ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. A new survey from BMO Bank of Montreal, however, sheds some light on exactly what Canadians look for when searching for their perfect “location, location, location.” It comes as no surprise, either, that being close to public transit and having a short commute are among the features that rank most highly. According to BMO Chief Economist Doug
Porter, the latest data from the Canadian Real Estate Association shows that evidence continues to mount that the Canadian housing market will be able to pull off the fabled soft landing. Existing home sales edged up 0.6 per cent in April, trimming the annual decline to 3.1 per cent year over year. Porter notes that sales have risen on a seasonally adjusted basis in three of the past four months, and are essentially unchanged since last August – the first full month of the new mortgage insurance rules.
“Most of the other key metrics are also fully in line with a well-tamed market,” adds Porter. “Sales to listings stand at just over the 50 per cent line, and the backlog of unsold homes is now at an unremarkable 6.6 months.” But it is on the price side where the stable nature of the market is perhaps most evident, according to the report. “Despite concerns, Canadian home prices remain incredibly calm, cool, and collected,” says Porter. “Every major index for home prices is now up between 1.3 per cent and 2.2 per cent from year ago levels. The MLS Price Index, a measure of repeat sales in seven of the largest cities, is at the top end

And, 20 of the 26 cities are still reporting price increases over the past year, a far cry from a hard landing and a sign of stability in Canada’s housing market.
“While some are highlighting the fact that prices are now rising at their slowest pace since the 2009 recession, the plain facts are that they are still rising faster than inflation, and prices are at all-time highs, suggesting concerns of a meltdown were unfounded.” Porter notes that in major markets, Vancouver had been by far the weakest in the country, but there are signs even there that the market is stabilizing. Sales were down a moderate six per cent from year-ago levels in April, and average prices were essentially unchanged, after both metrics had posted notable declines in the first quarter of the year. It’s a similar, more muted, picture in Toronto, where sales were down about five per cent from a year-ago and prices have nudged up by almost two per cent. Calgary remains an outlier on the strong side, with sales up roughly 10 per cent from a year ago and prices up by almost four per cent. With one of the strongest job markets in the country and a sales/listings ratio above 64 per cent the picture remains quite positive for the Calgary market. Consumers optimistic about
Canadian recreational property market
According to a new survey from Royal LePage, interest rates factor hugely into the decisions
of Canadian households when it comes to purchasing a recreational property. The survey, which polled Canadians across the country who either currently own or intend to purchase a recreational property within the next five years, found that most (82 per cent) Canadians say interest rates will influence their decision to purchase a recreational property – and a majority (58 per cent) feel added urgency to buy a recreational property while interest rates are low. Survey respondents demonstrated overall optimism regarding the Canadian recreational property market. When asked what they believe recreational property prices will do in the coming year, half (50 per cent) of respondents indicated that prices will increase and one-third (32 per cent) said they will stay the same. And of those planning to purchase a
recreational property within the next five years, 76 per cent said they are more inclined to buy a property in Canada than in the U.S. or elsewhere. “Despite financial and economic uncertainty, or perhaps because of it, we have found that the enduring value of recreational properties is widely-recognized by Canadians,” says Phil Soper, president and chief executive of Royal LePage Real Estate Services. “In contrast to our large urban centres, where home prices shot up in recent years before rapidly cooling in 2013, the recreational property market has remained remarkably stable and resilient.” Soper adds, “I shy away from recommending real estate as an investment for the typical family. Shelter is, after all, primarily consumption. However in Canada today, where we see virtually no return on bonds and other forms of modest risk savings, it is reasonable to view recreational property in a new light. But on March 8, the day they moved into their new rowhome at RILEY, method took second place to emotion, and the couple readily admit the experience was “unbelievably exciting and a little surreal.” “We bought in December, so we had to wait four months before the house was fi nished,” Witzia says. “It felt like such a long time, but when we arrived to get our keys, Meg was at the door to meet us and she even had a welcoming gift basket waiting for us.” Celebrating family RILEY’s kitchen, already a favourite place to hang out, was one of the features that helped seal the deal. “We wanted a kitchen with an island, but we really wanted it to be along the end of the main floor not in the middle,” Witzia explains, adding that their home’s main-floor powder room was another must-have.

“We also wanted three bedrooms to give us room to grow,” Kyle says. “We’d always planned to have two children – and this plan will accommodate a family of four.” He laughs. “The thing is, just after we moved in, we found out we have a baby on the way. So it looks like the room we were going to use as an office will now be the nursery. And even though we didn’t think about it too much at the time, having a new elementary school just down the road is going to be great.” Outstanding details Then there were the many little touches, details that add big time wow factor. “MOSAIC did so many extra things to really grab our attention,” Kyle says. “For example, instead of straight walls everywhere, they’ve built in nooks so you can display art and there are custom cut-outs in some of the walls.” As they settle into their fi rst new home, Witzia says the couple are slowly and surely personalizing it. “We’ve created a couple of features walls, bought new drapes and painted the powder room with subtle stripes. And Kyle’s plugging away at getting the garage fi nished.” They’re enjoying the experience of exploring their new ’hood. “We’ve gone for some good walks along the trails and there’s new commercial developing everywhere around us,” Witzia says. “It’s a great place for us to call home.” The RILEY Home Store is located at 1320 Riley St. in Coquitlam. pring is the season of new beginnings. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter. Fortunately there are some easy techniques to help you get a jump-start on spring cleaning. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free. We recommend the following tips to get organized this spring:
USE STURDY BOXES WITH DIVIDERS FOR PACKING BREAKABLES.
Make sure cardboard boxes are structurally sound. Dish-pack boxes with adjustable inserts that form individual cells are a great option for fragile items. THINK GREEN.
Survey local recycling options to find the most convenient solution for recyclables. Organize recyclables by category: plastic, glass, aluminum, paper and cardboard. CARE FOR HAZARDOUS MATERIALS.
Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.
START BY SORTING AND ORGANIZING CLOSETS.
If there is limited closet space, consider storing winter clothing in the attic, basement or garage. Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.
CONCENTRATE ON DISINFECTING SPACES.
Change air filters, rotate mattresses and vacuum under furniture.
