How best to select a builder?

A little extra research pays off with peace of mind

Y

ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

I

f you’re planning on investing in real estate and haven’t yet assessed your finances, now is the time to do so. Not only will you be financing your home purchase, but you’ll also have to keep in mind all the costs that crop up day to day: vacations, dinners out, a gym membership or a shoe fetish can add a some weight to your bottom line. It’s also a good idea to expect the unexpected: dental surgery, car breakdowns or a loss of employment can throw a huge wrench in your plans if your budget is too tight. It’s a good idea to have three months’ worth of living expenses in case of an emergency, just to be safe. You’ll also want to have enough money in the bank to allow for moving expenses, legal fees and the fun part of taking possession of a new home: furnishing and decorating it! If you take all of these considerations into your budget plan, you’ll likely find that making the leap into purchasing property is much less nerve-wracking and much more the well-thought-out investment it should be.

Emma and Dennis can’t wait to get cooking in their new Virtue kitchen.

Flattened moving boxes are neatly stacked in one corner, kitchen cabinets are still only half full and the living room has pictures leaning against walls waitng to be hung. But even the day after moving into their new home at Virtue, Emma and Dennis couldn’t be happier.

Serendipitous Timing “When we first saw the listing, it didn’t really interest me because we’d been looking in the Clayton area,” Dennis admits. “But the showhome was open on a Sunday, so we figured why not?” The couple were so smitten by Virtue’s contemporary finishings, quiet setting just off 200th Ave., and generous outdoor spaces that they came back two days later with their realtor. To Pack, or not to pack... by DAN HOPKINS

MOVING IS A VERY PERSONAL thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some clients want to pack their own items, while others prefer a turn key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. THE PROFESSIONAL PACKER Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to your new home or business.

Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced. THE DIY PACKER Trained packing professionals help clients with as much or as little of the packing and unpacking as required, and sell a full range of packing supplies. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers, newsprint, markers, pads and bubble wrap — and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is 3 cubic feet in size. The sizes go up from there, to 4.5 and 6 cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing topnotch service.

Every year, thousands of people fall victim to identity theft. And during the busy holiday season, you’re more at risk than at any other time. With all the hustle and bustle, and multiple shopping trips, you have to be particularly careful about who gets what information. How can someone steal your identity? By co-opting your name, social insurance number, credit card number, or some other piece of personal information, which they then use without your knowledge to commit fraud or theft. Sadly, once you become aware of what’s going on, you have to prove it wasn’t you before the whole thing will go away. It’s remarkably easy for people to find out what they need to know to take on your identity. Identity thieves look through your trash at home or at work, retrieving discarded bills, mail, or credit applications. They go through your mailbox. They call you and, pretending to work for a bank, credit-reporting or 54 metro vancouver new home guide | oct 18 - nov 1, 2013

government agency, ask for personal information. They steal your credit card numbers off receipts, your driver’s license number from the back of cheques, your ATM or telephone cards, and use them to impersonate you. “Shoulder surfing,” “Skimming”, and “Spoofing” are all new financial terms and they all relate to how identity thieves practice their art. Once they have access to your personal information, they can open up a new credit card account. When they use the credit card and don’t pay the bills, the delinquent account is reported on your credit report. In some cases, thieves have called credit card issuers and, pretending to be the victim, changed the mailing address on credit card accounts. Since the bills are being sent to a new address, the victim doesn’t immediately realize there’s a problem. People have had imposters establish cellular phone service in their names, or even open a bank account and write bad checks on the account.


Preventing Identity Theft In this day and age of wide-open everything, we may have become a little too free about giving out our personal information. While it may make you sound like a control freak, when you’re asked to provide personal information find out how it will be used, why it is needed, who will be sharing it and how it will be safeguarded. Instead of toting around a wallet full of personal information, carry only the minimum. Store everything else in a safe deposit box at the bank. Be particularly careful with your SIN card. Shred or destroy papers that have your personal information on them, including promotional offers for new cards that you may receive in the mail. Avoid giving out your credit card by phone unless you’re sure whom you’re dealing with. Sign all credit cards as soon as you receive them and NEVER lend your credit (or debit) card to anyone. If you have cards you’re not using, destroy them and cancel the account. Keep a list of your credit card numbers in a safe place. Only carry documentation you actually need around with you. You don’t need your social insurance card (Canada) or social security card (U.S.), so take them out of your wallet. Ditto your passport. Pay attention to your billing cycle. If credit card or utility bills fail to arrive, contact the companies to ensure that they have not been illicitly redirected. Always review your credit card bill to make sure there aren’t any charges you aren’t familiar with. Shred all personal information before you toss it. Check your credit bureau report at

least once a year to ensure it’s accurate and doesn’t include debts you know nothing about. And change your account passwords a couple of times each year. Don’t use family names or birthdates… pick something obscure. Fighting Back If you believe your identity has been stolen, report the crime to the police immediately and ask for a copy of the police report for when you contact your creditors. Then call your creditors. All of them. And tell them what’s going on. Contact your local credit bureaus, too, and ask that a fraud alert be put on your file and that no new credit be granted with contacting you first. (see Resources) Keep a written log of everyone you speak to as you’re trying to rectify the matter. Cancel all your credit cards and get new ones issued. And close your bank accounts and open new ones. Get new bank machine and telephone calling cards. And advise your telephone, cable, and utilities that someone using your name could try to open new accounts fraudulently. If you suspect that your mail is being diverted, contact Canada Post. If you think your SIN has been compromised, contact Human Resources Development Canada. After the problem has been resolved, request another copy of your credit profile so you can be sure all changes and corrections have been made. You don’t have to be paranoid about someone stealing your credit identity. You just need to be careful so you’re not an easy target. Taking some simple steps will help to minimize the chances of you falling prey to this ever-growing problem.

Housing Market Turnaround Continues Unabated The British Columbia Real Estate Association (BCREA) reports that a total of 6,863 residential sales were recorded by the Multiple Listing Service (MLS) in BC during August, up 28.6 per cent from August 2012. Total sales dollar volume was 39.7 per cent higher than a year ago at $3.66 billion. The average MLS residential price in the province was $533,400, up 8.6 per cent from August 2012. “After sitting on the sidelines for much of 2012, home buyers were out in force during the summer months,” said Cameron Muir, BCREA Chief Economist. “Fear of a housing market hard landing has given way to a sense of urgency to lock-in a mortgage at a low interest rate.” While higher mortgage interest rates are on

the horizon, BCREA forecasts the five-year posted mortgage rate to be 50 basis points higher a year from now. The impact on consumer demand is expected to be largely offset by stronger economic conditions and the associated employment growth. Year-to-date, BC residential sales dollar volume was up 1.5 per cent to $26.5 billion, compared to the same period last year. Residential unit sales were down 0.6 per cent to 49,849 units, while the average MLS residential price was up two per cent at $532,130. I see it on TV decorating shows all the time — great finds are waiting to be discovered at flea markets and garage sales. But I’m overwhelmed by the idea of tackling and weeding though all that stuff! Can you offer some flea-market shopping tips?

A.

Flea-market shopping is not for the impatient or picky. If you have the time and patience then this may be just the right thing for you! Scope out your local flea markets and get a list of their vendors before you visit them all. You can do weekend trips to flea markets on the outskirts of town as well. This will give you the opportunity to compare one flea market to the other.

1 | Make a list and stick to it. When you arrive, get a map with all the vendor locations. Flea markets are filled with so many different vendors that you may get off track and lose focus of what you’re looking for. The nice thing about flea markets is you may just find that perfect something when you were not expecting to. So keep your eyes peeled! Your list should be divided into categories: living room, bathroom, bedroom, miscellaneous, as well as items you don’t really need but are always keeping your eyes open for. Compile this list on the computer or your note pad and write beside each item what price you are willing to pay for it. Stick to your budget! 2 | Remember: it’s not a deal if you don’t need it! There are many items at great prices at a flea market, but that new coffee maker, flat-screen TV or comfy chair is not a deal if you simply don’t need it or don’t have a place for it in your apartment. 3 | Always be ready to bargain. Flea-market vendors will always prefer to take cash and will give you a better deal if you’re using it to pay for your item. Travel with enough cash to close your deal. Have a budget and know what the max is you are willing to pay out for that item.
