f you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond. Do you know a terrific landlord or property management team? What makes him or her so great? Let us know. We’d love to hear from you!

inding the perfect apartment is no easy task. It’s more difficult than even purchasing a car because it’s not one-stop shopping. Studies show that in Canada the average female between 25 and 40 earning $50,000 or more per year looks at seven properties before she makes a decision where to live. Alternatively, men in the same age category look at three. Here are a few things you should consider when trying to find that perfect apartment:

First, sunlight (or the lack thereof) is important, but most people don’t think about it until after they’ve moved in. Typically, we find that shift workers like to face north. The less sun the better and north is the direction to have your bedroom windows if you want the least amount of sunlight. In turn, if you’re an early riser you most likely want your bedroom and living room windows facing east so you get that “hit” of sunshine every morning. If you have lots of plants or if you need lots of sun in your day, you should be facing south. And finally, facing west is often popular for people who get home from work in the early afternoon. Cooking and lounging while basking in sunshine is a plus for a lot of people. Sun is a huge consideration that most people don’t think about until it’s missing at those times when they want or need it. Lack of sun has been known to cause depression, yet we rarely think about it when renting apartments. It seems to be one of those things we take for granted.

The second thing people need to focus on when looking for an apartment is the neighbourhood. It doesn’t matter if you have the greatest space in the world when you have to walk 10 blocks to get a litre of milk and you don’t drive. Let’s face it, the living room space in most apartments comes in one of two shapes, rectangular or L-shaped; therefore, it’s not the apartment that makes the difference, it’s the neighbourhood. Make sure that if you like to run you’re near jogging trails. If you don’t have a car, make sure that your new apartment is close to a bus stop. You get the idea. The last thing we notice when people are looking for apartments is that they often make their decision based on a short-term mindset. We recognize that people move a lot more often than they did in the past, but we can also tell you that it’s next to impossible to save if

you move every year. If at all possible, we strongly recommend you choose a rental where you plan to stay for at least three years. Pick a place that gives you some room to grow. Did you know that the average resident accumulates about 10 per cent in possessions annually? If that’s the case, you need somewhere to store this accumulation – hopefully without having to move. As Canadians we want to be able to save something. Staying put is one of the ways to do it. Happy renting! Retired fire captain is determined to change carbon monoxide laws

J

ohn Gignac vows never to give up his crusade to protect all families from the killer that devastated him and his family a few years ago. Gignac, a retired fire captain and firefighter, lost his niece Laurie Hawkins, her husband and their two children to carbon monoxide poisoning when a blocked vent from their fireplace forced the poisonous gas back into their home in December 2008. They did not have a carbon monoxide alarm, which would have warned them of the dangerously high levels of this odourless, tasteless, invisible gas referred to as the ‘silent killer’. In the days following their deaths, Gignac vowed to make it his life’s mission to warn all Canadians about the dangers of carbon monoxide and the importance of installing CO alarms in their homes. He founded the Hawkins-Gignac Foundation for CO Education in their memory and began his education outreach and efforts to have carbon monoxide alarms made mandatory… beginning first with his home province of Ontario. “Every day I am haunted that Laurie and her family did not have a CO alarm,” Gignac says. “Until laws are passed in this country to make CO alarms mandatory, more unnecessary tragedies will happen and lives will be lost.” Gignac says he is greatly disappointed that an Ontario bill (Bill 69) was not voted into law in Ontario last spring.

“Many cities and towns have passed local bylaws mandating the installation of CO alarms in any home regardless of its age, we just need provinces to follow suit,” Gignac says.“There is no doubt that lives are being saved because of these municipal laws.” Recently in Sault Ste. Marie, Ontario two families averted disaster when CO alarms signalled dangerous levels of CO gas coming from their water heater. In both instances, residents said they purchased the CO alarms recently as a result of the new bylaw in that city that makes CO alarms mandatory in all dwellings. “Laws or no laws, I urge everyone to install a CO alarm to protect their families against this silent killer,” Gignac continues.“No one should have to suffer the same tragedy that my family did.” More facts about carbon monoxide and the Hawkins-Gignac Foundation for CO Education are available online endthesilence.ca.
