You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesn’t willingly provide any information you respectfully request.

Putting the customer first and offering the best quality rental space for your money is a property management company’s ultimate goal. Once you find the perfect space, don’t hesitate in going for it and making it your own. Let us know how your search for a new place to call home goes.

iving in an apartment means being a part of a community. Whether the building has a couple of units or a couple hundred, there are a few basics to make community living a lot more comfortable for everyone.

While your home is your castle, you share walls, floors and ceilings that attach your castle to other people’s castles. Of course you don’t live in a bubble, so things like noise and odours need some forethought. It’s not just inside your suite, but also in the hallways.

Being part of a community means there are people around using many of the same building features as you do. While you don’t have to become Facebook friends with everyone you meet in the hallway, being friendly and even lending a helping hand when you see someone struggling with parcels or running for the elevator can go a long way.

The benefits of being part of the community can be incredible. Borrowing and bartering with neighbours can save a lot of time and money. Finding babysitting should be a breeze. Carpooling is a lot more likely living in a larger building. Getting together to use the building’s amenities can really pay off. You may be able to get a yoga instructor or a group rate for a trainer if you’ve got fitness facilities onsite, and set up weekly games nights or even community socials! Renting is more than just a home, it’s a lifestyle!

Get a move on Surviving relocation

N

obody pretends that moving to a new home or condo is a walk in the park – but it needn’t be an out-and-out nightmare either. As moving day approaches, don’t wait to be overwhelmed with a flood of jobs that should have been tended to weeks before.

- If you’re doing the job yourself, book a truck.

Self-movers should consult the truck rental company as to the truck size required to accommodate your belongings.

Here, you’ll find a step-by-step guide to easing some of the panic

- Take a good look at the floor plan of your new home and visualize your furniture arrangement.

Decide which furniture you want to hang on to, and which, if any, should be set free.

- If you’re moving to a new town, make a phone call to the local Chamber of Commerce for information about schools, amenities, taxes, etc.

- Get estimates from several different moving companies and book a mover. If you decide to contract the mover to take care of your packing, arrange to have this done one or two days before the moving date.

- Properly dispose of anything you will be unable to move – ie, food in the freezer; flammable painting and cleaning supplies.

Re-familiarize yourself with the contents of your locker or storage space.

If necessary, book a baby-sitter for moving day.

- Return library books, videos and items long ago borrowed from neighbours.

- Arrange storage if needed.

If you’ve hired movers to pack for you, they should be doing so now.

- If your furniture, curtains or carpets need fixing, now is the time to have the work done.

Set aside a suitcase with the clothing and toiletries you’ll need along the way, or upon arrival in your new home.

- If you don’t want it, unload it at a garage sale: less to move, cash to gain.

3 weeks to go - Estimate how many boxes you’ll need and buy them or start to collect them from neighbourhood stores.

Pack a survival kit for your first day, including: - scissors and utility knife - coffee cups, paper plates and - paper towels - tea kettle, instant coffee, tea and water/ soft drinks

Also collect the following: - newspapers

- bubble wrap

Valuables and important papers should be carefully secured. Bring these with you instead of packing them in the truck.

Have your address changed on your driver’s license, registration and insurance, and your health card. In major city centres, much of this can be easily done with once stop or online.

- Talk to your veterinarian about the best way to move your pet.

Moving day - Pick up the truck early, if you’re moving yourself.

- Make a list of every item loaded onto the truck.

- Provide the mover with a phone number through which you can be reached.

Whether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.

the ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place.

Reserve a few minutes every day, perhaps before dinner, to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place. the ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each member of the family.

These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. We’ve all heard that opposites attract, but if your partner’s organizing style is drastically different from yours, it can be frustrating for both of you. Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship. has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning.

Encourage your spouse and children to start this habit too, and enjoy more morning time.

hoosing the right neighbourhood or location is as important as the apartment you live in.

Your community or neighbourhood impacts significantly on your lifestyle by virtue of its proximity to work, school, transportation, shopping and recreation, along with family and friends. .

Living in a dynamic urban setting that’s dominated by students and young professionals, within walking distance of the subway, community centre, great restaurants, shops and entertainment offers the opportunity for a different lifestyle than a quiet suburban setting where you might have more need for a car to get around, and find a high concentration of families and retirees.

Before you begin to search for an apartment, it’s a good idea to establish what kind of neighbourhood you would best enjoy living in and what kind of lifestyle best suits your needs.

Start with a good map of the general area – either printed or virtual– and make a list of potential neighbourhoods in which you could consider searching.

You may want to be near the nightlife.

You may want to be near the financial centre. You may want to choose an area based on specific places of worship or cultural offerings. If you have friends, relatives or co-workers who live in a particular area ask them what they like TheRentersGuide.ca about the area they are living in; this will help you decide if it’s right for you.

• Distance to work or school and travel time either by car or public transportation

• If you need to be close to an older parent or relative, this may also impact on your decision.

• If you have children, where would they attend school? Take some time to carefully research the schools in the neighbourhood.

What parks areas are nearby?

If you are looking to relocate to another city or province due to work or school, the Internet (Ed’s note: therentersguide. ca is a great source) offers many sites that provide listings of apartments as well as information about the general rental climate in any given area.

Depending on the site you may be able to search by province, region or major cities. Some specialized rental sites may include photographs, descriptions, links to floor plans and even virtual tours.

5 tips for decorating

Small SpaceS are more and more common,

and making these spaces work can be a challenge. With careful space planning and ingenious multi-functional products, you can have all the function and style in any square footage.

TIp #1: STarT WITH a rIGHT-SIZed SoFa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome.

Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many apartment/condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space.

TIp #2: USe clear FUrnITUre What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view.

TIp #3: Wall-moUnTed lIGHTInG A layered lighting plan is something I always recommend TheRentersGuide.ca to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. TIp #4: WorK WITH pIeceS THaT are mUlTIFUncTIonal In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution.

TIp #5: WorK WITH SmarT SToraGe SYSTemS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found.

I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.
