The level of closing recovered slightly during August after dropping dramatically between June and July. We counted 470 closed listings during August, down 32% from August 2021 and the weakest August since 2019. Sales between $500,000 and $1,000,000 dropped the most – down 42% compared to a year ago. In contrast, the range over $2 million was up 12%, while sales of homes between $1 million and $2 million were down 29%.
At the end of August, the active listing count was lower than the month before, moving from 2,008 to 1,931. After the sharp increases during the summer, this drop must come as a relief to sellers. We measured 1,260 at the same time last year, so supply is up 53% since then. Homes between $1 million and $2 million have seen a slight rise supply rise during August and supply of these homes are up 87% compared to a year ago, so this price range is well supplied. The supply of homes over $2 million is up only 29% from last year while homes between $500,000 and $1 million are up 59%. Distress remains very low. There are ten pre-foreclosures and one lender-owned home among the active listings.
SUPPLY
We can anticipate future sales by looking at homes under contract. We started September 2022 with 645 listings under contract, which is down 29% from 912 in September 2021. Demand remains weak, though the luxury sector is not affected as dramatically as the range below $1 million. We are likely to see closing numbers during September that are much lower than September 2021 but possibly a little higher than August 2022. Homes over $1.5 million are surviving this down trend with 216 listings under contract, down 18% from August 2021. However, homes under $1.5 million are down 34% from 650 to 429. –

The average under contract price per square foot stands at $543, down from $551 last month and $572 the month before, but still far higher than the $459 we saw on September 1, 2021. This month the under-contract pricing reflects the significant weakening in price that has taken place between June and September and suggest that sales prices will fall again next month.

SALES PRICING
UNDER CONTRACT PRICING
Due to relatively low volumes and a wide range of price points, the Northeast Valley luxury market can display a lot of volatility if measured monthly. We therefore prefer to measure price per sq. ft. over a longer period to identify trends more accurately. The twelve-month average currently stands at $476, up 27% from $375 in August 2021. The six-month average stands at $504, up 26% from $402 in August 2021, but unchanged from last month. The three-month average stands at $497, down from $504 last month because pricing has weakened sharply over the past three months due to the steep drop in demand and rising supply. The strong upward pricing trend that has persisted for many years has finally run out of steam and we expect the longer-term averages will gradually change direction like the three-month average.

The number of active listings in Arcadia rose modestly from 44 to 47 during August and is up 15% compared to September 1st, 2021. However, it remains low by long-term standards. Closed sales came in at ten, down from fifteen in August 2021 and the lowest total for August since 2011. Average price per sq. ft. has recovered from a slight softening last month. The twelve-month average has grown 28% from $519 to $662 over the last twelve months. The six-month moving average has risen 28% from $561 to $716, while the more volatile three-month moving average increased 24% from $597 to $739.

The supply of active listings rose modestly stood at 17 on September 1st, the same as August 1st, and down from 27 twelve months ago. This is still very low compared to long term measurements. There were seven closed sales during August, up from five in August 2021. Pricing continues to rise on the Biltmore showing no sign of weakness yet and the twelve-month average has moved up 30% from $386 to $501 per sq. ft. over the last year. The six-month average is up 25% from $416 to $512, and the volatile three-month average has seen a 30% increase from $399 to $518.

The supply of active listings fell from 133 to 125 during August, but this total is up 58% from the 79 that we saw on September 1st, 2021. There were 30 closed sales during August, down from 45 in August 2021. Sales remain robust compared with the rest of the Northeast Valley. Pricing continued to rise with little sign of the weakness we saw in many other locations. The twelve-month average price per sq. ft. came in at $367 in August, up 27% from $288 a year earlier. The six-month average rose from $311 to $401 over the last year while the volatile three-month average was $411 per sq. ft., up 35% from $305 a year earlier.

Closed sales totaled 110 during August, down 35% from 169 in August 2021 and the lowest August total since 2016. Prices showed their first sign of weakening. The twelve-month moving average $/SF came in at $501, up 28% from $391 in July 2021, while the six-month average rose from $421 to $525. The volatile 3-month average was $541 having been $422 a year earlier, an increase of 28%. However, it is down from $550 last month.

Christie ’ s international Real Estate
Supply in Paradise Valley rose during August, from 132 to 141 active listings as of the beginning of September 2022. This is down 7% from 152 at the same time last year. Closing counts came in at 23 for August, down from 32 last year and the lowest August count we have seen since 2014. Prices are starting to weaken although the twelve-month average price per square foot now stands at $704, up 37% from $528 in July 2021. The six-month average stands at $742, up 33% from $565 last year, but flat compared to the last 2 months. The three-month average came in at $721, up 28% from $594 in August 2021, but down from $750 last month. The three-month average has declined for two months now.

On September 1st, Scottsdale’s active listing counts was 1,202, a 5% decrease from 1,264 at the beginning of August. However, this is up 52% from the same time last year. In August we counted 317 closed sales, down 31% from the 461 we saw in August 2021. Although prices are still far above last year, the last two months have shown increasing price weakness. The twelve-month moving average $/SF came in at $463, up 27% from $366 a year earlier. The six-month moving average stands at $494 up 26% from $392 a year ago and the more volatile three-month average was $492, up from $395 in August 2021, a rise of 25%, but down from $503 last month.
