“There’s No Place Like Home” When I was a kid, summer seemed to last forever. And how wonderful the memories of those summers are! Here I am, an adult now, and summer flies by. Nevertheless, I do my best to make lasting summer memories. Spending time with family and friends, relaxing at the lake, taking a vacation if I can—these are the treasures of summers I’ll savor in years to come. One of my favorite ways to make the most of summertime is to spend the evening on my deck with my husband to enjoy the fresh air and watch the sun set while the pups burn off all their energy just one reason why I love coming home at the end of the day. Dorothy was right. There is no place like home. My love of creating an amazing home is in my genes. My father and grandfather both were custom homebuilders, and two of my brothers are too. This genetic legacy was reinforced with a childhood immersed in interior design trends. It’s no wonder then how much joy I get from decorating my home and then freshening it up with a few tweaks over time until I’m ready for something entirely new. Just as a scarf gives an outfit new life, adding a new element to your décor does the same. I love how I can update a room by tossing a few throw pillows of the latest design trend onto the couch and voilà! My heart is content, and I haven’t broken the bank. Don’t overlook the power of making your home more convenient for your busy life. Controlling so many parts of your house using a smart speaker or an app on a smartphone is such a wonder! We don’t yet have flying cars, but I think we’re getting closer to living like the Jetsons. If

A board-certified dermatologist, Dr. Conroy has been with Westlake Dermatology at its Lakeway office since 2010. It Takes a Village School finance reform and property tax reform were hailed as some of the successes of the 86th Texas legislative session. Regardless of these changes, public schools continue to face the challenge of not having enough money to provide all the equipment, facilities and opportunities students need to prepare for the future. That’s where the Lake Travis Education Foundation steps in. Since 1985 the nonprofit organization has been raising funds for the Lake Travis Independent School District to make up for the often significant portion of property tax revenue that the school district loses under Texas’ recapture, or Robin Hood, school finance system. As the 2018–2019 school year wrapped, LTEF awarded more than $200,000 in grants to the schools, and it’s awarded more than $4 million in the almost 35 years of its existence. The schools use this money to acquire equipment and fund programs that fall outside the Texas Education Agency’s guidelines for core requirements. LTEF also uses the money it raises to fund scholarships it awards to Lake Travis High School graduating seniors. It presented scholarships totaling nearly $30,000 to 19 recipients of the class of 2019. These scholarships all are in memory of Lake Travis residents and have been created and endowed in part by their families and community organizations.

The education foundation raises the funds that make these grants and scholarships possible primarily by hosting four events every year. For the 2019–2020 school year, LTEF holds its Fore the Kids scramble golf tournament at The Hills Country Club on September 16th, followed by its Hill Country Turkey Trot on Thanksgiving Day. The foundation’s annual black tie gala, its premiere event, takes place in March, and its popular Butterfly Brunch luncheon and fashion show happens in April. Light on Photodamage Dermatologist Shares Wisdom for Treating Sun-Damaged Skin As vigilant and diligent as we might have been over the years and continue to be with our efforts to protect ourselves from sunlight’s damaging ultraviolet radiation, many of us eventually see some signs of skin damage from sun exposure, which is called photodamage. “There can be a variety of signs of photodamage,” says Dr. Melinda Conroy, a board-certified dermatologist at Westlake Dermatology’s Lakeway office. Some of these manifestations are more easily treated than others. “In general, the order according to ease of treatment is roughness, dyspigmentation [skin discoloration], wrinkles, dilated blood vessels and loose skin.” Rough skin may not necessarily have a person seeking out medical treatment, and plenty of wrinkle-minimizing and wrinkle-preventing lotions and potions are available in stores to address delicate lines and creases. But as this damage progresses with time and age, help from a dermatologist may be the next step. 24 WATERWAYS | August 2019
TOPICALS Depending on the type and extent of the photodamage, a topical ointment or cream may be the first line of treatment. Says Dr. Conroy, “I like to use patient-specific products, whether prescription or OTC [over-the-counter], to achieve the patient’s particular goal for their skin. I tailor my recommendations based on several factors, including dryness level and sensitivity.” For patients wanting to address wrinkles, she recommends sunscreen, moisturizer, retinoid products, which contain a form of vitamin A, and perhaps a combination of antioxidants containing vitamins C and E. “If a patient is amenable to more steps, I will usually add growth peptides into the regimen.” Some wrinkle-fighting formulations with certain peptides may stimulate collagen production, and products with copper peptides may improve skin firmness and elasticity. In fact, Dr. Conroy encourages patients with loose skin to use OTC topical treatments with peptides and growth factors. >>

FILLERS If a patient isn’t getting much help for wrinkles or loose skin by using topical products, Dr. Conroy explains that injectable fillers can be the next line of treatment. Depending on which product is used, a filler can help smooth lines and creases and give a little oomph to sagging skin. She advises that results can last anywhere from six months to two years, depending on the filler.
LASERS AND LIGHTS Using one form of light to treat damage caused by another form of light may seem counterintuitive, but certain types of light therapy and laser therapy do help treat photodamage. “In general, if patients are looking for more significant and/or quicker results, I recommend laser and light devices.” Dr. Conroy may take this therapeutic approach for patients who aren’t getting their desired results after using topical treatments for four to six months. She notes that these procedures can treat not only wrinkles and loose skin but also skin discoloration and dilated blood vessels. Two types of laser therapy available are laser skin tightening and laser skin resurfacing. The former involves using a laser to carefully heat the collagen under the skin’s surface to tighten it and to stimulate new collagen production. The later type employs an ablative approach to remove damaged skin cells and encourage the growth of

new ones. The downtime for these noninvasive techniques is minimal to none. While laser therapy relies on the use of one light wavelength that’s quite focused, intense pulsed light therapy uses different wavelengths that are more scattered. The pulsed light destroys pigment cells to diminish age spots and other types of discoloration. A second light therapy uses low-wavelength red light that encourages collagen production to tighten skin. Dr. Conroy does note that with these options a once-yearly maintenance session often sustains the results.
PREVENTION To help prevent additional photodamage, Dr. Conroy suggests applying an antioxidant lotion or serum before applying sunscreen or to use a sunscreen that contains antioxidants. She also recommends the OTC dietary supplement Heliocare, which contains antioxidants derived from a specific fern and found useful in defense against photodamage. Says the doctor, “It can be used for short term, for example on a sunny vacation, or every day as a part of normal skin protective measures.” However, no dietary supplement can ever take the place of sunscreen. These products have a mascara wand–type applicator, so adding volume and color to your eyebrows couldn’t be easier. Rosy Cheeks If you typically apply both blush and bronzer, find a blush tone that can pull double duty. Whether you like cool or warm tones on your cheeks, find a shade that has some neutral to it to create definition as a bronzer would. While you should definitely avoid overly shimmery blush products, do consider something with a light sheen or a matte that you can dust all over your face to create dimension. Right in the Kisser You can save a lot of time by choosing the right lip product. For a super-quick lip, use a creamy lipstick with enough pigment and shine that allows you to skip the lip liner and the lip gloss. Look for lipsticks with a cream formula or even a creamy matte formula. They typically offer more pigment and define the lip line without the need for liner. Avoid very sheer glosses and lipsticks that fade before you’ve finished your coffee. If you prefer the look of a lined and defined lip, use a lip crayon. This type of product with its chubby pencil shape gives you both a lip liner and a lipstick in a single item. The key to the five-minute face is using makeup to enhance your features while keeping it soft and simple. If you’re unsure how to pare down your routine, start by taking out the products you would typically use for your full makeup, and then eliminate the ones you use to add details and little touches. Keep the products that make the biggest impact with the least amount of effort. For example, skip the three-color eye shadow routine, and go for the product that gives you all-over color with a little shimmer that highlights your eyes in one step. You’ll be surprised how quickly you can achieve a complete polished look in a matter of minutes.

Global Fashion, Local Brainchild When Stephanie Beard couldn’t get what she wanted, she took matters into her own hands. Before launching esby apparel in Austin in 2014, the fashion designer spent a decade in the Big Apple working for the menswear divisions of such brands as Tommy Hilfiger, Levi’s and Converse. Unable to find the classic silhouettes and well-made garments for women that she was so used to seeing in menswear, she aimed to design clothing that women deserved: timeless clothing that fit well. “Around that same time, fast fashion was everything,” she remembers. “Companies like H&M and Zara were producing large amounts of apparel that were cheap and poorly made.” Beard started with a Kickstarter campaign and two employees. Two became three and is now 10. In October 2018, she opened a retail store on South First only a few blocks from her production facility, which also houses the design and marketing teams. esby, which takes its name from the phonetic pronunciation of its founder’s first and last initials (S.B.), produces two collections a year, spring/summer and fall/winter. The 2019 fall/winter collection, the company’s 12th overall, is inspired by Montauk and the Hamptons. “Each season, we start with a place that inspires us,” she says. “The Northwest is near and dear to my heart, and I used to summer out there before I moved to Austin. >> 32 WATERWAYS | August 2019

Now, the summers are wild, but in the off-season it turns quiet and goes back to its artistic roots.” About a year ago Beard took a trip to the East Coast and visited painter Jackson Pollock’s studio out in East Hampton. As a result, the designer is incorporating his recognizable paint-splatter style into the upcoming collection. Shoppers can also expect to see plenty of plaid made from a one-of-a-kind Japanese fabric along with Italian-made sweaters. The chunky, cropped turtleneck Quinn sweater is Beard’s favorite piece from the new collection and hits the store in September. “[In the fall/winter collection], we are using a lot of chestnut brown and golden mustard yellow,” she reveals. “We’re also feminizing some of our silhouettes with ruffles, gathers and small details.” Beard takes prides in using only top-quality linen, cotton, wool and hemp fabrics, which ultimately means that many are sourced outside the U.S. “American manufacturing mills are starting to disappear,” she laments. “You can’t even get an American-made linen now, but we do have some knits still made here.” Some of those knits will be sold in the store this fall. Even though the spring/summer 2020 line is still far out, the designer has already started her creative process for it. “The collection will be inspired by Florence, Italy,” she notes. “For this collection I was lucky enough to take my first trip to Italy to go to Pitti, this big yarn show that happens every January.” While Austin has notoriously hot and humid weather, Beard carries Italian-made sweaters year-round alongside the lightweight linens and sweater tanks in the summer. In fact, the success of esby’s sweater line also contributed to the designer’s decision to create an Italian collection. Between seeking out inspiration and dreaming up new designs, Beard has plenty to keep herself busy. From the design process to sourcing materials to production, her and her team work around the clock to provide fashions that the women of Austin deserve.

t may be hard to believe, but once upon a time the only home improvement program on TV was PBS’ This Old House featuring the affable Bob Vila. Nowadays you can tune in to two networks devoted to all things
home, and a multitude of home makeover shows vie for viewers’ attention. If binge-watching your favorite home renovation TV show has you dreaming of giving a room or your entire home a facelift or even a most extreme makeover, architect Chris Sanders and home builder David Wilkes offer their insider knowledge so your dream won’t become a reno nightmare.
CHRIS SANDERS Architect Chris Sanders of Sanders Architecture has designed some of Austin’s iconic spaces, including both the Moody Theater and 3Ten ACL Live venues at the Austin City Limits Live at The Moody Theater complex along with the AWAY Spa at the W Austin in the heart of downtown and Juniper, the award-winning Italian restaurant in East Austin. Also in his impressive portfolio of home renovations and commercial and new-build projects is his work as the lead architect behind the impressive four-bedroom 2018 Southern Living Idea House nestled in Austin’s Northwest Hills. The home was more than 30 years old and required a full overhaul, a job for which Sanders teamed with fellow Austinites David Wilkes of David Wilkes Builders and interior designer Meredith Ellis. The trio and their crew got the job done in an astonishing four months. Even his company’s headquarters in a quaint, light-filled office in northwest Austin is a remodel. It’s located in a one-time single-family home built in the early 1940s and then converted into retail space in the 1970s. In renovating it, Sanders sought to preserve some of the key aesthetics of the home while updating it to today’s energy-efficiency standards and to transform it into an inspiring space. It’s from this space that he reflects on past renovation projects and shares his thoughts on the most common home renovations as well as the renovations that bring the best return on investment when homeowners sell their home. COMMON HOME FLAWS It’s no surprise that the most common home renovations include the kitchen, one or more bathrooms and the master suite. The impetus for these renovations often stem from “common complaints,” Sanders says. Among them is that the home is dated or that it no longer fits the homeowners’ lifestyle or particular design tastes. Another is that the home is plagued with plumbing or electrical issues thanks to outdated systems or poor construction. While some types of remodeling and home improvement do make a home more appealing to potential buyers when it’s on the market, sometimes homeowners find themselves pouring tens of thousands of dollars into projects that don’t actually add as much to the resale value of their home as they hope. By working with a professional from the start, homeowners can learn how best to spend their project dollars—and learn if they can realistically achieve their reno goals with their reno budget and avoid sticker shock down the line. “Appliances and cabinetry are some of the most expensive elements of a renovation or new build,” notes Sanders.

PROJECT TIMELINES We’ve all heard tales of woe from homeowners who found themselves stuck in renovation nightmares. The “quick” bathroom remodel that took more than a year to complete. The kitchen overhaul that ran into unexpected electrical and plumbing issues and other delays that forced a family to live on microwavable meals and takeout for a short eternity. Having an experienced home improvement professional on board from the start can help prevent these difficulties. First, homeowners should have realistic expectations for how long a project can take to complete. The scope of the project plays a big role in its timeline. For example, if you’re adding square footage or working on a major kitchen or bathroom update, Sanders suggests the work should take about 18 months. If a year and a half seems like a long time for a home improvement project, understand that working with an architect or interior designer who does quality work during the designing and planning phases can take at least several months. The time spent on actual construction work can vary, again depending on the scope of the project. For a bathroom or kitchen remodel, Sanders suggests that homeowners expect to be dealing with the inconveniences of construction for upwards of six months. Don’t be surprised, either, if you have a lull between the planning phase and the construction phase. “You have to factor in getting on a contractor’s schedule,” he cautions. “Right now, the good contractors in Austin are booked up, sometimes for years in advance.” As with any project, homeowners must potentially make dozens of decisions, some they may not even anticipate. This is why Sanders suggests engaging an architect or interior designer as soon as possible who can identify overlooked matters that must be addressed as well as suggest a contractor and help streamline budgeting and pricing of the project. How long should you incubate your reno dream before hiring an architect or designer? “Ideally, you should start as soon as possible so you can actually enjoy the renovations before you move out of your house,” he jokes. All joking aside, renovations take time, money—and a lot of >>

patience. By working with a design professional, homeowners can avoid costly mistakes, delays and frustrations. TARRYTOWN REMODEL A few years ago, Sanders and his team were hired to remodel a Tarrytown home, a 1960s duplex that had already been renovated a few times over. “The house was really dark because it had such a huge footprint,” he recalls. “It also sat on an irregular-shaped lot, which made bringing light into the house difficult.” The architect realized a full interior remodel was in store, with the goal of brightening up the ranch-style abode. The homeowners were also aiming for a home that not only allowed for privacy in this compact neighborhood but also that gave them plenty of space for entertaining and room to roam for their young children. One of the first design decisions was “cracking open the roofline and adding dormer windows to bring in light.” Sanders looked for other opportunities to create connections to the outside whenever possible. Finding them was somewhat difficult since the home’s awkward lot made the backyard a bit tight and narrow on both the west and south sides. To make more room, he gave the backyard a gradient, with a terrace for the kids and seating areas for the family.
When homeowners try to turn against the so-called nature of a home, the remodel project often comes out a jumbled mess that displeases the architect, the builder and the homeowner. “When understanding the design style, you have to work with it rather than against it. It’s a basic rule that is really applicable to any renovation,” says Sanders. “We were never going to turn this brick home into a mid-century modern house.” Thus he worked with the homeowners to define what elements of the mansion should be kept as well as what elements the clients could tolerate and what parts really needed to be remodeled. In short: Sanders aimed for a compromise that the owners and the house could live with. The living room is the perfect example of respecting the original blueprint and still creating a custom, updated feel. “There was a traditional, smaller-scale fireplace that was in between the two cabinets and was dated and dark,” he explains, “so we replaced the fireplace with this clean, much more modern fireplace design.” The fireplace was a fairly simple fix. Sanders went further to update the space by replacing the cabinet doors and painting them white as well as removing the dark, built-in shelving above the fireplace. Now the couple has hollow niches in which to show off their art collection. Sanders and his team took another step to give the room a

conditions. Ensure your budget includes funds to deal with unforeseen issues that pop up, such as problems with plumbing or electrical wiring.
ALWAYS HIRE AN ARCHITECT OR INTERIOR DESIGNER. An architect or designer can guide you through the process, help you select a contractor and help ensure a better outcome designwise.
DON’T FORGET ABOUT THE WINDOWS. If your home improvement
“On every elevation of the house, there’s a way to get outside. There’s an outdoor screen room that we preserved, a patio off the kitchen, a back patio and even a second-floor patio,” he explains, “so it really has become a building that embraces its site and its landscaping.” The clients had renovated their master bedroom only a few years before, but the rest of the home was in need of updating. Ultimately Sanders doubled the interior square footage, and a fresh interior design scheme gave the sense of even more space. The clean white backdrop gives way to pops of bold yellow, blue and grey, yielding a family-friendly, kid-approved home. “Effectively, we completely remodeled and changed the appearance and function of the house.” COLONIAL COMPROMISE Another major remodel Sanders was part of was the renovation of an older home in Austin’s Westlake Hills. The client couple had purchased the colonial mansion located by the Austin Country Club and wanted to combine both traditional and contemporary sensibilities with needed additions. “The husband was a purist modernist,” he remembers. “His spouse was less committed to any design aesthetic but was attracted to the functional aspects of the house and the location.” As with every remodel, paying attention to the integrity of the structure was equally important as the design scheme. 44 WATERWAYS | August 2019

more spacious, light feel. They “blew out the left-hand side of the living room from floor to ceiling to install large steel windows that look out over the pool and bring the room to life.” Upstairs, the master suite was enlarged. A large window added over the tub “yielded these sculptural moments all about bringing light into the space and allowing the light to be dynamic within the bathroom.” RENO ROI Since both the Tarrytown and Westlake projects, Sanders has been involved in many more home renovations for those owners just looking to refresh their homes and for those owners looking to sell. Homeowners looking to sell tend to want kitchen, bathroom and master suite remodels, and the architect has some advice for figuring out how get the best return on investment. “You may not get the best bang for your buck for those [common] renovations as those renovations are the most expensive to do,” he says. “If you are looking at it through the lens of selling your house and increase the value of the, I think that well-designed cosmetic renovations are the way to go.” That could be anything from repainting to working on the landscaping to correcting things that are visibly wrong and don’t function properly in the house anymore. “Rather than digging deep,” Sanders advises, “staying on the surface is the best place to be.” >>

renovations target the kitchen, the master bedroom and the master bathroom. “Those, unfortunately, tend to be the most expensive ones, but when people are looking for a new house, they really like to see updated kitchens, bathrooms and master suites,” he says. “When people walk through a home, they also look at master closets.” Another valuable addition to a home in Wilkes’ view is a space for children, whether it be a game room or an upstairs loft. In terms of when people should start a remodeling project, Wilkes warns that “the whole industry in Austin is super busy, whether it’s single-family homes or the downtown condo market.” Therefore, getting on a contractor’s schedule as soon as possible is always a smart move. Wilkes and his team like to get on board early with the architect and engineer to control the schedule and talk through the client’s expectations. “Any large remodel is going to take about six to eight months >>

VOICE OF EXPERIENCE Many of David Wilkes Builders’ home renovation projects tend to be major. Just a few years ago, Wilkes took on the remodel of a friend’s home by Zilker Park. It also happens to be on the National Register of Historic Places, so the team faced certain constraints due to the designation. Because no extra square footage could be added to the historic home, the project did entail completely changing the home’s interior layout so that it worked more efficiently for the family. For example, it had “a really chopped up, small kitchen area,” as Wilkes describes it, “and they liked to entertain a lot.” “We updated utilities, gas, waterlines and HVAC,” he adds. “It was a really extensive overhaul of the whole house, but now it works really well and has beautiful views overlooking downtown.” The interior now feature stunning multicolored tile, homey wood and limestone. Vintage family heirlooms are part of the décor and fit right in. For another home remodel, lovingly dubbed the Tarrytown Bungalow, creating a master suite was a top priority for the homeowners. “It was a two-bedroom, one-bathroom home originally,” Wilkes explains. “We remodeled the whole house.” Now the homeowners have a three-bedroom, two-bath home that perfectly suits the young family. The new master bathroom features stunning white tile, “making it a true wet room,” he notes. It also has a skylight that makes a “huge difference in terms of natural light and accenting the tile.” The challenge with the Tarrytown Bungalow was its small lot. Without much buildable space, Wilkes and his team were able to creatively add the master suite and an office in a construction process that took just shy of a year to complete. Wilkes and his team were put to the test when hired to remodel a unique West Austin home that was Victorian-esque in the front yet modern in the back. “This interesting house had been previously owned and cut up into four rental units, but one of the members of the family had purchased it and wanted to turn it back into a single-family residence,” he reveals. One of the first orders of business was restoring the front of the home. Another imperative: to update the space to make it fully functional as a family home. To achieve this goal, Wilkes added more square footage. “We built a third story on the back that was very contemporary to house the master suite and rooftop patio.” An interior bridge that connects the old with the new creates this seamless melding of traditional and modern in quite a playful and clever way. “It was a really fun project but an extensive one,” says Wilkes. “We had to redo the foundations, added a wine cellar in the basement that we created and had the addition on the back. I would say this project took a year plus.” For a number of Austin-area homeowners, both Sanders and Wilkes have made many renovation dreams become real estate reality. Since the dawn of electric appliances, people have been dreaming up “the home of the future,” filled with gadgets and gizmos that automatically perform the drudgery of daily living, thus freeing the home’s inhabitants to indulge in leisure pursuits in a luxury environment. Today, many aspects of those home automation fantasies have become reality thanks to smart home technology that continues to evolve and expand. Perhaps the hallmark of today’s smart home is the ability to control multiple appliances and devices as well as monitor and adjust various utilities all through an app on a smartphone, a tablet, a wall-mounted touchscreen or a smart speaker. But with great technology comes overwhelming options and possibilities.

Microwave Like smart ovens, smart microwaves allow you to start cooking remotely as well as to scan food barcodes to set the correct microwaving instructions. Robotic vacuum cleaner Set times for cleanings and choose specific rooms to be vacuumed.
Home Security Security system Receive alerts for an unlocked door or triggered motion sensor. Set a schedule for door locks, and even arm or disarm the system remotely. Smoke detector Be informed of an emergency even when you’re out of the house, and silence a false alarm easily from your smartphone. Smart doorbell Now you can be alerted when someone is at your door when you’re out of earshot or not home. Some models let you see and talk to visitors without even being home. They’re also great for track package deliveries and, as you’ve seen on the news, help catch porch pirates. Garage door controller Open and close your garage door when you’re blocks or even miles away from Afraid you left the garage door open? Set it to close after it’s been open for a certain length of time.
Home Environment Climate control Remotely regulate your home’s heating and cooling systems to accommodate a
variety of factors. You can even monitor your energy usage so you don’t keel over when you receive the energy bill after, say, a very hot July. Smart speaker These voice-activated devices not only allow you to wirelessly stream music and other audio content but also get voice-activated assistance. You can also use them to control other compatible smart gadgets. Lighting Smart LED light bulbs let you change the color and brightness of a room’s lighting as well as set lighting schemes for activities, such as watching a movie. You can also remotely control lighting for security and to lower your energy consumption. Window shades and blinds Love how the sun shines into your living room in the morning but hate it come afternoon? Set a schedule for when window treatments open and close. Some can even adjust position based on room temperature and sunlight, which can help reduce your energy bill. Landscape irrigation Timers for lawn and landscape sprinklers aren’t new, but now you can remotely control them and adjust settings to take in such factors as temperature and rainfall. The variety of smart home products and devices continues to grow every year. Whichever products interest you, take time to you educate yourself about your options. ONE HUB TO RULE THEM ALL There is no single technology standard for smart devices and appliances, so manufacturers have different means and methods for programming and control. That means you could wind up juggling a stack of remotes or swiping through dozens of apps to manage all your smart home devices. Your smart home shouldn’t create more work for you, right? To streamline control of your automated home, consider using a smart home hub that manages all your smart devices with a single interface. Some of the most popular smart home hubs are made by Wink, SmartThings and Logitech. Other options include the Vera Edge Controller, Vivint Smart Hub and various products from RTI. Another option is to use a smart speaker, such as the Amazon Echo or Google Home. This method might be ideal if you only have a few smart devices, which you can then manage with verbal commands. Regardless of what hub option you select, be sure to check that it’s compatible with your devices. Again, there is no industry standard here, so smart 52 WATERWAYS | August 2019
devices may use one or more network protocols, including Zigbee, Z-Wave, Thread, Bluetooth and Wi-Fi. Confirm that the hub device you want to buy supports the same protocol used by your smart devices. Oftentimes, smart home hubs are compatible with more devices than smart speakers are.
SMART DEVICES AND YOUR HOME NETWORK For the sake of functionality and security, you also must consider how smart devices will work on your home network. “Everything in your smart home is dependent on your network,” says Peter Sandford, owner of home automation company Smarter Homes in Austin. “If you just have a router and modem provided by your service provider, there’s a limitation to how many devices can connect to the network at one time.” Sandford strongly recommends using a managed network, which allows you to put your products in priority tiers, unlike with a traditional flat network. The more smart technologies you install in your house, the more IP addresses you must organize on your network so that you don’t have one device kicking another off the network just to function. “It becomes a game of musical chairs,” he explains. “With the properly designed managed network, all the products have as many chairs as they need and assigned seats.” Unfortunately in today’s digital age, data security and privacy are always a concern. Smart from the Start Perhaps you’re in the early stages of building a new home and have visions of home automation. If you haven’t already, definitely discuss that vision with your home builder as soon as you can. As Tod Arbogast, the founder of Arbogast Custom Homes, points out, installing certain home automation equipment is easier before the insulation and sheetrock go up. “The sooner we can integrate automation into the home the better. There can be significant changes to the overall design depending on the level of integration.” Two examples that come to mind for Arbogast are lighting and window shades. “With panelized lighting control, we fundamentally wire the home differently than we would for a traditional switched lighting system,” he explains. As for automated window shades, he notes that while you can buy battery-powered shades, most require low- or high-voltage wiring to operate. “If we are aware of the need for shade controls early in the build, we can run a low-voltage wire that the shade can draw power from, and the client never has the need to replace the batteries,” Arbogast says. Building a home is a big enough investment on its own, but Arbogast encourages folks to factor in the long-term benefits, including financial and environmental, of investing in a new, smart home. “Smart homes typically drive multiple benefits—they make the home more enjoyable while typically also having some ancillary benefits such as energy reduction and subsequently a reduced cost of ownership.” To this end, the builder recommends energy-efficient LED lighting as well as an irrigation system tied to a rain-sensing system
Smart Savings Yes, having a smart home not only makes your everyday living easier and more comfortable, but it also can save you money. If you’re an Austin Energy customer, check out 54 WATERWAYS | August 2019
its Power Partner Thermostat rebate program, which offers a $25 rebate for each Wi-Fi–connected thermostat you install. Earn an additional $85 incentive for each eligible thermostat when you enroll in Austin Energy’s smart energy savings program. This program allows the utility provider to raise the upper comfort level of your thermostat by two to four degrees for two hours or less on certain weekdays from June through September if power consumption is high. These modifications never occur on weekends or holidays. More than 30 models of thermostats are eligible for the rebate program. Customers can choose from select models made by Nest, ecobee, Honeywell and Lux. “Many of these thermostats can save between 6% and 23% of the energy used by an air conditioner,” says Beth Crouchet, the conservation program coordinator for the Power Partner Thermostat program. “That can lead to big savings, especially during our hot summers when bills can spike. We estimate that we were able to save Austin Energy customers over $2.2 million last summer with this and with our other peak savings programs.”

A BRIGHTER POP OF COLOR Maybe you remember when bright neon yellow, green, pink and blue were the hot colors in the early-ish 80s. Maybe you blocked those memories. Nowadays, using a neon color doesn’t immediately convey a funky or even childish aesthetic. If done right, neon can look amazing. The trick? Less is more. A toss pillow with a dash of a neon color or even a wall hanging that uses a neon hue in a bold way are just two ideas for making neon part of a room’s décor.
SHIMMERY SHADES, SOFT SHADES Two trends that never seem to completely fade are metallics and pastels. With metallics, the trend is more about mixing them rather than using only one. Wallpapers, artwork and even decorative accessories on the market mix metallic shades for an intriguing, stylish look. If you’re looking to go for the glam and add a real wow factor to a room, metallic are a great choice. With their subtle presence, pastels are a sort of antithesis of metallics. Nevertheless, pastels add color to a room without being as intimidating as, say, more bold neon colors. SIT A SPELL If the food is prepared in an outdoor kitchen, enjoying it outdoors seems only natural. Outdoor furniture, fortunately, has come a long way from those folding lawn chairs of yesteryear with plastic seats that stick to the backs of a person’s legs. Homeowners today can select from an array of stylish, comfortable, durable dining tables and chairs as well as living room-type furnishings for their outdoor oasis. Prices for comfortable, durable outdoor furniture can easily top $2,000 for a traditional set of a table and four chairs. When considering an outdoor furniture purchase, homeowners should take into account not just style and comfort but also how exposed the items will be to the elements. For example, plastic and aluminum furniture are cost-effective, low-maintenance and durable, but their light weight makes them better suited to areas shielded from wind. Conversely, cast iron benches and chairs with thick foam cushions wrapped in outdoor-use fabric are ideal for seating areas more open to the whims of Mother Nature. Another popular choice for outdoor furnishings is resin wicker, which provides the same natural look and feel of rattan and natural wicker, requires lower maintenance and offers greater durability. Then there’s teak with its natural resistance to mildew, mold and deterioration. This resistance makes teak an ideal but potentially more expensive choice for outdoor furniture for Central Texas patios and Central Texas weather. >>

TWO HEARTS, ONE HOME If the kitchen is the heart of the home, then a number of homes already have a smaller, portable pumping unit outside. A freestanding barbeque grill—maybe fueled by charcoal or maybe by propane—or a smoker is a common sight on many a patio, but in recent years more homes have gained a permanent second kitchen installation outside. These outdoor kitchens can feature a grill top and oven, one or two burners, a sink, a mini fridge and even a dedicated pizza oven or wine chiller and, perhaps best of all, a dishwasher. No hauling dirty dishes back into the house for washing! To prevent rusting, outdoor appliances are typically made of stainless steel and are usually tucked into a stucco, limestone, brick or other stone enclosure, such as a food-prep island. As outdoor kitchen islands have grown more popular, a number of appliance manufacturers have expanded their lines to accommodate buyers. For example, Char-Broil’s Medallion series allows consumers to mix and match appliances and accessories to create the outdoor kitchen island of their dreams, with prices starting at $599 and going up to $1,599. One source suggests homeowners budget at least $10,000 for an outdoor kitchen consisting of an island with a grill and small refrigerator. Another design element for an outdoor kitchen to consider is the countertops. They should be made of cement, granite or some other nonporous material so that rain and other moisture cannot seep in and cause rot. Kellie Strain, outdoor living designer with Georgetown Fireplace and Patio, advises homeowners shopping for outdoor kitchen countertops to avoid quartzite. “It has a bonding agent in it that’s flammable, so it shouldn’t be near flames.” In her experience most customers choose granite or other natural stone. “I find most people want their outdoor countertops to be the same material they used in their kitchen.”

SOUND, NO FURY In a bygone age, if someone wanted to watch a movie outside, a drive-in theater was pretty much the only option. Now, just as homeowners can create a second kitchen, dining and living space outside, they can recreate their entertainment setup— big-screen LCD television, home theater sound system, music source and more—out on the patio. “Sure, you could bring an old boombox outside and blare it,” says Adam Henry of Capitol Technology Group, a home automation company with Austin and Houston offices. “But no one near the stereo will be able to hold a conversation— and your neighbors will hate you.” A better option is to install speakers near gathering spots instead of blasting audio from a single source. Doing so creates an immersive sound environment, allows the volume from the TV or music source to remain audible but not loud and allows people to converse without screaming at one another.
Outdoor speakers aren’t eyesores thanks to modern technology and advanced materials. Homeowners can choose sleek, ultra-modern components that give an almost architectural vibe to speakers disguised as rocks. Most speakers have flexible mounting options so that they can be affixed to exterior walls, hung under the roof’s eaves or set in the ground amongst plants and bushes. Lighting too helps create ambiance for a space, and homeowners definitely shouldn’t overlook this aspect of their outdoor living space. To ensure safety and around-the-clock usability, good outdoor lighting is key. However, it doesn’t have to be boring. Color-changing LED lighting can create fun and festive spaces for celebrations. Dimmable lights can be useful for a premier outdoor home theater or the ultimate outdoor romantic dinner al fresco experience. Luckily, controlling sound and light levels is done easily with a dedicated remote control or an app on a smartphone. The sweetness makes for a pleasant taste that you sip at a leisurely pace, if only to avoid a sugar rush. Flavors currently on the market include watermelon mint, peach, grapefruit as well as mango. The packaging is colorful and eye-catching, and the large fruit photos on cans and cardboard packs suggests the drinks offer bold flavors. Unfortunately, the flavors fall short of this expectation. Although kombucha is part of the product name, Wild Tonic’s drink is jun, a drink made by fermenting a blend of teas with honey instead of the traditional cane sugar used for kombucha. The result is a full-bodied, fizzy sip that claims both probiotic and prebiotic properties thanks to that honey in the fermenting process. The Hill Country Galleria’s Independence Day Festival offered carnival rides and games, an assortment of kid-friendly activities, festival foods, an arts and crafts fair as well as other amusements throughout the event. Performers on the main stage included The Derailers, Eve and the Exiles and Vallejo. The festival ended with a spectacular fireworks show that had everyone oohing and ahhing with every scintillating sky-high explosion.

In 2015 Kimberly Mulloy found herself in an awkward position after she and her spouse sold their career services software company. “I didn’t really know how to not work,” she reveals. “When you start working at 14, it’s difficult to wake up each day without a task.” Fortunately that difficulty didn’t last long, for elder daughter Sydney soon thereafter decided to become a florist, and Mulloy was right there helping launch Lemon Leaf Florist, where she’s creative director. Not only did she find an outlet for her creativity but also for her art history education and experience in interior design, hotel management and event planning. “It doesn’t even feel like work when I get to wake up each day and design beautiful floral installations that make people smile!”
