Y
ou’ve set your sights on moving and now you’re looking for the perfect new neighbourhood to call home. You’ve started in the right place. Our guides are designed to educate and inspire you during your search for a new place to call home. Here are a few tips that I hope will help to get you geared up for your search. First, explore the neighbourhoods you really want to live in. Do you feel comfortable when you walk around a community? Will it have everything you need within close proximity? You can research areas online, but nothing beats an actual visit. Look for facilities such as transit and commuting options if you need them. Make a list of the amenities you may want and need close by as part of the overall community plan. Try to anticipate what you’ll want in five years’ time. Have kids or planning on having them? Check out the school situation now. The good news is you’ll find most new communities have plans in place for schools or already have schools close by. Be creative in your search. Tell everyone you’re looking so they can keep an eye out for you too. Before you head out to visit a new community, be realistic about what you can afford. There are many other benefits of buying new — amazing attention to architectural styling, functional floorplans and more natural light being most prevalent. Remember: new communities are often up-and-coming areas. You have the advantage of being among the first to live there. n the epigraph to City of Glass: Douglas Coupland’s Vancouver, the author writes: “Sometimes back east in Toronto or Ottawa, I hear people say, ‘Hey, are you going to Van this year?’… and I can’t help but shake my head and wonder. In Vancouver there is East Van and North Van and West Van, but never merely Van. Calling Vancouver ‘Van’ is like calling San Francisco “Frisco” … No — it’s worse than that — it’s like calling Portland ‘Portl.’” Within the broad areas of Vancouver that Coupland mentions, there are too many diverse neighbourhoods to mention in this small space. Suffice it to note that, depending on which angle you view Vancouver from, you’ll get vastly different impressions of this city; there really is a Vancouver for everyone. Two issues ago, New Home Guide started exploring these pockets of the city in what is now a regular Neighbourhood Focus feature. This feature is intended to give our readers a glimpse into the communities they’re considering buying property in, since, as the saying goes, “There are three things that matter in property: location, location and location.” We’ve already explored two neighbourhoods in North Van, Lonsdale and Lynn Valley. Ask your family to list their favourite meals and create a revolving two-week dinner menu (with a grocery list to match). Post it on the fridge so whoever comes home first can start preparing it. Double the amount you make and freeze it for quick meals on the busiest nights. ›› SCHOOL LUNCHES MADE EASY. Designate one shelf in the pantry for school snacks only. Transfer foods to airtight containers – you’ll save space because they stack well, and the food will keep longer. Pack lunches the night before and refrigerate. Assign an area in the fridge for school lunches and drinks. With smaller children, encourage independence by storing their foods low enough for the little ones to reach. ›› INVOLVE THE KIDS. You don’t have to do everything yourself. Teach your kids how to do age-appropriate tasks and give them a weekly chore list. You will be helping them to develop important life skills. After you show them how to do each task, post a stepby-step checklist for them to follow when they do it on their own (use pictures for kids who are too young to read). This will allow them to work independently and gain confidence in their newly acquired skills. ›› CLEAN AS YOU GO. Handle small messes as they happen to save time and effort in the long run. Rinse dirty dishes and put them in the dishwasher immediately after use, before the food hardens and sticks. If something spills in the fridge, clean it as soon as you notice. Rather than chatting with a friend at the coffee shop, meet at the gym and work out together instead. ›› EXERCISE DECISION MAKING. Having trouble making decisions? Putting off decisions is actually a decision – a decision not to do anything! Most of us avoid decisions out of fear – fear of making a mistake or upsetting someone. There is an element of risk in making a decision to act, but by not taking action, we can miss opportunities for positive change in our lives. The next time you are faced with a decision, instead of imagining the worst possible outcome, imagine what could go right and how your life would improve as a result. Some guidelines I use when making decisions are “trust your gut” and “if it’s not an absolute yes, then it’s a no.” ›› STAND UP FOR YOURSELF. You can’t please all people all the time, so aim to at least please yourself. It’s incredibly freeing once you consciously decide that everybody doesn’t have to like you. You’ll be able to say “no” to things you don’t want to do, and as a result, you’ll find more time for activities and relationships that nurture you and bring you joy.

The housing market remains active in Greater Vancouver August activity in the Greater Vancouver
housing market finished well above last year’s pace and slightly below the 10-year average for the month. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in Greater Vancouver reached 2,514 on the Multiple Listing Service (MLS) in August 2013. This represents a 52.5 per cent increase compared to the 1,649 sales recorded in August 2012, and a 14.7 per cent decline compared to the 2,946 sales in July 2013. Last month’s sales were 4.6 per cent below the 10-year sales average for the month. “We’ve seen a healthy amount of demand in the marketplace this summer compared to the number of homes listed for sale,” Sandra Wyant, REBGV president said. “The market today is much stronger than we saw last year and is consistent with our long-term averages for this time of year.” New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,186 in August. This represents a 3.5 per cent increase compared to the 4,044 new listings reported in August 2012 and a 13.8 per cent decline from the 4,854 new listings in July of this year. The total number of properties currently listed for sale on the MLS in Greater Vancouver is 16,027, which is an 8.8 per cent decrease compared to August 2012 and a 3.6 per cent decline from July 2013. Home prices have been quite stable and consistent for much of this year,” Wyant said. The MLS Home Price Index composite benchmark price for all residential properties in Greater Vancouver is currently $601,500. This represents a 1.3 per cent decline compared to August 2012 and an increase of 2.3 per cent since the beginning of 2013. Sales of detached properties reached 1,052 in August 2013, an increase of 69 per cent from the 624 detached sales recorded in August 2012, and a 3.1 per cent increase from the 1,020 units sold in August 2011. The benchmark price for detached properties decreased 2 per cent from August 2012 to $923,700. Sales of apartment properties reached 1,018 in August 2013, an increase of 40.4 per cent compared to the 725 sales in August 2012, and an increase of 6.6 per cent compared to the 955 sales in August 2011. The benchmark price of an apartment property decreased 1.1 per cent from August 2012 to $366,100. Attached property sales in August 2013 totalled 444, an increase of 48 per cent compared to the 300 sales in August 2012, and a 10.2 per cent increase from the 403 attached properties sold in August 2011. The benchmark price of an attached unit decreased 1.1 per cent between August 2012 and 2013 to $457,000.

New Residential Construction Guide Homeowners have a new tool at their fingertips to help them better understand how their new home should perform and how their home warranty insurance works. The Residential Construction Performance Guide is available on the Homeowner Protection Office website www.hpo.bc.ca. It explains the basics of a well constructed home and how warranty providers evaluate claims for possible design, labour or material defects in new homes. Every new home built for sale by a Licensed Residential Builder in B.C. is protected by mandatory third-party home warranty insurance. It’s the strongest system of construction defect insurance in Canada. This simple, practical guide outlines more than 200 possible defects that are searchable online. This includes the most common defect claims that might be submitted under a home warranty insurance policy – from windows that malfunction, to driveway or interior concrete floors that have cracked, to siding that has buckled. Designed primarily for conventional low-rise, wood-frame homes, the guide also provides some helpful guidelines for the common property of multi-unit buildings.

Going... Going... Gone! It’s the familiar cry at every auction, the moment of truth when battling bidders find out who had the money and the muster to go all the way, and you’ll hear it all night long on Lost and Sold, the new run-away hit reality show on Slice. Lost and Sold is filmed live at an actual auction house (Oakville’s 403 Auction: principalliquidators.com), with a cast of real life characters that make for good TV. The personalities are distinct and each has their own specialty area of buying interest — though they all share the same motivation: making money. Finding the group was a lucky strike, these aren’t actors, they’re not shills and they’re not quiet. They’re a group with chemistry that love the thrill of the hunt, the battle of the bucks and the bang of the auctioneer’s gavel. Jamie and Jen (The Brass), own the 403 Auction and they run the show. The pair were auction junkies who started up the 403 Auction house and are known for having the corner on the market for misguided freight in Canada. Robbie and Kathleen (Mr. and Mrs. Hollywood) are a couple of cool cats who have the amazing ability to divine treasure from trash, even when they don’t know what they’re buying. They once paid $10 for a ‘thing’ that nobody wanted — nobody knew what it was. It turned out to be a telecom board. They sold it for $7,000 and financed a luxury family trip to Disney. “Gotta love it!” says Robbie. John (The Killer) has his own drum beat and the beat is loud, humourous and rock’n’roll. He will buy and flip anything and knows what is easy to sell. While he doesn’t want to divulge his best score of the year, he says he hit a jackpot on one of his wildcard buys that allowed him to purchase a new car — a nice one at that! He doesn’t mind losing an auction here and there — it’s an interesting strategy. He figures it gives people the understanding that he’s got the nerve to go all the way. Call his bluff, he’s not bluffing. Don’t get in his way because he gets what he wants. He’s a lost luggage guy and often finds good scores in the wayward baggage because he trusts his system of analyzing

the bag’s owner and what the bag’s travels may have been. The system seems to be paying off. Lou (Pistola) is described as a loose cannon by some — actually by several of his cast mates. He’s always out to make the next deal, on the phone, on the move, flying by the seat of his intuition. His intuition has brought him plenty of success, and his background as a pawn shop owner gives him insight into a lot of what sells. This loose cannon is calculated — he usually has a buyer in mind for his big buys, even before the gavel comes down. In between auctions, the show follows cast members as they have items appraised and flip a deal. While these buying-and-selling reality shows are very popular right now, this one is fun because of the chemistry of this group. From humourous to boisterous, interesting to intimidating, money talks and bidders heckle every Tuesday night at the auction house. Jamie describes what hits the auction floor. “We auction anything and everything, and we’ve pretty much seen it all here.” While some auction houses focus on antiques, others on art, coins, stamps or electronics, their merchandise comes from shipping companies. The merchandise for sale
has been lost or misdirected, and while every attempt has been made to reconnect items with their original owners, “there are a million reasons, and for whatever reason it doesn’t get claimed and ends up here,” says Jamie. “Doing homework is the key,” says Robbie. While the big score from a wildcard find happens often enough to keep business bustling, making a career out of this requires the bidder to know the value of what they’re buying and make sure there is a profit to be made. Some bids are gambles, others are calculated purchases. So while there might be a shipment of coffee makers, a pa i nt i ng or some ‘adu lt ’ merchandise that makes its way into the auction, one of the big

draws is the lost and unclaimed luggage. Everyone has their own method for foretelling the contents, but, explains John, the reality is, seven out of 10 bags contain someone’s dirty laundry. It’s those other three... the elusive three that may contain someone’s jewellery, expensive camera, electronics, signed baseball card collection — even cash — that keep keen interest. The bags are sealed shut. Auction house rules allow you to pick up the bag, feel it out and come to your own conclusions – you just can’t open it. The only caveat is that, once you own it, you can’t keep items like weapons, passports, prescription medicine or other dangerous or illegal items. You risk a run-in with the law if you do. Two types of shoppers go to auctions, John explains. There’s the career auctioners, like this cast. “We live and breathe this stuff,” he says. And then there are the personal shoppers “looking for a night out or small dealers looking to supplement their income.” Items can often be picked up quite cheaply. Kathleen jokes that she and her husband have a saying, “Robbie doesn’t pay retail.” While you can’t predict what you’ll find, if you go out to local auctions and do your homework, there’s no reason you can’t furnish your home and find some amazing décor pieces for a small percentage of what you’d pay retail. Kathleen and Robbie purchased a lovely hand-blown glass sculpture for $150. Its actual market value is $8,000. They’re enjoying it for now, but look at that as an investment that just keeps going up, and they can cash it in any time they want. That’s a pretty deep discount. Auctions can be intimidating and auctioneers go a mile a minute, but don’t worry if you sneeze, it won’t be counted as a bid. Lost and Sold offers these tips:
Buying like a dealer at auction 1. Do your homework: Visit the auction house online prior to the auction and attend the preview (usually a couple of hours before the sale). Search brand names online and research their resale value on sale sites like EBay. Remember, a dealer is always looking to turn a profit If the resale value is low then leave the item on the table. 2. Have plenty of funds available: Holding the high bid at a sale when you can’t back it up with cash is a big ‘no-no’. You also don’t want to lose out on something with big potential profit because you’re on a budget. You’ve got to spend money to make money. 3. Remain calm: If you get caught up in the thrill of the competition, you might find yourself paying more than retail. Keep a level head and know your ceiling. Remember you are looking to make a profit... And whatever you do, don’t keep your card in the air no matter how badly you want to win! You’ll look like a rookie and pay large. 4. Watch and learn: Dealers make a living buying and selling. If you are a rookie, observe a pro — spot the regulars then watch and learn. Notice their technique, they are discreet — they bid with a wink or a subtle nod. They want to buy low without competition. Good dealers earn more in a night than the average person earns in a week and they’d like to keep it that way. 5. Keep your eyes open: Believe it or not some of the most valuable items are overlooked by most bidders. There is always treasure amongst the trash. At auctions bidders buy as-is and where-is. An item that is dirty or used should not be disregarded! Many times the beat up items have value! 6. The real deal: Get to know high end brands versus the fakes. Auctions houses are notorious venues for knock-offs. A real Gucci bag will net more than most people earn in a week but a fake can leave a bidder bankrupt. 7. Buy low, sell high: That’s the object of dealing, so know your market, what sells and what doesn’t. The last thing you want is impossible to sell product on your hands. 8. Be ready to strike like a snake: Auctions can be fast and furious. The pros mean business and they are focused and sharp. You’ll lose out if you get caught up chatting. Auctions are social but good dealers know to keep their eyes on the prize. 9. Win, lose or draw: Every auction is a different story — sometimes you win, sometimes you lose, sometimes you break even. Dealers are risk takers, gamblers. Up one week, down the next. But over time the goods ones come out on top. To be the real deal you’ve got to love what you do and be willing to weather the storms. Buying luggage at auction like a pro 1. Get your hands dirty: Feel the bag and check the weight but remember dirty laundry and books can be heavy. 2. If you can’t decide, let the bag call you: Buying bags is a bit like gambling so treat bags like slot machines and pick the one that speaks to you. 3. L ook for an expensive brand of bag: A high value bag can mean high value contents. 4. Be clear how much you are willing to spend: If you don’t spend more than what the bag itself is worth then anything you find inside is gravy. 5. Go for carry-ons: Travellers tend to keep their valuables close at hand so lean towards carry-ons. You may luck out on someone’s jewelry or laptop. 6. Purposeful bags: Hockey bags and industrial cases can be a good bet but chances are you’ll pay big for them. Traveller’s knapsacks and hiker’s bags are notoriously loaded with gear, valuables and often a little stash of cash. Indeed, proximity and access to a variety of amenities and essentials — from transit to health care to schools to shopping to recreation — are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road. It’s an important topic that home building associations across the country are paying close attention to, as development charges and other fees rise to prohibitively high levels. Development charges imposed by local and regional municipalities — costs that are passed directly on to new-home buyers — can add up quickly before a shovel even hits the ground. The latest federal budget provides some hope in this regard, in that it contains measures to increase support for national infrastructure. portunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs into the mortgages of new-home buyers, amounting to more than $5 billion a year.” Municipalities across Canada are lobbying Ottawa to make sure they get their share of available funds to address road and transit needs. Faced with such infrastructure and funding challenges, municipalities typically are also considering other options — including new taxes, road tolls and other fees — to help pay for what’s needed. For homeowners and prospective new homebuyers, then, it is clear that proximity to existing infrastructure and amenities is becoming more important than ever. With continuing immigration, general growth and construction expansion — all happening at a quicker pace than infrastructure improvements — our highways and transit systems will all be tested until everything catches up. As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.
