Potential seen for growth throughout NZ Jo Bailey The Christchurch market is an obvious area of growth for construction firm Naylor Love. However the company’s chief executive Rick Herd says there are “green shoots” emerging in most of its other markets New Zealand-wide. “Although Christchurch is our first priority in respect of our efforts around growth, the general upturn in the New Zealand economy and demise of Mainzeal is opening significant business opportunities, particularly in Auckland, and Wellington where we have taken on several former Mainzeal staff.” Naylor Love currently employs around 320 staff, split roughly two-thirds professional team, and one-third trade/trade supervisory staff. Within the next 12 months Herd expects to take on another 80 to 100 new staff, primarily in Auckland and Canterbury where he has been based since taking over the chief executive’s position in January. “Our Christchurch operation is growing significantly. “We are already struggling to jam everyone into our existing premises and are actively looking for a new building.” Recovery in the southern region is a little slower. However the century-old company’s longstanding relationship with the University of Otago, and involvement with the

recyclable and renewable materials, and careful recycling and energy use on our building sites.” The company has numerous Green Star Accredited Professionals on its team and has run several Green Star building projects. Within the next 12 months, Herd says the company plans to introduce even more “significant initiatives” to further enhance its profile around its environmental aspirations. Health and safety is also at the forefront of Naylor Love’s efforts and is another area Herd would like the company to be renowned for. “The recent government task force highlighted the general lack of visibility in leadership from companies around health and safety measures. “Naylor Love already implements compliance to the various laws and regulations very well. “However I’d like to see us start to show the way and be recognized as the national leader in the construction sector around these issues.”

Naylor Love has a long and proud history. It was only the second construction company in New Zealand, behind Fletchers, to celebrate 100 years in business. This milestone was achieved in 2010, a century after Hugh Naylor and James Love first set up competing building companies in Dunedin that in 1969, finally merged to form Naylor Love Construction. The company’s head office is still in Dunedin, with its four regional divisions in Queenstown (Central), Christchurch (Canterbury), Wellington, Auckland and a large operation in Hamilton that comes under the Auckland office’s administration. Herd says he is proud to be at the helm of Naylor Love, a company he expects to remain at the forefront of the industry as it negotiates through the busy times ahead. “The company will continue to evolve to meet the ever-changing markets but with the same strong focus on quality service, best practice, health and safety and the highest possibly delivery standards on which it has built its reputation.”

consortium developing the new convention centre in Queenstown bodes well for its short to medium term future in these markets. Herd says with bigger projects becoming “few and far between” in the south, Naylor Love will probably start to diversify into a broader sector range of projects to maintain continuity in these markets. It is a strategy he expects to roll out across the rest of the country in time. “The Christchurch rebuild is not going to last forever. “Diversity into different sectors across our operations is critical to ensure the business has sustainability and continuity – so we are not forced to retrench in the next five to 10 years once the rebuild is over.” In the North Island, he says there are promising signs of recovery with a general resurgence in the construction sector in Auckland. However the Wellington market is a bit tougher, driven largely by the current lack of spending in the public sector. “The reality is we’re fighting hard in a declining market in Wellington, although the demise of Mainzeal has helped us to take over more opportunities in that region.” Although the company is growing rapidly, Herd says it hasn’t lost sight of its strong focus on environmentally sustainable design and construction processes. “We strive to be at the vanguard of smart, environmentally friendly construction practices, which includes the use of

Before joining Naylor Love in January, the qualified civil engineer with MBA was South Island Regional Manager for Hawkins Infrastructure. This followed a seven year stint as CEO of Nelson-based Brightwater Engineering. Under his leadership this company grew and diversified into a highly successful, multidisciplined operation delivering complex process plant projects in the forest, mining, aggregate and energy sectors. During a varied 40-year career, Herd has also been general manager of Nelson Pine Industries LVL Business; CEO of Nalder and Biddle group; and South Island Construction Manager of Mainzeal Property and Construction. He is currently based at Naylor Love’s Canterbury division which reflects the “short to medium term opportunities” that exist for the company in the rebuild market. However he is clocking up plenty of air miles between Christchurch, Naylor Love’s Dunedin head office, and its other divisions in Auckland, Wellington and Queenstown.

Rick Herd His personal family history is firmly rooted in Canterbury, where one of his forebears was a carpenter who built the Lyttelton immigration barracks for families arriving on the first four ships. Another was a mechanical engineer involved in the development of Christchurch’s tramway system.

After finishing his schooling at Opawa Primary School and Linwood High School, Herd started a cadetship with the Ministry of Works in Christchurch then moved to Wellington to work for the department. He later joined Mainzeal Construction in Wellington and after leading several projects for the company there, returned to Christchurch to take up the South Island Manager’s role. This was in the 1990s when Herd led the construction of several significant retail developments in the city. Outside work, his interests include rugby, sailing, tramping, music and reading nonfiction, particularly history. He and Sue do a lot of road cycling and enjoy catching up with their two adult children, Jess a Nelson barrister and solicitor; and son Alex who is doing a commerce degree at Victoria University. Herd says that he is “delighted” to be part of the Naylor Love family- a company he identifies with a healthy team culture and strong brand. “I believe Naylor Love is well positioned to prosper from the general uplift in the New Zealand economy and the opportunities presented by the Christchurch rebuild. “It is an exciting time to be leading this exceptional team.”

Muriwai Surf Club a community asset Karen Phelps The biggest challenge in constructing the new Surf Club at Muriwai was the fact that it was a community based project dependent on external funding. In fact when the project commenced full funding to support the community’s vision had not yet been achieved. This meant that main contractor Naylor Love, that was also a key sponsor of the project, had to design an extremely flexible build programme which could change quickly as funding came through, says Naylor Love Auckland project manager Grant Snell.

“Value management procurement formed an important part of the overall approach,” says Snell. “Looking at the scope of the project and what could possibly be removed or changed while still allowing for full functionality to fulfill the client’s vision.” In fact Naylor Love undertook several value management exercises as the project progressed in order to ascertain which aspects of the build could be achieved and when, dependent on where funding was at. “Before the project commenced we managed to reduce scope to save money but also to future proof the design and construction to allow for aspects of the design

to be retrofitted at a later date as funding was gained,” explains Snell. “Revenue gaining aspects were also important and so a convention facility was added allowing the Muriwai Surf Lifesaving Club to add value and return on investment.” The club was designed by Jasmax, another key sponsor of the project. The design was based on a detailed functional specification developed by the club in consultation with several local community groups and users of the existing facilities. The new club comprises a surf lifesaving club operations base, members’ clubhouse and a multipurpose community and education facility.

The design incorporates a state-of-the-art lifeguard operations wing, enlarged storage capacity to allow the club to bring all its assets onto one site, a club lounge and several outdoor social areas. A purpose-designed emergency medical station is shared with the local First Response group. A dedicated classroom/teaching facility supports school and educational groups undertaking field trips to Muriwai. This space has the flexibility to double as an additional meeting and function area. Bunkroom-style accommodation for 40 people is available for club members, schools and visiting groups.

Designed by Jasmax, the Muriwai Surf Club complex incorporates a state-of-the-art lifeguard operations wing, club lounge and several outdoor social areas. A community lounge can cater for 120 people seated dining-style or over 200 in a theatre-style configuration. Widespan retractable doors and indoor/ outdoor flow can see this space expand to accommodate over 300 people for large functions. The main kitchen supports functions and residential groups, while kitchenettes in the lifesaving wing and in the club lounge allow the main community lounge and kitchen to be used without compromising surf club activities. Careful attention to layout means that the facility is able to be used by several groups concurrently without spatial conflict. Smaller meeting rooms, storage and display/trophy areas have been provided for local sports and community groups.

The overall project cost inclusive of site acquisition, design development and consultation, construction, vehicle access and utilities reticulation was around $5.5 million. The project was started in May 2011 and completed by February 2013 – a month ahead of schedule. Snell says the project demonstrates the ability of Naylor Love to work closely with clients and stakeholders to identify key requirements then work collaboratively towards achieving these goals. “We adopted an approach of openness and tabled any issues to resolve. “The clients were very involved in the whole process, which was very welcome. “A large proportion of our work at Naylor Love is from return clients, which reflects our collaborative approach.”

Distinctive street restored to former glory Jo Bailey New Regent Street was one of Edward Leeson’s regular haunts before the earthquakes. Now it has even more meaning for the Naylor Love project manager, after he was charged with leading its rebuild and strengthening works. “It’s great to have played a part in bringing New Regent Street back to near-new condition,” says Leeson. “To know we’ve done it and to see the smiles on the faces of the building owners, shop owners and public is really satisfying.” Leeson is proud of the efforts of the Naylor Love team and its group of subcontractors who all “bent over backwards” to get the distinctive street - with its Spanish Mission architecture and pastel colour scheme - open for business again. “There was also a great push from CERA, RCP the Project Managers and some really good people from the Christchurch City Council who worked hard to coordinate all the different parties involved in the project. “I take my hat off to them. Their job made mine look easy,” says the amiable Irishman. Collaboration was a key to the successful delivery of the complex and challenging project, which encompassed 30 buildings, 22 owners, five insurance companies and four loss adjustors. “I think everyone realised early on they’d have to compromise - and there would be no room for maverick people in this project. “The owners had to sacrifice some of the individuality of their buildings while the

Unique tile look reinstated Christchurch firm Ambience Tiling has played a significant role in restoring New Regent Street’s historic character. For two months, the company painstakingly restored and relaid the original hand-painted exterior tiles that were able to be salvaged from the Spanish-Mission style shop fronts following the earthquakes. It also laid around 10,500 replacement tiles, ordered from China to replace the remainder of the damaged or broken originals. Janet Turner, who owns Ambience Tiling with husband John, says it was a “very special project” for the company. “We were delighted to be chosen by Naylor Love to work on this unique restoration project. Our team completed the work with a real sense of pride, knowing we were helping to return something important to the central city.” She says the reproduction decorative tiles were good copies of the originals made by English ceramics company Mintons. “It would be impossible to recreate them perfectly as the originals had been hand painted. You have to look quite closely to see the difference. Most of the original tiles have been laid on pillars between the shops, with the new tiles on the shop fronts.” A team of tilers from Ambience Tiling started the two-month project in January. Later, one of company’s senior and most experienced tilers Iain Taylor, was the sole tiler dedicated to finishing the job.

“Iain takes a lot of pride in his work and he and the team did a fantastic job,” she says. Ambience Tiling is a member of the Canterbury Registered Master Plasterers and Tilers Association. The company’s main services are tile supply and installation, waterproofing and EQC repairs. It works with a range of specialist tile products including porcelain, ceramic, mosaic, travertine, bluestone, terracotta, marble and granite. John and Janet Turner took over Ambience Tiling in April 2012 after both working in the business for a couple of years. They arrived in New Zealand from the UK six years ago, where John, a trade qualified tiler, had spent over 30 years working on commercial and domestic projects. The company’s 12-strong team is currently working on several “high end” residential properties; a smaller amount of EQR work; and several commercial projects. These include the Kilmore Street Medical Centre, Addington Raceway Events Centre, Chateau on the Park Hotel, Coffee Culture at Christchurch Airport; CPIT, an office development in Wrights Road and the Norwest commercial building in Victoria Street. Janet Turner says the New Regent Street project will always have a special place in the company’s portfolio. “Normally tiling work of that decorative nature is not on the outside of a building, which alongside the historical importance of New Regent Street, makes this project very unique.”

Street restored to fomer glory • From page 6 “There was very little construction work in the city at that time, so the firm that built New Regent Street had all their better workers and foreman on the job,” says Leeson. “The buildings were almost perfectly built, with substantial concrete framing and reinforced concrete behind the facades which held together during the quakes.” The Naylor Love team started the rebuild and strengthening works in October 2012 and finished the project in late February. Leeson says the project presented a few “surprises” mostly stemming from the various renovations that had been undertaken on the individual buildings over time. “The buildings may look identical from the outside but they had their own unique problems behind the facades.

“However there was nothing we couldn’t cope with.” Coordinating the large group of subcontractors and the “wants, needs and desires” of all the different building owners and insurance companies was the other major challenge of the project, he says. “Eventually we found a common way of doing things and everyone was happy to follow in behind.” Seven of New Regent Street’s boutique shops opened their doors to the public in late April, with a further three opened by the end of May. These include a whisky bar, gourmet fudge and cookie store, jeweller, cafe, hair salon, and beauty salon. Leeson is now project manager of the repair and upgrade of the Isaac Theatre Royal, another important heritage project.

The redevelopment and extension of the Central Sterile Supply Distribution (CSSD) at Mercy Hospital in Dunedin has presented several logistical challenges for the Naylor Love team. Project manager Peter MacNab says the project had to be carefully managed to juggle the works around a fully working hospital. “Surgeons certainly don’t want jack hammers working right next door when they’re trying to perform an operation.” The CSSD is a critical area of the hospital that receives, stores, cleans, sterilises and distributes supplies and equipment. It is located next to the hospital’s operating theatres. The project required the old CSSD area to be completely demolished and rebuilt over a larger footprint. “Our demolition crew took over the site at 3pm on December 23, 2012 just as the last

patient was being wheeled out of the operating theatre for the year,” says MacNab. “We then went through an intense few weeks to get the old building down and part of the new building constructed and sterile so the hospital could start operations again on January 28.” MacNab says the remainder of the project was also carefully sequenced to lessen the impact on the hospital. “A lot of time went into logistics to ensure the project ran smoothly, and didn’t impact on the hospital staff or get in the way of their procedures. Working it out is like a big chess game.” As main contractors, Naylor Love has been involved with the project from the earliest design process, through its sequencing, logistics and budgeting stages, and into the construction phase, when it has coordinated a host of sub-trades. Around 265 people have worked on-site over the course of the project.

WINTER2013 l Naylor Love Dunedin “We have around 40 on-site now with the job in its final stages, but had up to 60 at its height.” MacNab says the unique, longstanding relationship between Naylor Love and the Mercy Hospital is a key factor in the successful delivery of the project, which is on track to meet its June deadline. “The Mercy people are great to work with and over time we have built a deep understanding of their needs and requirements.” The relationship goes back almost 45 years to 1969, when W H Naylor Ltd built the original 66-bed hospital on the present site for Mater Misericordiae Hospital after it outgrew its old location. Since then, Naylor Love has carried out most of the hospital’s significant capital projects. In recent years these have included the award-winning $8.2 million addition of a new day surgery unit, enhanced theatre suite, and increase in single suites; the $1.4m four-storey concrete and steel structure carpark; and the 2012 fast-track redevelopment of Mercy Care East, a former accommodation block that was transformed into the Skin Surgery Centre and Southern Cardiothoracic Institute. The CSSD redevelopment is Stage 1 of a further six-year $35m upgrade programme at Mercy Hospital. Naylor Love is due to begin Stage 2 works shortly - the refit of several clinic areas at the hospital, which should be completed by January 2014. “We continue to focus on doing a good job and will hopefully see the hospital’s redevelopment programme through all its stages,” says MacNab. “We value the longstanding relationship we have with Mercy Hospital. The projects are always technical and quite challenging but that is what makes them interesting.”

Hospitality schools served up in style Jo Bailey The transformation of an old cinema complex into hospitality schools for WelTec and Le Cordon Bleu resulted in a gold award for Naylor Love in the Education category at the New Zealand Commercial Project Awards. “We are truly proud of this project, so to have it put under the microscope and achieve this sort of recognition meant a lot to the boys,” says Naylor Love Wellington project manager Stewart Peck. He was involved with the project through the entire fit-out works and second-half of the base build works that consisted of the gutting and transformation of the original 1980s building, including the addition of a new floor. The finished Le Cordon Bleu Institute and WelTec School of Hospitality includes seven teaching kitchens, a restaurant, lecture theatre, food preparation areas and may other back-ofhouse and student facilities. Peck says it was an accomplishment to meet the completion deadline of July last year for the complex project. “The building fronted three busy central city Wellington Streets, and covered 100 percent of the site which made access difficult, particularly when we were working on the big structural elements.” The project threw up an unexpected early setback when the construction team started to work on the foundations for the base build structure, he says. “We came across a lot of other foundations from buildings we didn’t know had even existed. This put us on the back foot straight away and added to the programming fun.”

Naylor Love received a gold award in the education category at the New Zealand Commercial Project Awards for the WelTec and Le Cordon Bleu project. Peck says although different teams completed the main structural works and building fit-out, they were closely aligned, with their work scheduled under one programme. “Once the main envelope floors and walls were completed on each level, the fit-out teams would follow behind. “There was also a lot of coordination required around services, including pipe runs, duct runs, water and gas.” He says the complexities of the build brought the wider project team close together, including the clients; their own “diverse’ teams of architects and consultants; the construction team and sub-trades. “Each of the two clients had some quite different requirements in terms of their services and fit-out, which made a high level of communication and coordination critical to the success of the project. “The challenge came from understanding

what the stakeholders actually wanted, then communicating this to the team of 100 or more people who were bringing the project to life.” The hospitality school project was also a “public relations exercise” given the building was bounded by apartment blocks on three sides. “We were constantly communicating with the residents to ensure we minimised disruption to them as much as possible.” Peck says the delivery of the project on time, and the subsequent awards recognition are his personal highlights of the project. “To hit those dates is pretty important to our team. It was also rewarding to have the quality of the project measured in a very public arena. “I’m extremely proud of the efforts of the Naylor Love Wellington team that worked collaboratively through all levels of the project to deliver a fantastic result for our clients.”

Joinery firm delivers The Le Cordon Bleu Institute and WelTec School of Hospitality project was both “challenging and rewarding” for Townshends’ team of craftsmen joiners, says managing director Denise McLean. “The logistics to produce some of the joinery features within the building were quite incredible, including a 40 metre timber veneer wall that encompassed the student lockers, and a 40 metre PSP acrylic light feature wall. Both had to be made and installed to the tiniest margin of error.” She says there was only about aonemillimetre to spare when it came to suspending the lighting wall off industrial uni-strut steel components to fit a specific area in the building. “It was one of the most intricate parts of the job but looked great in the end.” Other features made by the Palmerston North based company for the Wellington hospitality school include cabinetry in its teaching kitchens, a curved timber veneer reception counter with matching bulkheads, curved display units and joinery in the lecture theatre. Just getting the often vulnerable joinery materials onto the Manners Street site was a challenge in itself, given the building was bounded by three busy central city streets. Denise says her team has enjoyed the opportunity to revisit the now fully operational hospitality school which is already a gold medal winner at the New Zealand Commercial Project Awards.

“It was great for the team to see their work installed and in use, as this is not always true of other commercial or residential projects we work on.” Denise has owned Townshends outright since 2004, but has been an investor since 1989 and manager since 1995. The awardwinning company specialises in custommade solid timber joinery for residential and commercial projects covering a wide geographical area in the lower and central North Island. Its team of qualified tradesmen takes products from drawings to completion - with no assembly lines, she says. “Our team’s strong personal interest and input into their work is our main point of difference. We operate a completely modern factory but have old fashioned values when it comes to the level of craftsmanship and pride in what we produce.” Townshends produces everything from laundry cabinets, stairs, doors and windows, to kitchens ranging from simple to high-end architectural designs. One of its more high profile projects was the production of stunning Ebony veneer joinery for the cafeteria area at Greenmeadows New World supermarket in Napier. “This project probably highlights our capabilities more than any other, as the curved cabinetry and service area incorporated a range of other mediums including timber veneer, glass, stone and stainless steel. Like the hospitality school job in Wellington, it was another extremely satisfying and rewarding project.”

The Kawarau Zipride adds another dimension to AJ Hackett’s Queenstown operations. This involved getting piling rigs and excavators to the bottom of the gorge where steelwork and steel sections were “vibrated” into the ground. The bottom platform was then constructed on top of the imbedded steel foundations, with a significant amount of the concrete

required for these works flown in by helicopter. Naylor Love also constructed the ride’s top tower located by the visitor’s centre, where the riders depart. Barter says sequencing of the project was vital, given the need to ensure the adjacent

Naylor Love played a key role in the development and construction of the Kawarau Zipride, the latest attraction at A J Hackett Bungy’s famous Kawarau Bridge site. The ride, similar to a seated flying fox, comprises three zip lines that descend 130 metres from the bungy viewing platform. The lines hold solo or tandem riders reaching speeds up to 60 kph. When the riders reach the end of the line, they are rotated 180 degrees to face uphill for the more leisurely ride back to the launch platform. Project manager and QS, Damian Barter and site foreman Matt Spooner led the team from Naylor Love Central Otago on this unique project. “We first got involved in 2011, when we worked closely with A J Hackett Bungy’s management team on the front end design and development of the ride,” says Damian Barter. Before construction got underway on the structure surrounding the attraction, Naylor Love completed some internal alteration works at the Bungy Centre site as part of the adventure tourism company’s latest $2.2 million investment in its Kawarau operation. This included expanding the centre’s cafe and refreshing its photo and video retail area. “It was 12 months before we started building the actual Zipride, which wasn’t a massive job in terms of direct carpentry works. The biggest challenge was building the bottom station on the side of the gorge where the cables are anchored,” says Barter.

bungy operation remained open throughout construction of the Zipride. “This created a few challenges. With no down time we were constantly working around the public. We had to close the track up the side of the gorge normally used by the bungy jumpers to get back to the top after their jump - diverting them to a temporary walkway around our work site instead.” The project also required a significant amount of coordination of sub-contractors and other trades, he says. The Zipride is now open and provides a thrilling although slightly less intense experience than the adrenalin-pumping bungy. It is a great complement to the four Bungy jumps, two Swings and Bridge Climb attractions already available at the A J Hackett Bungy’s four operations in New Zealand. The Zipride project is the first of its type to be undertaken by Naylor Love, although the company is no stranger to working on the historic Kawarau Gorge suspension bridge, which was completed in 1880. Over a century later, Naylor Love repaired and restored the bridge to give it a “new lease of life” before it became the site of the world’s first commercial bungy jump started by A J Hackett in the late 1980s. Barter says it is “satisfying” to be involved in the latest development at the site. “The Zipride is a unique project that presented an interesting technical challenge, and is great to have on our portfolio. With Queenstown being the adventure capital of New Zealand we look forward to taking on more projects like this in the future.”
