 sq. ft. provide a wonderful variation of space to accommodate all stages of life whether you’re looking for a two-level with master on the main floor, or a plan with extra flex space for a home office, teen room or kids play area. With a $10,000 upgrade incentive, you can even add crown mouldings, upgrade to professional-series appliances or bring home automation capabilities to your home. Having built custom homes for almost 30 years, Park Ridge Homes has been known to go beyond what’s on the upgrade list to accommodate buyers’ special requests for flooring or custom cabinetry. Housing market ‘soft landing’ to dissipate by mid-year: BMO Canadian Housing Outlook 2013 Experts on the Canadian housing market from
BMO Financial Group and the industry participated in the inaugural BMO Housing Panel for 2013 to discuss the past year and provide their outlook over the next 12 months. According to Sal Guatieri, senior economist, BMO Capital Markets, after a decade-long boom, the so-called soft landing appears to be underway in most regions; the expectation is that this trend will continue into 2013. “Home sales and housing starts will continue to moderate and prices will generally stabilize in most regions in 2013,” says Guatieri. “In the year ahead, the housing market will be supported by moderate job growth, steady immigration, growing demand from echo boomers entering their prime first-time home buying years, and a gradual shift toward more single-person households.” The real estate market will benefit from continued low interest rates, with the Bank of Canada likely on hold for another year, he adds. Guatieri also notes that Alberta and Saskatchewan could buck the national trend and see higher prices due to continued healthy economic growth and wage increases. Meanwhile, pricier Toronto and Vancouver are likely to have a bumpier landing than most other regions, with some prices declining moderately. Affordability and consumer preference Conrad Zurini, Broker of Record, ReMax Escarpment Realty, says affordability is in question in major cities including Calgary, Toronto and Montreal, with first-time buyers likely staying out of the market for the first half of the year. Zurini adds that those looking to upgrade will still dominate, given lower interest rates. “People who are into walking, lifestyle and entertainment, the farm-to-table trend and buying local are going to fuel that market for the first half of the year. “These consumers are all about amenities and lifestyle – they’re very established economically,” says Zurini. Consumers buying for the first time will likely look to other cities in search of greater value. “These buyers move with opportunity, following employment and searching out homes with their desired space, ultimately singlefamily residential homes,” he says. “In 2013, consumers will be paying close attention to the investment side of their buying decision.”
Montreal, outlined a number of factors buyers should keep in mind for financing the purchase of a home. “The pre-approved process remains a very important keystone in the home buying process, whether you’re a first time homebuyer or a move-up buyer,” says Turner. “Generally speaking, most folks will need to borrow most of the purchase price of the home, so getting a pre-approved mortgage is a smart thing to do even before the home search starts.” Turner adds that the down payment buyers are able to afford is another important aspect, and that there are strategies buyers should put in place to ensure they can maximize that amount – ultimately lowering their overall housing costs. “There are a number of different strategies to save for a down payment. With RRSPs, for instance, customers can withdraw up to $25,000 for the purchase of a home,” he says. Turner also reminds that consumers who pay off their debt quicker pay less interest, and that most mortgages have options embedded in them that help to save money in this way. “At BMO, we’ve been encouraging customers to take a shorter amortization for some time,” he says. “In addition, rates are as low as they’ve ever been, so it’s certainly a good time to take advantage of this to pay off your debt sooner so you can retire comfortably and with as little debt as possible.”

GVHBA on the move Q&A WITH BOB DE WIT by SUSAN M BOYCE CHANGE IS IN THE AIR AT THE GREATER VANCOUVER HOME BUILDERS’
Association. On Nov. 1, 2012, Bob de Wit took over as CEO of one of the country’s largest home builder associations. And while there’s little question that stepping into the shoes of his predecessor, the often outspoken but always succinct Peter Simpson, will be tough, after three months it’s clear de Wit is rising smoothly to the challenge. This issue, de Wit shares some of his thoughts about the future of home building in the Lower Mainland and what’s coming up for the Greater Vancouver Home Builders’ Association.
Bob de Wit, cEO of the Greater Vancouver Home Builders’ Association
Q: GVHBA has undeniably become a force to be reckoned with in the home building and renovation industry – more than 750 members with solidly diverse representation across all sectors: developers, builders, renovators and suppliers. What can consumers look forward to that will be of direct benefit to them in 2013? A: One of the things we’re particularly excited about is that this spring we’re launching a new GVHBA website designed to make it even easier for consumers to find the information they need about everything to do with home building and renovations. We’ll also become more active on social media and increase our focus on providing educational seminars for both consumers and our members.

1/22/13 4:00:44 PM
This spring we’re launching a new GVHBA website designed to make it even easier for consumers to find the information they need. Bob de Wit Q: So what are some of the upcoming GVBHA events consumers should watch for? A: One of our most popular events is still the First Time Home Buyers Seminar on March 19 – a free seminar that now attracts more than 700 people. This year, our panelists will include Robyn AdamacheLake from CMHC, Tom Reeves from National Home Warranty, Greg van Popta from McQuarrie Hunter, and a senior representative from the Royal Bank. Naturally, we’ll continue to offer our Home Renovation Seminars and the educational booth at the BC Home + Garden Show that runs Feb. 20 through 24 at BC Place. And later in the year, you can look forward to the Annual Parade of Renovated Homes. Q: What about the 2013 Ovation Awards? Can you give us any hints about what to expect in the fourth year of this annual competition? A: The Ovation Awards have definitely gained traction as a brand consumers recognize and respect. This year we received a recordbreaking number of entries – all showcasing the excellence found throughout Metro Vancouver’s renovation, new-home construction and design industries. Finalists will be announced on Feb. 6 and winners will be revealed on April 20 Awards Gala at the Vancouver Convention Centre. It’s going to be a very exciting evening, but you’ll just have to wait to find out who the winners are. Q: Tell us a bit about your background. How did you become part of the GVHBA team? A: My career began 15 years ago in the technology sector. Since then, I’ve worked in corporate finance raising equity capital, been a consultant to educational institutions including UBC and the University of California, and four years ago was one of the partners who formed GreenAngel Energy Corp that invests in growth-stage technologies that find new ways to reduce a company’s carbon footprint. But I knew I was looking for something new. When I met with the GVHBA board, I realized there was a strong entrepreneurial spirit among the members – especially the owner operators. And I like the way this organization can have a positive impact on housing affordability. It was a natural fit. Q: Any hot tips about neighbourhoods to watch? A: Anywhere with new or expanding transportation infrastructure – areas like Surrey or the Evergreen Line or, if you’re looking really long-term, Maple Ridge and Mission. The Greater Vancouver Home Builders’ Association represents the residential construction industry in the Greater Vancouver Area. GVHBA acts as a liaison between local governments and housing industry groups, provides cutting-edge education and training, and hosts events like the Ovation Awards and the Annual Parade of Renovated Homes. Not all lines of credit are
created equal by peter kinch
The minister of finance and the Bank of Canada
have both expressed concerns over the amount of debt Canadians have been carrying. Indeed, a predictable result of an economy wherein the government is forced to keep interest rates low for an extended period is that consumers will find it hard to resist the temptation of borrowing beyond their means. Although there is an increased trend among Canadians accessing equity in their homes, it is important to note there are two differences between those who borrow to support lifestyle and those who leverage to increase wealth. Over the past few years, the number of Canadians who have taken out a line of credit on their home for anything from home improvements to vacations has increased to the point that the government has raised a red flag. Real estate investors need to be aware of who the government is really targeting – and that is the homeowner who is using his home equity to subsidize his current lifestyle. This is a valid issue, and the government should be concerned about this behaviour. However, this should not be confused with the prudent investor who uses home equity to increase his net worth. While the government worries over the “lifestyle subsidizer,” the savvy real estate investor recognizes that this extended period of historically low rates creates a unique opportunity to leverage home equity into wealth, creating real estate investments. Investors understand that in order to purchase cash-flowing rental properties, they will need to either come up with the down payment themselves or attempt to put together a joint venture partner. The simplest and least expensive source of capital (outside of cash on hand) is home equity. As such, it is common for almost every investor to set up a line of credit on their home in addition to their mortgage as a way of converting home equity into increased net worth. But what a lot of investors don’t understand is that not all lines of credit are created equal. There two different types of lines of credit (LOC) in the Canadian mortgage market and it is critical for a savvy real
estate investor to understand the difference. One is a traditional “static LOC” and the other is a “re-advanceable mortgage LOC combination.” On the surface, they may appear similar, but what makes them different is critical to the savvy real estate investor. A static LOC is the LOC that most homeowners are familiar with and one that the majority of banks and lenders have been offering up for years. It is, quite simply, a line of credit that is placed behind the first mortgage. If a homeowner has more than 80 per cent of equity in their home they can apply to access that home equity (up to 80 per cent) in the form of a line of credit. The challenge with a static LOC – also known as a Home Equity LOC or HELOC – is that it is static, meaning that if the amount of equity you have in your home were to increase over the course of the mortgage, the maximum amount of money that you would be able to draw out would remain the same, regardless of how much you may have reduced the original mortgage amount by. For example: Home Value Mortgage Amount 80% of Home Value Amount of accessible Home Equity
= $400,000 = $250,000 = $320,000 = $ 70,000
In the above example, a HELOC can be arranged for $70,000. This in itself is a fairly straight-forward transaction and one that the majority of Canadians undertake when arranging for a LOC. However, let’s assume that the homeowner in the above example took advantage of every pre-payment privilege available and also had excess cash available through employment bonuses or commissions. Let’s further assume that this homeowner was able to pre-pay as much as $50,000 of their mortgage over the next two years and were now at a point where they wanted to access some of the additional $50,000 in built-up equity to purchase an investment property. Unfortunately, for our investor, since the continue d on p a g e 5 4 . . .

product they chose was a static HELOC, the majority of lenders would need them to re-apply to have the limit on their HELOC increased. Aside from the inconvenience of a new application process, which could be declined if there were any changes in employment (such as shifting from an employee to being self-employed, or simply having a spouse go on maternity leave) our investor would also be subject to additional legal and appraisal costs. All this because they didn’t get the right advice in the first place. What they should have arranged is a re-advanceable mortgage/LOC combination. The difference is simple and obvious, but unfortunately many Canadians are still not familiar with the fact that they exist. As the name would suggest, a re-advanceable mortgage is created in such a way that every dollar of equity that is created by paying down the mortgage portion of the loan, is re-advanced to the line of credit. In the above example, the $50,000 that was used to reduce the mortgage would be automatically re-advanced to the client and made available to them in their line credit. Mortgage LOC $250,000 $130,000 $50,000 $200,000 $70,000
The original mortgage would be structured exactly the same with $250,000 set up as a mortgage amount and $70,000 made accessible in the LOC. The difference with the re-advanceable mortgage is that as the $50,000 of equity is paid off the mortgage, the

accessible equity in the line of credit is increased by that same $50,000. In other words, every dollar of equity that is paid off your mortgage is automatically re-advanced to your line of credit. There is no need to re-apply to have it re-advanced – it is done so automatically. And the best part is that any time you use money from your line of credit for an investment that has the intention of making money – the interest on the line of credit is tax deductible – a process that is commonly referred to as the Smith Manoeuvre. The proper use of this product is critical for the savvy real estate investor as it addresses two critical areas. The first and most obvious is the fact that access to money for down payments is one of the biggest obstacles to the real estate investor. Using a re-advanceable mortgage/LOC allows an investor to build up funds toward their next down payment simply by making their mortgage payment every month and allowing it to accumulate in their LOC over time. The second less obvious advantage of this product is that it should forever eliminate the argument among couples over whether they should use a particular lump sum of money to pay down their mortgage or invest. Proper utilization of this product will allow them to do both. Simply apply the excess cash onto your principal residence mortgage, thereby reducing your immediate mortgage costs, and then have those same funds re-advanced to your line of credit where it can remain indefinitely available to you until such time that you are ready to invest. At this point, it should be noted that there is absolutely no additional cost to having the limit on your line of credit increased. You pay interest only on the amount of money you access and only when you access it. It is for this reason that investors looking to access potential equity for the purposes of investing should always use this tool instead of refinancing with a brand new mortgage. If the entire amount of equity were to be accessed in the form of a mortgage, then you would be paying principal and interest payments on the entire amount from the very start of the mortgage. When used for the purpose of making an investment that has the intention of making money, not only is this a prudent tool for tax purposes but it is also a tool that will help add to your net worth. So as we move into the spring and summer markets, remember, you’ll continue to read headlines about how Canadians are using their homes as ATMs and we should all be cautious about accessing too much equity in our homes to subsidize our lifestyles. You, on the other hand, will be utilizing the right tool to access equity to purchase properties that have enough cash flow to service the debt on the subject property and pay the interest on the line of credit. So don’t worry too much about what you read in the headlines, they’re talking about the other guys…

CARTE BLANCHE Light French Country and touch of fun add personality to Coquitlam showhome by Janine Mackie
Exploring Carte Blanche’s sumptuous
3,928-sq.-ft. showhome is as pleasurable as sampling a decadent box of European chocolates. At each turn, a savoury surprise awaits – neutral richness in the Great Room, bedrooms filled with a ganache of colour, and tasteful pairings of rustic country and chic French inspired furnishings. Nestled in the natural beauty of Coquitlam’s Burke Mountain, Wallmark’s boutique development features 16 custom homes, each built on an estate-sized private greenbelt lot ranging in size from 5,000 to 15,000 sq. ft. With just one customized lot remaining, the developer is now selling the coveted showhome, for
just shy of $1.1 million, plus the option to purchase all the furnishings valued at more than $85,000. Even if that’s not in your New Year’s budget, Carte Blanche is certainly a place to dream and get ideas as to what’s trendsetting in everything from colour palettes to spa baths. The home itself was designed by local architect, Bob Rusbourne, who specializes in the design of single-family “Street of Dreams” homes with an emphasis on practical liveability. The home’s architecture was a jumping off point for interior designer Leslie Waters when styling the showhome. “I decided to compliment the exterior with a light French Country feel to most of the rooms,” explains Waters. French Country is defined by its elegant look, with a touch of nature and country mixed in. This look can be achieved by bring-

ing in many of the elements at Carte Blanche: Natural inspiration, rustic country-inspired details, petrified or antiqued woods and decorative faux finishes such as the metallic colour blocks painted in the powder room. For Waters, the exclusive interior designer for Wallmark Homes and owner of West Coast Design Interiors Ltd., a showhome’s decor doesn’t merely revolve around the creation of an aesthetic interior. It’s about creating a custom space that resonates with homebuyers even if that means juxtaposing beautiful silk drapery in one room with Bob Marley nostalgia in another. If potential buyers step into the front door and have a peaceful sense of being home, that’s just the beginning of the adventure. She strives to create a display home that showcases its multiple purposes

– places to dine and entertain, areas to unwind and relax, rooms teens will love and spaces enlightened by oversized acrylic canvases by local artists. “I love good art. It’s the perfect way to express your own personality and style within your home,” says Waters. Two local artists, Carmel Clare and Lauren Schnarr generously put their paintings in the showhome on consignment. Sales Manager Gina Halinda says these custom crafted homes have captured the fancy of buyers looking for a high-end alternative to the typical West Coast design. While an almost 4,000-sq.-ft. home may feel like a step up to many, the majority of buyers have actually been empty-nesters who are downsizing and love the opportunity to work alongside a designer to personalize every aspect of their new home. Don’t assume with its formal drawing room complete
with chandelier that this home is more pretense than practical. Just around the corner the spacious laundry room and mud room are prepped to even handle dog dishes and an entourage of after-school backpacks should a family choose this home. Handsome wire-brushed oak hardwood ties each room together while bringing warmth to the great room which includes a conversation area in front of the hand-painted fireplace surround, a formal dining area overlooking the backyard, and an impressive open-concept kitchen boasting professional-series appliances, floor-to-ceiling cabinetry and a sprawling island topped with double-width granite. Restoration Hardware was Waters destination for many of the showhomes’ key pieces including the kitchen stools and dining room chairs. Showhome visitors won’t be alone if they dream of

REFRESH WITH PAINT
Want to update your home in 2013? A great way to refresh your look is to incorporate today’s current paint colours and update your accessories, says interior designer Leslie Waters. “Always keep in mind that often less is more!” One of the season’s hottest colour trends is going GREIGE. Mysterious, elegant and a great background too. Try General Paints “Siberia” (CL2852W) which was used in Carte Blanche’s showhome throughout the living, dining, Great Room and master bedroom. Gorgeous on its own or paired with a darker shade like Benjamin Moore “Thunder” (AF-685) on ceilings, trim and wainscoting. Hot Hues for 2013 also include new colours that soothe, renew and even surprise like “Teal Tension” (Dulux Paint) and “Spring Willow” (Dulux Paint) used in the upstairs bedrooms.
transplanting the gallant master bedroom into their own home with its two walk-in closets, handsome solid maple furniture, and spacious ensuite bathroom. This spa retreat features a step-down shower for a luxurious expansive space, private toilet area, as well as shapely Maax freestanding acrylic bathtub. Upstairs there’s a great teen hangout complete with laptop and study nook, and two bedrooms lined with large windows and bay-window seats. The showhome’s basement is configured as a recreation and party room with a wet bar and wine cellar, media lounge and poker table. It’s not surprising the basement bedroom is the designer’s favourite, furnished with an eclectic collection of vintage finds she discovered along Commercial Drive. Carte Blanche is sure to inspire home decor dreams with its elegant twist on the quintessential pleasures of life! Visit daily at 1321 Kingston St. in Coquitlam, open noon to 5 p.m. (except Fridays). CONSIDER, FOR EXAMPLE: » A recent CIBC poll conducted by Harris/Decima shows that many Canadians across a wide range of ages say they do not feel financially prepared for their retirement. » According to a new TD Retirement Realties Poll, too many Canadians procrastinate in saving for retirement; 15 per cent plan to save for retirement for only less than five years before leaving the workforce. More than twothirds (69 per cent) of retirees say, in hindsight, they should have saved for retirement for 25 years or more IF “NOTHING IS CERTAIN BUT DEATH AND TAXES,” » A recent BMO study found that more than a third (40 per as several famous authors have waxed in various forms, it seems cent) of Canadians are unclear on the differences between Canadians have a curious way of preparing for the inevitable. an RRSP and a tax-free savings account. FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME
01
Calculate the combined monthly before-tax income of you and your spouse.
02
Divide by three. This figure is the monthly payment you can afford to make on your home.
03
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 06
Multiply this figure by the amount you need to borrow. Divide by 1,000.
Add to this your estimated monthly heating costs and monthly property taxes.
07
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

The Jeffs Residences
History Meets Vision by Susan M Boyce
T
he Drive. It’s a neighbourhood like no other. Boasting an eclectic vibe, a distinctly artistic outlook, and some of the most authentic Italian coffee shops in the Lower Mainland, The Drive is where history merges with modernist vision. It’s a place where you never quite know which favourite neighbour you’ll meet on your way to snag some fresh veggies or exotic cheeses at the local deli, but you do know the conversation will be lively and entertaining. If this is the community you want to call home, 2013 is starting out with some news that’s going to get you jumping for joy. Sales at The Jeffs Residences are about to begin. And make no mistake, these townhomes and manor residences have plenty of attitude and unique pizzazz. Or, as Ryan Lalonde, principal of BLVD
Marketing Group, expresses it, they “take design and luxury to new levels in a highly creative neighbourhood — but you really have to see them for yourself to truly understand just how exceptional they are.” Unique Homes for Unique Lifestyle First on our tour are the manor residences. Originally home to Vancouver alderman, Dr. Thomas Jeffs and his family, this elegant, 1907 manor house was shifted to the southwest corner of the property before being completely reinvented as six dramatic apartment homes plus a pièce de résistance penthouse. “One of the developers lives just a few blocks down the road, but all three wanted to create a design so unique that when someone says ‘I own the turret at The Jeffs Residences,’ everyone will know exactly which home you mean,” Ryan explains as we head to the fourth floor. Apparently the gentleman who arrived just ahead of us is already smitten with this one-of-a-kind home. “I love this space. It just feels so… good,” he says making an intense, 360 survey of the two-storey living room. “And who knew you’d get such a great view of downtown.” Ryan
takes a moment to show him that yes, the heritage-style (but totally 21st Century, energy-efficient) windows really do open fully to let in refreshing spring and summer breezes. We leave him admiring today’s winter view of the snowcapped North Shore Mountains and head over to check out the townhomes. “Townhome developments are extremely rare on The Drive,” Ryan says opening the door to the newly opened showhome. “The Jeffs Residences is even more unusual because it’s introducing a level of luxury that hasn’t been offered in this neighbourhood before.” A marriage of tradition and modernism, this floor plan has an easy-going, open ambiance that’s enhanced by natural light flooding in though windows on both sides. “Because our partner’s are all extremely connected to this neighbourhood, they purposefully designed The Jeffs Residences to appeal to the people who love the unique lifestyle here,” Ryan says. “It’s all about details,” he explains, pointing out the contemporary quartz counters and an eating bar create a visual counterpoint to the kitchen’s heritage-style, white Shaker cabinetry. Storage is everywhere: generous coat closet by the front door, full-height pantry wall, even a nook under the stairs for seasonal items. “Let’s face it, it doesn’t matter whether you’re single, a couple, or a family, you can never have too much storage can you?” Ryan asks. True. Next stop: second floor. Two bedrooms, laundry room with storage, linen closet, main bathroom with comfy looking soaker tub, tech nook on the landing, and a second set of stairs I’m betting will lead to a master suite spanning the entire top floor — a guess that Ryan’s delighted to confirm. This space continues The Jeffs Residences’ underlying theme of luxury with a frameless glass shower, vaulted ceiling, and thick, soft, easy-on-the-toes carpeting. Even the walk-in closet is special — filled with natural light from a window, it’s large enough to be a mini office. It all adds up to a welcoming retreat where daily stresses simply melt away. Amazing Neighbourhood “People who’ve been following our progress are typically buyers who want to live in the neighbourhood because they love The Drive’s diverse commercial amenities and easy access to downtown Vancouver,” Ryan says. “Parents love it because their kids can benefit from being in the catchment area for some of the Eastside’s most sought after schools. Young professionals love it because they’re a short stroll to eateries, specialty boutiques, or cultural venues of all types. And if you’re a cyclist, you’re right in the centre of bike routes to get you almost anywhere.” “And if you want a great brunch, you have to try the Havana Club.” It takes a second before I recognize the man from the Turret Suite who’s now donned helmet, sunglasses, and bicycle jersey. “Best Eggs Benny going — honest.” Then, in a flash, he’s gone. I check my watch and realize I’ve got just enough time to confirm his recommendation, after all, everyone’s got to eat sometime… The Jeffs Residences is a select offering of historic one and two bedroom manor-style apartment homes priced from the low $400,000s plus three-bedroom townhomes from the low $600,000s. Fully furnished display homes are now open at 1829 Charles Street (Charles and Salsbury, one block east of Commercial Dr.) in Vancouver. The Grand opening celebration will be at noon on February 9th or VIP preview by appointment anytime. Better hurry though, because this rare and delightful offering is sure to sell out rapidly. For more information visit jeffsresidences.ca or call 604.558.1907.
