enting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

ersonally, I think making the decision to move takes a lot of courage. It’s so easy to stay put, to make do, to find solutions to make it work, even when it clearly isn’t working. Whether you want to move across town to be closer to your work, or you want to move into a different size of apartment within the same building, it’s really not that difficult. Most people think moving is a hassle because of the effort to pack up your possessions and ferry them from one place to another. But the fact is, going through your possessions and paring them back is a good process to complete on occasion. Declutter. Get rid of the unnecessary stuff weighing you down. Moving is the perfect opportunity to realize what is unnecessarily taking up space in your home – and in your life. Start decluttering. Pack only what you need to keep and throw away or donate the rest. You’ll find the brief inconvenience is greatly outweighed by the satisfaction of a new home that best fits your needs – without the excess weighing you down! THE 15-POINT MOVING DAY CHECKLIST B Y DA N H O P K I N S
MOVING IS NEVER EASY OR EFFORTLESS, BUT THERE ARE WAYS TO SIMPLIFY. I recommend the following 15-point checklist to help you complete your move in a stress free way:

Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty.

Carry important documents, money and jewelry with you.

Remember to pack a box of basics that you may need on move-in day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home.
Pack toys, games or special items for the kids to keep them busy during the move.

Donâ&#x20AC;&#x2122;t pack paint, bottles of bleach, gas cans or other inflammables. It is against federal law for movers to transport flammable and combustible materials.

Use strong boxes and containers that can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items.

Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

Avoid loading more than 50 pounds into one box.

Have rugs and draperies cleaned before moving and leave them in wrappings for the move.

Pack medicines in a plastic re-sealable zipper storage bag or leak-proof container.

Check the weather forecast for your move day. If itâ&#x20AC;&#x2122;s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice.

Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.
Label each box and indicate: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first.

xperts have been touting the importance of having an emergency fund since Moses was a lad. So why is it that so many people still don’t have TheRentersGuide.ca TheRentersGuide.ca enough (or any?) money set aside just in case? Reasons and TheRentersGuide.ca TheRentersGuide.ca rationales abound.
“I’m paying off my debt. That’s the most important thing.” With the amount of debt people are buried in, it’s no wonder people want to get rid of it as fast as they can. But having a single focus is never a good way to create balance. Money in the bank gives you options – ways to deal – so that you can stay on track with debt repayment even when the business hits the fan. Having no cash at the ready means you’ll no doubt be forced to use your credit to deal with a broken furnace, unexpected medical bills, or replacing that tire you blew on the highway. Accessible cash means you can keep to your debt-repayment plan and deal with whatever crisis – large or small – that has come knocking on your door.
“I can’t see the point of letting money sit earning next to nothing.” While it can be a really sad thing to watch thousands of dollars languishing in a savings account, return isn’t the priority with an emergency fund. Access is. Stick that money into the market and it may not be there just when you need it most. Stick it in a high-interest savings account and while you may be irked by the pittance you’re earning in interest, the emergency fund will be at the ready when you hit the wall. less of a buffer if you're living rent-free, you have no debt, you walk everywhere you go, and you’re happy eating ketchup soup three nights a week. If you want a realistic emergency fund – one that actually gets you though the rough – figure our your monthly essential expenses and multiply by six. That’s how much you need. Unemployment insurance may help fill the gap if you lose your job, but it doesn’t go far. And unemployment isn’t the worst emergency you may face. Get sick and watch your money evaporate. Even if you have good health and disability insurance plans, your cash flow will still take a kicking until your benefits click on. “Who needs an emergency fund when you can use a line of credit?”The people telling us an LOC is an emergency fund are the same people who let us buy houses without enough money down, offered us ways to satisfy all your whims while spending money we hadn’t yet earned, and continually raised our limits until many of us had enough debt to bury an elephant. A line of credit is not an emergency fund, it is debt waiting to happen. If you hit a wall and end up racking up tens of thousands in debt on an LOC, how was that diverting disaster? Perhaps the problem with the whole emergency fund thing is that people don’t like to think they’ll have to deal TheRentersGuide.ca TheRentersGuide.ca with emergencies. It’s not unlike the folks who won’t make a will because they don’t want to contemplate their
demise, or who won’t buy disability insurance because they can’t imagine becoming disabled. Maybe we’re just calling it by the wrong name. The whole idea of having to deal with emergencies can be a real downer. Maybe what we need is nomenclature that sounds far more proactive and positive. We’ll stop predicting disaster and instead focus on the fact that when you have money at the ready, you also have ways and means to deal with whatever life pitches at you. Hmmm… a Ways-and-Means Fund… cash in the bank that gives us the means so we can figure out ways of dealing with life’s lumps. Your son breaks his arm playing in the park, and you have the means – the money – you need to take a day off work, get him to the hospital, and cope in whatever other ways you must. Your partner is downsized and you have the means to pay the bills and keep food on the table until he finds new ways of bringing home the bacon. You bang up your car or find yourself in the throes of a divorce, and you have the means to keep the financial boat afloat while you find ways to cope with all the other stress in your life. Convinced that having The Means offers you more Ways of smoothing out life’s bumps? Now it’s just a matter of coming up with the dough. It takes effort to knead intent into action. To best way to create your Ways-andMeans Fund is to set up an automatic deduction from your regular account
to a high-interest savings account. If you don’t have much to save, it doesn’t matter — the important thing is just to start, to convert your intent into action. As long as you haven’t started, you’re not creating the means for dealing with what life will inevitably throw at you. Commit $25 per pay to your Ways-andMeans Fund. Once you’ve begun, you’re on your way and then it only becomes a matter of how to boost the amount you’re setting aside to grow your stash of cash. Most people have expenses they can trim to boost the money going to their Ways-and-Means Fund. Do you buy coffee every day on the way to work? Calculate how much you’re spending, cut it in half, and send the difference to your Ways-and-Means Fund. Smoke? If you smoked half as much, how much would you be able to sock away? Pick up the latest magazine at the checkout counter? Subscribe to premium cable? Go out for a drink with your friends after work? Buy your lunch at work? Pick up your favorite stuff whenever it’s on sale even though you already have 30 pairs of shoes, white shirts, handbags, DVDs, (name your vice here). How quickly could you build your Ways-and-Means Fund by focusing on being safe as opposed to being satiated? If you’re determined to keep all your small indulgences, try the Tit-for-Tat approach to building your Ways-andMeans Fund. Each time you satisfy a want, contribute an equal amount to your Ways-and-Means Fund. Not only will it make you really think about whether you’re going to spend the money – in essence whatever you buy is going to cost your cash flow twice as much – you’ll be giving yourself options for the future while you enjoy yourself today.

7 steps to
de-cluttering for a move by HELLEN BUTTIGIEG MOVING IS RIGHT AT THE TOP OF THE LIST of most
people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate: 1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move. 2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories. 3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff.
Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations). 5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the offchance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it. 6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes. 7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in TheRentersGuide.ca or disposed of in a way that doesn’t hurt the environment.
