Let lifestyle be your guide

Big or small, your home is your retreat

W

hether you’re considering a home near the beach, a golf course or a city pied-àterre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction. Downsizing is often the answer, and many homeowners with existing homes in suburban or rural areas are acquiring townhomes or pied-à-terres in the city. An urban location gives owners (and their friends) a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a space that suits your lifestyle. In this issue, we profile new communities which offer the perfect place to put up your feet – plus we have the latest industry news and informative features about buying and owning a new home.

How does Vancouver measure up? Quite well, thank you very much, when looking at the long term

A

t the recent cross-country series of Housing Outlook Conferences presented by Canada Mortgage and Housing Corp. (CMHC), with a stop in Vancouver in mid November, there was a central theme: How does Vancouver measure up? As one of Canada’s largest, most important and, yes, at the moment, somewhat challenged housing markets, Vancouver is an interesting study. CMHC analysts used local data to provide an honest assessment. The housing market in Vancouver, experiencing some duress in the resale category, in particular, in the short term, actually has some strong positives: housing starts in both Vancouver and Abbotsford are forecast to rise in 2012 and 2013. Importantly, employment and population growth over the long term will continue to support real estate here. “Home builders are expected to gradually ramp up residential construction, particularly multi-family projects, in response to stable economic conditions and favourable construction costs,” says Robyn Adamache, CMHC’s senior analyst for Vancouver. If you’ve been reading New Home Guide in recent weeks, or otherwise following news and developments in real estate, such comments likely won’t surprise you. Short-term challenges aside, the fundamentals that support the Metro Vancouver housing market are solid. Combine that with continuing low interest rates, and... How does Vancouver measure up? Over the long term, quite well, thank you very much.

The Encore and Clayton Heights

Christmas comes early at Legendary by Susan M Boyce

T

he holiday season is coming early at two Surrey communities by Legendary Developments. “Why pay the 12 per cent HST when for the month of December only, you can pay just the five per cent GST on any Legendary Developments home?” says Rav Brar, marketing director. “This is a terrific opportunity for anyone who’s been holding off their home buying decision until next year – there really is no need to wait.” THE CLAYTON HEIGHTS ADVANTAGE “Legendary Homes already boast a wide array of exceptional finishings that include HardiPlank siding, quartz counters and stainless steel appliances,” Rav says. “But our newest release of Signature Series Homes at Clayton Heights come with plenty of extras.” Gas fireplace, wainscoting and a dramatic suspended beam

feature in the front office/den are just three of the now standard features he describes as a way Legendary has gone “above and beyond.” “But what’s really exciting is that our two- and threelevel, single-family houses all come with a beautifully finished, legal coach home over the garage. The City of Surrey is no longer approving coach homes,” he says. “So Clayton Heights is truly the last chance for people to take advantage of this terrific mortgage helper.” Want to talk numbers? Rav’s got them. “The average rent for a one-bedroom coach home in this neighbourhood is $800 per month – that can go a long way toward your mortgage payment on a two-level home costing $519,900. Plus at almost 500 sq. ft., these coach houses are big and very open. We’ve also included a washer/dryer, something you rarely see in a revenue suite but is a huge consideration for tenants searching for a home to rent.”

So what exactly is a coach house? It’s a question Rav says he’s asked frequently. “It’s simple really. You take the space directly above your garage, space that would normally be just a roof, and you build a self-contained suite with it’s own, private entry outside the garage. The beauty is how flexible these suites can be. For example, if you don’t want to rent it out, it makes a great in-law or nanny suite. Or it could be used as an office, a studio or a rec room for your kids and their friends.” THE ENCORE Located just a few miles away in Surrey’s popular Fleetwood neighbourhood, The Encore is now close to being sold out. Living rooms designed for real world sized furniture, huge kitchens with eating bars and recessed pot lighting, plus cosy electric fireplaces and lavish use of crown moulding – it all adds up to homes with great ambiance and an appealing sense of modernist style. “Our new Marquee floorplans have been a huge success with buyers,” Rav says, adding that only four end units remain. “These homes really are the best of all worlds. You’ve got open kitchens, the convenience of a powder room on the main level and visually distinct dining room. In other words, these homes are perfect for today’s active, interconnected and busy lifestyles.”

MORE THAN FOUR WALLS “At Legendary, we pride ourselves on building not only homes but communities we’d be proud to live in ourselves,” Rav says. “Details like 2-by-6 construction and the Silent Floor System, cabinetry and closet organizers made out of solid wood, and a gas outlet on the patio are all ‘extras’ we include at no charge. Our homes really do speak for themselves when it comes to quality.” Ready to check out these Surrey homes for yourself. The Clayton Heights showhome is open Monday through Thursday from noon to 5 p.m. and weekends from 11 a.m. to 5 p.m. at 19110 – 73rd Ave. The Encore presentation centre and display home is open weekdays from noon to 5 p.m. and weekends from 11 a.m. to 5 p.m. at 8433 – 164th St. For more information on these and other Legendary communities, visit legendaryliving.ca

Space to raise a family Darcie and Ted at Panorama Woods by Susan M Boyce

“The construction felt really solid and we loved the layout.” Darcie The couple are also delighted with Panorama Woods’ natural setting – especially the number of mature evergreens that Portrait Homes preserved throughout the site. “There are a couple of enormous trees just outside our place, and the view to the north is gorgeous,” Darcie says.

Ted and Darcie relax by the beach with their daughters Sadie and Ginger.

It began as a question of space. More precisely,

it began as a quest to find more space for their growing family of four. And although Darcie and Ted had temporarily put house hunting on hold for a year, when they saw Panorama Woods, they knew their search was over. “The construction felt really solid and we loved the layout,” Darcie says. “We were actually very particular about having this specific unit.” She laughs. “Ted is a huge ‘garage guy,’ and ours has a sliding glass door to the yard plus the ceiling is about three feet higher than most. That’s the advantage of getting into a community on opening weekend – you get good selection.” Tranquil privacy Still, it’s having three bedrooms Darcie is looking forward to most. “We have two girls, and right now we’re all living in a twobedroom basement suite with the baby’s crib in our room. So if Ted’s watching TV and Sadie’s asleep, there’s really nowhere for me. Now, I’ll be able to go into the master bedroom and just read a book. It’s going to be wonderful.”

Connected living “This location was a huge factor in our decision,” Darcie says. “Our daughters will be in school in a few years, so having two elementaries nearby was important. There’s also the YMCA, Costco is just down the road, and it’s still an easy drive to Tsawwassen so the kids can see their grandparents.” Mind you, she also adds that having an on-site clubhouse is definitely another bonus. “Sometimes it’s just so much work to get all your gear together that it’s hardly worth going to the gym. Here, I’ll have everything I need right at home.” Making it home With moving day coming up in just over a week, Ted is busy painting the girls’ rooms and helping with the packing. “At the moment, we’re surrounded by boxes so it’s a bit overwhelming,” Darcie admits. “But it’s exciting too. I’m just looking forward to enjoying the moment when we’re officially moved in and can be homeowners together… that and being able to read in bed.” Panorama Woods is located at 6123 – 138th St. in Surrey. For more information, visit panoramawoods.ca or call 778.593.9954.

Perspective is everything by SUSAN M BOYCE

etter hurry if you want to snag a brand new home at Outlook in Langley. Why? Because only seven homes remain in this move-in ready community. And here’s the best part. Located in the heart of the popular Willoughby neighbourhood, Outlook’s fi nal homes are now priced from just $297,900 with net HST included, meaning a good deal just got even better. And when you factor in the $10,000 tax credit that’s still available to fi rsttime homebuyers until April next year, it’s no wonder savvy buyers are excited. Invest in your future “Being able to own a brand new, two-bedroom townhome for under $300,000 is a fantastic investment in your future,” says sales representative Lynne Gosse. “We have a brand new, stateof-the-art elementary school right next door so it’s convenient for your little ones, there’s shopping nearby and more coming when the Willoughby Town Centre is completed, and you’ve got exceptional access to parks, trails and outdoor activities.” Looking even further ahead, Outlook’s proximity to these

amenities is expected to keep these homes high profile in buyers’ minds. “You’re investing in a neighbourhood that is growing and evolving rapidly,” Lynne says. “So when you find you’re ready to move to a larger home, you’ll have had all the enjoyment of living here and the community will look even better because the tress and landscaping will have become more mature and lovely.” Spacious living Inside and out, Outlook homes boast an easygoing sense of elegance and comfort that’s in perfect harmony with our West Coast casual style. Main floors have nine-ft. ceilings, eyecatching exotic teak or wenge wide-plank laminate, as well as the convenience of a two-piece powder room. Naturally, kitchens are full-on gourmet: breakfast bar, pantry, contemporary flat-panel cabinetry and granite counters with integrated ceramic backsplash. But best of all, what you see is what you get, so everything is included in the price. “People often don’t realize how fast small extras can add up. It’s so disheartening when you go through a gorgeous display suite and discover all the things you’ve fallen in love with are going to cost you more. At Outlook, they don’t.” Outlook’s remaining homes are priced from $297,900 (net HST included). Don’t miss out on this final opportunity. All homes are ready for immediate move-in, so you could be home for the holidays. Furnished showhomes open noon to 5 p.m. daily except Fridays at 208th St. and 83rd Ave. in Langley. What’s all the fuss

about a ‘market correction’? by peter kinch Pick up any newspaper today and no one

could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. What if Greece defaults? What about the “fiscal cliff” in the US? Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, do Canadian homeowners or prospective buyers need to be concerned? Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. First-time homebuyers: If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing, and the new mortgage rules certainly haven’t helped any either. So a slight market correction would be welcome news for you; you can still get into homeownership with only five per cent down, but since your maximum amortization is now limited to only 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. Conclusion: A market correction is a good thing for you.

sell your house so you can buy another, you may be concerned that the price of your current home is dropping. But let’s take a closer look at that: assume the value of the house you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. Conclusion: in most cases, the net effect of a market correction is zero.

Current homeowner buying or selling – moving up or downsizing: It is very rare that someone buys something without selling something first, and vice versa. If you are a homeowner and you’re looking for the right time to

Real estate investor or second-home buyer: If you are buying real estate as an investment either for cash flow or as a second home, then this is the perfect market condition for you. When there are more sellers

our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? Again, let’s look at the facts. For the majority of Canadians, the plan is to stay in their current house for at least the next three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your house were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your house tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has always done for the past 100 years. Conclusion: a market correction may very well have zero impact on you.

Bottom line: a lot of people will fret about this topic over the water cooler tomorrow morning – but the majority of them really don’t need to

In the end, the headlines will continue to talk of impending market corrections. The key for you is to decipher one of three things: 1. Is this a real concern for you? 2. Is this an opportunity? Or, 3. A m I just getting worked up about nothing? Bottom line: a lot of people will fret about this topic over the water cooler tomorrow morning – but the majority of them really don’t need to. Until next time, this is the Mortgage Minute.

than buyers, you have more bargaining power. If you are able to negotiate a better deal and pay a little less for the property you are looking for, it simply makes the deal that much more affordable. Conclusion: you should be hoping for a market correction. Current homeowner with no plans to sell: The majority of Canadians fall into this category, and let’s be honest – the single biggest reason we worry about a housing correction is the fear that it will erode

HOUSING AFFORDABILITY

and the one-third rule BMO FINANCIAL GROUP HAS SOME

good advice for prospective first-time homebuyers: stick to the one-third rule when planning the purchase of a home. When assessing whether a new home is financially realistic, remember that housing costs (including mortgage payments, utilities and taxes) should not take up more than one-third of your total household income. “If you can land safely within these parameters, then homeownership is an affordable and realistic option,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. Parsons added that Canadians looking to buy a home should choose a shorter amor-

tization, which will save them thousands of dollars in interest over the life of the mortgage and ensure they can begin building equity in their home faster. For those looking to buy a home, BMO suggests trying its mortgage calculator (bmo. com/calculators) to determine how much you can realistically afford.

When assessing whether or not a new home is financially realistic, remember that housing costs (including mortgage payments, utilities and taxes) should not take up more than onethird of your total household income.

Live like a

MILLIONAIRE in ocean view prize home by Janine Mackie

I’m going to guess that you might like to

be a millionaire. Who wouldn’t, right? Travelling the world at whim, driving a magma red Aston Martin, or entertaining friends in an ocean view home are the things afternoon daydreams are made of. As the lottery with the fewest number of tickets for sale, the odds of living that millionaire lifestyle are in your favour when you buy a ticket for the Millionaire Designer Home Lottery in support of the Vancouver General Hospital (VGH), UBC Hospital and GE Strong Rehab Centre. The grand prize winner will have the choice of $2.5 million cash or one of

three furnished homes – an ocean view home in White Rock, a penthouse in North Vancouver or a Vancouver Island condo. These prizes are further accessorized with tax-free cash or a luxury car, or both if you choose the penthouse or condo options. Of the three abodes, the brand new ocean view home at 14358 Sunset Dr. in White Rock has drawn an especially large following with close to 2000 hopefuls visiting the home each weekend before the contest closes January 15. A must see, the 5,700-sq.-ft. fully-furnished dream home designed by Grafic Square Design and built by Ron Peterson of Ronco

The grand prize winner will have the choice of $2.5 million cash or one of three furnished homes – an ocean view home in White Rock, a penthouse in North Vancouver or a Vancouver Island condo

Construction features four bedrooms plus a two-bedroom suite, a threecar garage, custom wine room, yoga studio, stained glass panels and stunning ocean, island and mountain views from almost every room. The hope of course is to be the lucky one to win keys to this home, but until then, visiting the prize home provides a free tutorial to this season’s fresh colour palette, on-trend furniture provided by LazyBoy Furniture Galleries, and the latest decor, architectural and finishing details from cabinets and flooring to luxury appliances and lighting. All in, the house is worth more than $3.1 million. After your shoes join the motley crew of stilettos, flats, sneakers and boots at the entrance, the tour begins, weaving from the basement 43

media room with its handsome brown leather couch ensemble and flat screen, past the ocean view yoga studio and juice bar and upstairs to the Great Room and kitchen.

* Choosing furniture and accessories

of different height and scale helps the room look lively and inviting The decor mirrors the home’s modern architectural style with contemporary furnishings that have been carefully arranged to allow the space to function well for everyday living needs, while also encouraging the whole room to be used. There’s a comfortable sitting area for gathering with friends or reading the morning Post as you intermittently gaze out onto the Pacific Ocean dappled with the sun’s rays.

Cosy chairs by the two-sided fireplace, an outdoor lounge and both bistro-style seating and bar stools accommodate a limitless dinner party guest list. Adding to the sense of richness and space is the engineered maple hardwood by Woodpecker Floors, in attractive four-in.-wide planks stained a deep chocolate brown. Not neglecting the fifth wall, the ceiling in the prize home is a focal point with its decorative wooden beams that add architectural interest.

* Efficiency and luxury are showcased in this impressive kitchen.

It’s hard to fathom that until the cooking revolution of the 1980s, kitchens were given only minimal attention

in the scheme of home design. With the development of labor-saving appliances, celebrity chefs, cooking shows and a return to entertaining at home, kitchens have become the focal point and hub of family life. Here at the designer prize home, you’ll discover the standards of luxury, such as self-closing drawers, roll-outs and pull-outs, plus the extra convenience of multiple sinks, a team of dishwashers, beverage cooler plus Subzero refrigerator, multiple ovens, five-burner gas range, walk-in pantry and even your own barista – an integrated Miele coffee system, which brews delicious espressos, cappuccinos, lattes and regular coffee at the push of a button! With all this opulence, it may sound odd that my favourite space in this colossal estate is the powder room. While small in terms of other areas in the house, it lends itself to fairly fanciful decoration and eludes a certain amount of Hollywood glamour. Thoughtful extras such as the simple white orchid, botanical wallpaper, curved countertop (cambria “durham” from Colonial) and the lovely hand-painted “Artist Edition” sink by Kohler makes this loo lavishly inviting for guests to visit, if even to just refresh their lipstick.

THE COLOUR OF MONEY Who says millionaires only see green? This year’s prize home is illuminated with pure, extraordinary colour. Here’s the coveted list of paint chips and wall coverings – all by Benjamin Moore and CIL Paints. These bold saturated shades bring the home to life and are sure to excite and inspire:

* Freestanding tub overlooking Semiahmoo Bay is centrepiece of modern bathroom

“Now, here’s what I call a master bedroom!” exclaims a middle-aged woman as she enters the adult quarters with her husband. Perhaps the most personal of rooms, this space is also the most indulgent. The four-poster wood and chrome bed is layered

with sumptuous linens and decorative pillows. There’s even an ocean-view sitting area set for afternoon tea by a romantic fireplace. The ensuite is a showcase of quiet luxury – shimmering crystal chandelier lighting, a thick-plate-glass shower stall with no evidence of hinges, hand-set ceramic tile floor, Toto toilet and bidet and a sleek stand-alone soaker tub by Blu Bathworks – renowned for their minimalist aesthetic, that provides the luxury of soaking in style while delighting in views of Semiahmoo Bay. (Note the sign: “If you are shy, you will need to buy blinds!”) After continuing on to the other bedrooms, dining room, den and wine room, there’s the opportunity to purchase a single lottery ticket for $100 or packs ranging from $175 for two, up to $500 for eight. Tickets can also be purchased online at millionairelottery.com or by calling 1.888.536.2105. fundamentallyspeaking

Fundamentally

solid by WAYNE KARL

WE’VE OFTEN DISCUSSED IN FUNDAMENTALLY Speaking and elsewhere in New Home Guide about the importance of doing your research and due diligence when buying a home. One of the best resources – if you’re a firsttime or move-up buyer or even an investor – is Canada Mortgage and Housing Corp. (CMHC). And of all the valuable information and data CMHC produces, none is more educational than its annual housing outlook conferences, currently rolling out across the country, with one of its first stops in Vancouver in mid November. It’s impossible for all homebuyers and homeowners to attend these events, for obvious reasons, and since they are open mostly to those in the industry. But if ever there was an excellent refresher on the fundamentals that determine and support real estate market conditions, and puts it all in perspective, this is it. HERE IS A SUMMARY OF SOME KEY POINTS: » The economy: CMHC deputy chief economist Mathieu Laberge says the prospects for Canada’s economy are largely positive, despite some global uncertainty. Our economic fundamentals have weakened some, but are expected to remain supportive of housing demand. » Mortgage rates: Mortgage interest rates should remain near historically low levels. For example, a five-year mortgage rate in 2012 was 5.25 per cent, and may climb to about 5.5 per cent in 2013 – still near a 60-year low. » Household debt: Household debt, cited as a concern by the Bank of Canada, federal fi nance ministry and others over the last two years, remains a concern. Elevated levels of household debt and house prices in some urban markets have made Canada’s economy more vulnerable to some economic shocks. “Not that we see a shock coming – we don’t,” says Laberge.

WAYNE KARL is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at wayne.karl@ wall2wallmedia.com or follow him on Twitter at Twitter.com/WayneKarl

» Housing starts: Housing starts, an important indicator of growth and health of the housing sector, may dip 9.4 per cent in 2013 (mostly in multi-family homes) to about 194,000. Importantly, however, this follows a 10.2-per-cent surge to 213,700 in 2012 – when CMHC actually projected starts would range from only 161,650 to 206,350 units. » Employment and immigration: As the leading indicator of housing demand, employment levels will continue to support the housing market, with growth of 1.9 per cent forecast for 2013, following 1.1 per cent in 2012. Similarly, immigration – as better prospects for employment here attract “new Canadians” – which fi rst supports the rental market and eventually homeownership, is expected to maintain in 2013. » Vancouver market: So, what does all this mean for Vancouver? Despite well-publicized short-term challenges in the resale category, in particular, employment and population growth will continue to support the Vancouver housing market, CMHC says. Housing starts are forecast to rise for 2012 overall and again in 2013. “Home builders are expected to gradually ramp up residential construction, particularly multi-family projects, in response to stable economic conditions and favourable construction costs,” says Robyn Adamache, CMHC’s senior analyst for Vancouver. » Vancouver opportunities: Growth will come primarily from the multi-family segment, CMHC says. Homebuyers increasingly choosing to buy in a multi-family structure over a single-detached home will bolster multi-family home starts over the forecast period. A similar trend is expected in Abbotsford-Mission. So, given the overall challenges in Canada and elsewhere, the outlook at a glance may not appear spectacular. But looking at the big picture and long term, the important determining factors are – fundamentally solid.

follow these stePs to see If You’ll QualIfY for a mortGaGe on YOUR DREAM HOME

01

Calculate the combined monthly before-tax income of you and your spouse.

02

Divide by three. This figure is the monthly payment you can afford to make on your home.

03

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 06

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

07

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
