The Essence of Luxury Stepping into the first, I’m immediately struck by the fact there is absolutely no wasted space… zero. Every square inch is beautifully functional. The kitchen in this one-bedroom feels astonishingly large with massive five-burner gas range, extra deep sink, and full-height cabinetry including a pantry — no difficulty getting serious about cooking here. Laura opens the door and I hear myself let out an involuntary “oh wow.” This is one of the corner homes with wrap around balcony that caught my attention on the building model. Yes, it’s true, I’m a year-round barbeque junkie and with a 283 square foot balcony, this home makes it easy to indulge. Plus with access from the living room, kitchen, and master bedroom, there’s a seamless integration between indoor and outdoor spaces. “Can’t you just imagine sitting at the eating bar with the door open and having breakfast?” Laura asks. Well yes, I can. “Milano homes are all about flexible living,” Laura continues as we check out the second bedroom with frosted glass sliding doors separating it from the living room. My first thought is “home office,” but in no time we’ve agreed it could be a guest room, TV lounge, reading area or even a formal dining room. After all, choice is good.

Sardis-Vedder FORMER HOME OF THE CANADIAN FORCES BASE CHILLIWACK, the suburban

area of Sardis-Vedder is growing and attracting more young families looking for a family-oriented neighbhourhood. Sardis-Vedder extends from Highway 1 on the north to Vedder River on the south, and is bordered by agricultural land along Evans, Tyson, Watson and Unsworth roads on the west and Vedder and Britton roads and the Tzeachten First Nation on the east. Lifestyle Sardis-Vedder is expanding from its suburban image with a mix of homes on cul-de-sacs, townhouses, low-rise apartments and mobile homes. In a real-life nightmare, a Toronto condo owner returned after a vacation to discover she was on the hook for tens of thousands of dollars because her washing machine had flooded the five units below her and she hadn’t complied with her insurance provider’s stipulations. Intact Financial Corporation, Toronto, notes each building has a standard unit bylaw that specifies what is covered by the condominium and owner’s respective insurance policies in addition to detailing what the builder included as standard in terms of flooring, cabinetry, fixtures, etc. Always check your particular building’s standard unit bylaw before obtaining insurance, which might include coverage for betterments and improvements to the unit (e.g. marble countertops, appliances) 48 YPNEXTHOME.CA

as well as additional unit protection if the condominium corporation is inadequately insured. Unit owners may also consider loss assessment coverage in case the building’s coverage is inadequate and will always require contents coverage. Intact notes that an extended absence due to vacations does not affect coverage on losses due to burglary, theft and fire, however, there could be limitations regarding water-related damage. A regular review of the policy wording, including limitations, exclusions and responsibilities, and checking with the insurance broker/ agent is strongly recommended. Water-related damage — for example, leaks, burst pipes, overflows and drain back-ups — tends to be more common than issues related to fire, wind, smoke, hail or explosions. During the usual heating season, many insurers who follow the IBC’s recommended practices require homeowners who will be away from their units for more than four consecutive days

take one of the following precautions to ensure their coverage remains in force: » arrange for someone to enter the unit daily while the owner is away to check that the heating is working and that there are no leaking, frozen or burst pipes, or » shut off the water supply and drain all the pipes and domestic water containers, or » arrange for the plumbing and heating system to be connected to a monitored alarm station that provides 24-hour service

Be informed: Find out from your property manager and insurance broker how soon after your departure the insurer requires the checks to start and what they need as proof the checks took place. Get it in writing. 2. Pre-trip shut-offs: Turn off the main water supply to the unit and drain all pipes and water tanks. 3. Unit checks: If your building doesn’t offer unit checks, ask a neighbour or friend to do it. Tell them what they need to check and how to record it.. Conventional or Collateral: Do you know how your mortgage is registered?

WHEN YOU ARE LOOKING AT BUYING A HOUSE or shopping around at your

mortgage renewal time it is important to read the fine print on the mortgage approval and how it is registered. It is important to ask questions and if you don’t understand something, make sure that it is explained so you are comfortable throughout the entire process. Don’t just sign the documents and move on. Before you sign on any mortgage offering, make sure you get advice from a Mortgage Expert who truly understands the complexity of mortgages. Most people focus on getting the lowest interest rate and forget to focus on the overall mortgage that provides a great interest rate with favorable terms and options. By asking questions, you will ensure that you are making the right choice and have less chance of paying unnecessary costs down the road. One of the important questions you need to ask is about how the mortgage is registered. Is it registered as a collateral charge, or a conventional (standard) charge? Some lenders register all their mortgages collateral, while others will give you the option only after you ask, and mostlenders register their mortgages conventional. With a conventional mortgage, the amount you 54 YPNEXTHOME.CA

are borrowing (property value minus down payment) is the amount that’s registered. However, with a collateral mortgage, the amount that’s registered is 125-150% of the property value, and the lender has both a promissory note and a lien registered against the property for the total registered amount. For example, if your mortgage amount is $400,000, the lender will register $400,000 plus up to another $200,000 even though the borrower didn’t receive all of those mortgage funds. Collateral mortgages have been around for a while and are used when you have a home equity line of credit (HELOC or secured line of credit) which allows the balance of the loan to float up or down depending on the use by the borrower, and they are newer when it comes to mortgage products only. Bank such as BMO, CIBC, RBC and most credit unions such as Vancity register their mortgages collateral. The advantage of a collateral mortgage is easy access to credit. Since the mortgage is already registered for a larger amount than you need to buy the house, you can


access additional funds in the future without any extra steps or legal fees. This is only beneficial if you are putting more than 20 per cent on a down payment and as long as you maintain 20 per cent equity in your home; as you can only borrow up to 80 per cent of your property’s value as per government regulations. If you are buying a home with less than 20 per cent down payment it wouldn’t make sense to have your mortgage registered collateral as you won’t be able to refinance until you have at least 20 per cent equity in your home. There are also several downsides of collateral mortgages: » Free transfers or switches to a new lender when your term is up aren’t usually available. Most other lenders don’t like the fine print and restrictions of collateral mortgages and won’t accept them unless you are refinancing, which costs you legal and possible appraisal fees.

» You could end up paying a higher interest rate at renewal. If your collateral mortgage makes it difficult to switch lenders at renewal, you don’t have the ability to shop around for the best rate. That could end up costing you more on your mortgage rate. If your goal is to pay off your mortgage faster then a conventional charge mortgage will suit you better. It will give you the option to move the existing balance to another lender at renewal time, without having to incur any legal and appraisal cost. It is important to leave your options open. Obviously, it’s very important for you to know up front whether you are getting into a collateral mortgage or a conventional mortgage. Unfortunately, many people don’t realize they have a collateral mortgage until it comes time to renew and they don’t have the flexibility they need. By understanding the difference, you can make sure you get the mortgage that best fits your long term goals. REBGV February Report Home buyer activity remains at near record levels across the Metro Vancouver housing market.

RESIDENTIAL PROPERTY SALES IN GREATER VANCOUVER totalled 2,519 in

January 2016, an increase of 31.7 per cent from the 1,913 sales recorded in January 2015 and a 10.9 per cent decline compared to December 2015 when 2,827 home sales occurred. Last month’s sales were 46 per cent above the 10-year sales average for the month and rank as the second highest January on record. “Fundamental economics are driving today’s market. Home buyer demand is at near record heights and home seller supply is as low as we’ve seen in many years,” Darcy McLeod, REBGV president said. New listings for detached, attached and apartment properties in Greater Vancouver totalled 4,442 in January 2016. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark, while home prices often experience upward pressure when it reaches the 20 to 22 per cent range in a particular community for a sustained period of time.

Sales of detached properties in January 2016 reached 1,047, an increase of 34.1 per cent from the 781 detached sales recorded in January 2015. The benchmark price for detached properties increased 25.9 per cent from January 2015 to $1,273,100. Sales of apartment properties reached 1,096 in January 2016, an increase of 35.5 per cent compared to the 809 sales in January 2015.The benchmark price of an apartment property increased 15.9 per cent from January 2015 to $443,400. Attached property sales in January 2016 totalled 376, an increase of 16.4 per cent compared to the 323 sales in January 2015. Here are just a few things to keep an eye out for: Closing Costs: A costly oversight is typically your closing costs. Most purchasers understand that there are closing costs but underestimate the transaction amount. A good rule of thumb is to set aside 3% of the purchase price for closing costs. Utilities and Maintenance: There are a number of online calculators that can help you calculate your estimated monthly expenses. This exercise should be completed before you begin looking for a new home so you know what to expect. Property Taxes: Property taxes are to be paid by every homeowner. Although you may need to make a quick decision on making an offer on a home, you should ensure that you’ve asked yourself these questions ahead of time. SOUTH SURREY IS THAT PLACE where fearless kids jump into

the ocean off a wooden pier in July, and come January lace up their skates and play hockey atop the frozen Serpentine River. Active retirees love its mild winters, foodies adore its diverse palate of restaurants and families flock here as a destination to achieve the suburban dream of owning a single-family home and a patch of grass. With its beach-town vibe, top-rated schools, proximity to the US border, plus a plethora of parks, sports fields, golf courses, outdoor shopping malls and trendy new restaurants — South Surrey tops the radar for families of all ages looking for a safe, clean, vibrant place to set down their roots. The dreaded B-word If the mere mention of the word ‘budget’ makes you groan, maybe you haven’t given this old idea a fair shake.

TRYING TO GET THROUGH life without

a budget is like trying to drive a car with no steering wheel. You can lurch your way along, jamming on the breaks every time a threat looms, or you can put the pedal to the metal, but the whole time you’re careening down the road you’ll be worrying about what you’re going to hit. And if you’ve got any passengers, there will be some mess to clean up when you finally reach your destination. Anyone I know who lives on a budget couldn’t get by without it. And it seems it’s only the people who refuse to make a plan who end up bellying aching about getting to the end of the money before they get to the end of the month. If you were building a house, you wouldn’t dream of using an architect who declared, “Relax. I’ve done this before. I promise I’ll put everything in the right place.” No. You’d insist on seeing some drawings. And here’s why you should, as the architect of your financial house, draw up a budget. Whether paper-based or electronic, the discipline of managing your budget will help to keep you organized. Annual bills, like car insurance, won’t surprise you, sending shock waves through your cash flow. And unexpected expenses, which have a category in a spending plan, won’t throw you for a loop. A spending plan is made up of two parts: income and expenses. Income is 88 YPNEXTHOME.CA

the money that comes in: your salary, commission, dividends or interest income, alimony, child support, pension, or disability income. It doesn’t include money you think you might get. So, if your bonus is not guaranteed, don’t include it in your budget. Keep it in reserve to boost your RRSP or take you to the sunshine next winter. Expenses are the items you have to pay for monthly. (Divide annual bills, such as insurance, by 12 to come up with a monthly amount.) The best way to figure out your expenses is to look at what you’ve been spending. Collect your bank statements, credit card bills, and whatever other records you have of where your money went over the past year. Put each bill in an appropriate category — i.e., utilities, food, clothing, childcare, gifts — total the figures for each category and divide by 12. That’s your monthly average. Add the

categories together. That’s what you’ve been spending. Now, for all you toads out there who can’t gather together two months’ worth of paperwork, never mind a year’s worth, here’s the other way to make a budget: You can use the nifty Gail’s Guide to Building a Budget along with the even niftier Gail’s Interactive Budget Worksheet (gailvazoxlade.com). YOU’RE TAKING THE PLUNGE INTO ENTREPRENEURSHIP. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your condo can handle, designate a corner of one room 100 YPNEXTHOME.CA

as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and

lighting. Note the outlets and electricity available. Ensure there is enough power to handle a computer, printer, desk lighting and whatever else you need all at once. Beware of creating tripping hazards with extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Clear entryways and preferably a direct route to the workspace rather than through living space are ideal. Ask friends and colleagues for their impressions and how you can make it more welcoming. You may even have building amenities like a business centre or meeting room — a perfect way to keep clients out of your personal space. Find out from the condo board if this kind of use is permitted. Your new home finances: The big picture By Barbara Lawlor

BUYING A NEW HOME or condo is a

major life step, and for most people, it is the largest single financial investment they will ever make. If you are looking to buy this year, examine your decision carefully – especially where the deposit is concerned. Determining that magic number depends a lot on when in the marketing process you purchase. If you buy early in the pre-construction phase, you have the advantage of better pricing and more time to save toward your deposit and closing costs. In fact, you may have months, or even years. This can make a big difference, especially for first-time buyers. Be realistic about what you can afford. Ask if your builder is offering any deposit programs that make it easier to buy. Next, ask all the questions you can about what the home or condo will actually cost you. The sales representative you deal with will have the information you need to prepare adequately. Consider the big picture of your purchase and explore all avenues. For example, first-time buyers can withdraw up to $25,000 from their RRSP to buy or build a qualifying home. This is a huge help and a wise use of your money, as real estate continues to be a good investment where the future is concerned. Remember, too, that there are closing costs. In addition to asking your builder representative about these, be sure to have your Agreement of Purchase and 108 YPNEXTHOME.CA

Sale examined by a real estate lawyer. According to Canada Mortgage and Housing Corp. (CMHC), your closing costs can range from 1.5 up to four per cent of the purchase price, so you must be prepared to pay these. The costs include items such as the fee for Tarion Warranty Corp. enrolment, realty taxes and legal fees. Again, make the most of the period between buying your new home and your closing date. Take this time to save money and get your finances sorted out for your new life. Focus on a specific goal for move-in and work toward that dollar amount. Some first-time buyers even set aside the condo maintenance fee every month to work it into their budget, and then use that amount toward the rest of their down payment. Shop for a home with the motto, “Be prepared.” Use every resource at your disposal, including CMHC’s guide, Homebuying Step by Step. You can access that online at cmhc-schl.gc.ca/ en/co/buho/index.cfm. The Canadian Home Builders’ Association also offers a website section on “Buying a New Home.” Visit chba.ca/buying.aspx and you will find helpful links to “How Much Can You Afford” and “The Full Cost of Your Purchase.”

Once you factor in all your costs, you may discover that the home you like is beyond what you can afford. Better to find out up front rather than later on. Keep an open mind and check out the other designs available. Today’s compact layouts “live” much larger than they did decades ago. It may be that a smaller space can still fulfill your needs beautifully. If you are a first-time buyer, your main goal should be to get into the market and start building equity. Traditionally, real estate increases in value every year – especially in the Greater Vancouver Area. The entire world is looking at Metro Vancouver as a fabulous place to live and invest. Often, owners who purchased early have already seen their investment rise in value by the time they move in. If you are buying a new home or condo, pat yourself on the back for making a great decision that will launch you into the future in an exciting way. 2016 tax tips to save time, stress and money 4. GET ORGANIZED Early in the new year is the perfect time to ensure you are as organized as possible. Tweak your banking, accounting and filing systems as needed, to ensure they work smoothly. If you are still swamped with paper and working from a shoebox, one of the biggest things you can do to reduce your stress is to get a system in place. To have the right plan and meet your CRA filing requirements, you must get your bookkeeping in order. This means:

to yawn or fall asleep. Taxes are not the most exciting topic, but they’re important nonetheless. We’ve simplified the matter with our list of 2016 tax hacks, for which we enlisted the help of our resident tax expert George Dube, CPA and CA, of BDO Canada. 1. DEADLINES, DEADLINES Filing: This year, you get a couple extra days – sort of. The deadline for filing your personal tax return is usually April 30, but this year that day falls on a Saturday, so the deadline for your 2015 return is actually Monday, May 2. Self-employed: If you are self-employed, your filing due date is June 15, but any balance of tax owing for the year is due by May 2. RRSP contributions: The deadline for contributing to your RRSP (registered retirement savings plan) is Feb. 29. 2. GET WITH THE PLAN – A PLAN, ANY PLAN Here’s an idea: In January of each year, consider reviewing how you did the previous year, as well as your goals for the coming year. Weigh this against your overall plan, and make adjustments as needed. For example, you might want to look at reviewing insurance coverage, or making changes to any investments that may be underperforming. And, of course, look at your overall plan and structure from a tax and accounting perspective – 110 YPNEXTHOME.CA

and if necessary, see a tax specialist for advice. Better yet, make it a priority to meet with your advisors at some point during the year – more than once, if you need to. Present them with your existing finances and goals, your accounting system and expectations for minimizing taxes and maximizing savings. In addition, consider getting a tax estimate to help with your cash flow planning. 3. SAVE THE DATE Consider using a tax calendar – yes, a tax calendar – if you have investments such as an income property or you own or operate a small business. Incorporating deadlines into your personal tax calendars (such as year-end tax deadlines and HST deadlines) can be an extremely helpful tool. Using a tax calendar will make it easier to meet your filing requirements for Canada Revenue Agency, which can save you money and ensure you receive less attention from the CRA by meeting its deadlines and paying on time.
