Strength combined with style Karen Phelps After the Christchurch earthquakes strength and durability is on the minds of many people. The incredible strength of the Lockwood jointing system means that when put to the test Lockwood homes have an impressive ability to withstand extreme conditions. Lockwood marketing manager Victoria Jessop says that a standard Lockwood home subjected to 22 simulated earthquakes up to 7.0 on the Richter scale over six weeks of laboratory testing came through completely undamaged, with windows opening freely and all glass remaining intact. Testing also showed exterior walls could withstand more than 12 tonnes of sideways pressure from winds and earthquakes. Recent proof of this came after the Christchurch earthquakes. According to Jessop a survey of hundreds of Lockwood owners in the Canterbury region showed that Lockwood homes survived incredibly well under real-life earthquake conditions. “We offered our customers in Canterbury a free inspection of their home and found very little damage. “We have dozens of testimonies from Canterbury Lockwood customers whose homes survived well while, in many cases, their neighbours’ homes are a pile of rubble,” says Jessop. “The fundamental strengths of a Lockwood are unique. That’s because Lockwood walls are locked together, not just nailed together.

“Our intricately engineered aluminium profiles slot into machined dovetails of laminated pine, locking the wood into position horizontally, while vertical tie rods lock the whole structure together vertically. This patented system has proven resistant to earthquakes and cyclones all over the world.” Jessop says that timber is the perfect building material because it is not only strong but also during the growing process, trees literally eat carbon. “A Lockwood solid timber board is comprised of over 50% stored carbon by weight. By sourcing our pine timber from plantation forests we can assure our customers that a Lockwood home helps the planet right from the start.” She says that wood is both earth’s most renewable raw material and the most planetfriendly building material. “Trees help cleanse the atmosphere of carbon dioxide, and timber takes less energy to manufacture. “So when you get handed the keys to a Lockwood home, you are in carbon credit and can remain that way for twenty years. Te Rakau showhome at the cutting edge Karen Phelps The new Lockwood Te Rakau showhome showcases the contemporary and eco-friendly possibilities offered by the Lockwood brand, says Lockwood Homes marketing manager Victoria Jessop. Like all Lockwood Homes the Te Rakau showhome comes with all the benefits of solid wood sustainably sourced from New Zealand radiata pine forests. “A solid wood home has a significant thermal mass, meaning that very little energy is required to heat, cool and ventilate it,” says Jessop. “Solid wood’s natural insulation qualities, combined with high heat capacity, provide a

stable, comfortable wall surface temperature,” she says. “Solid wood naturally breathes, controlling humidity within the home.” “Timber Lockwood Homes are dry, healthy and leak free.” Jessop says that timber is also an ecofriendly building choice: “Not only does wood take less energy to produce making them environmentally friendly but solid wood homes have the unique ability to reduce CO2 in the atmosphere by safely storing carbon as part of its natural composition - indefinitely. “Trees eat carbon and swap it for oxygen. Home combines the best of both worlds Karen Phelps The new Lockwood showhome in Rodney built by Jeff Turner Builders showcases the modern design possibilities that are possible with the Lockwood brand. The showhome is a stunning example of how traditional Lockwood materials can be combined with gib and stonework to result in a truly contemporary design, says company owner Jeff Turner. The 180sqm open plan three-bedroom home includes a study and two bathrooms and opens out onto two large decks. Jeff and wife Nan took over the Rodney district franchise in January 2009. Turner had worked in the building industry for over 30 years and previously owned his own building company. His varied experience within the industry includes executive style homes to management roles on high rise apartment projects. He says he took on the Lockwood franchise as it was such an iconic Kiwi company and he was impressed by the strength of the system and product. “Lockwood walls are locked together not nailed together. Lockwood’s intricately engineered aluminium profile design slots into the machined corners of solid laminated pine, locking the wood into position. This patented system is incredibly strong.” Since taking over the franchise the Turners have been focusing in strengthening the brand in their area and say the main message they want to get out is the contemporary looks that can be achieved with the Lockwood system. “While many people still like the traditional Lockwood look many others prefer to mix this with other contemporary materials. “That’s the great thing about the Lockwood brand – you can achieve so many different looks from traditional to contemporary. “We’re trying to get the word out that you can build literally any style of house you can think of in the Lockwood system.”

modern take on the classic Lockwood look. “It gives a really light bright interior that can mix well with bright colour feature walls etc,” he says. Based in Kumeu, Lockwood Rodney employs a team of five who can make site visits in the initial stages to offer customers advice on the suitability of a site they are thinking of purchasing. The franchise covers north and west Rodney and south Kaipara as well as Bethels Beach to Waiwera to Mangawhai. Turner says that the strong and durable Lockwood suits the coastal environment well.

The company is currently building a home at Shelley Beach on a site overlooking Kaipara Harbour. The home includes 6.5 metre covered decks which frame the stunning view. Turner says the home is another good example of the modern looks that can be achieved with the Lockwood system. The team is completed by contracts manager Soren Antonsen, a qualified architect and master carpenter who has supervised a wide range of commercial and residential projects both here in New Zealand and in Europe. The business mainly focuses on designand-build projects, but Dean says this year the focus will also be on promoting the stunning new range of Lockwood plans that has just been released. Oceanside Homes has already constructed four two-storey three-bedroom holiday accommodation units for the New Zealand Army on Victoria Road Mount Maunganui. The new showhome design has proved so popular that Oceanside Homes had already completed a home based on the design for a customer before the home even opened. “The home located at Te Puna was built

The new Tauranga Lockwood showhome drew around 150 groups of visitors through its doors when it was opened to the public recently. Built by Oceanside Homes Ltd which holds the Lockwood franchise for the Tauranga region, the distinctive design has set a new benchmark for showhomes in the region and showcases the contemporary possibilities offered by the Lockwood system, says Oceanside managing director Paul Dean. “Because it is such a distinctive design and so different from the norm I think people have been waiting for it to open. We have certainly had a fantastic response,” says Dean. The home was designed by Oceanside Homes technical director Jorgen Frandsen, an award-winning registered architect who is also a past head of design for Lockwood International. The open plan 195sqm showhome has three bedrooms. It includes 110sqm of open plan kitchen/dining/lounge space. The ocean and beach was the inspiration for the design which has been modelled on a nautical theme, partly due to Frandsen’s personal interest in yachting. “Lockwood has been renowned for producing great beachside homes and so we wanted to keep that theme in the showhome, especially as the home is located at Tatahi Cove and our market is Mt Maunganui through to Pikowai Beach,” says Dean. A mix of modern materials showcases the contemporary direction of Lockwood homes. The ceilings inside the house are made from white poplar plywood panels to give a subtle contrast to the usual Lockwood look. Timber has been blonded on the walls to give a light, bright interior. Feature walls of gib allow for splashes of colour. A mix of carpet, tiles and vinyl that mimics wood flooring in look and feel give a luxurious feel without breaking the budget, says Dean. Dean and Frandsen took over the Tauranga franchise in 2011 and say that their complementary skill sets bring a broad range of specialist knowledge to the business. Dean is a well-known and respected business consultant with a background in sales, marketing, branding, business management and business advisory which

Ultrawood reputation built on top quality Karen Phelps The partnership of Bob Ward and Richard Waldron, owners of the successful Lockwood Auckland South franchise, Ultrawood Homes, has proved a winning formula. Their company has now built more than 300 homes over 20 years in the region and has established a solid reputation for excellent workmanship. Waldron started working for the Auckland South Lockwood franchise in 1994 as an architectural designer before buying into the franchise in 2006. Ward trained as an architectural draughtsman and has 40 years’ experience in the industry working for large architects in New Zealand and London. He has built homes for himself and has been a successful Lockwood franchisee since 1994. Waldron’s wife Nancy assists with the customer relationship management while Margaret Ward offers her help in the business where needed. As an example a four-bedroom plus study home built in Franklin shows how a classic design can be modified to suit the specific site. The home has pitched timber ceilings, an insulated wall system and schist stone detail in the entryway. At present Ultrawood Homes is undertaking a design and build project in upmarket Mission Bay, Auckland. The two-storey home has been specifically designed to suit the tight site. A mixture of different materials will be used including solid timber and plaster gib board inside and a classic aluminium exterior mixed with stained timber. Ultrawood is also undertaking a project on remote Great Barrier Island, which Waldron says demonstrates their sound project management skills. Builders will base themselves on the island for the duration of the build of the classic series 260sqm Lockwood. “We have to carefully plan every aspect of the construction so that all materials can be shipped in on a single barge to keep costs down for the client. “It’s about meticulous planning as we can’t forget anything as it’s not exactly easy to get additional suppliers,” he says. Lockwood Auckland South covers from south of Te Kauwhata to central Auckland. “I’ve lived in Lockwoods myself and they are great homes to live in. “They are low maintenance and wear well. Stunning home meets all expectations Sue Russell Taupo company Peter Richards Builders has just completed a stunning Lockwood home south of Taupo for Palmerston North couple Graeme and Sharryn McLaughlin. The five bedroom pod-structured retreat for the busy couple was built with a growing family in mind and just recently was the setting for their daughter’s wedding. “We first made contact with Peter Richards Builders in 2007,” says Sharryn McLaughlin who said that initially she was not keen on a Lockwood because she thought it would be “too woody”. Graeme on the other hand always wanted a Lockwood design so the couple compromised

by using gib board on the internal walls and using blonded knot free timber for the inside of the exterior walls and timber sarked ceilings and beams, the exterior cladding is Cedar. The couple wanted a design that would give different spaces for a growing family and be flexible enough to cater for times when just the couple were there. “With the pod design when it is just us at the house we can live comfortably in part of it. We didn’t want to be heating up the whole home when it wasn’t called for,” says Sharryn. Twelve years ago the couple bought the land which at that stage had a typical lake-side cottage on it; perfect when the children were growing up. “The cottage was great fun but we always knew we were going to do this.

They listened to what was important to us and now we have started to live in it all our expectations have been met.”

“Our house in Palmerston North is quite dark, so we were certain we wanted something extremely light for the beach house.” To help the couple ‘see and feel’ the spaces in the planned design, architect Jorgen Fransden of Ambienti Team Architects produced a balsa-wood model, complete with lift-off roofs. Sharryn McLaughlin says while there were subsequent alterations to where the spaces were positioned, the fact they could look

through the model and get a sense of its spatial orientation helped “bring the design to life”. The inspiration for the colour palette chosen came from a scoop of sand she got from the lake foreshore. “The sand held pumice, greys, blacks and silvers and these tones have been used throughout,” she says. “By using these colours we’ve achieved a very restful and floaty feel inside. “The curtains are floaty and dreamy and

Chimneys have been constructed of grey lava-rock, linking them directly to the geological history of the region and the sandinspired colour’s inside. The 109sqm floor area houses a master bedroom with ensuite and walk-in wardrobe plus two other bedrooms, an open-plan living/ dining area leading onto spacious decking hugging three sides, offering substantial indoor/outdoor flow and enhancing the sense of space. And while there is plenty of room, there’s no wasted space – with the laundry located in the rear entrance to the home. Lockwood was recently selected through local Lockwood Taranaki franchise builder Paul Jones Construction to take part in the latest Puke Ariki Museum exhibition which looked at the history of prefabricated housing in New Zealand. Entitled ‘From Cottage to Cutting Edge’, the exhibition organised in conjunction with Prefab New Zealand and Victoria University, highlighted how prefabrication has moved from mass-produced buildings to the highly personalised, architecturally designed, ecofriendly dwellings of today. The exhibition featured a Paul Jones Construction built Lockwood home which was displayed outside the museum. The two-bedroom, 80sqm home showcases the Lockwood system and what is possible for today’s prefabricated home with modern features such as high-spec insulation, thermally broken double glazing, and large tiled areas to soak up heat from the sun. The home also features a wood burner

connected to the hot water cylinder and a solar water heating system. Jones says the museum approached his company to take part because Lockwood is such a long-established building company in New Zealand. Examples of some of the early Lockwood models are displayed inside the museum so people could see how the brand and prefabricated housing in New Zealand has developed over the years. “Our inclusion in this exhibition really shows what a long standing and well regarded product Lockwood is in New Zealand,” he says. Tuohy Homes caters to all requirements Sue Russell Some builds just naturally have a longer incubation phase than others as was the case when Tuohy Homes designed and built Porirua’s new Plunket centre. Brent Tuohy says there were good reasons why the project ran its course the way it did. “Three years ago we did a plan for another site Plunket owned which called for a two-level building and all that goes with that, including a lift,” says Tuohy. “It just wasn’t going to be feasible so after 12 months that project stopped, Plunket went away and thought some more and came back to us another year later with a new brief and a different site to design for,” he says. With the new Warspite Avenue site confirmed, the subsequent design phase didn’t take very long. Tuohy Homes had previously built a childcare centre and understood the special design compliances demanded by the regulations and practicalities of building with children and families in mind.

“Actually we had a very brief brief from our clients which meant our design team could work up something from scratch. “This is what we’re geared to do with our skills and experience. “It means, from the client’s perspective, we’re a one-stop-shop, providing design, drafting and construction seamlessly. It’s an extremely cost-effective way to go.” Not only did the 293sqm building come in on time and on budget, but Tuohy Homes made a financial commitment itself by ‘putting its hand up’ and installing above-spec light fittings. One week after hand-over Tuohy Lockwood staff were on the site completing the final landscaping features, something Tuohy says is all part of the service. The family-owned business has a proven track-record designing and constructing lightcommercial buildings. Opportunity brings southern satisfaction Sue Russell Since reading an advertisement for a franchise holder covering the Southern Lakes area of the South Island, award winning husband and wife team Thomas and Julie Batt haven’t looked back. The Cromwell-based couple acted on their instincts in 2006 and applied to take up the area franchise. The showhome was put on the site for the Bob’s Cove developer to boost development and so far interest in it has been strong. Because the location is 10km out of Queenstown Julie feels this has led to more genuine enquirers looking at the home.

Cedar cladding and solid schist give the home a well-grounded look. “On the first day it was open for viewing we secured a contract on a house and land package on the neighbouring section. “It’s amazing what viewing a property and it’s surrounds can do to change the thoughts of some clients.” The home’s three bedrooms reside behind the open plan living space feeding off the gallery/walkway running the length of the home. With external doors at each end the gallery offers easy access to the decked spaces outside enfolding three of the four sides of the home. A shared central bathroom services bedrooms two and three and the master bedroom is serviced by it’s own ensuite and walk in wardrobe. Beach retreat comes together perfectly Sue Russell When Picton-based building company Baywood Homes were approached by Christchurch couple Toni and Richard Carey to build a beach home for them, somewhere which would offer a place of refuge from the aftermath of the Christchurch earthquakes, they made full use of Lockwood’s design flexibilities in the process. Co-owner Grant Wilson says the building discussions first started with the idea of modifying the existing older home on the Blackwood Bay site in Queen Charlotte Sound. It wasn’t long before the Carey’s and builders agreed the best option was to rebuild new over the existing floor area. “The original house couldn’t be modified much so we looked at Lockwood designs that could fit and found that with, very little tweaking, the Grenadair plan worked well,” says Wilson. The original floor was extended by 1.5 metres to accommodate the three bedroom, single bathroom home and to give a slightly bigger living area. The mono-pitched roof meant the ceiling space extended in height from 2.45m to 3.2m giving a much more airy feel inside. “Because of the site it was important to draw in as much light and sun as possible and we achieved this is a number of ways, including sky-lights. “The owners also chose to have the internal walls ‘blonded’ with a wash which lifted the whole sense of light inside.” Due to the remote location, building materials were first barged then helicoptered onto the site, something Wilson says is not unusual given the locations the company often builds in. Lockwood’s strength and capacity to cope with high winds along with its natural look blending perfectly into the wooded landscape were three key reasons why the Carey’s chose the brand. The house is tuned to maximising sun and light, retaining warmth in winter while staying relatively cool in summer. Double glazing has been used throughout with latest technology Nu Look thermal break aluminium joinery. The icing on the cake was being able to deliver the home on time, given the Carey’s were adamant they wanted to be in for Christmas.

The Lockwood Grenadair plan formed the basis for the build based on the floor area of the existing older home.

“They took possession on the 15th of December and were able to enjoy Christmas in their new home. “We were happy every part of the build went so well, but we didn’t expect problems because Lockwood construction processes are very sound,” says Grant. Wilson, who has been building for years, having cut his teeth back in the 1970s, began building Lockwood Homes in 2003 and formed Baywood Homes Marlborough Ltd in 2008 with Greg Frisken The company builds about four houses each year to keep ticking over well, and demand has been steady despite a slight slowdown in 2012. “We’re doing well and this year has got off to a good start. “I’ve observed quite a few Christchurch people are moving to our neck of the woods, relocating to start their lives again, and its great to be a part of this with our builds.”

Purism is the other trend. While there is a push for increased technology, bathroomware design reflects a return to simplicity. Solid geometric forms and absolute white surfaces predominate. Lockwood releases new plan book, website Karen Phelps Lockwood has just released a new plan book showcasing 40 updated and new concept plans, says Lockwood marketing manager Victoria Jessop. The book contains 12 new double storey and 28 single storey plans. These range from large family homes to cosy cottages in a variety of styles from the traditional Kiwi classic to the latest look. Contemporary and modular, these plans can be fitted onto a wide variety of section sizes including compact inner city sites. Jessop says the aim of the book is to provide people with concept ideas as a starting point for the design of their new home.
