There’s this myth that renting is inferior to homeownership. That’s simply not true. We all have to live somewhere, and for many people, renting is a smart move financially and can be equal to, if not better than, owning a home, if you do it right. In many ways, renting can be less expensive. Your rent is fixed for at least 12 months, so it’s easy to budget. It increases incrementally and offers no surprise fees, or a mortgage renewal at a higher rate. A house will always need work – a roof, furnace, windows, a plumber, an appliance – all of which are out-of-pocket expenses. If you’re thinking condo, monthly maintenance fees are over and above the mortgage and utilities, as well as insuite plumbing issues should they occur. Renters have lower insurance rates and less bills – and if you rent “all inclusive”, everything is included in the rent. As for that cash-out you would get when you sell your home? Take all of the money you’re not spending on repairs and upkeep and either use it now to enjoy a lifestyle, or find a good financial advisor and get that nice nest egg growing. In this issue of Renters Guide, Jane Herman outlines the advantages of renting versus owning a home, especially when you’re just starting out. Read what she has to say on page 14. HOW TO MOVE PIANOS AND POOL TABLES

CHUCK RESNICK When it comes to moving households, handling large, bulky items is a challenge, especially if you decide to do it yourself. Certain items are best left up to the pros. Here is a bit of professional insight into what it takes to move pool tables and pianos safely and successfully, without damage. POOL TABLES

A pool table must be taken apart before moving it. Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed. Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the truck and should not come into contact with anything else during transport. 10  Renters Guide  |  June 21–July 5, 2019

When it’s time to reassemble the table at the other end, it’s important to know just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floorbearing capacity. Ideally, pool tables should go into a basement on a concrete floor. PIANOS

It takes a minimum of three people to move a piano. The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection. The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. Leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, lower the piano gently on its side onto a special piano sled. Remove the second leg while at least two people are supporting the piano. Then, shift the piano to an upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and is secured to the sled to prevent pressure points while being moved. Then it becomes easy to remove the final leg. The piano body is pad wrapped and stretch wrapped and then eased onto a special dolly and wheeled out the door. The piano

should remain on the dolly, which becomes part of it during transport. It’s strapped it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling. Once it is reassembled in the new home, it is critical that the owners have the instrument re-tuned, as there will be some unavoidable changes from the move. Whether it is a pool table or a piano, consider hiring a professional moving company to these transport items. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions. If you’re a young single, a freshat-work professional, or a recently married couple, and you’re wondering what to do, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services. Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. The hassle and expense of having to sell your home would unnecessarily complicate any career move. Some bankers and real estate professionals will try to convince you that with renting you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc. , the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along

with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! Function

The first thing you will need to determine is the primary function of your small space. Do you want to create an area for lounging, dining, entertaining, or even privacy from your neighbours? Once you have the focus of your space, you can start the design layout. We like to start from the ground up. A personal favourite of ours is using artificial grass or turf. In urban areas, where we typically find condos and townhouses, it can bring some greenery into an otherwise concrete jungle. Alternatively, interlocking wood tiles for balconies and patios are also a great solution.

Dining and seating

For small patio spaces, it’s always important to try and source double-purpose items. For instance, an outdoor chair with an ottoman can be placed against one another to create a lounger. Flexibility is key! In most cases, an outdoor tall bistro table (bar height) or small rectangular table will be the best fit, as they’re usually a smaller footprint, and help to maximize your view. Also, make sure the chairs or stools tuck nicely into the table.

Greenery

When in doubt, go green! Choose a mix of pots and planters. Lush greenery and plants will be a great escape from your concrete surroundings. At Kalu, we like a combination of artificial hedges to create privacy and low-maintenance potted herbs, which can be useful for cooking in the kitchen as well.

Accessories

Don’t be afraid to treat your outdoor area as you would your living room. There’s a wide array of “in-out” accessories and furnishings available at most outdoor suppliers. From outdoor-treated cushions to candles, lanterns, and even art, all of these items add an “indoor” look outside. Also, consider utilizing colours and accents on the exterior that you might find on the interior of your home for one cohesive look.

CheCking references on a potential roomie

is essential kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how your potential roommate feels about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important. The application form will have a spot for references. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them that you will call these people to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify. Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Then ask, “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters, sharing a

space and relying on them to fulfill their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal possessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective. Communicate clearly and you will find the right match.
