Buyers’ opportunity
Low mortgage rates keep home shoppers in the driver’s seat through the summer
T
he Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in hot markets. Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place. So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least. The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type. Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself house-poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget. It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future. Metro Vancouver builders offer excellent, award-winning homes to suit just about everyone. Get out there and explore!

The central island can easily accommodate six people – after all, every good party ends up in the kitchen, right? “And look at this,” Shae says pointing out the industrial-sized, undermounted sink. “Every female who sees this has something positive to say.” As we wander upstairs, Canvas’ attention to detail is evident at every turn. There’s the art niche at the top of the stairs, marble bathroom counters that create a dramatic mirror frame as they extend full-height to the ceiling, a master-bedroom walk-in closet so large there’s ample room for an armchair, and luxuriously deep crown moulding everywhere. It all adds up to a great place to express yourself.

VANCOUVER BOASTS AN EXPANSIVE HOUSING
market, with builders offering an abundance of different new home types – single-family homes, townhomes, rowhomes, duplexes, fourplexes, and of course, condominiums... the options are seemingly endless. If you’re about to go through the home-buying experience, particularly as a first-time buyer, you’re sure to have a lot of questions about which type might be best for you. Depending on your budget and where you want to live, here are some of the options to consider. HERE ARE SOME BASIC SCENARIOS TO EXPLORE Single-family detached A single-family detached home is one-dwelling unit. It stands alone, and sits on its own lot. This often gives the family a greater degree of privacy. Single-family semi-detached A semi-detached home is a singlefamily home that is joined on one side to another home. It can offer many of the advantages of a single-family detached, but is often less expensive. Duplex A duplex is a building containing two single-family homes, located one above the other. Sometimes, the owner lives in one unit and rents the other. Townhouse Also sometimes called rowhouses, these homes are several similar single-family homes, side-by-side, joined by common walls. They can be freehold or condominiums. They offer less privacy than a single-family detached home, although each has a separate outdoor space. These homes can cost less to buy and maintain, even though some are large, luxury units. Stacked townhouse Stacked townhouses are usually two-storey homes. Two two-story homes are stacked one on top of the
other. The buildings are usually attached in groups of four or more. Each unit has direct access from the outside. Link or carriage home A link, or carriage home, is joined by a garage or carport. The garage or carport gives access to the front and back yards. Builders sometimes join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family detached homes. FORMS OF OWNERSHIP Freehold This means that one person (or two, such as joint ownership by spouses) owns the land and house outright. There is no space co-owned or co-managed with owners of other units. Freehold owners can do what they want with their property – up to a point. They must obey municipal bylaws, subdivision agreements, building codes and federal and provincial laws, such as those protecting the environment. Detached and semi-detached homes, duplexes and townhouses are usually owned freehold. Condominium Also known as strata, condominium ownership means you own the unit you live in and share ownership rights for the common space of the building. Common space includes areas such as corridors, the grounds around the building, and facilities such as a swimming pool and recreation rooms. Condo owners together control the common areas through an owners’ association. The association makes decisions about using and maintaining the common space. Condominium ownership is ownership of a unit, usually in a highrise but can also be a townhouse or in a lowrise. SOURCE Canada

a rarity in South Surrey. So what’s a family to do who wants it all – high-end finishes, space to entertain, places to retreat and a yard with plenty of room to kick a ball, garden or even suntan in privacy? glamour and innovation, a night honouring the creativity and unfailing commitment to excellence that define the Lower Mainland’s residential building industry. It was the night of the GVHBA Ovation Awards. Now in its fourth year, the Ovation Awards recognize the outstanding work of some of Metro Vancouver’s best newhome, renovation and design companies. From cutting edge condominiums and family-oriented townhouse communities to luxurious custom-built estate homes, from contemporary kitchen renovations to stunning whole-home transformations, these awards are rapidly becoming the new benchmark of excellence. Twenty companies entered the Ovation Awards for the first time in 2013 and total entries soar by an astonishing 65 per cent over 2012. In a testament to diversity, no single company, project or style dominated. However, all shared a common theme of visionary outlook and sheer classiness.
Innovation and vision No stranger to high-end competition, Portrait Homes counted Single-Family Builder of the Year among this year’s four gold Ovation Awards. Robert Grimm, principal, credits above-and-beyond customer service, expansive floorplans that include innovative features such as outdoor living rooms and skybridges, as well as the company’s ability to embrace new technologies as just a few of the reasons Hampstead continued to expand the Silver Ridge master planned community’s legacy of honours. Also striking gold four times was Falcon Homes’ Butterfly House in Westside Vancouver. Gasps of amazement rippled through the room when this dazzlingly futuristic custom home first appeared on the large-screen monitors. A showcase of the dramatic, features included anodized aluminum exterior, pure glass interior elevator/staircase inspired by the central staircase at Apple’s New York headquarters, and even an über-urban fireside lounge overlooking an indoor pool. Located in Maple Ridge, this family-oriented community blends a natural setting adjacent to Kanaka Creek Regional Park with proximity to the burgeoning amenities of this rapidly evolving, North Fraser Valley municipality. Newcomer to the Ovation Awards, Tavan Developments was the surprise winner in the Custom Home Builder of the Year category as well as Best Custom Home $1 Million to $2 Million for Classic Beauty, a family retreat featuring 11-ft. ceilings, nine-ft. doorways, and even a fir-paneled den accessed via a secret door hidden behind traditional wall panels. New for 2013 was the People’s Choice Award – 19 new home
and renovation projects vying for top honours as the public’s favourite. More than 3,270 ballots were cast, but in the end it was Best Builders’ custom home, Sentinel, that garnered the most votes. WITH ROB CHETNER by SUSAN M BOYCE SUMMER’S IN THE AIR, AND FOR MANY PEOPLE THAT immediately
conjures up thoughts of escaping to the summer cottage. A vacation home is where days are carefree, dress code is casual, and lifelong friendships are often forged toasting marshmallow over a campfire. Frequently, however, this idyllic lifestyle comes with a hidden cost beyond the actual price tag – it’s hard work maintaining your part time retreat. Now, one Vancouver-based developer is creating an alternative – a strata community that lets owners “lock it and leave it” secure in the knowledge their vacation property will be maintained so it’s ready for use the next time they arrive. It’s a trend he believes will gain significant traction among increasingly busy urbanites because it puts the joy back into owning a recreational property. This issue, New Home Guide chats with Rob Chetner, partner at Trasolini Chetner Construction Corporation, about Boucharie Beach and his vision of this new style vacation getaway.
Q: You’ve already built one condo-style vacation project in Kelowna, The Waterfront, which won numerous awards both provincially and locally. At Boucharie Beach you’re taking a different, innovative, and perhaps controversial approach by building just 35 cottage-style homes on a prime, 12-acre lot. What’s your motivation for creating such a small number of homes when you could put in a tower with 100 or more suites? A: Most resorts today are high density, but we wanted to recreate and reinvent the oldfashioned experience of a true summer cottage – a place where you have your own space but can still meander across the lawn to the neighbour’s for drinks before dinner and where the kids can be free to run around outside all day long. It may not be the highest use of the land, but we believe it’s the best use of it. There’s also something magical about having direct connectivity to the outdoors –

especially with the lake right there. In a condo, you have to go through a lobby and upstairs to get “home.” Here you just walk out and you’re at the beach. Q: Why Boucharie Beach? A: Growing up in Calgary during the late 1970s, my family went to a resort in Kelowna that my best friend’s parents had found way back in the 1950s. It had four cottages, and it was a magical place. Us kids lived for that holiday time – always the last one or two weeks in July and the first week in August. We’d come down the hill, see the resort and the boats, hear the gravel crunching under the tires, smell the trees, and instantly it was shoes off because summer had begun. When the original owners, the Boucharies, felt they were getting too old to keep up the property, I immediately started negotiating with them to buy it. Our plan is to continue that feeling of being at the cottage. We’re even building a community fire pit because sitting round the campfire roasting marshmallows, sing songs, and play the guitar is something everyone seems to love. Q: Clearly your time as a child at the old Boucharie Beach left a huge impression on you. How important is the legacy aspect of a vacation home? A: It’s an amazing gift to give your children. When you see the smiles on little kids’ faces, you know it’s a happy place. For me, being able to take the summer property where I grew up and reinvent it with a modern day twist is priceless – especially as true waterfront become more and more rare. I’m certain a number of the original people will buy here

now they have the opportunity because they see the value in passing along that tradition. We’re also already seeing friends and families going in together to buy a home, and I wouldn’t be surprised if some people buy homes that are side-by-side with their siblings or friends. Q: Why strata for a vacation home? A: When I’m talking to people, I find a recurring theme is that some of their fondest memories are of their second home – be it a lakefront cottage like I went to, a ski chalet, or even a snowbird house in Arizona or California. But too often the maintenance is overwhelming. A friend of mine has a sun cottage on Skaha, and he laments because half the time up there is spent painting and weeding and repairing things. It really takes away from his enjoyment and use of that cottage. With a strata, once you’re here it’s all quality time – and yes, I know that sounds like a cliché but it’s true nonetheless. I pinch myself many times each day my family and I spend at our cottage just to remind myself how lucky we are. BC economic growth to outpace Canada’s by 2014 as U.S. demand picks up Looking ahead, a strengthening U.S. housing market should lift U.S. economic growth above three per cent by the second half of the year, supporting exports, while growth should begin an upward trend. Adding to the optimism is that British Columbia’s forestry exports were up 11 per cent year-over-year in February BC growth will likely hold steady this year
at 1.7 per cent and reach 2.5 per cent in 2014, according to the new BMO Blue Book from BMO Capital Markets Economics and BMO Commercial Banking. Much like the U.S. Federal Reserve’s Beige Book, the BMO Blue Book combines the expertise of BMO’s economists with information on current business conditions provided to BMO’s commercial bankers by local businesspeople. “Among the headwinds are a slowing domestic housing market and softer Asian export demand, though a resurgent U.S. housing market plus firmer momentum in China will likely support exports later in the year,” says Robert Kavcic, senior economist, BMO Capital Markets. Kavcic noted that housing market is in correction mode, particularly in Vancouver and Victoria where buyers now have more control. “Looking ahead, a strengthening U.S. housing market should lift U.S. economic growth above three per cent by the second half of the year, supporting exports, while growth should begin an upward trend. Adding to the optimism is that British Columbia’s forestry exports were up 11 per cent year-over-year in February.” B.C. businesses are showing caution in this environment, but some sectors are looking positive, according to Dean
Kirkham, vice-president, commercial banking, Greater Vancouver, BMO Bank of Montreal. “Our agricultural clients represent a stand-out industry – particularly in the supply-managed areas of poultry, dairy and eggs. On the natural resources side, we’re seeing positive signs in the forestry industry. With U.S. housing starts trending up, we are hearing from our clients that they are securing more demand from south of the border. This is a positive sign for many Western Canadian suppliers. We’re looking for an improvement in demand from emerging markets to boost the BC commodities markets.” Kirkham added that BMO is armed with a highly-skilled team of experts that can make lending decisions at the local level to help its commercial clients boost productivity, expand into new markets and make strategic investment decisions that will help propel growth and drive success.
