HOMEOWNERSHIP IS A JOURNEY
What does that mean for you?
Because of the way the market is changing, the longer you wait to buy a home, the more expensive and challenging it could be for you. Take rising interest rates, for example. The higher rates are, the less buying power you have- meaning you can afford less home. Plus, with a smaller supply of home options, you may not get the home you want six months from now as compared to today.

That isn’t to say the color isn’t intense — or as color experts describe it — “a dramatically provocative and thoughtful purple shade.” Evoking a counterculture flair, Pantone Vice President Laurie Pressman called the color “that complexity, that marriage, between the passionate red violets and the strong indigo purples.” Visually, it complements the ubiquitous grays in today’s homes. Sue Wadden, Sherwin Williams color expert, says “purple is a key color, really rich and complementary to what we’re seeing in homes now.” Purple has gained global momentum “as a symbol of creativity, exploration and individuality,” says Renee Hytry Derrington, global design lead at Formica Group. “Formica Laminate’s ‘Cassis’ design is our take on this visionary purple for surfaces,” she says. From Formica’s 180fx collection, “Dolce Vita” with its subtle use of blue and purple tones has been a huge seller for the company. Formica’s product line also includes laminates in a broad range of colors, solid surfaces and even writable surfaces. Deco Metal is an exciting new product from Formica that creates a laminate from metal — aluminum, copper and others. “Energetic electricity” is how Stephanie Pierce, director of design and trends at MasterBrand Cabinets, describes Ultra Violet. “Deep purples break the barrier of feminine appeal, and broaden its usability into a darker, sophisticated jewel-tone realm,” she explains.

USE IT: In the bedroom: Choose a deeper shade of violet for a restful look, or brighter for a playful vibe. A less saturated hue is a softer look. For fabrics, think texture – silk, velvet, chenille, prints – and not flat fabrics. Amethyst accents add a sophisticated feel. Pairings: Use it as a supporting player, paired with celadon green, lavender and soft pink. Shades of gray, khaki, white, olive, camel and chocolate are fresh combos. Steer clear of red. gifts & home accents
On walls: Test your violet color choice in a large swatch before painting it on your walls. Look at it under artificial and natural light. Use it as an accent wall or part of a wallpaper pattern. Ready to commit? If it’s your style and you love it, go all in. Forzieri tumbler

budget botanicals I f you’ve got a computer to download images, you can dress up a gallery wall for spring in your home by making your own beautiful botanical wall hangings. TEXT BY J ENNY BOEVERS & BECKY HIATT
YOU’LL NEED:
Prints, old or new school rulers, Annie Sloan Dark Wax or strong coffee or tea, sponge paint brush, paint or metallic leaf, wood glue, drill, ribbon, yarn or twine.
1. Visit a website like graphicsfairy.com or other source for free downloadable artwork. Choose several botanical images you like (we chose leaves) and download to your computer. 2. Enlarge and print out images on plain white paper, or use a print shop to enlarge the image to desired size. Our smaller leaves cost a few dollars to print; the extra-large color print was considerably more expensive. Print your images in various sizes for added visual interest. A less expensive option is to print in black and white, then use colored pens or pencils, watercolors, etc., to color the prints.
3. Age the paper for a parchment paper effect using Dark Wax or a strong mixture of coffee or tea and water, applying with a sponge brush. Let dry. 4. You can leave the rulers unpainted if they are vintage, or you like the look. Or paint them, or apply metallic paint or gold or silver leaf. 5. Cut rulers to fit width of paper; one for the top, a second for the bottom. Attach the rulers to the paper top and bottom with wood glue. Let dry. 6. Use the drill to make small holes at either end of the top ruler. Draw through twine, ribbon or yarn and tie at either end to create a hanger. 7. Arrange and hang wall hangings.

LOST AT SEA
T
he deep blue sea has inspired Sherwin Williams’ color choice for 2018: Oceanside. Opulent and rich, the color resonates in response to an “aching to bring more intensity, more color into our homes after years of neutrals and pale colors,” says Sue Wadden, SW director of color marketing. It’s a color that stirs the heart and mind. Oceanside also suits the trend toward “maximalism” – filling your home with color, patterns, textures, layers, a mix of matte and shiny finishes and metals and luxurious touches to create warm, inviting spaces. Embraced in design styles from midcentury modern and Mediterranean to ultra-contemporary, the paint color can envelop an entire room in adventurous spirit, or create an accent wall for
displaying artwork. “You can put it on furniture and kitchen cabinets, use it anywhere. You can do it a flat matte finish or super shiny. Paired with gold or copper metal, it look gorgeous,” Wadden says. She suggests playing Oceanside with
warm or cool neutrals – creams, tans, taupes, grays and even charcoal grey for nice balance. Make it bright and fresh paired with citrus yellow or bold green, or with black and white for sophisticated appeal. Pops of pink are striking against this shade of blue, too.

DESIGN TRENDS TO WATCH
H
ouzz, the home remodeling and design platform, has named its 10 home-design trend predictions. The site’s forecast, derived from conversations with industry experts as well as trends noticed among its 40 million monthly users, gives a glimpse of what we might soon see in our homes — and on our social media feeds. Houzz editor and writer Mitchell Parker spoke about Houzz’s conclusions, and why these particular trends are gaining traction.

More color in kitchens
Although white will always be a classic color for kitchen design, homeowners are shying away from bland hues and injecting rich colors, such as warm wood tones (example: mahogany) and neutrals (example: grays and blues), into the space to give it a warm, fresh and unique feel.
2
Rich colors throughout the home
Warm grays paired with “camel, rust, tobacco [and] brown-blacks,” as well as earthy reds and yellows, are expected to edge out cooler neutrals in the coming year. “These rich colors are not like the avocado green and mustard colors from the 1970s. They won’t date quickly,” Parker said. “They are rich, moody and work well in home environments where you want a soothing and diverse mix of colors and textures.” Sea Pointe Construction/ Houzz

No more white or stainless steel sinks
The modern Farmhouse style will continue to flourish in 2018 and spread to the bathroom. Parker predicts that there will be “more concrete, stone, copper and granite composite sinks in darker hues of gray, bronze or black.”
Angela Flournoy/Houzz
4
Florals
The tropical palm print may have flooded your Instagram feeds this year, but people aren’t yet tired of eye-catching, oversized graphic florals. Houzz expects even more interpretations of over-scaled floral patterns, in high-contrast colors, in the new year.

Vintage lighting
Vintage light fixtures, including sconces, lanterns, pendants and chandeliers, are making a comeback as crafty home do-it-yourselfers outfit retro fixtures with new technology.
7
Concrete accents
Step aside, white marble — it’s concrete’s time to steal the spotlight. “It’s a really affordable, high-impact design element,” Parker said. Already used for floors and countertops, the versatile, accessible material is now being utilized in more interesting and unexpected ways, including in home accessories, such as pendant lighting and furniture. 6
Trough or bucket sinks
Another sign the modern Farmhouse trend isn’t dying in 2018: Houzz predicts that deep, wide and durable trough and bucket sinks will continue to be popular in the new year. Used commonly in busy laundry rooms and kids’ bathrooms, these long, narrow and low-maintenance sinks can help create a rustic aesthetic and maximize minimal space.

The name of Trisha Yearwood’s new collection for Klaussner Home Furnishings was inspired by a conversation with her husband about the joy of “Coming Home” after being on tour. The kitchen island in this collection is perfect for bringing family together, with its warm wheat finish and counter-height gathering space.
New islands, better function

s beautiful as they are functional, standalone kitchen islands are attracting attention as one of the hottest home furnishings. Today’s kitchens have advanced from the “heart” of the home to the “hub” of the home, and with this evolution of activity comes a need for more working, serving, eating and just “hanging out” space. Families are finding that adding a kitchen island updates the aesthetic of the kitchen while also increasing valuable function to this core of family activity. “With the rise in consumers preparing their own healthy meals and entertaining at home, today’s kitchens are the

central gathering spot, and yet space is at a premium,” says Jackie Hirschhaut, vice president of the American Home Furnishings Alliance. “Many new homes feature a kitchen island, but now there is a solution for existing homes, as well. Furniture makers are creating function-packed kitchen islands that add valuable space, functional features and designer style. It’s a category we see growing for years to come.” Available in a variety of styles and materials and sized to fit a range of spaces, standalone islands give consumers more work space for meal preparation while updating the look of their kitchen.
Bungalow is the latest of five furniture collections in the Paula Deen Home brand from Universal Furniture. The stainlesssteel topped kitchen island in this new group is loaded with country charm, from its turned wood legs to its soft “Oleander” finish. Four deep storage drawers offer ample storage on one side, while the other features an overhang for pulling up counter-height stools. About $2,475.
The new Junction kitchen island from Hammary is crafted in pine solids and veneers for an urban farmhouse look. The marble worktop and casters make it especially functional for a modern kitchen. It retails for about $1,199.

he kitchen is the heart of a home. It’s where families gather nightly for meals, where kids do their homework and family and friends gather to break bread together and share stories and laughter. For these homeowners, the farmhouse kitchen in their newly built home is the central gathering place for their four children and large families. They willingly sacrificed additional space in the living room and bedrooms on their floor plan to have the big, open and easy-flow kitchen of their dreams. Shortly after moving in November, the family played host to their families’ Thanksgiving and Christmas gatherings, and the kitchen more than proved itself. “Everyone gathered in the kitchen around the island, and there was plenty of room to cook and serve food,” she says. She also got her wished-for mudroom, for the trappings of four children ages 12, 10, 7 and 5 and two adults, and a large walk-in pantry with plenty of storage space for slow cookers, platters and occasionally used kitchen appliances. A beverage fridge is tucked under one set of pantry cabinets so little hands can help themselves to water and juice boxes. The Iowa countryside with views from all directions also suits the family. “We fell in love with the land. It was a diamond in the rough,” she says. “There was a house on the property we thought about renovating, but there had been several fires in the house and problems with the foundation, so we tore it down.”

That made room for Paul Dane Construction to build the 4,600-square-foot farmhouse that reflects the homeowners’ love for four-square architecture and broad, welcoming porches. In addition, there’s a stocked pond for the kids to fish in on the 17-acre property. “We’re very happy with what Paul built for us. He is strict about the materials and people he uses, and he only uses the best. And that shows,” says the homeowner. With its warm, earthy tones of terra cotta and sage green and slightly rustic decor, the home’s interiors have a masculine, comfortable and homey feeling. Natural light floods through many tall windows and gleams across Coretec Muir Oak floors, a low-luster gray-toned planking, that flow throughout the main level. “The floors are kid proof, pet proof and water proof, which is ideal,” says the homeowner, who worked with Tara Bergmann at 2 Guys Interior Focus in Waverly. “She made it so easy for me, and it’s nice to work with someone who shared my ideas.” Although the dining area has a large table that seats six, custom-built by Jeremy Buhr of Waverly’s The Refinery, most weeknight dinners are eaten at the island. A big slab of crema typhoon granite dresses the large island and counter tops, complimenting the custom walnut-stained, solid hickory cabinetry by Bob Lang. Behind the kitchen counter, the backsplash is striking Jeffery Court Dias Brick.
28 | c v-h g.com
Rustic touches include Edison-style pendants over the island, and an unusual lighting fixture that was a DIY project involving a large beam from an old stable, a part of a harness and Edison lights. A large shower is the focal point in the master suite. The Maxx free-standing soaker tub is the perfect place for unwinding at the end of a hectic day for mom. The large shower tiled in wood-look tiles laid diagonally and inlaid pebble floor is equally inviting. The bath’s floor is Mesa Stone, an Armstrong LVT color. Children chose their own color schemes for their bedrooms. The finished lower level provides plenty of space for hanging out and entertaining.
A QUALITY, ENJOYABLE BUILDING EXPERIENCE.

pen the door and step inside the home with its modern farmhouse look, and one is immediately transported to the country — without ever leaving the city limits. Designed and built by Bill Kugler Jr., of Kugler Construction, the remodeling project began with tearing down the entire back side of the house. The 1,800 square foot addition features a gracious kitchen and dining room blended into a flexible space that is ideal for entertaining. The project also created a new master suite and a refinished lower level. In the farmhouse kitchen, natural light floods through a bank of windows, highlighting crisp white custom cabinetry, the “London Sky” quartz countertop, Wolf range, apron-front sink, beverage center and zoned work spaces.

Underfoot, golden oak floors have been stained gray to create a cohesive flow between old and original floors. The 6- by 10-foot island is topped by distressed maple butcher block stained the same color as the floors. On the opposite side of the open area, the long, broad dining room table seats 10 and balances the kitchen island’s heft and presence. Lap siding was installed in the living room, and a mantel added to the fireplace. Original stone was salvaged to reconfigure the fireplace surround. Upstairs, the luxurious bathroom in the master suite features custom cabinetry, hexagonal porcelain tile in charcoal, a double shower with digitally controlled body sprays and the ultimate dream custom closet. A second children’s bathroom was added, as well.

The lower level provides additional space for entertaining and TV viewing, as well as a pair of guest rooms. Designers at Dwell in Coralville collaborated with the homeowner and Kugler in selecting dramatic industrial-chic chandeliers and lighting fixtures with a contemporary edge, as well as an eclectic mix of furnishings. “Taking an existing home and giving it a whole different perspective is an awesome experience,” says Kugler. The homeowner describes it as “perfection. We have no regrets … it’s amazing.”

nterior designer Rhonda Staley has a penchant for French day beds. One sits in her living room, covered in classic ivory quilted slipcovers and dressed up with a mix of cozy pillows. Carved finials add that French flair. “I’ve used this day bed in rooms throughout my house, and it looks wonderful just about anywhere. Slipcovers make it very versatile. I enjoy slipcovering because it’s an easy and less expensive way to change the look of a piece of furniture. “It’s like getting a makeover, and I can’t wait to see what it will look like,” says Staley. “Some of my furniture I’ve had for 35 years or more. I fall in love with a piece, and I love repurposing things and moving furniture pieces from room to room when I need a change.”

Her love for collected and European style is evident throughout the 2,800 square-foot townhome. It isn’t formal or heavy, but more French country with an air of elegant relaxation. The tufted Pearson ottoman arranged in front of the daybed-sofa is perfect for a tea tray or putting her feet up to read. The Ambella Home fireplace surround mimics carved limestone and is removable so she can take it with her in a move. A pair of English carved and slipcovered chairs, one
near the fireplace and a second near the sofa, creates the perfect place for conversations. The room also is large enough to accommodate her Chickering piano, which Staley plays nightly. She also designed the draperies. Warm-toned wood floors separate the dining area from living space, just the right amount of space for a Baker Milling Road dining table and chairs and an Italian chest she collected years ago. “You will never regret purchasing
the finest furniture you can afford because it is a lasting investment, but I tell my clients to only buy what they really love and build around it, Staley says. Slipcovered Parsons chairs from Ballard Design are gathered round a table with a beautiful curved wood Lorts Manufacturing base and glass top. A Welsh cupboard from the owner’s collection graces one wall, providing room to display china. Equally adept with a staple gun or paint brush, Staley painted subtle

faux stone walls in the hallway and down the staircase to the lower level. Guests can gather around the repurposed round kitchen table that Staley hand-painted to resemble a piece of fabric. Deeper into the family room, a painted screen provides the backdrop for more comfy furnishings wearing pale Target slipcovers and whitewashed cabinetry. “It’s a mix of French, English and an element of Dutch influences in the overall look. Dutch is my family heritage,” she explains. One piece that she highly values is a pine pie safe belonging to her grandmother. Upstairs the master bedroom is highlighted by a gold leaf metal sunburst mirror from Paragon above the bed and a classic writing desk. In the guest room, the owner’s canopy bed is made all the more romantic with sheer curtains and soft white and pale orange printed coverlet.

achel Cole Gardner was working on her grandmother’s farm in Upstate New York when she noticed some gangly apple trees around the property, trees that hadn’t been pruned in years, adorned with tiny green bulbs. Curious, she tasted a few. “They were very bitter, very tart — blech! — but I ended up pulling down 10 to 15 pounds of them and bringing them back here,” says Gardner, co-founder of Republic Restoratives distillery in Washington. The apples sat in the distillery refrigerator until a bartender pushed them to the head of Gardner’s to-do list by juicing them. Gardner added yeast and let the brew sit for a couple of months before distilling it into brandy. Until quite recently, most domestic brandies — both the grape-based standard and those from other fruits — have languished in the elegant shadow of such European forebears as cognac and Calvados. As the cocktail movement gained steam through the early 2000s, interest in craft spirits and in those older distilling traditions increased in the U.S. According to the Distilled Spirits Council, brandy sales have gone up 35 percent since 2002. Small distillers scattered around the country have started dabbling in brandy, incorporating fruits that reflect their region’s farms. If you’re new to brandy, you might not know what to expect. In unaged eau de vies, the base fruit is often more perceptible, but the longer a spirit stays in barrels, the more the wood shapes its flavor. And unless they’re adulterated post-distillation, most fruit brandies aren’t particularly sweet; don’t buy one expecting a fruit-flavored liqueur. While many domestic producers love European brandies, they’re not all looking

to mimic them, and they’re largely free to choose which traditions to explore and which to ignore. Leading the charge on the “ignore” (or at least “disrupt”) front is Copper & Kings, which was founded in Louisville, Kentucky, the heart of bourbon country, in 2014 and now has several highly praised brandies on the market. Republic Restoratives’ new Chapman’s apple brandy emphasizes the base fruit for great flavors.
HOT BUTTERED APPLE BRANDY 8 cups water 8 chai tea bags 1½ cups apple brandy For spiced butter: 4 ounces salted butter, at a cool room temperature 1 tablespoon finely grated orange zest ½ cup packed light brown sugar 1 teaspoon Angostura bitters ½ teaspoon vanilla extract Bring water to full boil in large saucepan over high heat; remove from heat; add tea bags. Steep 4-6 minutes; discard bags. Add apple brandy; reheat over low heat. For spiced butter: Whisk together ingredients in mixing bowl until incorporated. Makes ¾ cup. Ladle hot tea mixture into small pitcher; top with heaping teaspoon spiced butter. Stir until butter is foamy. Divide into small mugs or glasses; serve with swizzle stick so guests can keep stirring.

ALAN SIMMER / ON COOKING
A humdinger
dessert
Images by BRANDON POLLOCK
T
he cake photographed here is the first one in my adult life, if not ever, that I’ve actually leveled off with a knife before frosting. I don’t usually bother, both because I’m a bit notorious for baking in a hurry (cooling? who has time for that??) and because I consider it a waste of perfectly good cake. However, I’m coming around for two reasons. The first is pragmatic: I don’t want to waste perfectly good frosting either, so I tend to slather a bit more on than is really required. Shaving the domes off the layers provides extra cake to eat with the extra frosting — purely in the interest of quality control, of course. The second is that I’ve finally started watching “The Great British Baking Show.” At every step of the process, from greasing the pans to placing the pecans, I could hear Mary Berry softly braying in my ear: “It’s got to have good layers.” This is a one-syllable concept — think laaaaaairs — for the celebrity chef and (sadly former) judge from the show, and she’s not wrong. A cake with two layers of the same height, each topped by an even, identical band of frosting, is pleasing to the eye as well as the stomach. Each bite should have the correct proportion of cake to frosting. Too little cake leads to an overly sweet forkful; too little
frosting, and it’s dense and dry. Good, even layers solve this problem. Is that being fussy? A smidge. But it’s often those little touches that propel projects from great to spectacular, and it never hurts to take a little pride in your baking. Plus you won’t lose too much height to the domes you slice off this Hummingbird Cake — it’s a hefty dessert, crammed full of bananas, pineapple and pecans. In fact, if your cake pans are on the shallow side, I would recommend baking three or four layers to avoid any unfortunate overflow in the oven. The crushed pineapple is reinforced by the drained juice, cooked down into a rich syrup that I want to try drizzling over pancakes at some point. The mushier your bananas, the better; sometimes groceries will have more suitable candidates hiding in the back if the selection on the shelves is spot-free. These somewhat tropical flavors, accented only with a bit of cinnamon, pair wonderfully with cream cheese frosting. (Though let’s be honest, what doesn’t?) There’s an admittedly massive amount of it, but there’s a lot of cake to cover. If you start thinking about calories, remind yourself that this dessert serves at least 12 to 16 people. Those big numbers start getting small pretty fast when you divide by double digits!

space that invites family and friends to settle in and relax. When their in-ground swimming pool began having issues, the homeowners considered two options: fill it in, or renovate. “We decided, ‘Let’s leave the pool intact. Let’s make it work,’” she says. Like many large-scale reno projects, it took on a life of its own. The homeowners decided to tick off their bucket list the ideas that had been percolating since they purchased the three-acre property in 2002. Beyond pool repairs and new decking, she wanted an area to garden in the rural setting that would be impervious to marauding deer. That meant
installing tall, secure and attractive fencing to protect landscaping plants, lush flower and vegetable gardens, as well as pear and apple espaliered trees. The couple also entertained, hosting numerous large gatherings and fundraisers, so several lounging, seating and dining areas were requisites. Retaining walls define spaces, while a pergola cloaked in fragrant purple wisteria introduces an element of romance. The project was collaboration between the homeowners, Matthias Landscaping and Deckworks, says the homeowner. “We joke about vacationing here. It’s a restful, happy place, and we love it,” she adds.

At home, slip the pot into a prettier pot just a bit larger, or lift the bulbs and soil from the plastic container and transfer to a different flower pot or cachepot that fits your décor. Here’s how to “nest” tulips: Position several bunches of mixed colors fully inside a clear vase. Thus nested in glass, instead of standing above it, the tulip heads are grouped close with heads held high. Place the vase on a low stool or table for best viewing from above.
To create this fresh design, tuck flowers in tight in the vase, with the flower heads just looming over the rim. Hugged together like this, the flower heads present an appealing mass of intense color.

Make a terrarium WITH THESE 5 TIPS reate your own little world with a terrarium. C It’s been a few years since these small biospheres made their comeback, but the look is definitely not dated. You can purchase terrariums or find something around the house —a Mason jar, glass candy dish, cookie jar, teapot, anything you can tuck plants into will probably work. A lid creates the self-contained environment, but if it doesn’t have one, top it with a saucer or plate. Or leave it open to the air.
1.
Choose your plants. Avoid plants that require bright light and low humidity, experts advise. Consider the friendship plant, starfish plant, air plant and nerve plant, for example.
2.
Your base layer should be pebbles or horticulture/ activated charcoal. Next, add a light, humus-soil potting mix for terrariums. Wear gloves when handling materials and plants.
3.
Look at a terrarium as a landscape and add small elements that suit your fancy. You also can create a fairy garden for fun.
4.
Make sure plant roots are well covered. Water lightly; don’t drench. Close the lid.
5.
Place the terrarium in indirect light. Full sun will fry your plants. Every 10 days or so, experts recommend opening the lid for a half a day. If no condensation appears after closing, water lightly.
