Doing our part for the rebuild of Calgary

T

hank you for picking up this issue of New Home Guide. While Metro Vancouver continues to thrive and build new-home and new-condo communities, Calgary is busy rebuilding and is proud to be on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. As a Wall2Wall Media publication, this publication is owned by Yellow Pages Group (YPG). Thinking outside the box, YPG has used its corporate resources to help Calgary’s flood relief efforts in several ways.

In terms of media, YPG has donated online advertising space across all of Yellow Media properties to the Canadian Red Cross to promote their flood relief efforts. It has made a $25,000 contribution to the Canadian Red Cross directly at redcross.ca. As well, YPG has created a portal to facilitate employee donations.

In terms of a contribution of physical time and effort, 60 YPG staff have volunteered at Calgary drop-in centres and neighbourhood clean-up efforts.

While efforts will continue in the post-flood relief, we will keep bringing you the best of the real estate market across Canada. We hope you enjoy this issue and look forward to hearing from you.

Downsize your space Upsize your life

W

hen my family moved to Vancouver from Ottawa, it was definitely a downsize. Often, people downsize when their kids move out of home, but we had a nine-month-old at home, so getting rid of all our kids’ stuff wasn’t an option. We said “goodbye” to the comfy sectional that had lived in our rec room in Ottawa (no rec room here!) and various other odds and ends that wouldn’t fit into our North Van home, but there was so much stuff that we couldn’t get rid of: clothes that our son had yet to grow into, heaps of toys, and all the various enormous paraphernalia that accompany a tiny baby (parents, you understand: Pack ’n’ Play, ExerSaucer, Swing, Bouncy Seat, etc., etc.). A serious focus on organization post-move was required, and I pulled out all the stops: vacuum-seal bags in large storage containers stowed away all those baby clothes, as well as unused linens; labelled baskets on shelving units kept everything but the bare necessities out-of-sight yet easy-to-find. We also did a serious purge and let go of all the things that we were holding onto “just in case” we might need them. The end result?

A streamlined space that makes me happy. Space planning is not solely the territory of downsizers, I now realize. It pays for us all to keep our homes organized, however big or small they might be. And although our Vancouver home is smaller than our Ottawa home, the move from Ottawa to Vancouver was ultimately no downsize. With everything Vancouver has to offer, I’d say we’ve upsized our life, and this is confirmed every time I step onto our deck and see our magnificent view of downtown or sit on our front porch to take in the views of Grouse Mountain.

ool, trendy, and with a downright playful outlook, The Station is putting a whole new spin on convenience and style.

“We wanted to create something that was unique and innovative in the Port Moody market,” explains David Wan, Aragon’s director of sales and marketing. One look is all it takes to see this collection of 106 townhomes and apartment residences achieves that goal and then some.

t’s July, summer has officially begun and many Canadians are planning or heading off on vacation. What better time of year to be thinking about... taxes?

Indeed, if “nothing is certain but death and taxes,” as several famous authors have waxed in various forms, Canadians have a curious way of preparing for the inevitable.

While the deadline for contributing to one’s Registered Retirement Savings Plan (RRSP) for the previous tax year is March 1, and that for filing a return is April 30, many Canadians take it right down to the wire — especially on the first point.

With the 2012 tax season now behind us and next year’s deadlines many months away, it may not seem like a great time to discuss tax planning. But it is.

As many experts suggest, the best tax planning should begin during the year — not at tax deadline time. But perhaps Candians would just as soon think about death as taxes, viewing them as equally unsavoury topics.

How else can it be explained, looking at the bigger picture, that we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught in any depth in our public education system. David Chilton lamented this fact

SOME SUGGESTIONS, COURTESY OF A VARIETY OF SOURCES: » Meet with a financial advisor to devise your strategy, including plans to buy a home, reduce debt and save for retirement. » Contribute to RRSPs regularly, even in smaller amounts throughout the year, to avoid having to come up with a large lump sum at deadline time. » Manage and budget your spending, to better control where and how you spend and identify opportunities to save. » Remember that your finances are connected.

Making progress on one aspect of your goals can lead to an opportunity to improve in others. » Taxes are indeed certain, so planning to minimize what you pay, while maximizing your assets and developing the discipline to do both, is a sound strategy.

The true cost of

bad mortgage advice

I

had a conversation with a couple of clients recently that really bothered me. They started by informing me that they had been through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into home ownership.

At first I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily qualified for one much sooner, but that wasn’t the worst of it. I asked if they had re-established any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look.

As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that they had perfect credit for the past seven years, they also had not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you have paid them diligently. This proves to a lender that your bankruptcy was an isolated incident and you now have the ability to manage your debt.

So, what did this mean for the couple? After waiting patiently (based on poor advice), and doing absolutely nothing for seven years while waiting to apply for a mortgage, they now have to spend another two years re-establishing credit (such as a Visa, line of credit or car loan) before any prime lenders would look at a mortgage application. That’s nine years in total! If they had gotten the right advice from the beginning and established new trade lines — which they could easily have done within a month of being discharged — they would have been able to apply for a mortgage at fully discounted rates five years ago.

Too many consumers who have experienced debt issues are not given this simple advice,so here it is in a nutshell: » Bankruptcy or bad debt will remain on your credit record for seven years, but this is not to be misconstrued to mean that you will not qualify for credit for seven years. » From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating. These include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance).

Once you get new sources of credit, use them and pay them off. The purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. That means that credit lines must be revolving, not static.

If you can show that you have reestablished your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp.

With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. The same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

What are some factors to consider when throwing an outdoor party?

Make sure you leave clear, well-lit pathways between the rooms. I like to set up several drinks and snack stations so the flow of guests keeps moving and doesn’t get stuck in the dining area.

How can you be the perfect host all night while still enjoying the party? Don’t stress! A summer party is all about relaxation. The most important element of a party is a host who expects to have a good time. Let everyone help. The best part of summer entertaining is that it is almost always informal.

Your friends are resources — do you have a friend who can mix a mean cocktail? Perhaps someone knows some great magic tricks (perfect to keep the guests amused while you clean up).

Use your friends! By assigning one small task to each you will free yourself up for your most important role — host.

What are some extra special touches the host can provide for guests? Welcome your guests with a signature cocktail.

Fill a large wine glass with Prosecco (as yummy as champagne but less expensive) and place a fruit-flavored Popsicle in each.

The presentation looks amazing and the Popsicle keeps the Prosecco ice-cold. Guests can either dip their Popsicle and sip their drink or let the Popsicle melt and enjoy.

Canada’s economic outlook closely tied to U.S. rebound Canada’s economy is muddling along this year, but a better performance is expected in 2014 in line with a revived U.S. economy, according to The Conference Board of Canada’s Canadian Outlook: Spring 2013. Currently a softening housing market, downturn in commodity prices and ongoing government spending restraint are taking a bite out of Canada’s domestic economy.

“Overall, Canada’s domestic economy is not expected to muster enough strength to get growth in real gross domestic product above two per cent this year,” says Pedro Antunes, director of national and provincial forecast. “Still, the stronger pace of U.S. growth expected in 2014 should help to lift spirits, resource prices, trade prospects and income here at home.”

Some highlights from the report: ›› The Canadian economy is expected to grow by just 1.8 per cent in 2013. ›› In 2014, growth is expected to accelerate to 2.5 per cent, due to a strengthening U.S. economy in 2014. ›› Tightening of mortgage rules is having its intended effect of bringing the real estate market in for a soft landing — the national average price of a home is expected to fall by just 2.5 per cent this year and stay flat through 2014.

Despite lacklustre growth in 2012 and 2013, Canada’s economic situation needs to be viewed in perspective, especially when

compared with other developed countries.

Business investment surpassed its prerecession peak in 2012, employment and real wages continue to trend upward and the trade picture is improving.

The federal government’s tightening of mortgage rules is softening home sales activity and reducing new home construction. The slowdown in building should help rebalance the market and mute declines in real estate values.

Following two years of strong growth, resource sector investment is waning because of the swoon in many commodity prices.

Struggling to beat back deficits, the federal and most provincial governments have been in belt-tightening mode since 2011. Most governments cinched their belts even tighter in their latest budgets.

Overall, little growth is expected in the public sector until at least 2016.

an important option for improving Canada’s transportation infrastructure: Fraser Institute is that the private-sector partner takes on some of the project’s risks that would otherwise have been borne by taxpayers.

For example, if the risks of construction delays are assigned to the private partner, then the private partner has a stronger incentive to finish the project on time; if not, it loses out on some profit.

“P3 projects that include private financing for up-front capital costs motivate positive performance since the private-sector partner has its own money at risk. Why Buying New Makes Sense

Whether it’s cars, clothes, or furniture, nothing quite

compares with the exuberance of being the first person to own something. Yet many people still hesitate at the thought of buying brand new when it comes to what’s typically the largest purchase they’ll ever make — the place they call home.

This issue, New Home Guide chats with Jamie Squires, senior project manager at Fifth Ave Real Estate Marketing about why buying new not only feels great, it’s a sound financial decision as well.

Q: Let’s start with the broadest question. Do you believe buying a home in today’s economic environment make sense?

A: Absolutely. Interest rates are still at all time lows, meaning in some cases a mortgage payment is now less than what you’d be paying in rent. So why would you want to pay someone else’s mortgage when you could be building equity in your own home?

That said, however, we are seeing some signs of upward movement in rates. So if you’re thinking about moving soon, lock in rate hold with your financial institution.

Q: Makes sense, but looking beyond the obvious fact that it’s great to own a home no one else has ever lived in, why would someone choose to buy new rather than resale?

A: Right now developers are offering so many great incentives — everything from a straight discount off the price to paying legal expenses or your maintenance fees for a year to giving you a decorating allowance or free upgrades.

Some are even matching the $10,000 first time buyer credit that expired at the end of March.

Or they’re helping finance the down payment that can be so tough to come up with for young people entering the market.

Buying new also gives you the security of a

minimum 2-5-10 home warranty — which is especially important for the 10-year structural. I’ve had a few friends buy an older townhome or condo and then been hit with a special assessment of well over $100,000. That’s like having a whole extra mortgage. With a warranty, you’re protected.

Q: What about buying presale?

A: The advantage most people think about right away is that presales typically give you more opportunities to customize your home. You can pick the colour scheme and finishings you want and, in some cases, even make minor changes in the layout.

But presale also give you a greater opportunity to gain equity because there’s a good chance your home will be worth more than the purchase price by the time you move in.

Q: With so much choice available in today’s market, how do you decide which home is right for you?

A: Make sure you know all the features you need, why you need them, and whether those needs may change in the future. For example, a powder room on the main floor may not be important if you’re newlyweds, but if you’re thinking about starting a family, you’re going to really appreciate the convenience when you start potty training. Or if you’re downsizing but still very active and energetic, having a master on the main may be a convenience now and means you won’t be forced to move later if you start experiences mobility limitations.

And it’s not just the home itself, finding a location that works for your lifestyle is important.

Some people want to be away from it all, others 04 want to be walking distance to city amenities.

For downsizers, being near medical services, shops, and public transit will probably be important. For young families it’s more likely to be proximity to schools. And remember that many master-planned communities now incorporate new schools into the overall master plan, so you’ll often have access to some of the newest, stateof-the-art educational facilities available.

Q: What are your top tips to help in the new home buying process?

A: First, stay aware of the reality. Don’t get blinded by the glitz and glam of a showhome, because all those great features might not be what you’re buying. Make sure you understand exactly what’s included and what’s not.

Second, find out who the builder or general contractor is and then do your homework. You hear people saying all the time saying how important it is to check out the developer — which is completely true. But you also need to follow up on who will actually be building your new home.

There are some extremely innovative, new developers out there working with well respected, long term builders and GCs. Don’t be scared of buying from a new developer just because they’re new.
