Multigenerational families often build homes that include the traditional “mother-in-law suite” or even feature a locked-off living space within the home. These apartment-style spaces can have their own kitchenette, full bathroom and living areas to provide a sense of privacy and independence. Universal Design features are an ever-growing priority for many custom buyers and builders, such as wider doors, lower countertops and fewer stairs. An accessible home allows owners to age in place, prolonging their ability to stay in the house independently
and can also increase value by opening the market to any future buyer, despite age, stature or ability.
What’s the difference?
While production builders build communities by restricting design to a group of preselected home types on lots they have picked and purchased themselves, custom builders tend to build on land owned by the customer and start fresh with each design. Production builders typically construct a large number of homes throughout the year; these may offer a variety of options, but production builders generally do not use construction plans other than the ones selected by the building firm. Tips for living with your remodeling project THE NATIONAL ASSOCIATION OF HOME BUILDERS
Remodeling your home is uniquely different from building a new one. With remodeling, your home becomes the worksite. You live side by side with the project from start to finish. Once construction begins, you’ll probably long for simple pleasures like a dustfree home or a fully functioning kitchen or bath. But the end result will be well worth these inconveniences. Consistent and open communication between you and your remodeler will enhance your understanding of the project, provide an opportunity to exchange ideas, and ultimately help to make the experience a positive one for everyone involved. To facilitate this process, you need to: Determine who you and your remodeler should contact for daily decisions or an after-hours emergency. For example, your contact may be the lead carpenter for the job, while the remodeler’s contact could be your spouse. Designate a backup for each contact person to assure continuity in anyone’s absence. Create a place in your house where the contact persons can leave messages for each other (a securely anchored notebook is a good idea since it is less likely to disappear). Speak up. If you are uncertain about any aspect of the project, be sure to let the contact person know.
Pre-construction meeting One way to ensure the success of your project is to plan for and actively participate in a pre-construction meeting. This allows your remodeler to clarify procedures and explain

how the job will progress. It also offers both you and your remodeler an opportunity to prepare for those issues that may arise later. You should think of this meeting as a forum for all participants to define their expectations and agree on the anticipated outcome. Some of the issues you may wish to cover at this meeting include: Will you allow your remodeler to place a company sign on your property? Remember that, in addition to being a marketing tool, signs help contractors and suppliers locate your home. What areas of your home will be off limits to workers? Does your house have an alarm system? Will workers need a key or will someone always be there? How will you ensure that your children and pets stay out of the work space? How will trash removal be handled? Where will the remodeler locate the dumpster on your property? Does the remodeler anticipate any interruptions of util-

ities during the project? If so, when and for how long? At certain stages of construction, the project may affect basic household necessities like water and electricity. Will you need to vacate the house at any time? What are your expectations regarding clean up? Will sweeping be sufficient for a daily cleaning, or will you need a more thorough cleaning in order to use the space? You should also use the pre-construction meeting to establish guidelines for the remodeling crew working on the project: Determine who you and your remodeler should contact for daily decisions or an after-hours emergency. Make sure everyone has the correct phone numbers to call, including cell phones and work phones. What times will workers begin and end work at your home? Where can workers park near the jobsite? Will you allow workers to use your phone for local business calls?

Prevent remodeling fever The train-station atmosphere of a remodeling project can lead to remodeling fever. The main symptom of this temporary affliction is feeling a loss of control that results from disrupted routines and the impact on your personal space. The best way to prevent this fever is to prepare well, remember that “this too shall pass,” and focus on the progress being made. Prepare for inconvenience. A remodeling project can turn your home and — on some days — your life upside down. Set up a temporary cooking quarters by moving the refrigerator, toaster oven, and microwave to another room.

Making sense of your remodeling contract change orders. Lien releases to ensure that you are not held liable for any third-party claims of nonpayment. Provisions for conflict resolution in the event of a contract dispute. Notice of your right under the FTC’s Cooling Off Rule to cancel the contract within three days if it was signed someplace other than the remodeler’s place of business. Once you read your home remodeling contract carefully, review it with your homeremodeler to clarify any wording you do not understand. If you still have questions after this meeting, you should discuss them with your attorney.

Get historic character in new windows (BPT)—We have smarter ways of building and the layouts have evolved with lifestyle changes, but historical and authentic design is only growing in demand. Deryl Patterson, an award-winning residential architect, and president and founder of Housing Design Matters, Inc., says homebuyers are demanding historical styles again — “with the convenience and functionality of a new home.” Mark Montgomery, vice president of marketing for Ply Gem Windows says, “Windows are so much more than white rectangles and can really make or break the home’s design.” Here are four examples of how history influenced window architecture in home design: 1. French Country: This is a very elegant style, focusing on vertical proportions. Windows
are a defining characteristic that should emphasize this. A 3-foot by 6-foot window with a twoover-two window grille pattern is a classic combination. The single vertical mullion (a post that separates two windows) in the window further reinforces its striking proportions. 2. Modern Tuscan: Windows play a vital role in the design. Imagine them as geometric forms, creating interesting patterns across the front of the home. Consider combinations of single hung and fixed glass windows. The windows should be relatively free of grilles — perhaps a simple single vertical or cross pattern. 3. Choose the right insulation to save money (BPT)—Proper insulation — from roof to foundation — helps keep your home cool in the summer and warm and cozy in winter). In fact, 90 percent of U.S. homes are under-insulated, according to analysis by the North American Insulation Manufacturers Association (NAIMA). Adding insulation to your home is an easy way to save yourself hundreds of dollars per year in both heating and cooling costs, while helping to make your home more comfortable year around. A trip to your local home improvement store to choose insulation can be overwhelming, though, given the dozens of options. Many homeowners will gravitate toward fiberglass insulation, as it is likely what they have in their homes and is familiar. Advantages of fiberglass batts and rolls include they are rela-
tively inexpensive and fit the stud and joist spacing in most homes. While fiberglass insulation installs quickly, it can be challenging for the average homeowner to get it done right. “It’s very difficult to complete a fiberglass insulating job without leaving a few gaps in coverage, and even a small void can diminish a wall’s overall [insulating value] by 50 percent,” notes the Dr. Energy Saver company’s website. Homeowners should consider that fiberglass batt insulation does not continuously cover spaces, but fits between studs. The insulation may also slump and lose its insulating value over time, creating more energy-wasting gaps. Another DIY insulation option available at home improvement stores throughout the U.S. is rigid foam insulation. Of the several rigid foams available, expanded polystyrene (EPS) can be

used throughout the home, including walls, floors, ceilings and foundation walls. “EPS panels are lightweight and easy to cut and handle,” says Tom Savoy, technical director for Insulfoam. “EPS also installs easily over the home’s framing, providing continuous, high-performance insulation
in a way that’s not possible with batts or rolls.” When planning where to add insulation, Savoy explains that one area to pay attention to is “knee walls,” which are short walls with attic space directly behind them. Such walls commonly lack insulation, but are a prime source for heat loss.

Manufacturers have made great strides in exterior finishes. It can be very confusing when you start talking about horsepower and what is needed for you situation. Just because an operator has a higher HP rating doesn’t mean it can lift more weight. To simplify things, I would ask the person you are buying from what is necessary for your application. Most manufacturers will have on their website, the specs on what works for different size doors. There is no need to buy a higher rated door
opener than the manufacturer specs. A garage door opener is designed to move the door, not lift it or force it shut. So while on manual your door should stop in about any position and the door should not slam shut or roll open. If it does then the door needs adjusted or it may damage the opener, or make it so the safety mechanisms don’t work properly. Fix the door, don’t buy a heavy duty opener to make up for a door issue. There are options of DC or AC motors. AC motors are usually less expensive and have a fixed speed. DC motors usually have a slow start and stop. Which means before fully opened or closed. It will slow down and put less stress on the doors because it’s smoother stop rather than a sudden stop or start. DC are usually much quieter and are used when garage is near a bedroom or living area. There are many upgrades to openers. You will have to weigh cost and usefulness when selecting upgrades.

Get unhinged 3 ways to create visually striking doors in your home (BPT)—Think of a door opening and closing. Chances are you pictured it swinging on hinges, since that’s how most doors operate. But, more homeowners are choosing other door hanging hardware for a unique look with their interior and exterior doors. If you’re looking for a way to make visitors to your home say “wow,” consider alternatives to hinged doors for an unexpected twist. “Once you’ve chosen the door that’s perfect for you, it can be hung in a number of distinctive ways,” says Brad Loveless, marketing and product development manager for Simpson Door Company. “A pocket door, sliding barn door or a pivot door can add some personality and pizzazz to your home.”

Common in ancient buildings, pivot mounted doors are virtually unseen in North American homes. For homeowners who want an element of surprise, a pivot door is a good choice. In place of hinges or overhead sliders and tracks, pivot doors rotate open and closed around pins installed in the top and bottom of the door frame. Barn doors are a bit like pocket doors in that they slide open and closed, but they’re hung on tracks that are visible. When opened, the doors are located on one side of the wall, instead of disappearing into the wall. For large openings, such as between dining rooms and living rooms, you can even hang multiple barn doors on tracks in order to divide the spaces. Helping first-time home buyers get from ‘I can’t’ to ‘I can’ (BPT)—Finally! The economy is improving, interest rates are low and many consumers now find themselves in a great position financially to become a first-time homeowner. There’s a small problem though for some locations around the country—the booming real estate market is resulting in rising home prices and increased competition for the most desirable properties. The S&P/Case-Shiller national home-price index recently estimated that 2016 prices are within four percent of the peak in 2006. In some
areas, low inventories around the country are making the situation even more challenging. These conditions are introducing first-time buyers to common challenges and frustrations while searching for their dream home. “Don’t get discouraged,” says Travis Peace, executive director of mortgage at USAA Bank. “Buying a home requires some fortitude and the process intimidates many -not just those doing it for the first time.” As a result, Peace says it’s easy to concentrate too much on home buying “can’ts” rather

than “can-dos,” and he offers this advice on how to overcome some common barriers. “I Can’t” No. 1: I can’t figure out the home-buying process. Peace notes that it’s essential to do research and to be equipped with basic information, but also be willing to ask for help when needed. For example, an experienced real estate agent can keep a buyer apprised of everything from area sales trends to the latest changes in state and federal laws that could impact a mortgage application. “This is where experienced, licensed professionals can help,” Peace says. “Real estate agents can be an advocate for the buyer throughout the entire process.” In addition, free tools like USAA’s Real Estate Rewards Network can connect buyers with an agent and even provide rewards based on the sale price of the home. “I Can’t” No. 2: I can’t find the perfect home for my family. Finding the perfect home may not be realistic, but shoppers can find the right home. Personal situations will dictate buyers’ ability to wait for a home in a particular neighborhood or design style to come on the market, but not everything
has to be left to chance. Peace says the key is to set realistic expectations and not fixate on negatives that can be changed. “Whether it’s the number of bedrooms or distance to work or school, it’s alright to have some non-negotiables. However, buyers should be willing to be flexible on things that can be relatively easy to change, like paint colors or landscaping.” “I Can’t” No. 3: I can’t afford a 20 percent down payment. Putting 20 percent down on a home has become more of a guideline than a rule. Today, not being able to put 20 percent down does not mean buying a home is out of reach. Peace notes that depending on a buyer’s financial situation, there may be a responsible way to get into your new home without putting 20 percent down. Government-sponsored loan programs from the Federal Housing Authority, Fannie Mae and Freddie Mac provide loan options that require down payments as low as three percent. Veterans Affairs (VA) loans don’t require any down payment. While those programs are often great options for consumers who qualify, Peace notes that buyers should keep an eye on their potential total monthly payment.

Repiping can prevent more expensive plumbing problems (BPT)—Home ownership is an integral component of the American Dream, but fulfilling that dream can come with its share of nightmares, too. Even the best-constructed, well-maintained house can have problems, and homeowners dread hearing diagnoses such as “You need to re-pipe your home.” Repiping — entirely replacing malfunctioning or leaking water pipes throughout a home —doesn’t have to strike fear into your heart, or drain your bank account, says Jeff Butler, president of Repipe Specialists, the country’s largest residential repiping company. Knowing you need to have your home repiped isn’t always as obvious as dealing with a catastrophic leak that damages
drywall. Butler points to common signs that homeowners should watch for: Poor water pressure in showers or from faucets may actually be low water flow caused by a buildup of scale within metal pipes. Depending on the paper and trim that you use, it can be an affordable and easy way to dress up your ceiling or walls.
