editor’s note

Buying made easy

Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new home and condo market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail — then take it to a lawyer before it’s finalized.

Fresh season Fresh start

T

he first day of fall arrives two days after this issue hits the stands, and soon enough, the rainy season will be upon us. After the dry summer we’ve had, I’m looking forward to donning my raincoat and gumboots and heading out for a rainy walk. This change of seasons always inspires me to start fresh by moving all my family’s summer apparel into storage and unearthing all of our fall and winter gear. This issue of New Home Guide offers our readers many ways to start fresh as well, whether it be with innovative ideas for entertaining in Vicky Sanderson’s “Fuss-free entertaining for fall,” with Bob deWit’s suggestions on how to run a more energy-efficient home in “Technology solutions for making your home more efficient” or with Gail Vaz-Oxlade’s inventive ideas on getting your finances on the right track in “We, Inc.: Treat your money like a company would, and turn a profit,” we’ve got you covered. Happy reading!

Lakeside at Sunstone

hile they say, “good things come to those who wait,” savvy buyers also know when to act quickly. Lakeside, the newest townhome collection at Polygon’s Sunstone community in North Delta is proving to be very popular with visitors and new homeowners who have discovered great value here. Two-level townhomes with master-on-the-main and two-car side-by-side garages “These homes boast a floorplan that people have been waiting years for: two-level, master-on-the-main townhomes, mostly over 2000 square feet with a prime lakeside location,” said sales manager Theresa Liljedahl. Pitched roof lines, charming window boxes and wood shingles give the homes designed by Ray Letkeman Architects a welcoming appearance while thoughtful details, including exterior gas outlets for the barbecue and multi-media connections for data network wiring make these homes truly liveable for modern families. Much consideration went into planning the Sunstone masterplanned community, which features a central public park, a lake, an impressive clubhouse at its heart and a future marketplace. It is this vision of a walkable natural community that is attractive to so many visitors and purchasers.

Private Clubhouse complete with fitness facility and swimming pool Living within this private community gives homeowners complete access to the 12,000 square-foot residents-only Sunstone Club. Equipped with a fitness studio, indoor basketball court, theatre room, lounge area, an outdoor pool, hot tub and guest suites, the clubhouse creates a resort-style ambience just steps from home. Community spirit is evident with numerous activities hosted here ranging from yoga fit and boot camp classes to weekend craft workshops and birthday parties. Priced from $618,000, Lakeside homes appeal to a wide range of buyers, especially people looking to downsize in style, or even families with children in university who appreciate the comfort and flexible space. Two display homes are now open, and in true Polygon tradition are proving immensely popular. “People walk into our show homes and immediately fall in love no matter their style because the Polygon Interior Design Team showcases impeccable taste, and all the details are there,” said Liljedahl. Buyers can choose from two different plans and two designer colour schemes. “The Seaside Series,” has the master bedroom on the main floor with a sumptuous ensuite featuring an oversized soaker tub, separate glass shower and marble countertops with his-andher under mount sinks. Luxurious touches like radiant in-floor heating, nine-foot ceilings and handsome millwork further that feel of distinction. Upstairs there are two more bedrooms as well as additional flex space for a home office or library. Kitchens with a culinary atmosphere of everyday luxury Especially impressive are the custom-designed kitchens with their wood cabinetry, stone countertops, marble backsplash, pantries, and sleek stainless steel appliances including counterdepth integrated Liebherr refrigerator, integrated KitchenAid dishwasher and beautiful wall oven with a gas cook top. There’s even a recycling station built into the kitchen of every home. “People are shocked all these features are included, especially the integrated appliances” said Liljedahl. “It’s pretty easy to picture yourself living a relaxed and luxuri-

ous lakeside lifestyle with all the benefits of a masterplanned community.” “The Hampton Series,” is a beautiful traditional floorplan with three bedrooms upstairs, full laundry room, gorgeous master retreat with ensuite, lots of windows, as well as plenty of storage with walk-in closets and linen shelves. The living room off the main entry has an electric fireplace with custom mantel. Empty-nesters, families and active adults can all agree that North Delta is both a centrally located and a desirable, safe place to live. Whether your favourite pastimes are golf, mountain biking, theatre and art or shopping, you’ll find plenty of places to support your passions. Live the country club lifestyle in this exclusive community of lakeside homes. Toccata

Beautifully composed townhomes are a gardener’s delight by Janine Mackie

Nestled along a quiet end street

in the trendy Morgan Heights community of South Surrey, Toccata offers a little something for everyone. “Young couples who are planning ahead love the location and that their kids can walk to the new elementary school, while those downsizing from a large family home appreciate that buying a townhome doesn’t mean giving up a fabulous backyard and garden,” says Cheryl Guenther, Toccata’s sales manager. QUIET SETTING: Stroll along nature path connecting to Morgan Crossing Foresight was taken by developer West Chester Grandview Properties when designing this welcoming collection of two and two-bedroom-plus-den townhomes. By building the first release of homes at the street front, then building inwards towards the protected greenbelt, the final release of homes would be on premium lots with southwest facing backyards. “There’s that assumption that the final release are the less desirable locations, but people are pleasantly surprised that’s not the case. We’ve actually saved the best for last,” says Guenther. “People love that they can walk through, see and touch their future home and actually move in within two weeks.” From the natural West Coast appearance of the exteriors with cedar shakes and

stonework, right down to the rain head shower heads and heated tile floors, each detail was carefully considered to offer buyers both quality and exceptional value, with new townhomes priced from just $364,900. Expert planning also went into the floorplans, which range from 1228 to 1344 sq.ft., to include a powder room on the main level, as well gas barbecue connections on the generously sized decks. Cook like a real chef in the dazzling well-appointed kitchen featuring gas cook top and sleek stainless-steel appliances. Three colour palettes give homes unique design flair and beautifully coordinate the granite-top island, wide-plank laminate floor and colour of cabinetry. Grow your own herbs and flowers in community garden plots While indeed buyers have been impressed by the interior features, it’s the unique concept of community garden plots that has been especially attractive — a little touch of organic living in the midst of a dynamic urban community. Residents can grow their own fresh herbs, vegetables and wild flowers. “The garden club has proved to be a great way to meet neighbours and make new friends,” says Guenther. “It’s been a big deal for people as they move from large homes to not only have a yard but the camaraderie of other gardeners.” Whether you’re energized by retail therapy or an early morning tee off, Toccata’s enviable location puts everything within easy reach. Locals are already enjoying the plethora of shops, restaurants and services at both Morgan Heights and Grandview Shopping areas and the convenience of being at the US border in just 15 minutes or in Vancouver in 45 minutes along Highway 99. With the release of its final homes backing onto the nature trail and enjoying premium south-western exposures, September is a great time to buy at Toccata. Visit the sales centre any day (except Fridays), from noon to 5pm at 2929 156th Street in South Surrey. Learn more at toccatacollection.com, or call 604-535.5088.

Those who learn as much as they can about their home warranty insurance will get the most out of their coverage. 1. Make note of each coverage expiry date. The home warranty insurance provided on new single-family and multi-family homes built for sale in B.C. protects against different defects for specific periods of time, including 2 years on labour and materials (some limits apply), 5 years on the building envelope (including water penetration) and 10 years on the structure. Review your policy for details. 2. Know what’s covered and what isn’t. Make sure you understand the extent and limitations of your coverage by reading through your insurance documents. You can also search the HPO’s free online Residential Construction Performance Guide. 3. Make a claim. If you need to make a claim for defects not otherwise taken care of by your builder, be sure to send details in writing to your warranty provider prior to the expiry of coverage. 4. Maintain your home. Maintain your home to protect your coverage, and if you receive a maintenance manual for your home, read it and follow it. 5. Learn more. Because we’re surrounded on three sides by green spaces, it feels incredibly quiet and private. — Terry Vinet

Uptown Clayton II Create Your Lifestyle by Susan M Boyce It’s a sunny, late summer afternoon and at Uptown Clayton, five friends are celebrating one of the final few days before heading back to school with an impromptu game of street hockey. Flower boxes are brimming with red and white petunias, and a gentle breeze whispers through the surrounding trees. “People here are so friendly,” says sales manager Terry Vinet. “We already have almost 100 families living at Uptown Clayton, so you’ll always see the kids out playing together like that. And because we’re surrounded on three sides by greenspaces — park, meadow, and a municipal greenway — it feels incredibly quiet and private even though were actually only a couple of blocks from the main road.”

Give Life to Your Dreams Uptown Clayton II is the second to last phase in this dynamic Surrey neighbourhood, and like the first phases, savvy buyers are discovering great value and a home they can make their own. “Uptown Clayton II homes have big, open floorplans, so they’re like a palette where you can design exactly the lifestyle you want,” Terry explains opening the door to the first showhome’s lower level flex-room. “For example, although lots of our homeowners use this as a home office or man-cave, I’ve seen people create a dressmaker’s studio, a yoga room, even a mini replica of a hunting lodge cabin.” On the main living level, Uptown Clayton’s theme of space to live is even more evident. “In this neighbourhood, our square footage is unmatched for these prices — 1,500 to 2,000 sq. ft. starting in the low $330,000s,” Terry says pointing to a large, comfy-looking sofa and armchair combo in the living room. “And as you can see, they easily accommodate real-world-sized furniture — it’s really the best of all worlds.” This floorplan has a central kitchen with stainless steel appliances, solid wood Shaker cabinetry and plenty of room to cozy down at the eating bar — after all, it’s still a given that every good party ends up in the kitchen… right? There’s also a luxurious powder room that Terry says is a hit with busy moms and buyers who love to entertain. Life on Your Own Terms And Terry has one final piece of good news. “At Uptown Clayton, everything you see in our showhomes is included in the price. We want you to be proud of your home not wondering if you should have gone for those expensive upgrades. Here you know exactly what you’re getting — that’s the real benefit of WYSIWYG.” Uptown Clayton’s presentation centre and display homes are open noon to 5 p.m. daily except Fridays at 19525 – 73rd Ave. in Surrey. For more information call 778.574.0146.

Technology Solutions

for Making Your Home More Efficient by Bob DeWit

When most people buy their first homes, they’re

understandably preoccupied by the sticker price. And who wouldn’t be? But once the dust settles, first-time buyers soon realize the significant operating costs of being a homeowner and look for technology product solutions to ease their pain. Incorporating new home technologies won’t just save you money today, but they can also increase the long-term value of your house and provide convenience, safety and comfort. Where to start? Energy management seems to top the list of desirable features in new homes, according to the results of a national consumer preference survey conducted by the National Association of Home Builders (NAHB) in the US. The survey polled more than 2,300 recent and prospective homebuyers about the features, products, amenities and layouts preferred in a new home. Three of the top five most-wanted technology features in the home technology features category — energy management, HVAC and lighting control — also provide energy-efficiency. By incorporating the following technologies, homeowners can save money on their utility bills: ›› Timers. Not earth-shattering technology-wise, but adding a timer to your heating system so that you use less energy at night while you’re asleep or away can save you hundreds of dollars per year, and conserve energy as a bonus ›› Tankless gas water heaters that only activate when residents start to use hot water and immediately de-activate when they are done are also a great option and can reduce water-heating costs by up to 35 per cent annually. ›› Lighting makes up 10 to 20 per cent of the total electrical usage of a home. Installing an automatic dimmer that adjusts to the homeowner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs. And speaking of bulbs, replacing incandescent with compact fluorescent (CFL) bulbs is a great start but why stop there? Skipping the CFLs and going straight to LED bulbs increases the operating savings even more. ›› Blinds and drapes can be programmed to close during the hottest part of the day to block out the sun, keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room temperature.

Bob de Wit is the Chief Executive Officer of the Greater Vancouver Homebuilders’ Association (GVHBA: www.gvhba.org). GVHBA is the voice of the residential construction industry in Metro Vancouver, helping consumers buy, build or renovate their homes. Bob has a passion for entrepreneurship and homeownership and brings those interests to his leadership role at GVHBA.

Three of the top five most-wanted technology features in the home technology features category — energy management, HVAC and lighting control — also provide energyefficiency. By incorporating these proven technologies homeowners can save over $500 per year. But what’s next? As it happens, what’s next is being developed right in our backyard. For starters, Switch Materials of Burnaby is developing advanced materials for use in next generation smart windows. Switch’s technology is based on proprietary molecules that ‘switch’ optical properties on command. Windows using Switch’s technology will both conserve and capture energy to reduce heating and cooling needs, as well as make blinds unnecessary. There’s also dPoint Systems in Vancouver, who have developed a membrane that incorporates into existing heating and cooling systems, making them more effective and efficient and resulting in significant energy savings. So when you’re buying your next home, don’t forget the technology!

The word-of-mouth

factor

Dan Hopkins is Chief Operating Officer, Two Men and a Truck Canada. twomenandatruck.ca

by dan hopkins

When it comes to shopping for anything, word-of-mouth advice is always a good idea – especially if it’s a service you’re seeking. In the moving industry, we rely on customer referrals for much of our business, so providing excellent service is the smart and responsible thing to do. When you are looking for a mover, you can get two kinds of word-ofmouth advice.

›› The first is to ask people you know and trust who they have used in the past and whether they were happy with their moves. This is especially helpful if you ask people who have completed similar moves to the one you are planning in terms of distance and general items. ›› The second way is to ask potential movers whether they conduct surveys and have real customer feedback that they will share with you.

Our survey asks customers to rate several key factors as to whether we met or exceeded expectations, or need improvement. Examples are “Office staff’s explanation of our services,” and “Mover’s care of my belongings.” Key questions are “Would you use Two Men And A Truck again?” and “Would you refer others to Two Men And A Truck?” In recent surveys, for example, 94 per cent of our customers said they would use us again and would refer us to family and friends. On our website (twomenandatruck.ca), we are proud to share our surveys and some of the customer comments we receive. Movers should understand that changing homes can be one of the most exciting, yet stressful times in a person’s life. Possessions are important, and consumers want to believe the mover they choose will look at all items with concern and respect, and treat them accordingly. Every mover should solicit feedback to keep on top of things and take steps to improve weak service areas. You want a moving company with people who care. As with any substantial purchase, doing some homework can save you stress, time and money in the end.

At Two Men And A Truck, we conduct surveys to shed light on what we’re doing well and areas where we can improve. We have a commitment to our core value, The Grandma Rule: “Treat everyone the way you would want your Grandma to be treated,” and we want to be certain that value guides everything we do. 38 metro vancouver new home guide | sep 20 - oct 4, 2013

Rod and Rob A Masterpiece

But after visiting almost two dozen other properties, Rod says the couple agreed that “nothing compared… nothing. And we would have had to spend gobs of money to put in things that Canvas already had.”

Difference in the Details

Rod credits his previously experience owning a house as the reason he had a clearly defined understanding the must-haves as well as the must-not-haves that can “drive you crazy over time.” An ensuite with double sink was essential, as were a double garage and a master suite that would accommodate their by Susan M Boyce king-sized bed. “We also wanted a little more formality than the completely open-concept floorplans we saw in most places,” he says. “This is a home for entertaining, but we like having a bit of separation between the kitchen/dining room and the living room.” Bonus details like crown moulding, a dramatic slate-coloured feature wall, and the community clubhouse sealed the deal. Even the couple’s four-footed family members are enthusiastic. “I have a Tibetan spaniel named Yoba – which means crafty — and Rob has a pug named Sponge because he just loves to be cuddled,” Rod explains. “Being right across the street from an field where they can romp outdoors is fantastic.”

at Canvas

“ In Kits, you’d probably pay a million and a half for a townhouse like this.” Rod, Canvas homeowner

pictured above

Rob (left) and Rod (right) share their new home with Tanner, a shy pug, and Yoba, a coy Tibetan Spaniel whose name means “crafty.”

“very sexy, very New York, very contemporary but still feels so welcoming.” Rod and Rob have no hesitation describing the look and ambiance that attracted them to their new home at Canvas. Rod laughs as he admits that, although it was Rob who initially resisted the idea of a townhouse because he thought a condo would be more in their price range, Rod was the one who said “no, no, we’re not buying the second place we’ve looked at without seeing what else is available — even though we both loved it immediately.”

A Home for Life Looking ahead, Rod says Canvas is a smart investment now and for the future. “I’ve lived in Yaletown and you couldn’t get a 650-sq.-ft. condo for the price we paid for our 1,700-sq.-ft. home,” Rod says. “In Kits, you’d probably pay a million and a half for a townhouse like this.” And while he acknowledges there’s a trade-off in terms of the commute time he now spends getting to work in Kerrisdale, he has no qualms that being able to live in a beautiful home, one they’ll likely never have to move out of, makes it all well worth while. “This is not a short-term investment or even a mid-term one,” he stresses. “This is a long-term home. We have zero regrets.” Canvas is located at 6350 – 142nd St. in Surrey. For more information visit liveatcanvas.com or call 604.589.8873.

Kendra Uplift your life by Susan M Boyce

“Now this is a beautiful kitchen — look at all the storage. And that centre island is amazing.” The man in Kendra’s display home kitchen shakes his head in amazement. “It’s even got under-cabinet lighting — you’ve got to love that. Are you sure the sales lady said this was less than $400,000? I can’t believe it’s so affordable — and it feels so much wider and brighter than that last place we looked at.” His wife assures him that not only is the price on this style of home only $354,900, it really does include the quartz counters. “We could even convert this tech nook into a walk-in pantry.” Suddenly she pauses to look at a large sports field located adjacent to McLeod Road Elementary just across the street. “And check this out. We could watch the kids play soccer while we’re making supper. Cool.” Meanwhile, I suppress a smile because I know the sense of space that’s so captivated dad is because this home is built with a sideby-side garage — meaning it truly is wider than the average townhome. “Kendra is designed with plenty of luxuries to feel like single-family living — big bedrooms, main floor power room, wood encased windows,” explains sales manager Marianne DeCotiis. “Families who are ready to upgrade from a condo or an older townhouse love the roominess, and active downsizers appreciate details like a master suite that will accommodate a king-sized bed with two night tables and large outdoor spaces that don’t require maintenance.”

Kendra’s flexible floorplans and exceptional use of space are unique to the Sullivan Station neighbourhood. — Marianne DeCotiis Flexible by Design “Kendra’s flexible floorplans and exceptional use of space are unique to the Sullivan Station neighbourhood,” Marianne continues. “Here’s just one example.” She opens a half-height door located on the stair landing directly opposite a built-in washer/dryer nook and reveals a large storage area tucked neatly under the gabled roofline. “Great for seasonal items that need to be kept clean, and you still have room for sport gear and tools in the garage,” she says. On the lower level, I discover yet another feature designed to present choices — a sunny flex room with its own door to a garden-level patio. I’m thinking home office, artist’s studio, or yoga/fitness area although dad, who’s already ensconced on the sofa, seems delighted with the way this space has been designed as a media room. Kendra features three-bedroom and three-bedroom plus flex townhomes priced from just $329,900 with special promotions during the grand opening on September 21st. Ownership includes exclusive access to the Kendra Clubhouse with fireside lounge, entertainment kitchen, and fitness centre. Display home now open for previewing noon to 5 p.m. daily except Fridays at 6378 – 142nd St. in Surrey. For more information visit liveatkendra.com or call 604.590.9122.

It’s a bit like Shangri-La that way; unlike West residents to find out about what’s going on in the Vancouver or Edgemont/Lonsdale, the views here face east, away from neighbourhood. He says, “Lynn Valley consists of downtown, or straight into that looming wall of green to the north. about 5,000 housing units and the majority are single Exiting from the Trans-Canada at Lynn Valley Road, that non- family homes. 3 The woods around Lynn Valley are dotted with “heritage stumps” with notches showing signs of its pioneer past. 4 It’s no holds barred as local residents compete for ice cream prizes in the Lynn Valley Day sack races.

Lynn Valley Life editor Peggy Trendell-Jensen says, “Jim’s plan was to use his real estate marketing budget to offer local residents something of more value than memo pads and branded calendars. He figured a free online resource that helped local businesses, organizations and individuals spread the word about their services and activities would be communitybuilding win-win for everyone.” Indeed, Lynn Valley Life has become the neighbourhood’s bulletin board for everything from lost cats to searching out rental apartments. A recent post about a cougar sighting was seen by over 10,000 people. “I’m lucky to have been born into this neighbourhood — I live just around the corner from my ‘growing-up’ house. My kids have had many of the same teachers at school as I did. I think we’re fortunate in that Lynn Valley is unpretentious — it’s all about the trails and parks, the family-friendly community and natural beauty.”

Like other idyllic neighbourhoods in the Lower Mainland, Lynn Valley is significantly more expensive than it was back in the 1970s. Trendell-Jensen says, “Quite a few of the people I graduated with have also moved back to the area — I wish housing prices would allow more people to do so.” In June, detached home sale prices averaged a shade over a million dollars, while townhomes are in the $525,000 range. Despite the prices, Lanctot says “The majority of newcomers seem to be young families.” Reflecting its solid middle class feel, Lynn Valley offers two great pubs to visit after an exhilarating mountain bike ride on the nearby Mount Fromme trails. Brown’s Social House and The Black Bear are community gathering spots of a more literal, non-virtual kind. The kind of thing that people did before Facebook came along. sep 20 - oct 4, 2013 | metro vancouver new home guide 59

Rivers Walk Riverfront Living Redefined by susan m boyce Ah, life on the river. Nothing else quite compares. Fresh breezes, dazzling sunsets, plus an ever-changing backdrop of natural beauty and aquatic activity. Which is why I can’t wait for my first look at Rivers Walk — 36 riverside townhomes now under construction in New Westminster’s historic Queensborough neighbourhood.

The Great Outdoors Still, as impressive as Rivers Walk is, Maurice truly has saved the best for last. As we step onto the rooftop deck, I hear myself give a long sigh of appreciation. This is no mere balcony, it’s a complete outdoor “room” with unobstructed view across the river. Even with a large sectional sofa and coffee table, bistro-style eating table, and four armchairs clustered around an outdoor fire pit it feels open and inviting — just the kind of space I’d spend a lot of time enjoying. “From here, you can see also Mount Baker, the North Shore Mountains, Metrotown and parts of downtown New Westminster,” Maurice says pointing to each one in turn. “I believe Rivers Walk is the best value in the neighbourhood even when you just consider the size and functionality of our floorplans. But when you add in views like this… well you simply can’t match it.”

Stylish Living From the street, Rivers Walk has a whimsical charm, a playful mix of textures and colours accentuated by overheight upper windows and a gabled roofline. I also get just a hint of the private, rooftop deck that sales manager Maurice Wong has told me is one of River Walk’s most unique features. First stop, though, is the main floor. A celebration of West Coast living, this home features a centrally located Rivers Walk offers 36 three-bedroom townhomes price from $479,000. kitchen designed to kick your culinary senses into high gear: Display home open Monday through Thursday from 3-7 p.m. and weekends stone mosaic-tile backsplash, über-modern curved-glass hood noon to 5 p.m. (closed Fridays) at 100 Wood St. in Queensborough. For fan, plus a ton of counter space and storage. Best of all, it more information, visit riverswalk.ca or call 604.553.3575. looks directly across the dining room to the river. Cooking with a view — brilliant. As Maurice and I head — Maurice Wong upstairs, I hear an exclamation of surprise from the master suite. Spectacular views from your private, rooftop patio. One look, and it’s clear why the woman inside is so impressed. Sunshine fills the space, and in addition to a cappuccino balcony, there’s a window-box seat — meaning no matter what the weather, you can still savour the river view. Then there’s the ensuite. Lavishly sophisticated would be one descriptor. Frameless glass shower, curved soaker tub and white quartz counter with dual sinks — it’s all about adultoriented relaxation.

Rivers Walk is the best value in the neighbourhood.

Bloom

Parkside living today by Susan m boyce

they’re big, bright, and beautiful. Best of all, they’re just waiting for you to move in and make them your own. That’s right, every home at Bloom is now finished and available for immediate occupancy. “If you’ve visited our sales centre in the past, you’ve already seen the level of finishing and attention to detail,” says John Ritchie, president of Springbank Development Corp. “But you really need to come back for another look because now you can actually experience your new home — touch it, look at the view out your window, and measure out the perfect spot for your sofa or artwork. Then all you need to do is call the moving company, and you’ll be ready for fall entertaining.” Homes to Delight Bloom’s architectural design continues to delight buyers looking for stylish living. “At Bloom you won’t find elevators, corridors, or expensive-to-maintain amenity rooms,” John explains. “What you will find are homes with huge patios and decks, large kitchens ready for entertaining family and friends, as well as your own front door at street level so it feels more like you’re living in a single-family house than a townhouse.”

At Bloom you can see exactly what you’re getting — so it’s a no risk investment in your future. John Ritchie

Plus, with floorplans ranging from one-bedroom to threebedroom there’s quite literally something for everyone — from first time homeowner to active downsizer. Location Counts “As a location, West Coquitlam is tough to beat,” John says. “You’re close to shopping, schools, and every urban amenity you can think of. The new Evergreen Line that will be just 300 metres down the road is well under construction, meaning access to downtown Vancouver, SFU and BCIT is going to get even easier than it already is. But because Bloom is located on a cul-de-sac right next to Burquitlam Park, it feels very quiet and secluded — the best of all worlds.” And as West Coquitlam continues its dramatic shift from a sleepy, virtually unknown neighbourhood to a dynamic, up-and-coming urban hub, savvy homebuyers are responding. “The market is getting very strong here, but when people realize they can purchase a brand new home at Bloom for about the same or often less than an existing home, it’s virtually a no brainer they’d buy new. This isn’t like buying a presale where you’re never quite sure what the end product will look like. At Bloom you can see exactly what you’re getting — so it’s a no-risk investment in your future.” Bloom’s onsite display homes are open noon to 5 p.m. daily except Fridays at 618 Langside Ave. in Coquitlam. Townhomes priced from $395,900, condos from $254,900. For more information visit liveatbloom.com or call 604.939.8808. sep 20 - oct 4, 2013 | metro vancouver new home guide 67

fuss-free

entertaining for fall by vicky sanderson

It’s a sad fact that cooler, crisper weather and shorter days

mean less time for fun in the sun. The change in season does have its compensations, including more time inside to enjoy the cosy comfort of your home. That’s often a pleasure best shared, which is why early fall is a perfect time for impromptu invitations for drinks and nibbles, and gatherings around the dinner table. This season, the focus of entertaining is firmly on fuss-free décor and casual food, rather than formal rules and complicated recipes. At the same time, global influences are bringing gorgeous new looks, textures and tastes to the table.

Having tried and tested just about every new home product to hit the market in the last 10 years, Vicky Sanderson is an expert on all things home related. If rustic looks and organic materials are more your style, try pairing a simple yet chic set of white dishes with wood-grained accents. Trudeau (trudeaucorp.com) has a lovely line of dishware made out of new material that combines the beauty of porcelain with a shock-, scratch- and chip-resistant finish. Especially pretty is the Volare collection (pictured above, left), which features softy curving lines and original shapes. Prices start at about $6. Adorn your simple dishware with a signature piece, such as something from Royal Selangor’s new Acacia line (royalselangor.com), which is made from rich, finely-grained Kulim wood accented and rimmed with inlaid pewter (pictured above, right). Available from specialty stores, a 20-inch platter sells for about $350. When it comes to food, the same themes of easy elegance and ethnic influence are at play. Fortunately, there are lots of ways to experiment with far-flung flavours without spending the entire day in the kitchen. Try an antipasto platter with a big red wine and crisp Italian bread as a hearty prelude to a meal of homemade soup and salad, followed by artisanal cheeses. Or, look farther east and incorporate hummus into the menu. This ancient

chickpea-based spread is one of the most versatile foods on the planet. Use it straight up as a classic dip for vegetables or pita chips, or amp up the favour with a new line from Sabra (sabra.com) that feature specialty toppings. These stand well on their own, can be added to wraps and nachos, and are delicious served and an accompaniment to meat or fish recipes. Best of all, there’s no reason to feel guilty about these tasty treats – this hummus has no trans-fat or cholesterol, is gluten-free, Kosher, and filled with fiber and protein. All in all, there are lots of reasons to enjoy the fall, especially when they’re shared with family and friends. sep 20 - oct 4, 2013 | metro vancouver new home guide 71

Reef Townhomes at Burke Mountain Make it your own

Alpha Beta Developments newest property, REEF at Burke Mountain, is a boutique collection of 31 residences, ranging in size from two to four bedrooms. Nestled at the foot of Burke Mountain and bordered by two creeks, these irreplaceable West coast modern homes are perfectly positioned to provide plenty of greenspace, with a network of wooded trails and parks nearby. Just steps away you will find Leigh Elementary and Victoria Park, as well as the site of a future Montessori school. Situated on a quiet street, these homes will become a welcoming retreat from the busy world and yet offer plenty of opportunity to explore everything that Coquitlam has to offer. Inside the homes, you will find a great blend of contemporary and traditional spaces. Among the distinguishing features are 9’ high ceilings on the main level, Belgium quartz countertops throughout and sprawling windows that bring the outdoors in. What makes these homes truly stand out, says Tyler Armstrong, sales manager, is that the builder has incorporated various colours to add to the individuality of the homes: prospective buyers can choose between light or dark designer colour schemes. The kitchen was designed with the gourmet chef in mind, and it features stainlesssteel appliances, modern yet warm glass backsplashes, Mercury glass pendant lighting over the kitchen island and an undermount deep dish sink. A flex space that can be used as a home office or as a children’s play area offers homeowners additional room to customize their homes.

At REEF Townhomes at Burke Mountain every detail has been carefully planned to offer superior and affordable living spaces. For more than two decades, Alpha Beta Developments Inc. has built a stellar reputation for constructing superior homes. With extensive experience in residential real estate development, the company is renowned for quality and craftsmanship, all the while being sensitive to the surrounding environment. Alpha Beta is also known for integrating the arts, cultural events and public gatherings in its residential projects. At REEF Townhomes at Burke Mountain every detail has been carefully planned to offer superior and affordable living spaces. This is a rare opportunity to be part of a scenic and vibrant neighbourhood minutes from parks, shopping, culture, and entertainment starting from the mid $300s. Homes are currently under construction at 1219 Burke Mountain Street and are slated for completion in late 2013. We, Inc.

Treat your money like a company would, and turn a profit

by Gail Vaz-Oxlade

Years ago I had a girlfriend, Suzi, who worked as an office manager. Boy, she was good at her job. She kept the receivables and payables balanced, she negotiated contracts like a master, and she kept the bank manager at bay — all for her bosses, the owners of the business. But at night, this master of the corporate coffers would sit at her kitchen table weeping because she couldn’t decide which credit cards to make minimum payments on, or how she was going to get to the end of the month before she got to the end of the money. It’s not a unique story. You probably know someone who is responsible for an enormous departmental budget, but bounces cheques at home. Perhaps you have awoke in the wee hours wondering when your line of credit would be revoked. Tired of those sleepless nights? Then it’s time to incorporate some new ideas: Welcome to We Inc. I can’t take the credit for the concept of We Inc. It’s my husband’s phrase. While he gets most of his bright ideas from me, this winner is all his.

Boss, Employee and Shareholder What does We Inc. mean? It means treating your family’s finances at least as well as you would some stranger’s money. It means making a shift in the way you think about your money. Your focus changes and you begin to acknowledge that whomever else you work for, your number-one financial priority should be you and your family. We Inc. means creating a mission statement, following the rules of money management so the auditors — anyone who has an interest in your record keeping

80 metro vancouver new home guide | sep 20 - oct 4, 2013

Make sure your mission has a time line and outlines the specific step you’ll take to achieve it such as your banker, the tax man or your spouse — won’t have a hissy fit, and making sure you stay afloat, so you can continue to pay your primary employee: you. And it means paying attention to the details so the corporation (your family) continues to function and meet the expectations of the major shareholder (you). If Suzi had spent onetenth the time managing her own finances with the vigour she poured into her role as office manager, she’d have been in control of her money. Set Some Goals Corporations have finance departments, controllers and internal auditors. Yet only 25 per cent of us regular folk have a written financial plan. So three-quarters of us are walking around without a map. As the chief financial officer for We Inc., you need a strategy for managing your money. That means setting some goals and establishing the priorities for how money will flow in and out. First, what’s your personal mission statement? Do you want to retire by the time you’re 55? By which year do you want to be debt-free? Make sure your mission has a time line and outlines the specific step you’ll take to achieve it. Second, what are the spending and earning goals that will help you accomplish your mission? Without a budget it’s hard to determine if you’re working to meet your priorities or just keeping your head above water. Manage the Details Corporations are disciplined. They do cash flow statements monthly, reconcile their bank statements at least that often and keep meticulous records. So should you. Handling these details isn’t hard, but it does take time. Unfortunately, we are more willing to watch television than actively manage our money. That wouldn’t fly at the office (“Sorry boss, but Idol is on right now — make your own copies.”), and it won’t at We Inc. either, once you begin to take your own money seriously. Doing the details at home means setting up files, meeting deadlines, and administering your portfolio. Monthly contributions to a retirement savings plan, regular repayment of debt and serious attention to cash flow (read: don’t bounce any cheques) are all examples of this discipline. The shoebox full of financial records and the last-minute scramble to

find those tax receipts are good examples of what not to do. Hire Experts Corporations hire consultants, financial advisers and independent external resources to help them get the job done. You, too, should recognize that different tasks require expertise in different areas. Seeking independent financial information or advice is a good thing to do, especially when you are out of your particular area of expertise. Use a stockbroker for your investing and an estates lawyer for your will and powers of attorney. Don’t go the route of the generalist and expect your accountant or banker to be your only adviser: the world of money changes so quickly that no single generalist could possibly keep up. Result? Happy Employees As the president of We Inc., it is also up to you to ensure your employee — that would be you, again — has a good pension plan, is covered for health and disability and has sufficient life insurance. You want to keep your best employee happy, right? Remember, low employee turnover and high levels of motivation will keep the company on course toward its mission. And the right attitude — We First — will help to keep everything else in your life in perspective. sep 20 - oct 4, 2013 | metro vancouver new home guide 81

Calculate the combined monthly before-tax income of you and your spouse.

02

Divide by three. This figure is the monthly payment you can afford to make on your home.

03

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 06

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

07

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
