The Housewarming a renter’s righT
Jennifer Braun “Can a renter throw a housewarming party?” This is a legitimate question that has crossed my screen on the interwebs. Go to merriam-webster.com and you will see housewarming defined as “a party to celebrate the taking possession of a house or premises.” There is nothing in this definition that speaks directly to the act of buying a home. So why are renters questioning their right to a housewarming?
When you rent, you are moving into a new home and you are taking possession of a property, be it for a determined or undetermined amount of time. Now of course, renters use your judgment. Is your rental a place where you will be short term? Or is it that place where you’re settling in to stay? If the answer is the latter, you have the right to want to celebrate this turning point in your life. For the sake of all renters, throw a housewarming! An apartment is a legitimate home. And let me be clear; call it a housewarming. Don’t start making excuses to your friends and family like “I just wanted to
get together” or “I’m only renting, but wanted to show you my new place anyway.” No, no, no… you are having a housewarming because you want to celebrate moving into your new home! AIM FOR A SAFE, SECURE MOVE CHUCK RESNICK When you move, you want your belongings to arrive at their destination safely. But there are other forms of safety and security to consider. For example, as items are being transferred to and from the truck, how can you be sure nothing goes missing? Make sure those involved don’t leave vehicles unattended for too long. This is particularly important when moving in or out of an apartment building, when trips to the elevator may mean those
carrying the items are gone from the moving vehicle for extended periods of time. Untrained people who help you move may inadvertently cause damage because they lack the know-how to move certain items. Movers have special packing materials, labels and loading/ unloading techniques in place to protect these cherished pieces. Moving electronic storage equipment and servers can be tricky. Does your mover have a strategy in place with information security as a goal? It’s also a good idea to have specific items appraised and insured personally to protect them. Create an inventory, take photos and provide a copy to the mover. Another aspect of a move
is the ability of the drivers. Are they skilled, experienced or even trained to drive the vehicle safely? If you are not used to driving with a heavy load, it can be risky. A professional moving company provides trained drivers. A mover who offers full insurance with professional and bonded employees relieves you of safety and security issues. CheCking references on a potential roomie
is essential kathryn kusyszyn Employers check references, landlords check references, and if you’re considering someone as a roommate, you should check their references, too. A person can seem charming initially, then later on turn into a nightmare. Do your homework and avoid such situations. Have a rental application form that’s appropriate for your province. It will cover all the bases. Discuss how your potential roommate feels about overnight visitors, smoking, pets, sharing household chores, etc. Asking why they left their last place and how long they lived there is important. The application form will have a spot for references. Ask for references from their current employer, a previous landlord and at least one previous roommate. Tell them that you will call these people to verify employment status and their previous housing history. By providing contact information for these references, the prospective roommate is giving you permission to contact them. Check your province’s privacy and human rights laws for what you are allowed to ask and what isn’t okay. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check for another job. they paid their rent on time or if there were any other pertinent issues, and why they left. If this information doesn’t match what the person told you, you may need to clarify. Previous roommates can be revealing. Ask how long they have known the person and how long they lived together. Then ask, “What did you like about living with __?” and “What didn’t you like about living with __?” Ask why they are no longer living together. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters, sharing a
space and relying on them to fulfill their responsibilities. You need to have a reasonable comfort level with them – they will have access to all of your personal possessions and be privy to much of your private life. Your health, safety and peace of mind are at stake. Be selective. Communicate clearly and you will find the right match. If you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift.
Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your

holiday spending in January. Yup, you would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come September, I start keeping my eyes open for “deals” on things I know my friends and family will love. Failing that, start here, with Gail’s Holiday Spending Plan: Write down the amount you
want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos. List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the New Year. If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it’ll take
you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers. Jot down any gift ideas that you might have for the people on your list. Comparison-shop online before heading to the store. (Don’t forget to include shipping costs in your calculations if you decide to buy online.) A dash of planning and dab of creativity can also help you keep your entertainment costs under control: • Invite guests to bring something to share at a potluck dinner. • Serve brunch, throw a fingerfood party or host a wine and cheese tasting instead of a fullblown turkey dinner. • Co-host a party with a pal or sibling, and share the cost. • Make sure you set a dollar limit for your soirée. And list the items, ingredients and décor you’ll need and how much each will cost. Remember, the best gifts don’t have to cost money. If you’re financially challenged this year, offer up your time babysitting, cooking meals, house cleaning, massaging, sewing, knitting, transporting, or whatever else you’re good at. Clip a picture of the service you’ll provide and be clear on how often, as in “I’ll babysit one weekend a month from February to June.” Or better yet, make your own coupon book.
