There are thousands of legitimate, ethical contractors in business around the country. Unfortunately, there are also scam artists looking to cheat you out of your money who pose as legitimate contractors. These “fly-by-night” operators often show up in communities impacted by natural disasters to try to scam distressed home owners into paying for shoddy repairs or work that they will never show up to perform. Here are some warning signs to look out for: Doesn’t have license and insurance. All professional contractors should be insured and able to show their certificate proving such insurance. Although all states do not require licensing, contractors in states requiring licenses

should have it and be able to provide a copy. Asks you to sign anything before you’ve hired them. If they want you to sign an “estimate” or “authorization” before you’ve made the decision to hire the contractor, look out. They may be trying to get you to sign what is an actual binding contract. Doesn’t write contracts. Professionals have clear contracts that outline the job, process, the cost, and helps clarify how problems will be managed. If you don’t have a contract, you are not protected when something goes wrong. Don’t hire anyone who tells you a contract “won’t be necessary.” Requires cash or payment in full before starting the job. Shady contractors demand cash and then run with

the money. Many homeowners have been stranded by paying in full up front. A deposit towards materials is common, but only pay it once you have a contract signed by both you and the contractor. It’s also suspect you’re asked to pay cash to a salesperson instead of a check or money order to a company. Vastly underbids all other contractors. They may have the best price, but that doesn’t guarantee the best work. Such contractors may cut costs on quality, which can end up costing you more when you have to have the substandard work redone. Offers “special” pricing. If you’re told you’ve been “chosen” as a demonstration project at a special, low price, or you’re told a low price is good only if you sign a contract today.

Cannot provide customer references. Professional contractors should have current references they can provide from current and past clients — and you should be able to reach those references, not just an answering machine. Difficulty contacting the contractor. Professionals have a physical office, mailing address, phone, and email. They should respond to your queries in a timely manner. Make sure you can verify the contractor’s business address. If they only have a P.O box, be wary. Tells you to obtain the building or remodeling permits. Professional contractors go to the county or state offices and get permits for their work themselves. Asking the home owner to do it is a sign that they are not a legitimate contractor.

What you need to know before roof project or repair ‌(BPT)—Think the roof over your head is just shingles? Beneath the visible shingles are essential components such as the roof deck, underlayment, cements and sealants. These layers help the roof stand up to the long-term harsh effects of sun, rain, ice and other conditions, extending the life and beauty of your home. Starting at the bottom layer, TAMKO Building Products, a leading manufacturer of residential roofing, offers the following primer on the makeup of a typical residential roof.

Roof deck

The roof deck is the base layer for the other components. These flat structural panels offer crucial support. Commonly made of sheets of plywood or oriented strand boards (OSB), these 4-foot by 8-foot panels nailed directly to a home’s roof trusses or rafters act as the structural backbone of the roof deck. The type of shingles selected determines which roof deck material will be most appropriate.

Underlayment

Underlayment is a thin, water-resistant barrier protecting the roof deck and home from moisture. Underlayment commonly comes in wide rolls and is installed in long, overlapping horizontal rows across the roof from bottom to top, on the deck before shingles are installed. This keeps moisture away from the roof deck during construction and is a second line of defense beneath shingles.

Shingles

While shingles can be the topper to a home’s appearance, they also serve a critical role. Shingles are designed to efficiently shed

rain and moisture from the roof, protecting the layers beneath. All shingle types employ an overlapping installation pattern to keep moisture from getting past the surface and ensure that water is shed efficiently to the ground. Asphalt: The most affordable type of roofing material, asphalt shingles are found atop most single- and multi-family homes. Architectural shingles have more layers than the single-layer 3-tab design and often have a longer manufacturer warranty because they provide more protection. Metal: Typically made from steel or aluminum, these can be long, overlapping, interlocking

vertical ridges running from top to bottom and fastened with special screws and washers or die cut shingles that interlock and are applied like an asphalt shingle. Metal roofs provide enhanced protection from the elements, a long service life and can mimic the look of slate, tile or wood shake. Tile: One of the oldest roofing materials, tile roofs are made of clay or concrete formed into a wide variety of overlapping shapes. Tile remains popular in the American Southwest as it endures high heat and sun exposure. Tile roofs can last a long time with low maintenance costs but are expensive to install. Slate: Made from natural slate or stone, these classic shingles are cut to shape and held into place with pegs. Slate is long-lasting if maintained properly but expensive to install and vulnerable to peg failure and slate breakage. Wood: Wood shingles or “shakes” are thin, tapered strips of weather-resistant wood. They have a rustic look and are commonly made from western red

cedar, cypress, pine or redwood. Composite: This modern, engineered shingle is made to resemble wood shakes, slate and tile. Composite shingles are attractive, low-maintenance, long-lasting alternatives to the real thing. Starter shingles along the perimeter of the roof surface are often required when installing shingles. These serve to waterproof the eave and rake edges and, with the application of adhesive, provide an anchor to prevent shingles from blowing off in windy conditions.

Ventilation

Proper roof ventilation permits a consistent flow of air, encouraging cooler air to enter the house and warmer air to exit. This aeration creates a more consistent temperature throughout the roof, providing cooler inhome temperature in summer and preventing ice damming in winter. Consistent temperature also minimizes moisture buildup inside the home. Proper ventilation is critical to preserving roofing components.

5 QUESTIONS TO ASK ABOUT A ROOF Ready to make an offer on that perfect piece of real estate? Here are a few questions to ask before committing to any property. 1. How old is the home’s roof? Ask the homeowner about the age of the roof — and don’t be shy; ask for documentation. Knowing the age of the roof will help you understand issues you may encounter and how to plan to prevent them. It can also influence homeowner insurance costs — and even whether an insurance company will write a new policy on the property, according to insurance.com. Typically, a roof can be expected to last anywhere from 15 to 50 years, depending on the roofing material, the severity of the weather it is exposed to and if it was installed properly. 2. Are there known damages? In most states, a seller must disclose any known home damage or defects to a prospective buyer. By asking about roof damage and repairs specif-

ically, the seller cannot easily forget to mention those details. It is better to get any bad news early and factor the cost of potential repairs into negotiations to avoid devoting time and money toward a property that may have cost-prohibitive issues. 3. When was the roof last inspected? A thorough inspection is important, even if the roof is new. Wind and hail can cause hidden damage that could dramatically shorten the life of the roof. Impacts from large tree branches can distort or even penetrate roofing material. Small, hard-to-find water leaks can lead to rot and costly structural damage beneath the surface. A professional roofing contractor will provide a comprehensive inspection. 4. Is there a warranty? Depending on the manufacturer, the home’s roof may have a warranty that is transferable from one

homeowner to the next. Warranties are designed to cover certain manufacturing defects. Ask the seller to provide a copy of the roof warranty and carefully read through the terms and conditions to determine if the warranty can be transferred and what degree of coverage will be provided. If a warranty is not transferable, that should not necessarily be a deal breaker; there may still be plenty of life left in the roof. 5. Will the seller negotiate? A home with an old roof is not necessarily the end of the line for a homebuyer’s dream. Sellers may be willing to negotiate a lower selling price to help a buyer cover the cost of roof replacement. The good news for the buyer is a new roof, along with a new warranty, is like a new beginning for the home with decades of reliable service ahead. Landscape professionals know that hardscapes are the backbone of a great design. Homeowners, too, shouldn’t be afraid to explore doit-yourself landscape features using hardscape materials. According to the National Association of Landscape Professionals, hardscaping trends for 2020 include geometric patterned designs as well as materials with sleek, modern lines. Hardwood improves aesthetics, durability in

kitchen remodels

ear after year, the most popular home improvement project for American families remains the same: remodeling the kitchen. Today, kitchen makeovers are more ambitious than ever, with homeowners willing to spend larger budgets to upgrade both the aesthetics and the functionality of what is, after all, the most used room in the house. “Many architects, designers and homeowners are specifying hardwood as an essential part of any kitchen refresh,” notes Linda Jovanovich, of the American Hardwood Information Center. “That’s because wood not only offers a wide variety of looks and design possibilities, it also exemplifies the kind of material today’s environmentally conscious consumer wants: One that’s renewable, sustainable, plentiful, durable and easy to work with — all of which makes it an excellent return on investment.” Replacing tired old kitchen cabinets with stylish new ones is a favorite starting point, but there are several strategies to help maximize their impact. “I like to specify one type of wood for an entire kitchen —cabinetry, furniture, millwork and flooring — but use different stains and finishes on each element,” says New York designer Laura Bohn. “That creates visual interest without losing a sense of overall unity.” In one all-walnut kitchen project, for instance, Bohn painted the Shaker-style cabinets a putty tone for a serene background. But she stained the wide-plank floor a darker shade than the granite-top

island so that the latter stands out like a beautiful piece of furniture. In a similar vein, a recently completed 1920’s Bungalow house renovation had quarter-sawn white oak used throughout for floors, interior doors and kitchen cabinets. While the floorboards were lightly white-washed and given a protective coating to create the look of bare wood, the base cabinets, supplied by Plain & Fancy Custom Cabinetry, received a slightly darker cerused finish just different enough to distinguish them from the rest of the woodwork. The oak wall cabinets were painted white to match the kitchen’s shiplap ceiling. “It’s peaceful rather than exciting,” said the homeowner. “And that’s exactly what we wanted.” If you’re after a livelier effect, you might consider another emerging trend: mixing up wood species and cabinet-door styles. Wellborn Cabinets demonstrated this strategy at a recent kitchen and bath show where their Rustic Global Spice Kitchen incorporated not only two types of hardwood — oak and maple — but also three door styles each with its own stain. “To make this look succeed, you or your designer will need to find common stylistic threads running through the various elements — underlying kinships of shape, color, texture and proportion that will pull the disparate parts together into a unified whole,” advises San Antonio-based designer Melissa Morgan. “It’s takes a certain amount of confidence, but the results can be spectacular.” Visit www.hardwoodinfo.com for more about kitchen remodeling and other applications and products using American hardwoods.

That smudge-proof matte finish is carried through to the kitchen’s suite of GE appliances in slate. The color scheme was chosen based on the river front view from their home. Thick, elegant Brittanica Cambrian quartz with mitered edge dresses the countertop and runs down one side to the floor. Custom cabinetry with flat-panel doors and chunky handles and pulls introduce a contemporary touch that isn’t out of place. Classic subway tiles are Daltile in Element for the backsplash.
