consider calling the

Cedar Valley Home!

In addition to being a great place to visit, the Cedar Falls and Waterloo area, also known as the Cedar Valley, is a great place to live, work and play! With a population of just under 175,000, the area is home to nationally recognized historic downtown districts, one of three Iowa Board of Regents universities, a community college, a four-year private college, innovative public and private Pre-K and K-12 schools. These innovative schools provide opportunities for all and the Cedar Valley is the only place in the world to implement Franklin Covey’s Leader in Me Program regionally.

20 35

Quality of life is enhanced by an extensive system of recreational trails including hard-surfaced, single-track and water trails. Enjoy an active lifestyle? As the state’s first Bicycle Friendly Community, the area also boasts miles of on-road bicycle accommodations and organized bicycling and running events can be enjoyed almost every day of the week. Residents also have access to numerous municipal, county and state parks, golf courses, an ATV park, dedicated cyclocross park, rivers, streams and a chain of lakes. Arts and Culture are alive and well too, with a variety of

galleries, museums, music and cultural festivals, and a state-of-the-art performing arts center. The Cedar Valley’s average commute amounts to only 15.8 minutes. The area’s cost of living is 11.2% below the national average. The Cedar Valley is within a day’s drive of all major Midwest markets, with direct commercial flights to/ from Chicago as well as private charter air service. Accessible, quality health care is another important area where the Cedar Valley excels. Three hospitals and numerous clinics serve the area and the Cedar Falls/Waterloo area is located within hours of two of the nation’s premier medical facilities, University of Iowa Hospitals and Clinics and Mayo Clinic.

getting around

Boulder Dr roundabout

Step 1: Slow down as you approach the roundabout. Step 2: Observe roadway signs and pavement markings and choose a lane. Step 3: Yield to pedestrians in the crosswalk as you approach. Step 4: At the dash line look to your left and yield to traffic circulating the roundabout, they will not yield to you. Once a gap appears, merge into the roundabout. Step 5: Stay in your lane within the roundabout and proceed according to the pavement markings. Step 6: Use your turn signal to exit and watch for pedestrians while exiting. Do not change lanes to exit. Always assume large trucks and semi-trailers need all available space within the roundabout- give them space and don't pass them! Clear the roundabout to allow emergency vehicles to pass-Do not stop within the roundabout!

Always be aware and drive slowly! For more information on roundabouts along University Avenue, please visit: cedarfallsuniversityaveproject.com
