New boat delivers on performance Kelly Deeks In a proactive response to increasing demand adventure company Thunder Jet Queenstown has introduced an innovative new generation of jet boat, able to carry almost double the number of passengers than the average river boat. Company founder and jet boat pioneer Neville Kelly says the new jet boat, which joined the fleet just before Christmas, is the first of its kind to use the powerful, next generation 6.2L Ford Raptor engine in a commercial application. The fourth addition to the fast-growing Thunder Jet fleet was designed and built by McKenzie Marine in Bluff, with a high level of input from Neville, who was in Bluff during the CAD design phase and also for the all-important finishing of Thunder Jet 4. Neville says the 8-metre long Thunder Jet 4 can carry 34 passengers at a time, dwarfing the standard 20 passengers of a standard jet boat, but uses the same amount of fuel. Neville came up with the concept in 2015 when planning how to best manage the current increase in demand, as well as future proof the company given expected tourism growth for Queenstown. “When you’ve got the competition that we’ve got in Queenstown, it’s vital to stay one step ahead of the rest,” he says. “The ability to cater for larger groups was where we were lacking.” With the conference and events sector a significant proportion of Thunder Jet’s business, the company would often get groups of more than 20 who would have to be separated up and taken over several boats. With Thunder Jet 4, large groups and families can enjoy their adventure together. At the same time, the new boat brings increased efficiencies to Thunder Jet, as to cater for up to 34 people the company now only needs one jet boat driver, and can spend less on fuel and less on maintenance. “We’ve operated Thunder 4 since Christmas Eve and have been blown away by its performance,” Neville says. “It handles as well, if not better than our smaller boats.” The boat is also proving a hit with large groups and families. “One of the things we hear from groups and families is they don’t want to split up to do the trip, and families don’t want one of the parents to have to stay back with the smallest child. In our boats the whole family can go together from toddlers up. They just have to fit our life jackets.” With an impeccable safety record, all of

Thunder Jet’s drivers hold higher maritime safety qualifications than the standard required for jet boat drivers. Each of the drivers has a Skippers’ Restricted Licence (SRL), a commercial jet boat licence, and a wealth of knowledge and experience. “While safety is obviously our number one priority, our customers come away from their experience sporting huge grins,” Neville says. “Our ride takes people skimming across the lake and then weaves between the cliffs and along the braids of the Kawarau river, with a few famous Hamilton spins thrown in for good measure. “Thunder Jet 4 also boasts a 600W sound system which massively adds to the whole adventure.”

City heritage set to shine in 2017 Kim Newth A far-sighted heritage restoration project is on track for completion by the end of this year, linking two of Christchurch’s oldest treasures: the former Trinity Congregational Church and Shand’s Emporium. Built in 1860, Shand’s Emporium is the oldest wooden commercial building left in the central city. In December it was lifted onto new foundations facing Manchester Street in preparation for full restoration. It sits adjacent to the 1875 church, designed by architect Benjamin Mountfort, which is currently undergoing complex earthquake strengthening and restoration work. At the 2016 Canterbury Heritage Awards, the former church was highly commended in the Seismic Award category, acknowledging the Italian-based lime grout injection technique being used there to stabilise the building’s stone masonry walls. Both buildings have been saved by Christchurch Heritage Limited, a trust dedicated to protecting and restoring city heritage. Also planned for construction this year, behind the two heritage buildings, is a new annex to house showers, toilets, a commercial kitchen and offices/meeting rooms. All three buildings will be linked by an elegant glass atrium. Project manager Richard Lloyd says restoration work will shortly begin in earnest at Shand’s Emporium, after work has been completed “to straighten up” walls within the building. “Wherever we can, we will retain the original fabric of the building from stair treads and balustrades to door handles and window fittings to get as close as we can to how it would have been in its heyday.” Rough interior work done as part of renovations at various times is being carefully removed so the original look can be reinstated,

(with the layout being two large rooms, central fireplace and entry hall on the ground floor and three rooms upstairs). Both heritage buildings are due to be fully restored and ready to go sometime in the last quarter of 2017. As Richard observes, though, it is hard to be too precise on timing given the complexities involved. “There is a lot of engineering and architectural

design left to do and sometimes unforeseen issues arise. For example, when we got rid of the rotten old carpet in Shand’s Emporium, we found there were huge sections of the original floorboards missing.” Richard is Director of Lithos Construction, a joint venture between his own business (The Stone Company) and Contract Construction.

Both buildings have been saved by Christchurch Heritage Limited, a trust dedicated to protecting and restoring city heritage.

“There have been a few reasonably large earthquakes over the past year and we have seen no evidence of any deterioration or cracking in the stone work that has been grouted. “The main reason we chose this technique was because stone work is quite flexible and using lime allows the walls to flex.” A sensor system has been developed to enable the building’s performance to be monitored long term. “As far as I know, this is another first for New Zealand. We would be happy to share what we are doing here with other engineers, architects and heritage building owners.”

The next stage of strengthening will involve connecting stone walls to the roof structure, via a reinforcing ring beam around the top of the building. Design work for the former church’s replica tower is almost complete. It will be built using original stone cut to a much thinner profile, fixed to an inner concrete core and erected in a series of box culvert sections. Finishing touches later this year will include a new slate roof for the former church building, following installation of electrical and sprinkler systems.

West End embraces past and future Kim Newth From the top deck of the new multi-storey West End car park off Hereford Street in Christchurch, one of city’s most exciting post-earthquake commercial developments to date is an impressive sight. To the east are two smartly designed, distinctively styled five-level office buildings, bordered by Hereford Street, Cambridge Terrace and Cashel Street. They enclose an expansive green courtyard known as Nga Mara a Te Wera (The Gardens of Te Wera). In scale, it rivals Wellington’s Midland Park yet the aesthetics, layout and overall execution are uniquely sympathetic to the site and its history. It is inspiring to see the post-quake ideal for Christchurch - a green and vibrant city linked with laneways and small squares - becoming a reality. Ngāi Tahu Property, along with their design and build team, has put it all together here at the $100 million West End – King Edward Barracks development. At more than 20,000sqm and with 680 car parking spaces and 198 secure bike parks, the new West End car park is integral to the site’s functionality. The new multi-storey building, which opened in early April, offers a mix of public use and lease parking (415 lease/265 public spaces), along with electric car charging stations, the latest licence plate recognition technology and a robust security system with monitored CCTV cameras throughout the carpark and entry points. It also houses two small retail outlets on Hereford St, one of which is a coffee/sushi outlet, as well as the development’s innovative District Energy Scheme plantroom that uses aquifer water to heat and cool the office buildings, delivering a highly efficient and sustainable energy solution. (Storyboards with information about the scheme will be placed in Nga Mara a Te Wera). A green wall softens the building’s northern side. Following final fit-outs and landscaping, tenants began moving into the development in April with the official opening scheduled for mid-May. The office building bordered by Cashel Street and Cambridge Terrace (‘Building 1’, gross floor area of 7595qsm) is 79 per cent leased, while the second office building, at 8260sqm, is 89 per cent leased. Negotiations are well underway to fill the remaining spaces. Key tenants to date are EY, Aurecon, Vero, Asteron Life, and the Ministries of Education and Health. Ground floor tenancies include Koha Fitness, Inati restaurant, Barnetts West End Pharmacy, West End Express Mart and West End Stories café/restaurant. “We’re immensely proud of this site,” Ngāi Tahu Property Senior Development Manager Gordon Craig says.

Now both side of the river have become the focal point.” The vibrant West End name comes from one of Christchurch’s earliest inner city suburbs. Around a thousand people will soon be working out of the development’s office buildings, constructed to very high quality and sustainability standards. Future growth includes plans for two additional office buildings and apartments; however, these are still subject to market demand and board approvals. Seismic safety, in excess of building code requirements, has been delivered via base isolation and triple friction disc technology (Building 1) and buckle restrained bracing (Building 2).

SOUTHBASE COMPLETES CAR PARK BUILDING AHEAD OF SCHEDULE Building through the middle of winter was a challenge, but Southbase Construction was still able to finish the KEB carpark in West End 10 weeks prior to physical occupation.

The Car Park has the latest technology such as licence plate recognition and phone app payment ability. It will also have electric car charging stations in the coming months. The north façade features a green wall with ground floor retail which will house a sushi and coffee outlet.

The seven-storey 20,000m2 concrete and exposed structural steel building, with space for 680 cars and 198 secured bike parks, was completed in 52 weeks. The seven storeys are serviced by two central lifts, which lead out to the public occupied spaces via entrance lobbies. Anthony Franicevic, Project Manager for Southbase, said that construction projects such as this carried out in the middle of winter offered different challenges.

“The building houses the equipment for the first District Energy Scheme plantroom, which uses aquifer water to heat and cool the KEB buildings before reinjection of the water back into the aquifer. This form of heating and cooling is very energy efficient and the intention is to link this development with others so more local businesses will benefit from a lower cost renewable energy source,” he said.

“The keys to success involved utilising a special blend of concrete, which effectively allowed us to pour within these harsh conditions, and also programming steel work to be finished four weeks ahead of physical requirements to ensure there was adequate float for fine days. “It was an opportunity for the team to prove to the market that they are geared for delivering in any climatic condition,” he said.

Tight access and restricted working spaces were two other mitigating factors. “The building spans from boundary to boundary so there was effectively no working space once the last section of structure was installed. We had to finish building the structure from the main road. The delivery team had effective management of the surrounding boundary spaces to ensure the safety of public and council utilities remained in tack for the remainder of construction.

“Due to the close proximity of work on neighbouring construction sites on the east and south boundaries, the team had to strategise and reconfigure construction plans which effectively only allowed use of the north and west boundary line spaces. To put this into perspective, the usable space on these boundaries was less than two metres,” he said. Health and safety was a major component of the project, with a peak of 110 workers on site. In total: · 199 Safe Work Observations were completed · 62 workplace inspections were completed by Southbase, the client and WorkSafe during the term of the project. · 34 Task Analysis and 178 Permits to Work were completed · 66 Meetings were conducted, including 49 toolbox talks and 17 site meetings. “It was an absolute pleasure to be involved with Ngai Tahu Property on this project. Both companies were able to effectively build a working relationship to give the client valuable input on how to make the build better in both physical, design and cost parameters,” he said.

A strong diagonal pedestrian link through the site aligns with important Maori landing spots, the Bridge of Remembrance and, when taken out to its logical conclusion, ANZAC cove at Gallipoli. The gardens will feature storyboards about Te Wera, the Ngāi Tahu warrior chief who is commemorated there, along with information on Taahuriri and the site’s European, military and police history. A raised lawn on the south side, dubbed Veterans’ Corner, honours those who have served and the original King Edward Barracks foundation stone has also been placed in the gardens. commemorates EY staff member Lisa Willems who was tragically lost in the 2011 earthquake, and a work by Ngāi Tahu sculptor Priscilla Cowie that references mahinga kai. Native and exotic plantings – including cabbage trees, kowhai, totara and cherry trees - reflect the site’s rich natural history; a dry creek bed feature has been worked into the landscaping between the office buildings. Seating and tables have been installed, including mokihi-shaped seats that represent reed boats once used by Ngāi Tahu to gather mahinga kai from the river. Native bird and plant motifs enhance the site’s concrete walls, while a rain garden is another special feature. “We wanted a place for people and a people place where they could come and spend some time and also learn something while they were here. ‘Future proofed’ carpark on the way Kim Newth Clearwater Construction is making great progress on Christchurch City Council’s new state-of-the-art Lichfield Street carpark building that, when complete, will go a long way towards further easing parking pressure in the central city. Two other high tech carparks have recently opened in the city centre; the new building in Lichfield St will be another welcome boost. This latest 25,000sqm building will offer six floors of carparks and ground floor retail, (and it will replace an old quake-damaged car park that had to be demolished). Clearwater Construction successfully tendered for the full design and rebuild contract, with MAP Architects and DHC Consulting also on board. The project aims to deliver 810 carparks, as well as 20 or so accessible car parks and motorcycle parks. From a structural engineering and design perspective, the new building will be considerably more advanced than its predecessor. For starters, it sits on some 4500 metres of underground piling, or 148 piles in total, with most of these going down more than 30 metres. Commercial manager for Clearwater, Martin Baker, says that although challenges were encountered in ground during the piling phase, construction work is progressing well with the full structure on track to be installed by the end of June, to be followed by the ground floor internal fit out. Much of the fire safety and electrical systems are being installed as the building is going up. “We’re on target to have the carpark building complete and open in September.” Future proofing features include a fully automated way finding system. “When you pay for your car parking ticket, it will print out a map showing exactly where your car is parked in the building.” With 440 security and directional cameras due to installed altogether, all capable of storing images for up to 30 days, public safety and security will be another clear priority. As well, there will be 10 electric car charging bays, with potential to expand or refine the service depending on demand. A ground floor drop-off area for driverless cars has also been worked into the design. Christchurch has a goal of being a cycle friendly city and this new building includes convenient secure parking for 90 bikes.

From a structural engineering and design perspective, the new building will be considerably more advanced than its predecessor.

“Within that area there will also be charging points for e-bikes.” On the ground floor will be a mix of retail and hospitality, with two retail tenants approved to date. The building has been designed to allow for connection to adjoining developments. Clearwater Construction, which has a solid track record in design and build projects, has not encountered any significant challenges with this project.

Big year of growth for retail hub Kim Newth Buckle in for an exciting expansion in local retail and hospitality in 2017 as a major new development kicks into high gear off Rolleston’s Masefield Drive. The Rolleston Retail development, entering its second stage this year, boasts quality architecture, laneway connections, beautifully landscaped public spaces and major new shopping opportunities that will substantially add to the already bustling retail and community centre of Rolleston Square. “We are only taking five food operators but over forty have asked to be there. Sadly, we have had to turn down lots of people. We have to be selective – it’s our job is to get the right tenancy mix for the community.” Lloyd says the land in and around Rolleston Square was first purchased a decade ago. “We have been involved here for a long time. Rolleston Square is already a big centre of well over 6000 square metres and with 24 tenancies.” All pre-2011 buildings have been earthquake strengthened in line with new building code requirements. “Our existing building on site has been built to Importance Level Four or 180 per cent of the new building standard and another of our new buildings will also meet that standard,” says Lloyd. Five Mile retail expansion continues Kim Newth

The Warehouse is the latest addition to the Five Mile retail centre in Queenstown. 100,000m³ of fill, before other onsite work could commence. Further excavation was required for a large underground carpark. Naylor Love’s work for stage one involved major civil and infrastructure inputs, including the realignment of Stage Highway 6, a new roundabout and 800 car parks, (including 220 underground car parks). Constraints on the project included strict height restrictions on cranes (due to the site’s proximity to Queenstown International Airport) and

harsh winters. Nevertheless, Five Mile opened on schedule in time for Labour Weekend trading in 2015. Naylor Love Central Otago has also been busy with other projects in and around Queenstown, including a new Pak’n’Save supermarket (which opened in November 2016); the Rydges Queenstown Hotel, (demolition and rebuild of part of the existing hotel plus extensive refurbishment of the rest); and several apartment projects (including

Queenstown’s shopping choices have expanded again with the opening of retail giant The Warehouse at Queenstown’s Five Mile shopping centre. Naylor Love Central Otago’s team commenced work on Five Mile’s second stage last May, their role being to project manage and construct two large format and six smaller retail tenancies at Five Mile. The Warehouse opened the doors on its spacious new premises on March 30, a major milestone for the centre’s second stage. The new store, which includes a garden centre, is 25 per cent larger than its previous premises and also has a bigger staff contingent. Five Mile is already a major retail hub for Queenstown, boasting the town’s largest supermarket (Countdown) and anchor tenants including Briscoes, Rebel Sport, Warehouse Stationery and Number One Shoes. As the year progresses, more outlets are set to join the existing line-up of 27 retail outlets and nine office tenants. Noel Leeming is another big name retailer now open and trading within the centre’s second stage. At The Warehouse opening, Queenstown Mayor Jim Boult welcomed the latest retail addition, noting that it reflected the progression of the district and that Five Mile was very much catering to local residents. He praised the new store’s attractive design and seamless fit within its surroundings. Design highlights include a glass atrium-style entrance and feature wood panelling. For Five Mile’s second stage, Naylor Love has had around 40 staff on the job including administrators, carpenters and labourers. As with stage one, Naylor Love also carried out fit-out work associated with the expansion. In total, stage two provides around 8000sqm of additional retail space on a land site of some 10,000sqm. Naylor Love’s project manager Wayne Clague has led the latest works on site. Naylor Love is preparing to begin the next stage of development at Five Mile later this year. Five Mile’s first stage took just under two years to complete. An existing hole had to be filled at the 2.4 hectare site, requiring approximately

SIT looking to house more students Russell Fredric The Southern Institute of Technology’s growing international student roll has created the need for the institute to build it’s second $4 million accommodation block in two years. SIT chief executive Penny Simmonds says tertiary study for international students is a competitive market and the provision of modern, quality accommodation is a vital part of competing in this market. “This is the fourth accommodation block that we’ve had built. We’ve done two others here in Invercargill and one for our campus in Queenstown,” Penny Simmonds says. The institute’s newest building, presently being constructed by Invercargill firm Henderson Construction, will house 88 students, both international and domestic, in a purpose-built amenity which includes outdoor recreation areas. “It’s really important for us to provide safe, warm, modern accommodation facilities that are close to our campus and close to the town’s amenities.” “What it’s doing is not only providing accommodation, but a good standard and the right levels of occupancy rather than some of the unsafe practices that you perhaps see happening in places like Auckland where accommodation is so tight.” The facility comprises three two-level accommodation blocks totalling 1296 square metres which provide a total of 22 self-contained apartments. Based on past experience the design of the facility is a good model, she says. “There’s plenty of outdoor space. We want it to be quite communal, we want people to feel that they are living in a community, not a hall of residence.”

Construction is underway on SIT’s new student accommodation block in Invercargill. With the number of New Zealand students capped, growth of international student numbers is expected to continue at about 12% per year as SIT actively recruits over a broad range of countries including South East Asia, the Indian sub-continent, Russia, eastern block countries, Europe, South America SIT is presently targeting tertiary institutes in the United States to offer semester abroad programmes

such as environmental management and sport and exercise science. Apart from the design of the accommodation blocks, their location in a cluster on the edge of the central business district is also a key. This location means they are close to SIT’s main campus and associated buildings in central Invercargill, as well as civic, recreational facilities and parks.

Because of the pressure on accommodation international students can only stay in the SIT accommodation for six months in order to make room for new students. “All we are doing is keeping up with our growth; the demand for accommodation grows obviously with the growth in the student numbers.” Architect’s representative Bill Mackintosh of Beattie McDowell Architects said the exterior of the

Construction was put to a tender process which resulted in Henderson Construction being awarded the contract, despite the accommodation block’s design being almost identical to the one completed

by another company two years ago. Henderson Construction director Brent Henderson says it is great to be part of a project that contributes to Invercargill’s ongoing progress, which SIT has been a significant part of. “It’s also great to be involved in a project were you are working with local contractors, suppliers and the architect and structural engineer; everybody associated with the project is local which is a rare thing nowadays.” Construction was originally planned to start late 2016 however a delay with the resource consent resulted in a February start for ground work. Consequently the large quantity of pre-cast concrete panels which will form the walls, and are a key component of the construction, cannot be supplied until early May. Once the concrete panels are erected the floor will be poured between them. “It’s a different way of doing things but its a very efficient way; the floors hold the panels together. We pour the first floor, then we pour the bottom floor.” Construction is expected to be completed late this year.

Apartment complex at upper end Kelly Deeks Harcourts Holmwood is now selling a $22 million luxury development planned for the central city which is set to become Christchurch’s biggest and most expensive apartment complex. On Park Terrace and overlooking Hagley Park, Upper House will have five $3 millionplus apartments as well as a plush two-level penthouse with just under 700sqm of space, a 50sqm roof terrace with garden, fireplace, outdoor kitchen, and living and dining areas, and a $5.7 million price tag. Each apartment will have three bedrooms, a media room, library, and office, and 2.7m high ceilings. Kitchens will be built from oak and arabascato marble, while Italian travertine stone will be used for the floors. The exterior of the apartment building will be clad in black zinc and embossed concrete panels. Christchurch’s highest known price for a home thus far is $5.56 million for a five bedroom home on Glandovey Road in Fendalton, which sold last year. Meanwhile a large home at Clearwater golf resort has been on the market since July with an asking price of $5.9 million. Local developers Chris and Jenny Stokes are behind the Upper House development, and Chris says they saw a gap in the market for large, luxury apartments. The Stokes also believed the location deserved something better than a typical apartment development. Upper House’s marketing agent Grant Chappell of Harcourts Holmwood says the development is a major sign of confidence in Christchurch. He says that there are people now living in the suburbs who had apartments in town before the earthquakes, and they want to come back. Likely buyers would be people with a high net-worth who may be approaching retirement age, and travel a lot so are looking for a home they can lock up and leave. The land on the Park Terrace site has now been cleared of its previous damaged fourlevel apartment building. Construction of the four 430sqm apartments and the 680sqm penthouse is hoped to start this September, with a

Historic building given new life Kelly Deeks A new shared office space in Dunedin is offering big business facilities and resources for small and start-up businesses. Petridish opened in August last year and now has about 15 different companies sharing level two of the historic 8 Stafford Street building. Ranging from one to four person companies, this group now has access to professional meeting rooms with all the latest media technologies, printing and copying facilities, and the benefits of being part of the growing Petridish community. And Petridish owner and manager Jason Lindsey hasn’t finished there. Next on the agenda is the installation of shared reception services, with someone answering the phones and providing administrative support to the all Petridish users. “That is definitely something you can’t do as a one-person company,” Jason says. Jason and his wife Kate bought the building in 2014. He is a former United States based filmmaker, and the couple decided to move back to Kate’s hometown of Christchurch following a four hour gridlock on a 30 minute drive in LA. He was going to flip houses in Christchurch but

When Kate gained her air traffic control qualification, the couple shifted to Dunedin for her work. “We had been here a week and loved it, and I told Kate I was going to sell the house in Christchurch.” Jason says Dunedin is an interesting place for the outsider coming in, and people who have lived there their whole lives don’t always see the potential outsiders can. “People see Dunedin as a city that’s been down on its luck since the gold rush, but it’s also a city where you can leave from the centre of town at 5pm in rush hour traffic and be home to your kids 10 minutes after work,” he says.

“This is paradise – the weather is tolerable!” When he found 8 Stafford Street for sale, he says it was perfect, and he really liked the idea of a shared office space as a stimulus for small businesses. With his father a commercial property developer in the States, Jason has someone to lean on and ask questions. “He’s given me some great advice, but most of what I’ve learnt has been really tough lessons, especially financial lessons, as I’ve been doing it.” He feels many of Dunedin’s historic buildings are going to waste, so this is a dream job for him. “We feel we’re helping out the business community, and also being able to save this old building feels really good.”

While the building of aged care facilities is fairly standard construction activity for Armitage Williams Construction, this current project provides a challenge in the use of Cross Laminated Timber (CLT) technology above the concrete of level one. CLT is made of layers of solid timber, alternating grain direction at 90 degrees (where glue-laminated timber is layered with the grain).

The exterior layers’ grains run lengthways giving optimum strength. “There are three floors above level one which will be constructed from XLam out of Nelson,” Graeme says. “About 900 manufactured components will come down on a truck with the first load of product due to arrive on site in April.” • to page 29

RBB on the pulse with city projects Kelly Deeks The strong demand for all forms of central city accommodation has had property developing company RBB Limited working actively behind the scenes on high quality commercial and residential developments, which are now starting to become the face of Christchurch for the future. RBB Limited is a family business run by husband and wife team Edward and Sharon Chan. With the complex being a brand new build, close to the CBD, and having good sized rooms and modern and spacious bathrooms, RBB Limited included heat pumps, 40 inch LED screens, mini fridges and microwaves, and high speed internet.

The fast-growing, state integrated school is smack bang in the middle of south-west Christchurch, New Zealand’s second fastest growing region behind Hobsonville, Auckland, according to Infometric’s latest Regional Hotspots 2016 report. “The roll is growing and we’re providing new classrooms and spaces at regular intervals,” says Mark Larson, CEO of Christian Schools Trust, the owner and operator of Aidanfield Christian School and three other Christian schools in Canterbury. “We have contracted RPC Construction to build two new classrooms. “We’ve never used them before, and they made themselves known to us quite late in the tendering process. “They were the successful tenderers, their track record is as good as anyone else we looked at, and their pricing is better. “They’re now doing a marvellous job on site under quite a bit of time pressure.” RPC Construction started on site in December, had completed the excavation work and was ready to start pouring the foundation when it was time for the first building inspection. “No one realised we needed a new fire hydrant as part of the new build, and it had to be in place before building could continue,” Mark says. “We lost a month putting in the new fire hydrant, and a month is a huge part of a four month building programme.” He says Aidanfield Christian School principal has commented very favourably in terms of RPC Construction’s professionalism, consideration, and health and safety programme. Aidanfield Christian School has a policy of rolling enrolment, bringing in new pupils each term. The demand is set to be highest this year at the start of term two, and Mark says that’s when Aidanfield Christian School will needs its two new classrooms opening. with key subcontractors, such as CS Roofing, Raylight Aluminium, and The Flooring Centre. “Our site manager/foreman Daniel Trenberth is in contact with the subcontractors and booking them in, keeping an eye on the trades and working in with them,” she says. “It’s not a really complicated job, with two open plan classrooms and a breakout space in between, and we’ve got a good team of guys out there and a great site manager which always makes a project tick along really well.” A great team on site is also helping RPC Construction to overcome the challenges of working in an operational school environment, where stringent health and safety policies are required, and builders and subtrades need to be careful not to distract from the school’s core business.

Keeping on top of quake repairs Russell Fredric Christchurch firm Jim the Builder has committed considerable resources to ensure earthquake affected home owners receive their full insurance entitlements so they can repair or rebuild their homes and move on with their lives. Managing director Andrew Clark says Jim the Builder has worked with hundreds of clients with repairing their homes since the September 2010 earthquake. All settlements are now on a “cash-out” basis which means property owners deal directly with

a construction firm, rather than their insurance company facilitating the rebuild or repair process as was previously the case. This shift has been a win-win for both Jim the Builder and its clients, as it helps to eliminate the adversarial nature of dealing with insurance companies and enabled the company to work constructively to provide a scope of works and agreed repair methodology to meet current building code requirements. It also gives clients the flexibility for repairs to include any alterations they might want. In some cases settlements offered before Jim the Builders involvement covered as little as 50

percent of the remediation work, despite multiple inspections of a property. “I would say there wouldn’t be many people in Christchurch that hadn’t had their property inspected at least a dozen times; I know some that have had inspections 30 plus times.” “The offers generally are not enough to cover the repair or the consequential damage that we find when we start to do repair work and to make houses compliant with the current building code,” Andrew says. “We ensure they get their full policy entitlement and then we help them through the settlement process by first checking the scope of works and

ensuring the scope of works covers all the required repair.” Clients are then provided with a quotation which is presented to the insurer, with Jim the builder offering assistance through the settlement process. Following settlement, which historically has taken anything from three months to three years, Jim the Builder undertakes a staged process which includes engineering documentation, building consent application and the repair of the client’s house. Young firm continues to prosper Russell Fredric The rapid growth of Christchurch company Jones & Wyatt Construction over just five years has been an exciting time, co-director Tim Jones says. “We’ve got a really good team and a really good culture within our team, so it’s pretty exciting,” says tim. The company has been owned and run by Tim and fellow director Sam Wyatt since 2012 when it started with a staff of three. It now employs about 25, including four apprentices who Tim says gain excellent experience because of the variety of work that

construction of Willowlea Senior Care Centre in Shirley Rd, Christchurch. “It’s our biggest job to date, it’s an 18 month job.” The centre will provide 102 rooms and other facilities over a space of 5000sqm. The project has several special and innovative engineering features including steel framing and Comflor 60 metal flooring systems. An innovative engineering design will use the light steel framing in many areas to directly support the Comflor 60 and concrete mid-floors. Comflor is a composite steel floor decking system supported by light steel framing which has excellent spanning capabilities and reduced structural steel and concrete usage to provide a cost-effective and attractive floor solution that is easy to install. “Comflor is one of the quickest ways to do it and strength-wise it’s right up there as well.” Tim says there are two reasons pods were specified for the bathrooms.

T&D Construction Christchurch has completed the earthquake strengthening and fit out for Avonmore Tertiary Academy’s new hairdressing and hospitality schools on the first floor of 138 Hereford Street for the building’s owners OLT Properties, as well as four retail tenancies on the building’s ground floor. New medical centre for Burwood Richard Loader The foundations have been laid for what will be become Christchurch’s newest purpose-built health care centre. Dr Graeme Bennetts, a partner in Queenspark Health Care and a driving partner in the new centre, says that in addition to doctors’ rooms it is expected that the new centre will include dentistry, audiology, physio and a pharmacy. It is also hoped to provide a base for district nurses in the eastern sector. “It will be an exciting venture for the east side of the city providing a first class multidisciplinary health centre amalgamating Queenspark Health Care and Parklands Medical practices,” says Dr Bennetts. The decision to amalgamate the two practices was partly driven by minor earthquake damage to both premises but also an opportunity to provide comprehensive health care under one roof to the eastern community. Located at 345 Mairehau Road, the new facility will be known as the Burwood Health Centre. Development of the land and building is in the hands of Mathew Lee Construction. Managing director, Mathew Lee, had purchased the 6000sqm block of bare land from the Christchurch City Council shortly before the 2010 earthquakes with the intention of building a number of medium sized houses. Mathew says that Dr Bennetts approached him just after the earthquakes to see if he would be interested in developing a health centre on the land. “We spent about 18 months just talking about it, floating ideas around, developing and improving ideas based upon the requirements of the various businesses and the flow of the building,” explains Mathew. “We developed a basic floor plan and that took another 18 months before we finally got it right.” Bruce Chin Architects Ltd drew the plans up for council consent, which were obtained just prior to Christmas and work commenced almost immediately pouring the foundation for the 1300sqm building. “Because the land is TC3 I wanted to build a commercial building that could be re-levelled in the event of a 1 in 500 year earthquake event,” says Mathew. “The foundation is a double slab concrete rib raft with massive amounts of floor beams in it to take all the load bearing points.” A two-storey building, the upper level will house the doctors’ staff room and administration area, physio rooms, dentist chambers, audiology and provision for district nurses.

The lower level will include a cafe/diner on the corner of the building facing the street with a pharmacy on the other corner. The rear of the lower level will be mostly comprised of doctors’ rooms. Each health discipline will be independently owned and operated and each will be responsible for its own internal fit out. “The cafe will be open to the public and will be an independent business that services the area,” says Mathew. “I thought it would be nice to have a combination that would work with the rest of the business.” He says that getting the flow right was an

important design feature with all businesses interconnecting through the front and rear entrances. A lift will take visitors from the bottom to top level. The exterior layout will make provision for 60 car parks, mostly at the rear of the building with the frontage kept clear for landscaping. The steel framework is scheduled to commence in May with the expectation that the building will be closed in by Christmas. Mathew Lee Construction was formed in 1973, hanging up its hammers in 2004 when Mathew Lee retired to build his own home. He came out of retirement in 2010, to develop

the land at Mairehau Road as a challenge. Now aged almost 70, he says he’s enjoying the challenge of being once again on the building site.

The opening of Lake Tekapo’s new Four Square supermarket is on track for the end of July this year, with Timaru construction company Henderson Building set to deliver the completed building at the beginning of June. Lake Tekapo Four Square has grown out of its current rented premises and parent company Foodstuffs has decided to afford the popular tourist town with a brand new, large, purpose built, sharp looking supermarket at the northern end of Tekapo’s main street. This is Henderson Building’s first project for Foodstuffs and for the project’s architect, Dunedinbased McCoy & Wixon Architects. “McCoy & Wixon Architects have been great to work with,” says Henderson Building director Ken Bradshaw. “They work in with several outside consultants for civil and structural engineering, quantity surveying, refrigeration, hydraulics, electrical, fire safety, and mechanical services, and they’ve all been good to work with. At our site meetings, we could have as many as a dozen various specialists in attendance, and they are all familiar with Foodstuffs’ requirements.” The construction programme is following a reasonably tight timeframe, with Lake Tekapo Four Square’s required to vacate its leased building at the end of the lease, and get the new store operational by late July. Construction is going well for Henderson Building and only a couple of days have been lost due to inclement weather. “Tekapo is like that – you think summertime is the best time to be building, but we’ve had some really cold days and we’ve just had to rug up and get on with it. We had all four seasons right at the start of the project.”

By the time winter kicks in and Tekapo really gets cold, Henderson Building’s work on the new supermarket will be just about complete, with only some site works, driveways, and landscaping to be done once the building is finished. Ken says the build of this new Four Square has incorporated some “really classy” looking features such as schist stone and stacked blockwork at the entrance, some corten steel with its rust-like appearance, and some forged galvanised steel screens creating a verandah type walkway on one side of the building. A large mono-pitch structure, the roof of Lake Tekapo Four Square slopes down towards the lake and doesn’t intrude into the air space around it, and more importantly, the view. The design of the new Four Square has had to fit with the Mackenzie District Council’s Lake Tekapo Design Guide which works to retain the naturalness of the lakeside, and preserve the uninterrupted views from the township. Henderson Building has five of its team of 13 carpenters and apprentices working on Lake Tekapo Four Square, and they are making the hour’s trip from Timaru every day.

“We work on projects all around South Canterbury, and Tekapo is one of those locations just far enough away that our guys can go home each night to their families,” Ken says. “The cost of travelling as opposed to accommodation for our team is about the same,” he says. “We could get a few more hours work done in the evenings if the team was staying in Tekapo, but its not necessary on this project as we’ve worked around the timeframe and we know we will be finished on time.” At this stage of construction the subcontractors are coming in thick and fast, and it will be Henderson Building’s coordination of those trades that gets the project over the line on time. Henderson Building has worked with many of the project’s subcontractors over its 30-plus years in business, apart from some of those nominated by Foodstuffs. Henderson Building is a residential and commercial building company co-owned by Ken and his wife Karen since 2004, and by their business partner Shane Bray who has worked in the business for more than 30 years.

A current project at Washdyke has Timaru Construction building a new warehouse and distribution centre for national wholesale food distributor Bidfood, which is expanding its Timaru branch into a larger premises. Bidfood is a national wholesale food distributor made up of four divisions: foodservice, fresh, logistics, and butchery. Together these divisions provide commercial food businesses of all sizes in the foodservice and hospitality industries with a complete range of food and non-food products. Bidfood’s new warehouse and distribution centre is typical of Timaru Construction’s standard construction activity, and the company won a competitive tender to build the project. Timaru Construction managing director Graham Cadigan says construction began in November and will be completed by August, a tight nine month time frame for what would be expected to be a 12 month project. “The fact we’ve got a very good construction team who are very experienced in this type of work is the key to delivering this project on time,” he says. “It’s a good challenging project for our construction team. They are working with hundreds of subcontractors and they ensure the coordination of all of them.” The project sees Timaru Construction again teaming up with architect, engineer, and project manager Peter Swan Ltd, which Graham says is a continuation of a good working relationship between the two companies. At the forefront in Sth Canterbury • from page 52 Timaru Construction is a company just shy of 30 people including four administration staff, six senior foremen, 15 tradesmen, and four apprentices at various levels of the programme. “We always make sure we have apprentices on the team to ensure the industry always has construction tradesmen coming through,” Graham says. “It’s hard to get good quality staff, and with our team of quality tradesmen we are trying to make sure when they come out of their apprenticeship, they have had experience of the full spectrum of construction work.” Timaru Construction is a great place for apprentices to practise a wide range of skills, since the company works on a large variety of commercial construction projects. Graham says construction activity in South Canterbury is currently very strong, and probably the best it has been for some years.

Timaru Construction is also keeping busy in Christchurch, where a team will remain until the end of this year building a huge, 150m x 75m, world class cool store facility at Rolleston, for one of its Timaru clients Coolpak Coolstores. At the remote Mt Peel Station, Timaru Construction has almost completed an earthquake rebuild and restrengthening project at the Church of the Holy Innocents, pinning, epoxying, bracing, and rebuilding the east wall of the church which fell out during the Christchurch earthquakes. The company is also currently doing refurbishment work at Pareora freezing works, an upgrade to Timaru Pak’n’Save, and a couple of local school upgrades. It also recently completed building a community facility at Arowhenua Marae, and a new restaurant and kitchen at Timaru Town and Country Club. Timaru Construction has also now gained ACC accreditation to tertiary level, after a complete health and safety policy overhaul about 12 months ago.

CYB delivers again on the Coast Russell Fredric CYB Construction Ltd is a West Coast-based construction company specialising in commercial and residential building, civil engineering works and project management. Construction of commercial buildings has become the core business of CYB Construction during the past 25 years; these have included substantial new-build contracts such as office and bank fit-outs, school projects, rest homes, hotel and motel rooms. High profile work completed includes tourism developments, major retail outlets, supermarkets and, last year, Westland’s new $8 million recreation centre. One of the company’s most recent projects involved building NIWA’s new Greymouth headquarters. While the contract was not large in scale, it is indicative of the variety of work CYB Construction undertakes. The design for the 350sqm building was created by Greymouth firm Hopkinson Kelsall Team Architects and engineering by Elmac Consulting, of Christchurch. Preparing the site for the single story building at industrial subdivision Kaiata Park, involved excavating to a depth of 3.5 metres, and back-filling with gravel because of the nature of the ground, Chris Yeats says. Hopkinson Kelsall Team Architects architect director, Wayne Kelsall, says the design of the new NIWA office was straight-forward and similar in construction to a residential project. The organisation previously operated from an older house and garages. Following a brief from NIWA, Hopkinson Kelsall presented a proposal for a new building which was accepted. “They decided that they’d rather do something new,” says Wayne. “They needed modern office space for four or five staff and some laboratory space where they do their analysis of samples.” Also required was one large garage for storage space for vehicles, a boat and field equipment. Two of the garage walls are pre-cast concrete to provide a boundary wall fire rating; CYB Construction’s yard has a pre-cast concrete bed

Rammed earth homes have plenty to offer Russell Fredric The world’s oldest construction material has the intrinsic appeal of offering many desirable modern building solutions. The name of Wanaka company Down to Earth Building provides a clue for one of its key raw materials, used by man for thousands of years. However there is nothing primitive about how earth enhances the design and functionality of homes where it is used in various forms as a wall material created by Down to Earth Building. Since 1993 the company has built more than 60 rammed earth houses, wineries and lodges throughout New Zealand. After becoming trade qualified 27 years ago, Down to Earth owner Jimmy Cotter was building conventional homes, which the company continues to build today. Incorporating rammed earth buildings started when Jimmy met builder/craftsman the late Brent McDonald who taught him the technique of building with earth 20 years ago. Rammed earth walls are 450mm thick, built within form-work in sections with a maximum of three metres long. The earth is piston rammed within the formwork from bottom to top to compact it. There are several advantages of earth walls Jimmy says: “The earth’s natural properties and the thickness of the walls results in an even temperature inside.” During summer, the walls release heat gained during the day, but insulate against daytime heat. As a result a rammed earth house will typically maintain a temperature of about 19 degrees. Non-toxic, breathable and eco-friendly earth is also a diverse material which can be made into solid walls or veneer bricks in homes of traditional or contemporary designs.

“...aesthetically it is beautiful and people are realising the huge benefits of living in a rammed earth house.” Jimmy Cotter says it was exciting to see a contemporary rammed earth house feature as a finalist in the 2015 Home of the year, winning the NZIA Southern Architecture Award for Housing 2015 and being a finalist in the Terra Award, along with First International Prize for Earthern Architecture. “It was a huge step forward for rammed earth. People are not so afraid of it because aesthetically it is beautiful and people are realising the huge benefits of living in a rammed earth house.” Down to Earth Building has been contracted by Wanaka firm Dunlop Builders to build the walls of a stunning contemporary house presently being built near Wanaka for a winemaker client. The house is designed by Andrew Simpson of WireDog Architecture, Wellington. The complex design of the three-level Hidden Hills house is described in simplistic terms by Andrew as three cantilevered, mono-pitch roof forms. However this description belies the complexity of a design which presented some significant engineering challenges. “There’s a huge engineering component with those cantilevers, it’s not an easy thing to do.” The back of the 395sqm house is being built into the ground, taking account of the client’s brief to have a house which would blend seamlessly into it’s environment. It is in a secluded setting on a tussock covered hill, surrounded behind by kanuka

“The rammed earth really enhances that feeling of the house being part of the landscape. “The client is a winemaker so he’s very much about the earth, so it tied in with that quite nicely,” Andrew says.

Hidden Hills home set to impress Kim Newth A multi-level home with rammed earth walls up to 450mm thick, currently under construction at Hidden Hills above Lake Wanaka, is poised to take its place as one of the region’s most outstanding homes later this year. Award winning Wanaka building company Dunlop Builders is working with innovative Wellington architectural practice WireDog Architecture and Wanaka’s rammed earth specialists Down to Earth Building to complete this complex home build project that got underway in October 2016. Every step has required careful planning and preparation, starting with the establishment of site access ahead of site works and the installation of engineered concrete foundations. “To gain access, we formed a separate road down for concrete and other materials and also had to establish a working area and a platform for the mixing of rammed earth,” says Dunlop Builders’ managing director Bryce Dunlop. There are three different levels across the ground site, as well as an additional concrete upper floor that will accommodate two rooms. In situ concrete fins will provide a cantilever for the building’s front deck area. In terms of design, the building’s extensive use of rammed earth walls is almost unprecedented. These thick earth walls will frame a hidden staircase linking up with the living area and master bedroom, while independently-standing rammed earth monoliths will add real drama to the finished home. The level of detail deployed is immense, with rebates being built into structural rammed earth walls to accommodate European-timber windows. Ramming work started in early January and continued through to mid-March, with good clay earth sourced from Cardrona. The next stage involves the installation of timber framing, trusses for the aluminium-clad roof and pre-cast concrete slab flooring. Great care is being taken to minimise the environmental impact on native kanuka, which is a beautiful natural feature of the Hidden Hills landscape. “In effect, the house is being built around these stands of native trees. There is a big tree right in front of the main bathroom/ensuite: the bath sits on

A concrete suspended slab will provide a green roofed parking area above the home’s living room, connected with the main house via stairs sited between rammed earth walls. This low energy home has also been designed with sustainability to the fore, so will cost very little to run.

When completed, the four story building at 6 Esplanade, just 20 metres from popular St Clair beach, will comprise four apartments, plus retail and residents’ parking. Two first floor apartments were sold off-plan, enabling the new owners to bespoke-design the interiors, and one second floor apartment is still for sale. The apartments are being built next to the well-known Hydro Hotel. Due to the building magnitude and sensitive, busy location, Naylor Love have liaised closely with neighbouring businesses to keep them informed throughout the project. The generous loan of the adjacent, vacant land for site accommodation and deliveries has meant local disruptions are kept to a minimum.

Considerable site works, included the removal of 1000 cubic metres of earth. The sandy sub-soil meant specialised piling was proposed to key into bedrock at estimated depths of four to nine metres. However, stage one subcontractor Fulton Hogan suggested driven steel piles which were extensively tested for noise and vibration. “This method proved fortuitous as they broke through an unforeseen crust of rock in the centre of the site that may have resisted the screw piles.” Engineers, Hanlon & Partners have designed “a structure to last” in the harshest of environments, consisting of steel frames, precast concrete walls and floors, and a block-work core.

Versatility the key for Tiny houses join thriving Balclutha firm Modbox line-up Russell Fredric Balclutha company Bellford Building and Joinery’s location in a small rural-based town means versatility has been at its core for the past 26 years. Unlike some northern centres, the residential building market in South Otago has been relatively quite, which is the reason for the company’s broad focus and ability to tackle a wide variety of work. “We do everything from new housing, whether its architectural or budget housing new commercial projects or alterations. “At the moment we are doing more major house alterations,” owner Mike Cochrane says. For some home owners, a radical makeover of their house can be a better option than building a new house on a different site if they like where they live, he says. One of the advantages of Bellford Building and Joinery’s location is a stable work-force; among its four staff is a second-in-charge who has worked for the company for about 22 years. Running a joinery as part of the overall business operation has proven a strategic asset. “It’s great because basically if people want building and joinery work it can be done inhouse; we don’t have to sub it out. If we get a kitchen job and people want some alterations done we can do it all in-house.”

A kitchen and bathroom upgrade will not only greatly enhance the functionality and appeal of these areas, but also add to the value and future saleability of a house. Mike recently built his own a 260 square metre three bedroom house, designed by Queenstown architect Dravitsky Brown. In conjunction with schist, a feature of the exterior is the inclusion of Cor-ten steel which forms a stable rust-like appearance if exposed to the weather for several years, producing a deep brown patina. Inside polished concrete floors which showcase local river stones create a beautiful, but practical surfaces for service areas such as the kitchen, laundry, bathroom and ensuite. Heating comes from a boiler system which provides a combination of underfloor heating in the service areas, plus radiators in the rest of the house. This system allows for considerable seasonal flexibility to heat only the areas of the house which need it. “In the shoulder season if its cold we will use the radiators, but in the winter we will have the floor heating on.” The house is available for viewing by appointment.

Queenstown firm continues to thrive Kelly Deeks Queenstown building firm Solution Building has grown into a thriving business since it was established by local builders Brendon Crow and Tom Hazlett eight years ago. Brendon and Tom had their own small building companies when the global recession kicked in and slowed the spec market quite dramatically. “So we helped each other out on jobs, then decided to join forces,” Brendon says. “When we first went into business we walked the streets visiting the rental agencies to tell them about our rental property maintenance service, and we slowly built the business up from there.” Solution Building now employs up to 10 builders, plus painters, gib stoppers, and electricians, who carry out a wide range of projects including new builds, renovations to existing homes, as well as rental property maintenance. Now construction in Queenstown and Central Otago is booming again, and rental property maintenance continues to be an important focus for Solution Building. “Our work ranges from repairing doors and maintaining decks, to constructing small offices and fit outs,” Brendon says. “We have about 20 small jobs and renovations on the go at any one time, and have grown a niche market servicing the local rental agencies. This maintenance and refurbishment work keeps between two and four of our guys busy full time.” He says the ability to provide a suite of different services is Solution Building’s point of difference: “People are busy these days and they don’t have time to deal with a lot of different contractors. Several of our clients are based overseas and find it easier to have one port of call.” He says versatility is key to surviving in the small town of Queenstown, where the construction market can be boom or bust. Both Brendon and Tom grew up in the region and are certified builders, with more than 20 years’ of building experience. Between them they handle project and client management and all the pricing, with an administrator handling the bookwork. Springlands work keeps on coming Richard Loader From cutting its teeth on building early learning centres to progressing to the opposite end of the spectrum and building retirement villas, JRN Construction has hardly touched the ground since its formation seven years ago. Almost solely engaged in building luxury villas at the boutique Springlands Lifestyle Village in Blenheim for the last five years, managing director Jade Nathan says there is at least two years left to run on the project. Acknowledging that it’s been a dream run for his small and relatively new company, Jade says that it has come about due to building key relationships, a strong work ethic and providing quality workmanship. Forming JRN Construction in 2010, Nathan approached a previous client, Chris Thornley, for a reference. It turned out to be an inspired and timely decision. “I’d built a couple of early learning centres in Nelson for Chris when I was working for IMB Construction and approached him for a reference. He offered me work and it has just flowed on from there.” Initially engaged to renovate existing early learning centres in Masterton and Wellington, JRN Construction was later offered the much larger expansion project at Springlands Lifestyle Village, of which Thornley is the managing director. JRN Construction has now built 40 of the 60 villas in the village with another 18 scheduled over the next two years. Modern looking, built for lasting quality and with the needs of ageing residents in mind the villas range from 120sqm to 160sqm, all with internal garaging, permanent materials and the opportunity for residents to have input into the design. From the time the slab is poured through to when the lucky owner turns the key for the very first time, the villas take between 13 and 16 weeks to build depending on whether it’s a double or single villa. Jade explains that the quality of workmanship and attention to detail has to be to the highest standard. Working on site every day, he is able to maintain

Nothing but the best is suitable.” It’s a project that Jade really enjoys being part of - in no small way due to the residents themselves. “I appreciate working with the village residents.

They bring scones sometimes and enjoy having a chat with myself and the other workers. There’s also a couple of ex-builders living here and they keep us on our toes.” At some point the work at the village will come to an end.

Jade is already planning JRN Construction’s next phase, which is likely to be building architectural spec homes along with the build of his own long awaited home. At 36 years of age, Jaden has made the most of opportunities presented.

New era for Nelson’s Trafalgar St Kim Newth It was the end of an era when the historic Trathen’s building came down in Nelson’s Trafalgar St last year, but a new renaissance for the area is beginning with the construction of an exciting new building on the landmark site. The old 1922 department store was demolished last year after it was found to be earthquake prone, with a seismic assessment of only six per cent of the building code. The Trathen family, whose history is interwoven with that of the town, was simply not prepared to leave the building standing given the high risk it posed to public safety. Anticipation is now growing around the new building starting to take shape in place of the old. It has been designed to exceed the current building code requirements. The Trathen family is confident the new development will be a wonderful asset for Nelson’s CBD, bringing a Melbourne-style shopping and dining experience to the heart of the city.

As well as having an elegant glass fronted entrance and a grand staircase, the building will feature a Spanish roof design that will be unique in New Zealand. Project manager Don Robertson travelled to Europe to meet with the manufacturer of the roof and continues to closely monitor every aspect of the project. Entranceway and lift areas will be finished with stylish Italian tiles featuring tasteful splashes of colour. Diners will be able to enjoy views of the street from the building’s extensive first floor balcony, fitted with a state of the art retractable roof skylight system. Frameless bi-fold glass doors will provide smart access to the first floor hospitality space, while precast panels with colour added will enliven the building’s frontage. The rear of the site will accommodate ground floor storage, with open plan offices above and a link way to the front street-facing retail and hospitality section. The Trathen family believe this iconic new building will serve the future of Nelson very well.

The extended deck reaching over the footpath is a special feature that will truly engage the building with the street. It will provide a whole new hospitality and dining experience for Nelson. While the project has been a big learning curve for the Trathen family, they are delighted by the calibre of all those involved and the standard of work being achieved. Leading the construction work on site is award winning Nelson firm Fitzgerald Construction Ltd. Founder Stephen Fitzgerald is working closely with architect Andrew Irving of Irving Smith Architects, a prominent Nelson practice known for its commitment to design innovation and sustainability. “We have a very good team; this is a really exciting project for us,” says Stephen, who notes that the first digger got started on site in January. The development is on schedule for completion later this year.

Up to eight staff from Fitzgerald Construction will be onsite throughout the year, along with a team of subcontractors. The rear office building is being constructed first, with precast panels now in place and the first floor poured. Structural steel roofing was being installed in March. At the front of the site, the lift pit has been completed; precast panels for the ground and first floor walls – each weighing 14 tonnes and standing 8-9m high - were on schedule for delivery in midMarch. Traffic management plans are also in place to ensure the project proceeds as smoothly as possible. Meanwhile, Fitzgerald Construction is also busy this year with high spec home builds in Nelson, Richmond and Christchurch and recently won a $2.5m contract for a new commercial building in Nelson’s Queen St.

New Picton library taking shape Richard Loader Being awarded the contract to build the muchanticipated new Picton Library is further kudos for Blenheim-based builders, Scott Construction Marlborough. Winning the majority of large commercial tenders offered in Marlborough in recent years cements the master builder’s reputation for delivering high quality, comparatively large-scale projects on time, within budget and with high customer praise. Established in 2014 from the remaining workforce of TH Barnes & Co, the firm has successfully completed a number of high profile projects including the $5 million upgrade of the Arthur Wicks Building at the Wairau Hospital and the $4.5m Chateau Marlborough 5 Star Hotel 2 Stage Expansion. Commencing in November 2016, the $6m library project has an expected completion date in November 2017. Scott Construction Marlborough managing director John Tovey says the new library is designed to act as a Council Service Centre and community hub. With a lower level floor space of 540sqm and a large concrete mezzanine floor, the area will more than double that of the existing library, which will be demolished. “The open plan design will create a positive community environment,” says John. “The library will seamlessly flow through both floors of the building.” Reflecting Picton’s maritime history, the Athfield Architects design features recycled and new cedar planking and shiplap timber cladding over inclined exterior walls. The prominent Maori history of Picton has been recognised in the dawn pre-construction Mauri Stone burial ceremony along with the building’s façade featuring a karamu design. Construction is now well underway with the ground floor poured, steel columns in place and the block-work for the lift shaft advancing. The above slab structure is next with glulam timber, structural steel and unispan starting to arrive on site. John makes the point that while the library/ service centre is a commercial build, it has all the characteristics of a large high-end residential build requiring a top level of craftsmanship. “The design is leading edge architecture with a high level of intricacy,” he says. “Construction requires a minute degree of building tolerance. “Many of the structural connections aren’t plumb or square and will be left exposed with the interfaces between trades requiring near perfection.” A close working relationship with Athfields Architects, the various engineering disciplines

and key sub-trades is critical to ensuring that Scott Construction’s careful planning is executed accordingly. “The program doesn’t allow time for all offsite components to be site measured,” says John. ‘The shop drawing process enables offsite prefabrication of most structural items and joinery to allow continuity of work onsite. Pitching in with quake repair work Kelly Deeks Crafar Crouch Construction has put its mark on the Marlborough region since the company was established in 1983. Crafar Crouch Construction is now providing its expertise to repairing the destroyed rail route connection between Picton and Lyttelton which suffered unprecedented damage in Kaikoura’s 7.8 magnitude earthquake last November. Crafar Crouch Construction is working directly with the Kiwirail team to get the railway operational as quickly as possible. The company is used to working to tight timeframes, but the urgency of this connection being restored has the earthworks team putting in some seriously long hours. “We are looking after them,” says Crafar Crouch Construction construction manager Mike Winkler. “Quality and safety are at the heart of everything we do. Crown helps rescue wine industry Richard Loader Crown Sheetmetal has led the charge repairing, replacing and seismic strengthening Blenheim’s earthquake damaged winery tanks following the quakes that rocked the region last year. Already heavily committed to meeting the demands of Marlborough’s expanding wine industry, the Blenheim-based tank manufacturer called upon all resources to rescue the crippled wineries before the 2017 harvest. General manager, Andrew Horton, said that to put it into perspective 41 million litres of winemaking capacity had to be put back on stream within a 16-week window of opportunity. He refers to this as being an ‘absolute phenomenal effort for everyone involved.’ Originally based in Invercargill and focused on the dairy industry, Crown Sheetmetal found a new niche in the wine industry a little over two decades ago when looking for new markets. Coinciding with the development of the Marlborough wine industry, Crown quickly established a name for itself by efficiently manufacturing wine tanks of high quality workmanship at very competitive pricing. “Because we had gone from dairy tanks to wine tanks we had a very high standard. “We also visited Australia because they’d been building wine tanks for years. We saw what they were doing and came away with a few more smarts.” Bought by the NDA Group in 2008, the name Crown Sheetmetal was retained because of the company’s strong branding within the wine industry. Retaining the Invercargill factory, manufacture of the larger tanks was shifted to Blenheim to simplify transportation. Then the earthquakes struck. “Earthquakes are bad news but there was quite a bit of luck in respect to the timing of this one. “Being part of NDA Group, we’ve workshops in Hamilton, Hawera, Timaru and Invercargill that we could call on. With 60% of our business based around the dairy industry the timing allowed us to access off-season manufacturing capacity within the group,” Andrew says. A further bonus was the availability of a huge contingent of stainless steel fabricators who float around the dairy industry in New Zealand working on contract. “Utilising that additional contract labour, we went from 20 staff in Blenheim to 80 almost overnight.”

Replacement wine tanks all ready for delivery. With a large number of tanks requiring replacement a decision was made about how best to deliver the maximum possible literage over a very short period of time. With workshop capacity, it was a matter of how many tanks could be pushed through the workshops in that 16-week window. The solution was a standardised 140,000 litre tank from the Hamilton facility, along with adding 60,000 litre tanks via the Invercargill workshop. “From past experience we know that some tank sizes work very well in some workshops. “The 140,000 litre tanks suited the Hamilton workshop and with the buy-in of the concept from most wineries we were able to fully commit our capacity within the first 24 hours.”

Even with additional resource, workshop capacity and a larger tank design, there was still a shortfall in output to meet requirements and so other dairy based stainless steel fabricators were engaged by Crown to cover the shortfall. Andrew says that his primary concern was supporting so many clients who had been loyal to Crown Sheetmetal for many years. “It worked very well and I’m sure that the other stainless fabricators will have appreciated the work and technical support we provided to them.” Ironically the 2013 quakes provided a dress rehearsal for the 2016 quakes. Without it the work that Andrew and his team did could not have been achieved within 16 weeks. With design upgrades made to the tanks and supports in 2013, all of the upgraded tanks survived the 2016 quake unscathed, limiting damage and also indicating that the design changes worked. With harvesting now underway, Andrew and his team at Crown Sheetmetal, along with NDA’s other manufacturing plants, the army of stainless

fabricators and the external sheet metal businesses can be justifiably proud that they have helped Marlborough’s wine industry to recover from the ravages of the 2016 quake. Andrew says that for the NDA group there’s been a coming together of all the people who worked on the project; a greater understanding and respect for each other.

Managing director Richard Harris says the result of 18 months of research and development, the Ferva Saturn is Harris Home Fires’ response to customer demand for efficient and ultra-low emissions wood burning technology. Especially in Christchurch, where Harris Home Fires is based, and Environment Canterbury’s recent changes to its home heating rules for Clean Air Zones mean new wood fires are once again allowed to be installed in new or existing homes, providing they are approved models. “After the earthquakes, a lot of people rebuilding their homes weren’t allowed to put wood burners in, and they had a problem with that,” Richard says. “These new regulations have opened that market back up, and these people are now allowed to install an ultra low emission burner. “Our new Ferva Saturn allows us to service a great need in Christchurch for people who have been forced to rebuild their homes and have lost their beloved wood fire. Now they can have that back.” He says nothing else compares to the Ferva Saturn at this stage, and Harris Home Fires believes it is the most advanced wood burner on the market. The secret behind the Ferva Saturn’s ultra-low emissions is the use of downdraught technology. The fire has two chambers, and emissions pass through a small hole in the bottom of the upper

chamber and are blasted down to the lower chamber. As emissions are pulled through the hole, they are pulled through the screaming hot embers of the fire. The gases become super-heated and when oxygen is introduced, they are reignited and are burned away. Passing emissions through the ember bed removes far more emissions than any standard Clean Air approved fire. The Ferva Saturn is tolerant of poor quality wood, and will burn wet wood or old man pine with significantly less emissions. “You might get one person out of 100 who burns their rubbish and wet wood from the back of their garden, and it puts up a plume of smoke that covers the entire neighbourhood. “With the Ferva Saturn, that wouldn’t have such a major impact,” Richard says. As well as efficiency and ultra-low emissions, he says that the Ferva Saturn is one of the most user-friendly woo1d burners to operate, with a robust and fully automated door mechanism and no additional levers or slides to engage during use. Harris Home Fires has also combined its ultra-low emissions technology with new thermo-electric technology whereby the Ferva Saturn generates its own electricity which powers a convection fan to help distribute heat efficiently throughout the home, and includes a USB socket capable of charging and powering most USB devices. Thermawood expands into Central Kim Newth Since its invention less than a decade ago, Dunedin-designed double-glazing system Thermawood has rapidly become established as a leading choice for both new timber joinery and as a premium retrofit option for existing timber joinery. Matt and Esther Lamb launched Thermawood Otago in 2013 after seeing the potential of this unique dry glazing system that is designed to fit any wooden joinery. Matt, a highly experienced glazier, has since retrofitted the system to many timber homes in Dunedin and the wider Otago region. The business has gone from strength to strength, currently employing five teams of two with each team comprised of an experienced joiner and glazier. (This enables issues with worn sashes or rot to be fixed at the same time as double glazing is installed). In response to growing demand beyond Dunedin, the couple has this year also opened additional new premises in Hughes Crescent, Cromwell. “The real advantage of the Thermawood system is that if you are retrofitting to older timber joinery, it won’t change the aesthetics of the house,” Esther explains. “So, for example, we have installed Thermawood double glazing in an old stone cottage and it hasn’t changed the character of that building at all.” Thermawood meets New Zealand performance standards for both new and retrofit windows. “We see that as a crucially important point of difference that really sets this system apart.” With premises in Cromwell, Thermawood double glazing is now readily accessible to clients throughout the Central Otago area. “We are seeking to expand our team by recruiting staff in Cromwell. New premises boost for efficiency Kim Newth Action Scaffolding has lifted the efficiency of its operations to a whole new level after relocating to a new purpose-built warehouse and yard in the Belfast Business Park late last year. For Mark and Kay Backhouse, who started Action Scaffolding in 2004, this investment is all about securing the future of their business with a specialist base that fully meets their operational requirements. A leader in the provision of safe and secure tube and clip scaffolding services in residential and light commercial markets, Action Scaffolding is noticing a shift to ever larger and more complex projects. Having a tailor-made facility means the company is geared up to meet all client requirements. “We have set out the warehouse with scaffolding racks in line with what we wanted,” Mark says. “We can have six trucks going in at a time, rather than just two at a time as we were doing previously. Each truck lines up and the tubes slide straight on.” The new warehouse is also user friendly from a staff perspective, with good toilets, a shower and a spacious staff room. Action Scaffolding’s vehicle fleet has grown from two to 11 trucks since 2004. With two different scaffolding systems in the yard and three different weights of truck, having the space to manage the logistics of every job is proving a real boon. “It used to be a tight squeeze getting them in but now we can move everything around without a problem. We have around a third more space than we did before.” The move itself was a major operation that took just over a month to complete. “We had a couple of permanent gangs helping and we had an additional six temporary staff as well. Eighty per cent of our gear was out, so we were only shifting twenty per cent but that was still a lot of tubes.”

Awatere River Wine eyes increase in production Richard Loader Marlborough’s Awatare River Wine Company is set to expand its annual production from 1000 tonnes to 3000 tonnes over the next 2 years. Managing director Louis Vavasour says that a strong demand for Marlborough wine is driving a double-digit growth in the export market. With increased state of the art storage and production capacity his winery is now well positioned to significantly grow the Awatere River Wine brand as well as it’s contract winemaking capability. “There’s always been a shortage of processing capacity in Marlborough so it hasn’t been a problem filling the space,” he says. “If we have any excess space we contract it out.” With a family history in the Awatere Valley going back 150 years, the Vavasour name is very much part of the pioneering landscape right through to establishing the first vineyard and winery in the region in the 1980’s. “Wine and the Awatere is in the blood,” says Louis. “I wanted to craft something from family land that others could enjoy.” Returning to New Zealand after a period of time abroad making wine and studying wine marketing, Louis started the first vintage of Awatere River Wine in 2007. By 2010 he’d built a little winery with 500 tonne capacity. “This year we’ve done expansions from 1000 tonne up to 1800 tonne and next year we’ll expand to 3000 tonne,” says Louis. “The growth is in bottled wines from Awatere Wines and contract wine making—so more tanks and the ability to process more.” All tanks on the farm have been engineered and provided by Crown Sheet Metal, sit independent from the catwalks themselves on bases from

In line with the increase in production, Awatere River Wines bottled sales will account for 25% of production. Louis says the healthy increase in demand is primarily from New Zealand, Australian and US markets. Vegan & sustainably certification from all 2017 vintage onwards is a key point of difference from the winemaker. “In the past there have just been a few products that have been vegan certified but this is quite a big growth market for us,” says Louis. “We’re very focused on premium wine and we’re just about to bring a new range of wines that will have a recommended retail of about $50 per bottle—so we are focused on super premium.” With increased demand for contract winemaking service, Louis is able to tailor the level of service to meet each wine growers needs and offer a full endto-end option from harvesting to making to storage and loading onto the export container. A bottling line is also being installed later this year that will enable the wines to be bottled on-site as well. “We are building up a big asset base but in doing that it’s allowing us to grow into it as we move forward,” says Louis. “While our main focus is building our own wines, there will always be capacity to assist growers with contract wine making.”

Celebrating a southern success Kim Newth From modest beginnings more than 40 years ago, Raymond and Adrienne Bowan have grown their South Canterbury family business into one of the country’s most loved brands, Heartland Potato Chips. Raymond grew up the second son of a dairy farmer, with his old stamping ground being the Temuka area.

“So I haven’t moved very far,” he says, adding that he used to spend his school holidays handpicking potatoes at a neighbour’s property. “That’s when I first got a taste for it. Then, at the age of eighteen, I managed to get a contract to supply the local fish and chip shop, so I decided to put more in and it grew from there.” After initially working in a dairy farm partnership with his two brothers, Raymond struck out on his own in the Orari area at Fallgate Farm, which he and Adrienne purchased in 1975. The farm got its name when a former owner found many of the farm gates were hanging off their hinges. Of greater interest to Raymond was that the old estate land was free draining with little or no stone and had been leased previously to grow potatoes. Raymond and Adrienne were soon using the land to grow their own spuds and supply fish and chip shops. They then began supplying processors seeking good quality potatoes to turn into products like French fries. or many years they were a supplier to big brand names like Watties, Bluebird and Mr Chips. When the local chip factory at Washdyke closed down and Bluebird pulled out, the couple made a bold decision to step up and buy the factory site and buildings. “We opened eighteen months after that in October 2010. There was no plant at the factory so we imported new plant from Holland. Looking back, it was quite a brave thing to do but we got some advice. “Some told us to go ahead and others said ‘make sure you have some point of difference’.

“We knew it wasn’t going to be easy and that we’d be going up against big players. I was determined to do it and the family was supportive of it, so we pushed on.” Today, Heartland Potato Chips is a household name throughout New Zealand. Fallgate Farm remains at the centre of the business, with some 250ha of potatoes planted every year and

managed through generous rotation practices. Heartland Potato Chips a southern success story • from page 82 Charlotte, a qualified physical education teacher, worked her way into the general manager role having first gained experience in the office, warehouse, sales as well as on the production line and having also completed papers in marketing. “I love the role and every day is different,” she says. “There are always challenges coming at you but I’m never afraid to ask for help. “We’re a close family so there’s always been open communication. “This isn’t a large business so we know all our staff too and they’re all great to work with.” In step with the times, Charlotte has prioritised getting the company’s story out on social media and says that is really helping to build ongoing consumer interest.

Charlotte and her partner Nathan have two children, Jackson, 6 and Millie, 2, so they’re also busy on the home front. Taking care of day-to-day farm management is Raymond and Adrienne’s son James, who is married to Jess. They also have a young family, Archie, 8, Maisy, 6 and Greta, 3. “We get on really well,” says Raymond. “Adrienne does the wages on the farm and accounts and is always involved with decision making at the factory. “Our other daughter Kate, who is in Christchurch, likes to know what’s going on and is a shareholder in the business too.” As well as being strong in the New Zealand market, this thriving family firm is now also exporting to countries including Australia, Singapore and Fiji.

New kettles selling well Launched in the South Island in late February, Heartland’s new kettle chips are hitting the spot with plenty of interest in this premium product range. The kettles are the latest addition to the popular Heartland’s line-up of old-fashioned wave-cuts and the more recent flat cuts, added in 2015. Months of research and development went into producing the new crafted kettle chips, with flavours on offer being sea salt, apple cider vinegar, kiwi backyard barbecue and crispy roast chicken. Rather than being processed on a continuous line, kettles are processed in a batch fryer so as to ensure every chip delivers on crunch, texture and taste. As Heartland’s general manager Charlotte Bowan observes, creating a new line like this takes time but feedback from the market to date shows the planning and preparation is paying off. “We tried lots of different ideas,” Charlotte says. “You have to get the flavours just right and then there’s all the rebranding too. With any new product, there’s that curiosity of people wanting to try it. We’re delighted at the very positive response we’ve had so far.” The current top seller within the new range is apple cider vinegar, Heartland’s kiwi twist on traditional salt and vinegar. “It’s a wee bit different,” says Heartland’s founder Raymond Bowan, who notes he’d always wanted to add kettles to the line-up. “They cost more to make but we know the demand is there at the premium end of the market. We had trial runs with flavouring before we got it right. We don’t have tasting panels - we did the tasting between ourselves

and [sales manager] Brian Kirby and worked with our flavouring people to get it just right.” With the launch coming straight after the busy summer holiday period, the company’s Washdyke factory team worked extra hard to get the new tasty chips from batch fryer to market. “Over November, December and January we did double shifts,” says Charlotte, who adds the company is also reviewing its shift arrangements to ensure there is sufficient ongoing capacity to keep up with demand. Adding the kettles premium range increases Heartland Potato Chips market reach by boosting its instore presence and bringing more consumers on board.

Cherry Corp keeps exports growing Russell Fredric Air power, both local and international, has proven a saving grace for New Zealand Cherry Corp.’s summer harvest. New Zealand Cherry Corp. international sales manager, Sharon Kirk, says helicopters were used to dry fruit in the company’s Cromwell orchard so cherries could be harvested for export following rain in January. A total of about 500 tonnes went to overseas markets from the season’s harvest. “We had several rain events during the harvest season. Definitely the weather gave us some challenges, but we are pretty happy with the overall result,” Sharon Kirk says. “We didn’t, unfortunately, harvest everything but we still exported equally what we exported last year.”

New Zealand Cherry Corp. operates a 40 hectare orchard with 23,000 trees; it is New Zealand’s largest fully climate-controlled netted orchard. These specialised controls allow fruit varieties, comprising Stella, Lapin’s, Romance, Skeena, Sweetheart, Staccato and Kordia the best opportunity to develop into large, premium quality cherries for domestic and export markets. Sweetheart represents the largest plantings and consequently is the largest volume sold. It is a large crunchy, heart-shaped, bright red cherry with a mild sweet flesh, outstanding firmness and a small pit. Despite the number of varieties grown, the harvest window is very narrow; each season the entire crop matures from late December to early February.

The largest overseas markets are Taiwan and China, while emerging markets include Vietnam, Cambodia, Myanmar and South Korea. The United States and Japan were new markets for Cherry Corp this season, with an emerging success story developing in Russia due to a doubling of export volume. “Taiwan as an industry was up this year; as a company it was also up for us. It’s our main export market, followed by China.”

NZ Cherry Corp keeps exports on track • from page 86 Every shipment is tracked using a temperature recorder that travels with it from the time a forwarder selects the load for shipment until it is received by the customer. A first for New Zealand Cherry Corp. this season was being a key player in two special Singapore Air cargo flights flying direct from Christchurch. In past seasons the company’s cherries have been exported mainly from Auckland as Christchurch airport’s freight handling facilities and cargo flights are more limited. “We [arranged] this prior to the season because we realised there were going to be some logistics issues with Chinese New Year being early and everybody wanting to get [freight] on those planes.” “We worked in partnership with our freight forwarder GVI Logistics and Singapore Airlines to make sure we had some options.” The special air freight arrangements turned out to be a good luck as well as good business management. “It couldn’t have worked out better. Because the Kaikoura earthquake created a lot of logistics issues getting fruit to Auckland it was fortunate that there was 100 tonne of fruit that we could export through Christchurch.”

The special flights from Christchurch were on January 12 and 19, “just right ” for Chinese New Year. From Singapore, cherries were forwarded to local markets and to China, Taiwan, Vietnam, Cambodia and Malaysia. The quality of fruit grown is an important factor in competing internationally against Chile, New Zealand cherry growers’ largest competitor. Sharon Kirk says Chilean cherries are much cheaper, but the quality of the fruit does not compare because of the time it takes to get to market – up to 45 days. “Chile sends 80% of its crop into China and it goes mainly by sea freight.” In New Zealand, this was the second season New Zealand Cherry Corp. had worked directly with Progressive Enterprises, owner of Countdown supermarkets. As well as being sold loose and in 5 kilogram boxes, some cherries were available in 500 gram bags which were a convenient size and sold well. The concept of the 500 gram bags was to promote cherries as a seasonal fruit, rather than a special Christmas or New Year purchase. “It’s been really positive. Countdown was very excited to support us because they wanted to promote the category; stone-fruit, in New Zealand has been a really under-promoted category and they’ve really gotten behind it.”

New WesleyCare looking forward Richard Loader Modernising and meeting the changing needs of residents was the primary consideration for the Christchurch Methodist Mission’s board faced with the option of effecting minor earthquake repairs on its aging WesleyCare hospital or starting fresh fropm the ground up. With a two-stage extensive redevelopment now complete, the new WesleyCare hospital is modern, spacious and with significantly increased bedroom capacity. Taking pride of place in the heart of Christchurch, “a transformation” is how the Mission’s Dave Marsh described the new building designed by Christchurch architects, The Foley Group. The $20m dollar development in Papanui is a shining jewel within the community providing the highest possible care of its older people transitioning from their own homes to a more supportive environment. Owned by the Christchurch Methodist Mission (CMM), WesleyCare was originally built in the 1960’s. When minor earthquake damage was incurred in 2011, the CMM Board reassessed WesleyCare’s ability to provide high quality care in a modern world against the care and support needs and expectations of today’s older people. “The earthquake damage presented an opportunity to start afresh, build something that was fit for purpose, lasting well into the future, rather than patching up an older, aging facility that was increasingly unable to meet all the needs of our residents,” explains Dave Marsh, CMM fundraising and communications manager. Ensuites, greater manoeuverability of specialised medical equipment, spacious dining facilities, recreational areas and an inner grassed courtyard all form part of the new facilities. Built in two stages by lead contractors Armitage Wiliams Contractors, a key requirement was to minimise disruption to those people in residence. The first stage was the construction of a two level 60-bedroom building with a kitchen and laundry facility and a new chapel, built in a ‘U’ shape around the existing WesleyCare building. Completed mid-2015, all residents were then moved across to their new rooms, replete with sunny outlook and en-suites, enabling the old WesleyCare building to be demolished and stage two commenced. Consisting of an additional 40-bedrooms, a

The $20 million dollar WesleyCare development in Papanui is a shining jewel within the community. dining hall, two lounges, an activities room as well as a new reception area and offices, the stage two development joined up to the stage one building to form a rectangular shape with a beautifully grassed courtyard in the centre. Dave says that the leadership, patience and flexibility of long serving WesleyCare manager, Fran Pucilowski, has been critical to the successful and seamless continuation of the facilities operation. With stage two involving so many functional and administrative areas the staffing team were in transition mode throughout its development.

Creative use of existing spaces had to be utilised to enable the hospital to function. For example residents often had their dinner in corridors and hallways and activities like bowls and board games were held in the chapel. “Really throughout the redevelopment project Fran and her team have maintained an incredibly high level of care for the residents,” says Dave. “It really has been impressive the way they kept things going to retain some semblance of normality even though there has been work going on around them.”

Funding for the project has come from insurance proceeds, some borrowing and also from generous bequests left to the Mission by people, often stemming back many years. “Many of these donors will have made provision in their wills without knowing how important their legacy would be,” says Dave. “Their foresight and generosity means that WesleyCare can continue to provide the very best in rest home, hospital, palliative and respite level care for older people in our community in a modern and changing world.”

The IRD’s not done with you yet keeping up provisional payments Chris Cunniffe If you paid terminal tax on April 7, you might not be out of the crosshairs of Inland Revenue (IRD) just yet. Yes, your income tax liability for the 2016 tax year has been laid to rest and you can breathe slightly easier knowing that it is no longer hanging over your head. However, many businesses will be due to make another payment to the taxman on May 7: Their final instalment of provisional tax for the 2017 tax year. One of the biggest criticisms of provisional tax – even in the wake of new changes to the regime that will make things much, much better for taxpayers – is it must be paid on dates dictated by IRD. Settling tax on those dates does not always suit a business, particularly those who have seasonal or volatile income. However, in the case of the May 7 payment, what makes the timing of it particularly problematic is that it is due one month after sorting out your terminal tax. This double whammy has the potential to put some serious acid on cashflow. Little wonder some business owners say they feel like the meat in the income tax sandwich right now. Things, of course, can become even more

It punishes disobedience by charging interest and late payment penalties on the overdue tax. Both add up very quickly. Fortunately, there are a couple of things you can do to ease the burden on your cashflow if you have provisional tax due on May 7. Before anything else you should start by reviewing your entire financial year. Unlike your first and second instalments of

provisional tax, both of which involve a bit of guesswork in terms of figuring out how much you should pay given you are still earning your income, the third instalment is due after the sun has set on the 2017 tax year. As such, you will have a rough idea of how your business has performed and whether you have paid too much (or not enough) provisional tax for the year. If things have not gone as well as expected, then lower your payment. No point paying more money to IRD if you do not have to, right? Be sure to cast your eyes over your debtors’ ledger to see which customers owe you money and ask them if they can sort their bill earlier. Conversely, see if you can buy a bit more time if you owe suppliers money. If, having done all that, paying provisional tax on May 7 so soon after settling terminal tax is going to be a stretch, an IRD-approved tax pooling intermediary can be used to defer this payment to a time in the future that better suits. The intermediary will pay IRD on your

behalf, and you have up to 12 months to repay the intermediary. The upfront finance fee to enter such an arrangement is much cheaper than most other traditional forms of finance. Approval is guaranteed, and the fee tax deductible. A tax pooling intermediary also provides a way of being able to pay May 7 provisional tax as you go via instalments. As you can see, there are options available to help you manage your business cashflow and tax planning. The key is to be proactive and prepared. However – and I cannot stress this enough – do not forget to seek the advice of your accountant if you are worried about how you are going to pay provisional tax on May 7.
