Grow Your Business: getting the right people As our industry gains momentum, many builders are looking to the future, and expanding their teams. We know there’s already a skills shortage, and cracks are already starting to appear in areas of higher demand, namely Auckland and Christchurch. We take a look at how you, as an employer in the building industry, can ensure you get the right people to grow your business.

For some, work is already starting to build up, and the decision to hire a new apprentice is becoming more appealing. But a lot may have changed since you last put on an apprentice, or you may have never had one before.

So where do you start?

You can start by calling the BCITO on 0800 422 486. We offer a dedicated job-matching service which puts young aspiring tradespeople in contact with employers. When you call, a team-member will want to discuss your staff requirements (such as experience, whether or not they need their own tools) to come up with a profile of who you’re looking for. We can then search our database on these requirements to see if anyone matches. If we can, we’ll contact the job-seeker and get them to contact you directly; it will be up to you (the employer) to interview and decide whether the candidate is suitable for the job.

However, you need to consider that in many areas most apprentices with on-site experience have already been snapped-up. As the industry gets busier, the reality is that employers will have no choice but to hire people with less experience. The upshot of this is that you get your apprentice to do things the way you want them done – no bad habits to break! The BCITO will of course continue to market the industry to youth to ensure the best people are available.

There is also a host of things you can do to ensure you get job applications. Here are some options worth considering: Personal connections Many will do this anyway, but worth mentioning. The chances are you know someone who knows someone who needs a job.

Once you have someone on site, the BCITO can send out a training advisor to setup formal training.

Online advertising Recent BCITO research has shown that about 90% of our apprentices use the internet every day. So if you’re going to advertise, make sure you do it online. Seek.co.nz is the most popular site in NZ, but Trademe.co.nz is catching up with their recently-launched jobs section. Most HR people these days say you need to advertise on both websites to

cover all bases.

Traditional advertising This is becoming less popular, and certainly doesn’t get you in front of a national audience.

However, it can still be effective in regional areas, targeting local people.

Unconventional methods Here’s where the power of social media can work for you.

Tweet your job, or put it on Facebook. If you don’t know how, ask your kids, nieces or nephews! You can also post is on the wall of the BCITO Facebook page – just search BCITO in Facebook to find us.

This costs nothing and you will be amazed at how many responses you will get.

Bear in mind that getting a job application is one thing, but finding the right apprentice is a different matter altogether.

“Well, that’s our goal,” say the people at MAXRaft and HydraMASTER. “We are turning heating in this country totally upside down,” says HydraMASTER managing director Martin Reilly.

“We believe this is the lowest cost heating available for any new home and it is the highest comfort and health – who wouldn’t like that? The whole house is warm. With the MAXRaft slab holding the energy in, the HydraMASTER air-to-water heat pump system is very self-levelling, mitigating the need for a lot of control, Reilly says. “Most customers select rather basic controls – and these suit perfectly fine for most systems.”

Reilly says running costs are about 15% to 40% more efficient with a fully thermally broken floor slab like MAXRaft.

“This means customers can often save an extra two or three thousand dollars on capital outlay over a normal HydraMASTER system since a smaller air-to-water heat pump is required to heat the slab.”

HydraMASTER has always done things a little differently from fellow industry practitioners, in particular installing its pipes on to the polystyrene at the bottom of the floor slab – which gives the system several advantages in both construction efficiencies and heating dynamics.

“That fits in with our design to make underfloor heating more affordable for more people in New Zealand, by really understanding the heat pump and how it fills the slab with heat.”

“We find it gives a more even application of the heat,” Reilly says.

“This is why with our system you can also have a fireplace if you like, without actually doubling up on heating.

“Until now, in-slab heating has been like a luxury item in people’s minds,” Reilly says.

“But, now it’s more like a universal right to an evenly warm house at a winning price.”

In-slab heating has gone from the most expensive home heating option to the least expensive option.

The systems run at much lower cost, yet can cost barely more than a couple of high-wall heat pumps to buy and install.

Construction set to reach record levels Chris Hutching Construction analyst BIS Shrapnel is predicting a construction boom bigger than anything seen before in New Zealand.

The Canterbury rebuild and rebound in the Auckland housing sector is expected to help drive the building sector to a new peak by year ending March 2016.

Remediation on leaky buildings will add to the momentum of the Auckland housing sector and Canterbury rebuild.

BIS Shrapnel says building consent values are forecast to reach a new record high in 2016 to more than $10 billion.

The level of activity would be more than historically high levels recorded over 20042008.

“We expect Auckland to experience strong growth in residential construction over most of the next five years,” says BIS Shrapnel senior project manager, Adeline Wong.

The number of dwelling consents in Auckland is expected to increase from 4760 in 2012/13 to 6350 in 2013/14 and then to around 10,000 by 2017/18.

Wong said building activity should be supported by a number of factors.

“Relatively low levels of new residential building in recent years have left a housing shortage, although 2013 Census data indicates this may be less than previously thought,” said Wong.

“Population growth including through immigration, firm economic growth, and relatively low – but rising – interest rates should also support the demand for residential dwellings.

Over the next five years, BIS Shrapnel expects the New Zealand housing market to be underpinned by reasonably strong net overseas immigration and mostly favourable economic growth.

BIS Shrapnel says that dwelling activity over the outlook period will also be boosted

by strong activity in alterations and additions to dwellings, and this will drive total dwelling authorisation value to record highs – resulting in an annual average of NZ$5.85 billion in constant terms.

Christchurch reconstruction will provide a major boost to the non-residential building sector over the next five years.

BIS Shrapnel also expects a pick-up in new building and refurbishment activity in the warehouse, factory and office building sectors in the North Island as leasing activity gathers pace in response to domestic and global economic growth over the next two to three years.

Annual average commercial and industrial building authorisations are forecast to reach

an estimated NZ$2.39 billion in constant terms – or 14 percent higher than the level during the 2004-2008 boom years.

“The non-residential building sector over the next five years may get an extra lift from potentially wider earthquake strengthening work in office buildings and schools in Wellington in particular,” says Wong.

“However, there is also a downside risk to our forecasts in that the timing and scale of Christchurch reconstruction, and also seismic work in Wellington, may not be as expected.

“Some owners of quake-damaged and earthquake-risk properties may not commit to redevelopment in the short term, which would affect the overall outlook.”

The benefits of bamboo Plantation Design is releasing a new range of bamboo decking.

Sarah Chisnall from Plantation Design says the patented product is unique in that the sugars have been removed from the bamboo – a common cause of mould and fungus growth on previously available bamboo decks – resulting in a high performing, long lasting product. This bamboo will complement the company’s existing range which includes bamboo flooring, bamboo interior panels and bamboo acoustic panels.

Although bamboo flooring is now a wellknown product in New Zealand Chisnall says many designers are still not aware of the huge creative potential of bamboo interior panels. The company’s range of interior panels is cross laminated, which gives a unique chequered edge grain making in a very straight durable panel. Bamboo panels do not discolour the way plywood can.

They have a multitude of applications including bench tops, table tops, furniture, staircases, interior wall linings, shelving and kitchen and bathroom joinery – basically any interior application where wood would traditionally have been used.

“Every sheet of Plantation’s bamboo construction panel uses continuous bamboo meaning that there are no breaks or seams across the surface of the panel. The panels are graded for colour, thickness and sizing, to ensure a consistent, uniform product at all times,” explains Chisnall.

She says that bamboo is an excellent substrate for acoustic panels as bamboo perforates easily to create perfect acoustics for any space. Pre-finished panels avoid the need for additional on-site trades after

installation. So why consider using bamboo rather than wood?

Chisnall says that bamboo is regarded as the strongest growing wood/grass plant on the planet. “Plantation Design compressed bamboo flooring is almost twice as hard as many other hardwood flooring options and has a Janka rating of 15 compared to Jarrah, which has a Janka rating of just 8.5.”

Chisnall says tests have shown that bamboo flooring won’t expand or contract as much as solid timber floors in reaction to temperature change or humidity making it a more stable flooring option.

“It is also typically 20% cheaper in cost and lasts 50% longer than many other hardwood floors.”

Trials assess foundation repair methods The best solutions for repairing the foundations of Canterbury’s damaged houses is of huge interest to homeowners, builders, engineers and insurers, and is the focus of a pilot programme to assess the viability of different foundation repair methods.

The findings have a major influence on the repair programme for many of the most vulnerable properties damaged during the Canterbury earthquakes, meaning a faster programme of repair and a greater piece-ofmind for homeowners The collaborative study between Crown entities Housing New Zealand and Southern Response and construction company Arrow International (NZ) Ltd, was focused on developing viable repair methods across different housing, foundation and land types.

Up until now, theoretical studies have determined best practice and many real life applications have not all been practically tested.

Peter Rose, Chief Executive of Southern Response, says the ultimate benefit of the trials is far reaching.

“The trials will prove to be of enormous significance to the entire community; particularly home-owners, and the construction industry,” says Rose.

“For some home-owners these trials will speed up repairs and make a huge difference.”

Conducted on a cross-section of single and multi-storey Housing New Zealand properties damaged in the February 2011 quake, the study has not only identified the most suitable methodology for a given project, it has resulted in the development of new methodologies.

Technical Manager for Arrow International, Matt Tipa, says the trials have helped to answer many questions around the rebuild.

“We were committed to finding robust and innovative ways of effectively repairing the damage to foundations that would more than meet geotechnical and engineering requirements of any given situation”.

“It was of critical importance to us that the results of these trials were supported with engineering logic, science and details that offer confidence to all parties involved in the earthquake repair programme, along with consenting authorities.

‘It’s all very well knowing what the guidelines are, but you have to be able to effectively interpret these within the context of the technical application.”

The trials tested four key repair methodologies.

• Jack and Pack – trialled on concrete ring and timber floor structures. This methodology was tested both on heavy and lightweight clad houses on TC2 and TC3 properties; • Screw pile – trialled on duplex units with concrete slab foundations and heavyweight cladding and roofs on TC3 land; • Mechanical lifting – trialled on TC3 properties with both concrete ring and slab foundations; and • Engineered resin lift – a fast repair methodology, trialled on slab-on-grade properties with minimal site damage One particular success has been a new initiative suitable for application on TC3 properties developed during the study.

Arrow says that the study has been peer reviewed by members of the MBIE Engineering Advisory Group giving it technical endorsement for MBIE’s building and construction guidelines.

Southern Response and Arrow are conducting industry-wide seminars on the trials and how they can help the residential repair programme.

The foundation relevelling trials have tested four key repair methodologies.

Call for more use of wood in Canterbury rebuild Hugh de Lacy The country’s wood processors are calling on the Government to take the lead in having timber, rather than concrete and steel, used in high-rise public buildings and the Christchurch central city re-build.

Bill McCallum, the chairman of the Wood Council which represents forestry growers and exporters, said that uptake of high-rise timber building technology is dependent on the National-led Government getting behind the council’s ‘wood first’ campaign.

Speaking just before he was to make a personal appeal to Economic Development Minister Steven Joyce for the Government’s support for the initiative, McCallum said the earthquakes had given New Zealand an opportunity to introduce greater sustainability to the building industry by prioritising the use of cross-laminated (CLT) and glued laminated (glulam) timber beams in multi-storey buildings.

The Government could “add more value to the economy” by supporting timber, but it had “to step forward and lead by example”, he said.

McCallum is the New Zealand general manager of American multinational Hancock Forest Management, and chairs the Wool Council through Hancock’s membership of the Forest Owners and the Wood Processors Associations.

His appeal to the Government follows Labour opposition Leader David Cunnliffe making just such a commitment at the Wood Council’s annual conference earlier this month.

McCallum said that Canada and Japan were well advanced in their uptake of the new timber technologies, with the Canadians in particular introducing government procurement policies aimed as using timber in multi-storey buildings.

Work led by Dr Andy Buchanan at the University of Canterbury’s School of Engineering has put New Zealand in the forefront of timber technology, especially in regard to quake resistance.

The earthquakes had dramatically demonstrated the resilience of timber-framed buildings compared to masonry ones, and New Zealand had “a great opportunity because we’re probably as good as these other people in terms of design,” McCallum said.

Costs of building in timber are “quite competitive” with concrete and steel, and, as a sustainably produced net sequesterer of greenhouse gasses, timber is preferable environmentally.

However, two factors were militating against the widespread uptake of the new technologies, the first of which comprised building standards, the Building Code and regulations.

“They preceded the development of products like CLT and glulam, and they don’t cater for a lot of the engineered wood products,” McCallum said.

“The second reason [for the slow uptake] is that a number of the specifiers and architects who are working on these buildings are probably not as familiar with these products as they might be.”

He said the Wood Council was not calling for the use of timber in government multistorey buildings to be made compulsory.

“But rather that [the government] does undertake design-work to a very advanced stage to evaluate the whole-of-life benefits of wood.”

Costs of building in timber were “quite competitive” with concrete and steel, and, as a sustainably produced net sequesterer of greenhouse gasses, timber was preferable environmentally.

The new timber technology also had the capacity to allow New Zealand to add value to its timber exports instead of marketing them as logs.

It was up to the Government to provide the leadership and resources, “otherwise the window of opportunity which is open right now will close,” McCallum said.

Given the growth in the Waimakariri District, which is forecast to continue for 2014 and 2015, Select Reinforcing is geared up to supply the requirements for the local industry as well as many projects that its customers are working on in Christchurch City itself.

Recent investment in new automatic bending machinery will give greater ability for larger quantity work for commercial and light industrial jobs, where it is also tipped the rebuild will take off in 2014 and 2015.

“We have seen a shift with a lot of Christchurch based building companies now doing work in North Canterbury, and we

Infrastructure - Ferrymead Bridge

The piles consist of a steel outer casing, filled with reinforcing and concrete. The steel casings average approximately 25m long with the largest piles being 2.4m in diameter.

HEB - bridging the gap at Ferrymead Kelly Deeks Ferrymead Bridge is a lifeline providing a vital transport connection to the eastern suburbs of Christchurch and the port of Lyttelton for overweight and over-dimension loads. It also carries vital water, sewer, power, phone and other services.

The project to build a new bridge will make sure that the connection remains usable in the event of a future significant earthquake.

The new bridge will also provide additional capacity and improve safety for pedestrians and cyclists through the area.

HEB Construction has some history with this project, with Christchurch City Council awarding the Strengthen and Widening contract of the original bridge to HEB back in 2010.

That work was underway when the February 2011 earthquake struck which was badly affected as a consequence.

The quake and subsequent liquefaction in the riverbed caused significant damage to the

existing structure, the new construction works and their foundations.

As a result of changes to the ground conditions in the vicinity of the bridge resulting from the earthquakes, it became unfeasible to install the originally planned foundations because the ground had been disturbed, liquefied, and was very easy to re-liquefy.

The council subsequently agreed to demolish the existing bridge and build a new bridge which will meet the new Building Code.

HEB Construction brings extensive experience to the project and has worked with Christchurch City Council and Opus International Consultants to develop a new bridge design.

The new design has accounted for Ferrymead being a seismically active zone.

The underlying rock slopes from Mt Pleasant towards the city, so that the loadings from liquefaction on each abutment are uneven.

This has made the design for the bridge and the piles very complicated.

The new bridge will also provide additional capacity and improve safety for pedestrians and cyclists through the area.

Council negotiated a new contract with HEB Construction for this work. The $20 million project required HEB Construction to provide temporary road diversion bridges, and temporary work platforms, then demolish the existing bridge. That work is now complete, and construction of the new bridge including the foundations, centre pier, abutments, and all superstructure including services on the bridge and footpaths has commenced.

HEB Construction Project Manager, Werner du Plessis says the construction of the piling is one of the biggest components of the contract, and was set to take about 15 months of the 30 month project.

The piles consist of a steel outer casing, filled with reinforcing and concrete, with the

largest piles being 2.4m diameter. The steel casings weigh approximately 50ton and is on average approximately 25m long, and founded 6 - 8 metres into the underlying rock.

Once the piling is complete, work will begin on the abutments and pier cap to be followed by the placement of the ‘Super T-beams’ which support the bridge deck and also carry services such as power, telecom, water and sewage.

As a point of difference from most other construction firms, HEB manufactured a purpose-made Super Tee mould for this project in their in-house Tauranga fabrication facility, and have now cast all of the beams required for the bridge.

Meeting the rebuild need Portable buildings provider Portabuild is assisting with the rebuild of Canterbury with options available for portable buildings for hire which are guaranteed to up the comfort level on any construction site.

“The uses for our portable buildings are almost unlimited,” Fraser says. “If you want an affordable, flexible, comfortable space with power, lighting, and plumbing, we can handle it.”

Portabuild has been involved with many high profile rebuild projects.

Portabuild is currently providing several classrooms to Christ’s College, Portabuild villages for both Ngai Tahu and the New Zealand Fire Service, and enabled Lyttelton Bakery to get back up and running a short time after the previous bakery building was destroyed in the February earthquake.

The company was a key player in making it possible for the temporary AMI stadium to be constructed in the tight timeframe of 100 days. Portabuild supplied the ablution blocks, security huts, and the merchandise units for this project.

Portabuild business unit manager David Fraser says large rebuild projects are seeing construction companies on site for sometimes more than two years.

“The poor guys are out there in all sorts of weather, and they want to be able to come in somewhere that’s a bit nicer than an old container,” he says.

“Portabuild relocatable buildings are the best solution where speed, budget, and limited or temporarily-available space are issues.

Concrete to the core Christchurch Ready Mix Concrete (CRMC) is proud to be the main supplier of concrete for one of Christchurch’s largest infrastructure projects – the construction of the new Ferrymead Bridge.

The replacement of the bridge will take approximately three years to complete and will see a total estimated volume of 2000 cubic metres of ready mix concrete.

This will consist of six new abutment piles, four large new B columns at either end of the bridge, and new decking to withstand the large volume of traffic that crosses the bridge on a daily basis.

The Ferrymead Bridge project has changed significantly from the original plan to strengthen the existing bridge, prior to the September 2010 earthquake, to a complete rebuild. CRMC worked on the original strengthening project, which had only just started construction before the earthquake hit and the project had to be abandoned.

Christchurch Ready Mix Concrete business development representative James Eckersley says the new bridge is a much larger and more heavily engineered project for everyone involved.

For CRMC, the job involves delivering concrete to Ferrymead from its main concrete plant in Belfast. The concrete for the piles is poured directly on site, while the project’s main contractor, HEB Construction, has opted to cast the beams for the decking for the bridge itself.

Eckersley says with HEB Construction being

the main contractor, it allows CRMC’s own quality and assurance team to keep a tight rein on a very in-depth and technical process.

“Both HEB and CRMC are enjoying working closely together on this exciting new project,” he says.

“Both parties involved understand what a complex process this has been to date, and our focus at CRMC now is to ensure all quality and assurance procedures are correctly met and identified. It has taken several months of precise planning.”

CRMC has been providing the Canterbury region with concrete products and services for more than 50 years and is well resourced to provide the same as the Canterbury rebuild continues to gain momentum.

With aggregates and shingle sourced by the company out of the Waimakariri and Selwyn Rivers as well as three quarries at North End, Amberley, and Kettlewell, the company produces concretes at three fully computerised transit mix batching plants, two based at Belfast and one at Hornby.

The company has doubled in size over the past three years, with 156 staff and a concrete mixer fleet totalling 41 mixers, including eight mini mixers, to meet the demands of both large and small projects.

The vehicles are dispatched using a custom built computerised dispatch system, and currently have a production rate exceeding 60 cubic metres of concrete per hour per plant, a total production capacity of over 200 cubic metres per hour.

Along with the bridge itself, HEB Construction is also working with the Council in completing the area of the approach works which include realignment of approach roading, reconstruction of the St Andrews Hill Road intersection, and realignment and reconnection of all services.

Project manager Werner Du Plessis says the success of the project so far would not have been possible without the hard work and collaborative approach between Christchurch City Council, OPUS and the project subcontractors.

Subcontract partners have contributed as follows •Lyttelton Engineering has manufactured a 28m long x 6No Pile propping framework and associated steel work, comprising of approximately 70ton of steel.

•Christchurch Ready Mix Concrete is the main concrete supplier for the project, providing a total estimated volume of approximately 1800m3 of ready mix concrete.

•Complete Reinforcing is the supply and fix reinforcing subcontractor for the project. Most of the complex reinforcing cages are being constructed off-site, including assemblies such as full-length pile cages up to 31m long; therefore saving time and reducing congestion at the construction site.

Meeting the challenges Reinforcing steel fabrication and installation specialist Complete Reinforcing had its innovation and capability tested recently, when it began supply into the new Ferrymead Bridge project.

Technically challenging and large scale, the project requires Complete Reinforcing to provide the reinforcing components for every piece of concrete going into the new bridge. This has required “out of the box” thinking and some innovative actions.

Specialising in cut and bent reinforcing steel, on-site placing and fabrication of reinforcing components such as pile cages, Complete Reinforcing is a division of Euro Corporation, the 100% New Zealand owned manufacturer and distributor of trade quality steel and wire products for use in the rural and construction sectors.

Busbridge says the Ferrymead Bridge project is “technically challenging”.

“The tough requirements of the ground conditions have made the design challenging. One of the good things about working on this project is that there has been a collaborative approach by the main contractor HEB Structures, the designer Opus, and Christchurch City Council to come up with solutions to the many issues this construction is facing.”

Ferrymead Bridge is located in one of the areas worst hit by the Christchurch earthquakes and Complete Reinforcing faces major challenges in completing this project, compounded by the congestion on site.

“We took the approach of prefabricating as much off site as possible and the end result is that Complete Reinforcing is prefabricating and transporting a large amount of components saving time on site.”

These prefabricated components include a number of one-piece pile cages, up to 31m long that have been manufactured at Complete Reinforcing’s Vickerys Road workshop and then transported to the Ferrymead site.

Precast expertise to the fore in rebuild Kelly Deeks Ashburton-based Bradford Group has been in high demand throughout the rebuild of Canterbury, with its building and precast divisions working hard to get Christchurch buildings back to business.

The earthquake repair of third party logistics provider Online Distribution’s Port Hills Road facility included a $2 million contract to replace a main partition or spine wall in the warehouse.

Situated close to the epicentre of the February 2011 earthquake, the 85m wide and 11m high wall had cracked like an eggshell.

Other walls in the warehouse have been and are being repaired by concrete adhesion specialist Concrete Connect with epoxy resin injections, but the main wall was beyond repair.

Bradford Building has an existing relationship with Online Distribution shareholders and has completed work on buildings for them in Ashburton.

The company was now called upon to replace the ruined inter-tenancy wall.

Bradford Building general manager Mark Wilson says the building houses a major cornerstone tenancy for Online Distribution, and the tenant remained in the building throughout the repair process, so it was important to carry out the repairs without compromising the tenant’s storage area or their operation.

The project began with the removal of the structure’s roof and purlins, then temporarily waterproofing the building using the existing roof and Colorsteel.

Then the damaged concrete walls were cut and taken down in slabs.

The 5m wide by 11m long new precast panels were constructed by Bradford Precast at its Ashburton factory. After transportation to Christchurch, the panels were erected with a crew of about six from Bradford Building.

Wilson says the erection of the panels required much forward thinking and forward planning, as the Online Distribution site is extremely tight.

The panel trucks and crane had to come inside the existing building and use the corridor as the area to erect the wall.

“It was a tricky methodology. We had to make sure we eliminated any impediment to our ability to get these panels up.”

After tying in the structural steel and reinstalling the roof and purlins, Bradford Building also replaced part of the building’s internal butynol guttering system.

One of the reasons that Bradford Group has been in high demand in Christchurch is the

quality of its precast panels. Bradford Precast is renowned for its attention to detail and sound processes.

Original designs and drawings are provided by architects and engineers, but for each precast component, Bradford Precast prepares its own shop drawing from which the panels are made. This ensures an exceptionally high level of accuracy and staff familiarity with the project.

Rather than follow traditional methods, using gantries either in a large building or an

exposed site, Bradford Precast’s solution has been to create a versatile series of sheds on rails, which can then be configured to protect only those areas where work is actually being done.

This gives greater efficiency, capacity, and flexibility, and the ability to cast larger units and store units for clients until they are required on site.

Next on the agenda in Christchurch for the Bradford Group is a new retail development on Riccarton Road.

The need for less internal support posts creates more flexible and spacious interiors in a building, something that is proving popular with architects and their clients, says Formsteel Sales manager Lawson Suckling.

“Formsteel can span further and build higher than most other building systems up to 8.5 tonne gantries supported across at least 50 metre clear spans. Other benefits of using Formsteel products include reduced labour time and quicker delivery of the final product and well as

Looking good: the new Countdown supermarket in the Auckland suburb of Henderson.

Ebert Construction is used to taking on big space projects and one such example, completed late last year, was the new 4082sqm Countdown supermarket in the Auckland suburb of Henderson.

Senior quantity surveyor Bob Bray, along with Geoff Grbin who heads the company’s Auckland office commercial wing, say the $7 million build went according to plan with no hidden surprises.

“When we tendered for the job we completed an ‘expression of interest’ document, along with other construction companies,” says Bary.

“We were then short-listed to four firms and then interviewed.

“It’s quite a thorough process and I think it was our reputation for carrying out work on time, to exacting standards and within budget that secured the project for us.”

The build proper began with excavating the cleared site in April last year.

Bray recalls the challenges that came with digging down into an old peat bog during a particularly wet winter.

“We were aware of what lay underneath because the soil reports had indicated peat,’ he says.

“As a result 140 timber piles were driven into the ground to ensure the floating concrete slab would be laid on solid material.”

The Countdown project progressed without a hitch, with the project signed-off and handed over three weeks early.

The $7 million build went according to plan with no hidden surprises.

The ‘build only’ nature of the contract meant that in this instance Ebert’s designers were not heavily involved, in contrast to the Countdown structure Ebert is currently building at St John’s which is a ‘design and build’, based on a series of principal requirements.

That project is due for completion in May. Ebert Construction has been heavily present nationwide since 1999.

Its size and professional skill-set means the company can easily take on large-scale and complex projects such as the construction of a 36-metre drier and evaporator building in Pokeno for Chinese developer Yashili.

Gallery transformed into retail complex Karen Phelps

X Gallery has been created within one of Auckland’s best known CBD heritage buildings.

A new retail and office space in Auckland has just been completed, which will offer 11 retail units plus additional office space in the central city.

X Gallery has been created within one of Auckland’s best known CBD heritage buildings, the 100-year-old former Contemporary Art Gallery.

The retail units range in size from 24 square metres to 125sqm with a basement level of 340sqm.

Dave Howes from Cape Interior Construction undertook the construction process of the renovation which was designed

by Wardle Architects for developer Krukziener Properties.

Located on the corner of Lorne and Wellesley Streets, the new design embraces early 20th century architectural styles combined with a modern, chic atmosphere.

Howes says the project, which took 12 months, has been a big undertaking.

Cape Interior Construction stripped everything out of the building and undertook a full seismic upgrade to bring the building up to the new codes.

This involved installing piles and new concrete ground beams as well as shear walls and internal structural steel.

“One of the main challenges of course with an old building is that you never know exactly what you will find until you open it up,” says Howes.

“For example we found services and structural anomalies that nobody knew were there.”

X Gallery is located less than 100m from the major Queen Street and Wellesley Street intersection.

The northern side of the building fronts Khartoum Place, a pedestrian legal road with steps leading up to the more elevated Kitchener Street.

The property is opposite the main Auckland City Art Gallery and near to Albert Park, adjacent to the main City education precinct and Central Library and is close to The Edge entertainment precinct based around the Civic Theatre, Metro Centre and Aotea Centre.

Howe says that working in central city Auckland at street level was another challenge as public safety had to be ensured at all times.

This problem was partially solved by utilising a shrink wrap solution from Scafwrap, which not only weather-proofed the building so work could continue no matter what but also enclosed the scaffolding system preventing the public from being able to access it.

Cape Interior Construction also undertook the office fit-outs for a number of tenants installing polished concrete floors, services and interior details.

“It was a very interesting project to be involved in. The design kept being adjusted as the project progressed so we had to be responsive to any changes.

“I think as a company we’ve been pigeonholed in the past as just a fitout company but hopefully this project will change that perception,” says Howes.

Cape Interior Construction was founded in 2005 by Howes, a quantity surveyor originally from South Africa.

The design embraces early 20th century architectural styles combined with a modern, chic atmosphere.

The company cut its teeth on commercial fitouts but more recently has added large scale refurbishments to its repertoire.

The company completed The Wharf at Northcote Point.

Another iconic Auckland building, it was originally built in the 1970’s. Cape Interiors undertook a complete makeover of the building, which included replacing all the external timber joinery with new purpose made aluminium joinery (including doors big enough for a car to be craned into the building), replacement of all roofs and extensive replacement of and upgrade to the existing structure.

Canted, battened ply cladding was introduced around the lower half of the building below the aluminium joinery creating an impression of a ship’s prow when viewed from the water. Inside the purpose-built function venue Cape Interior Construction installed timber parquet flooring, bespoke

handmade door hardware and a five metre diameter crystal chandelier.

The project was completed over six months with many unusual challenges such as extremely high winds and tidal influences.

A project that Cape Interior Construction is currently completing for Krukziener Properties is the renovation of a building at 396 Queen Street.

Better known as the Queenshead Tavern, the building was gutted, extended on the Mayoral Drive side and the façade refurbished.

Howes says an important aspect of Cape Interior Construction is that he and fellow director Adrian Spalletta are personally involved in each project.

“We are involved on a daily basis on every single job and one of us is always the main contact for the client.

“We ensure things happen as they should and if there is ever an issue we can sort it out quickly.”

Allowing workers to keep on the job no matter what the weather, ease of use and protecting interiors are the main reasons that the building and marine industries are increasingly choosing to shrink wrap, says Scafwrap director Kris Lee. Often referred to as scaffold sheeting or screening in the industry, the watertight polyethylene solution ensures important projects are kept weather proof and protected.

Company’s skills in demand Karen Phelps Post-earthquake the services of Christchurchbased building company GD Frost and Son have been in demand to help repair colonial style homes in the region.

Company director Mitch Frost says that the company has just completed the rebuild of a home at Darfield destroyed by the first earthquake.

GD Frost and Son initially went in and removed any colonial features that could be included in the new build such as doors, feature windows and a decorative staircase.

The home was then destroyed and rebuilt from the ground up using modern day construction practices and materials while still retaining the colonial look and feel of the home.

Frost Building replicated the original panel ceilings and walls. The staircase was reinstated using traditional timber dowel joinery rather than the modern method of nailing and screwing.

Mitch says the build aptly demonstrated the company’s high levels of craftsmanship.

The project, which took nine months, won a gold award in the 2012 New Zealand Master Builder House of the Year awards in the category of new home builds $60,000 - $1m.

GD Frost and Son was started by Mitch’s father Garry in the mid-1980’s.

Garry, who previously operated a building company in Australia, now brings nearly 50 years’ experience to GD Frost and Son.

Mitch carried on the family tradition completing his apprenticeship with the company and has now worked for GD Frost and Son for 20 years becoming a partner in the company around 10 years ago.

GD Frost and Son specialises in high end architecturally designed homes and has carved out a niche in this market due to its considerable expertise.

Both Mitch and Garry are hands on directors taking overall responsibility for contracts providing one point of contact for clients.

“We keep each other up to speed on each other’s jobs so that we can ever take over if need be,” says Mitch.

“We also have good foremen. It’s important to have tight control of each project so we can maintain extremely high levels of quality control.”

The company employs eight staff and works Canterbury-wide.

GD Frost and Son has won a number of Master Builder House of the Year awards for its work taking out gold with every entry the company has ever submitted to the panel of judges.

The company is also a member of the New Zealand Certified Builders Association.

Christchurch’s B&D Construction is working on a project that marks a move forward for the company into the commercial construction sector.

“Some building companies have moved on to the next tier, creating opportunities for medium-sized residential construction companies to move into the commercial sector.”

B&D Construction stands in good stead to make this move, and is drawing on its colonial-style restoration expertise for a current project, which involves turning a run-down old villa containing four flats into a high spec executive-style apartment complex.

B&D Construction was originally established four years ago by Darrin Bruce and Scott Davidson, and now includes Preston as a third director.

Contracts manager Bruce is a licensed building practitioner with 20 years of construction experience, both in New Zealand and overseas.

The long-established upper-North Island building company branched into the Christchurch market in 2011 but not in direct response to the earthquakes.

Apartments prove popular in Invercargill Jo Bailey Resort-style apartment living has come to the heart of Invercargill with the development of four exciting new units at 75 Alice Street.

With cedar and plaster finishing, high spec glass balustrades off the upstairs balconies, and stylish interiors, the quality is right up there with apartments being developed in Queenstown and larger New Zealand cities, says architectural designer Nathan Shearing of Fat Hippo Design Group who designed the project.

“Each unit has a small footprint so we were able to up-spec the quality of the finishes,” says Shearing. “It is an intensive development.

However the apartments are funky and neat, and quite unique as far as the local market is concerned.”

Shearing says the local developer had owned the 605sqm section in the sought-after Queen’s Park area, for some time.

“The property used to have one rental home on it that was demolished to make way for the new development. Rather than replace it with two single level houses, the owner, who has a lot of experience in the local real estate market, believed there would be a demand for apartment living on an urban scale.”

Although apartment living is unusual for Invercargill, his hunch was proved right as the four, two-bedroom, two-storied units were let as soon as they hit the market.

Each has a “tiny” ground floor footprint under 50sqm, with the overall coverage on the site just 242sqm between the four units.

Two of the apartments are detached, with the other two attached. Each has its own carpark and a small, dedicated outdoor area. The units have an en-suite bathroom and second bedroom that could be used as an office.

“The apartments are really popular with professionals who work on short term contracts with some of the big Southland based companies; as well as retired local people who may be living more permanently in their holiday homes in the Central Lakes District, but who still want a presence in Invercargill.”

Although the apartments are not on the market, Shearing says he often fields calls from people wanting to buy them.

“The site has been subdivided into four separate titles which could allow for individual ownership in the future.”

Each apartment has a ground floor footprint under 50sqm, with the overall coverage on the site just 242sqm between the four units.

Designing to a smaller footprint is an area of interest for Fat Hippo which has worked on innovative projects for numerous local builders and developers, both in New Zealand and in Slovenia, where Shearing’s business partner Martin Gvardijancic is based.

“Martin’s ideal home is around just 90sqm, which is a lot more common in Europe than in New Zealand where average houses are now well over 200sqm.”

The Alice Street apartments were built by Invercargill firm Hamish Broomfield Building.

Hamish Broomfield says the “satisfying” project took around a year for four of his builders to complete.

“It went well from a construction perspective apart from the consent process causing a few delays in the early stages.”

Broomfield says his firm currently has another four residential builds underway, and also works on some light commercial projects.

“We’ve worked with Fat Hippo on other projects, and enjoyed the opportunity to work on the Alice Street apartments.

“Quality, high density apartments like these

are definitely something unique for the city.

There’s been a lot of interest in them and I could imagine similar projects taking off in the future.”

Increasing efficiency Big gains can be made in efficiency by automating processes within a building, says Russell Williams from Shipleys Audiovisual. Benefits can include significant savings in energy usage, improving work flow and combining control for multiple systems into a considerable easier user friendly interface.

“Technology can be applied in a wide variety of ways to meet different user needs. Various facets of a building’s systems can be linked together such as lighting, electric blinds, air conditioning, audio systems and visual systems. This can significantly enhance the user experience.”

Some examples of how technology could be used in this way include lighting systems which have been programmed to automatically dim to a set level when a projector is turned on. Or all systems in a room linked to switch off when someone turns off the lights on leaving the room.

With four apprentices in his team of 19 staff de Gouw is proud to be training people and is interested to see the young guys learning these new skills.

Industry takes steps to improve height safety One year on, we are seeing builders, roofers, and other tradesmen now taking some positive steps to manage the hazard of working at height.

A number of companies are now using scaffolding as their preferred option to ensure workers are safe while working at height.

While there has been some resistance from parts of the construction sector about the cost of scaffolding, many of the companies we talk to are now seeing that initial cost being offset by productivity gains.

Builders can move around a site with greater ease and confidence, and that ease of access continues to benefit other trades like painters and spouting installers as work progresses on the site.

The project team has been collecting success stories from companies around the country which have reported increased productivity and other benefits stemming from the use of height safety systems.

These stories are published on the Ministry of Business Innovation and Employment website to showcase how small and large companies alike can benefit from a safer working environment.

As well as these case studies, a number of factsheets have been developed to provide further clarity about safe working at heights.

The factsheets address: roof inspections the installation of trusses installing tile support chainsaw use on roofs.

The Ministry has also produced a set of FAQs that were collected during roadshows, trade events and worksite visits.

These provide practical advice in response to the following questions: Can I walk on the top plate without any fallthrough protection?

Height safety is being taken seriously by the building and construction industry.

Getting the right system You know you need a height safety system but you’re not sure how to go about the process. According to Adrian van den Bemd from Height Access Technology getting the right height safety system for your job can be broken down into a series of easy steps no matter whether you require a permanent or temporary solution.

1. It’s not uncommon for clients to not know exactly what height safety system they might need. This is when the help of an expert can save both time and money. Adrian says that for an existing building he would send someone to look at the physical attributes of the site to determine what is required.

For new buildings the same process can be completed from plans/drawings. Questions asked include: Who needs to access the building? Which parts of the building do they need to access? How often do they need to access it? What tasks do they need to complete?

2. Height safety options and price structures are presented to the client. These might include permanent or temporary options depending on requirements.

“We take into account what they need to do both now and in the future to present them with the most cost effective option,” says Adrian. For example a walkway may be necessary to protect the roof structure from getting damaged when workers are completing repairs or maintenance.

Safety netting, suspended scaffold systems, abseiling or fall arrest options may be more relevant depending on the building, area

that needs accessing and tasks that need to be completed.

Safety net solutions Safety Nets NZ is at the forefront of driving compliance to ensure their safety nets address the fundamental concerns of the new Government agency Worksafe NZ around working at heights on house construction sites.

“Once these works have been completed, we return to site to remove the nets.

Unlike with some other soft fall arrest systems available, works can also continue unimpeded below the nets whilst they are in place.”

One of the main advantages of using safety nets on residential construction sites is the fact that the net system, unlike a personal harness for example, is not reliant on

workers themselves having to take steps to establish fall protection measures.

Safety Nets NZ has been providing a cost effective, professional and fully compliant fall arrest solution on construction sites since 2008. The company has since carried out over 100 commercial and 1200 residential netting installations.

On commercial projects the Safety Nets NZ process involves a site visit to determine the best solution, development of a site specific safety plan and method statement, rigging of nets by professional riggers and certification before handover.

Leaky buildings – an industry opportunity Harry Dillon In this article we will be investigating where to from here for a builder who may be considering this line of work or who is maybe just looking for more information on the whole subject.

Builders carry a latent risk on all construction projects, and leaky building remediation projects are no exception.

Typically we builders get our work through word of mouth or existing relationships, however, to secure this type of work it may be necessary to approach organisations not previously considered for new opportunities.

As raised previously, the qualification and experience of designers and those professionals involved is critical to minimizing a builder’s risk and maximising the success of the overall project.

There are now many companies and individuals who specialise in services around remediation projects, who have varying skills and competence.

Some of these may belong to industry bodies such as the NZIBS who have prerequisites for membership, provide training and a certification, specifically related to such work. I will always assess the suitability of those involved in a project and I am not afraid to walk away if they are in my view not sufficiently skilled or experienced.

In some circumstances the risk to me as builder can be too great.

There are also builders out there offering a “one stop shop” option to building owners by effectively providing a design and build service, however, by doing so they take on the additional design risk arguably significantly increasing their exposure as a whole.

The building industry has to adapt to changes to the Building Act, Building Code, Health and Safety compliance to name but a few. With the Licensed Building Practitioner (LBP) scheme we don’t have a choice but to keep up-skilled and abreast of these changes if we want to continue to do restricted work which leaky building remediation most certainly usually is. So where does a builder go to get more information or training regarding remediation work?

The Building and Housing group run various training courses on an on-going basis, such as the Weathertightness Induction Course for builders which may prove valuable.

The Building and Housing group also produce some very useful guides. Although not specifically targeted at builders, these provide highly relevant information on many parts of the process.

The guides cover topics such as identifying the riskier features of a building, various investigation techniques, understanding the owner’s position and design considerations.

There are many examples of builders who have a successful business specialising in remediating leaky buildings, and we have tens of thousands of affected homes in NZ. We need many good builders to restore our housing stock.

Remediating leaky buildings is a challenge but also an opportunity.

Father-and-son team showcase capabilities Kelly Deeks Cavalier Homes Otago and Southland franchisees Kerry and Mark Butson will soon be showcasing their capabilities with the build of new showhomes in each region.

The showhome includes double glazed and thermally broken windows, which demonstrate the ability and have a different colour on the inside and outside of a thermally broken aluminium window frame, and also feature the latest wood grain finish on the inside.

Showhome a celebration of light and space Karen Phelps David Reid Homes North Shore-Rodney has just opened its new showhome in Long Bay. One year in the planning, the main aim was to create a home full of “light and space”, says company director Martin Wiltshire.

“Design features such as high studs of 2.7 metres on the ground floor, extra wide hallways and over height doors have allowed us to create a real feeling of space,” he says.

O’Toole has owned Fowler Homes Wellington for three-and-a-half years.

The Irish-born builder and quantity surveyor says that business has continued to flourish each year.

He puts this down to a high level of referrals he receives from clients he has built homes for. The busy office services an area from Cook Strait to Otaki and now that he has employed a full-time project manager O’Toole puts his considerable energy into the designing, pricing and planning processes.

“I put a lot of time into liaising throughout a build with clients. Communication is key in this business.”

Looking back on his time involved in the building industry O’Toole says there have been some significant changes. One of the biggest shifts has been in how information technologies like the internet have allowed clients to do their own research.

“Before the advent of the internet customers would expect the builder to give them the answers and options but now many of them have done their homework and have developed fairly clear thinking about what they want, so it really comes down to building a relationship of trust that you’re the best one to build their home.”

As a member of the Certified Builders Association of New Zealand O’Toole is able to offer the assurance of a 10-year Guarantee on every home he builds.

The Association requires its members to be qualified carpenters to join.

Where ARE all the Showhomes?

Our readers say that it's difficult to find where the showhomes are in their regions. They say they would visit more, if it was easier to obtain a list of them. Some regions have showhome directories in their local paper, but readers say that only a small number are represented.

Googling showhomes, brings up a limited list of building companies that might have a showhome.

You must then enter each individual website, and Photo Credit: Lockwood Homes search for the page that might show where the showhomes are. Many will not even be relevant to the selected region. You then must print the page off, if the showhome is in the right region, or take a note of the address. You then have to repeat the process with each building companies websites. This is very time consuming, and most say they would not bother.

Waterford Press is launching a new on-line Showhome directory on the 1st of April 2014, and marketing it regularly via our

publications, which reach the majority of New Zealand's working adult population.

When users google "showhomes" the directory will appear.

Users will see a map of New Zealand, and when they click on their Photo Credit: JE Colette Builders Ltd region, a list of showhomes (registered with us) will pop up. The list will contain the building companies names, the physical addresses of the showhomes, a contact phone number and a website address. Users can print off the list and take it with them as they tour the showhomes.

The key to its success is in its simplicity. It's easy to use!!!
