Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

By calendar if not by temperature, this time of year signals change and opportunity

T

he cover date of this issue is March 22 – a couple weeks into Daylight Savings Time and a few days after the official start of spring – and Mother Nature has already teased us with a sign of warmer things to come. Indeed, spring is always busy season in the housing market, and this year, despite some recent “cooling” in some areas and housing types, should be no different. Fair weather and still-favourable mortgage rates should point to the sales pace continuing in the coming weeks and months. Need proof? Take advantage of the nicer weather and get out there and visit some new-home sales centres and model homes. A combination of factors – including land availability and affordability – is restricting supply of lowrise homes, in particular, at the moment. You may be surprised at just how quickly new developments are snapped up by homebuyers. We’re also betting you’ll be impressed by how new-home builders in the Lower Mainland and elsewhere are responding to such challenges, by offering more variety of home options. Gone are the days when the main choices were simply lowrise and highrise. Today’s buyers want variety – townhomes, semis, singles, freehold and condominium ownership – and developers are delivering in spades.

The New Homes Registry provides free access to find out if a home has a policy of home warranty insurance and is built by a Licensed Residential Builder, or whether it’s built without home warranty insurance. Homebuyers can obtain valuable information such as the name and contact number of the warranty provider, the builder’s warranty number and whether an owner-built home can be legally offered for sale. Every new home built for sale by a Licensed Residential Builder in British Columbia is protected by mandatory third-party home warranty insurance. Better known as 2-5-10 home warranty insurance, this coverage includes: two years on labour and materials, five years on the building envelope (including water penetration), and 10 years on the structure. While finding the perfect floorplan for many families is more of an aspiration than reality, there’s new hope to this eminent quest. Designers, developers and marketing experts are teaming together in Greater Vancouver with a common goal to create new homes that have “real life” factored into them. “Buyers today want a more open, modern floorplan,” says

Arthur Simon, a Surrey realtor with Royal LePage. “I encourage homebuyers to look for homes that meet their specific family needs, to think about the future and whether they tend to have a casual or more formal approach to entertaining.” Based on his experience selling homes and raising his own four kids, Simon recently worked alongside developer The Maskeen Group to fine-tune a couple six-bedroom floorplans for their new built-green certified community called CADENCE on 184A St. in Cloverdale. “I usually look at a floorplan and see if it’s functional and has a nice flow,” explains Simon. “Simplicity is important, with minimal hallways and corridors which really aren’t usable living space. Rooms should also be easily accessible.”

Unlike garage-prominent homes, this floorplan parks cars in back, and chooses rather to make a great first impression with a foyer that’s large enough to remove and store coats with plenty of elbow room to spare. The home evokes an open and welcoming feel achieved by removing interior doors and walls, integrating columns and boosting ceiling heights to 10 ft! When assessing an entry plan, it’s important to also imagine yourself hosting a party and deciding where you’ll eat dinner, where the kids will study without being distracted by the TV and how furniture will be arranged in each room. “I loved it from the very first moment my eyes saw the floorplan,” says an enthusiastic Carol Gibson who was among the first to buy a home at Cadence, and will be moving in this April. While selling a townhome and moving into a six-bedroom detached single-family home seems more of a step-up in the world of real estate, Gibson describes this strategic housing move as “downsizing.” A quick explanation reveals she’s joining the ranks of other homebuyers who are pooling funds with family members to co-own a home. Her three kids are now grown with families of their own, yet when the opportunity presented itself to share an abode with her son and his family, the numbers just made sense. For over a year, they searched for a home with a suite so that Gibson could live independently, yet also be active in her grandchildren’s lives. Searching for suited homes on MLS proved near impossible, and those suites they did view were dark and poorly designed. An act of serendipity, Gibson found herself overseeing the printing of promotional material for a new home development in Surrey. On paper it looked like everything she’d been searching for. There were four bedrooms upstairs, a well-planned main floor with a den to house the family’s heirloom piano and a fully-finished lower level with legal two-bedroom self-contained suite and playroom. “Not everyone can visualize from a floorplan, so I took my son and his family and visited the new furnished showhome,” says Gibson. “That’s when the floorplan really came to life. “

The culinary space emanates with practicality and features a walk-in pantry with solid wood built-in shelves, as well as a mudroom off the double garage complete with coat closet and full-size washer and dryer. The home packs a lot of extras into the plan as well, boasting an outdoor living area with fireplace, full wet bar, main floor powder room and upstairs loft. Canada’s Baby Boomers entering their golden years also have their unique ideas of what makes a house a home. Real estate developers like Vesta Properties in the Fraser Valley are in tune with this market and have made it a priority to translate wish lists into tangible floorplans. “There has been increasing demand for master-on-main plans from active mature couples, older families where their children have left the nest, and retirees that want to downsize their home but not their lifestyle,” explains Curt Woodhall, who heads up Vesta’s marketing department. “They want to move into a new home with less maintenance and the latest in design and interior finishing, but still want to be close to the best amenities.”

* VANTAGE DELIVERS MAIN FLOOR BEDROOMS AND WELL DEFINED SPACES Vesta responded to this segment of the population by creating a signature 1,816-sq.-ft. two-bedroom “E-PLAN” for homebuyers at its Vantage townhome community, perched above the picturesque Willow’s Nine Course at the Surrey Golf Club. The kitchen is located just off the entrance, making grocery day a breeze, and the master-bedroom suite is on the first level. The top floor can be closed off and used as a rancher, or easily accommodate out-of-town guests. “I love how open the floorplan is,” says interior designer Carolyn Stewart of Concept to Design who styled the display home. “The empty nester may be downsizing, but with a modern floorplan, they may feel they have more space than their previous traditional house. a word that’s been known to strike terror into the hearts of the most stalwart house owner. How will I fit my stuff into my new place? Am I giving up my freedom moving to a strata? Where do I start? Help! This issue, New Home Guide talks with Mary Anne Pick, founder of Wings of Change, a company specializing in transforming the pain and mystery of downsizing into a joyful, liberating adventure. Q: Many people think of downsizing as an ordeal, but you see it as an exciting. life-changing opportunity. How do you get your clients to change their perception? A: It’s amazing how few people actually think about how they want their lives to be for the next year, five years or 25 years. They get into a routine they don’t question – even when that routine is just dragging them down. Here’s an example I see all the time. Most people love to travel – especially active, young seniors. But they often end up spending all their weekends fi xing and maintaining stuff around the house. I suggest they write down how they’d actually like to live their lives if someone else, like a strata, took care of all those day-to-day details, and it’s like a light goes on. Suddenly they see a world of new opportunities. Q: It’s no secret most of us are hoarders to some degree. How do you help people get rid of the things they believe they can’t live without? A: It’s about taking baby steps in a logical order. If you were

going to learn French cooking, you wouldn’t start with the most difficult Cordon Bleu recipe you could fi nd. So I tell my clients we’re going to start with something easy – which is usually their closets. People can cram an amazing amount of stuff that has absolutely no use or value into their closets – like that basket of fun but silly gifts they got at their 50th birthday party. One trick I use frequently is getting people to do a minimodeling session with all the clothes they “just can’t part with.” When people see themselves in a baggy, old sweater with holes in the elbows, they’ll usually start laughing. And once you bring laughter into the process, it makes it so much easier to let go of unnecessary or no longer useful items.

Q: For many people, the fi rst step in downsizing is to move from the single-family home where they raised their family to a townhouse. But that often brings a fear they’re also giving up a degree of control. What do you see as the major advantages of strata living? A: The most obvious one is being able to enjoy a lock ’n’ leave lifestyle. You want to go away for the weekend or the winter? No problem. Someone will be there to look after the gardening and gutters.

There’s also a huge social component. When you live in a house, you often barely know the people who live four or five doors down. In a strata, you’ve got great opportunities to meet people, although if you choose to be more private, there’s no one knocking on your door. I’ve lived in a strata community for a long time. Every year, we have three or four social events that the social committee pays for through our bottle recycling program. We also have an annual block party that’s a fundraiser for the Food Bank. We sell tickets, local merchants donate prizes and everyone has a great time. We usually raise $4,000 to $5,000 every year, and most people bring donations of non-perishable foods as well. Q: Can you give us a few suggestions for simple ways to personalize a new, downsized home? A: Accessories are always good – a cool area rug, colourful throw cushions, or original artwork are all great ways to express your personal style. And one of the nicest things you can do for yourself when you downsize is to buy new linens. Get everything from sheets and pillows to duvets and towels. It’s an inexpensive way to create a whole new feeling about the place you call home. I also take my clients’ old linens to a local women’s shelter – it’s good karma and good recycling.

Q: What was one of your most challenging downsizes? A: I was working with a couple who had a large, very lovely home. But they had so much stuff, the whole house felt like it was closing in on them. I started by giving them a homework assignment to look at every book on their 12 bookcases and make a decision about whether to keep it or not. Three days later, they called me. They were ecstatic because they’d culled more than a dozen boxes of books and reclaimed the space of four bookshelves. Next we went to work on their enormous collection of knick-knacks. We divided them into piles with different themes and suddenly my clients were able to see the difference between $700 treasures and $7 trinkets that should really just go directly to the thrift shop. And since we’d already gotten rid of four bookshelves, we had space for a beautiful display cabinet with backlighting to showcase the items that were worth keeping. The result was stunning.

Burleigh Walk

Where quality construction meets quality of life When

it

comes

to

condominiums, the quality of the materials and building design really matter. The last thing a buyer wants is expensive repairs in the first few years of their mortgage. It’s that quality that makes Unimet’s Burleigh Walk, an affordable new project in Port Coquitlam, stand out from its competitors. Now selling the first phase of the two-phase, 115-unit development, Unimet’s four-story wood-frame building with 55 homes promises security from worry at a competitive price. “At this price there are no competitors using the high quality of materials we used,” says project sales manager Cam York. Prices range from $209,000 for a one bedroom to $389,000, and there are two bedroom/two baths to be had for $279,000. It’s a good fit for first-time buyers, but it also suits empty-nesters who want to downsize and be conveniently located. The building is clad in concrete composite siding, a hearty construction material that looks great and works hard. It has a 50-year warranty. “We took a torch to the siding,” says York. “It won’t burn.” Leaking also won’t be a problem, he says, adding they vigorously pressure tested the windows. Burleigh Walk is at 2623 Burleigh Dr., an area transitioning from commercial to residential. Lougheed Hwy is two minutes away by car making it easy to get on the freeway. But it is also just a hop, skip and jump to lovely walking or cycling trails in green belts along the Coquitlam River.

“I guess you could call it gentrification,” says York, adding they put a lot of resources into restoring the creek. The landscaping of this project is particularly noteworthy. Helped by skilled riparian consultants, Unimet beautifully restored the banks and flow of Maple Creek to promote salmon and trout spawning again. Invasive vegetation that choked the water, debris and a sewer line have all been replaced with fresh gravel and supportive plant species. Among the existing cedars and newly planted deciduous plants, a wetland pond adds to the serenity of the landscaping. Unimet has created a sustainable system in which the rainwater on the property is collected and directed to the pond where specially selected vegetation will supply nutrients to the water which in turn will feed the fish and other aquatic life. Eventually the two low-rise buildings will wrap around this serene courtyard. Inside, each bright, open-concept unit boasts wood-laminate flooring and stainless steel LG kitchen appliances, front loading washer and dryer and a Broan hood fan. Large kitchen islands have composite quartzite countertops. The deep soaker tubs feature large waterfall-style tiles and euphoria rain showers.
