Training, testing crucial to work safety Gaprie Ltd is the Australasian agent for Rombull Ronets, the largest safety netting company in the world. But Gaprie Ltd director Gary Priestley knows that while offering the best product is essential it is not enough to ensure safety and meet the current regulations, which is why Gaprie also offers comprehensive training and testing services. “I’ve been working in the roofing and construction industry since 1978, both in New Zealand and overseas. “Within my varied roles I’ve learned that the right training, equipment and knowledge is of the utmost importance in getting a job done safely and successfully,” says Priestley, who is currently the only FASET trained and registered safety net trainer in New Zealand. FASET is the world wide governing body for safety nets and Gary is the New Zealand FASET representative with his experience in Safety Nets spanning back to 2002. As such he, along with others from safety net companies in New Zealand, have been instrumental in working with WorksafeNZ to help establish guidelines for the use of safety nets in New Zealand. Although safety nets have been used overseas for some time they have only entered the New Zealand residential market in the past 18 months and have been used on commercial sites in this country for about five years. Preistley sees a big need for regulation in the New Zealand industry to ensure appropriate safety standards are met. The product Gaprie Ltd supply is manufactured under the EN 1263 Standard to meet all European quality certifications. He says the products are not only extremely high quality but competitively priced and Gaprie Ltd can supply nets to any size and with quick turnaround.

Gaprie Ltd also supplies industrial, sports and cargo nets. As safety nets have to be UV-tested each year to ensure they are still fit for purpose Gaprie Ltd also offers this service to clients. “Customers simply need to send us a UV test patch, we test this and if it passes we send them a certificate to state that the net is compliant for a further 12 months.” Gaprie Training Solutions offers a series of courses to train customers in the correct installation of its nets. The company also offers Crane, EWP and Forklift training. Priestley is a registered trainer and assessor in the crane industry incorporating elevated work platforms, slinging and rigging (Dogman) and all types of crane training, all to NZQA unit standard qualifications. He also holds a Nebosh international general certificate in health and safety and is a forklift trainer and health and safety trainer. He is a registered assessor with Skills ITO, Competenz and the Motor Industry Training Organisation, and is a member of the Elevating Work Platforms Association of New Zealand and a Gold Card member of the Hire Industry Association of New Zealand. The Gaprie Ltd courses are based out of Tauranga but cover the whole of New Zealand with training centres in Auckland, Christchurch and Tauranga. Courses can also be held at customers premises as well. “We can supply our clients with a full safety net system – the safety nets, ropes and brackets, the training to install them properly and the tools to ensure they are compliant in an ongoing manner. “With the changes to regulations in the building industry in New Zealand regarding fall height protection people are increasingly realising that doing nothing is no longer an option.”

Growth in new building consents welcomed Certified Builders welcomes Statistics New Zealand’s release of new building consent numbers as positive for the building industry and the economy, but says the shortage of skilled trades people continues to be an issue in some areas. The trend for the number of new dwellings consented is at its highest level since August 2007. While the rate of growth is slowing somewhat, the trend for new dwellings has more than doubled since the series low in March 2011, meaning demand for builders is strong, said Certified Builders Chief Executive, Grant Florence. “As a trade association with members from all areas of New Zealand we are pleased to see growth in building consents in the vast majority of regions. “We expected the number of new consents to be highest in Auckland and Christchurch, and while this is certainly positive, there is a risk in terms of the number of qualified builders there are to meet the demand. “What we don’t want to see is unqualified builders filling the vacuum and potentially compromising the quality of new housing, which could reflect badly on the building industry as a whole.” Certified Builders helps address skill shortages in the industry by working closely with apprenticeship schemes and through an Apprenticeship Scholarship Trust, which supports apprentices in times of hardship. “We can help give our members a competitive advantage by providing consumers with confidence in engaging a Certified Builder.

Commercial Building - Gibson O’Connor

Apollo Drive building proceeds smoothly Karen Phelps Gibson O’Connor has just completed an office building in Apollo Drive, Auckland, with a challenging design in a short time frame. The building for Kea Properties, which comprises an office complex with basement car parking, was started in November last year and completed this June. Made from precast concrete columns and shell beams and concrete slab, Gibson O’Connor project manager Greg Church says that the most complex aspect of the build was the roof. “The façade was hung off the structural steel roof with metal cladding. The roof was also an inverted beam system – a V frame roof as opposed to an A frame roof,” he says. “There ended up being a lot of weight for the beams to support so some adjustments had to be made to the external framing design of the building to accommodate this.” Gibson O’Connor managed to complete the build in the tight time-frame with careful project management. Church says that he took a very active role in the site management to ensure targets were met including being on site to monitor all the subcontractors and materials making sure things stayed on schedule. The 47m x 26m building has been clad with Aluco panel with extensive glazing and louvres making it an eye catching addition to the area, says Church. The building is tenanted by Webdrive. Other projects Gibson O’Connor has completed for Kea Properties include 329 Albany Highway, a $1.8m 11-unit retail block comprising 1200sqm completed early 2013, and 11 John Glenn, a 140qsm, $1.3m warehouse and office complex completed in 2012. Gibson O’Connor is a 100% privately owned company founded in Christchurch in 1957 by Noel Gibson and John O’Connor. It is now based in Mt Wellington, Auckland. Church says that Gibson O’Connor prides itself on its close working relationships with architects, engineers, clients and community groups and a project which demonstrates this is the James Cook High School Gymnasium upgrade. Located in Manurewa, the $1m project consisted of a renovation of 1100sqm of gymnasium/changing rooms and classrooms. The structure had to be fully shrink wrapped in order to protect an existing ply ceiling, while Gibson O’Connor replaced the existing roofing iron and the external cladding. The internal part of the renovation consisted of new veneer ply wood and laminex linings

to the gym and changing room areas. A new mezzanine floor was constructed in place of the old existing floor. Access to the site required a temporary road to be formed through Mt Fort Park and a section of the school’s boundary fence removed as there

was no way to access the site with vehicles through the main school access. This site access allowed Gibson O’Connor to bring heavy plant and materials to site at all hours of the day with very little disturbance to the school and students.

Commercial Building - Colspec Construction

Hotel transformation a rewarding project Sue Russell Palmerston North Construction company Colspec Construction Ltd has just completed a major hotel project right in the centre of Palmerston North; a project they are very proud to have been associated with. Stuart Lind, Colspec’s site manager for the transformation of the former Kingsgate Hotel into a Copthorne Hotel, says the massive undertaking was full of challenges, but professionally very rewarding for him and the crew on board. “It was the total refurbishment of a tower block containing 73 rooms over five levels. “Nothing of the old hotel has been kept and there were plenty of structural and building improvements to be made in the process,” Lind says. Ground-floor work involved upgrading the restaurant and bar, kitchen and staff amenities areas along with self-contained family units. Colspec Construction is not new to building accommodation blocks, having built units at Massey University, inner city student accommodation, as well as working at boarding schools but the Copthorne project presented with some new construction challenges to overcome. The project began in November 2013 and took five months to complete with all the bedrooms in the tower block totally stripped. During the rebuild process all fire protection services were bought up to the current codes while all other services were either replaced or upgraded. Colspec general manager Steve Hirst describes the Copthorne Hotel project as

“logistically challenging” with the hotel remaining opened throughout the build. “There were milestones we had to reach so the company could be assured the work was progressing according to plan,” says Hirst. “Once the rooms were decorated and

complete, they were immediately made available for bookings and letting. It required a high level of communication throughout,” he says. Situated in the heart of the city overlooking the square, Copthorne Hotel Palmerston North has 76 guest rooms,

a gymnasium, conference and banquet facilities. The 73 rooms in the tower give a birdseye views across the city-scape. Each room is equipped with broadband, own direct dial phone, Sky TV and tea and coffee-making facilities.

Dress-Smart extension according to plan Karen Phelps Completing a construction project around a “live” business is never easy. Watts & Hughes Construction has been contracted to work on the extension to Dress-Smart in Auckland, which has necessitated significant project management in order to ensure the existing businesses remained functional throughout the build, says Watts & Hughes contracts manager Steve Gutteridge. The 1000sqm extension to the Dress-Smart shopping centre in Onehunga involved enlarging and reconfiguring four existing retail units in the centre. Started in the first week of January the project was finished by early July. “Space and access were the two key issues during this project,” explains Gutteridge. “We were working in a live business environment where the public had to continue to have access.” Watts & Hughes completed the project by building on the other side of the shop wall while the tenants continued to operate their business on the other side. After the extension was completed the wall was then simply knocked down. A staggered handover process ensured business was disrupted as little as possible for the retailers concerned. Gutteridge says the project necessitated significant liaison with centre management as well as the retailers. “We had to remain extremely flexible and the project involved working after hours and before opening,” he says. “This project really shows our versatility, capabilities when working in a live environment and how proactive we are in forward planning to ensure everything runs smoothly.” A significant commercial project that the company is presently working on in Auckland is a new facility for the Eye Institute on Remuera Road. The new five level premises includes two levels of underground car parking. The project was started in mid-2013 and is due for completion later this year. Watts & Hughes is completing the base build and fit out. Contracts manager Jim Wylie says that the main challenge has been the complex design of the building, which he describes as an irregular hexagon when viewed in cross section. The building tapers and also slopes front to back down the hilly site.

The extension to the Dress-Smart centre in Onehunga involved enlarging and reconfiguring four existing retail units in the centre. “We had to build the upper level basement before we could excavate the lower car park due to the ground conditions and the structural design. “The complexity of the project wasn’t fully appreciated until the build commenced and the ground conditions became apparent,” he says. The interior of the building includes a lot of curves, timber battening and glass shelving and joinery. Tileworks is completing the tiling on the project. “When completed the facility will be a cutting edge world class facility and a landmark for Remuera,” says Wylie. “It really demonstrates the ability of Watts & Hughes to take on technically difficult projects and complete them to a high degree of accuracy and quality of finish.” Wylie says that Watts & Hughes Construction utilises the vast experience within its personnel to ensure project management methodologies are developed, which is a key aspect to the successful completion of projects.

Building transformed into stylish complex Jo Bailey Building and development company Safari Group has transformed a 1920’s character building on Wellington’s Thorndon Quay into a stylish serviced apartment complex called Quest on Thorndon. Quest Serviced Apartments (NZ) Ltd has committed to a 30-year commercial lease of the purpose-built, four-star boutique development - which opened in early August - comprising ground-floor office and retail space, with apartments on levels one to four. Safari’s development manager Damien Taylor says the “complicated project” required the group’s building arm, Safari Construction to complete considerable seismic upgrades to the building before fit-out works could get underway. This included wrapping columns with carbon fibre, and encasing perimeter columns with concrete into which thousands of holes were drilled so reinforcing could be tied inside. He says one of the biggest challenges of the project was strengthening the building’s foundations. “We had to break through the concrete floor slab in the basement which had extremely limited access via a goods lift. Reinforcing and tie beams were completed to tie the foundations together.” Auckland-based Safari Group has completed a number of similar apartment complex developments throughout New Zealand. Its business model is to build new or purchase an existing building; develop it into a full turnkey solution for its future lessees; and sell down as an investment project. “This allows us to move seamlessly on to the next project,” says Taylor. The Quest on Thorndon complex has been unit titled, with a total of 36 freehold titles comprising a mix of studios, one and two bedroom units, nine car parks, an office/ reception area, and a ground floor/basement retail area.

Quest on Thorndon has ground-floor office and retail space, with apartments on levels one to four. Lighting and furniture store ECC occupied the ground floor of the building prior to the development and has returned as its anchor retail tenant. “ECC has also taken over the former basement space which has doubled its original floor area.”

Safari Group was established by Taylor’s father Stephen Taylor and business partner Robert Neil in 1996 and remains a privately owned family business. Stephen’s wife Pam does all the interior design and colour selections for the developments. The group has constructed and developed a diverse range of commercial, industrial and residential projects over the years. However its current focus is the serviced apartment market and will be for the “foreseeable future”, says Taylor. Safari is developing a new 38-room apartment complex for Quest in Taupo which

should be ready for occupation in April next year. Half the units in this development have already sold off the plans. The group is also working with Ramada International Hotel Group on two projects, the Ramada Suites Tuam; a 44-apartment complex and cafe in central Christchurch as part of the rebuild; and the Ramada Remarkables Park, a 48 room hotel complex near Queenstown Airport which has 1000 square metres of retail space on the ground floor. “We continue to look actively in both Auckland and Wellington for more opportunities in the serviced apartment market.”

Refurbishment expert Design Director Maree de Latour, who has been with FURNZ Group for many years describes the industry as a challenging and exciting one. “There are so many factors that blend into a successful fit-out, especially in the hotel and serviced apartments industry which is a core business for us,” she says. Over the last decade or so, FURNZ Group has undertaken several major fit-outs of serviced apartments operated by the Quest Group. The latest project in this partnership was the opening of Quest on Thorndon, a complex of 36 serviced apartments ranging from studio to 2 bedroom in size. “We worked with property developers Safari Development in through all stages of the project. We wanted to reflect the buildings situation inhabiting a vibrant young city and do something with a lot of personality.” Quest on Thorndon apartments have been geared to cater for the needs of businessmen with broadband internet access, a range of business administration services along with charge-back options from local restaurants. The rapid evolution of information and communication technologies, now so common-place has also impacted on the way interior design is viewed explains De Latour. “When we look at a room these days we’re very conscious about the place of these

We also appreciate that an apartment will accommodate guests from potentially any part of the world, so it is very important to attain the right mix of sophistication and user-friendliness.” De Latour says she likes to be involved in the design side given the company’s experience in hotels and designing for what really works requires thinking outside the square. “In a hotel you need to think about how long it takes to clean, how long it takes to make a bed, building in durability, trying to make it look good because it may have to last up to 10 years before a complete new fit-out.” Another important factor that separates residential interior design elements from those used in hotel rooms is the fact that visitors to a hotel don’t want the space to feel too much like their home. “A lot of it is about making the rooms different, trying to make the space different and interesting for the guests. That can come down to very small detailing, a lovely piece of glassware or feature colours that you wouldn’t necessarily choose to have in your own home.” “The key to successful interior design in the accommodation business is creating a memorable impression so that the next time an individual visits the city they will want to book into the same hotel. “I really like seeing the guests enjoying the spaces we have created and getting the feedback from the operators.”

Hospital taking stock with rebuild plans Jo Bailey Dunedin’s Mercy Hospital has almost finished a review of the master plan for the remainder of its multi-million dollar building programme. Support services manager Jackie Wilde says the hospital is working closely with its consulting team including Octa Associates, and main contractors Naylor Love to “re-look” at the project, and ensure it is still relevant to the hospital’s future needs. “What was relevant three years ago when we put together the original plan is not necessarily true today. With changing medical practices and a growing focus on day surgery, we have to ensure the new developments are structured to meet our current needs.” Changes to fire legislation and building regulations have also had an impact, she says. “We have had to change some of the plans, with a lot more consideration going into seismic strengthening works.” A review of the hospital’s existing infrastructure will also be carried out to ensure the appropriate heating, cooling, electrical, and secondary water supplies for fire purposes are in place before the commencement of any of the larger building projects. “We expect these factors to lengthen the building programme and increase the value of the project from its original $35 million budget. However they are the sorts of things we need to get right.” Ms Wilde hopes a report outlining new costings and the staging of the project will be presented to shareholders and the hospital’s board of directors by October. David Booth, director of Octa Associates Dunedin says the focus of the review is to refresh the expansion programme in line with current building compliance; and ensure money is spent “in the right areas” to get the best result for Mercy and its tenants. He says the project has several challenging aspects given the original 1960’s purpose-built hospital has been added to several times, with major redevelopment works completed in 2007. “Previous building projects were completed to the code of the day. “However under today’s regulations when significant alterations are completed, the whole building has to be brought up to current building code, which adds considerably to the cost of the project.”

Dunedin’s Mercy Hospital is underway with a multi-million dollar building programme. Improving the seismic strength of some of the structural connections between the existing buildings and adding greater fire separation between parts of buildings to ensure safe evacuation in the event of a fire, will be completed under the new rules. Booth says the public can look forward to a significantly improved entranceway to the hospital if the current master plans are approved. “With so many previous alterations people can become a little confused about where to go when they arrive at the hospital’s front door. A new architectural entrance, with one point of reception, a main stairway and lift tower providing access to all levels in both buildings will be a significant improvement.” Careful staging of the remaining works is essential to the success of the project, he adds.

Historic hospital building future-proofed Jo Bailey Seismic strengthening of historic Marinoto House is Naylor Love Dunedin’s only current project at Mercy Hospital as part of a six year, multi-million dollar upgrade programme. The listed 136-year-old bluestone mansion in the hospital grounds is used for meetings, conferences and training sessions. Until 2011 parts of it were also used to accommodate the Sisters of Mercy, who lived there for more than 40 years. Naylor Love project manager Peter MacNab says the firm is building a steel structure within the existing roof space that would hold the walls of the building together in the event of an earthquake. “This is a reasonably short job which should be finished by mid-October,” he says. Earlier this year Naylor Love completed the total refurbishment and refit of the hospital’s ground floor clinics. This work was completed in three stages to enable the hospital to continue operating with minimal disruption, he says. “We temporarily relocated various departments out of the area while we stripped and demolished the old out-of-date clinics, built in the early 1990’s. “These were then rebuilt in new, more userfriendly layouts, with a modern, architectural finish.” The clinics’ services were also upgraded to meet compliance, with new energy-efficient heating and cooling systems; a state-of-the-art sprinkler system, and seismic strengthening completed to bring the building up to current building codes.

Commercial Building - Mercy Hospital

The relationship between Naylor Love and Mercy Hospital goes back 45 years to 1969, when W H Naylor Ltd built the original 66 bed hospital on the present site for Mater Misericordiae Hospital after it outgrew its old location. Since then, Naylor Love has carried out most of the hospital’s significant capital projects, which in recent years have included the award-winning $8.2 million addition of a new day surgery unit, enhanced theatre suite, and an increase in single suites; the $1.4 million four-storey concrete and steel structure carpark; and the 2012 fast-track redevelopment of Mercy Care East, a former accommodation block that was transformed into the Skin Surgery Centre and Southern Cardiothoracic Institute. The redevelopment and extension of the Central Sterile Supply Distribution (CSSD)

completed in 2013; and the upgrade to the hospital’s ground floor clinics were stages 1 and 2a of a further six-year building programme at the hospital. The master planning for the remainder of these works is now under review, and should be completed by October. Commercial Building - Taranaki Air Ambulance

Businesses support air ambulance facility Sue Russell There’s a strong philanthropic bent permeating New Plymouth company Taranaki Construction and Maintenance Ltd (TCM Ltd) and it is something company owner and co-director Gary Watt is very proud of. Most recently his company played a key role in the building of the new hangar at New Plymouth Airport for the Taranaki Air Ambulance service. “We chose the building of the new hangar because it was a very worthy cause,” says Watt. “It’s a vital service for our community.” “We helped by saving the Trust a considerable amount of money by donating our time and also sourcing materials at extremely good rates,” Watt explains. His company constructed the new office/ administration wing that connects to the hangar. Fulton Hogan undertook the ground work, taking care of the drainage issues before TCM poured the immense concrete slab which the hangar sits on. “The hangar itself was built by another local company, Shed Boss Taranaki. “The old hangar really wasn’t suitable for the service in that there was no access for ambulances and in terms of future-proofing the service, that shed wasn’t big enough to house larger planes.” The project took about six months from go to wo and Watt says he really enjoyed working alongside the Shed Boss team. Not only did TCM Ltd get fully behind the hangar project it also added some nice small touches to its association with the build as Watt explains. “One of our loyal clients Dow AgroSciences got on board as well. They donated the board room table which looks great as a gesture of their support for the project.” Watt thinks it is important that businesses get behind worthy community causes. “We are not a wealthy company by any means but if we can donate materials and give of our time then it’s a really great way to say we value this place we live in and are committed to supporting the community as we can.” Since establishing TCM Ltd in 2006 Watt and the team have been busy, something he says doesn’t come as a surprise. “I had been working for many years before as a loss adjuster and I had seen just how difficult it was to source a range of tradespeople to work

There was definitely a niche for a business like TCM Ltd who would take care of co-ordinating all the trades and aspects of a build.” It was through the connections the company has established with building suppliers that they were able to so effectively save such a significant sum for the Taranaki Air Ambulance Trust. For Grant Scott, managing director of Shed Boss Taranaki, the Air Ambulance project was a positive way to contribute to a vital local service. His company had already built a number of hangars at the airport so it was logical the Trust would approach Shed Boss to take on the hangar build. “We got involved in the early stages and we assisted with some of the preliminary design concepts. This is the kind of project we enjoy being involved in and our product offers huge design flexibility. “The whole thing went very smoothly and we were very aware that the hangar needed to have the capacity to cope with new and larger aircraft in the future,” he says. Shed Boss Taranaki specialise in building strong and purpose-designed structures using cold pressed steel materials. In the case of the ambulance hangar the company’s capacity

to design and build a shed with an expansive opening was show-cased. Taranaki Air Ambulance Trust CEO Warren Fulljames says that finally having the hangar up and running will inevitably add energy to the Trust’s major funding project and challenge; the purchase of a Pilatus PC12 plane to replace its current 35-year-old outdated and less efficient piston engine plane. “We’re aiming to raise $2 million, but so far fundraising has been very slow,” he says.

“The Pilatus PC12 is used by the Royal Flying Doctor service and has proved to be a very good plane and this is what we’re looking at.” Fulljames says the new hangar is meeting everyone’s expectations. “The facility is ideal with patients carried under cover and a waiting area which is warm. Patient comfort is very important.” In 2013 the Taranaki Air Ambulance carried 399 patients in 279 missions covering a total distance of just over 105,000km.

A reputation for educational excellence Sue Russell Educational projects have always been a core strength of Stead Construction Limited which has forged very strong relationships with the Ministry of Education servicing the Hawke’s Bay region. The company also has a history of commercial work and earthquake restrengthening projects. Stead Construction has a record of key educational projects on its books, not only in the Hawke’s Bay where they are based but also in the Wairoa/Gisborne Districts. Late last year the company completed the new Te Karaka Area School just out of Gisborne and is now currently working on a new school in Wairoa. Since first getting into school builds, Stead Construction project manager, Ken Hemara says it has been fascinating to see how very exciting and liberating schools have become for students and teachers. “Back in my time we were taught in boxes, like the old Nelson Block era. “These days’ schools are anything but, with flexible teaching spaces created by moveable walls, dynamic use of light, colour and space, furniture and fittings that don’t resemble anything like the old desk-and-chair era,” Hemara says. One interesting school assignment the company has just completed, driven by the Ministry of Education was the establishment of a $1.8 million teen parent unit on the site of Flaxmere College. “It incorporates an early childhood centre and teaching unit for the parents and there’s another similar project also through the Ministry of Education in Napier.” Hemara says the company delivered the Flaxmere College build two months ahead of time which he attributes to excellent planning and “a very good crew as well as the good working relationship with local subcontractors”.

Stead Construction has just completed a $1.8 million teen parent unit on the site of Flaxmere College. The construction was to ‘Green Star’ standards with a working emphasis placed on waste minimisation and site practices. Hemara says this experience was very positive and, in terms of standards expected from well-established architects the company work with, is becoming much more common place.

“It is not just about the standards of design and materials used in the building but also about on-site construction processes putting an emphasis on sustainability and sound environmental practices.” Another job, an office refurbishment by Wallace Developments in Dickens Street, Napier has involved demolishing half the building while retaining the buildings’ Art Deco facade carrying heritage status. “We’ve got six weeks left on that project and it has been great to see what can be achieved to completely modernise an office space while keeping true to the Art Deco era” A substantial project is about to begin in

the Rotorua District; the building of a new area school. The size of the project has involved some logistically ‘outside the square’ thinking, to accommodate staff and resources. Ken Hemara isn’t surprised the company has established such a strong relationship to major property developers and the Ministry of Education. “When you’ve proved you can deliver top quality, within budgetary and time constraints and you build up an experience of working in spaces like schools then it makes good sense that the Ministry would want you back because there is minimal risk from their perspective.”

Bringing new facilities to Arlington Park Kelly Deeks High quality components and quick construction times have seen Washdyke’s Thompson Construction and Engineering secure a multi-million dollar contract for designing and constructing a hospitality and shopping complex at the new Arlington Park residential development in Rangiora. Construction of the $8 million complex started mid-July this year, and is expected to be completed by November. The 2500sqm building is constructed of

steel portal frames and warped in precast tilt slab panels fabricated by Thompson Precast. The complex will comprise 12 to 14 shops with 95 car parks, and will by anchored by a restaurant and bar. Developer Geoff Taylor also owns Du Velle Properties, which owns a number of commercial properties in Timaru, including the Mitre 10 Mega store on Bank Street, where Thompson Construction and Engineering had impressed with the quality of precast components it provided as a subcontractor. Thompson Construction and Engineering was established in 1978 by Lyndon Thompson.

It initially focused on fabricating hay barns, implement sheds, farm workshops and general engineering. As the company grew, it expanded into building larger farm buildings like woolsheds, covered yards and a few commercial buildings. In 2002, Craig and Vaughan Thompson took over the running of their father’s business, having trained under his guidance for 17 years. They have continued to build the business to more than 90 staff in four divisions. Their sister Michelle joined the company in 2006 in role of general management and administration.

Thompson Construction and Engineering has developed into an all round experienced company, who can manage all types of building projects from start to finish. Thompson Construction and Engineering handles entire projects from design, steel fabrication, and concrete precast, to transporting and erecting the building. We’ve changed the way things are constructed, and the price of our buildings is very competitive and construction is very quick.”

The complex was designed with allowances for potential tenants, future proofed with cavities behind wall systems to allow power, data, and plumbing to be put in place at a later date, as well as the ability to install dividing walls in the retail spaces so tenants can choose a larger or smaller space.

Some of the precast panels have a timber grain weatherboard imprinted into the concrete which looks just like physical timber, giving the panels a really attractive look with the change in texture. The canopies around the front of the shopping complex were also prefabricated, and then bolted on making a really efficient build process. Even the wall board linings have allowed Thompson Construction and Engineering to shave time off construction. New Zealand product Metrapanel was used, with the large sheets of 7.3 metre by 2.4 metre robust chipboard pre-primed to ensure that it stays weather resistant and reduce the time wasted waiting for the first coat of paint to dry.

Wilson says the biggest challenge on the project so far was the implementation of the future proofing into the design. “But in the construction that has gone like clockwork,” he says. “It comes back to the prefabrication.” “Team Timaru” is completing the entire project, with Rooney Earthmoving completing the site works and all subcontractors also from Timaru. With the rebuild of Canterbury pushing more work towards South Canterbury, Thompson Construction and Engineering is well placed to provide a high quality service with a quick turnaround to other Christchurch developments. Wilson says the company has three more buildings lined up to go to Christchurch in the next three months.

Enjoying the delights of booming Twizel Kelly Deeks A building company in one of New Zealand’s fastest growing towns, Twizel’s Templeton Construction completes new residential builds, renovations, and general building services with a high quality standard of service and workmanship. Ben Templeton established Templeton Construction in Twizel in 2006, after completing his apprenticeship with a commercial construction company in Wanaka, then moving to Te Anau and gaining valuable experience in residential building in a holiday town. The company has grown over the past eight years from two staff to five, including Ben’s wife Gemma now working full time in administration. Business has also grown from building one or two new houses a year to already completing eight this year with another five underway. Twizel was initially built in the Mackenzie District in 1968, as a Greenfield project to service the Upper Waitaki Hydroelectricity Scheme. At the height of the project in the 1970’s, Twizel had a population of about 6000. Most of Twizel’s houses were prefabricated and intended to be portable, as the intention was for the town to revert to farm land once the hydroelectric project was completed. However in 1983, as the project was winding up, Twizel residents successfully fought to save the town. Ben says many of these nearly 50 year old houses have had no building work done on them since they were owned by the ministry. Templeton Construction completes a lot of renovation work on these old houses, fitting new bathrooms and kitchens, and retro-fitting double glazed windows to replace the old louvre windows, with products from Timaru company Brookland Aluminium. New build clients are evenly spread between permanent Twizel residents and holiday makers.

“A lot of people have sold their old Twizel house and are building brand new big houses,” he says. “The new houses we build usually range from small, three bedroom homes to larger scale 350sqm homes, and architecturally designed homes.” Ben says Twizel has seen a lot of growth especially over the past two years, with more young families moving into the area, more jobs with big employers Meridian Energy and Transfield Services, and with

construction increasing there are more associated tradesmen based in the area as well. Auckland homes get on the ground faster Auckland Council was the first local government in New Zealand to be able to utilise the tool of Special Housing Areas (SHAs) to get homes on the ground faster than through the usual building consenting processes. Sixty-three SHA’s have been established across Auckland in the past year, with another 17 awaiting Cabinet approval. These are starting to bear fruit, with the first families moving into affordable homes in the Waimahia (Weymouth) development in south Auckland in September this year. “A significant pipeline of activity is building within the 63 SHA’s,” said Ree Anderson, the council’s Project Director Housing. “We’re very excited about the quality neighbourhoods that will be springing up to meet Auckland’s urgent need for more homes,”

The signing of the Auckland Housing Accord between Auckland Council and central government in 2013 allows the council to identify SHA’s – both within the existing urban area and located in outlying “green field” areas. The agreement is backed by dedicated legislation, the Housing Accords and Special Housing Areas Act 2013 (HASHAA). In SHAs land owners and developers can have development approvals fast-tracked through a streamlined consenting process and benefit from new zoning proposals in the Proposed Auckland Unitary Plan. Within SHA’s, HASHAA is used to consider applications for qualifying developments and associated infrastructure, replacing the provisions of the Resource Management Act. New Building Consent Graduate Scheme Wellington City Council has recently started a graduate scheme for budding young talent coming out of the many learning institutes around Wellington, this has led to a number of staff been employed to get them started in their career. This has been a new initiative by the Wellington City Council to build the talent in the Building Consenting area and to accommodate the newly introduced regulations to ensure Council Building Consent Authorities have suitably qualified staff. Bede Roberston was one of the new graduates who joined the council under the scheme. He outlines his experiences in his first year: “I recently booked my flights home for Christmas and it struck me that we only have three months left before a new year begins.

“As always it was a shock to think that so much time has already passed this year, and it got me to thinking about some of the big changes that have happened since this year began. “It was about this time last year that I was facing a big decision. I was coming up to the end of my masters degree in architecture, and as the year, and my educational career, drew to a close I had to face the reality of choosing where my working career would begin. “University had confirmed that architecture and construction were passions of mine. “From getting to work with others building the FirstLight house and taking it to America, through to getting to explore architectural theories behind the role of the post office, university had offered me a range of experiences that gave a good

grounding into the role of architecture and the ideas and processes behind it. “But university was just that, an academic institution focused on research and learning. “I knew that heading into the construction industry; I had little experience of the practical side of designing and constructing buildings. “It wasn’t too much longer after realising this that an unusual career path cropped up. “Wellington City Council were advertising for Building Consent Officers, and that made me think of advice from friends that it can be good to get a practical grounding in the process of getting buildings built before heading into an architecture firm. “It wasn’t an expected side step into doing consenting work after completing an architectural degree, but reflecting on

the past year, it’s a step I’m happy to have taken. “Working with council, with designers, engineers, and construction contractors I have got to see projects go from the first discussions about the design concepts right through to the sign-off at the final inspection. “I have gone from a basic understanding of how buildings are designed in New Zealand to understanding the practicalities of what details work when designing a house. “It’s a practical learning experience that continues on day to day as I see new buildings with innovative building solutions come in the door. “And I know that in five to ten years’ time, when I take that side step back into practising architecture, I’ll be able to bring a richer experience to it.”

Upgrade underway for Chch Art Gallery A technology that allows a building to effectively “float” on its foundations during an earthquake is being applied to Christchurch Art Gallery. The base-isolation building upgrade will be installed during phase two of the Gallery’s repair programme, which is now underway. Phase one of the Gallery’s repairs finished earlier this year, after a gradual millimetre-by-millimetre re-levelling of the 30,000-tonne building was successfully completed. A consortium comprising Fulton Hogan, Ruamoko Solutions, Warren and Mahoney, and Norman, Disney & Young is carrying out the base-isolation upgrade. They will also complete repairs to the Gallery’s earthquake-damaged interior. Gallery director Jenny Harper says the base-isolation technology and other measures will mean that Christchurch Art Gallery is one of the safest and most earthquake-resilient galleries in the world.

“The Gallery is a place for people to visit and enjoy, but it is also a building which needs to protect the city’s irreplaceable and muchloved collection treasures,” she says. “Christchurch has now become known internationally as a seismic city. If we want to attract significant loans of art from overseas, we need to be able to prove that we can keep them safe. “To put things in perspective, some works of art we might bring to Christchurch are worth hundreds of millions of dollars — much more than the Gallery building itself. So it’s vital that we meet the highest international standards in terms of earthquake resilience.” Thomas Jones, Project Director, Christchurch City Council, says the Council is adopting best-practice methods to repair and reinstate the Gallery’s building. “The base-isolation technology is wellproven and has been applied to other national buildings such as the Museum of New Zealand

Gallery staff have relocated to temporary office spaces and an area which Canterbury Museum has made available, until repair works are completed next year. Ms Harper says the Gallery’s second phase of repairs is another step forward for Christchurch’s art lovers and visitors. “There’s a sense that the Gallery is on the home straight now,” she says. “It’s another big milestone for us and for everybody looking forward to our reopening late next year.”

Warehouse precinct breathing new life In the late 1800’s Dunedin’s warehouse area stood only metres from the foreshore of a bustling Victorian city which, on the back of the gold rush, was the country’s financial capital and home to the head offices of many iconic businesses such as the Union Steamship Company, New Zealand Insurance, Guardian Royal and Shacklock. The need for more land soon saw more and more waterfront land reclaimed, effectively taking the foreshore ever further away. Over time the majestic warehouses and bond stores were needed less and less for the purposes originally intended and leaving them given over to mechanical workshops, panelbeaters and electricians or simply used for storage. A number sat pretty much empty and abandoned. Today the tide has turned with new purposes being found for these buildings. A number of have been converted to apartments with businesses on the ground floor. Others are providing airy and accommodating workspaces for advertising agencies and tech sector companies such as AD Instruments – one of a number of Dunedin’s IT success stories, producing data acquisition and analysis systems that are used in the life science industry the world over. Bringing this area back to life has been a special focus for Dunedin City Council Policy Planner (Heritage) Glen Hazelton who says the emphasis has been on working with building owners, businesses and residents in the area to realise the vision of the area as a “creative hub – creative in a broad concept of the term”. The Dunedin City Council has undertaken a number of initiatives to help building owners revitalise the area, such as Heritage Fund Grants, Rates Relief, and assistance through consent projects. There was also a dedicated grant scheme for the area - the Warehouse Precinct Re-Use Grants Scheme – a contestable fund available to owners of pre-1940 buildings in the area. Grants were made available to assist with a range of activities related to improving the use and physical appearance of heritage buildings, that also protected heritage values in the area. These grants were made available for earthquake strengthening and other upgrade requirements, facade improvements such as painting, restoration and uplighting. The grants also supported re-use initiatives to support start-up or expanding businesses, as well as moves to use the area for creative

This could include things like improved fire rating or even sound proofing for studios. The scheme has already see the appearance of a large number of buildings greatly improved, giving a whole new sense of life and purpose to the area. Given the growing number of apartments, offices and businesses in the area the Dunedin City Council has chimed in with road and footpath improvements.

Bespoke seating has been designed and built by the Otago Polytechnic to reflect the area’s past and creative future. This is giving a lift to, Vogel and Bond Street, two of the precinct’s key streets, making them increasingly pedestrian friendly. New street and creative lighting is adding to the magic giving the revived building facades a real lift. Backing onto the warehouse precinct is Dunedin’s former Chief Post Office, an

imposing 1930’s building facing onto Dunedin’s Exchange area, once the financial hub of not only the city, but the country. After languishing for many years it, like the buildings of the warehouse precinct, it is being refurbished with offices and a hotel space on the upper floors – with its main entrance now in the heart of the Warehouse Precinct. After 16 years vacant, it is a highly visible sign that life is returning to the area and the revitalisation is gaining momentum.

Property Transformers bring the passion Sue Russell Nathan and Karen Mumby of New Plymouth building company Custom Construction Ltd describe themselves and what they do as ‘Property Transformers’, a phrase that aptly sums up their passion for the industry. Before starting the company, Nathan Mumby worked as a contract builder. He recalls two reasons why he decided to step out on his own. “One of the reasons at the time were the pay-rates, but more so, I felt I could run a company and wanted the opportunity to steer my own ship and to see what would come of it,” he says. to find and it’s often a really tough time emotionally and a very stressful time for the clients. “Where it can be so good is that the project becomes an opportunity to do alterations so it’s like the home-owner is getting a new home and they come out of it really positively.” Taranaki’s economy is thriving on the back of sustained growth in the farming, oil and gas sectors and the company has positioned itself well to meet the consequent boom in building, something the Mumby’s says is very satisfying. The company employs four apprentices, all at different stages in their careers. Nathna Mumby says for him it’s important to encourage hammer-hands to become qualified and while acknowledging that the apprenticeship programme hasn’t altered a great deal since his day he can see some room for improvement. “I would personally like to see that there is an exam with the work assessed by a third party.” The other half of the Mumby

partnership, Karen, describes herself as Director of HR, Director of Marketing, Director of Administration and Director of anything else that needs doing in the office. She is looking forward to changing the company’s website, uncluttering its wordiness and making it more userfriendly. The focus now is for Custom Construction to take on a bigger share of the commercial projects in the area. One high profile job, the partial rebuild and refurbishment of the YMCA has been hands-on for the past twelve months, and has thrown up its fair share of challenges. “It’s been a challenging building, with soft ground and asbestos issues. “We’ve given them a completion date of November 1, and we’re committed to meeting that.” Another milestone has just taken place with the hiring of a highly experienced quantity surveyor Jean Bennetts, something the Mumby’s know will have a huge impact on capacity to get into the bigger commercial projects.

Mackenzie says many thermally efficient features will keep the show home nice and warm and will also result in lower energy consumption on a day to day basis. “We have used a MAXRaft fully insulated floor slab, which comes a little way up the walls so it’s not just thermally broken to the ground, but its thermally broken to the outside edges of the foundation,” she says. The aluminium joinery is also thermally broken and argon filled, and coated with a low-e window film which further reduces solar heat gain and radiant heat loss. An ecoMaster air to water underfloor heating system uses an energy efficient electric hot water heat pump to heat water which is pumped throughout the entire house. All the internal walls are fully insulated with batts, and the ceiling and external walls have increased insulation well above code.

Taking steps to avoid the budget blowout Kelly Deeks With the rebuild of Canterbury pushing up materials and subcontractor rates, Christchurch residential building company Goodlife Homes is encouraging new home builders to engage their builder at the same time as their architect or designer and engineer, to ensure their build price comes in within their allocated budget. “Three heads are better than one,” says Goodlife Homes managing director Phillip Good. “Any Master Builder, as we are, will know whether the budget is going to get blown out, and its something quite common at the moment with the rebuild, and because there is a boom at the moment, inflation is also a big factor.” Good says he has seen price increases on materials of as much as 26% from last year. “That’s affecting our margins, which affects the overall build price,” he says. “We are trying to get our margins back to normal.” He says architects, designers, and engineers all try to work around the specified budget, but they are not pricing the jobs. Therefore getting a quantity surveyor involved before making a commitment could be the key to staying on budget. “Get in early with your builder, at the same time as engaging architects and engineers, and the process will be a lot smoother and more enjoyable,” he says. “When everyone is working to a common goal and a common budget, there are no unrealistic expectations.” Four Goodlife Homes jobs in the past three years have been consented, then never got off the ground as the clients couldn’t afford the build.

Goodlife Homes has established an excellent reputation in the Christchurch marketplace. “They had to sell their land instead,” he says. “It’s a huge cost. $30,000 to $40,000 worth of wasted money, just because the budget was blown out.”

Good says that another common factor appearing in the Canterbury rebuild construction market is the “over-engineering” of some high end architecturally designed new homes. “With recent events, we’re seeing a bit of over-design to make sure there is no come back,” he says. “Some of it looks very over calculated, and it is hard to change the plans back as they have to be redesigned at an extra cost. Either we take the hit or the home owner takes the hit.” He urges new home builders to compare two or three architectural and engineering companies, to look at their recent projects, and to seek recommendations from trusted builders.

“Builders have a broader range of experience as we see a lot of different plans from different designers,” he says. “If a builder has a gripe, they will make it very verbal. If the builders aren’t complaining, then it’s a good architect or a good engineer.” New home builders can also expect longer lead times as suppliers and contractors are all busy working on the rebuild. “Instead of five to six weeks for a kitchen, it’s now more like 10 weeks,” Good say. “Also most council inspections are taking about 12 working days.” Goodlife Homes now factors this in to each job booking, ordering materials well in advance and striving to pre-empt any possible issues.

More national awards for Taupo builder By Karen Phelps Haimes Building Limited has won the supreme award for House of the Year and supreme award for Renovation of the Year in the Bay of Plenty and Central Plateau region at the Registered Master Builders House of the Year competition. The Taupo-based company took out a total of seven regional awards for its two entries. The Supreme Award winning House of the Year also scooped the Gold Award and category win for the Carters New Homes $1 million - $2 million as well as the Plumbing World Bathroom Excellence Award. The Supreme Award-winning Renovation of the Year collected a Gold Award and category win for the ITM Renovation Award $250,000 - $500,000. The new home that won the company accolades this year at the competition was built on an extremely small and restrictive site on a corner overlooking Lake Taupo. Judges noted that Haimes Building faced a spate of challenges in terms of access, excavation and challenging weather on the exposed site. The company was praised for its exceptional craftsmanship and faultless detailing throughout the home including a spectacular vertical timber wall in the stairway with judges noting that the attention to detail went well beyond what the architect called for. The project that won the company the Renovation of the Year Award was for an alteration and addition project that remodelled an existing 1950’s house and added a new wing incorporating secondary living space, garage and utility areas and new bedroom accommodation built into the upper level roof space. Passive wastewater system has benefits Jo Bailey A simple, effective, passive wastewater management system called Advanced EnviroSeptic® (AES) offers significant environmental benefits and cost savings for residential, commercial and community use. Early last year Takaka firm Environment Technology became the sole New Zealand distributor of the system, which uses a bacterial process within fabric-wrapped pipes installed in a sand bed, to treat effluent to advanced secondary quality before it is passively dispersed into the soil. Director Hazel Pearson says the nonmechanical system does not require electricity, with the combination of AES Pipes and coarse sand providing an effective means of evenly dispersing the resultant high quality effluent without the use of a pump. “With fewer components than traditional systems, maintenance and ongoing costs are minimal.” The AES system requires a locally-sourced septic tank and sand media in addition to the lightweight, durable pipes. “Finely crushed glass can also be used as a low cost and effective sand medium, which could be beneficial to the Canterbury market where firms like Fulton Hogan have a ready supply of this material.” The AES system’s pipes have a large surface area to encourage aerobic bacterial activity. They are also flexible, allowing them to be easily configured to almost any site. Hazel Pearson and her partner Dick Lamb, a civil engineering contractor, ran a small wastewater design business before establishing Environment Technology for the purpose of introducing the AES technology to New Zealand.

The AES system uses a bacterial process within fabric-wrapped pipes installed in a sand bed. “We searched for a simple, yet effective wastewater system we could install with confidence, knowing it would require little or no maintenance, apart from the periodic emptying of the septic tank.” The system has been used in the United States for decades and Australia for several years, and comes with a twenty year warranty. There has been a positive uptake from the New Zealand market following its introduction here, says Hazel. “We already have systems installed across the country from Dunedin to Kaipara, designed by local designers.” “We have an online course to educate and

is directed onto a bed of bark specially designed to filter the liquid through while retaining the maximum amount of solids which are then seeded with natures’ own septic disposal wonders ‘Tiger Worms’ which break down the solids into watersoluble nutrients. A series of natural filtration mediums further purifies and treats the wastewater and nutrients to extremely high levels of clarity ready to be introduced into the soil. “The end product is a resource that is fed back into the soil just the same way the eco-systems of the forest floor turn rotting matter into rich, fertile substances. We’ve installed over 400 systems throughout New Zealand and demand is increasing.” The larger volume grey-water is treated through a simple but highly effective regime involving a series of natural settling and filtering processes that significantly reduce scum. Natural Flow Systems are ideal for rural residential situations but they have also become widely used in rural schools and on maraes, replacing the old worn-out systems of the past. Hoyle is pleased that consenting agencies such as Councils are quickly understanding and seeing the benefits that come from using the all-natural approach to disposing of waste. “It’s true to say we’ve had our systems working in the ground long enough now for Councils to see that the no-fuss natural processes have proved their worth.”

More water sought from the Waikato River Karen Phelps Watercare Services has applied for consent to take a further 200 million litres of water per day from the Waikato River to meet Auckland’s growing water demands. Watercare Services spokesman John Redwood says the decision to apply to take more water from the river was the most environmentally and financially sustainable solution for the city’s home and business owners. “At times during the 2013 drought the Waikato River was supplying almost 30% of Auckland’s water and even at that level Watercare was drawing less than 1% of the water flowing past the treatment plant’s intake,” says Redwood. The Waikato River has been part of Auckland’s metropolitan water supply network since 2002. It provides an average of 37 million litres of water to the region each day, meeting between 8% and 15% of total annual need, depending on weather conditions and dam levels. Watercare currently has resource consent to take up to 150 million litres per day from the river. Water is treated at the Waikato Water Treatment Plant in Tuakau, less than 40 kilometres from the River mouth. Redwood says that seventy six other options were considered including new dams in the Riverhead Forest and at Lower Mangatawhiri but that neither would have come close to meeting the predicted demand and both of which would entail significant environmental impacts. A desalination plant was ruled out on cost and environmental grounds and re-using stormwater and wastewater for drinking was

rejected on the basis of social, environmental and cultural considerations. “Increasing the potential contribution the Waikato River might make to Auckland’s metropolitan supply is clearly the most cost-effective and environmentally friendly solution. It also allows Watercare to maintain a diverse range of sources and strong safeguards against drought,” he says. “By allowing Watercare to make effective use of existing assets, rather than having to build new infrastructure elsewhere, it minimises the network’s total footprint. “Independent experts have assessed that the increased take proposed will have no significant effect on water temperature, and will change the level of the river by no more than 22mm compared with a typical water depth of approximately six metres and a twicedaily tidal variation of approximately half a metre indicating no demonstrable change for wildlife and other river users.” Watercare is a council-controlled organisation, wholly owned by Auckland Council. Each day Watercare delivers around 330 million litres of safe, clean drinking water to 1.4 million Aucklanders and treats and disposes of 408 million litres of wastewater. The company’s network contains 29 water sources, 19 water treatment plants, 539 wastewater pump stations, 18 wastewater treatment plants and more than 16,000 kilometres of pipes. From 1980 to 2013 Auckland has grown from a population of less than 700,000 inhabitants to 1.3 million people. Despite this massive growth Redwood says that the total demand for water has only increased by approximately 100,000 cubic metres per day over the same time period due to the reduction in gross per capita consumption.

The Waikato River has been part of Auckland’s water supply network since 2002. A Watercare research project in 2012 found that 65% of non-residential water users in Auckland were industrial and commercial users. “Gross per capita consumption is the total water supplied divided by the total population connected to Watercare’s network. Thirty

years ago this stood at over 400 litres per person per day. In 2013 this has reduced to 274 Litres per person per day,” he explains. He says that Watercare is presently well on the way to achieving its water savings target of reducing per capita consumption to 15% below 2004 levels by 2025.

Development - McKenzie Lifestyle Village

Lifestyle village takes shape in Geraldine Karen Phelps A $45 million lifestyle village in Geraldine is aiming to cater to the needs of the South Canterbury aged care market. The McKenzie Lifestyle Village project, which includes 117 villas, 10 apartments and 12 assisted-care apartments, has already had good uptake from the local community, says Terry Coombs, managing director of Lifecare Construction and HPA Services, the principal design consultant and construction contractor on the project. “It was recognised that Geraldine is a place people, especially from the farming community, want to retire to but there was no facility for them here. “The aim is for McKenzie Lifestyle Village to be complementary to the existing hospital in Geraldine,” he says. McKenzie Lifestyle Village is owned by a group of Canterbury shareholders and construction was started in 2012. The project is being offered to the market in stages of ten villas. Stage three has just been completed. Coombs says a key point of difference with the development is that the villas are not being mass-produced and interiors can be specifically tailored to suit the needs of the owner. He says in recognition that many people will be down-sizing to move to the village the development has focused on offering high quality brands New Zealanders recognise to give a luxurious feel to the villas including Fisher and Paykel products.

New village taking shape • From page 38 Since 2005 the company has also been involved in feasibility studies, funding arrangements and management of operations, sales and marketing. “With ownership interests in our own villages we have a distinct advantage over independent consultants - we know the challenges and drivers that must be managed and respected if our clients are to achieve their goals,” explains Coombs. McKenzie Lifestyle Village has been designed using a tool developed by HPA Group called SpaceBuilder. The SpaceBuilder tool allows users to create projects where they can specify the equipment, activities and environmental items used, upload drawings and documents for the project team to view, run reports to view quantities and costs and write and share project notes with project team members. Coombs says the system provides a single online point of contact for all team members keeping everybody in the loop 24/7 as to the status of the project. SpaceBuilder, he says, has been a vital component of the McKenzie Lifestyle Village project enabling the efficient coordination of all contractors in a rural location. The town of Geraldine and the surrounding area has a population of around 5000 people. There are three art galleries, cinema, theatre, shops and boutiques and a range of good places to eat making it an “ideal destination for the aged market”, says Coombs.

“For the more adventurous there are river and forest walks nearby, opportunities for biking, plenty of places to explore and a choice of two local golf clubs. “There are local festivals, too, which add to the buzz of this vibrant community,” he says. A selection of villas is being offered at McKenzie Lifestyle Village including stand alone and duplex units. Coombs says that the aim of McKenzie Lifestyle Village is to foster a village community with assistance on hand if residents should ever need it. The village offers preferential access to residents to the adjoining McKenzie Healthcare rest home, hospital and dementia facility. McKenzie Lifestyle Village covers 6.5ha and the development includes a heated swimming pool, hairdressing salon and cafe. Work on a $2.5 million community facilities building has started, featuring a range of facilities including a lounge, gymnasium, spa pool, library, games room and barbecue area. A men’s workshop, communal vegetable and flower gardens, plant nursery shadehouse and parking for campervans and boats are provided on-site. McKenzie Lifestyle Village is expected to take up to eight years to complete and is not exclusive to retirees as it will cater to people from the age of 55. Coombs says that eventually it will be the largest retirement village in South Canterbury.

Tips to reduce those workplace injuries More than 12, 000 people working in the residential construction area are injured while at work each year. Making sure that your workplace is safe is the only way to reduce the impact of workplace injuries. Some health and safety tips: Employers should undertake a risk management process in order to protect workers by preventing and minimising the risk of injuries. Hearing loss Ensure that hearing protection is supplied and used at all times. Place warning signs in areas of excessive noise – above 85 decibels. Check noisy tools to ensure that they are well maintained and when possible separate workers from noisy activities. Lifting, carrying and straining Use mechanical load shifting devices such as cranes , hoist and hand trucks to move materials around the worksite Fit temporary lifting points or handles to heavy or awkward loads If manual lifting is required, make sure you have enough workers available to c­ omplete the task Remember the old saying ‘many hands make light work’ Loss of balance and falling Use the most effective levels of ‘falls protection’ measures available such as

scaffolding, guard railing and appropriate physical barriers. Ensure that your building sites working areas and access ways are clear of any obstructions that may lead to an accident Where possible use mechanical equipment like scissor lifts which allow work to occur without reaching. Provide safe access to upper floors Puncture and cuts Check that all tool guards function correctly and are safe to use. Make sure that all workers wear the appropriate PPE such as gloves, safety boots and knee protection pads. It’s not too late to start training to increase your capacity In March 2014 BCITO reported that the construction industry is still woefully short of apprentices despite a massive 55 percent increase in new apprenticeship sign-ups in 2013. Three months later and not much has changed. “Building and construction is a cyclical industry. Everyone recognises that it has its boom periods and it also has its quiet patches. This is the best time ever anyone could hope for to enter the industry,” says Ruma Karaitiana, Chief Executive, BCITO. This applies across the board to all trades.

This build rate of 33,200 would be just less than the 2004 peak, but is backed up by projections indicating that further increases in residential construction are needed to meet underlying demand. There was also very strong growth in office consents (up 112%) and retail consents also up 48% from the March 2013 quarter. Infometrics predict that growth in commercial building activity will continue at least 2.5%pa during the next two years. BCITO urges employers in the building and construction industries to take on apprentices now in order to curb an imminent skilled labour shortage. The 12% increase in construction activity during the quarter was driven by large lifts to both residential and non-residential building activity. Without a significant increase in trainee numbers, the construction industry won’t have enough trained professionals to cope with this increase in volume in the near future.

Deadline looming for financial assistance The Ministry of Business Innovation and Employment (MBIE) is encouraging people who think they have a leaky home to get in touch now to avoid missing out on any financial assistance available to them for remediation. The Ministry runs the Weathertight Homes Resolution Service, a service for owners of leaky homes to assist them to assess the weathertight damage to their home with resolution options. One of the resolution options available is the Financial Assistance Package (FAP). The FAP was established in 2011 to help owners of leaky homes get their properties repaired, providing an alternative to litigation. The package centres on the government and local authorities (if participating) each contributing 25 per cent of repair costs with the owner funding the remaining 50 per cent. The FAP was made available for five years, from July 23, 2011. The time it takes for claims to the Weathertight Homes Resolution Service to get through the FAP varies depending on the size of the home or on the number of homes in a claim (some claims are multiunit apartment complexes), as well as the complexity of the individual claim. However, on average, the MBIE says it takes up to 15 months from the time a claimant initiates contact with MBIE to gather the information and documents needed to get to a stage when they are ready to commence the building work to remediate their home.

Flat roof protection For over 40 years architects have been trusting Nuralite waterproofing systems as the first choice when specifying flat roof waterproofing membranes.
