PLANNING AND PURCHASE • Our Watersun Consultant will discuss your requirements and present suitable designs within your budget • Prepare site plan showing how your selected home design fits onto your block • Discuss your requirements in addition to our industry-leading standard inclusions • Prepare a full estimate of costs based on your selected house design, building allotment and any additional individual requirements you may have > Select your home design and complete any alterations you may require > Select your land (if not already purchased) > Confirm Home Order and sign all documentation > Provide full copy of Land Contract (if land purchased from others) > Provide full copy of Developer Guidelines (if applicable) > Initial Deposit paid (speak to your Sales Consultant for deposit amount required) to secure current pricing and commence the building process (initial deposit is nonrefundable upon submission of your new home order to our Administraion department)

TENDER AND PLANS • A dedicated Administrator is appointed as your Customer Service Representative to support you throughout the Pre-Construction phase. A letter will be issued advising who this person will be along with all of their contact details. • Soil test, survey, title search and property information ordered (titled and subdivision complete allotments) • Site plan, floor plan, external and Internal elevations prepared (standard designs only) • Tender prepared including fixed site costs (titled allotments only) for client acceptance CLASSIC ORDERS (nil or minor change to standard design) allow 3 weeks from receipt and acceptance of all paperwork by Watersun administration. TAILORED ORDERS (significant structural change to standard design) allow 4 weeks from receipt and acceptance of all paperwork by Watersun administration. CUSTOM ORDERS allow 6 weeks from receipt and acceptance of all paperwork by Watersun administration. Note: For custom designs, internal elevations are not prepared until floor plan and external elevations are presented and accepted by client. Allow 3 weeks for internal elevations to be completed from acceptance of floor plan and external elevations
> Review tender pricing > Review tender plans > Sign acceptance of tender > Pay $1500 tender acceptance deposit > Confirm your borrowing capacity with your lender Note: If further design changes are requested (maximum 1 redraw for classic orders, 2 redraws for tailored and custom orders - further requests after this will incur a redraw fee of $1,000 per redraw) allow 2 weeks for each revised tender and plan request for classic and tailored orders, 4 weeks for custom orders. No changes allowed after tender acceptance.

COLOUR SELECTION (WITHIN 2 WEEKS OF TENDER & PLANS PHASE COMPLETE) • One of our Interior Design Consultants will contact you within 2 business days of your tender acceptance and confirmation of payment of your tender deposit to arrange your half day appointment at our Elements Showroom > Select and complete all colour selections, external, internal and electrical requirements > Review and accept colour variations > Sign colour selection Note: All design changes must be finalised in your tender with your Sales Consultant. Our Interior Design Consultants are unable to assist with any design queries or alterations at your Showroom appointment

PREPARATION FOR CONTRACT (ALLOW 2 WEEKS FOR APPROVALS) • Developer approval applied for (if required for your building allotment) • Secondary consents applied for (if required for your proposed building works ie. dispensation for report and consent, build over easement etc.) • Engineering (slab/footing) design ordered (titled allotments only) Note: Whist every effort is made to meet the 2 week timeframe for approvals, Developer and Council consents are outside the control of Watersun.

BUILDING CONTRACT (ALLOW 1 WEEK) • HIA Contracts prepared and presented to clients for acceptance > Review and sign HIA Building Contracts > Pay 5% deposit of total contract value (less initial and tender deposits previously paid) > Provide a copy of your Unconditional Finance Approval (signed mortgage documents) to your Watersun Sales Consultant or Administrator (delays in providing satisfactory finance approval and payment of 5% contract deposit will hinder the progress of your new home)

PERMITS (ALLOW 3 WEEKS) • Building Permit applied for (titled allotments only) • Untitled allotments - upon notification that land has titled, soil test, survey, property info will be ordered. On receipt your site plan & site costs will be comfirmed & engineering ordered. On completion we will continue to permit. • A copy of the building permit will be sent to you on receipt • File prepared for handover to Construction • Final construction drawings are sent to you for sign off and return to your Administrator • On receipt of your signed final construction drawings your file will now be handed over to our Construction Department Untitled allotments: > Immediately notify your Sales Consultant when your land has a. titled b. settled > Provide your Administrator or Sales Consultant with notice of settlement from your conveyancer > Ensure your building allotment has been maintained & is free of any debris, tall grass and weeds NSW clients – Most new homes built in NSW require a Development Approval application and consent from the relevant Shire/ Authority. Application and fees are included in your price, however, please be aware that this process can take up to 6 weeks and is outside of Watersun’s control.

CONSTRUCTION READY TO COMMENCE • A dedicated Customer Service Coordinator will be appointed to you to support you throughout the construction phase and will be your main point of contact. An Introduction letter will be sent to you followed by a welcome phone call upon receipt of your construction file to advise you who this person is and all of their contact details. > All questions and queries you have during the construction of your home are to be directed to your Customer Service Administrator. Their role is to ensure your enquiry is attended to quickly and efficiently. • Your Site manager will be appointed and will be responsible for the management of the building of your home. Your Site Manager will call you to introduce himself to you and to arrange a time to meet with you before the construction of your home commences to answer any initial queries you may have.

CUSTOMER COMMUNICATION REGULAR UPDATES • Your Customer Service Coordinator will contact you weekly to provide an update on the progress of your home. This communication can be via telephone call or email subject to your preferred method of communication. > Take this opportunity to discuss any questions or queries you may have regarding the details or progress of your new home.

SITE START • Works will begin on site in preparation for the pouring of your slab (or the installation of your footings depending on the site design). This is the first stage of the 5 stage Building process (6 stage Building process in NSW).
Construction milestones and progress claim stages BASE STAGE Slab has been laid (or brick footings complete) FRAME STAGE Wall frames and roof trusses completed, then inspected by a Building Inspector LOCK-UP STAGE Windows and doors installed (temporary doors may be installed to entry / exit frames), external wall cladding and roof completed FIX STAGE Internal wall lining complete, cabnetry installed (excluding stone bench tops, basins, baths and robe shelving if applicable to your home) skirting, architraves and internal doors installed. Note: Any variations raised after contract signing (post contract and building variations), will be invoiced in conjunction with your fix stage progress payment
PAINT STAGE (NSW Only) Internal and external painting has been completed COMPLETION STAGE Internal and External painting completed, electrical and plumbing fit off completed, floor coverings installed (if applicable), shower screens, mirrors and robe shelving installed > Your progress payments are payable within 7 working days from issue of invoice upon completion of the perscribed stages as detailed in your HIA Building Contract.

SITE MEETINGS • You are welcome to arrange an appointment to meet with your site manager at any or all of these stages. Appointments can be arranged during normal business hours Monday – Friday between 8.30 am and 3pm > Schedule your site meeting with your Customer Service Coordinator providing 48 hours notice. NOTE: TO ENSURE YOUR SAFETY AND WELLBEING, ACCESS TO YOUR SITE IS STRICTLY PROHIBITED ONCE CONSTRUCTION HAS COMMENCED UNLESS ACCOMPANIED BY YOUR SITE SUPERVISOR AT YOUR SCHEDULED SITE MEETINGS.

QUALITY ASSURANCE • For your peace of mind, your home will be reviewed upon completion by an Independent Quality Assurance Inspector to ensure that your home meets our stringent quality standards and complies with the Australian Building Construction Code standards and tolerances.

COMPLETION • A Building surveyor will inspect your home in accordance with the plans and specification and relevant building codes and issue a Certificate of Occupancy. • Completion stage account will be sent to you so you can finalise the final progress payment to be made without delays to your settlement and handover. • Your Customer service administrator will arrange a Practical Completion Inspection walkthrough appointment for you with your Site Manager. You will be able to review your home now that it is finished. Settlement and the handover of your home is about to happen, approx. 7 to 14 days after. This will take between 1 - 1 1/2 hours. At this walkthrough, the site manager will explain how to operate the features of your home and how they function. Note: Appliances will be installed upon settlement or as agreed within 28 days

SETTLEMENT • Upon settlement of funds the keys to your home will be available to you. You will also receive a handover kit which will contain all of the operating details of equipment and appliances, Occupancy and Warranty certificates, remote controls (if applicable), window lock and sliding door keys (if applicable) > The settlement of your home can occur on site or at our head office. Final payment needs to have been completed and the funds cleared into our account. Bank cheques can be presented to the site manager if you elect to settle on site, however, if final payment is being made by electronic transfer, these funds need to have cleared into our account before settlement can occur.

90 DAY WARRANTY & MAINTENANCE > Your handover kit contains a 90 Day Maintenance Request Form. You will be contacted by our Maintenance Department 90 days after settlement regarding any maintenance requirements on your home. Please complete the 90 day maintenance request form (refer to your handover Information Kit) and return to us via email or reply paid envelope.
