Service tailored to suit clients Karen Phelps Cavalier Homes is taking a fresh approach to make design and build homes more affordable for New Zealanders. “We are enhancing the quality but reducing the cost through a fresh approach to smart design for the New Zealand market. “Kiwis will benefit from our huge buying power and suppliers many of whom operate in both Australia and New Zealand,” says Cavalier Homes New Zealand operations manager Mark Darwen. Darwen, a builder by trade and the first Kiwi to run the New Zealand Cavalier Homes operation, says New Zealand is a completely different market so the focus is now on tailoring products and services to specifically suit the Kiwi lifestyle. As part of this he has been focusing on getting the right builders on board. So far this has included experienced builders Colin Beaumont, who has taken on the Auckland North region, and Victor Martinovich, who has taken charge of the Auckland South. “We are taking an extremely selective approach to bringing the correct builders into the fold. It’s about taking the best builders then mentoring them to assist them to grow,” he says.

Cavalier Homes is one of Australia’s largest building companies and entered the New Zealand market in 2006. It now operates 12 franchises throughout New Zealand. Darwen says the key to the brand’s success has been to only work with established builders who can offer the service, expertise and commitment of a local known builder but with the backing, systems, marketing support and buying power of a major national construction company. “In many cases the franchisee builders have been active in their local market for a long time and know their personal reputations are founded on servicing the needs of new home buyers. “This also means there are long established relationships with the best tradespeople in the area helping Cavalier franchises deliver the highest standard of finishes.” Darwen says one of the company’s keys

to success has been the particular focus placed on putting the client at the centre of everything the company and franchisees do. if mistakes occur there are systems in place to rectify any problems quickly. Darwen says this comes from the company’s focus on creating a family atmosphere where franchisees help each other and work in together. The resulting high quality can be seen in the fact that Cavalier Homes made it to two of the top categories in the last Registered Master Builder House of the Year Awards that the company entered. Cavalier Homes featured in the categories of ‘homes $600,000 - $1m’ and ‘homes over $1m’. In the past 12 months Cavalier Homes has opened six new show homes around New Zealand. “The foundations in the New Zealand market are in place. A sustainable show home is due to be built in Long Bay, Auckland with a target open date of September 2013. “Our goal is to make new homes affordable for New Zealanders. “Affordable sustainable design is about giving back to Kiwis their dream of home ownership.”

Cupolex is a New Zealand made environmentally friendly, cost effective alternative to a waffle pod or slab on grade concrete foundation. The Cupolex patented structural dome system consists of interconnecting domes made from 100% recycled plastic. The shape is important as a dome offers superior strength to the usual polystyrene box shaped support structures used in a waffle pod foundations. In the Cupolex system each dome interconnects to create a self-supporting structure. Concrete is poured over the dome forms to create a structural concrete slab with an air void beneath. The below slab void that results, minimizes concrete contact with the soil, while providing an absolute barrier against rising damp- yet uses less concrete and rebar than a standard waffle pod slab if designed for good ground. Cupolex offers a number of key advantages compared with other foundation systems. All Cupolex components are palletised for ease of transportation with 200m² of components stacked onto just two pallets. The system requires just one tradesperson to construct the entire floor and can save on hardfill costs. There is no cutting of material so wastage is minimal. Cupolex is constantly innovating to come up with new solutions. Cupolex has designed

a new foundation system that is optimised to comply with Department of Building and Housing concrete foundation design recommendations for the Christchurch region. Called the Cupolex StiffRaft EQ, the system ensures that foundations remain rock solid in the event that the ground drops away from underneath the building. Designs for TC3 areas in Christchurch are now available. The company has also just released the Cupolex Water Detention-Patio system. The system gives the customer a concrete patio combined with a 2000 litre water tank underneath in response to the requirements of some local councils around the country requiring new homes to have their own stormwater detention systems. The Cupolex system is approximately two thirds of the price of purchasing a 2000 litre water detention tank with the added benefit of a patio, says Blore. The Cupolex system can be used for both residential and commercial construction and is available in a range of sizes from 50mm through to 700mm high, with the 260mm domes and respective components being manufactured in New Zealand. Each Cupolex foundation is specifically designed to suit the building site ground conditions. Newcomers bring stacks of experience Karen Phelps Newcomers to Cavalier Homes, Victor and Natalie Martinovich bring a wealth of experience and local knowledge to the Cavalier Homes Franklin franchise. With 20 years’ experience in the building trade including owning his own small building company in Pukekohe, Victor says he joined Cavalier Homes after noting a trend towards customers wanting the security of knowing they were building with a large company. “People now want to know their money is safe and feel greater security building with a large building company that has been established for a long time,” says Martinovich Formerly operating as Martinovich Builders Ltd Victor, Natalie and their team have already established a great reputation and loyal clientele in and around Pukekohe. The move to join Cavalier Homes with business partner Paul Cronin will allow them to continue offering the same service, expertise and commitment of a local builder but with the backing, systems and buying power of a national construction company. Martinovich says that personal service and quality products will remain the focus of their business. The couple typically takes on the construction management on projects and Cronin the sales side of the business. Both are qualified builders. “In a common build many clients will find that they are dealing with multiple people from sales representatives to draughtspeople through to on-site supervisors,” says Martinovich. “With Cavalier Homes, clients deal with me and Paul from the inception of the project right through to the moment that they receive the keys to their new home. “This start-to-finish form of project management means that we can build a relationship with each client and ensure that the resulting home is built exactly to their specifications. “I am on hand to tend to any problems that may arise. “The key to our building success is putting the client at the centre of everything we do.” Clients are guided through the process from start to finish. If required the Martinovich’s can assist with

Planning consent and building permits are obtained for the client and initial floor plans are drawn up by Victor Martinovich himself. Architects are then commissioned to detail the exact home design and may include optional features that have been added to a base plan. The tradespeople employed by the company are local contractors who are very familiar with Cavalier Homes designs and standards and have established a great working relationship with Martinovich over many years. He takes pride in the fact the company offers great flexibility, something he says has already been noted by clients.

“We do design-and-build and can easily change plans to suit people’s needs. “We’ve had lots of comments about our willingness to look at different materials and products. “For example we are in the process of pricing a concrete panel house, we are building a brick home and our new show home is in Linea weatherboard. Making design and build options affordable Karen Phelps It’s no secret that Auckland requires a large number of new homes to be built to meet the demands of the growing population. Colin and Lorraine Beaumont purchased the Cavalier Homes North Shore and West Auckland franchise in February 2012 to help meet this need. A builder by trade, Colin had owned a successful building company in East Auckland in the past and for 17 years had owned a thriving kiwifruit orchard and labour supply management company to the kiwifruit industry. The move to take on a Cavalier Homes franchise was prompted by the fact that the couple’s son Blair had completed his building apprenticeship. They chose to build their business with Cavalier Homes, attracted by the large range of new home designs and quality of build as well as buying power meaning savings could be passed on to their customers. The Beaumonts are members of the Master Builders Federation and Colin is a Licensed Building Practitioner. The Beaumonts bring to Cavalier Homes North Shore and West Auckland a wealth of managerial skills. “Punctuality and straight and true workmanship is paramount for our very skilled team of licensed building practitioners and sub trades.” Starting their business in a recessionary environment may seem a risky move, but Colin Beaumont says it was a carefully calculated one which is already paying dividends. “We saw that at the end of 2012, start of 2013 there would be an upsurge in builds and pressure in the residential market in Auckland,” he says. The couple have just completed their first build in Henderson, have another starting in Orewa mid-December and yet another in Waimauku, West Auckland early next year. They are also in the process of finalising a 275sqm home at Kaiwaka north of Auckland.

Cavalier Homes has a wide range of design plans for clients to choose from.

The Beaumonts are keen on offering clients the option of green technology including off the grid systems, and systems to use recycled rainwater. “It does cost a little more investment upfront to include these technologies but it pays off down the track,” says Colin. “People are increasingly seeing the advantages of this and it is definitely the way of the future,” he says. Cavalier Homes North Shore and West Auckland also does renovations and is presently doing a large project in Northcote where Blair is in charge of the build and Cavalier Homes is supplying the materials and some major trades. Cavalier Homes North Shore and West Auckland offers a design service for those wanting to do a design-and-build project as well as a range of standard plans for

investor rentals to Granny flats through to the more upmarket standard plans. The company also offers house and land packages, at present in West Auckland, Orewa and Whitianga. The foundation slab is constructed from recycled crushed concrete and recycled native tawa timber flooring is used inside the house. Outside, the landscaping includes recycled railway sleepers, salvaged rustic stones and recycled decorative columns, which came at a cost saving of 50% over new columns. A garden tank has been installed to harvest rainwater for the garden Heat loss has been reduced due to Thermal Heart windows and doors, which provide 35% improved thermal performance. Energy savings of nearly 75 % have been achieved by using energy efficient LED lighting both inside and outside the home, while task areas were fitted with high output, low wattage fluorescent domes. Reduced power consumption has also been achieved using energy efficient LED T5 fluorescent lighting as well as movement sensors to control lighting with auto switch off. David Chapman is a builder with more than 32 years of experience in the residential market, building quality homes and completing alterations from Northland to Christchurch. Personal touch makes all the difference Karen Phelps Once a crew starts a project they see it through to the finish. It’s the personal touch that makes Cavalier Homes Taranaki stand out, thinks owners Robert and Donna Anderson. “We don’t employ a sale rep. We deal with clients personally. “We employ all our own builders so that we know our team and can keep a good check on quality and timing,” explains Robert Anderson. Robert has been building houses for about 30 years and was running his own building company when he took over the Cavalier Homes Taranaki franchise in 2006. He says he was attracted by the better buying power, plans and branding offered by Cavalier Homes. Donna takes on the role of colour consultant to help customers with their interior selections. The company also employs an in-house designer to modify the standard plans as well as design and build projects. Every build has a dedicated project manager on site. The company generally uses the same group of subcontractors, some of whom have worked for Anderson for 15 years. Employing builders on wages means they are happy to spend as much time with the client as required to get things right, says Anderson. “We have good staff retention. Guys that have trained with us as apprentices have gone right through to the role of foreman with us. “We like to have one apprentice on each crew as it’s the heart of the business to train new people and bring them into the building trade.” He says Cavalier Homes Taranaki is not afraid to go the extra distance for customers
