Karen Phelps There are not many New Zealand building companies that have clocked up over 75 years in business. But last year Keith Hay Homes reached this milestone. “Other companies have come and gone but we’re still solid,” says general manager, Matthew Hay. Keith Hay Homes was started in 1938 by 21-year-old Keith Hay after completing his carpentry apprenticeship. The company was founded on the principle of success through satisfied customers and Matthew (Keith’s grandson) says this focus and dedication to customers has been a key to the company’s longevity. Innovation has been another cornerstone. Keith Hay Homes designed and built New Zealand’s first new transportable home in 1948 as a prototype for relief of housing for Auckland City Council. The company’s first dedicated yard for the construction of transportable houses and classrooms was opened in 1953 and new classrooms were being transported as far away as Taumarunui and Kaikohe. The demand for transportable classrooms and houses resulted in branches being established throughout the country as the company expanded. Roskill Timber and Hardware Limited was

Our purchasing power, standardised specifications and long term relationships with our suppliers ensure our homes are great value for money.” established in 1962 to satisfy the group’s need for joinery and building supplies. Matthew says that another of the company’s secrets to success has been the fact that it has always been a 100% family owned and operated business with members of the Hay family today still taking key roles in the day to day running of Keith Hay Homes. Keith’s son David is company managing director. Matthew, David’s son, is a qualified carpenter, and takes the position of company general manager. David’s daughter Roseanne, a chartered accountant, is Keith Hay Homes’ finance, purchasing and marketing manager. Keith Hay Homes has never franchised its brand. Today the company operates 10 branches throughout New Zealand in addition to Roskill Timber and Hardware Limited. “If a franchise business goes under then the overall company does not necessarily guarantee the completion of the build. “By owning all the branches ourselves we can provide greater security for our customers who can have confidence in our stability,” says Matthew. Keith Hay Homes specialises in transportable products and covers a range of markets including farm, educational, commercial, investment, beach and first homes. Plans can be modified to suit individual customer requirements and the company has its own drafting team. “Our large selection of pre-designed homes means that we can build a home quickly and efficiently. If a customer wants a
home in a hurry we also have a selection of pre-built homes ready to transport to a site.” All Keith Hay Homes plans are designed to utilise space and provide energy efficiency. Matthew says that plans are constantly being modified to ensure the company stays ahead of the latest technological advancements and market demands. Keith Hay Homes uses locally sourced products working with New Zealand suppliers. Matthew says this ensures that the company maintains good quality control over every aspect of the build and that products all come with sound guarantees. “This allows us to be so sure of the quality of the homes that we build that we can offer a five-year personal guarantee by David Hay,” says Matthew. “We are the market leader in low and mid-priced house design and construction. Our purchasing power, standardised specifications and long term relationships with our suppliers ensure our homes are great value for money.” The company’s philosophy extends to assisting local communities by supporting numerous charities through the Keith Hay Homes Charitable Trust. Sponsorships include Habitat for Humanity NZ of which Ian Hay is founding president. “Over 75 years later our business is still built on values of honesty, integrity, trustworthiness and innovation. “Keith Hay Homes has been owned and operated by the Hay family for three generations. We literally stake our name on our reputation.”

Designed to suit modern lifestyles Karen Phelps The Hopkins plan is the latest edition to Keith Hay Homes’ Classic collection. The plan has been specifically designed to today’s modern living, says Keith Hay Homes Drury branch manager Barry Walker. “The Hopkins design is for those who enjoy entertaining with the kitchen as the social hub of the home,” says Walker. “On each side of this area are two large living spaces – a formal lounge/dining room and a more casual family room,” he says. The galley-style kitchen offers bi-fold windows and sliding doors from the living spaces open out onto a covered deck The Hopkins design is unique in that the master bedroom with ensuite is located at one end of the house and the other two bedrooms at the other end. Beside each of the bedroom areas is a dedicated living space including glass sliding doors on both ends of the room for perfect indoor/outdoor flow. Part of one of the living areas can be altered into a fourth bedroom or study to suit larger families. The 140sqm home also comes with two bathrooms. “It’s a great design for growing families as it means mum and dad can relax in one area while the teenagers have their own space.” Because the design boasts a total of six gables (two on each side of the house and one at each end) the home presents well from any angle. Walker says this also allows for easy upgrading at any time in the future.
In the Hopkins design the master bedroom with ensuite is located at one end of the house and the other two bedrooms at the other end. “We can easily add on an internal access Walker says that Keith Hay Homes is so from stock houses to rental investments to garage or additional room, for example, sure of the quality of the homes it builds that beach baches – the whole broad spectrum. because we can just continue the roof line out the company offers a unique guarantee. “Our Drury branch alone has been in without needing to make tricky modifications.” “We offer David Hay’s own personal business and supporting the local community The Hopkins plan has proved popular and guarantee for our customers’ protection now for 50 years.” a couple of homes have already been built for and peace of mind. New range celebrates design excellence Karen Phelps Signalling the new direction Keith Hay Homes is taking into offering architecturally designed transportable homes is a brand new design due to be released at the Mystery Creek Field Days in June. The new monopitch open-plan home comes with some distinctive modern features, says Keith Hay Homes Hamilton and Thames branch manager Barry Walker. “Through the middle of the design is around seven metres of large sliding glass doors on either side of the house,” he says. “The doors slide back into cavities taking the incredible indoor-outdoor flow our homes are known for to a whole new level.” The plan is part of the new Architectural collection, the result of a collaboration between Keith Hay Homes and award-winning practice Architex NZ to produce a sustainable, transportable home design perfectly suited to New Zealand landscapes and lifestyles. “It’s about breaking the perception that a transportable home is a rectangular box and offering a new product to the market,” says Walker. “People these days don’t necessarily want a large home but they do want good design,” “What’s more, the plans can be easily modified to suit the customer’s special requirements. For example our customers are able to select their own colour schemes and exterior look. We offer a free consultation with a Resene colour specialist to assist with this process.” Another example of the company’s innovative designs is the brand new Hahei design; a monopitch home that Walker says

The entire frontage of the design is glass with doors opening up onto a deck. The Hamilton showhome is based on another popular tried and true design called Flinders, a well set-out open plan home perfect for young families. Walker says a key feature that has proved popular has been a unique three-way bathroom that allows the vanity, toilet and shower to each be separated simply by closing doors. Walker says one of the key reasons Keith Hay Homes can produce such affordable architectural looking homes is because the company has long-term relationships with its key suppliers ensuring the best value for customers. Among Keith Hay Homes’ suppliers are Resene for paint, James Hardie for building material, Nulook for aluminium joinery and Bestwood for interior fittings.
“The home can be built in our yard then transported to site. Because workers do not have to get to the site this can sometimes prove more economical. “And because we’re not franchised if a customer based in Auckland is building in the Coromandel they can deal with the Auckland branch instead of having to go to the Thames branch. If a customer has site access issues however it is no problem to build directly on their site.” The Thames Hahei design showroom will be open to the public in June. It’s located on the corner of State Highway 25 and Kopu Corner. Telephone 07 867 9277. The Hamilton showhome is on State Highway 1, Horotiu. Telephone 07 829 9809. Stylish home looks good in Mangawhai Sue Russell Keith Hay Homes Whangarei has just completed a new three-bedroom home at Mangawhai Heads. From the classic range the Flinders design for Colin and Lorraine Marshall features two bathrooms, one an ensuite off the master bedroom, and a separate family dining area from the lounge. Company spokesperson Darren Tantau said the 125sqm home took twelve weeks to build and the vivid dark blue paint used to colour the James Hardie fibre-cement boards was the choice of the new owners to match the ‘schist’ base they had installed “The house is spacious and well appointed. The fact that there are two separate entry points into the living and dining areas through ranch-sliders really adds to the easy flow feel,” says Tantau. Inside the main bathroom has a shower and bath and is fitted with white splash tiles above the bath. The kitchen has formica laminate benchtops and a Westinghouse free-standing stainless steel oven with a ceramic top. The house is fully insulated with double glazing, Pink Batts in exterior walls and ceilings and ThermaShield system underfloor. Keith Hay Homes has branches throughout New Zealand. The Whangarei branch services much of Northland district and the wide range of plans on offer are ideal, not only for familysized dwellings like the Flinders but also for seaside bach’s or additional farm housing. Keith Hay Homes also specialise in transportable homes which provide many benefits. Because these are built off-site and transported to the section the impact on the local environment is minimal. With greater control over the building process and an ability to construct multiple homes at the one time an obvious benefit is in the savings made through reduced wastage of building materials. Cost benefits that are passed on to the consumer. When Keith Hay first established the company back in 1938 he pioneered the

Architectural range offers opportunities Kelly Deeks
The Courtney showhome is a popular choice in the Keith Hay Homes design range.
Looking for growth in Bulls Keith Hay Homes are constructed from timber, with steel roofs and James Hardie cladding. They are a very popular choice for investment, retirement, families and farmers wanting accommodation for the manager or staff or for themselves to live in. “I think one of the reasons our homes are popular in the rural sector is because they can be relocated in the future as the farm changes hands or develops on. There’s a lot of flexibility with them.” Rofe says Keith Hay Homes is a great network to be part of. It provides all its branches with a varied range of stock houses designs, but key to why the plans are so popular is that they can be easily adapted to meet the individual needs of clients. “Keith Hay Homes is always reviewing and updating its standard plans and the current range of plans is always reasonably new.” The company is a leader in building relocatable classrooms and early childhood centres. It specialises in making modifications to customise their buildings to meet the needs of the local communities. Keith Hay Homes also undertakes a range of commercial builds including community clubrooms, admin and site offices and storage buildings. Rofe is keen to expand the marketing of the company and recently displayed his product and expertise at the Central Districts Fieldays in Feilding. Though relatively new to Keith Hay Homes Rofe is very familiar with the building industry, having worked 15 years with merchant suppliers.
Sue Russell Steve Rofe, new branch manager at Keith Hay Homes Bulls has been settling into the role, ‘getting his feet under the desk and looking ahead’ and he’s optimistic about growth in the foreseeable future. “I’ve been with Keith Hay Homes at this branch for 12 months and have spent that time coming to know how the company operates as part of the nation-wide network. “It’s a company with a long-track record of successful building in New Zealand and I’m pleased to now be a part of it.” In the last year his company has built five homes on its site in Bulls. Rofe says there are many advantages in the building model, which sees houses constructed on site and then transported all over the region. “We have everything set up on our site to build as efficiently as possible. The average home is completed in 12 weeks and comes complete with wooden piles, ready to be shifted on to the site and all these efficiencies get passed on to our clients.” The company is about to begin building a new showhome at their Bulls site, The Courtney Home which Rofe describes as a solid three-bedroom home with a mid-range price tag has been adapted from an earlier standard design. It features a large deck area covered by an extended gable from the original Courtney plan and fits perfectly into the price and size range his company traditionally serves.

Transportable homes specialist builder Keith Hay Homes is now developing a range of architecturally designed plans, drawing on the company’s past success and shaping its future in this new market. The first design is called Park Terrace, and is now available for viewing at HIVE Home Innovation Village, Canterbury Agricultural Park, Wigram. Keith Hay Homes Christchurch branch manager Cliff Monk says the display home has had a very good response over the past two years. “There are definitely people out there who want an architectural design in a transportable home,” he says. “Our new range will complement our basic housing plans and bring more top quality, architecturally designed, affordably priced homes to the market.” He says transportable homes are great value for money. “Building off-site in a controlled construction yard, with more constant supervision, allows for improved efficiency, less wastage and greater quality control. “There is less disruption on site, with minimal noise, waste, and environmental impact, and a safer environment for contractors and the public. “Also any existing buildings can continue to be used right up until the house is ready to deliver.” Keith Hay Homes’ construction yard is a level, all-weather construction environment, resulting in less weather-related delays for more efficient building. With minimal delays and maximum efficiency, Keith Hay Homes clients will be in their new home sooner, and face less rent or finance costs. The contemporary Park Terrace design is the result of a collaboration between Keith Hay Homes and Architex NZ, an award-winning practise recognised for excellent design, resulting in sustainable homes perfectly suited to New Zealand landscapes and lifestyles. A compact and contemporary design, Park Terrace makes efficient use of space creating an entertainer’s dream home. Highlights include an extravagant designer kitchen with built-in cabinetry and appliances, an island, and two pantries for plenty of storage space, and a large living and dining area, complete with an ambient fireplace built into a beautiful feature wall. Floor to ceiling fully-recessing, double glazed glass walls open onto two covered decks, creating a large sheltered courtyard at the centre of the home.

Quality and service Christchurch’s Canterbury Frames and Trusses is providing the region’s busy construction market with pre-nailed timber frames and trusses with an emphasis on quality and customer service. The company is run by husband-and-wife team Mark and Liz Melbourne. Mark has been working with frames and trusses for the past 30 years, and prior to starting their own business he worked for Pryda New Zealand, the company that now provides the truss and frame design software suite, Pryda Build, used by Canterbury Frames and Trusses. Pryda is a trusted New Zealand brand on building sites, in trade stores, and in offices of architects, engineers, and designers. The cutting-edge software package provides Pryda authorised truss and frame fabricators with all the tools they need to manage jobs from quote through to detailing, to production and delivery. Canterbury Frames and Trusses’ main supplier of material is Mitchell Bros Sawmillers Darfield, chosen by the Melbournes for its high quality products. “There is good quality, and there is better quality, and we like their stuff,” says Mark Melbourne. “It goes in line with us trying to produce a high quality product. “We’re not a volume based producer, we’re trying to put out a better than average product.”
He says the company achieves this due to the level of skills and knowledge amongst the staff. The company has grown since it was first established in 2011, when the Melbournes ran the business with one fabricator in the factory. Today there are 10 staff in the factory, and four in the office, all striving to make products they can be proud of. “When we come back and tell them we’ve put a job on a site for a first-time customer who has told us these are the best frames he has ever had delivered, they are so proud of what they have achieved,” says Liz.

New home designs reflect changing trends Karen Phelps While in the past Keith Hay Homes may have been known for its economical style homes which have served the needs of thousands of families, the company is continuing its tradition of responding to modern trends and producing the designs and styles being requested by customers. A good example is the company’s newly revamped ‘Raglan’ showhome. According to Keith Hay Homes West Auckland and Warkworth branch manager Alan Fenton, the Raglan has been designed for spaciousness with raked ceilings in the lounge/dining area. Additional design features such as plaster cornice mouldings make the design distinctive while the stacker system sliding doors give indoor-outdoor flow onto the deck. With home owners increasingly wanting more modern features the European-style kitchen, which includes an island bench, split pantry, wine rack, under bench oven and glass hob, has proved popular. The 115sqm design includes spacious bedrooms and a master suite including a walk in ensuite wardrobe. Depending on the exterior cladding chosen the home can look executive or have a beach home feel, says Alan. Building options include transportable or building on site for more difficult locations. Alan says a popular offering in the Auckland market is minor dwelling units. Keith Hay Homes First Choice 60 or 65 plan offers an affordable two-bedroom 60 or 65sqm solution. “With land being such an expensive commodity this is now becoming a very attractive option for people with large sections,” he explains. “We are having parents building a minor dwelling to help their children into a home and also investors who can significantly increase their yields.” Alan, who has specialised in real estate for over twenty years, has been working for Keith Hay Homes for five years. The West Auckland and Warkworth branches also offer customers a dedicated production manager. Mark Donnelly, a builder with over 30 years’ experience, who takes care of the construction of the homes to provide customers with a truly professional service. “All Keith Hay Homes builds are undertaken with quality control and construction methods of the highest standards,” says Alan. “Our builders are all highly-skilled Licensed Building Practitioners who take pride in their work.
The Raglan has been designed for spaciousness with raked ceilings in the lounge/dining area.
