The Home Builders Association of Northeast Iowa helps the next generation of professional home builders master their craft, donating thousands of dollars to deserving students each year. The Board of Directors, HBANEI, offers qualified students up to $1,500 to pursue a major course of study in the home building trades or related industry. The scholarships are awarded to students who will attend a local college or university in the Northeast Iowa area. To be eligible for a scholarship from HBANEI, students should meet the following requirements: • You must be a high school senior or current college student • Be enrolled in an approved major of the home building trades or related industry • Be a resident of the state of Iowa Scholarships are paid directly to your school in your name after your enrollment has been verified. A scholarship committee appointed by the Board of Directors, HBANEI, reviews all applications and awards the scholarships. Hit the mark when finding a builder or remodeler

Use this checklist to help select a home builder or home remodeler. ■ Contact a local home builders’ association for the names of member builders and remodelers: nahb.org/ findanhba. ■Askfamily,friendsorcoworkers for recommendations.

■ Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers. ■ Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. Make sure they will be around after the construction is complete to service any

warranties. ■ Check out the company’s rating and if there have been any complaints filed with the local Better Business Bureau: bbb.org. ■ Make sure the builder/ remodeler has sufficient workers compensation and general liability insurance. If not, the homeowner could be liable for any construction-related accidents on your premises. ■ Ask the builder/remodeler for names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder/remodeler again. ■ Ask to see the builder/ remodelers’ work, both completed and in progress. Check for quality of workmanship and materials. Communication is key when a homeowner and builder/ remodeler are in such close

contact both during the construction process and afterward in a new/remodeled home. ■ Make sure the builder/ remodeler provides a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well. ■ Be cautious of unusually low-priced bids. If the builder/ remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. ■Verify that a remodeler is an EPA lead-safe certified renovator if work is planned in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.

What to know about your remodeling contract

Once you’ve picked a home remodeler, work should not begin until you have reviewed and signed a written agreement or contract that spells out in detail the what, where, how, time span and cost of your project.

What should your home remodeling contract include? • The contractor’s name, address, telephone number, and license number (if applicable). • A visual representation (blueprint, floor plan, sketches) that shows what the home remodeler will do and where.

• The timetable for the project, including approximate start and completion dates. • The price and payment schedule. • Detailed specifications for all products and materials. The description of each item should provide enough detail to clearly identify it, such as the brand name, model number, color and size. This section of the contract may also describe any materials that will be selected later, who will choose them, and the amount of money (called an allowance) set aside to pay for each item. Information on who will obtain and pay for necessary permits and other approvals. • Insurance information. • Procedures for handling change orders. • Lien releases to ensure that you are not held liable

for any third-party claims of nonpayment. • Provisions for conflict resolution in the event of a contract dispute. • Notice of your right under the FTC’s Cooling Off Rule to cancel the contract within three days if it was signed someplace other than the remodeler’s place of business. • Details on issues like access to your home, care of the premises, phone and bathroom use, and cleanup and trash removal. Once you read your home remodeling contract carefully, review it with your home remodeler to clarify any wording you do not understand. If you still have questions after this meeting, you should discuss them with your attorney. When all your questions have been answered, you’re ready to sign the contract.

Modular building systems offer fast turn-around National Association of Home Builders

A modular home is built in one or more sections in a factory, then transported and installed on a permanent foundation at the home site. Modular homes are designed and constructed to meet all state or national building codes in your home’s final location. Once the main modules of your new home are constructed in the factory, complete with attached walls, floor, ceiling, wiring, plumbing and interior fixtures, they are transported to your lot and placed on a permanent foundation by a crane. Depending on the size of your new home, it could be fully set onsite and weathertight in as little as one day. Your local builder will do final finish work.

Modular construction allows for a quick turnaround between groundbreaking and occupancy. Custom modular homes are often built in a fraction of the time needed for a comparable custom site-built home. Most work is done in the factory, so weather delays, missing materials and subcontractor no-shows are all but eliminated, saving time and money. While most modular home manufacturers have a portfolio of home plans to choose from, computer-assisted design allows limitless design and customization possibilities when planning your new modular home. Building homes in a factory setting allows for more consistent quality due to uniform construction

processes, training techniques and inspections. All homes are inspected by an independent, third-party home inspection agency before leaving the factory. Once on site, they are again inspected, this time by a local building inspector. Modular homes often are more tightly built and thus more energy efficient, which can result in lower heating and cooling costs for the home owner. Modular homes are green by their very nature. Assembly in an enclosed indoor environment allows them to fulfill some key components of green building certifications, including the ICC 700 National Green Building Standard. Not long ago, any mention of floral upholstery or wallpaper brought back memories of 1980s cabbage roses, flowery shabby chic borders stenciled high on bedroom walls, and suburban homes designed to resemble precious cottages swathed in pink and green. But today’s patterns can be a refreshing, romantic antidote to the minimalist patterns that have dominated home decorating in recent years. The new florals have no rules. They’re fresh, fun – and more challenging to use successfully.

When choosing a focal point for a room, designers and homeowners alike often plan for a single feature — windows, TVs, artwork, or fireplaces - to take center stage. However, the explosion of flat screen TVs for every room in the home has created a debate— can you really have more than one focal point? Online resources like houzz and various design blogs have made it easy for homeowners to discuss that question, with many in favor of combining two

This growing movement is commonly known as “new media” art. New media artworks, “are those created by incorporating technology into the creative process,” according to artist Mark Tribe. “They are projects that make use of emerging media technologies and are concerned with the cultural, political and aesthetic possibilities of these tools.” There are unlimited forms of new media art. A traditional painting can still be new media as long as some combination of new technologies does the painting. The most popular type of new media, however, is the creation of still and moving images using picture editing software — essentially digital drawing or manipulated photos. There are new media exhibits and venues popping up around the world including dedicated galleries such as

Zhulong Gallery in Dallas and Furtherfield Gallery in London. One question looms — what’s the best way to display these new artworks? Advanced software and new techniques have allowed today’s digital artists to achieve new visual heights but these works are only as powerful as the display. Until recently, there have not been many advances in display technology, which has somewhat limited the visual experience digital artists can create, but then new technology arrived. In late 2012, LG Electronics introduced the first Ultra HD TV in the United States. These “4K” TVs offer increased resolution — more than 8 million pixels — which means the finer details of artists’ work come to life with incredible clarity and brilliant detail. Soon after, it introduced OLED (short for organic light emitting diode) TVs, which provide increased color accuracy and an infinite contrast ratio for brighter, more vibrant images on a super-thin curved screen. This summer, LG launched “The Art of the Pixel,” challenging students at nine of the nation’s top art schools to create still and motion digital artwork for display on the

Remodeling your home is uniquely different from building a new one. With remodeling, your home becomes the worksite. You live side by side with the project from start to finish. Once construction begins, you’ll probably long for simple pleasures like a dustfree home or a fully functioning kitchen or bath. But the end result will be well worth these inconveniences. Consistent and open communication between you and your remodeler will enhance your understanding of the project, provide an opportunity to exchange ideas, and ultimately help to make the experience a positive one for everyone involved. To facilitate this process, you need to: Determine who you and your

remodeler should contact for daily decisions or an afterhours emergency. For example, your contact may be the lead carpenter for the job, while the remodeler’s contact could be your spouse. Designate a backup for each contact person to assure continuity in anyone’s absence. Create a place in your house where the contact persons can leave messages for each other (a securely anchored notebook is a good idea since it is less likely to disappear). Speak up. If you are uncertain about any aspect of the project, be sure to let the contact person know.

Pre-construction meeting

One way to ensure the success of your project is to plan for and actively participate in a pre-construction meeting. This allows your remodeler to clarify procedures and explain how the job will progress. It also offers both you and your remodeler an opportunity to prepare for those issues that may arise later. You should think of this meeting as a forum for all participants to define their expectations and agree on the anticipated outcome. Some of the issues you may wish to cover at this meeting include: Will you allow your remodeler to place a company sign on your property? Remember that, in addition to being a marketing tool, signs help contractors and suppliers locate your home. What areas of your home will be off limits to workers? Does your house have an alarm system? Will workers need a key or will someone always be there? How will you ensure that your children and pets stay out of the work space? handled? Where will the remodeler locate the Dumpster on your property? Does the remodeler anticipate any interruptions of utilities during the project? If so, when and for how long? At certain stages of construction, the project may affect basic household necessities like water and electricity. Will you need to vacate the house at any time? What are your expectations regarding clean up? Will sweeping be sufficient for a daily cleaning, or will you need a more thorough cleaning in order to use the space? You should also use the pre-construction meeting to establish guidelines for the remodeling crew working on the project: • What times will workers begin and end work at your home? • Where can workers park near the jobsite? • Will you allow workers to use your phone for local business calls? • Will bathroom facilities in your home be available to workers? • What is the remodeler’s policy on smoking on the jobsite? • What is the remodeler’s policy on the use of profanity? • Will you allow workers to play their radios at a reasonable volume?

Prevent remodeling fever

The train-station atmosphere of a remodeling project can lead to remodeling fever. The main symptom of this temporary affliction is feeling a loss of control that results from disrupted routines and the impact on your personal space. The best way to prevent this fever is to prepare well, remember that “this too shall pass,” and focus on the progress

being made. A few other suggestions from remodeling pros: • Prepare for inconvenience. A remodeling project can turn your home and — on some days — your life upside down. Set up a temporary cooking quarters by moving the refrigerator, toaster oven, and microwave to another room. • Arrange a dishwashing station in your laundry room. If the weather is warm, fire up the grill and dine alfresco. • Designate a safe haven in your home where you can escape from the chaos and commotion. • Guard against dust. During a remodeling project, dust has the unfortunate tendency to appear everywhere from lampshades to plates stacked inside your kitchen cabinets. To keep out as much dust as possible: 1) Seal off doorways and stairs; 2) Turn off central air or heat when workers are sanding and stock up on extra filters so that you can change them often; 3) Have deliveries made though a designated entrance; 4) Use doormats and temporary floor coverings where appropriate; 5) Remove anything that might get damaged by the dust or at least cover it with plastic drop cloths that are taped shut.

Maintain a sense of humor

See the remodeling process as an adventure. Tell the kids that you are “camping in” and transform inconvenience into fun. Along the way, celebrate as different stages of the project are completed. time to “get organized,” usually after we’ve yanked everything out of the closet in a frantic, last-minute search for that turtleneck, sweater or skirt we’d planned to wear but can’t find now. We pitch, we fold, we hang, and then we promise ourselves that “this is how it’s going to stay” until

the next cataclysmic wardrobe malfunction. Creating the closet of our dreams takes time – and it can take a little or lot of money, depending on what it will take to make your dreams come true. If you’re truly bursting at the seams, it may be time to sit down with a qualified contractor and talk options like transforming a spare room into a dressing room, finding space for a walk-in closet or installing a storage system. On a budget? There are plenty of do-it-yourself storage systems, too. Consider a few of these basic ideas: ■ List your needs and create a wish list for your closet, including features, accessories, shelves, hardware, drawer and door styles. ■ Put function first. Make sure the layout is convenient – that you can easily reach items that are used on a regular basis. Shelves, rods and drawers can be incorporated in variations to

serve your needs. Top shelves and lower drawers can be used to store seasonal items, extra blankets, etc. Are you a centipede when it comes to shoes? Remember to make space for them. ■ Use every square inch. That means both the width and height of the closet. Make the most of nooks and crannies with cubbies, adjustable shelving and hanging rods that can be custom built to fit your closet’s dimensions. ■ Check out DIY systems or consult a professional who can help you design and build your dream closet. Home renovation starts with good planning and good insurance People are remodeling their homes at historically high rates, according to the National Association of Homebuilders. Many of these projects are complex and expensive, and too often people neglect to fully protect their assets and bank accounts because they fail to properly assess the risks of major home renovations. “It always goes back to choosing the right contractor,” says Mark McCormick, technical director of personal risk services at Fireman’s Fund Insurance Co. “Embarking on these kinds of projects is an emotional experience, but it’s important to objectively vet your contractors before making a decision about who will be working in your home.” You can’t just pick your contractor at random out of the Yellow Pages or hire them simply because they might have a nice website. Make sure they’ve been in business for a while — 10 or more years is often a good gauge. While not a guarantee of trustworthiness, business longevity shows at least a certain level of stability. Also, companies that have been around longer tend to have connections in the wider community and established reputations that can be checked out. Ask neighbors and friends for their thoughts and get recommendations from people who have been through a remodel.

Many times fly-by-night contractors will only give out cellphone numbers, which is a big red flag, so make sure they have a physical address. Also, ask for proof that they are properly licensed and carry the right insurance for themselves and their subcontractors. “It’s always good to get three to five contractors into the vetting process,” McCormick says. “There may be some who have been around for only a year, or you may not be happy with their subs, the price, the scope of work or how they approach your home. You want them to do the work in your castle as if they owned it themselves.” An often-neglected item on the pre-project check list is making sure your insurance is up to the task. Before work begins, contact your agent and ask if you need to adjust your liability limits or if there is anything you can do to minimize your risk. Throughout the entire process, be sure to keep good records, including all receipts, plans, invoices, canceled checks and all agreements and correspondence with your contractors and subs. Once the remodel is complete, contact your insurance agent for a replacement cost calculation, adjusted to mirror the final project and accounting for the increased replacement value. Multigenerational living Gains Ground

Whether it’s aging parents moving in with their adult children or young adults living back with Mom and Dad, multigenerational households have specific needs when it comes to a home. Custom builders are seeing an increasing need to tailor homes to this lifestyle. Children will grow up quickly so choosing materials that meet the family’s needs now and in the future is highly advisable.

Both Alexander and Godsey suggest nylon upholstery and durable, low-sheen furniture finishes, fiber seal textiles and individual lounge chairs sharing an ottoman instead of a loveseat. These combinations offer form, function, and style, as well as the opportunity to fit in alongside new furniture purchases. “Selecting furniture with clean lines, in subdued patterns in a medium value range — not too light or dark — can work in a variety of settings,” Godsey adds. To add pops of color, change the wall paint. Adam B. Nash, LEED certified designer and interior design instructor at the Art Institute of San Antonio, a branch of the Art Institute of Houston, suggests choosing volatile organic compound (VOC) - free products because they are very eco- and childfriendly. Keeping peace in shared spaces

It’s hard enough to convince siblings to share a tablet; what happens when they have to share closet space? “Sharing a closet is best accomplished when it is clear who controls which space,” asserts Godsey. She recommends defining areas based on age - for example,

placing an older child’s clothing on the top level of a doublehung closet. The area can be accessed via a stepstool - out of a younger sibling’s reach. Another option is to hang two bars extending into the depth of the closet, rather than one utilizing the width of the “Two bars on each side, in double-hung fashion, gives each child four feet of hanging space,” she says. And it may help to keep the peace when it’s time to choose an outfit.

While parents show off their acquired style through furniture choices, artwork and decor, children’s style can be a bit more — changeable. Redefined outdoor lifestyle – living in a bubble

The CasaBubble is an inflatable plastic sphere with a wood floor that lets you sleep under the stars, but with the comforts of being indoors. It’s essentially an upscale tent that’s either partly or entirely transparent, so you can commune with nature without annoyances like rain, mosquitoes and pollen. The CasaBubble works a little like those blow-up decorations that pop up in front yards during holiday seasons. A fan keeps the bubble inflated while also maintaining a flow of fresh air and preventing moisture buildup. An airlock vestibule lets occupants come and go without deflating the bubble. The bubble takes about 50

minutes to set up, including 20 minutes’ inflation time, said Frederic Richard, the furniture maker who teamed up with fellow French designer PierreStephane Dumas to develop the concept and bring it to market. Bubble rooms range from about 11 feet to 26 feet in diameter, but the larger sizes are intended mostly for events. The most common size for individual use is 13 feet, Richard said. The CasaBubbles also come in several configurations, ranging from the CristalBubble, a simple transparent globe, to the GrandLodge, a series of spherical rooms. fan helps warm air escape, the company recommends setting up the bubble in a shady spot to keep it from heating inside like a greenhouse. It also sells canopies designed to shield the bubble if shade isn’t available. Bubbles are also available for use in very hot and cold areas, Richard said. One is made of thermoplastic polyurethane, which can withstand low temperatures. The other is made of Sunblock, a PVC-coated fabric that deflects sunlight to keep the inside temperature comfortable in hot climates. The company that makes the bubbles also sells electrical systems using solar cells or batteries, as well as a fuel cell system that it says can run the fan for three months on only 2 ½ gallons of methanol. Need more storage? Hmm, might have to sleep on that

Restoration Hardware’s catalogs might be getting bigger, but its furniture, if you can believe it, is shrinking. In 2012, the retailer responded to growing demand for lighter, leaner pieces by introducing a line of scaled-down furnishings. This year, its Small Spaces catalog is organized by city and residence: Los Angeles Bungalow, Boston Brownstone, etc. It’s a sharp strategy. Census data show that young people, often in search of job opportunities, are flocking to urban areas where the apartment is king. But among the many limitations of living in a 400-square-foot studio is the lack of storage options. To accommodate, retailers are capitalizing on a piece previously relegated to children’s rooms and college dorms: the storage bed. “Storage beds have become a huge priority for us,” said Janice Simonsen, a spokeswoman for Ikea USA who has worked with the company for 20 years. “We’d always had under-bed storage options like bins and whatnot, but now people want built-ins. It’s cleaner, and it looks more expensive.” Beds are full of storage potential. Thanks to improved mattress technology that has eliminated the need for bulky box springs, an extra dresser’s worth of space has opened up underneath. Storage beds — which typically have four or six drawers between the mattress and the floor — take advantage of it. At Ikea, storage and daybed sales are booming, having almost doubled since 2011. The company has expanded its options from three storage beds to six, with a seventh coming in August. Its most popular line is Malm, which

has two lightweight storage beds that cost between $250 and $500. One has a mattress that lifts up, revealing trunk space underneath. Another, released this year, has longer legs to allow for larger drawers. Timothy Beaver, who works in sales for Ikea’s bedroom furniture department, said it’s relatively new for adults to buy storage beds for themselves, rather than for children’s rooms. The sales really started to spike only within the past three years, he said. Of course, beds with built-in drawers are also a response to style trends. Under-the-bed bins are tough to pull off after college graduation, and bed skirts feel like a relic of the 90's. As they’ve gotten more popular, storage beds have also become cheaper. Even though they existed 20 years ago, Simonsen points out that they were “custombuilt and terribly expensive.” But as mass-market retailers such as Crate & Barrel and West Elm have started manufacturing their own versions, prices have dropped. Pottery Barn now makes a handful of storage beds, some with interchangeable headboards, most of which cost less than $2,000. At lower-end retailers such as Ikea and WalMart, beds with built-in drawers can cost as little as $120. “I’ve seen a huge uptick in city clients who want small units and beautiful views,” said Elizabeth Cross-Beard, an interior designer with Jenkins Baer Associates in Baltimore. “With apartments, the floor plans are pretty set, so you’ve got to work with what you’ve got.” Cross-Beard has had several clients with storage beds,

particularly families. “They make cleanup so easy,” she said. “You toss everything in. It takes a minute.” Although Restoration Hardware doesn’t carry storage beds, Cross-Beard recommends the brand’s daybeds, which have a pop-out trundle hidden behind a panel in the bed’s base. They’re a convenient option for people who don’t have room for a second bed or sleeper sofa and want to invest in something that will last, she said. Beaver points out that storage beds aren’t necessarily just for those living in cramped quarters. “We have king-size storage beds,” he said. “Why not utilize wasted space under your bed?”

There are other ways to save space in the bedroom if you’re willing to get inventive. Designers often suggest “looking up,” or considering vertical space for shelving. Some units, such as Atlantic Furniture’s Captain’s Bookcase children’s bed or Prepac’s Sonoma bed, have headboard cabinet storage that can look custom-made (with much lighter price tags). But tread lightly; if a bed has too many drawers and shelves, you’ll start to feel like you’re curling up in a media cabinet. Cross-Beard says to keep it simple. “It’s true with clutter, with design and with functional furniture, less is always more.”

Before you go to settlement on your purchase of a newlyconstructed home, you and your builder will do a “walkthrough” to conduct a final inspection. This walk-through provides an opportunity for you to spot items that may need to be corrected or adjusted, and gives you an opportunity to learn about the way your new home works —and ask questions about anything you don’t understand. Often, a builder will use the walk-through to educate buyers about: • The operation of the house’s components. • The buyer’s responsibilities for maintenance and upkeep. • Warranty coverage and procedures. • The larger community in

will be learning about maintenance and upkeep responsibilities. Most new homes come with a one-year warranty on workmanship and materials. However, such warranties do not cover problems that develop because of failure to perform required maintenance. Many builders provide a booklet explaining common upkeep responsibilities of new home owners and how to perform them. Should a warranted problem arise after you move in, the builder is likely to have a set of warranty service procedures to follow. Except in emergencies, requests for service should be in writing. This is not because the builder is trying to be bureaucratic, but to ensure that everyone clearly understands the service to be performed. The person receiving a service request is not likely to be the person performing the work, and you don’t want to rely on word of mouth for transmission of your service order. Many builders schedule two visits during the first year — one near the beginning and the other near the end — to make necessary adjustments and to perform work of a non-emergency nature. You should not expect a builder to rush out immediately for a problem such as a nail pop in your drywall. Such problems occur because of the natural settling of the house and are best addressed in one visit near the end of the first year. If you have moved to a new home from a nearby area, you probably will not spend much time at the walk-through talking about the larger community in which the

home is located. However, if you are moving to a new community, a builder can often provide a packet of material to help you become familiar with your new community. When inspecting the house, an effective way to handle this is with a checklist. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Builders prefer to remedy problems before you move in since it is easier for them to work in an empty house. Some items may have to be corrected after move-in. For instance, if your walk-through is in the winter, your builder may have to delay landscaping adjustments until spring. It is important that you be thorough and observant during the walk-through. Examine all surfaces of counters, fixtures, floors and walls for possible damage carefully. Sometimes disputes arise because a buyer may discover a gouge in a counter top after move-in, and there is no way to prove whether it was caused by the builder’s workers or the buyer’s movers. Many builders ask their buyers to sign a form at the walk-through stating that all surfaces have been inspected and that there were no damage other than what has been noted on the walk-through checklist. Ask a lot of questions during the walk-through and take notes on the answers. Never be afraid to appear stupid by asking too many questions. It is important to view the walkthrough as a positive learning experience which will enhance your enjoyment of your home.
