Three simple steps to success
S
hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new home and condo market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail — then take it to a lawyer before it’s finalized.

When most people buy their first homes, they’re
understandably preoccupied by the sticker price. And who wouldn’t be? But once the dust settles, first-time buyers soon realize the significant operating costs of being a homeowner and look for technology product solutions to ease their pain. Incorporating new home technologies won’t just save you money today, but they can also increase the long-term value of your house and provide convenience, safety and comfort. Where to start? Energy management seems to top the list of desirable features in new homes, according to the results of a national consumer preference survey conducted by the National Association of Home Builders (NAHB) in the US. The survey polled more than 2,300 recent and prospective homebuyers about the features, products, amenities and layouts preferred in a new home. Three of the top five most-wanted technology features in the home technology features category — energy management, HVAC and lighting control — also provide energy-efficiency. By incorporating the following technologies, homeowners can save money on their utility bills: ›› Timers. Not earth-shattering technology-wise, but adding a timer to your heating system so that you use less energy at night while you’re asleep or away can save you hundreds of dollars per year, and conserve energy as a bonus ›› Tankless gas water heaters that only activate when residents start to use hot water and immediately de-activate when they are done are also a great option and can reduce water-heating costs by up to 35 per cent annually. ›› Lighting makes up 10 to 20 per cent of the total electrical usage of a home. Installing an automatic dimmer that adjusts to the homeowner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs. And speaking of bulbs, replacing incandescent with compact fluorescent (CFL) bulbs is a great start but why stop there? Skipping the CFLs and going straight to LED bulbs increases the operating savings even more. ›› Blinds and drapes can be programmed to close during the hottest part of the day to block out the sun, keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room temperature.

When it comes to shopping for anything, word-of-mouth advice is always a good idea – especially if it’s a service you’re seeking. In the moving industry, we rely on customer referrals for much of our business, so providing excellent service is the smart and responsible thing to do. When you are looking for a mover, you can get two kinds of word-ofmouth advice.
›› The first is to ask people you know and trust who they have used in the past and whether they were happy with their moves. This is especially helpful if you ask people who have completed similar moves to the one you are planning in terms of distance and general items. ›› The second way is to ask potential movers whether they conduct surveys and have real customer feedback that they will share with you.
Our survey asks customers to rate several key factors as to whether we met or exceeded expectations, or need improvement. But after visiting almost two dozen other properties, Rod says the couple agreed that “nothing compared… nothing. And we would have had to spend gobs of money to put in things that Canvas already had.”

A recent post about a cougar sighting was seen by over 10,000 people. “I’m lucky to have been born into this neighbourhood — I live just around the corner from my ‘growing-up’ house. My kids have had many of the same teachers at school as I did. I think we’re fortunate in that Lynn Valley is unpretentious — it’s all about the trails and parks, the family-friendly community and natural beauty.”

Like other idyllic neighbourhoods in the Lower Mainland, Lynn Valley is significantly more expensive than it was back in the 1970s. Trendell-Jensen says, “Quite a few of the people I graduated with have also moved back to the area — I wish housing prices would allow more people to do so.” In June, detached home sale prices averaged a shade over a million dollars, while townhomes are in the $525,000 range. Despite the prices, Lanctot says “The majority of newcomers seem to be young families.” Reflecting its solid middle class feel, Lynn Valley offers two great pubs to visit after an exhilarating mountain bike ride on the nearby Mount Fromme trails. Brown’s Social House and The Black Bear are community gathering spots of a more literal, non-virtual kind. Years ago I had a girlfriend, Suzi, who worked as an office manager. Boy, she was good at her job. She kept the receivables and payables balanced, she negotiated contracts like a master, and she kept the bank manager at bay — all for her bosses, the owners of the business. But at night, this master of the corporate coffers would sit at her kitchen table weeping because she couldn’t decide which credit cards to make minimum payments on, or how she was going to get to the end of the month before she got to the end of the money. It’s not a unique story. You probably know someone who is responsible for an enormous departmental budget, but bounces cheques at home. Perhaps you have awoke in the wee hours wondering when your line of credit would be revoked. Tired of those sleepless nights? Then it’s time to incorporate some new ideas: Welcome to We Inc. I can’t take the credit for the concept of We Inc. It’s my husband’s phrase. While he gets most of his bright ideas from me, this winner is all his.
Boss, Employee and Shareholder What does We Inc. mean? It means treating your family’s finances at least as well as you would some stranger’s money. It means making a shift in the way you think about your money. Your focus changes and you begin to acknowledge that whomever else you work for, your number-one financial priority should be you and your family. We Inc. means creating a mission statement, following the rules of money management so the auditors — anyone who has an interest in your record keeping

Make sure your mission has a time line and outlines the specific step you’ll take to achieve it such as your banker, the tax man or your spouse — won’t have a hissy fit, and making sure you stay afloat, so you can continue to pay your primary employee: you. And it means paying attention to the details so the corporation (your family) continues to function and meet the expectations of the major shareholder (you). If Suzi had spent onetenth the time managing her own finances with the vigour she poured into her role as office manager, she’d have been in control of her money. Set Some Goals Corporations have finance departments, controllers and internal auditors. Yet only 25 per cent of us regular folk have a written financial plan. So three-quarters of us are walking around without a map. As the chief financial officer for We Inc., you need a strategy for managing your money. That means setting some goals and establishing the priorities for how money will flow in and out. First, what’s your personal mission statement? Do you want to retire by the time you’re 55? By which year do you want to be debt-free? Make sure your mission has a time line and outlines the specific step you’ll take to achieve it. Second, what are the spending and earning goals that will help you accomplish your mission? Without a budget it’s hard to determine if you’re working to meet your priorities or just keeping your head above water. Manage the Details Corporations are disciplined. They do cash flow statements monthly, reconcile their bank statements at least that often and keep meticulous records. So should you. Handling these details isn’t hard, but it does take time. Unfortunately, we are more willing to watch television than actively manage our money. That wouldn’t fly at the office (“Sorry boss, but Idol is on right now — make your own copies.”), and it won’t at We Inc. either, once you begin to take your own money seriously. Doing the details at home means setting up files, meeting deadlines, and administering your portfolio. Monthly contributions to a retirement savings plan, regular repayment of debt and serious attention to cash flow (read: don’t bounce any cheques) are all examples of this discipline. The shoebox full of financial records and the last-minute scramble to
find those tax receipts are good examples of what not to do. Hire Experts Corporations hire consultants, financial advisers and independent external resources to help them get the job done. You, too, should recognize that different tasks require expertise in different areas. Seeking independent financial information or advice is a good thing to do, especially when you are out of your particular area of expertise. Use a stockbroker for your investing and an estates lawyer for your will and powers of attorney. Don’t go the route of the generalist and expect your accountant or banker to be your only adviser: the world of money changes so quickly that no single generalist could possibly keep up. Result? Happy Employees As the president of We Inc., it is also up to you to ensure your employee — that would be you, again — has a good pension plan, is covered for health and disability and has sufficient life insurance. You want to keep your best employee happy, right? Remember, low employee turnover and high levels of motivation will keep the company on course toward its mission. Calculate the combined monthly before-tax income of you and your spouse.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

Multiply this figure by the amount you need to borrow. Divide by 1,000.
Add to this your estimated monthly heating costs and monthly property taxes.

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies.
