Gear up

And discover the perfect Vancouver neighbourhood

Y

ou’ve set your sights on moving and now you’re looking for the perfect new neighbourhood to call home. You’ve started in the right place. Our guides are designed to educate and inspire you during your search for a new place to call home. Here are a few tips that I hope will help to get you geared up for your search. First, explore the neighbourhoods you really want to live in. Do you feel comfortable when you walk around a community? Will it have everything you need within close proximity? You can research areas online, but nothing beats an actual visit. Look for facilities such as transit and commuting options if you need them. Make a list of the amenities you may want and need close by as part of the overall community plan. Try to anticipate what you’ll want in five years’ time. Have kids or planning on having them? Check out the school situation now. The good news is you’ll find most new communities have plans in place for schools or already have schools close by. Be creative in your search. Tell everyone you’re looking so they can keep an eye out for you too. Before you head out to visit a new community, be realistic about what you can afford. There are many other benefits of buying new — amazing attention to architectural styling, functional floorplans and more natural light being most prevalent. Remember: new communities are often up-and-coming areas. You have the advantage of being among the first to live there. Let us know if you’ve discovered a community that you think is worth mentioning in an upcoming issue. We’d love to hear from you!

Choose your own Vancouver

I

n the epigraph to City of Glass: Douglas Coupland’s Vancouver, the author writes: “Sometimes back east in Toronto or Ottawa, I hear people say, ‘Hey, are you going to Van this year?’… and I can’t help but shake my head and wonder. In Vancouver there is East Van and North Van and West Van, but never merely Van. Calling Vancouver ‘Van’ is like calling San Francisco “Frisco” … No — it’s worse than that — it’s like calling Portland ‘Portl.’” Within the broad areas of Vancouver that Coupland mentions, there are too many diverse neighbourhoods to mention in this small space. Suffice it to note that, depending on which angle you view Vancouver from, you’ll get vastly different impressions of this city; there really is a Vancouver for everyone. Two issues ago, New Home Guide started exploring these pockets of the city in what is now a regular Neighbourhood Focus feature. This feature is intended to give our readers a glimpse into the communities they’re considering buying property in, since, as the saying goes, “There are three things that matter in property: location, location and location.” We’ve already explored two neighbourhoods in North Van, Lonsdale and Lynn Valley. In this issue, we head to South Surrey to get the scoop on Morgan Crossing. Happy reading!

Winchester Estates Introducing homes with backyards by Susan M Boyce

W

ho says a good thing can’t get any better? Certainly not the folks at ParkLane Homes. And all it takes is a visit to Winchester Estates to find out why. Located in the heart of Murrayville, one of Langley’s most charming and established neighbourhoods, Winchester Estates has been wowing visitors since it first opened. There’s an almost whimsical charm to the architecture with its covered front entryways, decorative shutters and beautifully landscaped yards. And the friendly ambiance just can’t be denied — people actually do stop to chat with neighbours or wave as they pass by. Connect With Nature Now here’s the best part. With phase one already over 80 per cent sold, phase two is introducing a brand new floorplan with a feature you just don’t often find in a townhouse. “Because these homes are situated at the crest of the ridge, we’ve been able to incorporate a walk-out backyard from the main floor in some plans,” says 16 metro vancouver new home guide | october 4 - 18, 2013

Yosh Kasahara, ParkLane’s general manager of sales and marketing. “Plus you’re going to have even better views across Langley to the west and Golden Ears to the north.” “Having the yard right off our kitchen was a huge thing for us,” says Elan, who recently bought a Winchester Estates home with his wife and newborn son. “Usually you have to walk all the way down to the basement — which is such a hassle. Here, when Leo gets a little older, we’ll be able to watch him play outside while we’re cooking dinner inside.” The Place to Live “Since we launched our second phase, response

“Having the yard right off our kitchen was a huge thing for us.” Elan, Winchester Estates homebuyer

has been outstanding,” Yosh says. “People are definitely in the mood to buy — there’s a real buzz and sense of excitement here. Murrayville really is unique in the Fraser Valley because everything around you is already built — schools are established, parks are mature and green, the roadways and walking trails are here. It’s just a very friendly, family-oriented place to call home.” Inside, Winchester Estates is all about a connected, easy-going lifestyle. “ParkLane’s approach has always been to design from the inside out,” Yosh explains. “For example, when we design living rooms and bedrooms, we consider how fullsized furniture will actually fit. And what about the convenience of having a powder room on the main floor? Moms with young children love it, but so do downsizers who entertain a lot or prefer not to walk upstairs during the day.” Brilliant.

except Fridays at 4867 – 220th St. in Langley. Be sure to ask about the one-year family pass to the WC Blair Recreation Centre located just a short walk away and next to IGA Marketplace and the Town Centre Mall. Oh, and don’t forget to leave time for a coffee and tasty bakery treat at Porter’s Coffee — you won’t be sorry you did. Virtue

Spacious Hillside Living

by Susan m Boyce

Quick: think spacious, comfortable townhomes in a peaceful, well-established neighbourhood. Add in a location that’s directly across the street from a preserved greenbelt yet is still less than a 10-minute walk to shops, restaurants, schools, and services. Finally top off with prices that are turning heads, and voilà… you’ve just defined Virtue. Amazing Value With prices starting at $294,900, these two-, three-, and four-bedroom homes pack in some big “bang for the buck” value. Naturally, Virtue includes all the contemporary features savvy homebuyers insist on: crown moulding, stainless steel appliances and quartz countertops. But they also have plenty of extras like side-by-side refrigerators with built-in ice and water dispenser, big decks and patios for outdoor living, as well as the convenience of a main-floor powder room. “Not only are our floorplans much larger than what you typically find in the Willoughby neighbourhood, they have a more traditional design,” says sales manager Emily Merrin. “So even though the main floor has great flow and interconnectivity for entertaining, there’s a bit more separation between the casual areas — like the kitchen and family room — and the more formal spaces like dining room and living room. It’s something people have told us they want, so we’ve responded.”

20 metro vancouver new home guide | october 4 - 18, 2013

Engaging Neighbourhood Virtue’s location in a quiet part of Willoughby is also proving a hit. “This is one of the rare pockets in this neighbourhood that’s already completely built out, meaning you’ll never have the noise and disruption of living beside a construction zone,” Emily explains. For sheer convenience, she adds, Virtue’s proximity to everything is outstanding. “Schools, shops, parks and urban hiking trails, access to the freeway, even a small craft airport — you really can find it all just minutes from your front door.” Get Them While You Can “Right now there’s a very limited supply of finished, new townhomes available in Langley,” Emily says.

“And people keep saying that when they compare our prices, size and setting, there really isn’t anything else that compares to Virtue. Just yesterday, I had a couple tell me they got exactly the home they wanted and spent thousands less than they would have had to pay for many of the condos they’d considered. Needless to say, they’re ecstatic.” Virtue offers two-, three- and fourbedroom townhomes, all ready for immediate move in. Better hurry because only a dozen homes remain, and when they’re gone, they’re gone. Display home open noon to 5 p.m. weekends or by appointment anytime at 20187 – 68th Ave in Langley. For more information visit virtueliving. com or call 604.534.6800.

quicktips

AUTUMN IS UPON US AND WITH THAT COMES

TIME MANAGEMENT by HELLEN BUTTIGIEG

BACK-TO-SCHOOL AND BACK-TO-WORK SEASON are in full swing, and that means more time in the kitchen preparing lunches and dinners, and less time for you to put your feet up or get other errands done. Here are some helpful tips to handle the stress of autumn. ›› WHAT’S FOR DINNER? Avoid the stress and expense of lastminute dinner decisions with a little advance planning. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights. ›› SCHOOL LUNCHES MADE EASY. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. ›› INVOLVE THE KIDS. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a stepby-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. ›› CLEAN AS YOU GO. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. If you stain an article of clothing, pre-treat it right away. Keep wipes handy for quick bathroom/kitchen spot-cleaning. ›› HOW’S YOUR “TO DO” LIST WORKING OUT FOR YOU? If you find your “to do” list overwhelming and ineffective, 24 METRO VANCOUVER NEW HOME GUIDE | OCTOBER 4 - 18, 2013

consider approaching it differently. Rather than one long list, create several short ones based on the category of the task, i.e. errands, home, calls, computer, etc. Keep your lists together in a small notebook that’s portable and always easily accessible. ›› NOW, WHERE WAS I? If you get interrupted while working on something important, use a notebook or a sticky note to jot down where you left off. When you return to the task, you won’t waste as much time figuring out where to resume. ›› MULTI-TASKING REDUCES PRODUCTIVITY. Contrary to popular belief, multi-tasking may actually lower productivity. The switching back and forth from one task to another costs time and leads to frustration and feelings of overwhelm. As a result, stress increases and there is a greater chance of errors. Although simple tasks can be done at the same time, like watching TV and folding laundry, important, complex activities require our undivided attention. ›› TWO-TIMING TASKS. Double up your simple activities and you’ll be able to do more in less time. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. ›› EXERCISE DECISION MAKING. Having trouble making decisions? Putting off decisions is actually a decision – a decision not to do anything! Most of us avoid decisions out of fear – fear of making a mistake or upsetting someone. There is an element of risk in making a decision to act, but by not taking action, we can miss opportunities for positive change in our lives. The next time you are faced with a decision, instead of imagining the worst possible outcome, imagine what could go right and how your life would improve as a result. Some guidelines I use when making decisions are “trust your gut” and “if it’s not an absolute yes, then it’s a no.” ›› STAND UP FOR YOURSELF. You can’t please all people all the time, so aim to at least please yourself. It’s incredibly freeing once you consciously decide that everybody doesn’t have to like you. You’ll be able to say “no” to things you don’t want to do, and as a result, you’ll find more time for activities and relationships that nurture you and bring you joy.

Canvas A touch of your own by Janine Mackie

The scene is set perfectly at Canvas to allow potential buyers the ability to imagine their own furnishings throughout the home. This is done through the use of subtle colour in the overall spec, giving homeowners the opportunity to add their own personal touch. “The response to our showhomes has been amazing, people want to move right in,” says sales manager Shae Challier. “Our designer; Danielle Lareau from Giraffe Design, did a fabulous job choosing finishes that are both neutral and warm and appeal to a great number of prospective buyers. At no extra charge we even give buyers the opportunity to choose one of four designer selected colours for a feature wall in their home.” Custom feature walls aren’t the only reason homebuyers are choosing Canvas. “They also love the vast green space. It’s a true park-like setting with beautifully landscaped grounds and a protected greenway that runs through the community,” says Challier, who is keen to also point out the numerous high-end features that some might assume are options, but are in fact standard. There are those features you can see like crown moulding, nine-foot ceilings, oversized under-mount sinks in the kitchen, stone and marble countertops throughout and sleek stainless-steel appliances including Samsung refrigerator with bottom-mount freezer, Whirlpool range with smooth ceramic glass top, quiet Whirlpool dishwasher and full-size washer and dryer. Then there are those features that make the homes at Canvas that much more functional — soft close cabinetry, large linen closets and roughed-in central vacuum to name a few. Construction integrity is evident throughout. Exteriors are clad in a combination of vinyl and HardiPlank siding with Rainscreen technology and sturdy 2 x 6 wall construction while inside the flooring is a beautiful complement of Torly’s laminate wood flooring and plush wall-to-wall carpeting. You can rest assured knowing quality materials were used when building the homes at Canvas. The central location puts homeowners near everything their lifestyle demands — walking distance to several elementary and secondary schools, close to shopping and 32 metro vancouver new home guide | october 4 - 18, 2013

“It’s a true park-like setting with beautifully landscaped grounds and a protected greenway that runs through the community.” — Shae Challier, Sales Manager a performing arts centre and easy highway access in all directions. Further to that, Canvas is located on a quiet no-through street. If your idea of a perfect weekend is staying close to home, you can do it in style at the Canvas Club. Just completed, this fabulous amenity building provides homeowners additional space above and beyond their individual homes. Set over two levels, the Canvas Club includes access to a movie theatre, yoga and fitness room, fireside billiards lounge and spacious covered patio overlooking the greenway. Homes at Canvas range from 1440 sq.ft. to 1706 sq.ft and are priced from the $300,000s. Given the sales success to date and the enthusiastic response from the public, more homes will be released in the coming weeks. Don’t miss out; this new fall release will include several of the popular sold-out “B” plans. Discover a home that embraces the life you create. REBGV:

The housing market remains active in Greater Vancouver August activity in the Greater Vancouver

housing market finished well above last year’s pace and slightly below the 10-year average for the month. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,514 on the Multiple Listing Service (MLS) in August 2013. This represents a 52.5 per cent increase compared to the 1,649 sales recorded in August 2012, and a 14.7 per cent decline compared to the 2,946 sales in July 2013. Last month’s sales were 4.6 per cent below the 10-year sales average for the month. “We’ve seen a healthy amount of demand in the marketplace this summer compared to the number of homes listed for sale,” Sandra Wyant, REBGV president said. “The market today is much stronger than we saw last year and is consistent with our long-term averages for this time of year.” New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,186 in August. This represents a 3.5 per cent increase compared to the 4,044 new listings reported in August 2012 and a 13.8 per cent decline from the 4,854 new listings in July of this year. The total number of properties currently listed for sale on the MLS in Greater Vancouver is 16,027, which is an 8.8 per cent decrease compared to August 2012 and a 3.6 per cent decline from July 2013. The sales-to-active-listings ratio currently sits at 15.7 per 36 metro vancouver new home guide | october 4 - 18, 2013

cent in Greater Vancouver. This ratio remains consistent with balanced market conditions. “People entering the market should not confuse stronger sales activity with rising prices. Home prices have been quite stable and consistent for much of this year,” Wyant said. The MLS Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,500. This represents a 1.3 per cent decline compared to August 2012 and an increase of 2.3 per cent since the beginning of 2013. Sales of detached properties reached 1,052 in August 2013, an increase of 69 per cent from the 624 detached sales recorded in August 2012, and a 3.1 per cent increase from the 1,020 units sold in August 2011. The benchmark price for detached properties decreased 2 per cent from August 2012 to $923,700. Sales of apartment properties reached 1,018 in August 2013, an increase of 40.4 per cent compared to the 725 sales in August 2012, and an increase of 6.6 per cent compared to the 955 sales in August 2011. The benchmark price of an apartment property decreased 1.1 per cent from August 2012 to $366,100. Attached property sales in August 2013 totalled 444, an increase of 48 per cent compared to the 300 sales in August 2012, and a 10.2 per cent increase from the 403 attached properties sold in August 2011. The benchmark price of an attached unit decreased 1.1 per cent between August 2012 and 2013 to $457,000.

New Residential Construction Guide Homeowners have a new tool at their fingertips to help them better understand how their new home should perform and how their home warranty insurance works. The Residential Construction Performance Guide is available on the Homeowner Protection Office website www.hpo.bc.ca. It explains the basics of a well constructed home and how warranty providers evaluate claims for possible design, labour or material defects in new homes. Every new home built for sale by a Licensed Residential Builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada. This simple, practical guide outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled. Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings.

Assess your readiness for

homeownership First-time buyers have a lot to consider as they forge into the world of homeownership. According to the recent RBC Home Ownership Poll, four in 10 Canadians are looking to purchase their first house within the next two years, and many wonder where they should begin. “Purchasing a home is often the biggest financial decision in a person’s life, so it’s important to take your time, set realistic goals, assess all the costs and get the right advice before you buy,” says Rachel Wihby, a strategy manager for first-time homebuyers at RBC. Take a look at her answers to the most commonly asked questions: 1. Am I ready? A home purchase is an emotional and financial journey that marks a key milestone in life. Are you ready for the responsibilities and upkeep associated with owning a home? Do you have a stable income? Have you saved up enough for a down payment? Be honest with yourself about your current lifestyle to gauge your readiness and ability to put together a good down payment. 2. Can I afford it? While you may feel pressure in a competitive market to just buy something, fight that feeling and buy only when you find a property that meets your needs and lifestyle within your price range. Review your household income and current debt and remember to budget

Talk to your bank about a mortgage pre-approval so you know exactly how much you can borrow and afford. 3. Who can help me? Most often, first-time homebuyers turn to family and friends who have already been down the same road. Your realtor or banker can help you get a sense of the market and financing options. Arming yourself with more information and planning ahead can help you confidently navigate this first time journey so you can land the home of your dreams. Lost and Sold!

Jamie and Jen

62 metro vancouver new home guide | october 4 - 18, 2013

by elisa krovblit

Going... Going... Gone! It’s the familiar cry at every auction, the moment of truth when battling bidders find out who had the money and the muster to go all the way, and you’ll hear it all night long on Lost and Sold, the new run-away hit reality show on Slice. Lost and Sold is filmed live at an actual auction house (Oakville’s 403 Auction: principalliquidators.com), with a cast of real life characters that make for good TV. The personalities are distinct and each has their own specialty area of buying interest — though they all share the same motivation: making money. Finding the group was a lucky strike, these aren’t actors, they’re not shills and they’re not quiet. They’re a group with chemistry that love the thrill of the hunt, the battle of the bucks and the bang of the auctioneer’s gavel. Jamie and Jen (The Brass), own the 403 Auction and they run the show. The pair were auction junkies who started up the 403 Auction house and are known for having the corner on the market for misguided freight in Canada. Robbie and Kathleen (Mr. and Mrs. Hollywood) are a couple of cool cats who have the amazing ability to divine treasure from trash, even when they don’t know what they’re buying. They once paid $10 for a ‘thing’ that nobody wanted — nobody knew what it was. It turned out to be a telecom board. They sold it for $7,000 and financed a luxury family trip to Disney. “Gotta love it!” says Robbie. John (The Killer) has his own drum beat and the beat is loud, humourous and rock’n’roll. He will buy and flip anything and knows what is easy to sell. While he doesn’t want to divulge his best score of the year, he says he hit a jackpot on one of his wildcard buys that allowed him to purchase a new car — a nice one at that! He doesn’t mind losing an auction here and there — it’s an interesting strategy. He figures it gives people the understanding that he’s got the nerve to go all the way. Call his bluff, he’s not bluffing. Don’t get in his way because he gets what he wants. He’s a lost luggage guy and often finds good scores in the wayward baggage because he trusts his system of analyzing

the bag’s owner and what the bag’s travels may have been. The system seems to be paying off. Lou (Pistola) is described as a loose cannon by some — actually by several of his cast mates. He’s always out to make the next deal, on the phone, on the move, flying by the seat of his intuition. His intuition has brought him plenty of success, and his background as a pawn shop owner gives him insight into a lot of what sells. This loose cannon is calculated — he usually has a buyer in mind for his big buys, even before the gavel comes down. In between auctions, the show follows cast members as they have items appraised and flip a deal. While these buying-and-selling reality shows are very popular right now, this one is fun because of the chemistry of this group. From humourous to boisterous, interesting to intimidating, money talks and bidders heckle every Tuesday night at the auction house. Jamie describes what hits the auction floor. “We auction anything and everything, and we’ve pretty much seen it all here.” While some auction houses focus on antiques, others on art, coins, stamps or electronics, their merchandise comes from shipping companies. The merchandise for sale

has been lost or misdirected, and while every attempt has been made to reconnect items with their original owners, “there are a million reasons, and for whatever reason it doesn’t get claimed and ends up here,” says Jamie. “Doing homework is the key,” says Robbie. While the big score from a wildcard find happens often enough to keep business bustling, making a career out of this requires the bidder to know the value of what they’re buying and make sure there is a profit to be made. Some bids are gambles, others are calculated purchases. So while there might be a shipment of coffee makers, a pa i nt i ng or some ‘adu lt ’ merchandise that makes its way into the auction, one of the big

draws is the lost and unclaimed luggage. Everyone has their own method for foretelling the contents, but, explains John, the reality is, seven out of 10 bags contain someone’s dirty laundry. It’s those other three... the elusive three that may contain someone’s jewellery, expensive camera, electronics, signed baseball card collection — even cash — that keep keen interest. The bags are sealed shut. Auction house rules allow you to pick up the bag, feel it out and come to your own conclusions – you just can’t open it. The only caveat is that, once you own it, you can’t keep items like weapons, passports, prescription medicine or other dangerous or illegal items. You risk a run-in with the law if you do. Two types of shoppers go to auctions, John explains. There’s the career auctioners, like this cast. “We live and breathe this stuff,” he says. And then there are the personal shoppers “looking for a night out or small dealers looking to supplement their income.” Items can often be picked up quite cheaply. Kathleen jokes that she and her husband have a saying, “Robbie doesn’t pay retail.” While you can’t predict what you’ll find, if you go out to local auctions and do your homework, there’s no reason you can’t furnish your home and find some amazing décor pieces for a small percentage of what you’d pay retail. Kathleen and Robbie purchased a lovely hand-blown glass sculpture for $150. Its actual market value is $8,000. They’re enjoying it for now, but look at that as an investment that just keeps going up, and they can cash it in any time they want. That’s a pretty deep discount. Auctions can be intimidating and auctioneers go a mile a minute, but don’t worry if you sneeze, it won’t be counted as a bid. Lost and Sold offers these tips:

Buying like a dealer at auction 1. Do your homework: Visit the auction house online prior to the auction and attend the preview (usually a couple of hours before the sale). Search brand names online and research their resale value on sale sites like EBay. Remember, a dealer is always looking to turn a profit If the resale value is low then leave the item on the table. 2. Have plenty of funds available: Holding the high bid at a sale when you can’t back it up with cash is a big ‘no-no’. You also don’t want to lose out on something with big potential profit because you’re on a budget. You’ve got to spend money to make money. 3. Remain calm: If you get caught up in the thrill of the competition, you might find yourself paying more than retail. Keep a level head and know your ceiling. Remember you are looking to make a profit... And whatever you do, don’t keep your card in the air no matter how badly you want to win! You’ll look like a rookie and pay large. 4. Watch and learn: Dealers make a living buying and selling. If you are a rookie, observe a pro — spot the regulars then watch and learn. Notice their technique, they are discreet — they bid with a wink or a subtle nod. They want to buy low without competition. Good dealers earn more in a night than the average person earns in a week and they’d like to keep it that way. 5. Keep your eyes open: Believe it or not some of the most valuable items are overlooked by most bidders. There is always treasure amongst the trash. At auctions bidders buy as-is and where-is. An item that is dirty or used should not be disregarded! Many times the beat up items have value! 6. The real deal: Get to know high end brands versus the fakes. Auctions houses are notorious venues for knock-offs. A real Gucci bag will net more than most people earn in a week but a fake can leave a bidder bankrupt. 7. Buy low, sell high: That’s the object of dealing, so know your market, what sells and what doesn’t. The last thing you want is impossible to sell product on your hands. 8. Be ready to strike like a snake: Auctions can be fast and furious. The pros mean business and they are focused and sharp. You’ll lose out if you get caught up chatting. Auctions are social but good dealers know to keep their eyes on the prize. 9. Win, lose or draw: Every auction is a different story — sometimes you win, sometimes you lose, sometimes you break even. Dealers are risk takers, gamblers. Up one week, down the next. But over time the goods ones come out on top. To be the real deal you’ve got to love what you do and be willing to weather the storms. Buying luggage at auction like a pro 1. Get your hands dirty: Feel the bag and check the weight but remember dirty laundry and books can be heavy. 2. If you can’t decide, let the bag call you: Buying bags is a bit like gambling so treat bags like slot machines and pick the one that speaks to you. 3. L ook for an expensive brand of bag: A high value bag can mean high value contents. 4. Be clear how much you are willing to spend: If you don’t spend more than what the bag itself is worth then anything you find inside is gravy. 5. Go for carry-ons: Travellers tend to keep their valuables close at hand so lean towards carry-ons. You may luck out on someone’s jewelry or laptop. 6. Purposeful bags: Hockey bags and industrial cases can be a good bet but chances are you’ll pay big for them. Traveller’s knapsacks and hiker’s bags are notoriously loaded with gear, valuables and often a little stash of cash. Lost and Sold airs Mondays with back to back episodes starting at 10pm ET on Slice. For more information, please visit www.slice.ca

Keep severe weather preparedness top of mind to keep your family safe The Insurance Bureau of Canada (IBC) reminds Canadians to prepare to protect their families and homes

“Tropical storms are powerful and often strike hard and with little warning. They can have a devastating impact on communities and property. Individuals and families can prepare themselves against their vulnerability to severe storms by taking some simple precautions before disaster strikes,” says Amanda Dean, IBC’s vice-president, Atlantic region. In an average year, the Canadian insurance industry pays approximately $1.7 billion in claims due to water damage. This makes it even more critical to protect one’s family and home with a few easy steps. Consider some of these severe weather preparedness tips: • Create an emergency preparedness plan for your family • Assemble a disaster safety kit • Prepare a detailed home inventory • Check with your insurance representative to make sure you have appropriate coverage • Remove valuable items from your basement to higher levels in your home • Make sure down spouts are clear to direct water way from the home • Secure any loose patio furniture or barbecues • Install a sump pump or sewer backup or backflow valve • Elevate furnaces, hot water heaters and electrical panels in the basement or relocate • Have someone check your property if you are away For more information, visit IBC’s website at www.ibc.ca

Proximity to infrastructure AND AMENITIES MORE IMPORTANT THAN EVER

community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is “right at your doorstep!”? Indeed, proximity and access to a variety of amenities and essentials — from transit to health care to schools to shopping to recreation — are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road. It’s an important topic that home building associations across the country are paying close attention to, as development charges and other fees rise to prohibitively high levels. Development charges imposed by local and regional municipalities — costs that are passed directly on to new-home buyers — can add up quickly before a shovel even hits the ground. The latest federal budget provides some hope in this regard, in that it contains measures to increase support for national infrastructure. Says Canadian Home Builders’ Association (CHBA) President Deep Shergill: “It’s an op76 METRO VANCOUVER NEW HOME GUIDE | OCTOBER 4 - 18, 2013

portunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs into the mortgages of new-home buyers, amounting to more than $5 billion a year.” Municipalities across Canada are lobbying Ottawa to make sure they get their share of available funds to address road and transit needs. Faced with such infrastructure and funding challenges, municipalities typically are also considering other options — including new taxes, road tolls and other fees — to help pay for what’s needed. For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever. With continuing immigration, general growth and construction expansion — all happening at a quicker pace than infrastructure improvements — our highways and transit systems will all be tested until everything catches up. As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.

Hampstead New Surprises and Designs by susan m boyce

It’s one of my favourite things to do when I head to Maple Ridge: check out the latest happenings at Hampstead in Silver Ridge. It’s not just the fresh air, spectacular setting and award-winning homes — although this 150-acre masterplanned community has won more than 110 awards ranging from municipal to national. I simply enjoy the ambiance here. People in this Maple Ridge neighbourhood are friendly and typically wave hello or stop to chat with friends they pass on the street. Every season brings a new look as flowers come into bloom or trees put on their autumn colours. And every year the streets and greenways appear more lush and inviting. Plus I know Rob Grimm, principal of Portrait Homes, will have some new, charming design surprises in store. And today is no exception, because today I’m not only getting the details on an intriguing new promotional surprise, I’ll be getting my first look at an innovation he’s been fine-tuning for months — Hampstead’s outdoor living rooms. Get Set For Fall “Now that the weather’s getting cooler, people are starting to spend a bit more time inside,” Rob says. “So we thought

People in this Maple Ridge neighbourhood are friendly and typically stop to chat with friends they pass on the street.

this would be a great opportunity to help them have a terrific space for hanging out and relaxing. And what could be better than a fully finished basement?” So here’s the inside scoop. Chose one of five, select homes and Portrait will finish the basement for you. “That represents up to a $35,000 value,” Rob says. “And since choice is always good, if you’re a DIYer, we’ll also let you take up to a $25,000 credit if you’d prefer to do the work yourself.” Savour Mother Nature As a confirmed outdoor fanatic, though, I can’t leave without taking a peek at one of Hampstead’s outdoor living rooms. Even from the front door I can see it’s larger than the indoor living rooms I’ve seen in plenty of condos and townhouses. All the luxuries too. “Can’t you just imagine snuggling in front of that ledge stone fireplace in the fall?” Rob says. “Or having your friends over for G&Ts and a barbeque on a hot summer afternoon?” Oh yes, I most certainly can. Discover for Yourself Hampstead is found at 13555 – 230A St. in Maple Ridge. Showhomes open noon to 5 p.m. daily, seven days a week. Be sure to visit soon, because only five, move-in-ready homes are available with the Fall Basement Promotion. For more information visit portraithomes.ca or call 604.466.9278.

Home-buying isn’t something you want to rush into. Until now.

A select 5 homes will come with a finished basement (up to $35,000 value). You’d pay $220,000 more for a comparable home at Burke Mountain. But that’s not the only reason you’ll fall in love with the award-winning community of Hampstead. Discover more at our sales centre today. But don’t wait too long – we’re offering a finished basement (up to $35,000 value) or up to $25,000 cash on 5 select homes.

125

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON Your dream home

01

Calculate the combined monthly before-tax income of you and your spouse.

02

Divide by three. This figure is the monthly payment you can afford to make on your home.

03

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

86 metro vancouver new home guide | october 4 - 18, 2013

05 06

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

07

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

lose to the city, yet far away from it all, Village Green is that idyllic community childhood dreams are made of. A place where kids can ride their bikes on country roads, feed apples to the horses and even cast their fishing line into a local stream after school really does exist. Located just off Dewdney Trunk Rd on 237th St. in Maple Ridge, a new community of townhomes called Village Green is soon to begin previewing. A PLACE WHERE FRIENDSHIPS, FAMILIES AND DREAMS CAN GROW “It’s the most beautiful setting you could ever imagine,” says sales manager Jeanie Fox. “It’s surrounded by a grove of Norway Spruce trees and is neighboured by rolling farmland, nature trails in Golden Ears Provincial Park, family-oriented equestrian centres and creeks for salmon fishing.”

With over nine pristine acres, the developer G6 Ventures in partnership with Archstone Projects Ltd. wanted to create a community where friendships, families and dreams could grow. The charming collection of country-modern townhomes are influenced by simpler times and family values — wide porches lead into warm, welcoming settings finished with natural materials and open spaces. “What makes Village Green especially desirable is its two-level floor plans,” says Fox. “A wider foot print has allowed us to create three-bedroom homes between 1246 to 1382 sq. ft. over two levels. Rather than having to walk up a flight of stairs with your groceries, the garage is on the same level as the living area, so the homes feel larger and function better.” CENTRAL COURTYARD PROVIDES GENEROUS OPEN SPACE AND OPPORTUNITY TO MEET NEIGHBOURS Love where you live. Living in Maple Ridge’s beautiful countryside is within reach with many homes at Village Green priced well under $300,000. All the elements families want in a new home are included: quartz countertops, laminate hardwood flooring, stainless steel appliances, fireplaces and main floor powder rooms. And in the centre of the community is a real “village green,” a traditional central courtyard with outdoor entertaining space for summer barbecues and community socials. This is the space for which the community gets its name. Nature is always at your doorstep, where the ambiance and nuances of small town living are ever-present. Village Green offers you the balance of seclusion and sophistication, of comfort and charm and of urban and rural living. Neighbourhood shopping is close at hand with Coopers Foods and Starbucks within walking distance, easy access to big-box store favourites, weekend markets selling homegrown produce and artisan cheese, and both small town bistros and Tim Horton’s offering friendly service. THE PERFECT COMBINATION OF MODERN COMFORT AND COUNTRY CHARM A stone’s throw from both Alexander Robinson Elementary School and Meadowridge School — a junior kindergarten to grade 12 private school offering the International Baccalaureate program, children have every opportunity to thrive. Saddle up at one of the numerous equestrian centres, improve your game at the neighbourhood par 3 or explore the over 100 km’s of trails that weave through the community. Maple Ridge is often called the best kept secret in the Lower Mainland and with new transportation infrastructure, it’s more accessible than ever with West Coast Express routes into downtown Vancouver, smooth access to Langley via the Golden Ears Bridge or Hwy.7 to Mission.
