Knowing what to look for – and where – are crucial parts of your new-home search
O
nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, with decent commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? simply can’t believe he’s about to become a homeowner. Then he takes a walk past Parc Riviera in Richmond’s new, Oval Village neighbourhood and thinks “by the end of the year, I’ll be waking up and seeing that view right outside my window.” “That view” is a sweeping panorama of the Fraser River with Vancouver and the North Shore Mountains in the background and was definitely one of the deciding factors in his recent purchase of a twobedroom and den townhome at Parc Riviera. “The first buildings are going up very quickly now, so I can really imagine what it’s going to feel like living here,” he says with an irrepressible enthusiasm. A helping hand “Initially my parents were going to buy here for an investment,” Jeremy says. “But it was always part of their plan to help me and my two brothers buy our own homes.” He laughs. “We sometimes joke that maybe my dad just wanted us out of the house, but the reality is that I’m very lucky. Be prepared With almost two decades experience in the lending industry, Bill Macklem, owner of Dominion Macklem Mortgages, says it’s critical to build a good support team – a team that should include a lawyer or notary who specializes in conveyancing and a mortgage broker. “Don’t cheap out when it comes to legal advice,” he says. “Put in perspective, a difference of $200 in legal fees really isn’t a big thing when you’ve just paid half a million for a house. Often it will actually save you money, because someone who specializes is up-to-date on all the changing laws and regulations.” And when it comes to financing your new home, Macklem says surrounding yourself with the right team even more important. “If you just want a mortgage, you can go online and get one. But that doesn’t mean you’re getting any help or advice about which product suits you best – advice about things like down payment, amortization, whether to go with monthly or weekly payments. And let’s face it, most first time buyers expect to either move up or buy another property in the not so distant future. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. A downtown condo and a suburban two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Home sweet home Conspicuously absent this year was the much-loved, opening reception photo gallery where people traditionally browse the finalists, oohing and ahhing while attempting to guess judges’ soon to be revealed selections. Attendees did, however, get a quick peak at each project prior to the winner being announced during the ceremony. And as always, the sheer style, inspiration and visionary outlook were awe-inspiring. Highlighting the Georgies’ wellknown spirit of innovation was the addition of two exciting new categories that recognized the increasing importance of laneway and duplex housing in our urban landscape. Taking home the inaugural gold awards for these categories were Dunbar Laneway House (Frits de Vries Architect Ltd.) and Eastside Reunion (Abstract Homes and Renovations). Vancouver-based Adera added two more golds to a lengthy list of previous awards when the company struck gold in the Sustainable and Innovative Community category for seven35 in North Vancouver. Chris Cross, owner of Palladian Developments, was clearly delighted and surprised by the win and later noted that while Vancouver Island is now producing many high-quality homes and renovations, there hasn’t yet been a lot of industry recognition. And there was still more recognition for the Island when the spectacular Music by the Sea gave Camelot Homes a double win for best Custom Home over $3,000,000 as well as the evening’s final award – the coveted Custom Home Builder of the Year. Only two Customer Choice Awards were presented this year. Portrait Homes took home gold in the Multi-Family Low Rise Production Builder category while West Vancouver-based GD Nielsen Developments was named Custom Home Builder. affordability improves Canada’s homeownership costs fell slightly
in the second consecutive quarter in the last quarter of 2012, according to the latest Housing Trends and Affordability Report from RBC Economics Research. The RBC report notes that small declines in mortgage rates and in home prices across several markets resulted in an overall improvement in affordability. “Exceptionally low interest rates have been the key factor keeping home affordability from reaching dangerous levels in recent years,” says Craig Wright, senior vice-president and chief economist, RBC. “Residential property values are elevated in Canada and, for many households, ownership remains accessible only because of rock-bottom mortgage rates. RBC’s measures for both detached bungalows and condominium apartments eased by 0.2 percentage points to 42.1 per cent and 28.0 per cent, respectively; the measure for the twostorey home fell by 0.3 percentage points to 47.8 per cent. For BC specifically, housing affordability is improving but still has a ways to go before reaching less stressful levels. Homebuyers in the province received a welcome reprieve in the fourth quarter, with the RBC measures falling by 1.1 percentage points for condominium apartments and 1.0 per cent for detached bungalows. The two-storey home category experienced a small increase (0.4 percentage points), though this followed a substantial decline in the third quarter. In Vancouver, the market was in correction mode in 2012. Resales fell 23 per cent from 2011 to the lowest level in 12 years. Such weakness tipped the pricing scale in favour of buyers. Following a spectacular run-up in the previous nine years, home prices fell across the board last year. By the fourth quarter, the Vancouver area was the only major market in Canada showing year-over-year price declines. The upside of this softening has been a lessening in the degree of unaffordability in the area. Homeownership costs eased noticeably in the latter half of 2012. In the fourth quarter, RBC’s measures fell by 2.6 percentage points for detached bungalows, by 1.2 percentage points for condominium apartments, and by 0.8 percentage points for two-storey homes.
