icking paint colors and ogling kitchen remodels on Pinterest can be fun for homeowners looking to renovate. However, today’s homeowners are looking for upgrades that not only look great, but save money. Energy-efficiency improvements are a smart investment toward curbing energy use, cutting energy bills, and increasing the value of a home. There are many simple and cost-effective efficiency improvements that homeowners can make. Choosing which to invest in often comes down to economics and how long it will take to recoup costs. To take the guesswork out of choosing the
most cost-effective upgrades, the Propane Education & Research Council ranked the top 10 energy-efficiency improvements. Here are some of the projects that will give a homeowner the most bang for their buck. Sealing windows and doors consistently

Additionally, a dual-fuel system, like using a highefficiency air-source heat pump in tandem with a high-efficiency propane furnace, offers big energy and emissions savings – up to as much as three metric tons each year. Water heating is typically the secondlargest energy user in the house. Upgrading a system, especially switching from an electric model to a propane-fueled condensing tankless system, can save up to 50 percent and significantly reduce CO2. In addition, new U.S. Department of Energy regulations now in effect mean that older water heaters between eight and 12 years of age need to be updated to meet new efficiency standards. Attic To Living Space?
W
hen homeowners are in need of additional square footage, one of the first places that may come to mind is the attic. Converting an attic into living space is an idea, but it is not always a feasible one. Here are some factors to consider before signing a contract. Building Codes: What are the building codes in your area? Can you abide by them in your attic conversion without breaking the bank? Get a list of applicable codes and required inspections for your conversion and make sure you can follow them. The work will be inspected, and if it is not up to code, the entire job could be shut down. Staircase: Do you have a staircase leading up to your attic? If not, do you have the space to
install one? A straight staircase is the easiest to build, but it will take up a great deal of space. A spiral staircase will take up less space, but it won’t allow for easy transport of large items like furniture. If you have no space inside for a staircase, you may be able to construct one outside. Check with the zoning laws in your area first. An outside staircase could turn your home into a multiple-family dwelling, which may not be permitted in your area. You will also need another exit like a window. Make sure you have the space to install one if there isn’t one already. Ceiling: How high is your attic ceiling? Is it high enough to allow enough headroom after the installation of insulation and venting? Most building codes require at least 7-1/2 feet

t often starts as a blank spot on the patio, usually somewhere just outside the back door. Then come the “things” to fill the spot. There’s so much to consider that it gets difficult to make a decision. According to a 2014 survey of residential landscape architects by the American Society of Landscape Architects, one of the most popular features to fill that space is the outdoor kitchen. The first two decisions: “Outdoor kitchens expand a homeowner’s opportunities to gather together with family and friends,” said Maria Stapperfenne, certified kitchen designer, certified bath designer and 2015 president of the National Kitchen & Bath Association. “However, just like indoor
kitchens, outdoor kitchens must be designed thoughtfully.” Ken Kelly, a certified kitchen designer and principal at Kitchen Designs by Ken Kelly in Williston Park and Sag Habor, N.Y., said the first decision is to pick a location and pay attention to the prevailing winds. “Wind direction and where the kitchen is located could cause smoke to blow into guests or even into the house through an open window,” he said. “Keep the grill downwind of guests.” Russ Faulk, vice president of design for Kalamazoo Outdoor Gourmet, said the second decision has to do with grill placement. “Do you want the cook to face the guests, or look at the scenery?” he asked.
