Getting your head around our younger generation “Young people today …. they don’t know what hard work really means.” Ever thought this about your apprentice? Your boss probably thought the same thing when you were an apprentice! Below we look at some generational traits of “millennials” also known as “Gen Y” – those born between 1980 to 2000. Rather than this group of youngsters being “no good”, it seems most of the negative perceptions toward them are due to a lack of understanding. It’s important we get this right as millennials will compose the majority of the construction workforce by 2025. To harness the positive attitudes of today’s young workers, we need to understand the way they think and behave. On one worksite alone there may be at least three different generations all trying to work together. To ensure a harmonious environment each generation needs to have an understanding of the other so that everyone’s ideas and opinions benefit the business and the industry as a whole. Although older workers may find many of the traits of millennials annoying, they are actually well attuned to the world they inherited. In order to mentor the next generation of construction professionals, industry leaders of today need to understand the millennial mind-set to help groom youngsters for leadership roles in the future. Here’s a look at the attitudes and actions of millennials and an explanation of how the wires can easily get crossed between the way they may be interpreted and what they actually mean. We think employers with new apprentices will be able to identify these!

Are restless Perception: Impatience; arrogance; they think they are more accomplished than what they are. Reality: Millennials are action-oriented; self-motivated and eager to achieve goals. They’re motivated by their own ideas making an impact. When their ideas have a quick impact they’re satisfied employees. Too connected to their parents Perception: Young people are coddled, unable to make decisions for themselves. Reality: Millennials are family-oriented; long to remain connected and think about the community at large rather than just themselves. Self-promoting Perception: They are narcissistic and self-obsessed, particularly online. Reality: Instagram, Facebook, Twitter – these days everyone markets themselves and their very own personal ‘brand’ in order to stand above the competition. Millennials have no choice but to invest and develop an online presence. Job-hoppers

Constant need for feedback Perception: This is a bid for attention or a lack of know-how that irritates supervisors. Reality: Eager to please, young people want to know they’re doing a good job and look for mentorship. They want frequent feedback and guidance. Confident in their abilities, especially in regard to technology Perception: They are over-confident and expecting fast promotion. They’re unwilling to pay their dues and think they know it all. Reality: They want a meaningful, important job that pays the bills and gives them a sense of purpose. In regard to technology, they are up with the play. Crave immediate gratification Perception: They’re disrespectful; unable to show respect to authority. Reality: They are data-driven; not concerned with emotion and deal with the hard facts. They’re all about equal rights at every level. Not interested in working 9 to 5 Perception: Young people have a short attention span and are unwilling to put in the required time and effort. Reality: Millennials are open to change, flexible; willing to work any time provided they’re able to do so on their own schedule. They want and expect the freedom to choose.

Perception: Disloyal, unable to stick with one thing for any length of time. Reality: Millennials are concerned with their work environment and don’t want to be taken advantage of. They’re hard workers and they’re willing to put in the hours but it is important that it’s in the right environment. Imagine going to sleep and waking up to a workday in the 1960’s – it would be completely different to your workday in 2014. Young people have evolved just like the work environment has. If you’re taking on a young apprentice or worker - assign them a mentor, provide ongoing high-quality training, give them a stake in your company’s outcome by encouraging their ideas and questions and provide constant specific feedback and all will be well in both your worlds!

Quakes inspire use of new technologies Karen Phelps The introduction of two major ground engineering technologies to the New Zealand market by Uretek Ground Engineering in response to the major subsidence problems caused by the 2010-2011 earthquakes in the Canterbury area have resulted in some ground breaking projects, says Russell Deller from Uretek Ground Engineering. “JOG integrated computer grouting has never been used outside East Asia before. Jet grouting may have been used in New Zealand before but not commonly. “Combining Jet grouting and JOG for the first time ever anywhere in the world has enabled us to achieve some spectacular results,” he says. JOG uses a computerised system of grout injection that incorporates, in sequence and quick succession, multiple injection ports that provide hydraulic forces spread over large areas to effectively ‘float’ the structure back to its design level. Each computer can be programmed to control up to 128 injection lifting points at once. The system enables level correction of structures without the use of piles, jacks or other devices. Neighbouring properties are not affected as the grout is contained locally.

Jet grouting is used for soil stabilisation, liquefaction mitigation and large scale structural support. Jets of cement slurry are forced into foundation ground to mix with the in-situ soil in order to create large columns up to 7 metres in diameter and 60 metres deep with strengths of up to 3mPa. The technology causes no vibration and can be used for seismic upgrades, slip stabilisation, foundation improvement under existing structures, water cutoff structure and retaining adjacent future excavations. Jet grouting can be performed to great depths, around obstructions such as underground utilities, above or below the water table and in a variety of soil conditions,from plastic clays to silts and noncohesive soils. The most spectacular of the company’s achievements using a combination of the technologies has been the re-levelling of the Christchurch Art Gallery. “The earthquakes meant that the 33,000 tonnes gallery subsided unevenly across the 6,500 square metre footprint of the building. It subsided 182mm in places,” says Deller. The Uretek Ground Engineering team worked with the Christchurch City Council’s engineers and Aurecon engineers on the project.

The most spectacular of the company’s achievements using a combination of the technologies has been the re-levelling of the Christchurch Art Gallery. Comprehensive 3D computer models of the building were produced showing every small part of the structure and its exact position laterally and vertically. “This 3D scanning showed up the areas of dilapidation and provided benchmark data for monitoring progress of the project. The high water table in the area dictated that de-watering and waterproofing had to be undertaken prior to the Jet grouting. “The building services also had to be modified at the outset to accommodate the relevelling works. The disconnection of 72 deep ground anchors was also required,” explains Deller. Uretek Ground Engineering first

strengthened the foundation by Jet grouting 124 soil-crete columns. The company then re-levelled the structure with JOG, injecting at 350 points, raising it to within four millimetres of the original design level tolerances, using 1,500,000 litres of grout. A key point in the project was that the major rectification was undertaken while gallery staff still occupied the building. Deller says that the company believes that the two new technologies never used before in the Southern Hemisphere on such a scale indicating the significance of the project. Uretek Ground Engineering (NZ) Ltd is part of The Mainmark Group, with a group history spanning 30 years.

Passive wastewater system has benefits A simple, effective, passive wastewater management system called Advanced Enviro-Septic® (AES) offers significant environmental benefits and cost savings for residential, commercial and community use. Early last year Environment Technology became the sole New Zealand distributor of the system, which uses a bacterial process within fabric-wrapped pipes installed in a sand bed, to treat effluent to advanced secondary quality before it is passively dispersed into the soil. Director Hazel Pearson says the non mechanical system does not require electricity, with the combination of AES Pipes and coarse sand providing an effective means of evenly dispersing the resultant high quality effluent without the use of a pump. “With fewer components than other aerobic systems, maintenance and ongoing costs are minimal,” she says. If owner preference or site constraints necessitate dispersal through subsurface irrigation lines, effluent from the AES bed can be collected and re-used in this way. The AES system requires a locally-sourced septic tank and sand media in addition to the lightweight, durable AES pipes. The pipes have a large surface area to encourage aerobic bacterial activity. They are also flexible, allowing them to be easily configured to almost any site. Hazel Pearson and her partner Dick Lamb, a civil engineering contractor, ran a small wastewater design business before establishing Environment Technology for the purpose of introducing the AES technology to New Zealand. “We searched for a simple, yet effective wastewater system we could install with confidence, knowing it would require little or no maintenance, apart from the periodic

emptying of the septic tank.” The system has been used in the United States for decades and Australia for several years, and comes with a twenty year warranty. There has been a positive uptake from the New Zealand market following its introduction here, says Hazel. “We already have systems installed across the country from Dunedin to Kaipara, designed by local designers.” “We have an online course to educate and inform the industry. Once they understand how the system works it is very easy to install.” Any registered drainlayer can install the system on completion of this course. The AES system is easily adaptable to small or large wastewater flow applications, with the septic tank and sand bed sized accordingly. It can also be retro-fitted to existing septic tanks. “AES technology can be used for everything from a single residence through to a new subdivision, commercial application or town municipal system. The system can even be downsized to service something as small as a single Department of Conservation toilet in the middle of nowhere. It has lots of advantages.” Environment Technology is based in Nelson. The initial focus on introducing the system to local and regional councils and independent wastewater system designers, has received “very positive and encouraging” feedback. “It’s a pleasure to provide customers and the building industry with a hassle-free option that works for them.” For more information contact Environment Technology. Ben Rees Builders is a good example of a new business which has emerged from the disaster to help rebuild the city. Cantabrian Ben Rees started his building company in 2010 after working for his father who is also a builder. Rees completed his apprenticeship with his dad and admits “building is in the blood”. Now a Licensed Building Practitioner and Site Safe and AppCon registered, Rees’ building company is working hard to help the city get back on its feet. It’s a challenge he relishes as he also builds up his own company to bring new business and life into the city. Ben Rees Builders services Christchurch and the Canterbury region specialising in residential building work including new builds, architectural homes, renovations, extensions and earthquake repairs. The company also takes on light commercial projects including retail, office and industrial work. “The most important thing we do is work hard to understand the exact requirement for each job and ensure we deliver beyond our clients expectations,” says Rees. Maximising opportunities at Lake Taupo Sue Russell Mike Darvill and his team of qualified builders, apprentices, house designer and office manager make up Taupo-based company Bayline Construction Ltd. He prides himself on the range of services the company offers which extend far beyond the actual construction process for his clients. “I have a talented designer in the company and my strengths are in project managing, so from the moment clients approach us about their new home we’re able to provide them with cost and timing certainty,” Darvill says. Together with his designer, he is able to look at a range of sections a client may be considering and offer advice on the pros and cons of each, such as building height restrictions, building envelopes and possible consenting issues and the best way to position the home to suit a client’s specific requirements. “We give this information and service as part of our design and build package at no additional cost and it has become one of our company’s core strengths,” says Mike. “At concept plan stage our clients will receive an accurate estimate which means they are not wasting their time having something designed that they ultimately can’t afford to build.” Bayline Construction Ltd specialises in high-end residential work and usually has three projects, at various stages of process, on the go at the same time. Darvill understands just how essential the client relationship is. “It’s everything. The single-level holiday home for Auckland clients commands beautiful views over the lake and to Taupo town. Tucked into a steep hill-side section the building platform for the home includes engineered masonry retaining walls that also form part of the 12 metre heated lap-pool and three masonry fireplaces. The home is tiled throughout with hydronic in-slab central heating, which the clients and their pet show dogs just love. The outdoor courtyard features around 30 boulders - between 1.5 and 5 tonnes each - which are incorporated into the design,

which had to be placed prior to the house construction. “To position these with my designer selecting each boulder and how he wanted them placed and on a site like this one, was a huge challenge but sure made it fun,” says Darvil. The result is impressive and the sheltered courtyard with its outdoor gas fire/BBQ is stunning. Reflecting on the journey of the company to date Darvill says he’s happy with where Bayline Construction is currently positioned. “We are at a good size and I would be concerned about losing control if we were to grow much bigger. “With industry projections, showing residential builds on the increase and knowing that we have great systems in place as well as a strong team and work ethic, I know we are well positioned for the future.”

Brown & Syme on a roll Relationships with construction companies developed over decades has made Brown & Syme Holdings Limited the go-to company for interior and exterior painting and decorating during the Christchurch rebuild. In fact Brown & Syme has now doubled in size since the earthquakes. Brown & Syme undertakes residential, commercial and public projects. It offers a complete range of painting services and has been building its reputation since 1936. The company started in Christchurch as Alfred Brown & Co (Painters) and in 1949; R M Syme Ltd (Painters) was established. In 1989, a son and grandson of the original owners Colin Brown and Steve Syme, merged the two companies and Brown & Syme Holdings. Peter Mason joined Brown & Syme as a director in 1993. He had been apprenticed to Alfred Brown & Co as a painter in 1973 and after serving his time, was promoted to supervisor and contracts manager. Mason became a shareholder in Brown & Syme with the retirement of Steve Syme, and eventually he took over the Brown & Syme business. Stunning barn house a real eyecatcher Sue Russell Building high-end beautifully crafted homes is Greg McGovern’s passion and pastime and to see where this has taken him and his company a glance at this year’s Waikato Registered Master Builders awards says it all. His Hamilton-based building company took out top honours, along with a raft of other awards, for a unique take on the old barn house concept with some magic touches to it. “Chow Hill architects came up with a stunning design for what would eventually become accommodation for farm workers but would initially be home for the farm owners and their guests,” Greg says. The brief was to have a building on site that would complement the existing farm sheds and sit comfortably in its surrounds. The construction he says caused quite a stir in the neighbourhood with people stopping to watch what they thought may be a winery being built. The judges’ comments best sum up the superb quality of workmanship that went into the build: “Panelled with sheets of play that were carefully selected to match the grain, the builder’s eye for detail is absolutely incredible. “An exterior cedar curtain that acts as a sunscreen during the day and a curtain at night is the work of a craftsman. “The phenomenal quality of construction and response to a very bold design made this home a worthy winner of the Supreme Award”. The home features a barn door operating on automatic sliders and just above this a sliding shutter opens and closes over a window. The company was also responsible for establishing a new gateway to the property and re-contouring the road leading to the home. “We used slow-grown pine brought up from Invercargill for the fencing. It’s a more solid stable product to fence with and overall we’re delighted with how well the landscaping sets off the home.”

Greg says he is still on the tools most days. This on-going connection with the project in hand means he is able to manage the tweaking and changes that almost always occur while the home is being built. “The key for me is project management because building is all about planning ahead and accommodating change. “It’s a skill-set and an attitude and very much part of the relationship with have with the architects and the home-owners.”

Two awards which they received for the barn home stand out for Greg McGovern: the Craftsmanship Award and the Sustainability Award. “When you’re being scrutinised to the smallest possible detail in your building by a team of seasoned judges to receive the Craftsmanship Award is enormously satisfying,” he says. He believes ‘sustainability’ in terms of construction processes, materials used and in the way the home is lived in, will

increasingly become the measure and standard of top quality building in the future. “I’ve seen especially in the last ten years a real awakening to build sustainably. “The awareness is definitely there even down to reducing waste on site and recycling as much material as possible,” he says. A concern Greg has is in the growth and availability of cheaper inferior products coming on the market.

“You have got to explain to the owner that in the long run the cheapest isn’t going to necessarily perform. “We do a lot of research on products and materials before we suggest the best option. “That’s a really big part of my business; making sure we do the research and know how products perform.” With a history spanning a decade or so of taking out top building awards Greg says his work and that of his team speaks for itself.

Building ventilation key to good health Sue Russell According to Tim Dorrington co-owner and director of Blue Building Solutions and owner of Tauranga based Blue Group NZ not nearly enough thought has been put into recognising how vital adequate building ventilation is to this country’s alarmingly high rate of Asthma and respiratory diseases. The energised entrepreneur who originally hails from England is the first to celebrate the fact that councils and building codes are finally recognising this fact and embracing passive ventilation standards which should soon become mandatory. Blue Building Solutions focuses itself on ventilation research and development along with sourcing, manufacturing and distributing passive ventilation products to service the local construction industry. “When we began working in this area things were fairly slow starting back in 2012. The ventilation processes are disarmingly simple. “When wind blows over a roof’s ridge, it causes a negative pressure that in turn draws warm air out of the attic or roof space. The air drawn in to replace this enters through the under eave or soffit vents and ultimately exits at the ridge vent. “Even with no wind the action of rising warm air maintains this air flow along the underside of the roof. Best of all it works year round and there are no running costs.” Passive ventilation is currently being

Young builders bring a fresh approach Kelly Deeks As two of Christchurch’s youngest construction company owners, Ryan Neal and Brett Armstrong of R&B Builders have a fresh approach to building and are dedicated to providing the highest standard of building services and proving what a bunch of young guys can do. We are innovative and we like to explain to our clients all the different options and how

Ryan says this project, along with a

New development high on sustainability Jo Bailey The finishing touches are being added to Matipo on the Green - set to become one of New Zealand’s first multi-unit residential developments with an 8 Homestar rating. Christchurch firm Shearerbuilt is constructing the eight-unit complex in Riccarton, designed by Mitchell Coll of Coll Architecture to provide high quality rental accommodation for senior university students or professionals involved in the city’s rebuild. Each 130sqm unit has five bedrooms, all with private ensuites, and a shared kitchen and living space. Sustainable elements have been incorporated into the north-facing development including the use of Eco-preferred and low VOC materials, energy-efficient appliances, heat recovery from the showers, superior insulation, sound proofing, a waste management plan including recycling and composting facilities, secure bike parking, and space allocated for a common vegetable garden. Shearerbuilt director Simon Shearer says the firm started on site in January 2014 and the development is now being marketed to potential tenants for next year. “Construction has gone smoothly, apart from the wet winter which caused the odd delay. The biggest challenges of the project were building five bathrooms including heat exchanges into each apartment and ensuring we ticked all the boxes when it came to the Homestar requirements.” Shearer is a qualified Homestar practitioner, with Shearerbuilt able to advise clients how to add sustainable features into

We hope to

get final signoff from Homestar within the next couple of months which could make it the first 8-star multi-residential development in New Zealand.” Shearerbuilt’s contract manager Daryl Smith says the company’s performance on-site has been just as important as the construction materials they used in order to achieve the Homestar rating. “A significant achievement for us is waste management. We recycled every bit of waste we could, and every skip that left the site had to be detailed and tracked. Simon Shearer owns Shearerbuilt with Paul Turner, who was also “heavily involved” in the site management of Matipo on the Green. Shearer was originally an apprentice for Turner’s Wanaka firm Paul Turner Building, and later left to further his building experience in Australia and Christchurch where he established Shearerbuilt in 2007.

Turner shifted to Christchurch in 2011 and the same year he and Shearer merged their respective companies. Both remain active builders and split the management tasks, with Turner looking after the firm’s teams and projects, and Shearer managing the business and client relationships. Matipo on the Green was one of Shearerbuilt’s major projects of the year and has already led to the firm’s involvement in three new multi-residential developments next year, which are currently at the design stage. “The Matipo apartments have been a factor in gaining exposure and further opportunities into the multi-residential space and having prior experience in multi-commercial/ residential developments has also helped.” Shearerbuilt works on a range of other commercial projects and specialises in mid- to high-end residential projects including hillside homes, as well as repair work.

Reborn: the deconstruction, relocation and reconstruction of the lake-side Hamilton home has enabled the beautiful timber and fittings in the home to be preserved.

Lomas House given a new lease of life Sue Russell Peter Brooky has been immersed in the business of building and renovating Waikato homes for more than 40 years; it’s a life and life-style he really enjoys. Nine years ago Brooky began Excelsior Residential Ltd based in Hamilton. Son David, a qualified carpenter and certified builder, works alongside his Dad and together the Brooky’s have had their fair share of exciting ‘out of the box’ building projects to focus on. Case in point, the 2013 ‘Lomas House’ project was a first for the company; literally the deconstruction, relocation and reconstruction of a significant lake-side Hamilton home. Settled for more than half a century overlooking Lake Rotoroa in central Hamilton ‘Lomas House’, designed by architect Peter Middleton and built in 1954, has been given a new lease of life and new outlook overlooking

the Waikato River thanks to its new owners’ imagination and commitment to see the grand old home lived in again. “Our client Lesley had grown up with the Lomas children and through that history had developed a strong connection to the house,” says Peter. “When the property was sold and she heard it was to be demolished Lesley asked the new owners if she could remove it and they agreed. This is when we became involved through the architect commissioned to oversee its removal and reestablishment Glenn McHardie, Director of Stiles and Hooker Architects and Engineers.’ What began as a simple relocation proved anything but when it was realised the home could not be picked up off the site. So the decision was made to dismantle the home piece by piece, label all the salvageable parts and remove it in containers to be rebuilt, with some small modifications near its new resting place not far from Ngaruawahia. With a four-week removal clock very

much ticking the home’s significant quantity of wood, plus all its fixtures and fittings that could be dismantled were boxed up and coded ready for its giant jig-saw like rebirth. Work on rebuilding the home began in earnest in April last year and the completed project was handed over to its new owner just before last Christmas. “There was something really special working with the imperfections of used materials. When I would ask Lesley if we should perhaps replace a part her answer would often be ‘I don’t want your new and shiny stuff’. That was the level of integrity she invested in the house right from the start.” Though the original home was built in the 1950’s, Peter says it was a home built ahead of its time requiring very little change in design to bring it well into the modern day. “The project was an absolute pleasure and an exciting challenge to work on. It’s the first one of its kind we’ve undertaken and it is something we would definitely be keen to do again.

“We think there is a real future in looking at the nature of building differently and this may well become our point of difference.” Peter says that one of the aspects of the build that he is most proud of is that beautiful timber and fittings in the home have been preserved rather than finding their way into a land fill. Even the original pavers surrounding the home were reused and Brooky feels the home has settled well into its new situation. With a long and varied building career to look back on Brooky has positioned himself in the company and the company well to embrace the future. “I would like to think there are a good few more years for me directly involved in the building industry I love and I think it is important to stay open to new ways of thinking and new opportunities that come about.” One of these at the forefront of his thinking at the moment is to build in eco-sensitive and sustainable ways.

The company was started by brothers Wok and Don Stehr and has been in operation for more than 25 years. The exterior was finished in a mixture of plaster on block, stone on block and precast patterned concrete, which had to be craned into place on the third level.

Bringing price certainty to home building Karen Phelps Westmoreland Homes distinguishes itself in the marketplace by ensuring everything is included in its fixed price contracts giving clients greater certainty over the cost of their new home, says company director Willie Hewitt. “Our fixed price contracts are truly fixed,” says Hewitt. “The only time a client is charged differently – and this could be a credit as well – is if the client changes their mind in terms of their requirements about some aspect of the build. I’m very confident that we are the only housing company operating in such an open manner when it comes to contracts.” Hewitt, a Licensed Building Practitioner, started Westmoreland Homes three years ago and has a background not as a developer, which he thinks makes the difference. “When I first started as a developer I chose a housing company to build for me but I noticed right from the beginning a fixed price is in reality not usually a truly fixed price. “For example scaffolding costs around $5000 for an average home build and this is often not included in quotations. This of course really impacted on me as a developer so I am very aware of costs and prices. “That’s why we include everything in our quotations, including scaffolding costs, which means we can sometimes look more expensive than other housing companies but it’s simply because there are no hidden costs and in reality our prices are usually more competitive.” Hewitt stresses that building a house is not all about the physical build. “My supervisors are all qualified builders and my strengths are employing the right people in the right roles, organising the builds and ensuring that everything stays on track and on budget.

W. Hamilton Building completed the popular Italian themed restaurant, The Esplanade, which is located in the iconic 60-year-old Hydro building.

He says that the company is investigating purchasing design plans, which clients can choose to use as a basis for their project to make the process easier. “This enables clients to have a visual tool to work with, and, in some instances, removes the costs of engaging a draftsperson or architect.” One recent project completed by the company in Dunedin is the popular Italian themed restaurant, The Esplanade. The project is located in the iconic 60-year-old Hydro building. W. Hamilton Building had undertaken an earlier project for the client - No.7 Balmac.

Designed by Cheshire Architects, over a year went into the planning and building of the Esplanade Restaurant. Bill Hamilton says that as part the process it was recognized quite early on that substantial earthquake strengthening work was required. As the restaurant specialises in Italian inspired food a purpose wood fired pizza oven was built. Hamilton says that ventilation of the oven, fire ratings etc brought some challenges as this had to be channelled upwards through two stories of accommodation areas. Acoustic panels were designed,

specifically to soften noise in the restaurant and to avoid noise travelling to the two storeys above which are used for high end, short-term rental accommodation. Demonstrating the high levels of attention to detail by W. Hamilton Building Ltd a large amount of the recycled timber used in the project was handpicked by Bill from demolition yards in Christchurch out of the Canterbury rebuild materials. Bill and his foreman then handcrafted the majority of the joinery on site with the prominent feature bar cabinetry being handmade by Bill from hardwood recycled power poles from Central Otago.

Residential Building - Arrow International Wellington

Apartment complex sets a striking tone Jo Bailey The Wigan, a new 10-storey, 73-unit apartment complex in Wellington is due to be handed over before Christmas, well ahead of its scheduled completion date, says Robb Noble, senior project manager of Arrow International Wellington. “The original completion date was in February so it’s been a great effort by everyone involved with the project, especially given the challenges presented by inclement weather over the last few months.” He says one of the windiest springs for years held up progress on site. “The tower crane operating on site was put out of action almost every second day over the last three months. “It has been a real struggle towards the end.” The $15 million apartment building sits behind the 108-unit Peak apartment complex, which was built in 2011 on the corner of Taranaki and Wigan streets. Both sites have been developed by Taranaki Land Ltd, which took over the development in 2010 following the failure of the Merge Property Group. Arrow International Wellington also constructed the Peak, which enabled the firm, its consultants and sub-contractors to “learn some smarts”, says Noble. “The Peak was also delivered well ahead of schedule and we were able to apply some of the things we learned on that project to the Wigan. It helped a heck of a lot.” Noble says the 73 one-bedroom apartments in the Wigan tower are slightly more upmarket than those in the Peak complex.

“The Wigan apartments have nice flush, clean lines without a lot of bulkheads. “Apart from tiled bathrooms, the rest of the floors have been laid in striking engineered wood flooring from Europe which has created a pretty smart look.” Features in the kitchens include high quality stainless steel appliances, modern cabinetry and handles, and square-edge stainless steel bench tops. The Wigan also has a small retail area on the ground floor of the building. Noble says Arrow International Wellington had quite a lot of involvement throughout the building’s design process. “The Wigan was essentially a composite building with a central reinforced concrete core encapsulating the stairwell and lift shaft providing good seismic bracing.” Some unique construction methods were used on the project, with the Arrow team using a “slightly more expensive and sophisticated” form work system than on the Peak project, he says. “We used a Doka self-climbing, self-rigging system for forming and pouring the walls rather than using traditional steel shutters,” says Noble. “This meant we were able to build the core independent of the rest of the structure, with the internal shear core walls constructed in around 12 weeks.” Secondary steel beams were introduced to reduce the floor span and eliminate the need for back propping. “This allowed us to access clear full floors to complete the internal fit-outs at the earliest possible time which is the secret to these sorts of buildings.”

Admire stamps its mark The Wigan, a new 10 storey apartment complex in Wigan Street, is the latest Wellington-based project for Christchurch firm, Admire Commercial. In early December the interior specialists began installing high-quality blinds and soft furnishings in the 73 one-bedroom apartments in the development. “We’re very pleased to be working on another well-run project with and for Arrow International Wellington, and congratulate them, developers Taranaki Land Limited, and Archaus Architecture for bringing together this exceptional development,” says director Chris Adams who founded Admire in 1986. New complex sets the tone • from page 26 “While we were still rigging the structure up on levels seven, eight and nine, we were already fitting out the apartments on levels two, three and four,” says Noble. Access to the site was another major challenge for the construction team. The building took up almost all the construction site, on the “fairly narrow” Wigan Street. It was also in close proximity to its adjoining neighbour, a Holden car dealership, which had a ramp running across the site into the top storey of its building. “Our builders had to construct a cantilever over the ramp complete with a big protective canopy to maintain access for the dealership. It was a challenge, which took a bit of engineering and design to figure out.” Pouring concrete in windy Wellington weather was another constraint. “We had to put in all sorts of medias to protect the neighbouring sites. I think they’ll be glad to see the back of us,” says Noble. Arrow International Wellington’s three delivery teams cover a wide area including the top of the South Island as far south as Kaikoura; and as far north as Hawke’s Bay, Palmerston North and Whanganui. Some of the firm’s current or recent projects including a Quest hotel project in Nelson; health facility in Kaikoura; a large warehouse facility for Wineworks at Blenheim; and work on the Hawkes Bay district prison.

High-end Tenor development on track Karen Phelps A new apartment development by North Shore Projects Ltd called Tenor will offer 41 apartments and three retail units in the growing North Shore region of Auckland. Tenor Apartments is located on Library Lane, Albany Village and within walking distance to Massey University and the new Albany Westfield Shopping Mall. The construction was not straight forward, says Nick Macrae from CMP Construction, which built the apartments. “Tenor has been architecturally designed so it is a high-end development,” says Macrae. “It consists of different floor heights and the shape and design of the building is more complex which made construction more challenging than normal.’ Designed by JWA Architects Limited, features of Tenor include natural finish shuttered concrete, customised aluminium screens and extensive use of glazed canopies. To create a timeless design all the major construction including the inter-tenancy walls up to roof level are precast concrete to provide durability, acoustic separation and fire-rating. Before work even started on site, complex geology meant that CMP Construction had to drill through conglommerate rock before

foundations could be installed for the build. CMP Construction started work on the project in early December 2013 and it will be completed in February 2015. Tenor is just one of a number of projects which CMP Construction is working on. The company is in the final stages of Settlers Lifestyle Village, which it has been working on for a number of years. The $100m retirement complex includes 194 apartments with underground carparking, central facilities, swimming pool, spa pool, bowling green, dining room and kitchens. CMP Construction has been in operation for more than 20 years earning a solid reputation for its professional, innovative and cost effective service for construction and civil works contracts valued from $1 - $100m. The company focuses on high quality commercial, industrial and apartment developments throughout New Zealand and has won a number of awards in recognition of the high standards set and achieved, says Macrae. Full circle for Kerr with new Placemakers Karen Phelps Kerr Construction Whangarei Ltd has completed new purpose-built premises for Placemakers Whangarei. The project was apt, says Kerr Construction Whangarei managing director Neville Sander, as when Kerr Construction started its first building jobs back in 1960 one of its suppliers was the company that has now become Placemakers. “We have been ordering items from Placemakers for so many years that everyone at Kerr Construction Whangarei had a longstanding working relationship with Placemakers and their staff, which really helped to facilitate the building of this project,” he says. The Placemakers project was constructed on a large site in Kioreroa Road, Whangarei, an area that is becoming a hub for building and farm supplies. He says that mostly the job ran smoothly. “We had the odd hiccup with the water main needing to be thrust across a busy main road but everyone including the Whangarei District Council staff helped facilitate the progress as quickly as possible,” he says. Kerr Construction Whangarei is locally owned and operated and has been employing local people since the company began. From the outset the company has been involved in all facets of the building and civil engineering industry with a focus on industrial and civil structures. Sander says that a positive aspect of being in the building business for so long is that the company knows all its subcontractors and their staff and sometimes their families as well. “It is our experience that to have a successful project it is better to use local firms and local labour as far as possible, and in this sense Kerr Construction has an excellent working relationship with all local subcontractors and merchants including Placemakers. This means that we can work well together on the multitude of jobs that we tackle. This intimate knowledge of each other’s staff, working patterns and strengths gives each project a lot of accumulated years of experience,” explains Sander. The company has completed a number of large local projects including work at Marsden Point Oil Refinery, the construction of John

Sander says that this enables clients to make immediate decisions based on feasibility studies.

One major benefit he says is that this often enables the company to start and finish projects more quickly saving clients time and money. “We have been involved in a number of

these projects and possess the expertise and skills to successfully complete any size project as our personnel have had experience in a diverse range of developments and building types.”

Smiths City rebuild brings satisfaction Jo Bailey Shoppers are enjoying an enhanced retail experience at Smiths City’s Colombo Street store, following the completion of a multimillion dollar redevelopment. The second stage of earthquake recovery works were completed in October, which returned the store’s floor area back to 6000sqm, only just below pre-quake levels. Owen Rees, project manager for Christchurch firm HRS Construction that completed the works, says a total reconfiguration of the store layout has created

a lot more useable retail space within the building, and provided better flow between its departments. “Our first job was to move the old storage area to the eastern end of the site then build new back of house staff and office facilities in its place. “We then shifted the store’s dispatch into the balance of the old storage area and expanded the retail footprint into the old office and dispatch space.” He says feedback from Smiths City and its customers has been great. “They absolutely love it. Whilst the redevelopment and strengthening works were

being completed the store had to squeeze its stock into a pretty small area. Now they have a much larger space the ability to display their stock has gone ahead in leaps and bounds.” Completing the works around a fully operating store was one of the biggest constraints of the project, says Rees. “There were some challenges. However we were extremely proud of the fact Smiths City didn’t lose one minute of trading time throughout the process. “Customer care, communication and cooperation with Smiths City’s staff were paramount to the success of the project,.’

Rees says that the “safe pair of hands” provided by HRS is one of the reasons that the firm has enjoyed a longstanding relationship of more than 10 years with the Smiths City. Following the 2011 earthquake, when the store and rooftop car-park were badly damaged, HRS was quickly engaged to support the client with earthquake recovery works and a return to trading. It provided demolition, re-strengthening works, repairs, and the creation of temporary facilities and walls, which enabled Smiths City to begin trading again in November 2011, albeit in a store half its original size. “Our teams worked long hours to fix and

Rees says this unique project is one of several currently on HRS Construction’s books, with their diversity highlighting the company’s range of expertise and versatility. “We usually have between 15 and18 sites running at any one time. “One of the more significant jobs we have recently commenced is the construction of a new aircraft hangar and training facility for Air New Zealand at Christchurch International Airport, a multi-million dollar project which

features significant use of laminated timber structures.” HRS is also undertaking the “very challenging” re-strengthening and refurbishment of the historic Malthouse Theatre. Other work includes several industrial projects; ongoing work in the power infrastructure market; the total external and internal refurbishment of a five-storey office building; and smaller earthquake repair jobs. Rees says HRS Construction expects to be heavily involved in the Canterbury rebuild for some time. “We’re involved at all levels, both physically doing the work, and with a strong emotional and personal interest in rebuilding our city and returning infrastructure we’ve lost back to our communities.”

Macrennie - delivering quality buildings Karen Phelps Macrennie Commercial Construction has been involved in two large warehouse projects in Auckland, which company chief executive Steve Fowler says are indicative of a changing economic climate where company’s are now more willing to invest. Macrennie Commercial Construction is building four warehouses in Leon Leicester Avenue, Ellerslie, and two warehouses in Westney Road, Manukau for James Kirkpatrick Group Ltd. The Leon Leicester project comprises 27,000sqm of floor area total, 16,000sqm of yard and 18,000sqm of office space across the four warehouses. The project has been constructed on a quarry site which has necessitated some heavy equipment to break rock. In total 12,000 square cubic metres of rock was removed from the site. The site was bounded on three sides by residential properties so a high acoustic wall had to be built before construction commenced. The Westney Road project comprises 19,000qsm of floor area plus yard and 15,000sqm of office space over two levels. The warehouses have 10 metre high studs and clear spans of 60 metres. The scale of both warehouse projects has presented logistical challenges, says Fowler. “On Leon Leicester a new building methodology was formed due to propping issues as Auckland didn’t have enough supply of props for the project. “We reversed the usual process and constructed the structural steel first then fixed the 13-16 metre high pre cast concrete panels to the steel eliminating the needs for props. “We also reversed the usual order on an aspect of the Westney Road project to avoid weather issues by pouring the concrete floor slab after we had erected the roof.”

Macrennie Commercial Construction is building four warehouses in Leon Leicester Avenue in Ellerslie. Both 11 month projects, Leon Leicester was completed at the end of October 2014 and Westney Road was completed in early December 2014. Fowler says both projects clearly demonstrate the company’s ability to tackle large scale building works, delivering to a programme and budget. “We are able to easily handle complex engineering issues thanks to the fact that two of the company directors come from an engineering background and can add their considerable expertise to projects.”

We also employ our own tradespeople on staff as well as 13 site managers over ten of whom have been with the company for over 15 years.” Fowler says that this gives the company greater control over project delivery and quality levels as well as resulting in increased staff ‘buy in’, which has a direct effect on the company’s performance. “Everyone has a vested interest in a positive outcome for the client. “If a staff member has been with the company a long time then they know how we operate and our approach to construction and project delivery. “A lot of our clients have built up a relationship with our site managers and they request a particular person to manage their project so this brings continuity benefits for our clients. New addition to building goes smoothly Sue Russell Bay of Plenty construction company Pilbrow Builders has just completed a major project increasing accommodation space at Bernadette Lifecare in Bayfair, Tauranga. The 27 new deluxe rooms all with ensuites - plus two lounges - has significantly increased capacity in the Matakana hospital wing from the original 23-room facility the company built in 2010. “I have worked for the owners of Bernadette Lifecare for many years,” says Paul Pilbrow. “They are a family owned business going back nearly 30 years which is something quite unusual in this industry and it has been a long-term relationship my company has very much enjoyed.” Having the opportunity to build the second phase of the Matakana hospital wing was a pleasure for Pilbrow and his team. The original wing had been designed and built to accommodate the planned extension that has just been completed making the build almost a “trip down memory lane”. “There was no real disruption or inconvenience to the existing operation because the whole building had been planned to be built in two phases with stairs and lift at the end we added to.” Crystal Plummer, marketing manager and daughter in law of Bernadette Lifecare owner Ted Plummer, describes the end result of the new extension as beyond their expectations. “With Paul and Ted working together they never sacrificed on quality. This is how it has always been and I think a big part of that is that this is a family owned and operated business,” Plummer says. She says the owners are very ‘hands-on’ and available if issues arise for residents and this is one of the special qualities Bernadette Lifecare has. “This is often the last home residents are going to live at so we take great care to make sure the environment is as comfortable as possible. There is no bureaucracy to go through for our residents.” Work on the wing began in February and was completed to schedule early November. Paul Pilbrow has been in the industry long enough to observe some societal changes in attitude that have impacted on elderly residential and care construction. “In the early days there would be a

Pilbrow Builders has just completed a major project increasing accommodation space at Bernadette Lifecare in Bayfair, Tauranga. common bathroom and then this shifted to a toilet and basin in the bedroom. “Now it is standard that each room has a full ensuite facility. “Also fire regulations and other council building codes have hugely impacted on the industry.” Project management and keeping his head in the future are very much the daily role he has in the company but he insists on being involved swinging a hammer every so often on the projects as well. “I have lived in the Matua area of Tauranga for 42 years. “It is a sought after area and a lot of the homes have aged in time so being local as we are we have a lot of work extending and modernising homes. For me it is a part of our work I get great satisfaction from.” Reflecting on the success of his company Paul Pilbrow says it comes down to having a really good team.

Pro-Joist flashing a winner A comment from a builder friend led Taranaki architectural draftsman and designer Hayden Aldridge to develop the unique Pro-Joist saddle flashing system, which provides building owners with trouble-free watertightness at the intersections of cantilevered joists and cladding.

In response to the opportunity, Aldridge set up a new company Evadry, and designed Pro-Joist saddle flashing, a moulded onepiece product manufactured from a single piece of UV stabilised polypropylene. It is designed in two sizes to flash dressed timber 47mm or 94mm thick and up to 250 mm deep.

“Around seven years ago a friend was building a ski lodge at Mt Taranaki which required 80 pieces of saddle flashing. He was bemoaning the fact he couldn’t buy the products and had to get his apprentices to make them, which took forever.”

Aldridge got a patent for the product that is manufactured in New Zealand to ensure quality control. After rigorous testing BRANZ approved it for the New Zealand market.

Aldridge did some further investigation, which revealed that although saddle flashing was a requirement of the New Zealand standard 3604 for light timber framed buildings, there were no standardised, approved products available on the market. “The saddle flashing was being made on site, usually by builders’ apprentices, which wasted hours of expense and time. There was no guarantee whether these products would work or fail, and because they were made on site, there was no warranty on them for the client.” He says there is always the need to weathertight intersections of cantilevered joists and cladding. “Saddle flashing works as a secondary line of defense to control moisture that penetrates the cladding at any join, cut, edge or corner, and redirect it to the exterior without contacting internal framing timbers. “The product must be then able to dry, and not suffer detrimental adverse effects from the dirt and salt left behind.”

Pro-Joist saddle flashing has many features and benefits. It is tough and durable with no laps or joins, yet is flexible for ease of installation and can be simply cut by a knife to size. The product is not affected by glue, silicone or timber treatments. It will not crack or corrode and can be painted to match colour requirements. For the last five years, Pro-Joist has been distributed throughout New Zealand by Marshall Innovations, which supplies and distributes a range of BRANZ appraised, premium imported and New Zealand manufactured weather tightness and construction solutions for commercial and residential building products. “The saddle flashing ties in well with the rest of Marshall’s products. It is going well in the market with sales rising steadily each year. Marshalls have started to market Pro-Joist direct to architects, as they are the group who initially specifies these products. We look forward to further growth as the reputation of Pro-Joist and its benefits continues to grow.”

Test regime offers security O’Hagan Building Consultants has purchased a test rig from the United States which offers an industry accepted test method to determine the performance of windows, doors, cladding and facades related to the performance requirements of the particular building. “Although window and door manufacturers rigorously test their products off-site in factory conditions this does not take into account the many variables associated with the on-site conditions and installation of this joinery. “This test gives the consumers security that this part of their home, office or commercial building is weathertight,” says company director Pat O’Hagan, who believes O’Hagan Building Consultants is the only company using this test rig in Auckland. The test procedure involves spraying water at a controlled rate and specific droplet size and distribution pattern, while applying a vacuum to the interior face. O’Hagan says that this procedure is the closest imitation of actual site weather conditions and tests not only the joinery but all flashing, seals and the combination of the installation methods.

UPVC sets new standard The average New Zealand home typically loses about one-third of its heat through gaps in windows and doors. Now, an alternative way to clamp down on that problem has arrived for home owners in New Zealand. Widely used for more than 30 years worldwide, unplasticised polyvinyl chloride, or UPVC windows and doors have been the industry standard in Europe and North America. Weathertight Windows and Doors director Simon Kennedy says using UPVC windows and door frames rather than aluminium is quite simple. “Aluminium is a great conductor of heat and cold, with standard window and door frames having the same temperature on the inside as on the outside,” he says. “Also the level of condensation caused by the aluminium frame is high. Even with thermally broken aluminium frames you still get condensation. The Window Association of New Zealand gives a condensation rating for window frames with standard aluminium getting two stars, thermally broken aluminium three stars, and UPVC getting five stars.” All UPVC windows and doors feature a multi-point locking system designed and manufactured by the German company Siegenia Aubi. The 70mm thickness of the five chamber profile and added reinforcements ensures high stiffness to all frames. Renovations enhance Dunedin heritage icons Extensively renovating heritage buildings can be a major task. For the Dunedin City Council (DCC), the task of sympathetically redeveloping three of the city’s most prominent historic buildings certainly posed some challenges. “In terms of the interior, the biggest challenge was creating something fresh and providing a modern facility while retaining the extensive heritage values,” explains the DCC’s former manager city property, Robert Clark. After years of consultation, $43.2 million was spent upgrading and renovating the Municipal Chambers, Glenroy Auditorium and Town Hall. Completed in April 2013, the complex is now an integrated convention facility known as the Dunedin Centre and managed by Dunedin Venues Ltd, a Council Controlled Organisation. Key elements of the upgrade include linkages between all buildings to enable users to move easily throughout the entire convention centre. Lift access has been provided to all floors. A new kitchen facility was constructed, technology upgrades provide state of the art conference and function spaces, and substantial behind the scenes improvements mean the buildings meet current regulations in areas such as fire protection, ventilation, health and safety and access. Mr Clark says the Glenroy Auditorium and the Town Hall were both known internationally for their outstanding acoustics. “It was essential these attributes were retained, and this required careful and detailed consideration in respect of how existing surfaces and textiles were managed or replaced.”

different era to the Glenroy, was dealt with in a similar manner - retaining and enhancing the heritage features emphasised by lighting. The oldest of the three buildings, the Municipal Chambers, houses the formal DCC meeting rooms – the historic Council Chambers and the Edinburgh Room. Other spaces within the building have been upgraded to provide conference rooms

and presentation rooms for the integrated conference venue. The grand staircase, roof lantern, the Council Chambers and Edinburgh Room have retained their outstanding colonial grandeur, but have been enhanced by modern communication and acoustic upgrades without compromising the historic values of the internal spaces and the building.

Council helps with Chatham Islands consents Wellington City Council (WCC) was approached at the beginning of 2014 about the potential of helping out the Chatham Island Council (CIC) with their Building Consent functions. WCC Consenting Manager, Ross McCarthy, says the key functions the council are undertaking for the CIC are consent approvals, and inspections and compliance “The first thing that we had to get our heads around was how we were going to undertake inspections, it really wasn’t going to be user friendly if we were to send an inspector to the island every week so we really had to think outside the box,” says McCarthy. “A single Licenced Building Practitioner (LBP) exists on the island so it was decided that a video camera and guidance around what to look for was provided to the Council and all inspections are caught on camera and sent through to WCC for review, any issues are raised with the LBP and dealt with in real time. WCC inspectors are also visiting the island and reviewing work on a regular basis. McCarthy says the approvals of building consents were a little easier “with the ability for us to work from Wellington and issue the BC’s and send them back to the island”. However, he says with the internet connections to the island being very limited there are some teething issues around being able to deal with consents electronically. “A paper-based approach is being utilised currently, but as we progress we will receive the information electronically and return it the same way.” McCarthy says since taking on the building consent process a number of new initiatives have also started.

Building work underway on the Chathams - the Wellington City Council is helping with consents and inspections. “WCC has taken on the assessments of the CIC assets, Building Warrant of Fitness and compliance will be managed by WCC and generally there is a real sense of working together to get a good outcome for the Chatham Island’s built environment.”

“WCC is continually looking at the way we work and take a view that we can learn from other Councils and the Chatham Islands Council is no exception. “While they only have a very small population and do a small number of building

consents, we have taken the view that there are lessons to be learnt from every Council big or small and some of thinking that we have done for CIC will be translated back to the way we work to ensure that we are doing things to the best of our ability.”

Changes keep Christchurch rebuild on track A new approach to building control is ensuring rebuild momentum in Christchurch is maintained. And the changes have Christchurch City Council on track to gain accreditation as a building consent authority by the end of the year, according to Peter Sparrow, Director of Building Control and City Rebuild. Mr Sparrow was appointed in January as part of a restructuring that saw a new management team put in place. They oversee all aspects of building control including consents, inspections and code compliance certification. The new structure was part of the Crown Manager’s plan to improve building control functions and regain accreditation. International Accreditation New Zealand revoked accreditation in July 2013. “As well as the new structure, the Crown

Manager’s action plan set in place some projects to improve the way consents are processed at the Council,” says Mr Sparrow. “We have set ourselves a goal of getting to the point where we set the standard for building control activity in New Zealand.,” he says. “The surge in demand since the earthquakes has put a lot of pressure on the Council’s processing capability. “One of the first things done to address this was developing a way to predict demand. Our new forecasting helps us to identify where the spikes will occur and shuffle resources accordingly.’ To help manage the massive spike in volume, an extensive recruitment campaign attracted a number of new staff nationally and from overseas. As well, other building consent authorities

were approached and many agreed to take on processing for the Council. The way the Council works with the building industry has also changed, “We are trying to be more responsive and staff are encouraged to interact directly with customers to resolve issues and source additional information. “A lot of collaborative work has been done to help people submit complete, quality applications, reducing the time taken filling in gaps in information.” As part of this a dedicated team check applications to make sure they are of a suitable standard to accept for processing. Incomplete applications are rejected. A Customer Advisory Group made up of industry members provides feedback and guidance on issues and assists in developing new ways of working together.

Recladding has unexpected challenges Karen Phelps When recladding existing older buildings sometimes things do not go according to plan. A case in point is the recent remediation of the Arts Block at Rosehill College in Papakura for the Ministry of Education by Platinum Pacific Reclad. “It was a relatively straight-forward re-roof and reclad,” says Platinum Pacific Reclad director Martin Bamford. “But when we opened it up we found a lot of things in the roof, wall structure and foundations that required remediation as a result of numerous modifications to the original building. It turned out to be a much larger and more complicated job than everyone had anticipated.” The three-month contract turned into six months and Bamford says a key to completing the project in the quickest timeframe possible was being able to change the programme and increase the labour force working on the project to accommodate the vastly increased scope of works. Started in late 2013 the project was completed in May 2014. “We organised labour and subcontractors to complete the different types of work at short notice,” he says. The project is just one example of the type of work the company completes. Platinum Pacific Reclad was separated from Platinum Pacific Homes in 2009 after demand for this specialist service had grown, says Bamford. The company offers a turnkey service from co-ordinating plans and consents to final construction and even down to organising movers to shift clients in and out of the home or building. He acknowledges leaky home repairs can be stressful for clients so Platinum Pacific Reclad tries to assist as much as possible. “They can just walk out and we take it over and sort the whole project so all they need to do is walk back in again when everything is finished. “A leaky home is almost like experiencing a death in the family. People go through a grieving process and they feel they have been misled or let down by the building industry. “That’s why they need to feel really comfortable with the builder doing the repairs,” says Bamford.

Platinum Pacific Reclad offers a turnkey service from co-ordinating plans and consents to final construction. “We spend a lot of time with our customers. We encourage our clients to do significant due diligence, talk to industry specialists in order to increase their knowledge so they can make a better informed decision regarding materials, cladding systems and who will do their work.” The company offers a WaterTight Warranty, which can cover all of the company’s leaky building repair work in order to give clients additional peace of mind. The warranty covers structural defects, which are guaranteed for ten years, and weathertightness of the building envelope, which is guaranteed for five years. In addition materials and workmanship are guaranteed for two years and WaterTight repairs are guaranteed up to $500,000. Bamford says that clients gain extra security and the warranty is transferable to prospective buyer, helping people to sell their home if they so desire.

Bamford says that Platinum Pacific Reclad gets a lot of referral work, which he puts down to the time and care that is taken with every client and their project.

Platinum Pacific Reclad works with Prendos New Zealand as well as a number of other building surveying companies. and has just completed a large residential alteration.
