Real estate prices have been steadily rising, and so has Vancouver’s skyline — going up to increase density and add more affordable housing to the market. Even in places not previously associated with tall buildings, single family homes are making way for lowrises and townhomes, and changing the way we look at our living spaces. Perkins + Will, a well-respected international architecture firm, wants to know what you think makes a home livable. Is it access to the outdoors? A great view? A walkable community? Read on in this issue to see what some of the architects feel makes their own
homes livable, and visit livablehomes. perkinswill.com to lend your voice to the conversation and read what other people have to say. Spring is just around the corner, and what better way to spend a sunny Saturday than visiting some of the amazing show suites and presentation centres around Metro Vancouver? Take a walk or a bike ride near the Fraser River and visit some of Vancouver, Richmond, Burnaby and New West’s most beautiful new waterfront communities. Living right on our region’s most beautiful resource — what could be more livable than that?

cover story
Milano High Living. High Style. MILANO: CITY OF HIGH FASHION, haute cuisine,
fine theatre, and an irrepressible vitality. The name alone conjures images of stylish living and luxury. Now, that same zest for savouring the best of life is coming to the Brentwood neighbourhood. Timeless and distinctly cosmopolitan, Milano is built by award-winning Solterra so I know this 30-storey tower is going have an eye-catching style all its own. And all it takes is a glimpse of the presentation centre’s scale model to prove my theory correct. Boasting strong vertical lines with playfully articulated façades, there’s an underlying sense of balance — as if the building is a classic sculpture accented with shimmering glass window walls.
20 YPNEXTHOME.CA
“Part of what makes Milano unique is the fact it’s a singular tower set on a quiet street rather than being part of a cluster of anonymous highrises,” says Laura Rizzo, Solterra’s vice president of marketing. “It’s going to create more of a boutique feeling, yet you’re still only a five minute walk to all the urban amenities of the Brentwood retail hub.” We chat for a few minutes about the exciting transition this entire neighbourhood is undergoing — including a new park and school proposed that will be right around the corner. “At Solterra, we love going into areas that are poised for change,” Laura

says. “It gives us the opportunity to be a leader in defining new communities and gives our buyers a greater potential for growth on their investment.” Okay, time to take a look inside the display homes.
The Essence of Luxury Stepping into the first, I’m immediately struck by the fact there is absolutely no wasted space… zero. Every square inch is beautifully functional. The kitchen in this one-bedroom feels astonishingly large with massive five-burner gas range, extra deep sink, and full-height cabinetry including a pantry — no difficulty getting serious about cooking here. And with a double stroke of intelligent planning, the centre island has not only a solid slab surface — great for when you’re rolling out pastry or prepping veggies — but also an innovative pullout section that could be a dining table, a workstation, or an extended entertainment buffet. Then there are the small details that create big impact: a laundry area with shelving for storing linens and supplies, a medicine cabinet in the bathroom, and air conditioning for summer comfort. Next stop, the two-bedroom display home. Laura opens the door and I hear myself let out an involuntary “oh wow.” This is one of the corner homes with wrap around balcony that caught my attention on the building model. Yes, it’s true, I’m a year-round barbeque junkie and with a 283 square foot balcony, this home makes it easy to indulge. Plus with access from the living room, kitchen, and master bedroom, there’s a seamless integration between indoor and outdoor spaces. “Can’t you just imagine sitting at the eating bar with the door open and having breakfast?” Laura asks. Well yes, I can. “Milano homes are all about flexible living,” Laura continues as we check out the second bedroom with frosted glass sliding doors separating it from the living room. My first thought is “home office,” but in no time we’ve agreed it could be a guest room, TV lounge, reading area or even a formal dining room. After all, choice is good.
Amenities to Dazzle
Discover for Yourself
Following a long-standing Solterra tradition, Milano’s onsite amenities will be spectacular — especially the almost 20,000 square feet of outdoor space featuring barbeque patio, outdoor dining room, herb garden, putting green, and my two favourites, a fire pit area with seating and Solterra’s signature outdoor movie theater. Naturally, there’s also a massive indoor amenity space with catering kitchen, lounge area, state-of-the-art fitness centre, steam room, and hot tub. Plus, when visitors come calling — and you just know your friends and family are all going to want to check out your new home — there’s the convenience of a comfy guest suite.
Milano will be located at 2450 Alpha Avenue (two blocks south of Lougheed at Alaska) and offers 176 luxury concrete residences ranging from one- to threebedroom plus four townhomes and seven, three-storey work/live homes. Be sure to ask about the Private Collection — upper residences with exclusive premium finishing packages, dramatic oversized entry doors, and a minimum of two-car parking. Presentation centre and display homes now open noon to 5 p.m. daily except Fridays at 4247 Lougheed Hwy. Priced from $308,900 for a one-bedroom home or $498,900 for a twobedroom. When you think ‘interior design’ do you think ‘Ellen DeGeneres’ first? ‘Home: The Art of Effortless Design’ is DeGeneres’ book, released a few months ago. And this isn’t just a case of a famous person thinking they can – DeGeneres has a great passion for design, and her book reveals that she’s more than just a dancing machine and humourous interviewer. In fact, she says she might have been an interior designer – had this whole celebrity thing not worked out. CHAPTERS.INDIGO.CA 26 YPNEXTHOME.CA

Connect with Everything You Love River’s Edge is planned around three pillars of connection — connect with nature, with your community and with your space. Features to delight include parks and green spaces throughout as well as a large, central common outdoor area. Even better, all homes in this first release will face some form of green space, so when you’re sitting on your front porch you’ll see people walking by — not cars. Translation: a wonderfully sociable ambience. Sure to become a favourite outdoor meeting place is the four-acre Wood Lot that’s criss-crossed with walking trails.
All homes in this first release will face some form of green space, so when you’re sitting on your front porch you’ll see people walking by — not cars. There will also be a playground with plenty of bench seating. Here parents and grandparents can chat with each other while keeping an eye on the kids — a natural intergenerational diversity that helps develop a more engaged community for everyone. When you want to talk convenience, River’s Edge has you covered too. Nearby you’ll find elementary, middle and secondary schools as well as the University of the Fraser Valley. Sushi, coffee shops and a grocery store are all an easy 15-minute walk at Garrison Village. And when you feel like heading into Vancouver or off for an adventure in the Okanagan, you can be on the freeway in less than 10 minutes.
Natural Values For many though, it’s River’s Edge’s outdoor lifestyle that’s irresistible. White water rafting, kayaking, fishing and swimming at nearby Cultus Lake are all part of the aquatic offerings. There’s rock climbing, hang gliding and extreme mountain biking for the adventurous, plus miles of easy hiking and cycling on the Rotary Trail for people who prefer their sports a little gentler. Plus, for times when the weather might be a little less than cooperative or when you feel like strapping on your ice skates, there’s The Cheam Leisure Centre just down the street. Priority registration for the initial phase of River’s Edge is now underway. For more information, visit LiveRiversEdge.ca or call 604.824.5062. FEB 19 - MAR 4, 2016 | NEW HOME & CONDO GUIDE 35
Neighbourhood Profile | SARDIS-VEDDER
Sardis-Vedder FORMER HOME OF THE CANADIAN FORCES BASE CHILLIWACK, the suburban
area of Sardis-Vedder is growing and attracting more young families looking for a family-oriented neighbhourhood. Sardis-Vedder extends from Highway 1 on the north to Vedder River on the south, and is bordered by agricultural land along Evans, Tyson, Watson and Unsworth roads on the west and Vedder and Britton roads and the Tzeachten First Nation on the east. Lifestyle Sardis-Vedder is expanding from its suburban image with a mix of homes on cul-de-sacs, townhouses, low-rise apartments and mobile homes. With recent densification and town core development in Garrison Crossing and 36 YPNEXTHOME.CA
Lindys Landing, the area is becoming more attractive to pedestrian- and bicycle-oriented traffic. Services from schools and parks to shopping are well established in the neighbourhood and recent growth has brought in newer shopping as well. The Vibe Bordering on some of the most fertile land in the Fraser Valley, it is not surprising to see horses penned up next to an elementary school. A hundred years ago, Vedder Road was the main thoroughfare to Vancouver and this brought people to the Vedder Crossing and Sardis areas. Since the closing of the Canadian Forces Base, there’s been a new influx of residents who enjoy the smalltown feel of Sardis-Vedder.
Meet the Neighbours With a broad mix of housing types, Sardis-Vedder attracts people from all walks of life, from students attending the University of the Fraser Valley’s Trade and Technology Centre to retirees and families attracted to the area’s new, dense neighbourhoods. In the Area – key amenities There is no lack of amenities in the Sardis-Vedder area with schools, parks and recreation facilities—and all just a short drive away from the great outdoors with hiking, fishing, cycling and camping. The new development of Garrison Crossing, with its mix of shops and restaurants and dense residences close to the Cheam Leisure Centre, is
a pedestrian-friendly area just near the University of the Fraser Valley. Dollars & Sense Tim Horton’s or Starbucks? Most people in Sardis-Vedder probably prefer their Tim’s, but with an influx of younger people brought in by the University of the Fraser Valley and more higherend homes, coffee culture is rapidly developing. But the Sardis-Vedder neighbourhood has a large variety of shopping with reasonably priced ware. Those wanting to buy local products can shop at the many home-based artisanal businesses in neighbouring Greendale and Yarrow. Planes, Trains & Automobiles Sardis-Vedder residents still love their trucks, but as the area increasingly densifies and attracts young, ecofriendly families, more and more bicycles
are filling the roads. Several bus routes traverse the neighbourhood connecting to downtown Chilliwack and to the new 66 Fraser Valley Express bus that links up with buses in Langley. The Good, the Bad & the Rest Most residents of Sardis and Vedder will say they like the area because it has a hometown, community feel where people are friendly and they feel safe in their homes. While there are still traditional suburban strip malls lining the main streets, newer urban planning ideas are supplanting the old ways of building communities. But with new ideas come new prices and Garrison Crossing has driven up the market in the area and driven out some middle-class homebuyers.
1. Vedder River Rotary Trail The Vedder River is famous for its fishing, but for those who just want to enjoy its magnificent beauty, the eight-kilometre Vedder River Rotary Trail is ideal for walkers, joggers, horseback riders and cyclists. 2. Sardis Library The excellent Fraser Valley Library system has a branch in Sardis that offers a wide variety of programs from storytime for newborns to conversation classes for new Canadians to a button-making club for teens. 3. Garrison Crossing After the closure of the Canadian Forces Base Chilliwack, the housing portion of the base was planned as a pedestrian-friendly, dense neighbourhood and as it is filled in, it has become its own village.
Fast Facts » Average home price: $$ » Types of properties: Single-family homes, townhouses, apartments, mobile homes » Distance from city hall: 7.1 kilometres
Real Estate Market Sardis-Vedder has large pockets of more mature single-family homes on large lots as well as low-end mobile homes, but newer developments have introduced the concept of densification bringing townhomes and four-story walkup apartments to areas within walking distance of local amenities. Prices for
Hot Spots
homes in older areas are about average for Chilliwack, around $350,000 (Chilliwack and District Real Estate Board’s March 2015 report). Homes, however, in the new Garrison Crossing area are well above market prices. There is a lot of rental stock in the area including apartments, townhouses and singe-family homes.
Street Corner “The kids can go out anywhere without us holding their hand.”
“It feels safe here—it’s its own little area of quietness.”
Lisa Henderson, mother of two and Garrison Crossing resident
Sam Warren, Booster Juice employee
“There are a lot of options for recreating—hiking, fishing, biking, backcountry skiing—but it’s within close proximity to the urban area.”
Joe McKeen, local resident and outdoor enthusiast
4. Twin Rinks Every hockey mom and dad knows that early morning practices are a killer – but with the Twin Rinks located in Sardis-Vedder, getting to the ice sheet is just that much easier. The arena complex also offers ball hockey, lacrosse and roller blading in the summer. 5. University of the Fraser Valley The University of the Fraser Valley’s Trades and Technology Centre at the Canada Education Park in Garrison Crossing offers hands-on programs in areas that range from agriculture to culinary arts. 6. Cheam Leisure Centre Sardis-Vedder is the gateway to the backcountry of upper Fraser Valley, but for those wanting to stay closer to home, the Cheam Leisure Centre offers programs to keep you active. The centre has a pool, squash courts and a weight room as well as a gym.

“This area has been undergoing transition for almost eight years,” says Kathy Stuparyk, senior marketing manager at Townline Homes. “Now it’s starting to develop real character and maturity, and Oxford Lane is perfectly situated to enjoy the very best of this dynamic, new family neighbourhood.” She not kidding either. Oxford Lane’s location on a prime corner of Richmond’s upcoming High Street District means you’re only a four-minute walk to Food Street where you’ll find almost 200 authentic eateries in a three-block radius — a foodie’s paradise. But wait, it gets even better. You’re just a short drive from high-end boutiques, major grocery shops and specialty shopping at Golden Village as well as
the Aberdeen and Lansdowne Malls. Richmond’s famous Night Market is just a short drive away. And in about three minutes you’ll be able to walk to Central at Garden City, a village-like shopping district where you’ll soon find a Wal-Mart Supercentre in addition to other retail to satisfy your day-to-day requirements. All this in addition to easy access to schools of all levels including Kwantlen University, parks, recreation and transit.
Don’t Miss Out “Historically, there’s a huge demand for townhomes in Richmond, so communities like this sell out very quickly,” Kathy says. “And because this will be such a walkable, family-friendly part of the city, we’re already seeing an overwhelming interest. Plus, we’ve got a broad selection of floorplans ranging 1,152 to 1,672 square feet including a limited selection of live/work homes.” Oxford Lane is located at 4588 Dubbert Street in Richmond. Two-, three- and four-bedroom homes priced from $579,900. Priority registration underway now with a Grand Opening planned for February 27th. Advice | INVESTMENT ADVICE
Lock it and leave it! Are you meeting condo insurance requirements? By Kara Kuryllowicz
MORE ADVICE ONLINE ypnexthome.ca/news/advice
AT FIRST GLANCE, walking away from your condo for a holiday or business trip may seem as simple as that, but if you skipped a few key steps, your return could be financially crippling. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) 48 YPNEXTHOME.CA
as well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding water-related damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/ agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days
take one of the following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service
To-do before departure 1. Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it.. Advice | MIND OVER MORTGAGE
Conventional or Collateral: Do you know how your mortgage is registered?
By Alisa Aragon
MORE ADVICE ONLINE ypnexthome.ca/news/advice
WHEN YOU ARE LOOKING AT BUYING A HOUSE or shopping around at your
mortgage renewal time it is important to read the fine print on the mortgage approval and how it is registered. It is important to ask questions and if you don’t understand something, make sure that it is explained so you are comfortable throughout the entire process. Don’t just sign the documents and move on. Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate and forget to focus on the overall mortgage that provides a great interest rate with favorable terms and options. By asking questions, you will ensure that you are making the right choice and have less chance of paying unnecessary costs down the road. One of the important questions you need to ask is about how the mortgage is registered. Is it registered as a collateral charge, or a conventional (standard) charge? Some lenders register all their mortgages collateral, while others will give you the option only after you ask, and mostlenders register their mortgages conventional. With a conventional mortgage, the amount you 54 YPNEXTHOME.CA
are borrowing (property value minus down payment) is the amount that’s registered. However, with a collateral mortgage, the amount that’s registered is 125-150% of the property value, and the lender has both a promissory note and a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000 even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower, and they are newer when it comes to mortgage products only. Bank such as BMO, CIBC, RBC and most credit unions such as Vancity register their mortgages collateral. The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need to buy the house, you can
access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20 per cent on a down payment and as long as you maintain 20 per cent equity in your home; as you can only borrow up to 80 per cent of your property’s value as per government regulations. If you are buying a home with less than 20 per cent down payment it wouldn’t make sense to have your mortgage registered collateral as you won’t be able to refinance until you have at least 20 per cent equity in your home. There are also several downsides of collateral mortgages: » Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages and won’t accept them unless you are refinancing, which costs you legal and possible appraisal fees.
» You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability to shop around for the best rate. That could end up costing you more on your mortgage rate. If your goal is to pay off your mortgage faster then a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to another lender at renewal time, without having to incur any legal and appraisal cost. It is important to leave your options open. Obviously, it’s very important for you to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew and they don’t have the flexibility they need. By understanding the difference, you can make sure you get the mortgage that best fits your long term goals. As a professional Mortgage Expert, I ensure that I find my clients the best mortgage and explain every detail of the mortgage approval so they are informed and happy with the decisions they make.
Alisa Aragon is a Mortgage Expert who develops short & long term strategies that are customized for each client. Her strategies include the best mortgage with the most favourable terms and rates to suit your needs. Inspiration | DESIGNER ADVICE
Between SEASONS, Between SPACES By Yanic Simard | Photography by Ted Yarwood
SUMMER IS COMING! The warm weather is slowly setting in outside – it’s only natural to want to enjoy this sunny feeling indoors as well. With these design tips, you can to start to enjoy the great outdoors immediately!
Branch out » Florals are experiencing a huge revival, updated from the overly fussy patterns we associate with Granny’s curtains, to become contemporary, organic touches of natural beauty. In this dining room space, I used an elegant, leafy wallpaper to draw a connection to the outdoors, and then continued it into the kitchen to visually link the two rooms. For a similar effect try Graham & Brown’s “Claire” or “Harem Tulips” prints. Visit grahambrown.com
58 YPNEXTHOME.CA
» Did you know that wallpaper can make a beautiful backsplash? By itself of course it’s a little impractical, but adding simple glass panels over top gives an easily cleaned surface while letting the paper shine through. This way, you can use one favourite print throughout, or choose a special accent to create a unique backsplash feature.
Florals are experiencing a huge revival, updated from the overly fussy patterns we associate with Granny’s curtains, to become contemporary, organic touches of natural beauty
Keep your options open » Sometimes the best way to introduce fresh, fun colour in a space is to start with none at all – keeping your fixed elements neutral gives you a flexible backdrop for ever-changing accents to suit your moods. You’ll see, however, that doesn’t mean I let these spaces be boring: introducing variety through patterns, textures, and different materials (such as a wood table and clear plastic chairs) gives even a neutral palette lots of depth and visual interest year round. …continued on next page FEB 19 - MAR 4, 2016 | NEW HOME & CONDO GUIDE 59
» Once you have this beautiful neutral canvas, introduce colour through accessories. Live plants add a friendly infusion of green to liven up your dining table or countertop. Removing the doors from a standard cupboard creates an open shelving display for colourful dishes and glassware – just keep the doors stashed away for later. Add a few beautiful books or an oversized vase, and suddenly you’ve got a whole colour scheme you can switch up at any time.
Blur the lines » I love pieces that can work indoors and out, such as the classic Bertoia dining chair (pictured above). The open metal frame makes a midcentury statement inside, but is totally practical outdoors, so it can be moved to wherever you want extra seating. Other pieces such as ceramic garden stools, stone-topped bistro tables, or clear plastic stackable chairs provide equal flexibility – consider investing in these even in the colder months and love them all year round. » Whether you have a wall full of windows around a patio door or a small sliver of glass, keep the view as open as possible by hanging a simple sheer over top. By draping the full wall you help blur the line between the walls and windows, making the warm light the focus, and preserving the sight lines while also maintaining your privacy. Place the rod just below the ceiling and run the fabric to just above the ground, for a clean, contemporary effect.
Sing the blues » Blue and green (which is half blue) are both natural hues that we are used to seeing in the world in a tone-on-tone effect, so they make great near-neutrals and work especially well when combined in multiple shades. This makes it especially easy to slowly add an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match.” If you stick to the blues, you won’t have a worry in the world.

THERE’S A NEW GUY IN TOWN. He’s handsome, bright, definitely poised and thoughtful. Introducing Oliver. Located in on a sunny hilltop in South Surrey’s Grandview Heights neighbourhood, Oliver is a boutique collection of 57 Craftsman-style townhomes that blends the ambiance and charm of an English village with the sophisticated, open concept design contemporary homebuyers insist on. Here’s a hint: steeply pitched rooflines, mullioned windows, painted wood trim and shingled façades. Best of all, these homes have a lush, natural setting adjacent to the protected greenery of Morgan Grove Park and half a block from Oliver Park. “We’re at a high point, so many homes will have mountain views while others will back onto protected green space or face the mature trees we’ve retained,” says Jessica Radziszewska, Woodbridge Properties’ marketing manager.
Come Home to the Good Life Inside, Oliver is ready to celebrate the good life. Kitchens feature quartz counters and centre islands as well as a pantry, so there’s plenty of storage. “The main floor also has oversized windows and 10-foot ceilings with plenty of pot lights meaning these homes all feel wonderfully bright and spacious,” Jessica says. 70 YPNEXTHOME.CA
Master suites feature vaulted ceilings and thoughtful designed ensuites with dual sinks and built-in bench seating in the shower. And with a bonus basement room that could become another bedroom, these are clearly homes your family can grow into not out of.
Close to What Counts Because he understands that proximity counts, Oliver puts you close to everything. It’s a short stroll to Grandview Corners Shopping District and The Shops at Morgan Crossing. You can watch your kids walk to the new Sunnyside Elementary School and the prestigious Southridge School is just blocks away. And when the highly anticipated Grandview Heights Aquatic Centre opens in March, you’ll be there in about five minutes by car, 10 minutes by bike, or 15 minutes by foot. Now that’s a great location. Oliver’s brand new presentation centre and display home are open noon to 5 p.m. daily except Fridays at 2855 – 158th Street in South Surrey. Prices for these three- and four-bedroom homes start in the mid $400,000s. For more information visit wbhomes.ca/oliver or call 604.536.9333.

REBGV February Report Home buyer activity remains at near record levels across the Metro Vancouver housing market.
RESIDENTIAL PROPERTY SALES IN GREATER VANCOUVER totalled 2,519 in
January 2016, an increase of 31.7 per cent from the 1,913 sales recorded in January 2015 and a 10.9 per cent decline compared to December 2015 when 2,827 home sales occurred. Last month’s sales were 46 per cent above the 10-year sales average for the month and rank as the second highest January on record. “Fundamental economics are driving today’s market. Home buyer demand is at near record heights and home seller supply is as low as we’ve seen in many years,” Darcy McLeod, REBGV president said. New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,442 in January 2016. This represents a 6.2 per cent decline compared to the 4,737 units listed in January 2015 and a 119.8 per cent increase compared to December 2015 when 2,021 properties were listed. “The MLS® is the most powerful real estate marketing system in the country. 72 YPNEXTHOME.CA

If you’re thinking of selling, it’s important to talk with your REALTOR® about putting your home on the MLS® system to ensure your property gets maximum exposure,” McLeod said. Be Prepared
Don’t be blindsided by unexpected costs By Cameron McNeill
MORE ADVICE ONLINE ypnexthome.ca/news/advice
IN TODAY’S ACTIVE REAL ESTATE MARKET, you may be required to make
a decision on buying your dream home sooner than what you’re comfortable with as another family could be looking to make an offer on the same home. In fear of losing the home you’ve fallen in love with, you make a quick offer and the home is yours. Overwhelmed with the excitement of the purchase of your new home, you may have overlooked a few items that you didn’t think about. Unfortunately it’s usually the items that will end up costing you money that get overlooked. Here are just a few things to keep an eye out for: Closing Costs: A costly oversight is typically your closing costs. Most purchasers understand that there are closing costs but underestimate the transaction amount. A good rule of thumb is to set aside 3% of the purchase price for closing costs. Utilities and Maintenance: There are a number of online calculators that can help you calculate your estimated monthly expenses. This exercise should be completed before you begin looking for a new home so you know what to expect. Property Taxes: Property taxes are to be paid by every homeowner. The taxes vary city to city, so it is important to 74 YPNEXTHOME.CA
know what you can afford. As a first time home buyer, your lender may ask you to pay towards your property taxes every month. The other option is to set money aside so you can pay it when it is due in July. Furnishing your home: Can you furnish the space? Will the furniture you have fit or will you have to buy new furniture? Safety: Is the home equipped with an alarm system? What is the crime rate in the neighbourhood? How are your neighbours? Disclosure Statement: If buying new, read through the Disclosure Statement to make sure there are no surprises. If
buying resale, go through any available strata council documentation and ensure you hire a solid home inspector. Purchasing a home can be a very stressful yet exciting time in your life. Although you may need to make a quick decision on making an offer on a home, you should ensure that you’ve asked yourself these questions ahead of time. It is a great way to protect yourself from any surprises after you’ve committed to making a decision this big. Good luck!

who want to be part of this exciting new neighbourhood that will be located on Surrey’s upcoming Light Rapid Transit north/ south corridor, it’s a rare opportunity to own a brand new townhome with character, style, in a location that’s tough to beat for sheer convenience. Introducing KINGS LANDING, a signature collection of 164 three- and four-bedroom townhomes that backs directly onto Surrey’s popular Bear Creek. “There hasn’t been any new development in this neighbourhood for some time, and being able to step outside your door and walk directly into the park is going to make this a very special community,” says Sean 76 YPNEXTHOME.CA
Davies, sales representative. Plus there’s a host of other nearby amenities to keep you fit, entertained, and informed. Want a hint? How’s this for starters. KINGS LANDING is less than five minutes from both elementary and secondary schools and roughly equidistant from SFU and Kwantlen University. The Surrey Arts Centre with two live performance stages and an ever-changing gallery of art is just on the other side of the park where you’ll find a running track, sports fields, incredible themed gardens, and even a mini train. Or let transit whisk you just a few minutes north to the Skytrain, shopping and dining delights of Surrey Central.
Like every Dawson+Sawyer home, KINGS LANDING will feature the traditional charm of gabled rooflines, genuine cedar shingles, covered front stoops, and fully fenced yards with layered landscaping. Inside, these homes are designed with comfort in mind: gourmet kitchens with quartz counters, powder room on the main floor, expansive picture windows. “Some of these homes will also have a main-level entry which creates the same grand sense of arrival as a single-family home — especially when it’s combined with our popular sunken living room,” Sean says. KINGS LANDING will be located at 81st Avenue and King George Blvd. Prices for these three- and four-bedroom townhomes start in the low $300,000s with move-in expected to begin late 2016. South Surrey secrets Take the road less travelled for savoury restaurants, fashion troves and parks for idling away weekends By Janine Mackie
SOUTH SURREY IS THAT PLACE where fearless kids jump into
the ocean off a wooden pier in July, and come January lace up their skates and play hockey atop the frozen Serpentine River. Active retirees love its mild winters, foodies adore its diverse palate of restaurants and families flock here as a destination to achieve the suburban dream of owning a single-family home and a patch of grass. With its beach-town vibe, top-rated schools, proximity to the US border, plus a plethora of parks, sports fields, golf courses, outdoor shopping malls and trendy new restaurants — South Surrey tops the radar for families of all ages looking for a safe, clean, vibrant place to set down their roots. Charm is found in the juxtaposition of streetscapes – new family townhomes next door to hobby farms selling farm fresh eggs and bundles of garden dahlias for five dollars. “You really couldn’t ask for a better community to raise kids,” says Moe Johal, owner of CJ Auto Repair, who has lived and worked in South Surrey for 30 years. 82 YPNEXTHOME.CA
“I’ve seen a lot of changes over the years, from a community of grey hair to one that’s a healthy mix of young and old. It just keeps growing and growing!” Sure you’ll find big box stores like Winners and Walmart here, plus fashion boutiques and outlets galore at The Shops at Morgan Crossing, but when it comes to style; it’s the fabulous independently owned boutiques that have South Surrey women looking runway ready. On Saturday around 7pm, the lineup at South Surrey’s newest hot spot, Famosa Neapolitan Pizzeria (24th and Croydon) is stretched around the corner and down the block. For those with the patience to wait almost an hour for a table, the dining room is abuzz with conversation and rich pizza aromas. Manager Ken Mitchell suggests trying the Cavoletti, a pizza topped with oven roasted Brussels sprouts, gorgonzola cheese, dates, walnuts and a drizzle of honey. The kids at the adjacent table would rather spoon rich vanilla gelato in their mouths.
Fast facts HOMES FOR ALL SEASONS
» Ocean view, fairway living, condo or single-family – there’s a home for every season and budget in South Surrey. High end is $4.5 million for an estate in the Elgin Chantrell neighbourhood, and best apartment price to be found is $140,000 around Sunnyside Park. » Lots of new modern home projects underway -- Adagio, Royce and Duplex homes in the $659,000 ballpark are proving popular at Elevate at The Hamptons, a masterplanned community in Grandview Heights and beautiful singlefamily homes like Southbrooke on 10th Ave & 165th meet every luxurious whim for just over $1-million.
The Seahorse Grill on Sullivan St. in Crescent Beach has that “feels like home atmosphere,” and is a destination on Sunday nights for its prime rib special. The Sunflower Cafe on Beecher St. draws a loyal following for its real roast beef, turkey sandwiches with cranberry sauce, and homemade soups, while Tap Restaurant in the Rosemary Heights neighbourhood is a high-end fusion of French cooking and West Coast
ingredients. When the mood strikes for a basket of fish and chips, locals flock to Hooked Fish Bar at Crescent Beach or the Fish Boat along Marine Dr. in White Rock. Need an amazing homemade dessert in a pinch? Be forewarned: it’s near impossible to stop at just one slice of the chocolate ganache cake made at Michaels’s Artisan Bakery & Cafe. All this food talk may have you counting calories. With at least one
or two gyms, personal trainers or rec centres found in each of South Surrey’s intermingling neighbourhoods, a balanced lifestyle is achievable. A trail run through the Sunnyside Urban Forest followed by a yoga class at the newly expanded South Surrey Recreation and Arts Centre is the perfect way to unwind. For those times when you just want to get away from it all and enjoy the solitude of nature, Kwomais Point Park is a local secret – a romantic place to watch the sunset – tucked away behind 128th St. in Ocean Park overlooking the bay to Tsawwassen and beyond to Vancouver Island and the San Juan Islands. Barred owls have even known to be spotted in the forested trails that chicane through the park. Not far from here is 1001 Steps (end of 15A Ave off 126 A), a great alternative to the Stairmaster as you zigzag downwards, over and under the train tracks onto a rocky beach where crabs and starfish are plentiful and harbour seals are known to sunbathe. Of course there’s a few secrets too sacred to be shared — like the amazing hairdresser who works from her South Surrey basement, or the fishing spot where seasonally you’re sure to reel in a wild coho salmon. But once you move here, you’re sure to discover a few gems of your own. FEB 19 - MAR 4, 2016 | NEW HOME & CONDO GUIDE 83

Advice | MONEY MATTERS
The dreaded B-word If the mere mention of the word ‘budget’ makes you groan, maybe you haven’t given this old idea a fair shake.
By Gail Vaz-Oxlade
MORE ADVICE ONLINE ypnexthome.ca/news/advice
TRYING TO GET THROUGH life without
a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellying aching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is 88 YPNEXTHOME.CA
the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the
categories together. That’s what you’ve been spending. Now, for all you toads out there who can’t gather together two months’ worth of paperwork, never mind a year’s worth, here’s the other way to make a budget: You can use the nifty Gail’s Guide to Building a Budget along with the even niftier Gail’s Interactive Budget Worksheet (gailvazoxlade.com). If you think you can keep flying by the seat of your pants forever, good luck with that. If you’ve decided to take control of your financial future, congratulations. Create a budget that balances and you’ve taken the first step to making your money work for you.

Get Where You Want to Go “This is definitely the “A” location when it comes to transit — even better than Metrotown or Brentwood,” says David Zigelman, project director for Key Marketing. “Why? Because once the Evergreen Line is finished, this will be the only place where two lines — Millennium and Evergreen — converge. You’ll be able to get anywhere in Metro Vancouver within half an hour, and when you need access to the highway, it’s about a twominute drive and you’re on you way.” Like many industry insiders, David notes that proximity to transit has become as popular as waterfront. “Buyers want to be close to transit, and they recognize that the closer you are, the more likely it is that the value your home will appreciate faster than properties that aren’t within walking distance.”

Union Always Connected IT’S NO SECRET, I LOVE SURPRISES. So arriving at the Union presentation centre in West Coquitlam immediately puts a smile on my face. Even from the street, I can see this is going to be something different. The logo is a playful spin on the interconnected circles and lines seen on routing maps in London’s The Tube, New York’s Metro, and yes, right here at home on the SkyTrain that’s just effortlessly whisked me here in less time than I could drive from downtown Vancouver. Fun, funky, and very different.
We chat briefly about the extensive transformation coming to the Lougheed Town Centre: new parks and residential development, a breathtaking array of restaurants and cafés, and even more shopping. What I find most intriguing, though, is that Union will still feel like it’s a mini village within this expanding neighbourhood. “With only 100 homes in the tower and only seven suites per floor, Union is truly a boutique highrise,” David notes. “You have both the luxury of concrete construction, a more intimate feeling than larger towers, and the views you’ll get of the North Shore Mountains and up the Fraser River are going to be amazing.” Union’s presentation centre and display suite are open noon to 5 p.m. daily except Fridays at 507 North Road in West Coquitlam. Priced from the $270,000s. For more information visit unionliving.ca or call 604.492.1859.

They want to understand how can we build a home that really appeals to families, is ground oriented, has a great relationship between rooms; as compared to a home for somebody aging in place, who may need help from the community and probably needs to allow more access to people from the community. Advice
Creating a space in your home for your home business By Kathryn Kusyszyn
MORE ADVICE ONLINE ypnexthome.ca/news/advice
YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your condo can handle, designate a corner of one room 100 YPNEXTHOME.CA
as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and
lighting. Note the outlets and electricity available. Ensure there is enough power to handle a computer, printer, desk lighting and whatever else you need all at once. Beware of creating tripping hazards with extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. You may even have building amenities like a business centre or meeting room — a perfect way to keep clients out of your personal space. Find out from the condo board if this kind of use is permitted. Just as important to create is the mental space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in your work space, your work will flow. Kathryn Kusyszyn is a health and lifestyle consultant in Victoria, B.C. Your new home finances: The big picture By Barbara Lawlor
MORE ADVICE ONLINE ypnexthome.ca/news/advice
BUYING A NEW HOME or condo is a
major life step, and for most people, it is the largest single financial investment they will ever make. If you are looking to buy this year, examine your decision carefully – especially where the deposit is concerned. Determining that magic number depends a lot on when in the marketing process you purchase. If you buy early in the pre-construction phase, you have the advantage of better pricing and more time to save toward your deposit and closing costs. In fact, you may have months, or even years. This can make a big difference, especially for first-time buyers. Be realistic about what you can afford. Ask if your builder is offering any deposit programs that make it easier to buy. Next, ask all the questions you can about what the home or condo will actually cost you. The sales representative you deal with will have the information you need to prepare adequately. Consider the big picture of your purchase and explore all avenues. For example, first-time buyers can withdraw up to $25,000 from their RRSP to buy or build a qualifying home. This is a huge help and a wise use of your money, as real estate continues to be a good investment where the future is concerned. Remember, too, that there are closing costs. In addition to asking your builder representative about these, be sure to have your Agreement of Purchase and 108 YPNEXTHOME.CA
Sale examined by a real estate lawyer. According to Canada Mortgage and Housing Corp. (CMHC), your closing costs can range from 1.5 up to four per cent of the purchase price, so you must be prepared to pay these. The costs include items such as the fee for Tarion Warranty Corp. enrolment, realty taxes and legal fees. Again, make the most of the period between buying your new home and your closing date. Take this time to save money and get your finances sorted out for your new life. Focus on a specific goal for move-in and work toward that dollar amount. Some first-time buyers even set aside the condo maintenance fee every month to work it into their budget, and then use that amount toward the rest of their down payment. Shop for a home with the motto, “Be prepared.” Use every resource at your disposal, including CMHC’s guide, Homebuying Step by Step. You can access that online at cmhc-schl.gc.ca/ en/co/buho/index.cfm. The Canadian Home Builders’ Association also offers a website section on “Buying a New Home.” Visit chba.ca/buying.aspx and you will find helpful links to “How Much Can You Afford” and “The Full Cost of Your Purchase.”
Once you factor in all your costs, you may discover that the home you like is beyond what you can afford. Better to find out up front rather than later on. Keep an open mind and check out the other designs available. Today’s compact layouts “live” much larger than they did decades ago. It may be that a smaller space can still fulfill your needs beautifully. If you are a first-time buyer, your main goal should be to get into the market and start building equity. Traditionally, real estate increases in value every year – especially in the Greater Vancouver Area. The entire world is looking at Metro Vancouver as a fabulous place to live and invest. Often, owners who purchased early have already seen their investment rise in value by the time they move in. If you are buying a new home or condo, pat yourself on the back for making a great decision that will launch you into the future in an exciting way. Just be sure to find out exactly what it will cost you, and plan accordingly. Barbara Lawlor is president of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the Baker team since 1993, Barbara oversees the marketing and sale of condominium developments in Canada and overseas.

2016 tax tips to save time, stress and money 4. GET ORGANIZED Early in the new year is the perfect time to ensure you are as organized as possible. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your CRA filing requirements, you must get your bookkeeping in order. This means:

TAXES… HEY, PAY ATTENTION. Try not
to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA, of BDO Canada. 1. DEADLINES, DEADLINES Filing: This year, you get a couple extra days – sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are self-employed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. GET WITH THE PLAN – A PLAN, ANY PLAN Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective – 110 YPNEXTHOME.CA
and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year – more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. SAVE THE DATE Consider using a tax calendar – yes, a tax calendar – if you have investments such as an income property or you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency, which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time. For a sample tax calendar, visit bdoreinvestor.ca/calendar
» Your accountant, if you use one, should receive your information in a timely manner, and in turn prepare the financial statements and tax returns on time » You can better analyze what’s going on with your finances, and make any necessary changes For tips on getting organized, speak to an accountant about a well-documented organizational system. Make your system as digital as possible for even easier access. When you can access your documents via your smartphone when your banker is asking for details to finalize a mortgage, for example, imagine how impressed the banker will be with how quickly you can provide this information. And if you need any more clarity on the subject of taxes, go to the Grand Poo Bah source of them all, Canada Revenue Agency.
