Home automation brings freedom Automation Associates Home automation, integrated building technology or smart homes are umbrella terms for residential or commercial premises that mean different things depending on your budget. They loosely describe a combination of multi-room audio and visual, lighting control via a touch screen (or mobile device), structured cabling for phone and computer network flexibility, security (including alarms and cameras) and access control for remote vehicle and pedestrian gate release or proximity readers, and whole building control in commercial premises. In a non-automated home, you might use a remote to open the garage door and then another to unset the alarm. Then you find yourself feeling around, in the dark, for the light switches in the garage, hall, kitchen and lounge. Now, because the lights are on, you must close the blinds. You drop your bags and settle down on the couch to watch the news. You realise you don’t have the remote for the TV so have to find that, and then adjust the lighting level for watching TV. An automated, or smart home, does all this for you. Home automation allows one button press to simply unset the alarm, illuminate a path of light to the kitchen

and turn the TV onto your favourite channel. The beauty being that these scenarios are customisable to your family’s lifestyle - and similar scenarios exist within commercial premises. Where you might have had a building administrator booking rooms, setting up AV equipment and allocating resources, this can now all be managed by a central automated building control system. These clever systems not only go into presentation mode in preparation for room occupancy, but for any reason the meeting doesn’t go ahead, they will sense that no-one is in the room and shut off the systems again, conserving power. And that’s only the tip of the iceberg when it comes to making your commercial space work for you. Brendon Reid, director of Automation Associates, says “It’s said that 70 per cent of the energy used in the US goes into buildings and 50 per cent of that is wasted. “Good automation systems should not only be reliable and simple to use, but should also give you good control over your energy management thereby creating savings.” For the technically wary, these systems can seem daunting, however industry association CEDIA (the Custom Electronic Design & Installation Association) can be a good place to start. This international

Smart home not a reality quite yet Gary Morrison The first discussion on smart homes goes back to the 1970’s with the development of a “kitchen brain” (effectively to store recipes) and an internet connected fridge that ordered milk when supplies ran low. Until the last decade, most of the products developed failed to gain any significant uptake and seemed like cumbersome technological solutions in search of a problem. That has changed in recent years. There has been a flood of cheap web-enabled sensors connected to ubiquitous highspeed home networks that have introduced internet enabled thermostats, lights, door locks, doorbells, garage door openers, cameras, entertainment systems and home fittings. Certainly, the market for smart home devices is growing and has attracted a number of new entrants however some caution is required both by service suppliers and residential customers. Whilst the market is growing, there are few products that have gained mass adoption and for many consumers, the technology remains expensive and hard to install, and it’s value is still not always clear. There are no statistics available to support the uptake of smart home automation in New Zealand but American statistics show that a mere 5 percent of US households have a smart home device and the forecasts are that this will grow to 16% over the next five years. It is also interesting

to note that recent US surveys show that close to 50% of home owners are interested in adopting smart technology but over 60% are confused by the variety of products on the market and how they work. The understanding of the technology available and the lack of interface between devices that necessitate the use of a collection of mobile applications are still major hurdles that suppliers need to overcome. It also has to be appreciated that whilst the devices are becoming cheaper, they are still relatively complex. Those looking

to install smart home devices are advised to utilise licensed security companies and ideally those who are members of the New Zealand Security Association (NZSA). Legislation requires that all companies and individuals providing security services (including home automation) are licensed and as part of this process undergo rigorous background checks. This provides protection to the consumer that those they are contracting are fit and proper to provide the service. The “smart home” is not a reality yet but it isn’t far away. What we do have now is

“connected homes” and as the capability of devices to work together seamlessly improves and consumer knowledge and demand grows, we will see fully smart homes in the very near future. Will smart homes become readily adopted? It looks very probable!

10,000 KIWIS IN CONSTRUCTION APPRENTICESHIPS A record number of Kiwis are deciding a career in the trades is the best way to build their future, with more New Zealanders in trade apprenticeships than ever before. For the first time in the organisation’s history, the Building and Construction Industry Training Organisation (BCITO) now has 10,000 apprentices actively working towards qualifications in the building and construction industry. BCITO Chief Executive Warwick Quinn says this is an extremely important milestone. “This is the first time we have ever had this many apprentices in training at one time. But we need even more if we want to meet the current and future building boom” he says. “As per recent Government announcements predicting an additional 50,000 construction jobs by 2021, we are expecting big growth in demand for skilled tradespeople. However, on top of new jobs, our construction industry has an aging population. When we add new jobs to replacement jobs, the total is quite astounding. “Yes, we have 10,000 apprentices, and BCITO is signing up around 3,000-4,000 new apprentices each year. Unfortunately this doesn’t come close to supplying the number of skilled people industry actually needs by 2021.

“Given the fierce demand for apprentices, the time is certainly ripe for a career in construction” Quinn says. Scott Fisher is the 10,000th apprentice to sign up with BCITO. Scott works at A J Saville Builders in Queenstown and believes becoming a carpentry apprentice has been a great way to formalise his skills and to cement his job prospects in the future. “As an apprentice, I get the chance to put my skills to work. There are many opportunities to develop a great career. New Zealand has a very reputable construction industry and it’s fantastic to be a part of it!” he says. BCITO has organised a range of nation-wide promotions in recent months to attempt to bolster supply of apprentices. These have included the Not Your Average Shed campaign, their annual Big Construction Tour and the Build-Ability challenge which is currently underway at secondary schools across New Zealand. BCITO is the largest provider of construction trade apprenticeships in New Zealand. It is appointed by the Government to develop and implement industry qualifications for the building and construction sector. Hamilton-based CBD Developments is working on a high-end apartment block in Anglesea Street in Hamilton. The project is due for completition in July, 2017.

Focused on rejuvenating Hamilton’s CBD Richard Loader Chris and Ben Dinan, owners of Hamiltonbased CBD Developments, are focused on rejuvenating Hamilton’s inner city. The brothers are determined to give the city’s vibrancy a boost by delivering inner city living spaces that are exciting and different. Their passion for making a mark in Hamilton’s inner city stems from their grandfather who built bridges and railways in the early days. “There’s sort of a legacy to be building in Hamilton a couple of generations later and leaving a mark like he’s done,” says Chris. Collectively, Chris and Ben bring 40 years building trade experience working around the world to the significant projects that they are now undertaking in Hamilton. “We worked for large overseas companies as project and construction managers,” says Chris. “Our projects ranged from working on Heathrow’s Terminal 5 to completely gutting and redoing the BeeGees mansion in London.” Returning from the UK, Chris was site

manager and foreman on Sir and Lady Gallagher’s seven-level French-style chateau in suburban Hamilton. Adding to Ben’s impressive credentials is his role as project manager on the NZ$1 billion 72-story tower in central London. “Our experience ranges from heavy commercial to fit-out status—building high-level buildings and constructions. We know how to programme, schedule and build these things,” says Chris. CBD Developments was formed 12 months ago; an amalgamation of the individual companies owned by Chris and Ben. Since then they have completed two apartment blocks, including the highly desirable inner city Vialou Street complex. The apartments are in close proximity to Waikato Stadium, Founders Theatre and all the café’s, bars and restaurants. They have a real European flavor to them that suits professional and inner city workers. “It’s a great concept. The residents can walk out of their apartment in the morning, pick up a coffee on the ground floor café, and then walk to work. They have the weekends free to enjoy all that the city has to offer or jump in their cars and escape,” says Chris.

CBD’s next big development is the high-end Anglesea Street apartment block that will also include commercial space below that CBD Developments will occupy. That project is due for completion July, 2017. While similar to the Vialou Street apartments, it will use a German XpresClad system. The outside of the cladding will be unique, using a mixture of different shaped panels and multicoloured patterns. There will also be a lighting tower on the roof, reflecting multicoloured lighting at nighttime. “With the different types of materials

that are available to day we like finding ways of mixing them up and using them together. Making things different, more futuristic and modern within the CBD,” says Chris. ‘ As affirmation of the passion that Chris and Ben have for their inner city property developments, they have been nominated for this year’s prestigious Property Council NZ Urban Design award. Chris is also in the Young Achiever of the Year category for his work on the Vialou Street building. “We are here, and we are here to stay,” says Chris.

The right advice & the right roofing solution • From page 9 The company directly employs 16 staff, including project managers and a quantity surveyor, but also contracts an additional 30 roofing installers to cope with its significant workload, often involving largescale projects. Two of CS Roofing’s installers are women, apparently something of a rarity in the industry, while Jenny Maxwell was recently appointed to the board of the Roofing Association of New Zealand as one of its first woman executive members. Jenny Maxwell says although the Christchurch rebuild has had a positive impact on the business, the bulk if its work is 70% commercial projects which are not related to the rebuild. Among the large commercial jobs CS Roofing Canterbury is presently involved in as a sub-contractor are the construction of Aranui Community Campus for Hawkins Construction installing Kingspan insulated panels and a $13 million expansion of The Warehouse distribution centre in Rolleston for Naylor Love. In the residential market, the company continues its focus on its ability to deliver quality installations for high-end architecturally designed houses where Calder Stewart products such as Heritage Tray and Euro-Tray are a popular option. “It does give that European style. People are using a lot of it in wall cladding now and architects are pretty hot on it,” Jenny Maxwell says. Euro Tray allows great flexibility in design; shapes can vary from a standard parallel tray to a conical tray, with straight or curved sheets. Based on the seamless look of EuroTray, Heritage Tray requires no additional plywood substrate to install, reducing overall costs. Another product finding favour is Solar Rib which allows for photo-voltaic (PV) panels to be inserted at any time. “We’ve just completed, this year, our first one and the client’s are absolutely stoked.” While some of the clients chose not to install the PV panels straight away because of the extra cost, their house will likely be “off the grid” if and when this happens. Jenny Maxwell stresses that when it comes to an aspect of building as critical as roofing and cladding, cheapest is not always best. Tight time frame no problem for Cape Kelly Deeks A large public changing room facility and a spa pool replacement project, both with a high degree of difficulty, may have taken Cape outside of its comfort zone, but its successful completion confirmed the capabilities of the company’s experienced team. While Cape was rebuilding the changing rooms, building a new spa pool, and upgrading the associated services of each for Glenfield Pool and Leisure Centre, a range of other major upgrades were also happening at the community facility, including a new boiler room, HVAC upgrade and swimming pool maintenance. Cape was given a tight time frame of eight weeks to complete its work. “We tried to get more time up front, but this was simply not possible,” says Cape project manager James Cosslett. “There was a mass of pressure and we knew it would be a push, so we used a lot of overlap in our methodology to keep momentum on the job.” Glenfield Pool and Leisure Centre had previously run two small, domestic, fibreglass spa pools which were very inefficient in terms of power and chemical usage. These were removed to create more public space around the main pool and a new concrete spa pool was built off to one corner of the facility. In the plant room, Cape removed the existing equipment for the spa pool before setting about installing the new spa pool’s plant. This included a Malaysian-made filtration system and computerised chemical dosing system, all connected to a management system which regulates the water temperature in the pool and turns the blowers on and off.

Tight time frame no problem for Cape • From page 11 Working around other contractors in the plant room who were installing the centre’s new air handling unit, Cape installed structural steel to support the weight of the new spa on the concrete slab. Once this was in place, work on constructing the new spa pool could begin. This involved creating and installing curved templated form work before laying the steel reinforcing into which the necessary pipe work was installed. A concrete pump was brought in to pump concrete from across the car park, through the building, and to the spa pool frame to form the pool. The pool was constructed in three separate pours. Into the public changing rooms with bathrooms, and as the demolition in each area was finished, Cape moved in straight after to get construction underway. The original changing room walls were rotten so the project’s architects and engineers devised a plan to install a concrete nib at the bottom of each wall, with timber framing built on top of the nib to preserve the durability in these wet areas. New plumbing and drainage layouts were required for the changing rooms, and for this Cape had to invest in confined space training for the team working in a limited space area below the changing room floor.

Installing a new spa pool at the Glenfield Pool and Leisure Centre was part of the project for Cape.

This was all part of the eight week time frame. James says the project’s successful completion on time was due to the knowledge and experience in Cape’s team. “It was a huge privilege to be able to put this together for Auckland Council

and the community,” he says. “To pull it off and see it successfully working is a real sense of achievement for our team.” The Cape team has been involved with construction and fit outs projects for the past 11 years, and the company has recently started a maintenance

programme to service the ongoing needs of the client base it has already built up. “Instead of pulling someone off a $1 million job to go and put up a whiteboard, we’ve now got a dedicated maintenance team to ensure we keep servicing the people who have looked after us over the past 11 years.”

Progressive Enterprises’ new flagship Countdown supermarket was officially opened in June by Member of Parliament for Auckland Central Hon Nikki Kaye after construction started in August 2014. Among a mix of shops, offices and apartments, the new Countdown just off Ponsonby Rd was something entirely different for the company. It was the first retailer to open in the $120 million Vinegar Lane and Cider development, with the wider retail development expected to be completed in the coming months. Stainless Kitchens Pacific Ltd managing director Tim Crabtree says the company was delighted to be involved in such a high-profile project, which demanded the highest standards of function and finish for the stainless steel benching and metalwork items it supplied as a subcontractor to Ebert Construction. “We supplied all of the stainless steel benching, wall lining and metal protection,” Tim Crabtree says. A high-quality finish for the large deli section display, fully visible to customers and highlighted prominently by contemporary black subway tiles, was required at the heart of the store. Stainless Kitchens Pacific Ltd sales manager Tina Kapp-Kailea says the Countdown project has been one of the more challenging builds for all involved, being constructed on a busy street in

popular Ponsonby. “It was great to work with the team at Ebert Construction again on this project. Construction was undertaken by Triple Star’s construction division, Edge Construction. Wellington architect Tennant and Brown won the Designers Institute Best Awards Best Spacial Design award for their part in the project. Aro Ha’s architecture blends into the surrounding area and combines a variety of unique spaces for relaxation, yoga and exercise. The retreat sits on the edge of Wyuna Preserve in a rural environment on eight hectares at the head of Lake Wakatipu and has quickly developed a reputation as one of the world’s finest. The retreat has received many international awards and accolades; Conde Nast Traveller reader’s have named Aro Ha number eight in the top 100 hotels and resorts in the world and the only Australasian resort in the top ten. Triple Star managing director Peter Campbell says because of its uniqueness and completely bespoke design specifications, construction presented many challenges. The infrastructure alone cost $6 million. While the retreat is connected to the main electrical grid, it normally functions independently in an off-grid mode. Power is sourced from a 55 kW micro hydro scheme and photovoltaic solar panels which produce 60 kilowatts, backed up to a lithium-ion battery bank. The retreat is also self-sufficient for fresh water, waste water, and even food. “We also built greenhouses and inground food stores and citrus shelters; everything in order to generate food and to generate energy,” Peter Campbell says. Heating is provided by a site-wide in-floor heating scheme fuelled by a log burner which, with a capacity of a cubic metre of firewood, is the largest of its kind in New Zealand, he says. As well as heating the overall complex, which comprises more than 3500sqm of buildings, it also provides heating for its spa building, saunas and hot pools. “It was a big project for our company and it was a big project for the area. We engaged over 100 different sub-contractors and suppliers.”

“It’s highly architectural, very high-end in in the sense that guests are paying $1000 a night, $5000 for a five night experience.” The retreat’s exterior cladding is reverse board and batten cedar and locally sourced schist which was extracted from the site. Reflected in the bespoke specifications are also its windows which are of a highly insulated European timber design with special seals and opening mechanisms which contribute to the super-insulated

building envelope. The overall infrastructure and design means Aro Ha produces 10% more electricity annually than it consumes. Energy usage and generation along with water usage, plus data from a weather station, is measured by a computerised building management system and displayed in every room. Peter Campbell believes Aro Ha design and infrastructure is unique in New Zealand

possibly a first in any resort in the world. Blanket Bay lodge, also near Glenorchy, is another internationally renowed resort built by Edge Construction. While these and other projects prove Triple Star Management’s ability to successfully complete large, complex highquality developments, Peter Campbell is not prepared to rest on his laurels, quoting the maxim “you’re only as good as your last job”.

After modest initial beginnings in the wake of the global financial crisis, the past two years have been hectic, Landmark Homes Waikato franchise owner Will Quigley says. The business was recently named Landmark’s 2016 Supreme Award Winner and Franchise of the Year. The franchise, which is co-owned by Will Quigley and his business partner/ project manager Nigel Watson, presently has about 18 houses in various stages of

construction. To keep up with the huge workload, apart from Will, the franchise has a total of three project managers, a quantity surveyor, two sales people and an administrator. “It’s pumping, there’s plenty of work and we are definitely getting a flowthrough effect from the Auckland market, no doubt about that; people are coming down here to live. There’s still a shortage of sections,” Will Quigley says. For the Waikato franchise, the section shortage is mitigated to a degree by the

Worms, oxygen, behind power-free sewage system Waterflow NZ Ltd.’s best workers are unpaid, never need a holiday and have probably been in existence since the dawn of time. These biological workers happily toil away in the company’s NaturalFlow sustainable and odourless waste-water and sewage treatment systems, developed for both domestic and commercial use. Waterflow NZ director Dean Hoyle, of Maungaturoto, Northland, explains how the power-free system works, with the help of worms and natural aerobic processes. “It’s a waste-water treatment system that uses completely natural aeration processes and natural medias that exist in the environment, instead of pumps and mechanical aerators like conventional powered systems commonly known as AWTS [aerated water treatment systems],” Dean Hoyle says. NaturalFlow consists of ventilated modular chambers incorporating the Wormorator module which is an enclosed eco-system that simulates the decomposition processes of forest floors. NaturalFlow uses two or three in-ground modules, depending on the level of treatment required. The natural media used consists of the likes of bark, peat and lime, with composting worms also being introduced when the system is installed; during the treatment process solid waste is converted to valuable liquid fertiliser. “The end product is a resource that is fed back into the soil the same way the eco-systems of the forest floor turn rotting matter into rich, fertile substances. We’ve installed over 800 systems throughout New Zealand and demand is increasing.”

In researching the system, Waterflow NZ came to the conclusion that, moving up the chain of life-forms capable of digesting solid matter from human wastes, vermiculture and biological processes offer the best means of low-tech treatment for solid waste. “I guess in one sense, the technology we are using would be the oldest technology on earth.” Keys to NaturalFlow are the introduction of oxygen through passive ventilation and the vermiculture processes, making the system aerobic rather than anaerobic, which also assists in the complete breakdown of waste. It has been shown through extensive trialing that the NaturalFlow process reduces solids by up to 95 percent, which is claimed to be unmatched by other systems such as septic tanks and AWTS systems. NaturalFlow meets the New Zealand Building Code regulations G13 and G14, as well as AS/NZS 1547:2012 standards for on-site domestic wastewater management and is accepted by local authorities at advanced primary and secondary treatment levels. Dean says gaining official approval for the system was “quite a journey” requiring education and detailed information to be provided to local authorities because NaturalFlow does not fit in to traditional pigeon-holes, but consenting agencies are quickly understanding and seeing the benefits that come from using the all-natural approach to disposing of waste. Because NaturalFlow uses entirely natural processes, it requires 75% less maintenance than most other systems and operates without monitoring or the need to empty sludge.

Accurate Cutting Ltd takes technological leap Accurate Cutting Ltd Dunedin have taken a technological leap forward with the recent purchase of a Swedish manufactured remotecontrolled Brokk 160 demolition robot. Accurate Cutting Ltd owner Richard Buckby says health and safety was a major driver in adding the robot to the company’s extensive arsenal of equipment. “This is the first of its type in New Zealand,” Richard Buckby says. The robot removes the potential danger from demolition work by allowing control from a safe distance. Because the 1600 kilogram robot is electrically powered, it also eliminates petrol fumes and other health and safety risks inherent in demolition work, including dust hazards and lifting injuries. The robot is powered by a 18.5 kilowatt motor that can drive a variety of attachments, which presently include a crusher and jack hammer, from a hydraulic arm which has a reach of about 4.5 metres. It can easily be used in areas which may not be suitable for staff to work in, or where considerable additional safety measures would be required. “The human element’s taken out. The work that we do now, we are doing smarter with less health and safety risk.” “This machine can extract a 300kg [concrete] block with one attachment or it can crush material to the ground. It’s noiseless and fumeless.” As well as significantly reducing health and safety risks, the robot is creating efficiencies; an example is a job which would previously have taken four workers five hours, Richard Buckby completed himself in under two

hours. Certification to operate the Brokk 160 requires a four-day training programme. The addition of the Brokk 160 continues Accurate Cutting’s investment in the most advanced cutting, grinding, polishing, drilling and X-raying technology and equipment that is presently available within the South Island. “We drill holes up to 3.6 metres round. That’s the only type of machine of its kind in New Zealand and we’ve got an X-ray machine for scanning reinforcing bar in concrete. That’s very specialised and the only one available in Dunedin.” This level of technology is matched by Accurate Cutting’s commitment to its staff of 12 who are highly skilled in operating the variety of equipment. “Our staff are all extensively trained. This industry is now a trade, so we offer an apprenticeship to any new staff through BCITO. That allows them to gain a proper qualification in this industry. Hardcase Construction of Wanaka, owned by Wayne and Abi Casey, is in the thick of the Central Otago building boom. Abi Casey has the all-important support role in the business of administration, accounts, quoting, contacts and health and safety, and with two young children aged five and seven, she is kept very busy. As price pressure has come on sections in or close to Wanaka, nearby satellite towns such as Albert Town are a popular and more affordable option for families, she says. “Now with town growing and more building, services and sub-trades workers need to have somewhere to live and provide for their family’s future” Abi Casey says. A Finch St Albert Town house built by Hardcase Construction, completed in April, showcased the company’s designing and building ability. “We set ourselves a brief of building an efficient, robust and affordable family home.” Key in the specification of the build was to exceed the NZS 3604 building performance standard with the intention of meeting a Homestar six-star rating. Under the Homestar system, a home built to the standard NZS 3604 code achieves a three to four star rating. A six-star house must achieve higher levels of insulation, moisture control measures and water efficiency measures such as dual-flush toilets and low flow showers while including the likes of highmass materials such as concrete floors and concrete walls for passive heating. Materials such as cladding, linings, paints and sealants must have no or low likelihood of toxic emissions. The 161sqm house has polished concrete floors in the kitchen and living

Transforming client dreams into reality Richard Loader Seeing the satisfied smile on clients faces as they open the door of their dream home for the first time is what Arthur Robertson and his team are passionate about. His company, Robertson Building Canterbury Ltd, specialize in architecturally designed high-end and hill built homes that are of exceptional quality and made to stand the test of time. “We pride ourselves in the quality of workmanship. All the guys have that shared vision of quality. Even the young apprentices will go back in their own time if their workmanship doesn’t meet my high expectations,” says Robertson. Three tradesmen and three apprentices are employed full time on wages, with Robertson overseeing on site with the tool belt on. Robertson, a member of Master Builders, served his apprenticeship with an experienced Canterbury builder, completing his National Certificate of Carpentry in his 3rd year. “I had good hands-on skills coming off a farming background so picked it up easily and was running jobs in my 3rd year of apprenticeship,” says Robertson. It was during this period that he cut his teeth building architecturally designed homes and made the decision that was where his future in building lay. Encouraged by his employer who was looking to retire, Robertson made the decision to go out on his own in 2006 and has been working around Canterbury ever since. Over the last 3 years the company has built 10 architecturally designed homes each of which Robertson says has received 100% customer satisfaction. “I love the high-end builds because they’re different, challenging and there’s more detail involved. that meets the client’s specific wants and needs. My job is to transform their dream into a reality,” says Robertson. Pricing for high-end homes can be challenging when trying to balance the expectations set by architects with the client’s budget. “It’s my job to find solutions to meet client expectations.” Robertson says that he usually starts working with the client as soon as council consent comes through. However, there are times when he might get involved at the concept stage if the client wanted his early input in respect to costing. Robertson is not prepared to compromise on quality and says one of the keys is to present detailed quotes that

show customers exactly where the costs are so that there’s no surprise. The company is currently working on an 180sqm architectural build in Halswell that’s cedar and brick clad and hope to have it completed by Christmas. “The clients are stoked and can’t believe how fast we’ve been able to do the work and for the quality they demanded. We have exceeded the clients

expectations in respect to completion,” says Robertson. Quality of build, communication and timelines are key success factors that Robertson works hard to get right. “We have a reputation for doing good quality work at a good pace. We are now at a stage where clients proactively select us because of our reputation,” says Robertson.

Striving for building excellence Russell Fredric Sugrue Construction continues to stake its claim as one of New Zealand’s leading build companies with the backing of several top awards. Formed in 2005, the company is owned by Steven Sugrue who joined the building industry at age 16. A focus on quality pays dividends Russell Fredric A quality focus from day one is paying dividends for Te Aroha business Tim Whittle Builders. Owned by Tim and Kylie Whittle, the company was started nine years ago when Tim Whittle built a house for his parents after he completed his apprenticeship and returned to New Zealand from overseas. “I worked part-time for another builder while I built my parents house and picked up another house while I was doing that; it was just a ripple effect and kept on going,” Tim Whittle says. Aged 23 at the time, he concedes it was young to start a business, but not having to make a cut-and-dried decision about launching out on his own was probably a good thing in hindsight. The company now employs three

qualified builders and three apprentices, with Tim Whittle retaining a hands-on role as much as possible. He believes hiring apprentices is important. “It keeps the industry cranking, keeps new builders coming through. Even as a company its good because you train them up with a focus on quality and systems and everything for your own business as well.” He had the benefit of completing his apprenticeship with an “exceptional” builder, he says. “I was trained building many up-market houses, so right from day one I was trained the right way which flowed on to what we do. “We’ve developed our own [building] systems and quality control checks.” “The tradesmen we use are all highcalibre as well.” The company’s quality approach to building and growing reputation has not

We had the opportunity to prove ourselves and really make known what we can do.” One of those houses was an expansive 300sqm house completed August 2015 in Te Aroha. The exterior features a combination of Linea and plaster over brick veneer, complemented by composite stone columns and walls which “add that touch

of class”. “It looks really sharp.” The house is a combination of a 2.7 metre stud height in the living, kitchen and dining areas which have coved ceilings, and 2.4 metre in the bedroom and bathroom areas. The 2.7 metre stud creates a strong feeling of space, while the 2.4 metre stud gives a correct sense of scale in the hallway and bedrooms. Tim Whittle says the effect of building three high-end houses in close succession has strengthened the company’s reputation and people’s trust in his

relatively new company in a competitive market. “It’s created a good name for ourselves and that trust that I was initially wanting to achieve.” Subsequently the business is not left wanting for work; presently under construction are five 250sqm duplexes bordering the Waihou River for Te Aroha Developments at Te Aroha Landing. This work is expected to lead to the construction of a further eight duplexes for the same developer. “We’ve built a couple of projects over the last three years for them and built that

good on-going relationship and trust.” Also underway are a new house for one of his sub-contractors, Ben Collins of Ben Collins Electrical, and a complete re-clad of a weatherboard villa. The residential construction market in Te Aroha is “humming along”, but there is a scarcity of land to build on, particularly as people from places such as Hamilton, which is 45 minutes away, and Auckland are looking to more affordable places to live. “There’s definitely opportunities down here for people to buy their first house. It’s such a good lifestyle here.”

At the forefront of cladding systems Mike Olds Over the years, development and technology for external facade or cladding systems has changed. This change was driven by issues related across the construction industry including design and architecture, construction practices, product performance, trade co-ordination and workmanship. No one issue was to blame, rather a culmination of events, and practices that essentially revolutionised how we detail and construct residential buildings in New Zealand today. The issues culminated in the generic term “weathertightness”. Post 2005 it became the norm for most external claddings have a cavity and plaster facade systems were no exception. A cavity for all intents and purposes is an air gap between the back face of the cladding and the structure. Generally, a minimum 20mm space is provided between the framing and the back of the facade/cladding system. This allows for any incidental moisture to drain away inturn providing a redundancy mechanism should moisture entry occur. Without digressing too deeply into pressure equalisation and the like, many facades like ours are tested to prove compliance with the performance requirements of the New Zealand Building Code. This testing of residential external facades is completed in a weathertightness chamber: One of the tests invloves drilling holes through the finished cladding during the wet testing to ensure “not one drop of moisture crosses to the structure”. This sounds an odd test, as I am confident not everyone goes around drilling holes through critical connections in the cladding, but this testing provides confidence that if small holes occur for whatever reason then the system can cope, and perform as intended. In a world of ever changing values, there are still some things upon which you can rely. One of these is that Resene Construction Systems will continue to strive to produce the most innovative, performance-based coatings, and facade systems that it possibly can, whilst maintaining environmental awareness, benchmarked against the New Zealand building code, and international standards. I write this article to provide some clarity as to where, and in particular external plaster facade systems and external facades/claddings, are today

compared with 10 years ago. Much is stated in regard to historical construction practices which should not be compared to construction practices of the past 10 years. Resene are renowned for their paint and colour systems and now with the Resene Construction Systems division offer premium Rockcote and PSL (Plaster Systems) light and medium weight plaster facade systems, such as Integra

Daven Homes built on solid foundations Russell Fredric Daven Homes is a new name in Waikato, built upon the solid foundation of its parent company W. D. Davenport & Co Ltd. Based in Morrinsville, Daven Homes was established mid last year after Warren Davenport saw the need for a home building business with its own easily identifiable brand in a market where there are many large brand-name players. “To get more into the housing market I really had to create a homes’ company,” Warren Davenport says. Despite the well-publicised housing pressure in areas such as Hamilton, Daven Homes is “ticking along well” in Morrinsville. Christchurch firm Keystone Construction has a niche market focus of building bespoke houses which are outside of the norm.
