All’s Well in the West End Trepp Design Inc. has a lot to work with in this innovative West End Beauty By Stephanie MacDonald
VANCOUVER’S WEST END is known for
many things: A caring and supportive community, thriving social and cultural scene, great history, scenery and dining options. Now it will be known for one more: beautiful design. The Jervis will be located on Davie and Jervis and is an innovative mixed-use building that fuses important rental housing, dynamic retail, and spacious, elegant residences with fabulous views over the city, mountain and ocean. The sales centre has a gorgeous and eye-catching show suite that highlights all the thought that went into this building. Scott Trepp and his design group worked with the Bendtsens from Inform Interiors on all aspect of the building, and so we caught up with Scott to ask him how he made this suite so special. 26 YPNEXTHOME.CA
Q: In this spacious show suite one of the things that really stand out is the tremendous amount of wall space, even though there are many windows and lots of light. This is a great opportunity for show-stopping art, which you certainly have made the most of. How do you choose art for a large space like this? How do you keep from competing with the view? A: Art selection in any home is always an opportunity for both visual interest and an injection of personality. In the homes of The Jervis the wall area is expansive and lends itself to large-scale pieces and compositions. Given the expansive windows and ample views, large-scale pieces (or compositions) also aid in anchoring the volumes. In the case of the display suite, a single textural abstract
from artist Bobbie Burgers creates a focal point and injects a strong hit of saturated color. Q: In the sales materials you say that while bad design sticks out, good design blends in to enhance the way we live. In this living space, what would you point out as good design that a person might not notice right off the bat? A: Good design is often a collection of thoughtful and detailed decisions. In the case of The Jervis this is evidenced in the functional and aesthetic integration of elements that don’t always get the attention they deserve. For example, careful attention was paid to the articulation of the mechanical (air circulation, heating and cooling) system. Sleek linear grilles are integrated within

the kitchen bulkhead and augment the kitchen design. In the bathrooms, shower and bath controls are intentionally placed so that homeowners are able to comfortably initiate the flow of water without being directly under the showerheads. When detail elements such as this aren’t right, we all notice them; when they are right, we don’t always notice. Q: This building’s design is a collaboration with Trepp Design Inc. and Inform Interiors. How did this partnership work out, and have you worked together before? A: Over the years we have worked with Inform and Inform Projects extensively. That said, this is the first time we’ve had the opportunity to work together from the very beginning and conception of the homes. As a result, the homes at The Jervis are an integration of building, kitchen and bath design that work with real furnishings. Niels and Nancy Bendtsen clearly have a unique and singular approach to design and our design process with them was very collaborative. It has been a very open dialogue that gave the opportunity to look at things in a different way.
Q: As every suite has a large outdoor area positioned between the living areas, how do you furnish this outdoor area so it is a part of the living area in the warmer months and also an attractive visual space in the colder months? A: The expansive outdoor space in each home of The Jervis is an extension of the living areas. Given the size of these outdoor spaces, the furnishing opportunities are many. Further, the design of the building allows these outdoor areas to be sheltered and therefore suitable for use all year round. Dining, lounging and planting are all possibilities. Q: This space has very high ceilings, and because of the supports on the outside of the building, no columns in most of the suites to block sightlines. How does this influence your colour and furniture choices? A: With the structure of the building placed on the exterior, the interiors are free of columns that often blemish interior spaces and limit the possibility for furnishing arrangements. Without these obstacles in the interior spaces the rooms (living areas in particular) lend themselves to a variety of configurations
to reflect the homeowners’ personalities. The generous interior volumes (in large part due to overnight ceilings) happily accommodate large-scale furnishings. These volumes also require that the spaces are suitably anchored. In the display home we worked with Inform to select furnishings that are suited to the volumes: a custom area carpet provides texture, an injection of color and a foundation that grounds the balance of the living room arrangement; an oversized floor lamp lends a soft glow and a sense of humor; and a sculptural, high-backed armchair compliments the scale of the space. By contrast, small elements, such as a winged bulb table lamp (Lucellino, by German industrial designer Ingo Maurer) become even more delicate and special. have to make when you begin your home search is whether you will buy a previously owned home (resale) or a new home. When it comes to new homes, the other option to consider is buying a home before construction has even began — also know as buying “presale”. Buying a presale home comes with extra advantages: » Property Transfer Tax Exemption: As part of the recent provincial budget (effective February 16, 2016), all newly built homes worth up to $750,000 will be exempt from the property transfer tax, saving homebuyers up to $13,000. To qualify, home purchasers must be Canadian citizens or permanent residents and will have to live in the home themselves as their principal residence for a one year after the purchase date. » New Home Warranty Insurance Program: In accordance to the Homeowners Protection Office (HPO), homes built by Licensed Residential Builders are covered by a mandatory third-party home warranty insurance — the 2-5-10 Home Warranty Insurance Program as it is sometimes called. 2-5-10 New Home warranty insurance includes: a minimum of two years on labour and materials, five years on the building envelope, and ten years on structure of the building. may not have any warranties, which increases the overall cost. » Time to build up your down payment: When purchasing a presale home, you will make smaller, staggered deposit payments, allowing you to save additional money to put towards the down payment prior to completion of your home. Some financial institutions may guarantee and hold the interest rate for up to 36 months. If the interest increases by the time you close on your home, the rate is still protected, acting as a safety net. » Personalized Customizations: When purchasing in the initial stages of construction, you can often customize your home by choosing the color palette that suits your design preferences and
other extra upgrades offered by the developer. » A Brand New Home: Finally, there is something to be said about settling into a brand new home where no one else has ever lived. Like sitting in a new car for the first time, you will be the first to put an imprint on the home. RECLAIMED WOOD isn’t a new trend in interior design, but it’s certainly an interesting one that continues to gain momentum. At the recent Interior Design Show 2016 (IDS16), we caught up with five wood-working companies to see what they have in store for this year.

Zenporium Displaying the first piece that caught my eye at IDS16, Zenporium speaks to a louder issue by using only guiltfree wood, or “reclaimed, salvaged or sustainable wood,” as co-owner Serene Gebara explains it. On top of being good to the environment, this company also happens to create some stunning furniture including a desk made with pieces of wood from an old boat.

LAST WEEK THE BC government released
their budget. One of their focuses was on the lack of affordable housing in the Vancouver region. Vancouver has an almost unheard of 91 per cent sales to new listing ratio, meaning that almost every new listing is sold within the month. Concerns about housing affordability prompted the provincial government to take measures to address the escalating housing market imbalances. This means changes to the Property Transfer Tax since it was introduced in 1988. The following are a list of changes: » There are no changes to the first time home buyer exemption limit. This means that first time home buyers don’t have to pay the Property Transfer Tax on properties below $475,000. There is a partial tax on properties between $475,000 and $525,000 and the full property transfer tax in properties over $525,000. » All buyers (regardless whether you are a first time buyer or not) no longer have to pay the Property Transfer Tax on newly built properties valued up to $750,000. There is a partial exemption for homes between $750,000 and $800,000. (To find out the amount of the partial exemption, please visit www2.gov.bc.ca/gov/content/taxes/ property-taxes/property-transfer-tax. This will apply to an owner-occupied property as a principal residence for at 40 YPNEXTHOME.CA
least one year. This tax exception will only be available to Canadian citizens or permanent residents and represents a savings of up to $13,000. This means that if you purchase a resale property you will still be required to pay for the property transfer tax, which is one per cent on the first $200,000 and two per cent on the balance. » In order to offset the anticipated cost of $75 million for this change, the government has increased the Property Transfer Tax on the portion of home value that is in excess of $2 million to three per cent. The three per cent tax will only be payable on the amount over $2 million, and not the full price.
This means that if you have already have an accepted contract of purchase for a newly built property under $750,000 and have not completed on it (has been registered in the title land office) then you will be exempt from paying the Property Transfer Tax or pay the partial Tax if the property is between $750,000 and $800,000. AREA RUGS HAVE BEEN adding bold colour and
exotic pattern to floors of all forms since at least the 5th century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their lookalikes) have been the staple in condo design, but now I see rugs in all forms coming back in style to bring the warmth, coziness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your highrise home, here’s my “magic carpet” guide.
Man versus machine » Hand-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the knot count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine-knotted rugs better simulate handmade versions and tend to last longer than tufted rugs. » Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used.
Material matters Wool typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. Sisal gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high traffic areas. I’m particularly a fan of it for a dining room. Nylon is a very practical and costeffective option. The synthetic fibre is resilient, and easy to clean and maintain (making it ideal for high traffic areas).
I see rugs in all forms coming back in style to bring the warmth, coziness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two!
Polyester is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oil-based stains.
Leather and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for awkwardly shaped rooms, or even as an accent layered over a larger rug.
Olefin is another synthetic option which is highly resistant to chemical stains (although not to oil). It is often used outdoors (especially around pools) as it resists sun and moisture.
TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture.
Your brand new pad » Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. This will prevent buckling and undue wear and tear.

» A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!
Selecting your area rug The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. » If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. » Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for.
Very common: four by six ft., five by seven ft., six by nine ft., eight by 10 ft., nine by 12 ft., 12 by 14 ft.
Carpet tiles » If you want to avoid investing in some temporary accommodations, or you’re simply worried about a sudden spill or animal attack taking the value out of a good investment, carpet tiles from
companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size, which you can then replace any time you like. » I recommend buying a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.

THE POPULARITY OF condominiums as a lifestyle option with homebuyers of all age groups has brought about a fascinating trend. Condo purchasers who are moving from large homes with separate rooms are learning to adapt to today’s gorgeous open-concept suite designs. Even many first-time buyers are moving from their parents’ home, where they had their own room among many. The switch to a condominium suite takes some adjusting, and a little planning ahead goes a long way in ensuring a comfortable transition. One of the beauties of modern condominiums, even many of the larger suites and penthouses, is the generous open-concept living/dining area. This space often includes the kitchen and perhaps even a den. When your living and dining spaces are not separated by walls, an effective way of delineating these areas is to use area rugs as a base for the furnishings. Usually the ceilings are nine ft. in height, or even higher, which creates an inviting “Great Room” feeling. The effect is lovely, especially with natural light streaming in from large windows. Some designs feature a linear kitchen with just an island separating that area from the living/dining room. Builders are doing wonderful things with furniturestyle cabinetry that blends in with the look. These open areas accommodate the way people live today, which is 58 YPNEXTHOME.CA
less formal than previous generations. Young people in particular are just as happy eating dinner at a breakfast bar and watching television on their laptops. They pass up large amd bulky furniture for a couple of comfy chairs, a loveseat and an ottoman. Whatever the design, if you are moving from a traditional house, you will need to consider what and how much furniture you will have space for. This is a great time to take a serious look at possessions and weed out what you don’t really need or necessarily even want anymore. Pay close attention to your floor plan and compare it to some of the rooms in your house. Visualize what can go into different-sized spaces without crowding them, then pare down accordingly. And when you’re shopping, keep an eye out for multi-purpose furniture. You will find a fabulous selection of
items including the Murphy bed, or wall bed, which has come a long way since the days of I Love Lucy. Modern units come in many configurations, including some that are integrated into modular cabinetry with storage, wardrobes and even desks. Take a good look at day beds, too, which can transform a den into a bedroom when you have overnight guests. There is a terrific variety of style available that will fit just about any décor scheme. You might even consider a trundle bed, which encompasses a smaller bed on casters or rollers that can slide under a larger bed during the daytime. When you’re planning your move, consider things like exercise and office equipment. Your condo building most likely has a fitness facility, which eliminates the need for you to have exercise machines in your suite. And speaking of amenities, party and games rooms offer great spaces for entertaining, which means you don’t need a lot of seating and games tables. And the current trend toward the paperless office means you won’t have to find space for cumbersome filing cabinets. Design innovation has made modern condo suites live enormously larger than their square feet dictate. When you move from a large home to a more compact condominium suite, it’s a winwin situation. You live in spectacular surroundings that are light and airy, and downsizing your possessions offers a terrific feeling of freedom. YP NextHome: How do you go about buying art for a condo with nine-ft. ceilings? Claire Taylor: There are ways around it. I love when collectors have a larger piece because of its impact and the drama it adds to the space. There are also ways to have displays of art with smaller pieces; you hang them in salon style and have an exhibition for them. Taylor suggests displaying larger pieces in the living room as they add visual interest to the space. If you see the living room as a space of entertainment, hanging something intriguing, a sort of conversation piece, is ideal, “Large paintings and large photography, especially if your condo has big windows and a lot of light, are very vibrant that way.”
YP NextHome: How do you work with the close wall proximity in condos? Claire Taylor: You can have a lot of work on display and that creates a dynamic play between the works; or you can go with a more subtle, contemporary approach, and have less work on display but they have more room to breathe. She also says you can work around the tight wall space by changing around the work, “People think you can’t switch work from the bedroom to the living room, but I don’t think that’s the case — I think you can.” The way you view something in your bedroom might be very different from the way you view it in the living room and Taylor believes this can change your interaction with the artwork and offer a fresh take on the work itself.

THE ARTIST PROJECT kicked off its opening party on Feb. 18 at the Better Living Centre in Toronto, and the early access preview effectively showcased the weekend’s exhibiting artists. Art fairs are a great way to get started on an art collection, but if you’re unsure how to display the works, we’ve got you covered. YP NextHome caught up with Claire Taylor, show director of the Artist Project, to find out how condo dwellers can effectively display art in their homes. Taylor, a condo resident herself, acknowledges that houses tend to have more wall space, but in a condo, “You want to make the most with the wall space you have.”

“There’s the issue of having to do the nailing,” Taylor laughs, “but it’s worth it.” YP NextHome: What if you have a piece or two that you love that conflict with other pieces in the same room? How do you hang multiple artworks in a small space like a studio or bachelor? Claire Taylor: There are a few ways to do it — the first one is to just go with it. If you love it and you love to look at it, just go with it, it’s about your interaction with the artwork, and maybe that becomes the story. She adds that, if you really want all your works in one room to tie together, you can frame them in a similar way. Or she suggests changing pieces with the seasons, displaying them one at a time.

Tapping your RRSP before retirement? Do it prudently: CIBC BEWARE OF THE DOS and don’ts around
Registered Retirement Savings Plans (RRSPs) if you’re planning to make a contribution or an early withdrawal, says Jamie Golombek, managing director, tax and estate planning, CIBC Wealth Advisory Services. “It’s tempting to tap your RRSPs for an emergency, but RRSPs should generally be viewed as long-term savings tools,” says Golombek. “Borrowing money from your RRSP can make sense if you use the funds prudently to fund longer term goals that deliver their own return, such as buying a home, which hopefully increases your net worth, or investing in your education, which may help boost your earnings potential.” A Tax-Free Savings Account (TFSA), which allows you to recontribute any amounts withdrawn in a future year, may be a better option if you need more flexibility with your finances, he says. Using an RRSP to help buy your first home Under the Home Buyers’ Plan (HBP), you can withdraw up to $25,000 from your RRSP to purchase a new home. Your spouse or partner may also be able to withdraw $25,000, for a combined total of $50,000. To take advantage of the HBP, you need to be a “first-time home buyer,” which is generally defined as someone who hasn’t owned a home in the past five years. “This is a smart option for first-time home-buyers who are just pulling together their funds,” says Golombek. “It can help you meet your down-payment requirements and save you a lot of money on a mortgage loan insurance you might otherwise need.” Amounts withdrawn under the HBP, however, must be repaid over a maximum of 15 years or the amount not 72 YPNEXTHOME.CA

Resist using your RRSP as an emergency fund repaid in a year is added to your income and becomes taxable. Using an RRSP to go back to school Through the Lifelong Learning Plan (LLP), you can borrow $10,000 a year, up to a total of $20,000, from your RRSP to finance your education. To take advantage of this plan, you must be enrolled or must have received an offer to enroll on a full-time basis in a qualifying Canadian or foreign educational institution. The funds can then be used for any purpose with no proof of expenses required, and must be repaid over a 10-year period. The LLP cannot be used to fund your child’s education. With both the HBP and LLP, there are no penalties for paying back the funds earlier than required. “If you repay early, you can benefit from the tax-free compounding of investment returns inside your RRSP as soon as possible,” says Golombek.
While an RRSP can help fund long-term financial goals, it should generally not be viewed as a go-to emergency fund, he says. RRSP withdrawals are taxable at your marginal tax rate and are subject to immediate withholding taxes when withdrawn. “If you dip into your RRSP for extra cash, you will not only be taxed, but you will lose the ability to recontribute those funds to your RRSP without generating additional room,” says Golombek. If you think you may have to draw on your long term savings before retirement, a TFSA may be the better option because it offers more flexibility. A financial advisor or tax expert can help you determine the best option for your retirement savings. This year’s deadline to make a RRSP contribution is Feb. 29. “Regardless of whether you opt for an RRSP or a TFSA, the important thing is to save so you can meet your life goals today and in retirement,” says Golombek.

The Big Short? Not in Canada By Elisa Krovblit
ARE YOU WORRIED that the Canadian market is in for its own ‘Big Short?’ With five Oscar nominations, ‘The Big Short’ was one of the blockbusters of 2015. Not your typical hit, it was more of interest to market watchers and financial types. It was an intense movie, doing its best to explain why banks needed bailouts and homeowners found themselves in foreclosure with the U.S. market crash in 2008. If you’re worried that we’re next for a ‘Big Short’ in Canada, you can relax. The circumstances are different and we’re not at a risk for a Canadian ‘Big Short.’ The difference is in our banking practices. Of course, the hysterics may point to the slumping dollar, the potential of rising interest rates, the new rules on mortgages and the non-stop talk of a bubble as signs that we’re headed for financial crisis, but I doubt we’ll see any broad financial disaster. There’s no bubble. Inflated prices? That’s market value — supply and demand at work. New mortgage rules are a safeguard.
Let me explain. ‘The Big Short’ was predicated on greed, irresponsibility and opportunity. Real estate markets were hot and banks were making massive amounts of money on mortgages. Bonuses were given based on the number of mortgages approved, so there was huge motivation for mortgage approval. The banks were stacking these mortgages together to back bonds. Between obscene bonuses, great business on the books and happy new homeowners, it seemed like a win-win-win all around. Except a huge number of those mortgages were given to people who should never have been approved. Bonds that were backed by what should have been solid AAA mortgages were actually being backed by mortgages that were likely to default.

And that’s precisely what happened. Mortgages defaulted and, as the market plummeted, homes became worth much less than their mortgage value. Short sales were common for banks to try to recoup whatever they could, but they lost a lot of money on these mortgages that couldn’t be recouped. To make it worse, in 2005, one multimillionaire surgeon-turned-hedge fund manager dug deep into this data and discovered the disparity, predicting the crash. He realized that these mortgages weren’t strong and that the foundation of the money market was much, much weaker than anyone realized or wanted to admit. So he did what any renegade hedge fund manager would do — he saw an opportunity to make a lot of money and he bet against the banks. The banks took his bet — what they perceived to be a high-stakes-no-risk bet – because this scenario seemed incredulous, completely impossible to them. In fact, two other fringe investor groups found out what he was doing and opted to do it too. And we know what happened next — the “impossible” happened. Have you ever tried to get a mortgage in Canada? You need to qualify. You need to provide tax assessments, pay slips, T4s — you need to prove your income and verify in triplicate that you’ll be able to pay the mortgage. With good income and great credit, you’re not a huge credit risk. With big banks bound by minimum downpayments and very specific approval criteria, mortgages in Canada are stable. As an additional safeguard to the health of the Canadian mortgage industry, the
government introduced new legislation in February of 2016, raising the minimum downpayment on mortgages. The ratio of borrowing to value is lower this way, enabling the banks to sell properties for what is owed on them to recoup loss in the case of mortgage default and foreclosure. Even if the market were to downturn, the borrow-to-value ratio would compensate the banks appropriately. While we may experience market volatility — and we have in the past — our market is stable. As for ‘The Big Short?’ Grab some popcorn, it’s a really interesting movie, but I just don’t think Canada will ever be starring in it.

“Peak Real Estate”? Fifth Avenue Real Estate Marketing’s Scott Brown discusses what last year’s market numbers mean for 2016 By Scott Brown

THE CURRENT ACCELERATED STATE
of the real estate market in Metro Vancouver has prompted one simple, yet complex question I get asked again and again. “So… What do you think?” In answering, I typically address these topics: the strength of this market; the growing depth of demand, especially from end users; the effects of our potential upcoming lack of supply; and consumer psychology. When we produced the inaugural edition of The Fifth Dimension report in 2010, we certainly did not foresee an annual sales figure of 17,605 new multi-family sales. These numbers are astounding, even to industry professionals. However, what is even more astounding is the likelihood of 78 YPNEXTHOME.CA
this figure repeating itself this year and/ or next. And this isn’t simply a tale of fickle, over-heated investment demand snapping up multiple units in every project during some limited “window of opportunity,” as I have experienced in the recreational and global markets I have worked in prior to Fifth Avenue. By the way, in 2015, the women and men I have the pleasure of working with sold approximately 800 new multifamily homes, and 95 per cent of these homes were sold to owner-occupiers. There is sustained demand for multifamily housing in Metro Vancouver. Frankly, I think the 2015 figure could have been even greater had a meaningful number of projects not failed to get to market due to delays in approvals.
Development delays and limited supply could be the only risk to this high-water mark being met or surpassed in 2016. Of course, limited supply, especially of scarce product types, results in greater price escalation, possibly more than necessary, and further raises concerns regarding affordability. Once again, the City of Vancouver (not Metro Vancouver) scored poorly on a highly publicized worldwide report on affordability that correlates housing prices to income. I personally wonder how come no one ever questions why we are not doing more to improve things on the income side for people. Perhaps it is because that story doesn’t sell as well on the news as much as the continued saga of Vancouver’s affordability woes does.
Like many in our industry I wonder why more supply is not encouraged/ expedited as a means to easing affordability concerns. Furthermore, supply levels are a big contributor to the observations in the body of this report that for the first time since its inception, each market area tracked has attained a “green light” rating for development. Instead, we have limited supply levels of many product types and in many locations. This lack of supply results in price escalation, even in markets like the Fraser Valley, that for nearly seven years have yet to see meaningful price escalation in multifamily offerings. Speaking of supply, housing is in quite the contrast to what we are experiencing at the gas pumps in the Metro area lately. A spill of cheap oil on the market is certainly threatening the vitality of higher cost producers such as Canada. The only benefit is a perfect example of the role supply pays on pricing. Lower gas prices are making our commute a little easier on our wallets—for now.

So clearly, supply levels are my primary concern looking forward through 2016. Typically, that concern would be interpreted to mean a concern over too much inventory, especially standing inventory. My concern is the opposite. I am concerned about the impact that insufficient inventory levels will have on affordability and consumer psychology. That may sound self-interested given that I market and sell new homes for a living, I do get that. Nonetheless, a lack of supply could result in lower sales volumes compared to the stellar marks posted in consecutive quarters throughout 2015. My worry is the harm that could come from perceptions. Given the public and media fascination with the real estate market here, I worry about a well-publicized misinterpretation, leading to false
conclusions of a “bust” or “crash”. One look no further than the buzz generated with respect to recent incidents of “shadow flipping” for an example. On that point, please know that in no way do I justify the actions the small group of unscrupulous agents reported, and neither do the overwhelming number of realtors like me who willingly abide by our code of ethics. I am simply stating a concern that if sales do not match the high levels of 2015 in 2016 and the media expounds on this point without scrutiny, one need not panic and believe the cries of “bust” or “crash”. NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid:
1. Not knowing your credit score/rating

Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You can get your credit score from Equifax or TransUnion.
3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you.
2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get pre-approved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your pre-approved rate for a period of between 60 and 82 YPNEXTHOME.CA
4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage won’t be paid off until 2041.
We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lumpsum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax.
