Overview

In October, a total of 941 contracts were signed in Manhattan across Condos, Co-ops, and Townhouses; an 40 45% increase from September

These 941 signed contracts represented $2 1B in sales, a monthover-month increase of 32 95%

500 signed contracts were Co-ops, representing a 46 63% increase month-over-month with a corresponding 33 99% increase in sales volume

Condo contracts totaled 426, representing a 35 24% increase, while sales volume increased by 39 31% from September

Townhouse sales increased 7 14% month-over-month with a corresponding 30 05% decrease in sales volume

In October, the number of Co-op contracts signed increased significantly by 46 63%, while Condo contract activity rose by 35 24% However, the average price per square foot decreased by 6.76% for Co-ops and by 0.82% for Condos. The Townhouse market saw a modest 7.14% increase in contract activity, accompanied by a 30.05% decrease in sales volume.

Tower buildings experienced the most significant growth, with a 54 90% increase in contracts signed and a corresponding 56 88% rise in dollar volume. Contract activity in Midsize and Boutique buildings increased by 35 50% and 33 13%, respectively, corresponding to a 42.46% and 27 93% increase in sales volume

In October, Boutique and Midsize buildings experienced a slight decrease in average price per square foot, with Boutique buildings seeing a 0.15% decrease and Midsize buildings a 1.50% decrease Conversely, Tower buildings saw a 2.68% month-over-month increase.

In October, contract activity increased month-overmonth for all building sizes. The highest increase was in Post-War buildings at 62 50%, followed by Pre-War buildings at 36.06%, Recent buildings at 23.29%, and Boutique buildings at 17 78%

Building Age

In October, the average price per square foot in Post-War buildings decreased by 3 21% monthover-month. However, the average price per square foot increased by 6 49% for New buildings, 2.34% for Recent buildings, and 1 14% for Pre-War buildings
