Solid investment decisions begin at home
I
s there a positive to buying a new home in our current economic climate? You bet there is. When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed. What are the other positives of buying a new home? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are you will see them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Making informed choices
Canadians are making rational decisions when it comes to buying their first home
B
uying a home is a dream for many Canadians, but with rising prices, increasingly tight mortgage regulations and reports of questionable market conditions in some areas and housing categories, where to begin? With careful planning and research, that’s where. Indeed, Canadians are showing that despite any challenges facing the real estate market, they are taking the time to learn what they need to, and to make rational, informed choices. A new survey from Genworth Financial Mortgage Insurance Company Canada reports a significant rise in the number of recent first-time buyers who put down more than 20 per cent on their homes – 56 per cent, up from 36 per cent last year. Other new research, the BMO First-Time Home Buyer’s Report, indicates that two-thirds of first-time buyers say the latest changes to mortgage regulations – which reduced the maximum amortization for government-insured mortgages to 25 years from 30 – have not affected their buying timeline. Many even favour a 20-year amortization. By saving longer for larger down payments, and aiming to pay off their mortgages sooner, clearly Canadians are becoming increasingly responsible about these important homebuying steps.

conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their fi nancial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent fi rst-time buyers who

say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more fi rst-time buyers fi nding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making fi nancially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among fi rst-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer fi rsttime homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are fi nancially prepared to enter and maintain substantial investments, such as homeownership.”

CANADIANS THINK THE TIME IS RIGHT TO LOCK INTO A FIXED MORTGAGE A NEW CIBC POLL CONDUCTED by Harris/Decima reveals Canadians are leaning towards fi xed-rate mortgages this Spring, marking the third consecutive year Canadians have chosen fi xed over variable. The poll also reveals a change in Canadians’ expectations for interest rates, with more Canadians now believing today’s low rates will remain in place for at least the next 12 months.
» 45 per cent of Canadians said they would choose a fi xed rate mortgage if they had to decide today; fi xed rate mortgages were most popular among 25 to 34 year olds, with 54 cent stating they would select a fi xed rate mortgage, likely due to the predictability a fi xed rate offers to first-time homebuyers » 26 per cent of Canadians said they would choose a variable rate mortgage » Another 25 per cent said they were uncertain which mortgage would be right for them, an increase over the 16 per cent who were undecided in 2012

part of the scenery. Walk along the Stanley Park Seawall and you’ll probably see a minimum of a dozen freighters loaded down with massive shipping containers filled with goods and materials either coming or going to foreign lands. A container’s seagoing lifespan is approximately 10 years, 15 tops. But what happens to these incredibly strong, metal structures after that? So far in Canada, the answer is “not much.” However, in Europe container architecture is a wellestablished, respected housing alternative. And now, some Canadians are saying it’s time to follow suit. This issue New Home Guide talks with Corley Banks, founding partner of Arch/Inter Designs about some of the
myths and realities of building houses out of containers. Q: What’s the biggest misconception people have about container architecture? A: When people think about a shipping container, they think “box.” So they think it’s going to be very limiting when in fact, it’s quite the opposite — it’s all to do with how you put them together. You can stagger them, put them perpendicular to each other, stack them… the combinations are endless. They’re also extremely durable, resistant to rain and wind, they can take a huge amount of stress, and because most containers are 40 ft. long by eight ft. wide by 9.5 ft. high, even if you use a foot along the top for plumbing and electrical, you’re still going to end up with rooms that are 8.5 ft. high. This isn’t a new idea. In Europe, you see container buildings all over — they’re even used for apartment buildings. Q: You’re currently designing an 1,800 sq. ft. house/artist’s gallery in Anmore. What’s been the biggest challenge? A: Even though the process is already used and quite straightforward, finding a fabricating shop that was willing to do the physical transformation took a lot of time and research.

We finally found a company called Mod-Pro who converts containers into construction offices for companies like PCL or even into modular schoolrooms. It was a natural because they were already set up for it. Q: So what is the process? A: In the most simplistic terms, it’s actually quite similar to a mobile home. Conduits for electrical and plumbing are installed in the shell — usually across the ceiling or floor. Any spaces required for windows and doors are cut out. The shells are then put on a truck — let’s face it, you already know they’re going to fit — and it’s all shipped off to the site. When the containers arrive, you just weld it all together, finish the inside, and add the exterior materials that can be anything from cedar shingles to metal to manmade products like HardiPlank. One thing we’ve recently started doing is putting the insulation on the outside rather than the interior. Since you’re adding siding in any case, it make more sense to add the four inches required for the insulation to the outside rather than have it encroach into the interior living space. Q: You’re a fan of green construction techniques. How do container homes fit with that philosophy? A: I’ve always been an eco-girl looking for different ways to be green, and this fits on many levels. First, you’re recycling existing materials that would otherwise just be taking up space. There’s far less waste during the conversion, and any left over materials like flooring or wiring can be used on the project.
It’s also much less intrusive on the land because so much is done in a shop rather than on site, and when you get to the site, it’s very fast to put up. And all that adds up to cost effectiveness — between 15 and 30 per cent cheaper than traditional building methods. Q: You’ve described the Anmore project as “crazy creative.” Can you give us a few hints? A: Sure. Each level is actually three containers put side-by-side lengthwise, but by staggering them, we’ve created lots different outlooks on the property and the lake — almost like little hideaways within the overall, very open floorplan. There are lots and lots of windows throughout, but upstairs we’re adding huge banks of window walls to give a gallery feeling. We’re also going to add other features like rainwater collection basins and outdoor areas perhaps with a fire pit and definitely with lots of relaxing spaces. It’s a very exciting project and one we hope will set some new trends. Corley Banks is a partner at Arch/Inter Designs in Vancouver.
