Chch real estate post-quake Chris Hutching In the two to three years following the 2011 earthquakes the best estimates of the number of demolished houses in greater Christchurch is between 16,000 and 20,000. The most verifiable number is the approximate 8000 homes “red zoned” by government. The numbers are a best guess with some demolitions still under way. In recent hearings, the Environment Court has accepted expert evidence of about 18,000 to 20,000 dwellings lost to the earthquakes. Since February 2011, more than 16,800 building consents have been issued for new residential houses in greater Christchurch, which includes neighbouring Selwyn and Waimakariri Districts. More than half these consents were in Christchurch but 44 percent were issued in Waimakariri and Selwyn districts. The results speak for themselves as house developments continue apace in places like Halswell, Rolleston, Belfast, Kaiapoi and Rangiora, which are experiencing a surge in activity. Southern sub divisions have benefitted from motorway development but traffic gridlock has become endemic north of the city. Half the 16,800 building consents are within greenfield-designated areas adopted via postearthquake legislation giving extraordinary powers to Earthquake Recovery Minister Gerry Brownlee. These building consents are largely for properties within subdivisions like Wigram Skies in west Christchurch, Longhurst/Knights Stream at Halswell to the south, and Prestons to the north east of the city centre between Burwood and Spencerville. Others include Sovereign Palms and Silverstream sub divisions in Waimakariri district, and Farringdon and Te Whariki in Selwyn district. Of the remaining consents, just over 5000 were for additional houses. The number is not higher because a large proportion (46%) of building consents have been for replacement housing Infill development and intensification within Christchurch “is still below the aspirational target expressed in the Land Use Replacement Plan”, according to a local government report. The change in living and work patterns is most evident on the city’s streets and highways. Eastern Christchurch has become a quiet idyll compared with the motorist frenzy on the southern and northern motorways.
Many businesses and households relocated westwards, leading to changes in travel patterns, significant travel delays, and a big reduction in patronage in public transport services. Environment Canterbury is attempting to improve its bus service with changes to timetables and routes through Kaiapoi and Rangiora. Various estimates put the number of relocated jobs from the central city to peripheral locations at about 20,000 jobs. Census data for 2006 and 2013 show the population of Christchurch decreased by 2% to 341,500, while Selwyn District increased by nearly a third to 44,595, and Waimakariri increased by 17% to 49,989. As a result, commuters to Christchurch increased from 17,500 in 2006 to 23,000 in 2013. The longer term trend was accelerated by the 2011 earthquakes Environment Canterbury is in the process of finalising the Land Use Replacement Plan which is the main planning document for t he future. But in many respects the changes have already occurred and the LURP encompasses those changes and seeks to direct future settlement patterns. These plans plus Christchurch City’s Replacement District Plan include “key activity areas” in the centre of established and new suburban centres, which describe proposed activity as well as recognising existing development. Of the almost 1000ha of greenfield land identified to meet the future needs of business, around 60% has already been zoned to allow for business activity. Since February 2011, 1.3 million sq m of business floor space has been consented for business in Christchurch, of which around 360,000sq m of new commercial and industrial floorspace has been consented in the central city. About half of that amount is either under construction or just completed in the central city. The earthquakes and the numbers of professionals and tradesmen beating a path to the Christchurch rebuild has also helped accelerate real estate prices.
Since 2010, average rents in greater Christchurch have risen by 39% and house values by 28%. However, recent signs are that the rapid growth in the housing market is slowing. Christchurch house values increased 2.9% year on year to October 2015 but were relatively flat over the past three months rising just 0.1% since June. The average value in the city is now $474,814. Values in the more affordable eastern suburbs rose by the greatest percentage up 4.6% year on year and Christchurch-East now has an average value of $360,358, suggesting first home buyers may be targeting the area. QV Christchurch registered valuer Daryl Taggart says there are a number of new apartment and townhouse developments coming onto the market in the central city which have been selling well. “The quick capital gains and above market rentals that were achieved in the years following the earthquakes have now reduced as a result of the more stable market. “For investors there is a correlation between rental and value. As rents have been reducing so have yields. This has been alleviated somewhat by recent reductions in interest rates. “However, the indications are that a reduction in rents across the city is likely to have a downward effect on investment housing values if this current trend continues. “While there appears to be enough tenants to fill rental properties at present, achievable rents aren’t as high as they were, so it appears that after a few years of good returns investors may be starting to hold back from investing in the market. “Those who did invest may not get the expected returns and those who own rentals may opt to sell if they are not able to a high enough yield,” he says. Longer term there are potentially 40,000 new residential sections in greenfield priority areas in greater Christchurch. Of these, the majority (20,000) are in Christchurch, with the remainder in Selwyn (approximately 13,000 sections) and Waimakariri (approximately 6500 sections). While there is potential for 40,000 sections they require resource and building consent to be created and ready for the market. Developers drip feed

Popularity surprises developer Jo Bailey The popularity of the Faringdon subdivision at Rolleston has even caught the developers, Hughes Developments by surprise, says marketing director Bruce Harvey. “Almost 800 sections have sold at Faringdon since we launched it two-and-a-half years ago. This is certainly a lot faster than we anticipated.” Bruce believes the secret to its success is Hughes Developments’ focus on creating “really high quality developments, for a really good value price”. “As a family company we pride ourselves offering our clients the best value. We try to leave a little bit in for each buyer with the sections at Faringdon around $40,000 to $50,000 less than similar sized sections in the city. This enables families and first home buyers to get a much better home for their money.” Bruce estimates there are between 400 and 500 homes already finished or under construction at Faringdon, with “countless residents” already enjoying its quality surroundings. The master-planned community follows a similar blueprint to the company’s other high quality residential developments, which started with Northwood on the northern outskirts of the city around 15 years ago. Wide tree-lined streets and plenty of green spaces and recreation areas are trademarks of all the company’s developments, says Hughes. “The design model we created for Northwood has translated really well to our other subdivisions. We aim to improve and complement the environments we work in, and offer far greater parkland contributions than most other developers. Having plenty of green space makes a big difference to residents’ lifestyles.” The extensive reserve areas at Faringdon incorporate walkways, play areas and even a diverted water race on a riverstone bed. Every section has access to reticulated gas, with complementary connections to each house under a deal with Nova Energy. Fibre optic broadband is also available to each household. Bruce says there are several amenities within walking distance of the development, including new sports grounds, the Selwyn Aquatic Centre, and the yet-to-be-opened Rolleston College. “A new Kidicorp preschool is opening within Faringdon in October close to an area we have set aside for a retail precinct due for completion late in 2016. This will feature café, bar and restaurant facilities alongside five specialty stores, and office space.” Stages 1 to 8 and 11a of the development are already sold out, with limited availability in Stages 9, 10, and 11.
Every section has access to reticulated gas, with complementary connections to each house under a deal with Nova Energy. “Our focus is on selling the remainder of Stage 12, and Stages 13a and 13b, that were 65 percent subscribed within four weeks of being released to the market.” Most of the available sections range in size from 417 to 767sqm. The company has developed relationships with Canterbury’s leading group home and independent building firms, many that offer select home and land packages. “There is a expansive show home village at Faringdon with 14 homes that people can visit every weekend. “The village provides a great excuse to travel out to Rolleston and have a look at the quality, both of the homes, and of Faringdon itself. According to the feedback we get, it is the standout development in the region.” Bruce says Hughes Developments purchased the original 80-hectare farm to develop Faringdon because of Rolleston’s strong infrastructure and progressive council.

This will extend the development by a further 600 lots in time, taking the total to 1700 sections. Outside Faringdon, Hughes Developments, which is led by directors Robin and Jake Hughes, continues to work on a variety of other development projects. “We are still actively marketing Ocean Ridge in Kaikoura, have just expanded into Pokeno, south of Auckland, and also control the Izone light industrial development for Selwyn District Council.”

Rosemerryn an ‘attractive prospect’ Karen Phelps A huge westward shift in Christchurch post earthquakes has seen plenty of demand for sections in the Rosemerryn development, says Fulton Hogan Land Development manager Greg Dewe. “There has been roading upgrades between Christchurch and Lincoln undertaken in recent years and the journey only takes around 20 minutes by car,” says Greg. “Combined with the fact there has been a lot of commercial and community facilities development in Lincoln over recent years with more to follow, including multi million dollar investment by the Crown at Lincoln University and the Crown Research Institute in Lincoln Hub, the area has become an even more desirable location,” he says. Fulton Hogan Land Development started working on the Rosemerryn site in 2009. When completed 900 homes will be constructed in Rosemerryn. To date around 200 homes have been constructed along with Whippersnappers Early Learning Centre. Three playgrounds, one of which includes a flying fox, have been built to cater for all ages and Greg says that he regularly receives positive feedback on these facilities. He says that the area has a number of highly regarded education facilities including Lincoln Primary School for years 1-8, Lincoln High School for years 9-13 and Lincoln University, traditionally
an agricultural college, which also offers practical skills based degrees and is achieving international recognition for its teaching and research activities. The first stage of Rosemerryn was offered to the market in 2010. The first three stages have now sold out with only a few sections remaining in stages four and five. Sites are currently available in stages six and seven. In the next stage offered to the market there will be a range of sections from 450-1100sqm. Rosemerryn also offers high speed internet connections with fibre being laid to each property. “While in Christchurch City Council regulations dictate there must be 15 houses per hectare as a minimum density in developments in Selwyn this is ten houses per hectare so in Rosemerryn we have the ability to create these larger sections. They are a similar size to the traditional Kiwi quarter acre section and will allow owners to construct larger houses and have a bigger garden,” he says. House and land packages are available in Rosemerryn. There are a number of builders working in the development, including Mike Greer Homes and Horncastle Homes who have been involved with each stage to date. At present, the latest reserve in Franklin Crescent has been completed and many new homes in the surrounding area are now occupied. Stage 5 is almost completely built out and house construction is due to commence soon in stages 6 and 7, which have recently been completed. This represents the completion of the western

Three playgrounds have been built at Rosemerryn, in Lincoln, catering for all ages portion of Rosemerryn which will now extend to the north and east in future stages,” explains Greg. The commercial development area in Rosemerryn is on the market and Greg says that Fulton Hogan is in discussions with interested parties. He says that the location has made the development popular: “Recreational activities such as diving, fishing, sailing, waterskiing and more are close by and the Port Hills are a veritable playground for road cycling, mountain biking, running and walking.
“Over half a dozen wineries operate within 15 minutes drive. “There are two golf courses plus a driving range within 10 minutes drive and Mt Hutt is within a 90 minutes drive, plus there are other club fields scattered throughout the Craigeburn Range. “Due to traffic congestion problems north of Christchurch, Lincoln is a much easier commute which is one of the many reasons Rosemerryn is an attractive prospect for many Cantabrians looking to build a new home.”

Passion for building quality homes Karen Phelps A home build by Residential Castles in Rosemerryn, Lincoln has won a gold award in the New Homes up to $300,000 category, as well as being named a local category winner for the Canterbury region at the 2015 Registered Master Builders House of the Year competition. According to Karl Eastmond, owner of Residential Castles, what really made the home stand out for judges was the fact that a lot of passion had been put into designing the home from scratch, carefully selecting the section it was built on through to choosing quality finishing details. “We designed the home for warmth and to capture natural sunlight with excellent positioning for all-day sun. The flow to the private north-facing outdoor living area enhances this,” he says. The home has been designed with family in mind and includes an open-plan kitchen with views across to the living areas and lawn to make interacting with family and friends easy. There are two separate lounges adjoined by double doors, which can be opened up and used as one, or closed off to create a formal lounge or media room, giving families options as to how they want to use the space, says Karl. The company also won a silver and a bronze award in the New Homes $300,000 - $400,000 section where capturing the sun’s rays was also a major factor in the designs. The silver award winner features designer features such as a full-height cedar door, which opens to a spacious entrance and provides access to the media lounge and master suite, give the home real designer appeal. An open-plan living and dining area includes a kitchen complete with butler’s pantry faces the living area so the cook can easily connect with family and guests. The area flows outdoors to the northwest patio through double sliders. The bronze award winning home in Rolleston has a wide frontage and triple-car garage. Special features include a double tiled shower, as well as access to the northwest patio. The dining/living
area includes a log fire, heatpump and transfer kit, which delivers warmth to the cleverly positioned activity area separating the three extra bedrooms at the rear of the house. The layout was designed to give the busy household room to pursue separate activities, says Karl. Karl started Residential Castles out of his passion for building solid, quality homes and his disappointment with the compromise on standards as he saw it in the market place. The company name even reflects this dedication and was the result of visits Karl made to castles in Europe, which inspired him to build solid, durable homes in New Zealand. Online tool offers unique difference Karen Phelps Online Design and Build is set to launch a brand new offering to the New Zealand market, which will let customers design and price their own home online. The company has developed a unique interactive website where customers can type in their section size then the system comes up with a range of suitable plans. Once a plan is selected modifications to the specs can be made with the customer seeing updated pricing with each change they make. Although the system only aims to provide a good estimate, it will allow people to easily and quickly make changes then see what effect this makes on the price of their home, says Linda Fowler, owner of the Christchurch South franchise of the company. “The website is free for anyone to use and people can sit down with a glass of wine in the comfort of their own homes and design their house. Linda took on the Christchurch South franchise with her husband Peter Hollow, a Licensed Building Practitioner, in 2013. Peter had been building since he left school and was the Orange Homes construction manager for a decade before Greg and Aaron approached him with the idea for Online Design and Build. The company is also in the process of building a new showhome in the Flemington subdivision in Lincoln, which will also border the Rosemerryn development where the company has been active. “The whole Selwyn district is very close to us – we live here and have brought up our family here. “We chose the showhome location as these subdivisions have a long term plan ahead. “We’re offering house and land packages in Rosemerryn and have nearly completed two builds there.” The new showhome will be a 218sqm build with three bedrooms and two living areas. Linda says the aim is to demonstrate how a standard home can still have wow factor as the result of a few small designer features, in this case black brick cladding with grey cedar details. They will start construction of the new showhome in December and hope to have it open to the public by mid 2016.

Demand expected for premium sites Jo Bailey Some of the most exclusive sections in the prestigious Highsted Residential development in the northern outskirts of Christchurch will be on the market before Christmas. “We expect there to be a lot of interest in these premium sections which are north-facing and overlook the Highsted Green reserve and stream,” says the development’s sales manager, Michelle Allan. The row of low-density, family-sized sections are some of the largest at Highsted, with most around 800 sq m or bigger. Michelle says the sections are the final to release in Stage 3 of the upmarket development,
which is located in the city’s popular northwest corner, on Highsted Road, just off Styx Mill Road. “We believe Highsted has one of the most outstanding locations in Christchurch. It is surrounded by green fields, parks, walkways, cycleways and natural reserves, so has a feeling of being out in the country, despite being one of the closest residential developments to the central city.” Residents are also just minutes away from shopping at Northwood Supa Centre, Northlands and Bishopdale Mall, and have easy access to the airport and Northern Motorway. with Mike Greer Homes have also been released to the market as part of Stages 3 and 4. “These standalone homes are being developed in smaller pockets in an exclusive area, on sections from 363 to 450sqm. The designs range from three-bedroom single-storey homes, to fourbedroom two-storey houses,” she says. Other house and land packages are available from a mix of building companies on varying section sizes. Details can be found on the Highsted Residential website. An area for high-density living has also been set-aside under Stage 4 in the central zone of the development, with plans on the drawing board for some stylish villa-style units. Michelle says Stage 1 titles have been released, with six houses already under construction. “Stage 2 titles will soon be released, with stages 5 and 6 of the development due to be offered to the market in the early 2016.” Highsted has partnered with three housing companies who are building show homes in the development. David Reid Homes’ show home is already under construction, with Bainbridge Homes’ and GJ Gardner North’s developments in the planning stages. A commercial area is also planned, which could include hospitality, childcare, retail and office premises. “This is perfectly positioned, overlooking Tulett Park and the village green, which will create a relaxing outlook from the planned café. We believe Highsted provides the perfect environment for upmarket businesses looking to capitalise on a growing and affluent part of Christchurch, in a location with fantastic access to arterial routes and the airport.” All sections are classified TC2, with free geotechnical reports available for each site.

‘Modern fusion’ kitchen stunning Palazzo Kitchens and Appliances has created a stunning “modern fusion” kitchen for the new David Reid Homes show home, which is under construction at Highsted. “The home is modern but has traditional elements, so we have designed the kitchen to reflect that. It is a beautiful big space, which has allowed us to showcase an exciting range of features and finishes,” says designer Monique Enoka The kitchen has two styles of cupboard door front, one with a sleek, contemporary finish, and the other using a paneled product called Cottage. Longhurst prepares final stages Karen Phelps Fulton Hogan Land Development has just completed the development works for the final stages of Longhurst. Stages 9 of the 800 house development between Murphys and Whincops roads in Halswell, Christchurch, contains larger sites than previous stages with sections available from 400-700sqm, says Fulton Hogan Land Development manager Greg Dewe. Longhurst already contains around 450 finished homes and a commercial development, which includes Longhurst Medical Centre comprising doctors’ surgery, dentist, physiotherapy clinic, pharmacy and café. The Neighbourhood Centre is now under construction and the development also includes Seedlings Early Learning Centre, which is operational. Longhurst is situated in the Halswell School zone. Greg says the development is the only one in the area with such extensive onsite facilities, including a large reserve available for use by the general public. Due to the scale of Longhurst there is also a public transport link running through the site. Located next door to another Fulton Hogan development, Knights Stream Park, Greg says that the 7ha Knights Stream Park sports fields is in detailed design phase in conjunction with the Christchurch City Council making Longhurst attractive to buyers who will also have ready access to this facility. Fulton Hogan has more than 80 years experience in the transport, water, energy, mining and land development infrastructure in New Zealand, Australia and the South Pacific. The company purchased the land for Longhurst around a decade
ago. Originally zoned rural, it took several years for the planning processes to be completed to enable the residential development, which was started in late 2011. Covenants in place have given purchasers the freedom to create homes in a variety of styles while still ensuring the overall integrity of the development, says Greg. He says getting the development underway speedily was a priority after the earthquakes: “The development experienced huge demand when we started it in 2011. Many people were displaced due to the Canterbury earthquakes and needed somewhere to live. The challenge was coordination with a large number of contractors and builders working on the site at the same time.” The development has been given its own personality largely by way of the central reserve area, which includes a natural log park creating an area for kids to play and facilitating a sense of community, says Greg. A variety of landscape architects were involved in the development to give it a diverse feel. Gregory says that Halswell has been an increasingly popular area since the earthquakes and a lot of investment has been put into the town centre. The Christchurch City Council is constructing a large swimming pool, library and community complex on Halswell Domain. Latest developments at the site include the fact that Longhurst is now connected with Knights Stream Park through a recently completed extension of Caulfield Avenue and also has a second connection to Halswell Junction Road through a new roundabout at Whincops Road.

The other significant reserve area has recently been completed and extends from the medical centre through to Whincops Road. Greg says that this is an integral part of a green link that will connect the Knights Stream Park
School site with the Longhurst Neighbourhood Centre. Stage 9 of Longhurst was released to the market in August and Stage 10 will be released in October. Greg says that around 50 percent of the sites in Stage 9 have already sold and the remaining sites are available for purchase by builders and the public.

have got smaller due to rising land prices so the homes we are building have to be well thought out to work on smaller sites. “At Longhurst part of this has been designing for sections, which are larger at the front giving more a trapezoid shape rather than the traditional long and narrow site. O’Donoghue says that in his opinion the post earthquake boom ended in December 2014. “There is now more of a balance of buyers and sellers. The public now has access to more land whereas before it was all getting bought by building companies before it hit the market. The good thing about Christchurch is that people can still find their own piece of paradise and create their ideal home.”

Design rating future-proofs homes Karen Phelps An intelligent design rating that is growing in popularity is helping to improve the usability, safety and access of New Zealand homes. The Lifemark rating system was developed in 2006 and shows how well the home will suit the needs of the users over a lifetime. The system is a voluntary rating system but has had government support, says Lifemark general manager Geoff Penrose. It has now had uptake from residential homeowners, developers, architects, social housing trusts and retirement villages. “All over the world people are changing the way they are designing their homes so that they will work for everyone,” explains Penrose. “There is a global movement focused on developing home design features for our changing and aging population. A Lifemark certified home is a home that includes smart and intelligent design features that meet the needs of people of different ages and abilities and that avoid barriers that may discriminate against people living in or visiting the home. Lifemark homes are designed to be usable by most people over their lifetime without the need for major adaptation in the future.” Lifemark works alongside the designer or architect to give an independent rating and offer advice on how to make the best use of space based on the principles of universal design. The Lifemark Standards work with any home design and any home size. Penrose says it’s not about more space; it’s simply about choosing to have space in the right place. Penrose says that any home can be assessed and that the easiest way is to use a Lifemark Accredited Partner to develop plans at the beginning of the design and build process incorporating the

No-surprises building Laing Properties has focused on offering clients Lifemark features since it became an accredited partner about three years ago. “Lifemark is a great tool,” says Laing Properties company director Grant Laing. “We take our clients through the process g iving them the options. Lifemark features can be a selling point when it comes time to sell a home and some features such as wider doors and hallways and better provision of light switches are not expensive to include in a build,” he says. Lifemark is independent seal of approval awarded to homes that have been well designed and are easy and safe to live in for a lifetime. As part of the process of educating Kiwis about the benefits, earlier this year the company built a trial home using some Lifemark features, which Grant says was a success and the home has now sold. Laing Properties was started by the Laing family and the group includes several companies. Laing Building Relocations was formed in 1987 and has moved around 3000 recycled or renovated buildings. This company has just been selected as a preferred contractor for a Housing New Zealand project to relocate Red Zoned homes to Rolleston Prison for refurbishment by inmates. In 2001, Laing Transportables, a company focusing on prefabricated homes, was added to the group. It offers a range of standard plans and specifications for a prefabricated transportable home featuring the company’s unique, earthquake proof, Metrapanel
building system. All of the ranges can be altered to suit customers’ needs and around 300 of these buildings have been built to date.

Laing Commercial was added to the mix of companies and it now undertakes projects for private clients and government agencies. For example, Laing Commercial is presently working on 42 apartments for Housing New Zealand. Myles Laing, a company focusing on new on site house builds, was formed in 2012. Although it can build in any material, Laing Properties favours the Metrapanel building system, New Zealand’s most long standing 25 year proven modular panel housing system comprising solid walls, floors and ceiling panels pre-cut to simplify and speed up construction. The system is fully BRANZ approved and Lifemark accredited. Grant says that Metrapanel is robust, durable, and energy efficient. It is 30-50 percent faster than traditional construction methods saving clients time and money. “At Laing, our customers’ success is our success so we do our best to tell them about the best products and options available,” says Grant. “We want them to be customers for life so we take the time to understand what they want to build and why. Key aspects of the standard include access to the home (pathways and entrances), getting around (door ways), fittings and fixtures (light switches, handles and tapware), bedrooms, kitchen and laundry and bathroom areas. Professional people in the building industry such as architects, builders and developers can also join as Lifemark members, where Lifemark offers training options and a plan review service. Lifemark accredited partners include Lockwood Homes, Horncastle, Jalcon Homes, Edale Aged Care Centre, G J Gardner (Waikato branch only), Belvedere Group, Harakeke Consultants, Summerset, Bupa, Arvida Group, Mike Greer Homes, SGA Architects, Bossley Architects and Jasmax. Product partners include Blum, Palliside, Goman and Pandect. Penrose says that Lifemark certified homes will save the household money over the lifetime of the home. “This is because when needs change the
home is able to be quickly and easily adapted to suit the new set of circumstances. Without the Lifemark features, the household may be faced with expensive, complicated and disruptive major adaptation works or possibly a forced move to a more suitable home. In other words, a Lifemark certification has the potential for considerable cost savings in the future as well as being valued by other occupants during the life span of the home.” Penrose says the presently around 2 percent of residential building in New Zealand are annually certified by Lifemark. There is obvious potential for growth and this is something that involves educating the market as to the benefits of Lifemark, he says. “It’s about being smarter at the design stage so that the home will last as long as the users want it to. People need to start thinking about their homes differently.”
Eco-friendly home advice It’s a growing problem for people building a new home – wanting to create a highperformance energy efficient home yet not knowing how. Harakeke Consultants has solved the problem by offering an independent consultancy service to anyone building a new home. built correctly in the first place so that homes are efficient and practical, allowing a family to live in it for as long as they want to. Even into old age, minimal alterations or additions to suit changing lifestyles will be necessary.” She is also a committed supporter of the rent-to-buy system through SmartMoveNZ. “It’s an innovative plan designed to support working families with sufficient income to service the debt of home-ownership, but who don’t meet the criteria yet, to qualify for their own bank mortgage. Rent-to-buy means an investor buys a property and leases it to a tenant buyer for a period from 3-5 years. During this time, the tenant buyer retains the exclusive option to buy the property at any stage during the lease period. While the property owner retains ownership, the tenant buyer has the benefit of trying out the property and enjoying the benefits of long-term occupancy before committing to buying the home.” Harakeke Consultants is a member of PrefabNZ, the New Zealand Green Building Council and is an accredited partner of Lifemark. Dyers Rd ITM - helping Canterbury Jo Bailey Significant improvements and repairs being made at Dyers Road ITM will provide a “far greater shopping experience” for its customers, says senior sales and marketing manager Bruce Ramsay. “Customers can look forward to a larger stock holding, a seamless drive through experience, and better flow throughout the site. The planning process is now complete, with the final drawings underway, and hammers already banging in some areas.” A brand new drive through is the first stage of the development works to be completed. “Customers are enjoying the enhanced drive through facilities which have separate areas dedicated to specific product lines.” The layout of the store is also being improved with the addition of extra retail space enabling the outlet to carry a larger stock holding. Dry storage capability is also being extended. Bruce says the earthquakes have been the catalyst for the development, given the extensive repair works required to the Dyers Road ITM buildings. “The earthquakes have made us consider some financial decisions that ultimately benefit the business but may not have happened without the disaster.”
Maintaining a fully operational business during the building works is one of the biggest challenges of the project, says Bruce. “The work is being carried out in logical steps rather than having tradesmen across the whole site. We are aware product needs to be accessible and stored correctly, so may have to create some temporary facilities during the build process.” He says everything has been planned to minimise disruption during the several months it will take to complete the works. “It will be more of an inconvenience for our staff, rather than our customers.” Dyers Road ITM has operated for over 30 years and is independently owned by Keith Caldwell. The trade outlet specialises in servicing and supplying the residential trade market and serious DIYer in Canterbury, and is now the largest ITM in the country. Subsidiary companies VIP Frame and Trusses, and VIP Structural Steel have been introduced to the group over the last few years, with all entities kept extremely busy since the earthquakes, says Bruce. “During the rebuild phase we’ve been fortunate to provide building materials, product and services to a large number of housing companies, other companies and individuals. “Our pre-nail truss and frame division caters primarily for the residential market, with our large structural steel fabrication plant meeting increased
demand for residential and commercial projects.” The three operations are handily located within 200 metres of each other and between them, employ 120 staff. Other services provided by Dyers Road ITM include heat pump installation, loan trailers, Pink Batts installation, GIB deliveries and specialty orders. An ITM Trade Club is run for trade customers.
Bruce says that as part of the ITM group, the Dyers Road trade outlet can access the best products at the most competitive prices for its customers. “It’s also important to remember that ITM stands for independent timber merchant. “So the heart and the soul as a locally owned and operated business is all about helping other Cantabrians.”
