MOVING? HOW TO FIND THE RIGHT NEIGHBOURHOOD

The search for the perfect rental begins with the search for the perfect neighbourhood, which can be daunting. Searching for something so open-ended and with so many variables can be an overwhelming task, but it doesn’t have to be. You just have to know where to start your search and where you can take it from there. Get ready to find that dream neighbourhood.

SEARCH YOURSELF

You can’t really know what to look for in a neighbourhood until you know exactly what you want. Make a list, take your time. Write down the things that really matter to you. Decide priorities. Order your list from most to least

important. Moving in with your partner? Have them do the same, and see where your priorities line up and where you diverge. Now that you know what you want, it’s time to go get it.

SEARCH THE STREETS

Don’t underestimate the importance of this step. You really can’t know a neighbourhood until you’ve walked its streets at several different times of day. Get a feel for the level of traffic and noise, decide if you’re okay with it. See how the streets feel. Are they lit enough at night? Would it be nice to go for a run through your neighbourhood? Make sure you visit each of your candidate neighbourhoods.

SEARCH THE STATS

While you hunt at street level, make sure you take your research to a bird’s-eye view at the same time. You would be amazed at the kinds of things you can learn about a neighbourhood just from its census data. How old are people there? How many kids are in the neighbourhood? How much are the average monthly costs to live there? What languages are spoken in the neighbourhood? Combine your research with your streetlevel hunting and you’ll soon find yourself walking through the perfect neighbourhood for you and your family. 4. Take time for yourself. When life gets busy sometimes you just need to take a step back and breathe. Go for a walk and take in the crisp air. Don’t forget to put on something comfortable.

WHAT TO LOOK FOR IN A RENTAL

Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases.

THE RENTAL UNIT

• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place?

• Where is the closest bus stop?

• Is the apartment near services that are used regularly? (groceries, bank, fitness)

• Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)?

• Where can vehicles be parked? Is there good lighting outside and in the parking lot?

• How quiet or noisy is the rental unit during the evening for studying or sleeping?

• Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat?

• Does the building have Internet service, or can it be installed?

FINANCES

• How much is the rent?

• Is a security deposit required? What is the amount?

• Does the rent include utilities: Heat, water, electricity, cable or Internet?

• Will a utility hook-up charge be extra?

• Will parking cost extra? What is the amount?

• Who has to pay for repairs — big ones and small ones?

AVOID ROOMMATE MISUNDERSTANDINGS

• Who will sign the residential tenancy agreement (lease)? It’s best that all parties be named on it.

• What will happen if one person needs to move out before the end of the lease?

• How will costs be shared and bills paid?

• How will problems be resolved?

QUESTIONS AND CONSIDERATIONS

• Is the lease for a fixed amount of time or month-to-month?

• When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments.

• Who do you contact if there is a problem?

• Have you arranged for tenants’ insurance?

• Are sublets okay? What about a roommate?

• Are pets allowed? Is a deposit required?

• Is smoking allowed?

• How long can guests stay?

• Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls?

• When and where are notices delivered when it’s time to move out?

• When will the inspection report be done.

It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.

You need to take the elevator in your apartment building every day, and there are some huge pet peeves that come along for the ride. Here’s an elevator etiquette refresher.

1. Exit thEn EntEr. Let passengers off before boarding the elevator.

2. whEn to takE thE stairs. One flight up or two flights down – use the stairs when

able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator.

3. hold thE door! Your neighbours will remember you watching the doors close on them – and not in a good way. Hold the door for others who are running to catch the elevator.

4. kids. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all the floors like a Christmas tree. That’s no way to impress the neighbours or make friends.

5. BE nEighBourly. Generally, the people on the elevator are your neighbours. There’s no need for awkward silence – but there’s also no need for awkward questions. Don’t confuse friendliness with nosiness. Now, enjoy the ride!
