Home ownership still worth the risk, survey shows By the National Home Builders Association

Despite the ups and downs of the housing market, home owners and non-owners alike consider owning a home essential to the American Dream. That’s the key ﬁnding of a recent survey of people likely to vote in 2012 that was conducted on behalf of the National Association of Home Builders (NAHB) by Public Opinion Strategies of Alexandria, Va., and Lake Research Partners of Washington, D.C. “The survey results show that Americans see beyond the immediate housing market to the enduring value of homeownership,” said NAHB Chairman Bob Nielsen, a home builder from Reno, Nev. “An overwhelming 75 percent of the people who were polled said that owning a home is worth the risk of the ﬂuctuations in

the market, and 95 percent of the homeowners said they are happy with their decision to own a hom.” “Homeownership is worth the risk, pure and simple,” said Neil Newhouse, a partner and co-founder of Public Opinion Strategies. “Even though the market is weak, people who don’t own say they want to buy a house. Almost three-quarters of those who do not currently own a home, 73 percent, said owning a home is one of their goals. And among younger voters who are most likely to be in the market for a home in the next few years, the percentages are even higher,” Newhouse said. One of the more striking aspects of the survey results is the intensity of sentiment among potential voters, according to Celinda Lake, president of Lake Research

Partners. “People believe overwhelmingly that owning a home is an anchor to the American Dream,” she said. “It’s an anchor to your retirement, and it’s an anchor to your personal economic well-being.” Among the other survey results: ■ Homeownership and a retirement savings program are considered by voters to be their best investments. ■ 80 percent of homeowners would advise a close friend or family member just starting out to buy a home. ■ Saving for a down payment and closing costs is the biggest barrier to homeownership. ■ Americans believe that owning their own home is as important as being successful at their job or being able to pay for a family member’s education. “Owning a home isn’t just a policy to people,” said Lake. “It

There are many reasons to remodel ■ Kitchen and bath projects best way to improve value. By The National Association of Home Builders

If you want to change your home, your other option besides remodeling is to find a new one. But more and more American families are deciding to stay put and improve their existing home. Here are some of the reasons: ■ Remodeling allows you to customize your home to meet your needs and desires. The only similar, but much more costly alternative, is to have a brand new custom home designed and built.

■ Remodeling means that you don’t have to give up a familiar neighborhood and schools. ■ Remodeling is a more efficient use of your financial resources. According to the American Homeowner Foundation, selling your home and moving typically costs about 8-10 percent of the value of your home. And much of this goes into moving expenses, closing costs, and broker commissions — items that have no direct impact on your home’s quality. ■ Remodeling can be stressful, but few experiences are more stressful than moving. While there are many reasons that people choose to remodel, the bottom line is that remodeling makes your

home a more enjoyable place to live. The intangible value of this pleasure needs to be considered, along with any resale value you hope to gain. But there is no doubt that, as far as improving the sale of your home, all remodeling projects are not created equal. The general rule of thumb is that any remodeling project that brings your home up to the level of your neighbors’ is a worthy investment. But it doesn’t pay to be the most expensive house on the block — real estate experts recommend a remodeling investment should not raise the value of your house to more than 10-15 percent above the median sales price in your neighborhood. Remember that potential

buyers will compare your home to ones newly built. Therefore, you’ll want to look at the design trends and amenities being built into new homes. Great rooms (open kitchen/family room arrangements), master bed and bath suites, and higher ceilings are a few of the features sought by today’s home buyers. Each year, Remodeling magazine conducts its “Cost vs. Value” report to assess which remodeling projects create the greatest return on investment. Not surprisingly, kitchens and baths regularly come out on top. These are two of the most used rooms in the home, and they receive the most scrutiny from potential buyers.

Tips for choosing a quality home builder ■ Talking to new owners a good way to narrow list of potential builders. By National Home Builders Association

Once you have thought about the type of house you want, you will need to find a builder. Contact your local home builders’ association to obtain a list of builders who construct homes in your area. You can find your local HBA at nahb.org/findanhba. You also can look on Move.com, NAHB’s official new homes listing website. Look in the real estate section of you local newspaper for builders and projects. Looking through the ads and reading the

articles can help you to learn which builders are active in your area, the types of homes they are building, and the prices you can expect to pay. Make a list of builders who build the type of home you’re looking for in your price range. Local real estate agents also may be able to help you in your search. Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder.

Do your homework Once you have a list of builders, how can you ﬁnd out about their reputations and the quality of their work? The best way

to learn about builders is to visit homes they have built and talk with the owners. Ask builders on your list for the addresses of their recently built homes and subdivisions. Builders may even be able to provide names of some home owners who would be willing to talk with you. Drive by on a Saturday morning when home owners may be outside doing chores or errands. Introduce yourself and say you are considering buying a home from the builder who built their home. Talk to several owners, and try to get a random sample of opinions. The more people you talk with, the more accurate an impression of a builder you are likely to get. At the very least, drive by and

see if the homes are visually appealing. When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later. Some questions you can ask people include: Are you happy with your home? If you had any problems, were they fixed promptly and properly? Would you buy another home from this builder? When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trimwork and paint. Never hesitate to ask a question.

Construction shows clear evidence of recovery Reprinted from the Courier

WATERLOO — A late flurry of activity helped Waterloo crack the $100 million annual construction mark for the first time in three years. In Cedar Falls, an expensive sewer upgrade helped the city blow past its building totals from a year ago. Waterloo issued permits for $103.2 million in construction for the fiscal year ending June 30. It tops the $82.7 million and $77.6 million tallies from the previous two fiscal years respectively. Cedar Falls logged $121.1 million for the year. Last year Cedar Falls had $98 million and $87 million the year before. Officials from both communities feel the upward trend should continue. “Our goal is to try to hit that $100 million mark, and we did

it again this year,” said Waterloo Building Official Craig Clark. “I think we should have another good year coming up with everything we have in sight.” Waterloo enjoyed annual construction totals above $100 million for five straight years — including the record $181.1 million year in 2007 — before a weakening economy broke the streak in 2009. That magic number appeared in doubt this year until more than $23 million in work rolled in during the final month of the fiscal year. June’s permits included a $7.8 remodeling of the Russell-Lamson Building, 209 W. Fifth St.; a $6.9 senior housing complex at 1050 Flammang Drive; and a $3.6 million addition at the Allen College of Nursing. Cedar Falls had a big month in June, mostly due to a project to upgrade its sewer plant and add ultraviolet disinfection. That

project got a permit for $17.9 million in value, and another project to replace the Bluff Street sewer lift station added another $7.2 million. Cedar Falls had a total of $31.5 million in value for June. In May, Cedar Falls issued permits for $5.5 million in building value, and had $9.6

million in April. For the year, housing starts continued to dominate Cedar Falls construction, with 219 permits for single family homes at a total value of $42 million. That’s the second highest total of new housing starts in the past two decades. Waterloo Mayor Buck Clark said he was pleased to see the diversity of the construction activity and a steady number of housing starts. “There really hasn’t been a single large project,” he said. “We’re just having more construction, more building, more investment in Waterloo. We’re getting at tremendous amount of interest from many different contractors who are interested in building houses in Waterloo.” Waterloo saw 57 housing units and one apartment building started during the year, down from 68 units in 2010.

Craig Fairbanks doesn’t pull any punches about expanding a home. “Consider your neighborhood. You want to make sure it’s a wise choice based on the other homes around you. What are your expectations — is this something you plan to enjoy because you may or may not recover your full investment? The work is messy, and it will take time,” says Fairbanks of Fairbanks Homes in Waterloo. And it will be taxing, says William Carter, board chairman of the National Association of the Remodeling Industry. “You’re probably going to make 1,500 to 2,000 decisions before this project is completed.” But, he says, if you plan carefully and trust your instincts, you can “end up with a quality project and everyone will be

friends afterwards.” In tough economic times, many homeowners have decided to stay put and invest in their present home rather than building new. “Remodeling is a will-driven market. It’s a matter of ‘we like our home, we like our neighborhood but our home needs updating.’ They don’t want to go through new construction of a home with its cost and new government regulations,” says Sam Runyan of Runyan Custom Homes in Cedar Falls.

Research, research Like all remodeling projects, adding on to your home starts with planning and research. In surveys of Consumer Reports readers who have remodeled their homes, “the thing they wish they had done is spent more time upfront,” says Celia Kuperszmid- Lehrman, deputy home editor at the magazine.

Make detailed notes about the basics you want, and a separate list of special things - maybe skylights or a fireplace - that you’d love to include but can live without. Generally, there’s always conflict between what you can afford and what you want. There are basics that can’t be short-changed - foundation, framing, basic plumbing and wiring, all that must meet building codes. “You’ve got to talk about budget and bang for your buck. Is it really necessary to spend all that money for granite when you can put money into another material and spend the savings to upgrade cabinetry to cherry or hickory? And you’ve got to have money set aside for surprises that may pop up,” says Runyan. Be sure to plan a large enough addition because scrimping on space may leave you unsatisfied with the finished product.

Building too big, though, can make it harder to recoup money if you eventually sell, says Kuperszmid-Lehrman. Do research at local stores to decide what you like - particular appliances, types of ﬂooring, etc. - and what it costs. This legwork makes you more informed when interviewing contractors, and helps create a budget. Knowing exactly what you want will help you avoid expensive changes once the job is under way. Work up a realistic budget, Kuperszmid-Lehrman says, leaving room for cost overruns of 5 percent to 10 percent. When budgeting, consider whether you’ll need to live elsewhere while work is being done. Make sure your ﬁnancing is in place in advance, well before signing any contracts. Once you know what you want, ask friends and neighbors to recommend contractors.

Homeowners want high-tech home security Reprinted from Cedar Valley Home and Garden magazine

Whether leaving for an extended amount of time, or just going to work for the day, todayâ&#x20AC;&#x2122;s homeowners have the ability to monitor exactly what is happening in and around their homes during their absence. Current home security systems are a far cry from the alarm panels and keypads many are familiar with. Beyond motion sensors and intrusion alarms, they can keep track of the kids, monitor an elderly relative, even notify a homeowner when a package has been delivered to their front door. They can tell homeowners when a medicine or liquor cabinet has been opened, someone arrives at the house or valuables have been disturbed. Locally, Ken Samek of Hawkeye Alarm has seen major changes in the industry over the last ďŹ ve years. â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s all about customization,â&#x20AC;? he said. â&#x20AC;&#x153;The system needs to ďŹ t the customerâ&#x20AC;&#x2122;s needs. We have everything from snowbirds who just want a basic package to monitor their home while they are away for the winter to large homes where weâ&#x20AC;&#x2122;ve installed complex systems that required a dozen smoke detectors and four

or ďŹ ve keypads.â&#x20AC;? The purchase and installation of a home security system can range anywhere from $800 to $6,000, Samek said. Then homeowners will sign up with a monitoring company that will likely require an initial fee, service contract and monthly fees. Brian Shaw, operations manager at Maximum Sight and Sound in Waterloo, said the trend is to integrate home security systems into other home systems. â&#x20AC;&#x153;For example, you can be watching TV and someone rings the doorbell,â&#x20AC;? Shaw said. â&#x20AC;&#x153;A camera can ďŹ&#x201A;ash on the TV and show you who is at the front door.â&#x20AC;? Shaw said the demand for such systems is now four times greater than only two years ago. â&#x20AC;&#x153;Security is the fastest-growing segment of our business,â&#x20AC;? he said. Customers are demanding more connected, customized systems, said JoAnna Sohovich, president of Honeywell Security and Communications. â&#x20AC;&#x153;Different generations have a differing expectation of privacy and differing needs for information. â&#x20AC;&#x153;The newer generation wants information, technology and connectivity on their own terms.â&#x20AC;?

Top-of-the-line systems such as ADT Pulse or Honeywellâ&#x20AC;&#x2122;s Total Connect offer features with the ability to arm or disarm an alarm from a remote location, real-time video monitoring and automation of lights and thermostats. Such systems offer carbon monoxide, water, ďŹ re and temperature ďŹ&#x201A;uctua-

tion detection with notiďŹ cations via e-mail, text messaging, even video clips. Honeywell launched Total Connect about 18 months ago and recently released Total Connect apps for Android phones. â&#x20AC;&#x153;Consumers are becoming more and more technologically savvy, with consumergrade expectations,â&#x20AC;? Sohovich said. â&#x20AC;&#x153;Programs have to be easily available, easily downloaded and easily navigated.â&#x20AC;? Both Samek and Shaw agree the best-case scenario is to have security systems installed during the construction of a home. â&#x20AC;&#x153;I cannot tell people enough to run every type of wire you can during construction â&#x20AC;&#x201D; security, phone, computer, television,â&#x20AC;? Fight allergens lurking in homes While it’s easy to blame seasonal pollen, it may be what’s lurking on the caulk in your bathrooms or kitchens that is causing your family to sniffle and sneeze. Since caulk is placed in moisture-rich areas, it can provide an ideal environment for mold and mildew to accumulate and grow. Mold can cause health issues, including allergic reactions, according to the Environmental Protection Agency. Protecting the home from the initial growth or reoccurrence of mold and mildew on caulk depends on whether the right caulk is used. That’s because not all mold protection in caulk is equal. Making sure you use a caulk that addresses the whole problem— fungus and bacteria — can help provide you with an effective, lasting defense. Here are a few caulking tips: ■ Find the right caulk. Look for 100 percent silicone: it’s permanently waterproof and will never shrink, crack or deteriorate over time. Avoid using acrylic caulk, which can shrink or crack over time. Water can seep

through gaps left by cracked caulk. Those leaks can lead to water damage and mold growth. For added protection, choose a caulk with five or 10 year mold-free product protection. If you plan on painting over your caulk, choose a permanently waterproof and paintable caulk like Groov by GE. ■ Clean the surface. Remove old caulk, dirt and loose particles with a caulk-removing tool and wipe clean with a cloth. Never caulk over old caulk. ■ Prepare the tube and seal. Cut the nozzle to a size that matches the area that needs to be caulked; close to the tip for a smaller area and further down for a larger area. Pierce the inner seal with a stiff wire or other similar object. Insert cartridge into caulking gun. Squeeze with even, consistent pressure to control the rate at which the caulk leaves the tube as you pull the gun toward you. ■ Smooth the bead. Use your finger or a wet caulk-smoothing tool within two to five minutes of application. ■ Store the tube and clean.

Not too early to start preparing home for winter By CAROLE FELDMAN The Associated Press

The hot, hazy days of summer are a perfect time to start preparing for winter. Many must-do projects, such as caulking, cleaning gutters, adding insulation or preparing emergency kits, will make your home more energy-efficient, help prevent weather damage and make things easier should the power go out. â&#x20AC;&#x153;It is never too early to save energy and save money at home,â&#x20AC;? said Joelle Terry, spokesperson for the Energy Department. â&#x20AC;&#x153;Whether itâ&#x20AC;&#x2122;s choosing energy efficient products, sealing air and duct leaks, or adding insulation, American households could save

over 20 percent on their household energy bills by making energy upgrades to their homes.â&#x20AC;? Check with your utility company; some offer free or low-cost energy audits. An energy audit can help determine if, for example, you have enough insulation, or whether there are leaks around windows or elsewhere that should be sealed. Many winterizing projects, like caulking, can be done by the homeowner; others, such as checking the heating system, usually require a professional. Hereâ&#x20AC;&#x2122;s a look at some things experts recommend doing to prepare for winter:

Chimneys Chimneys should be inspected and cleaned on a regular basis. “You want to make sure there’s nothing built up in the chimney or any debris that’s worked its way in,” Selzer said. Creosote, a residue from wood burning, builds up over time and is combustible. Make sure the damper is closed, except when using the ﬁreplace. Also, check to make sure a chimney cap is in place so birds or other wildlife don’t make the chimney their home.

Emergency kits It’s good to have an emergen-

cy kit throughout the year, but it can be especially important in the middle of a snowstorm when the power goes out. “When preparing for emergency situations, it’s best to think first about the basics of survival: fresh water, food, clean air and warmth,” the Federal Emergency Management Agency says. In addition to these basics, the agency also recommends that emergency kits contain a battery-powered radio and flashlight, extra batteries, first aid items, moist towelettes and a whistle, among other items.

Gutters “It’s a common thing for clogged gutters to freeze if they don’t drain properly,” said Pat Sandor, a “How To” expert at Home Depot. “Those can back up and cause damage to the home.” So before winter, clean all debris from gutters and downspouts. Selzer also advises looking for gaps in the gutter where water

Countertops, flooring, backsplashes, sink and fixtures, hardware, appliances, paint — it all adds up to a pretty penny, but cabinets are probably the single biggest investment you’ll make in a kitchen remodel or new build. Cabinetry is the most noticeable feature in a kitchen. The style, wood, finish and design set the tone for the rest of the kitchen and if your home is designed for open-concept living, the cabinets will be on full display 24/7. And no matter the style, you want your kitchen to be warm and welcoming. There are three types of cabinetry: stock, semi-custom and custom-made. Basically, stock cabinetry is off-the-shelf from home improvement centers or cabinet manufacturers, comes in

specific sizes with few options for customization. Semi-custom cabinets are pre-manufactured, but offer more details and options than stock. Custom-designed cabinetry is the most expensive option, but the cabinets are made according to specifications to fit your kitchen layout. There’s a wider range of choices in material and finishes in custom cabinetry, including unusual and special features, colors, wood species and veneers, as well as specialized storage options, said Mike Pitzen of Cabinet Studios. Exotic woods and veneers, such as teak and sapele, are gaining converts. “A custom-cabinetmaker can create something that’s unique and different for their home. That’s what many people are looking for,” said Jim Moeller of Cabinet Creations Inc. Although he does his share of

beaded inset doors, his company “specializes in Euro or frameless cabinetry that’s very sleek and has about 1/3 more storage than cabinets with face frames. Custom cabinets are functional and practical. We do a lot of remodeling projects with clients who want to make the most of their space and create a beautiful kitch. We make every inch of cabinet space work without ﬁllers or spacers.” Moeller’s customers prefer medium to dark finishes, as well as glazing and distressing wood. “They want warmth in their kitchens, a feeling that it isn’t brand new without a scratch on it.” When selecting cabinetry, know your budget, said Randy Herman of Randy Herman’s Kitchen and Bath. “Most people selling cabinetry can sell to

It’s anyone who is doing a remodel,” Pitzen said. Traditional cabinet styles are the top sellers, but variations in wood and finishes can make give the homeowner more flexibility in choosing an overall kitchen look. “Woods are moving toward cherry and mable and with some of the new glazes and treatments, it’s more appropriate to have less grain. Oak is out. Alder is very soft and that scares people, but it’s a great-looking wood. Painted finishes are always going to be a percentage of the market,” said Herman. Cherry leads other wood species for Cabinets Galore, too.

“It’s rich looking and the resale is good. It’s a rich looking cabinet you can make dressy or contemporary because is changes with the stain,” said Niki Clements and Kathie Kane, designers for Cabinets Galore. Quarter-sawn white oak still has its place, particularly in Arts & Crafts and Mission-style designs, said designer Mike Flanscha from Interior Source. Stains are trending darker, but that often depends on existing woodwork in a home, Herman pointed out. Cabinet facing styles are practically endless, it seems, but many homeowners are opting for a medium amount of detail. Customization includes selfclosing and motorized drawers, appliance lifts, adjustable rollouts for drawers, drawer dividers, varying heights in cabinetry to increase a kitchen’s functionality and furniture-like styling and ﬁnishes. “Customers are asking for furniture styling, not just standard cabinetry. The trend is toward dressier-looking cabinetry

because the kitchen is exposed to the rest of the living area, the great room or can be seen from the front door,” said Clements and Kane.

What to look for

■ Quality construction: Run your hands over the finish. If your nails get “caught” in the grain, the protective finish won’t hold up. ■ Are the boxes plywood or particle board? More expensive cabinets feel solid and look solidly constructed. ■ Ask the load rating on drawer glides. Check to see if drawers fully extend and are undermounted for strength. ■ Check shelf adjustability and thickness of shelving. ■ What’s the difference? — Stock cabinets: Widths begin at 9 inches and increase in 3-inch increments to 48 inches. Four ways to be more green at home It doesn’t take much effort to run your household in a more eco-friendly way. You might even be surprised by how much money you can save. “A small change can make a big difference,” says Charles Valinotti, senior vice president of insurer QBE. His company recently implemented a series of small environmental changes and the savings are adding up. “These are changes anyone could make in their own home. At 90, Lois Brokus had stopped driving and was sometimes afraid to be alone in her house. Jane and William Merrill also decided they didn’t want his mother living on her own any more. Then 81, Jane Merrill, who shares her daughter-inlaw’s name, was still active but in need of companionship. Both families considered nursing homes, assisted living and retirement communities. In the end, they came to the same conclusion: Their homes were the best place for their mothers. But they needed more home. So McCann and Forbes added a 400-square-foot bedroom

Although it isn’t for everyone, it is a choice many families are making. According to the National Association of Home Builders, 62 percent of builders surveyed were working on a home modification related to aging in 2010. About one in five builders added an entry-level bedroom. About 3.5 million American households last year included adult children and their parents — a number expected to rise as the country ages and baby boomers move into retirement, said Nancy Thompson, an AARP spokesperson. To accommodate the growing demand, AARP teamed up with the home builders’ association to create a designation for Certified Aging in Place Specialists, who are trained in designing and modifying buildings for the elderly. About 3,000 builders, contractors, remodelers and architects have been certified.

One is Todd Jackson, CEO of San Diego’s Jackson Design and Remodeling, which handled the room addition at McCann’s home. “There’s both a physical component and a sensitivity side to these projects. The family needs to take that into account,” said Jackson. “The transition will go over a lot better if you bring the parent into the conversation,” said Jackson. “Ask them: ‘What do you need?’ ‘What color do you want?’” That’s what McCann and her husband did when they decided to build an addition in 2008. Brocas, now 93, was part of the planning. “We didn’t want her to feel like a guest intruding on our house,” said McCann. “She kept telling all her friends about how she was involved in the design process, and that the paint colors were her choice.” Brokus now proudly calls the addition, which includes a bedroom, wet bar and wheelchair-accessible doorways and

Seven tips for building your dream deck If you want to build a new deck, or just improve the one you have, HGTV/DIY Network star Jeff Wilson shares his experience gleaned from 25 years of professional experience and his own backyard makeover: 1. Dream big: Even if you don’t have the budget now for everything you want, establishing a long-term plan ensures you won’t be tearing something out later to make way for your dream deck. 2. Trial run: Lay out your planned deck in the space where it will be built using rope, a garden hose, or stakes and string. Arrange objects in the space as you envisioned them in the plan.
