or some, renting could be an opportunity to take money that would otherwise be dedicated to a mortgage and home maintenance costs and invest in big ticket items such as a vacation, a vehicle, an RRSP or other investment opportunities.

Renters often tell me that they enjoy having less costs to deal with and appreciate the fact their time is their own. “It’s nice that I can call the Super to fix things instead of doing it myself or paying someone else to fix it,” one renter said.

Jake, a homeowner-turned-renter, told me that moving to a rental property was, in his opinion, a wise move. “I wanted to work out more, travel more and spend more time with my friends since both my children have left home. The only way I could manage to find the time and money to do this was to sell my home. I’ve been able to cut costs and created more time for myself by not having to do things like yard work.”

After hunting for a place that was affordable and convenient to his workplace, he was able to budget for three trips that he wouldn’t otherwise been able to take if he was still paying a mortgage. As an added bonus, he thinks he’s convinced a friend to do the same. “She saw how happy I was and she was impressed with building, I think she’s a little jealous,” he laughed. “Wait until she sees my vacation pictures.”

It’s a couples’ world out in rentersville, a one-bedroom apartment becomes extremely budget friendly when divided between two people. In fact, many couples find it quite comfortable to upsize – whether they need a home office, guest bedroom or a ‘spare’ room that eventually becomes a nursery.

While singles may not have the option of splitting a one bedroom to save on rent, sharing an apartment with a roommate or two is a pretty effective way to cut back on living expenses without having to cut back living space to the bare bones. While a bachelor apartment or a studio will allow a single to have more privacy, the expense of rent is compounded by the full cost of bills – phone, Internet and cable are a fixed price, whether used by one, two, three or more people. Even insurance, hydro, gas and water don’t double with an additional person, so having someone to share bills with is the other half of the budget-testing question “Should I live alone?”

tatistics show that one in five renters have children. Whether youâ&#x20AC;&#x2122;re a single parent, or a family with young children and are searching for a suitable apartment, living with children in an apartment can present certain challenges. Here are some suggestions that will help to make your experience a success.

CAN YOU BE DENIED AN APARTMENT IF YOU HAVE CHILDREN? You are required to disclose on your rental application who the occupants of the apartment will be. Technically a landlord cannot deny you an apartment if you have children (this would be a Human Rights violation), but you should be aware that some buildings are much more childfriendly than others. Keep this in mind when searching and if necessary ask the rental agent if there are young children or other families with children in the building.

SAFETY SHOULD ALWAYS BE PARAMOUNT Infants and toddlers should never be left alone in an apartment – that includes going downstairs for even five minutes or less to get the mail, do the laundry, take out the garbage, or get something from your car. Infants – even if sleeping in a crib – should never be left unattended. Likewise, keep your eye on your toddler and ensure that windows and balcony doors are kept locked.

Children, particularly school-age children under the age of 11, should not be left alone in apartments if parents are working or are out for other reasons, but many parents have little choice and do it anyway. Serious injuries – due to falls, accidents, burns, poisoning, etc., could result from a variety of accidents that could easily occur in an apartment building. Your children are your responsibility and should not be free to run around the halls and ride on the elevators.

BE SENSITIVE TO THE NEEDS OF CHILDLESS NEIGHBOURS If you do have children, keep in mind that many of your neighbours don’t. Your child-free and childless neighbours are not used to living with crying and shouting, or coping with large strollers, so be sensitive to the needs and concerns of others.

Children do have a right to be there, but they are your responsibility at all times. Strollers should be folded up and stored inside your apartment or in the storage room and bicycles parked in storage racks provided for that purpose.

CHOOSE AN AREA THAT’S CONVENIENT TO SCHOOLS, PARKS AND PLAYGROUNDS If you are renting with children, research the neighbourhood first to find out where schools, parks and playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Hallowe’en parties, picnics and barbecues for year-round family fun.

If your building does not have onpremises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

When they are old enough, teach your children essential streetproofing, safety and other coping skills. While there is no law specifying the minimum age

a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over.

7 steps to

de-cluttering for a move

by HELLEN BUTTIGIEG MOVING IS RIGHT AT THE TOP OF THE LIST of most

people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate: 1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’.

Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move.

2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories.

3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.

Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations).

5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the offchance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it.

6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes.

7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in TheRentersGuide.ca or disposed of in a way that doesn’t hurt the environment.
